Home Prices?
As you plan to sell your house and make your move, you may be wondering what lies ahead for mortgage rates and home prices. Here’s a look at expert insights on where both may be headed so you can make the most informed decision possible.
Mortgage Rates Will Continue To Respond to Inflation
There’s no doubt mortgage rates skyrocketed in 2022 as the market responded to high inflation. The increases we saw were fast and dramatic, and the average 30-year fixed mortgage rate even surpassed 7% in the fall. It was the first time they’d risen that high in over 20 years.
In their quarterly report, Freddie Mac explains just how fast the climb in rates has been:
“Just one year ago, rates were under 3%. This means that while mortgage rates are not as high as they were in the 80s, they have more than doubled in the past year. Mortgage rates have never doubled in a year before.”
Because we’re in unprecedented territory, it’s hard to say with certainty where mortgage rates will go from here. Projecting the future of mortgage rates is far from an exact science, but experts agree that mortgage rates will continue to respond to inflation. And, if inflation eases, mortgage rates likely will too.
Home Price Changes Will Vary by Market
As buyer demand has eased in response to those higher mortgage rates, home prices have moderated in many markets too. Regarding the forecast for 2023, some experts call for slight price growth while others are projecting small price declines (see graph below). The best way to look at it is to average the expert forecasts together to get the full picture. When we do that, on a national level, it's roughly neutral or flat appreciation projected for 2023.
Home price appreciation will vary by the local market, with more significant changes happening in overheated areas. It all depends on other factors in that local market, like the balance between supply and demand. As Mark Fleming, Chief Economist at First American, says:
“House price appreciation has slowed in all 50 markets we track, but the deceleration is generally more dramatic in areas that experienced the strongest peak appreciation rates.”

First, check your local HOA rules and fire regulations to learn what types of fires are allowed in your neighborhood. For example, is wood-burning, gas, or propane an acceptable fire source? Is there a particular distance the flame needs to be from a structure or fence? Is there a recommended height of the feature?, Etc.
Next, consider your budget and make an informed decision about whether to hire a qualified contractor to build the feature, purchase something store-bought, or build one yourself If you'll need to run a gas line to the feature be sure to include
that expense in your budget, as well as any decorative features you'll need to add, such as lava rocks, logs, fire glass, etc.
Consider the amount of space you have and what type of design would best fit in that location. What type of furniture do you see around your fire attraction- is it easily moveable, heavy or built-in place? Be sure to allow adequate seating and walk space around your fire so it gets utilized comfortably.
Be mindful of the overall purpose of your fire feature Is your desire to create an intimate setting with just a few cozy seats, or do you prefer a grand statement piece with ample surrounding space to accommodate a larger group?
Do you prefer to listen to the crackling of a wood-burning
fire, or would you rather enjoy the smoke-free fire of natural or propane gas?
Do you have the ability to collect wood, start and maintain a warm fire, and clean the ashes from a wood burning fire, or are you drawn to brighter, more sterile gas flames that can be started in seconds?
Also, consider how much heat you want to feel coming from the fire. Although all fires will put out heat, woodburning fires are typically warmer than their gas counterparts.

However, a new year brings a fresh opportunity to reduce the clutter within our homes and minds and enjoy the inner-peace that accompanies a more organized lifestyle Below are some tips that will help you overcome clutter, get organized, and feel more peaceful in the new year
Start in One Space and Remove Everything
Once you ' ve narrowed down the particular area you'd like to organize, perhaps it's the one giving you the biggest headache Take everything out of it This may be a drawer, a closet, a pantry, or even an entire room This will allow you to review each item and determine if you need it or if it's part of the clutter weighing you down Purging is key here to avoid just organizing clutter Starting from empty, your space will be much easier to reorganize
Ask Yourself the Tough Questions
Some of the most well-known professional organizers (i e , Marie Kondo, Emily Ley, and William Morris) have narrowed down several key questions to ask yourself while looking through what you'd like to declutter These questions will help you decide what items to keep and what you can let go of, such as, "Is this the best, my favorite, or necessary? Is it useful or beautiful? Does it spark joy? Would I try to get this back from my ex after a bad breakup?"
Finding answers to these questions can be challenging, especially when emotions are involved, but being honest with yourself will allow the best results. Give yourself permission to donate, sell, give, trash or recycle the items cluttering your life
Remember your garage when organizing
Your garage space often becomes a landing place for other household items that don't have a designated home Since this is typically a larger space, the clutter in the garage can feel overwhelming It's best to pare down and downsize your belongings before investing in any storage solutions you may want to purchase later Take old paint, motor oil, and other toxic substances to your local hazardous waste drop-off location Donate used sports equipment, old furniture, and unnecessary household items you no longer need Once you ' ve decluttered, you ' re better able to determine if an additional storage system (shelves, hooks, workbenches, rails, cabinetry, etc ) is necessary to keep you organized moving forward
Stick to a Simple Daily Routine
Repetitive actions each day will help create habits to keep you organized. So, practicing actions like making your bed every morning and placing your keys and wallet in the same place every afternoon will help you stay organized and significantly improve your quality of life
Give Everything a Home
Even if you ' re unsure where something should go, realize all your belongings need a place to reside A good rule of thumb is to store items in the space where you use them Putting something away is much easier if you put it where it belonged when you used it Once all your items have their proper homes identified, please put all your belongings away daily to make sure your organization goes ahead
Group Like Items Together
