With the start of the new year comes a fresh wave of inspiration to set goals that will lead to a happier and healthier you.

Housing market outlook: Tight for buyers in 2019 People looking to buy a home will tell you: the market is tight. In most places, prospective buyers are seeing all too few properties to choose from and even fewer that meet their budget.

And those who plan to buy within the next year don’t expect their choices to grow anytime soon.

That’s a finding in the Housing Trends Report for the third quarter of 2018, released by the National Association of Home Builders. The results are based on data from national polls of adults across the country. Only 19 percent of prospective buyers expect their home search to get easier in months ahead, while 71 percent think it will get harder or stay the same.

In the NAHB survey, many prospective home buyers were already seeing static or shrinking inventory in late 2018. The majority (61 percent) said that during the third quarter of 2018 they saw the same number or fewer homes for sale than they had during the three months before.

Affordability squeezes buyers’ choices even further. For nearly 8 out of 10 prospective buyers in the survey, fewer than half of the houses they saw on the market were priced within reach. That finding held for all age groups surveyed.

In fact, for those who had been looking at least three months, the top reason why they hadn’t bought yet was not finding a home they could afford (49 percent), followed by not finding a home with desired features (40 percent).

Of prospective buyers, 44 percent said they’d prefer an existing home to a newly built one. But almost as many (38 percent) said they have no preference one way or the other, while 18 percent prefer new construction. That means either a new-

An uptick in the supply of either type would improve the picture for most buyers — as long as the new supply comes in at an affordable price.

So what happens if people hoping to buy don’t find what they want in the next few months?

The majority of those polled (61 percent) said they’d keep looking for the right home in their preferred location. Some said they’d expand the area of their search, accept a smaller or older home than preferred, or would pay more than they originally intended. Just 18 percent said they would give up and try again the following year or even further in the future.

Among those already actively shopping for a home, the majority had been looking for three months or more. It’s taking time, but they are sticking with it.

And it’s not equally tough for everyone everywhere. More than a quarter of respondents did see an increase in homes on the market during the third quarter 2018.

Some even see brighter times ahead, with 19 percent expecting the search to get easier in the coming months.

How agents and sellers can work together

Metro Media Selling a home can be stressful. Despite this, 5.51 million existing U.S. homes were sold in 2017, according to data from the National Association of Realtors. In many cases, homeowners choose to work with real estate agents to facilitate the process of listing, showing and selling their homes.

Real estate agents are valuable assets.

Agents have neighborhood knowledge, are educated in pricing trends, can filter phone calls or emails from buyers who aren’t serious, and can organize all of the people necessary for a closing. Real estate agents provide many services that the average person may not have the time nor the experience to handle.

When selecting an agent to sell a home, homeowners may not understand that the terms real estate agent and Realtor are not interchangeable. Although both must be licensed to sell real estate, the main difference between a real estate agent and a Realtor is the latter is a member of the National Association of Realtors. NAR ensures that members subscribe to a certain code of ethics.

A good relationship between real estate agents and individuals selling their homes can ease the selling process. without some help on the part of the homeowner. These tips can make the process of selling a home go smoothly.

• PRICE THE HOME CORRECTLY. Homeowners should trust the agent’s ability to

price a home for the market. Everyone wants to get the most money possible, but listing the home for more than it’s worth may cause it to sit unnecessarily for several weeks or months, which

could raise red flags among potential buyers.

• MARKET THE HOME. A real estate agent will list the home via a multiple listing service on a private website, in newspapers, and wherever else he or she feels is pertinent. Homeowners can share the listing via social media and word of mouth to help increase the chances of selling the home.

• BE AVAILABLE. Sellers should be ready and willing to open their homes to potential buyers, which is the best way to make a sale. An agent may suggest a lock box so the home can be shown when homeowners are not on the property.

• MAKE SUGGESTED RENOVATIONS. Agents know which features can make or break a sale. Homeowners should be amenable to certain suggestions, such as neutral paint colors, removing personal effects and clearing clutter.

• GIVE RECOMMENDATIONS. Real estate is a commission-based industry. Agents often tirelessly put in hours and only reap rewards if the house is sold. A homeowner who was satisfied with an agent can then recommend that person to friends or family.

Lafayette Reads Together is a community-wide reading program from the Lafayette Public Library, the Lafayette Parish School System and many local organizations to get the community reading, sharing and discussing the same book.

This year’s selected book is Finding Gobi by Dion Leonard. Leonard, an ultramarathon runner, competed in the Gobi March, a grueling 250-kilometer race through China’s Gobi Desert. On the second stage of the marathon, he noticed a stray dog following him. Finding Gobi is a heartwarming tale about a little lost dog and the seasoned runner who saved her.

Author Dion Leonard will be at the Main Library from 6:15 to 7:30 p.m. on Tuesday, Jan. 29. He will talk about his experiences that are the basis for Finding Gobi while running an ultramarathon in the Gobi Desert. A book signing will follow.

Free copies of the book will be available at all library branches, beginning Monday, Jan. 14.

If reflections on your goals for the new year include a better performance on the job, one possible angle to consider is how to stay alert and focused for the entire workday. A cup of coffee may provide some caffeine-infused spark in the morning, but that energy may fade away by mid-afternoon.

Waning mental sharpness as the workday progresses can compromise productivity, making it more difficult for workers to complete projects on time. That, in turn, can contribute to stress.
