A Letter to the Editor, Since attending the on-site meeting on Friday the 23rd July & Tuesday the 27th July at the the Scenic Rim Regional Council, I have been i n u n d a t e d w i t h re s i d e n t s & community representatives with conversations and phone calls expressing their disappointment about the approved shopping centre to be located at Finch Rd, Canungra. Residents are angry their views were ignored by council and their elected councillor. They also have concerns that upcoming residential development applications which will support the shopping centre conditions by having 1,800 occupied dwellings within 8 years, will be approved and Canungra will lose its rural lifestyle. Councillors are elected to represent residents views in council. When they stop representing our views, its time for change NOW, before any other subdivision development applications are approved. One can now walk & ride the trail without breaking a leg or emerging from the jungle like Dr. Livingstone. It's nice to SEE the trail again. Again, thank you Rick from all the residents in and around Canungra who can now, and are once again, utilizing this fantastic outdoor resource. Robyn Denmeade Letter to the Editor, I would like to voice my opinion (of which everyone is entitled), on the Canungra Supermarket Developement. I would like to see it happen. One would be able to access plenty of parking, as it is now on occasion I & many other customers have driven in & out of the supermarket carpark due to no spaces to park, also regularly there is nowhere to park in the main street. The specialty shops as part of this developement, hopefully will bring businesses to town that we don`t have. It’s all about choice. If I am shopping out of town I choose to come back & use my locals as they all know. There are people who would like this developement to happen & there are many who don`t care either way. It will bring employment also. Has anyone thought about what if Council rejected this proposal & Lascorp took Council to Court & won, where would the money come from for legal costs? ALL OF THE SCENIC RIM RATEPAYERS! I know some people might think I shouldn`t have a say due to the fact I & my husband will be moving when we sell, but the reason for this move to a "quaint rural town" is because in my view (and I do live in town) Canungra is no longer that town which brought me here 20 years ago. Dear Editor, Why the Finch Road sub-division (in the court of appeal) and supermarket proposals are contrary to the intent of the SEQ Regional Plan. In a nutshell: population growth - NO jobs and Canungra is not a TOD (transit orientated development) area. - Employment comes from the rural, heritage and eco-tourism industries and service businesses that rely on attracting locals and visitors. - FoodWorks is operating at 30% capacity. Another small supermarket was approved for 400m2 which brings the trading area up to ~ 1,100 sqm for a couple of thousand people - more than enough even if the population doubled in 10yrs from 800 to 1,600 plus nearby district of another thousand or so people. SEQ Regional Plan Page 35: Sustainable rural villages. The expansion of Kooralbyn, Canungra and rural villages outside the Urban Footprint will be considered through the planning scheme review process to help them achieve long term sustainability and self contained employment. This expansion is subject to land capability and suitability assessments, riparian corridor protection, infrastructure requirements and responsibilities, appropriate land uses and other relevant matters. Additionally areas considered for expansion must demonstrate compliance with Urban Footprint principles (Principle 8.2), and materially assist in the selfcontainment of employment and residential growth in the sub-region. SEQ Plan Regional Page 92: Principle 8.2 - Containing Growth. To promote liveability and transport efficiency and reduce car dependence and private vehicle travel. Policy 8.2.1 Accommodate regional growth in locations that provide superior transportation choices or otherwise reduce car use, particularly through supporting growth in established urban areas and redevelopment in and around existing urban centres, and along priority transit networks and other high frequency transit corridors. General Principle 1. The Urban Footprint is a tool for managing, rather than simple accommodating, regional growth. Another important point: How close the proposed site is to the Q100 flood (plus climate change) projections? Canungra Bus Service Dear Editor, It's great to have bus services between Canungra and Logan City. We have used the service to go to Logan Hospital and the Hyperdome. The drivers were courteous and made the journey so relaxing. The bus service solved the huge problem of finding a parking spot in the always full hospital car park and being able to walk my husband who is unsteady on his feet to his appointment on time. Stepping on and off the bus was so convenient. Thank you Logan Buses for providing this service. Please keep it running. Our only disappointment was to find we were always the only passengers. Buying a residential property could be one of the most important financial decisions you will make. Whilst you can do the purchase yourself, a solicitor who is an expert in the field will see the transaction through for you and protect your interests for a modest fee compared to the cost of your purchase. In Queensland, a real estate agent usually prepares the contract for the seller. Real estate agents represent the seller and have a duty to obtain the best price on the best terms for the seller. Prudent buyers retain a solicitor to advise them on the meaning and effect of contract terms and conditions before they sign the contract. As buyer, your solicitor will advise you of the steps in the transaction, from signing the contract which constitutes an offer to purchase the property, through complying with the various contract conditions and organising settlement of your purchase. Every contract is different just as every property is unique and you should retain an expert to ensure your particular contract meets your particular needs. For instance, if you need to sell your present property before purchasing the new one, your solicitor can prepare an appropriate clause in the contract to cover that situation. Your solicitor will give you an estimate of legal fees, outlays and the amount of stamp duty and other government charges. When buying a townhouse or a unit the seller must give you certain details such as the levies you must pay as a contribution to the body corporate administration and upkeep expenses. Your solicitor will check the contract to ensure the seller has made all the necessary disclosures. If the seller hasn't done so, you may be able to cancel the contract and get back any deposit paid. Your solicitor will do title and other searches for you to ensure the property is not adversely affected, that you will take a good title to it and that there aren't any disputes if it's a townhouse or unit. Your solicitor will also liaise with your financier and the seller's solicitor to arrange the actual settlement of your purchase following which you can take possession. Buying a property can be a stressful time. Your solicitor can help you through that stress and successfully complete that most important transaction.

The Scenic Rim Regional Council has approved a development permit to establish a shopping centre on Finch Road, Canungra. Our residents and small business owners have made it very clear that they did not want or need this shopping centre by submitting 358 objections, however our councillor, who was elected by these people, has now turned her back on them and not listened to what they want. Part of the condition of this approval is that Canungra needs 1,800 occupied dwellings in the area before they can commence construction. So this makes way for the upcoming approval of the 350 housing lots situated in the same area. By the time the Scenic Rim Regional Council is finished, Canungra will be double the size which will bring double the road, traffic and water problems. With this decision made there will be two main intersections within 100 metres of each other and traffic (including speeding trucks) coming down the hill into Canungra, will be expected to stop for turning traffic into Finch Road, which is also where the Queensland Rural Fire Service is located. What a disaster waiting to happen! As a past councillor of the area, I know how important keeping the character & safety of our town is to our residents and I am very disappointed that the residents’ wishes have fallen on deaf ears. Council has completed the bridge load limit assessments and structural assessments on the region's bridges and identified 47 bridges that require load limiting. A total of 85 bridges were assessed from the network of 101 timber bridges and load limiting the 47 identified timber bridges is the most effective form of managing the risk of failure. Corporate and Community Services Chairperson Councillor Heather Wehl said load limiting bridges in the short and possibly long term would ensure the safety of motorists. “It is imperative for our motorist's safety that Council load limit the bridges with a structural inadequacy to prolong the life of the bridge and reduce the risk of failure until work can be carried out on the identified bridges,” Cr Wehl said. “I understand that load limiting bridges will cause inconvenience to some of the users of these bridges and Council appreciates resident's patience during this time and will endeavour to work with those adversely affected towards a viable alternative in the interim as council undertakes rehabilitation of the affected bridges.” Almost all timber bridges requiring a load limit have been included on a program for some form of work over the next 10 years. Council will continue to inform the Scenic Rim community of load limits and scheduled work through advertisements, fact sheets, letter box drops, phone calls to affected users, emails, variable message boards and signage at the affected locations.

The Canungra Social Swim Club will be having their Sign On at the Canungra School Markets on Saturday 28th August. The club will be doing the Market BBQ at the tuckshop from 6.30am and everyone is welcome.
