Select right contractor to make improvements By Murray Green
If you’re planning a major renovation or you want to build a new home, you should consider hiring a general contractor to manage the project. If you do, the contractor will be responsible for supplying materials and equipment. They’ll also oversee the hiring of specialized subcontractors such as plumbers, electricians and carpenters. Plus, they’ll take care of administrative tasks like obtaining the proper permits, acquiring the requisite insurance and paying subcontractors. While managing the project on your own may seem doable, a contractor has the experience and resources to execute the work more efficiently. Most contractors have a short list of professionals they’ve worked with before and trust, saving you the guesswork of finding the right person for each job. And, because they’re licensed pros, they can get materials for your project at discounted prices only offered to those in the industry. Managing a renovation or construction project is a full-time job that requires experience in order to do it well. If you aren’t able to take time off from work, or if you don’t have experience in project management, you may run into problems. But by hiring a general contractor, you’ll be sure that your construction project gets completed properly and on time. Thinking about renovating your kitchen? If so, keep in mind that this is a major home project. And, since your kitchen is probably
the room in your house that gets the most use, you want to make sure that the end result is both beautiful and functional. Here are five mistakes to avoid when upgrading your kitchen. 1. Ignoring the layout. Keep your kitchen functional by considering the work triangle (the distance between the sink, refrigerator and cook top) when designing your kitchen. 2. Focusing on trends. Instead of choosing the most fashionable design features, create a kitchen that truly fits your needs. Forgo anything that doesn’t work with your lifestyle. 3. Forgetting about organization. A pullout pantry or extra rack in the cabinet can help you keep your kitchen tidy and sorted. Invest in practical storage options that make your life easier. 4. Making last minute changes. Before the renovation starts, be sure about the choices you’ve made. Changing your mind once the work has begun can be expensive. 5. Neglecting the details. Nothing should be overlooked when you’re upgrading a kitchen. Details like the cabinet handles, backsplash and trim are what make your kitchen unique. By avoiding these kitchen renovation blunders, not only will your remodel go smoothly, but the final result is sure to be one that you love. FHG 2021 – Page 9

How to build a shed for storage Many people find that space around a home is a precious commodity after years spent accumulating different things. The basement, attic and garage are commonly used to store items that won’t fit anywhere else. Though fall cleaning is a great way to cut down on clutter, a storage shed makes a great place to put those items you can’t bear to discard. Sheds come in many shapes and sizes. Ready-made sheds can be erected on your property immediately, and some retailers will do so for an additional fee. The cost of a shed can vary greatly, from simple plastic sheds to more customized sheds that cost more. After looking at many storage sheds from builders or prefabricated models, you may want to build one yourself. This way you can be sure it is customized to fit your yard and is the right color and style and made of secure and durable materials. While an adventurous project, shed building is typically within the skill set of the average homeowner. Also, a shed can be built in a weekend or two, depending on how much time you can devote to the project. Here’s how to get started. Consult with the City to find out the zoning laws regarding sheds. You may need a building permit if the shed will feature a permanent foundation or is larger than 10.0 m2. There also may be rules regarding how far away the shed must be from the property line or even the height of the structure. It pays to know this information in advance so you don’t run into legal trouble after the project has begun. For full details on the bylaw regarding accessory buildings, visit the City of Camrose website at FHG 2021 – Page 14
www.camrose.ca/en/business-and-development/resources/Documents/AccessoryBuildings-Brochure.pdf Find a style of shed that you would like to emulate. Drive around to different shed retailers or home improvement stores and peruse the stock. Choose the features you like and mark them down. Take photos of the ones you really like. Research available plans. You can purchase shed plans or have an architect draw them up, but that may be costly. There are also free shed plans online, some of which provide a list of necessary supplies. Order your supplies and organize everything. A building materials centre or a home improvement store may deliver all of your materials right to your home, saving you the hassle of going back and
forth to get things piece by piece. Once they are delivered, sort through everything and mark whether the material is for the floor, walls or roof. If the shed will not be rooted to the ground, but kept on skids or blocks, you will likely want to have some sort of base material, like rocks or gravel underneath, to deter animals from making a home under the shed. Enlist the help of a friend and get building. Once you get into a groove, you may find that the shed building comes easy to you. But the work will go more quickly if you have a friend available to help you hold materials in place while you secure them. Building a shed can be a rewarding do-it-yourself project that saves you money and frees up space in your home.

Inspect your furnace Installing a fresh furnace filter is one way to ensure a furnace runs smoothly through the winter. It is almost time to bid adieu to the warm days of summer. Chilly afternoons followed by continually dropping temperatures are on the horizon, and fall is the perfect time to service the home furnace to ensure it is ready to withstand the demands of winter. Furnace maintenance should be done on a regular basis. The best time to do so is in late summer or early fall, when you still have enough time to address any problems before it gets too cold outside. HVAC system malfunctions are typically caused by one of a handful of common problems. Inspecting certain components can help to guarantee a furnace is in working order when the first cold days arrive. Filter and air intakes
After several months of running the air conditioning, the filter on the heating and cooling system may need to be changed. Check the condition of the filter to see if it is heavily soiled. Furnace filters are relatively inexpensive. Since this thin barrier will be responsible for cleaning the air you breathe, it is important to keep a fresh filter in the unit. A clogged, dirty filter will reduce the efficiency of the HVAC system and may contribute to poor indoor air and allergies. Check the air intakes around the house for obstructions. Do not place furniture directly in front of intakes or venting that delivers air to the home, as this can compromise air flow and force the unit to work harder. Without adequate air flow through the system, the furnace may not turn on. Many systems also have some sort of external vent or exhaust pipe. Check that the area is free of leaves, debris and animal nests. Again, any blockages can impede the efficiency of the unit or cause it to fail. Thermostat

Very often a furnace may not turn over because the thermostat is faulty. Many a homeowner has spent money to have a service person come out to examine the furnace, only to learn they only need a new thermostat or battery in the thermostat. Check the thermostat against a separate thermometer to ensure that it is reading the right temperature in the house. Raise the setting a few degrees to test if the heat kicks on. Furnaces are powered by various energy sources. Electricity, gas or oil may be involved in the process. If fuel is not being delivered to the furnace, the pilot will not light and warm the air to be blown through the house. Some systems have an emergency shut-off switch that will halt fuel delivery to the unit. It’s easy for these switches to be flipped accidentally if a furnace is located in a high-traffic area. Make sure the switch is in the “on” position before reporting a problem. In addition to these steps, you may want to vacuum the vent screens around the house. This will reduce the amount of dust blown around. Also, if the furnace exhausts into a flue, be sure that the exhaust route is clear so that carbon monoxide does not back up into the home. Many homeowners are fully capable of inspecting their furnaces to ensure they are ready for winter. If anything seems out of place or malfunctions, consult with an HVAC professional to make repairs.

Cleaning up the yard By Lori Larsen
The leaves are quickly turning colour and subsequently dropping off, littering yards and home gutters with debris, something that if left unchecked could cause concerns down the road. A little outside maintenance while the weather is still cooperating can go a long way to avoiding costly home repairs. The following are a few tips for getting ready before the white stuff flies. 1. Clean your home’s gutters of debris. Ensuring proper drainage of your home’s roof will greatly reduce the risk of costly leaks before the cooler wet weather hits. Use a small garden trowel or similar tool to scoop out all debris and gunk. If the build-up has solidified, soak it first to loosen the debris, then use a garden hose to rinse it out through the downspout. If there’s a clog, use a plumber’s auger to free it. 2. Ensure all your downspouts are in good repair and draining freely and away from your home. 3. Now is the time to prune and trim trees, shrubs and bushes. Trim back trees that have the potential to damage your roof, and trim bushes and shrubs to ensure the best spring growth. 4. A great way to reduce impact on the environment and produce a reasonably inexpensive soil additive is to compost. Trimming back perennials and other garden plants provides wonderful additions to the compost pile. Be sure to remove any diseased part of plants and place them in garbage bags (environmentally friendly ones are available) to avoid spreading weeds and disease. Always sanitize your garden tools, and thoroughly clean and dry them before storing them for the winter. 5. It is time to harvest the rest of your vegetable garden. Pick and store any produce, then remove the rest of the vegetation and place in your compost pile. Till the garden thoroughly, then work in several inches of compost to ensure the soil receives depleted nutrients. 6. Doing a little fall lawn care will ensure a healthy lawn in the spring. Begin by controlling weeds, then aerate compacted soil or use a rake to remove thatch, apply a fall lawn fertilizer to improve soil conditions, mow your grass no more than one-third of its length, then remove grass clippings, leaves, dirt and any rogue gravel. Grass clippings and leaves can be used in your compost pile. Be sure to check around your home for any possible home maintenance, such as damaged shingles, siding or eaves, seal breaks in windows or doors or burnt out lights, then disconnect and store all outdoor hoses (ensure there is no water in them prior to storage) and ensure taps are not leaking. Finally, check fences and outbuildings to ensure they are in good repair.

City of Camrose offers Toilet Rebate Program By Lori Larsen
The City of Camrose Toilet Rebate Program is part of the City’s initiative to be a greener community and encourages residents to become water conservation smart. As one of the largest water users in households, toilets can contribute to 30 per cent of total indoor consumption of in residential properties. Changing over older toilets to newer ones will not only help to conserve water, but will reduce your utilities bills as well. Homes, businesses, or institutions with older toilets that use 10 litres or more per flush qualify for the City rebate program by replacing the older toilets with newer ones that use six litres or less per flush and have a Maximum Performance (MaP) score of 800 or more. (MaP score is a measure of how much mass a toilet can flush in one go.) If you are considering replacing your toilet and taking advantage of the rebate program, ensure the toilet you wish to purchase meets the requirements. The rebate will be $70 for one toilet. If you are replacing more toilets, you can also receive a 25 per cent rebate for the cost of each extra toilet (up to a maximum of $50 per extra toilet). The Toilet Rebate Program is offered to any City of Camrose water account holder, including residential, business and institutions. For any residents outside of Camrose City limits connected to the Camrose water supply, contact Camrose County or the Village of Bittern Lake to ask about any toilet rebates they may have. In order to qualify for the program the following conditions apply: • Old toilet(s) must be greater than 10 litres per flush. • Applicant must provide the original sales receipt (will be re-
turned with the rebate) dated after September 30, 2020 for the new toilet(s). • The new toilet(s) must use(s) six litres or less per flush and have a Maximum Performance (MaP) score of 800 or greater. (Please note that dual-flush toilets have to meet these standards on both flush modes.) • Applicant must provide a photograph(s) of the old toilet(s) installed in the washroom(s) before replacement. • Applicant must provide a photograph(s) of the new toilet(s) in the washroom(s) after installment. • Applicant must provide evidence that the old toilet(s) have been made nonfunctional. Applications for the 2021 Toilet Rebate Program ends on September 30, with rebates given out to those who have applied in time, and had proof of installation of the new toilet(s) and decommissioning of the old toilet(s) before the end of October 2021. If home renovations or fall maintenance is on your to-do list, take a look at your toilet. If it is an older model, consider the somewhat low cost of replacing it with one that may function better, saves you money in the long run, and most importantly conserves our most valuable commodity–water. For complete details on the City of Camrose Toilet Rebate Program, visit the City of Camrose website at www.camrose.ca/en/ living-here/toilet-rebate-program.
Foam insulation saves energy and costs By Murray Green
Spray foam is a chemical product created by two materials, isocyanate and polyol resin, which react when mixed with each other and expand up to 30 to 60 times its liquid volume after it is sprayed in place. This expansion makes it useful as a specialty packing material, which forms to the shape of the product being packaged and produces a high thermal insulating value with virtually no air infiltration. R-value is the term given to thermal resistance to heat flow. The higher the R-value of an insulation product, the more effective the insulation properties. Spray polyurethane foam comes in a range of densities and cel structure. Low density foams are referred to as Open Cel SPF while higher density foams are referred to as Closed Cel foam. A 1.8-2 pound polyurethane foam has the highest R-value of readily available spray foam insulation used in homes and buildings. Foam thermoset plastics reduce conductive heat transfer due in part to having very loose molecular bonds. In addition, the cells of the installed spray foam are either filled with air in the case of open cell foam or 245fa in closed cell foam. The process by which heat energy in the form of light (usually FHG 2021 – Page 34
IR unless the substrate is hot enough to glow in the visible range) is emitted more strongly by warm surfaces and absorbed by other materials especially those of low IR reflectivity (think matte black finish). Radiant heat transfer does not require a medium. Foam insulation materials, such as spray foam insulation, are opaque to thermal radiation, like most solid materials. Heat which is created elsewhere that is transported by means of a fluid, such as water or, in our case, air. Spray foam insulation’s most important attribute is the ability to air seal, creating a custom airtight envelope within the building structure. The added benefit to air sealing is the ability to block convective heat transfer from interior to exterior during heating months and vice versa during cooling months, as the heat cannot escape through gaps in the buildings envelope without the aid of air movement from infiltration as a means of transport. Spray foam insulation or spray polyurethane foam (SPF) is an alternative to traditional building insulation such as fiberglass. A two-component mixture composed of isocyanate and polyol resin comes together at the tip of a gun, and forms an expanding foam that is sprayed onto roof tiles, concrete slabs, into wall cavities, or through holes drilled in into a cavity of a finished wall.

Ideas to improve your outdoor living spaces By Murray Green
The popularity of outdoor living spaces has been growing for years. A study from the home remodeling and design platform Houzz found that 56 per cent of homeowners were making updates to improve their yards for entertaining. Similarly, nearly 60 per cent of architectural practices surveyed by the American Institute of Architects said outdoor living spaces were popular features in the homes they built. Outdoor living spaces may also be sound investments for homeowners looking to improve the resale value of their properties. According to Remodeling magazine’s “Cost vs. Value” report, outdoor living spaces returned between 55 and 71 per cent of homeowners’ initial investments at resale. When planning an outdoor living space, homeowners with ample backyards have much to work with. However, to make the most of the space while simultaneously hoping to get as strong a return on their investments as possible, homeowners should look to create spaces that offer broad appeal and are not too personalized. The following are some popular outdoor living space features homeowners may want to consider. Outdoor kitchens allow homeowners to prepare more than just traditional backyard barbecue fare. A standalone charcoal grill in the backyard might get the job done, but a built-in gas grill complete with burners and surrounding granite countertop makes for a more functional outdoor entertaining space. Indoor entertaining areas often include bars, so it makes sense that homeowners want to include a place to prepare and serve beverages to their guests. Homeowners with room in their budgets may want to install wet bars where they can rinse mixers, glasses and other items needed to prepare drinks for their guests. Features that can keep homeowners and their guests warm after the sun sets include outdoor fireplaces and firepits. A 2016 survey conducted by the American Society of Landscape Architects found that fireplaces and firepits were the most popular outdoor design element. Such features can provide a focal point in the backyard while also extending the outdoor living season into autumn and even early winter. Outdoor living spaces are often found in the backyard, but homeowners with bigger front yards than backyards may want to expand or open their porch spaces to create more space outside. Porch swings and rocking chairs provide a great place to relax, and porch spaces are covered, meaning homeowners can continue to enjoy time outside even when it begins to rain. Outdoor living spaces are growing in popularity. Homeowners who want to capitalize on this trend can do so in various ways.

Cleaning up your grill to end the season By Lori Larsen
While it is a true fact that many Albertans will tough it out when it comes to barbecuing and will grill in almost any weather condition, fall is the ideal time to give the grill a good once over. Grills that use charcoal to heat often require the most cleaning. As is the case with all grills, but especially so with charcoal grills, clean them after every use. Charcoal ash will gather in the bottom of the grill, which, if left to build up, can block vents, making it difficult to control cooking temperatures and can increase the risk of fire. For charcoal grills, remove and sweep out coal ash, clean the outside of the lid and bowl using soap and water or grill cleaner, and ensure the grill is completely dry. Gas grills can be cleaned using the following suggestions. After each use, clean grill grates with long-handled stiff-wire brush or balled up aluminum and tongs. Apply vegetable oil to grates which makes the removal of food particles easier and prevents rust. Clean the inside of the grilling lid using mild dish soap and a steel brush. Remove the heat deflectors located over the burners and wash with dish soap and water. Dry with a rag. For the beginning and end of grilling season, use the following to maintain your gas grill. First, preheat the grill for 15 minutes on high, turn off the grill, then turn the gas source off. Clean the grill using a stiff wire brush dipped in water, adding dish soup for tougher grease spots. Once the grill has cooled, wipe the grates with a damp cloth to remove residue or brush bristles. Clear blockages to the burners’ gas ports using a dry wire brush, and clean ports by brushing side to side instead of up and down. Clean the burner valve with soapy water and run water through the inside of the valve. Clean the inside of the grill using a wire brush and warm soapy water and rinse with water. Towel dry the burners and reinstall. For cleaning the outside of your grill, refer to the owner’s manual for specific instruction on cleaning individual grills. Propane grills can be stored outside with the propane tank attached. Never store a propane tank indoors. Cleaning a flat top grill requires a little less work, but is still vital in maintaining the life of your grill. Clean the surface of the flat top while it is till hot, however, use extreme caution. Spray a gentle and recommended cleaning solution along the top of the flat top and let it sit for approximately one minute. A mixture of mild dish soap, a degreaser or a homemade baking soda mixture will work for cleaning your flat top. Remove FHG 2021 – Page 38
any stuck-on food and grease with a grill brush, wiping the flat top down afterwards with a dry cloth. For all grills, wipe down your grills and plates and check coals to remove any grill brush bristles that may have dislodged during cleaning. After thoroughly cleaning your grills, replace grill brushes to ensure loosened bristles do not fall off on the next cleaning. Thoroughly dry your grills with a rag before storing to prevent rusting. Protect your grill from the elements if stored outside, or dust and dirt if inside, with a properly fitted grill cover. Maintaining your grill will ensure it lasts you for many more delicious fare.
