When talking design in Dallas, TX and beyond, it doesn’t take long before the name, Shay Geyer, comes into the conversation. Owner, designer, and entrepreneur are only a few of the many titles this wife and mother of two represent in an ever growing family-started enterprise. Her influence can be felt all over the DFW metroplex being the design expert for WFAA’s “Good Morning Texas” for the past 12 years alone. Since 2001, with a home base at IBB Design, a Dallas based fine furnishing store and design center, Geyer has been leaving her mark with a range of projects from major corporations and doctors’ offices to residential estates and high rises. Her work has been featured in countless magazines such as Modern Luxury Dallas, D magazine, and Traditional home to name a few. She is also the editor of IBB’s own quarterly magazine, IBB at Home, which reaches more than 20,000 households.

A 2017 National Association of Realtors (NAR) survey found 49 percent of buyers’ agents believe staging a ects most buyers’ view of a home. And 77 percent of buyers’ agents say staging makes it easier for people to visualize the property as theirs. Staging can also increase the sales price. In that same NAR survey, 29 percent of sellers’ agents said the sales price for staged homes were between 1 and 5 percent higher than unstaged homes. Staged homes sell faster, too—39 percent of sellers’ agents reported that staging a home “greatly decreases” days on the market. A staged home highlights the features, showcases a home’s personality, removes or distracts visual obstacles and helps a buyer see themselves living there

Selling a home is a competition and staging helps set the home apart from the others. Bottom line; a home that is ready to show, is a home that’s ready to sell. Staging a home is not a remodel. A professional stager should be talented enough to quickly identify what a home needs, where and how to reposition furniture, what items need to be removed and what décor makes the most sense for each space. They should also be able use the homeowner’s décor and furniture to showcase all the home’s features and only bringing light lifestyle décor to help amp up what’s already there. Staging a home is a two-part process; First, a stager will help you prepare your home for professional photographs. With a father rooted in riding the rodeo circuit when young, Henderson explained how she grew up riding horses and feeding cattle which explains her love for painting western art. When I go on a listing appointment there are a few things I like sellers to know that might help them understand hat to expect The first thing I will do is a quick walk through where I will be looking at upgrades and updates; Really, anything that might bring value. Progression Of A Generation:

Gen Z Is Moving Into Home Ownership Jennifer Kirby Move over Millennials, Gen Z joins the fray in becoming first time home buyers! Generation Z are generally known as people born from the late 1990s to the early 2000s. Tech savvy from birth and have grown up in a sharing economy they are predicted , much like millennials were, to hit the post-college housing market loaded with debt but ready to embrace the American Dream of home ownership. The Generation Z population outnumbers Millennials by about one million, positioning them to be a force driving in the home buying market very soon.

Even with the experiencing one of the most competitive housing markets in recent history, Gen Z is still striving towards owning their dream home and getting out of the rent race. According to a recent poll by Zillow, 97 percent of Generation Z stated confidently that they will be homeowners in the future, whereas only 55 percent of Millennials felt the same way. Many Gen Z are currently renting, but do not appear content in renting for long due to soaring rental prices across the country according to MarketWatch.

Time Magazine did a recent survey and found that at least 77 percent have already begun saving towards a house in hopes to be homeowners by age 28, which is three years younger than the national average.
