4 Reasons to Sell This Winter Below are four compelling reasons to list your house this winter. 1. Demand Is Strong The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand remains strong throughout the vast majority of the country. Buyers are ready, willing, and able to purchase, and are in the market right now. More often than not, in many areas of the country, multiple buyers are competing with each other to buy the same home. Take advantage of the buyer activity currently in the market. 2. There Is Less Competition Now Inventory is still under the 6-month supply needed for a normal housing market. This means in the majority of the country, there are not enough homes for sale to satisfy the number of interested buyers. Historically, a homeowner would stay an average of six years in his or her home. Since 2011, that number has hovered between nine and ten years. There is a pent-up desire for many homeowners to move since they were unable to sell over the last few years due to negative equity situations. As home values continue to appreciate and homeowner equity grows, more and more homeowners will be given the freedom to move. Many homeowners were reluctant to list their homes over the last couple of years, for fear they would not find a home to move into. That's all changing now as more homes come to market at the higher end. The choices buyers have will continue to increase with new construction, too. Don’t wait until additional inventory comes to market this spring.
3. Buyers Are Serious At This Time of Year Traditionally, homeowners think about spring as a great time to list their homes, when more buyer traffic may be out there actively searching. In the winter, however, the buyers who are seeking a home – whether for relocation purposes or otherwise – are serious ones. They’re ready to make offers and they’re eager to move, often quickly. Your house may be exactly what they’re looking for, so listing now while other potential sellers are holding off may be your best opportunity to shine. 4. There May Never Be a Better Time to Move Up If your next move will be into the premium or luxury market, now is a great time to move up. There is currently ample inventory for sale at higher price ranges. This means if you're planning on selling a starter or trade-up home and moving into your dream home, you’ll be able to do that now. Demand for your entry-level or middle-tier home is high, and inventory in the luxury or premium market is too. According to CoreLogic, prices are projected to appreciate by 5.6% over the next year. If you’re moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and in your mortgage) if you wait. Bottom Line Selling your house and moving up sooner rather than later could lead to substantial savings and may end up being your best option in the current market.

What Experts Are Saying About the Market With low mortgage rates coupled with home price and wage appreciation, many are wondering about the housing market forecast for 2020. Here’s what some of the top experts have to say: Mike Fratantoni, Chief Economist at MBA “Moderating price growth is healthy, as it allows household incomes to catch up with home values…This improvement in affordability will lead to more home sales – especially given the rise in household formation and growing demand from first-time homebuyers." Ralph DeFranco, Global Chief Economist at ARCH “Low interest rates and a shortage of starter homes will continue to push up prices. This is especially the case for lower price points since builders have tended to focus on more expensive, higher-profit houses and less on replenishing low inventories of entry-level homes.” Freddie Mac “We forecast that the average 30-year fixed-rate mortgage rate will be 3.8% in the fourth quarter of 2019 and 4.0% for full-year 2019. We expect rates to remain low, falling to a yearly average of 3.8% in 2020 and 2021. The housing market will continue to stand firm: home sales will rise in 2019 to 6.0 million before increasing to 6.1 million and then to 6.2 million in 2020 and 2021, respectively. House price growth will continue to decelerate through 2021 with annual rates of 3.2%, 2.9% and 2.1% in 2019, 2020 and 2021, respectively.” Bottom Line If you’re thinking of selling and moving up, now may be the time. Demand for your house will be strong, particularly when buyers are looking to lock in at low mortgage rates.
Over 50% of Homes Have At Least 50% Equity Rising home prices have been in the news a lot lately, and much of the focus is on whether home prices are accelerating too quickly, as well as how sustainable the growth in prices really is. One of the often-overlooked benefits of rising prices, however, is the impact they have on a homeowner’s equity position. Home equity is defined as the difference between a home's fair market value and the outstanding balance of all liens (loans) on the property. While homeowners pay down their mortgages, the amount of equity they have in their homes climbs each time the value increases. The number of homeowners that currently have at least 50% equity in their home is astonishing. According to the Urban Institute, 37.1% of all homes in the country are mortgage-free. In a home equity study, ATTOM Data Solutions revealed that of the 62.9% of homes with a mortgage, 25.6% of them have at least 50% equity. That number has been increasing over the last five years.

As the weather cools down in Texas, many of us have the same things on our minds… holidays and pumpkin spice everything! If you are anything like me, you spend your free time watching QVC in search of the ideal vessel to hold your tasty, pumpkin-flavored treats. Thankfully, I found the perfect one to showcase my delicious Pumpkin Crumb Cake, and the recipe for it is below!
½ cup + 2 tablespoons powdered sugar 1 tablespoon milk ½ teaspoon vanilla ½ teaspoon cinnamon Directions Preheat oven to 350 degrees and grease your pan (9x13” works best, but you could also use a large Bundt or square pan, too).
Streusel:
1. In a medium bowl stir together sugars, cinnamon, salt and butter until well combined 2. Stir in flour and set aside

1. In a large bowl mix flour, baking soda, baking powder, pumpkin pie spice, cinnamon and salt until combined 2. In a separate bowl, beat brown and white sugars together with butter until light and fluffy 3. Add eggs and pumpkin to the mixture and continue beating until combined 4. Add dry ingredients to the wet batter and mix well 5. Spread batter into pan (batter will be thick) 6. Using your hands, form the streusel mixture into clumps and generously sprinkle those onto the top of the cake batter 7. Bake for 50 minutes, or until a toothpick comes out mostly clean 8. Let cake cool
GLAZE
1. In a small bowl whisk together powdered sugar, milk, vanilla and cinnamon and drizzle over the cooled cake ENJOY!

Thinking of Selling Your Home? The Waiting Is the Hardest Part. Tom Petty famously penned the words, “the waiting is the hardest part” in his early 80’s hit song The Waiting, and his thought process can surprisingly also be applied to individuals considering selling their homes today. Traditional thinking would suggest it may be best to wait until the spring to sell when there is a flood of buyers in the market, but right now may in fact be an even better time to list your house. We can see the overall economy is good: wages are rising, there are near record-low unemployment rates, and mortgage interest rates are still very low too. Over the past 10+ years the housing market has stabilized, so what (if anything) is the biggest challenge in the housing market today? The answer is simple: inventory. According to the Existing Home Sales Report by the National Association of Realtors, “Total housing inventory at the end of October sat at 1.77 million units, down approximately 2.7% from September and 4.3% from one year ago (1.85 million). Unsold inventory sits at a 3.9-month supply at the current sales pace, down from 4.1 months in September and from the 4.3-month figure recorded in October 2018.” What does this mean? While homes are coming to the market, they aren’t coming fast enough! Right now, across the country there is less than 6 months of overall inventory of homes for sale, putting us in a seller’s market. The challenge is that there are not enough homes for sale to increase the supply needed for the number of people who want to buy, especially in the starter and middle-level markets. To be in a balanced market (meaning we have enough inventory for the number of buyers in the market), we need to have 6 months of inventory available. Today we are nowhere near that number, and as a matter of fact, the last time we reached that height was August 2012 (as shown on the next page):

Nationwide, this market is growing in the number of homes for sale. In the same realtor.com article, we can see that yearover-year inventory of homes in this tier has grown by 4.7%. Today, there are more homes available in the premium and luxury space, leading to more of a buyer’s market at this end. In such a competitive market, you want to make sure you make all the right moves so you can ultimately land your dream home. Below are four steps provided by Freddie Mac to help you make a solid offer, along with some additional information to consider: 1. Determine Your Price “You’ve found the perfect home and you’re ready to buy. Now what? Your real estate agent will be by your side, helping you determine an offer price that is fair.” Based on your agent’s experience and key considerations (like similar homes recently sold in the same neighborhood or the condition of the house and what you can afford), your agent will help you to determine an offer to present. Getting pre-approved will not only show home sellers you’re serious about buying, but it will also allow you to make your offer with confidence because you’ll know you’ve already been approved for a mortgage in that amount. 2. Submit an Offer “Once you’ve determined your price, your agent will draw up an offer, or purchase agreement, to submit to the seller’s real estate agent. This offer will include the purchase price and terms and conditions of the purchase.” Talk with your agent to find out if there are any ways in which you can make your offer stand out in this competitive market. A licensed real estate professional who is active in the neighborhoods you are considering will be instrumental in helping you put in a solid offer.
3. Negotiate the Offer “Oftentimes, the seller will counter the offer, typically asking for a higher purchase price or to adjust the closing date. In these cases, the seller’s agent will submit a counteroffer to your agent, detailing their desired changes, at this time, you can either accept the offer or decide if you want to counter. Each time changes are made through a counteroffer, you or the seller have the option to accept, reject or counter it again. The contract is considered final when both parties sign the written offer.” If your offer is approved, Freddie Mac urges you to “always get an independent home inspection, so you know the true condition of the home.” If the inspector uncovers undisclosed problems or issues, you can discuss any repairs that may need to be made with the seller. 4. Act Fast The inventory of homes listed for sale has remained well below the 6-month supply that is needed for a ‘normal’ market, especially at the entry level. Buyer demand has continued to outpace the supply of homes for sale, causing buyers to compete with each other for their dream homes. Make sure as soon as you decide you want to make an offer you work with your agent to present it as quickly as possible. Bottom Line Whether buying your first home or your fifth, working with a local real estate professional who is an expert in the market is your best bet to make sure the process goes smoothly.
Things to Avoid After Applying for a Mortgage Once you’ve found the right home and applied for a mortgage, there are some key things to keep in mind. You're undoubtedly excited about the opportunity to decorate your new home, but before you make any large purchases, move your money around, or make any big-time life changes, consult your loan officer – someone who will be able to tell you how your decisions will impact your home loan. Below is a list of Things You Shouldn’t Do After Applying for a Mortgage that are important to know – or simply just good reminders – for the process. 1. Don’t Change Jobs or the Way You Are Paid at Your Job. Your loan officer must be able to track the source and amount of your annual income. If possible, you’ll want to avoid changing from salary to commission or becoming self-employed during this time as well. 2. Don’t Deposit Cash Into Your Bank Accounts. Lenders need to source your money and cash is not really traceable. Before you deposit any amount of cash into your accounts, discuss the proper way to document your transactions with your loan officer. 3. Don’t Make Any Large Purchases Like a New Car or Furniture for Your New Home. New debt comes with it, including new monthly obligations. New obligations create new qualifications. People with new debt have higher debt to income ratios…higher ratios make for riskier loans…and sometimes qualified borrowers no longer qualify. 4. Don’t Co-Sign Other Loans for Anyone. When you co-sign, you’re obligated. As we mentioned, with that obligation comes higher ratios as well. Even if you swear you won’t be the one making the payments, your lender will have to count the payments against you.
5. Don’t Change Bank Accounts. Remember, lenders need to source and track your assets. That task is significantly easier when there’s consistency among your accounts. Before you transfer any money, speak with your loan officer. 6. Don’t Apply for New Credit. It doesn’t matter whether it’s a new credit card or a new car. When you have your credit report run by organizations in multiple financial channels (mortgage, credit card, auto, etc.), your FICO® score will be impacted. Lower credit scores can determine your interest rate and maybe even your eligibility for approval. 7. Don’t Close Any Credit Accounts. Many clients erroneously believe that having less available credit makes them less risky and more likely to be approved. Wrong. A major component of your score is your length and depth of credit history (as opposed to just your payment history) and your total usage of credit as a percentage of available credit. Closing accounts has a negative impact on both those determinants of your score. Bottom Line Any blip in income, assets, or credit should be reviewed and executed in a way that ensures your home loan can still be approved. The best plan is to fully disclose and discuss your intentions with your loan officer before you do anything financial in nature.
What to Expect From Your Home Inspection After you make an offer and it’s accepted, your next task is to have the home inspected prior to closing. Agents often recommend you make your offer contingent on a clean home inspection. This contingency allows you to renegotiate the price you offered for the home or ask the seller to cover necessary repairs. Your agent can advise you on the best course of action once the report is filed. How to Choose an Inspector Your agent will most likely have a short list of inspectors to recommend. HGTV suggests you consider the following five areas when choosing your preferred home inspector: 1. Qualifications – Find out what’s included in your inspection and if the age or location of your home may warrant specific certifications or specialties. 2. Sample Reports – Ask for a sample inspection report so you can review how thoroughly they’ll be inspecting your dream home. In most cases, the more detailed the report, the better. 3. References – Do your homework. Ask for phone numbers and names of past clients who you can call for references.
4. Memberships – Not all inspectors belong to a national or state association of home inspectors, and membership in one of these groups should not be the only way to evaluate your choice. Membership in one of these organizations does, however, often mean continued education and training are required of the inspector. 5. Errors and Omission Insurance – Find out what the liability of the inspector or inspection company is once the inspection is over. The inspector is only human, after all, and it is possible they might miss something they should see. Ask your inspector if it’s okay for you to tag along during the inspection, so they can point out anything that should be addressed or fixed. Don’t be surprised to see your inspector looking very carefully at all elements of the home. The job of the inspector is to protect your investment and find any issues that may be present, including but not limited to: the roof, plumbing, electrical components, appliances, heating and air conditioning systems, ventilation, windows, fireplace and chimney, foundation, and so much more. Bottom Line They say ignorance is bliss, but not when investing your hard-earned money into a home of your own. Have You Put Aside Enough for Closing Costs? Once you’re ready to finalize your home purchase, it’s important to make sure you've also saved enough for closing costs. These are fees charged by people representing your purchase, including your lender, real estate agent, and other third parties involved in the transaction. Closing costs are typically between 2 & 5% of your purchase price.” We’ve heard from many first-time homebuyers that they wish someone had let them know closing costs could be so high. If you think about it, with a low down payment program, your closing costs could equal the amount you saved for your down payment. Here is a list of just some of the fees that may be included in your closing costs, depending on where the home you wish to purchase is located: • • • • •

Your lender can help you find the option that best fits your needs. Homebuyers can also negotiate with the seller over who pays these fees. Sometimes the seller will agree to assume the buyer’s closing costs in order to get the deal finalized. Bottom Line Speak with your lender and agent early and often to determine how much you’ll be responsible for at closing. Finding out you need to come up with thousands of dollars right before closing is not a surprise anyone wants to experience.

The temperatures have finally begun to drop, football season is well underway, and pumpkin spice lattes are brewing on every corner. The holiday season has officially arrived. While there may not be as many buyers out house hunting this time of year as there are during the busy spring season, that shouldn’t stop you from listing your home for sale during the holiday season. In fact, selling a home during the last few months of the year can prove valuable for you. Traditionally, this hectic time often results in fewer homes on the market which can lead to better exposure to yours. Because of this, we’re providing you some tips to help get your home looking its very best for photos and showings amidst all the holiday hustle and bustle: Remember that less is more when considering decorating your home for the holidays while it’s on the market. Too many items will distract buyers, so keep your décor simple. Curb appeal is especially vital at this time of year. If you know in advance that you’re going to list your home for sale during these months, try to have exterior photos (of both the front and back yards) taken before the landscaping turns barren. It’s best to rake away any dead leaves or branches frequently so that your yard looks clean, paying attention to leaves that gather in gutters as well. Also, make certain that all walkways are clear and well lit. Ensure any exterior décor looks tasteful and will not take away from the overall view of the home. This means avoiding placing spooky spider webs across the windows and landscaping, anchoring giant inflatable turkeys in the yard, or mounting illuminated reindeer onto the roof, at least for this year. If stringing lights on your home is important to you, opt for using white lights as they appear more refined than the multi-colored options. Focus on using natural items as more subtle holiday decorations instead. Uncarved pumpkins, seasonal flowers or a simple evergreen wreath on the front door make great alternatives. Inside the home, keep views of major selling features open and easy for buyers to see. With temperatures getting cooler, adding some cozy elements to your staging efforts are a nice touch. Accessories like plush throws, accent pillows and thick bedding help create warm and inviting feelings for potential buyers. Other staging items that prove helpful when showing your home during the holidays include seasonal fruit, evergreen branches, holly, chestnuts, cranberries, pinecones, etc. When strategically placed, these types of items help homes to feel festive, while not distracting from the selling features of the home. Keep in mind as you decorate for the holidays that If your home does not sell right away, potential buyers will continue to view photos of your home online for the duration of its listing. At the top of the list is access, followed by condition, financing, and price. Believe it or not, the level of access you provide can be a critical factor in how quickly you’re able to go under contract. Here are five levels of access you can provide to a buyer. Which one will you choose? • Lockbox on the Door – This allows buyers the ability to see the home as soon as they are aware of the listing, or at their convenience. • Providing a Key to the Home – Although the buyer’s agent may need to stop by an office to pick up the key, there is little delay in being able to show the home. • Open Access with a Phone Call – The seller provides a showing with just a phone call’s notice. • By Appointment Only – Example: 48-hour notice. Many buyers who are relocating for a new career or promotion start working in that area prior to purchasing their home. They often like to take advantage of free time during business hours (such as their lunch break) to view potential homes. Because of this, they may not be able to plan their availability far in advance or may be unable to wait 48 hours to see the house. • Limited Access – Example: the home is only available for a couple of hours a day. This is the most difficult way to be able to show your house to potential buyers.
