Welcome to the holiday issue of The Corridor DFW! The holidays are such an exciting time of year and we are thrilled to continue offering value to all who seek it in this magazine. The Christie Cannon Team had an absolutely packed October. In addition to a busy real estate month with our clients, we also hosted the concert series at the new District in the Courtyard at The Shops at Willow Bend. This was a wonderful opportunity for us to meet lots of new friends and also visit with familiar faces. Likewise, in case you haven’t heard her yet, our very own Christie Cannon has been on the air each morning with our local sports station, 105.3 The Fan, chatting about the real estate market with Dallas Cowboys insider Mike “Fish” Fisher! Along with that, look for Christie to appear on WFAA’s Good Morning Texas on channel 8 in January! This month, we are showcasing some beautiful listings, including a cover story layout showing several fabulous kitchens to help entice you into whipping up that special holiday meal for your family and friends. ichael Reese, one of IBB Design’s top designers, has almost 25 years of interior design experience with projects across the country, ranging from Texas and Oklahoma to California and Florida.

Wow guests this holiday season with this luscious, crowd-pleasing Pumpkin Spice Cheesecake


Pumpkin Spice Cheesecake Graham Cracker Crust 2-3 cups of Graham cracker crumbs (depending on how much crust you want) ½ cup melted butter ¼ cup sugar 1 teaspoon cinnamon Cheesecake 2 – 8oz cream cheese at room temp 1 cup sugar 1 ½ teaspoon vanilla extract ¼ cup sour cream ¼ cup whipping cream 1 ½ teaspoon pumpkin pie spice (for extra spice) Add ¼ teaspoon ginger ¼ teaspoon nutmeg ¼ teaspoon cinnamon 1/8 cup all- purpose flour sifted 4 eggs at room temp 1 ½ cup pumpkin puree Cinnamon Whipped Cream 2 cups heavy whipping cream 4-6 tablespoons sugar (depending on how sweet you like your cream) 1 teaspoon vanilla 1 teaspoon cinnamon 1. Mix crust ingredients together and mold into a 8 or 9 inch springform pan. Bake for 10 minutes at 350, let cool completely 2. In a large bowl, combine cream cheese, sugar, and vanilla. Add sour cream and whipping cream and beat until smooth. Mix in all spices and flour. Add eggs one at a time until incorporated. Beat in pumpkin puree. 3. Pour cheesecake mixture into the prepared crust. 4. Place cheesecake in the center of the oven. Place a pan of water on the lower rack of the oven. Bake for 15 minutes at 350 5. Lower temperature to 300 and bake for 1 hour. 6. When the cheesecake is complete, turn oven off and leave oven door ajar and let cool inside the oven for at least 30 minutes 7. Take cheesecake out of the oven and cool on a wire rack. ( overnight is best)

8. In a large bowl or stand mixer beat cream until soft peaks form. Add sugar one spoon at a time and beat. Add in vanilla and cinnamon. Beat until still peaks form.

Sparkling Christmas Punch 8 cups of Cranberry Juice 1 1/2 cups of Orange Juice 3 cups of Apple Juice ¼ cup of Lime Juice 2 Bottles of Prosecco ( I typically use LaMarca) 1 large bag of frozen cranberries Sliced small oranges Sliced limes 2 red apples cut into cubes Mint leaves Mix all ingredients together and place cranberries in the container. Garnish the top of the punch with fruit slices and mint leaves. Cheers!

Getting to Know the Coker’s: A Client Feature By Erik Neff

M

eet Duane and Louellen Coker, featured clients of Kristie Crotty, buyer’s specialist with The Christie Cannon Team. These high school sweethearts share a passion for wine, fitness and philanthropy, and now have a beautiful, two story property in Little Elm, Texas, where they call home. Their story begins in 1984 when they met at church in Mesquite, fell in love and then married in 1990. Both attended Baylor University in Waco, and about the time Duane graduated from law school, Louellen decided to accept a job in Wisconsin. After three years away, the couple decided they would return to Texas, but first wanted to explore awhile overseas. Not only did the Cokers backpack throughout Asia, but they also spent two years teaching English in South Korea. Following their distant adventures, they returned to the states and Duane opened his practice, Coker Legal, now Coker, Robb, and Cannon Family Law, in Denton in 1998. Louellen obtained her master’s degree in Technical Communication from the University of North Texas and became an Associate Fellow for the Society for Technical Communication. She opened her business, Content Solutions, and worked to expand that business for several years. There, she collaborated with several print and online publications performing marketing, writing, photography and providing other content for them. She also completed marketing for Coker Legal on the side and, eventually, this became her full-time role.


Fitness and community are two profound passions for the Cokers. Both Duane and Louellen are avid cyclists and triathletes. Louellen has even completed a full Ironman competition. Individually, and through the legal practice, the Cokers sponsor a number of local clubs including Shawnee Trail Cycling Club, Triple Threat Tough Triathlon Club, Tri Sherpa Triathlon Club, and Dirt Side Sisters Cycling. They have also supported the Mayor’s Fitness Challenge in Little Elm for the past couple years and have been the title sponsors of both the Big Easy Celebration in Little Elm and the Reindeer Romp in Denton. Duane and Louellen also have an affinity for animals and wildlife that’s evident with their own two dogs, Moshi, a 9-year-old lab whose name means smoke, and Liberty, a 15-year-old German Short-Haired Pointer. They maintain a beehive on their 3-acre property which yields honey and grow flowers that butterflies can’t resist. The Cokers are also Life Sponsors of Ducks Unlimited and have contributed significantly to fundraising efforts in both the Denton and Frisco chapters. To top it off, the couple sponsors adoptions at the Denton Animal Support Foundation to help bring homes to pets who need them. Professionally, Duane has served on the board of directors for the Denton County Alternative Dispute Resolution Program, a mediation program in Denton County that offers free and reduced cost mediation to help people resolve legal matters out of court. This growing program enlists the help of lawyers all over North Texas who, together, donate more than 2,500 hours of their time to perform these services each year. This is a huge service to the citizens of Denton County and surrounding areas who benefit by having qualified lawyers mediate their cases at little or no charge to them. Cokerlegal.com

The Cokers have an affection for wine as well, preferably California based Bordeaux. So much so that they built out the closet in their study to house their collection. This collection quickly outgrew that closet and so they converted their whole study into a wine room. They even replaced the French doors with a beautiful mural painted by artist Tracy Palmer. These connoisseurs not only enjoy the taste of wine, but also study the process by which it is made, including taking classes to learn of the nuances that shape and influence a glass. The Cokers find wines on their travels and enjoy sampling some bottles, while holding onto others for their investment opportunities. Some wines in their collection will not even peak for another 5-10 years.

We recently sat down with Highland Homes’ veteran sales counselor Jeff Cook to gain some insight as to what sets purchasing a Highland Home apart from other buying experiences in Star Trail. With his extensive training, knowledge and background in construction management, as well as 29 years of experience with the company, Cook can offer confidence to buyers because Highland is such a well-known authority in the field. He will even accompany buyers to the construction site and talk specifics in regard to the building process of both his 55’ and 65’ x 125’ lots. Cook stands by the Highland philosophy that, “You look a customer in the eye, and do the right thing. If it’s wrong, you fix it.” Another way Highland sets itself apart from other builders is by going of their way to ensure the building process is top-notch before the foundation is even poured, Cook informs us. During the pre-construction phase of a home, Highland will conduct a soil analysis to check the plasticity index, which measures the rising or settling of the Texas clay with moisture. If the soil is found to have a low PI, Highland will actually inject moisture before laying the foundation to ensure consistency and prevent movement. Contrary, if the PI is too high, Highland will install piers at no extra cost to the customers, which can ultimately save them upwards of $10,000. There are three Highland models featured at Star Trail, ranging from the low $400’s to the mid-$600’s, and with square footage ranging from 2200-4200. Jeff Cook oversees the 55’ x 125’ lots and has 14 floor plans available for those, 6-7 of which are single story. He also handles the 65’ x 125’ lots which offer 28 floor plan options and come standard with a three-car garage. All Highland homes come with 8’ solid core doors, underground gutters that feed into a solid drain pipe, and cedar garage doors and fences.

Thinking about selling your home sometime next year? Why wait? Temperatures are dropping and neighborhoods are getting festive, but you need to sell your house... don’t panic! According to Forbes, we’ve seen an increase in sales from November to December for the past three winter seasons. While the thought of selling your home during the winter months may dampen your overall holiday spirit, do so during does have its advantages. For instance, holiday buyers tend to be more serious and competition is less fierce with fewer homes being actively marketed at this time of year. So, if you’re ready to sell your house, there’s no need to wait! Here are some tips to help this process go smoothly so you can relax and enjoy all this holiday season has to offer:

1. Deck the halls, but don’t go overboard Homes often look their best during the holidays, but sellers should be careful not to overdo their decor. Decorations that are too large or excessive can crowd a home and distract buyers. Also, consider opting for general fall and winter decorations rather than items with religious themes that might offend prospective buyers.

2. Price your home to sell A home that’s priced at or below market value will attract serious buyers regardless of the time of year. Rather than listing with a higher price and then gradually making small price deductions in hopes of attracting buyers, we recommend you price according to market trends before putting the home on the market.

3. Make curb appeal a top priority When autumn rolls around and the trees start to lose their leaves, maintaining the exterior of your home becomes even more important. Bare trees reveal a more exposed home so touch up the paint, clean the gutters and spruce up the yard. Keep buyers’ safety in mind, as well, by making sure stairs and walkways are free of snow, ice (a rare occasion in Texas, but be prepared if it happens), and leaves.

4. Give house hunters a place to escape from the cold Even Texas can get cold during winter months. On those chilly days, make your home feel cozy and inviting during showings by cranking up the heat, playing soft, instrumental music and offering homemade holiday treats to visitors. Encouraging buyers to spend more time in your home allows them more time to discover and admire its best features.

5. Be accessible The holiday season can make scheduling home showings more challenging because of parties, activities and other distractions brought on during this busy time of year. Clear your schedule as much as possible to accommodate potential buyers. However, blocking off a few dates for showings, like Christmas Eve or Christmas Day, is completely acceptable. Make sure to communicate your preferred “unavailable” days and times with your realtor so everyone is on the same page.
