3 THINGS NO ONE TELLS YOU ABOUT WORKING WITH A REAL ESTATE AGENT If you’ve never bought or sold a home before, chances are you have a preconceived notion of what real estate agents are all about. Unfortunately, you may also have the wrong idea or be misinformed about just what these professionals can do for you. Here are three things you probably never knew about working with a real estate agent: Your relationship with your real estate agent goes way beyond buying or selling a home. A professional real estate agent will be your connection to a myriad of resources you will need before, during and after the transaction, such as mortgage, title and insurance professionals, home improvement and repair services, home stagers, interior designers, painters and landscapers, cleaning services, etc. Many real estate agents are part of a brokerage that offers some of these services within the firm, or that has partner relationships with such firms. They are also well entrenched within the community and can offer great referrals on a whole host of sources that you might need. Good real estate agents are not just after a deal at all costs. They’re looking after your best interests because their ultimate goal is to make you happy and create a client for life. Therefore, you can expect your agent to advise you on making the best possible decision, not selling you a bill of goods just to earn a quick commission. For example, if you’re looking at homes in a neighborhood that’s going to put you in a financial bind, a good agent will steer you toward an area that suits your preferences, but also your budget. A good agent is not a money-hungry shark, but a trusted guide.

Remember this: The lifeblood of a real estate agent’s business is referrals, so most are committed to serving you and earning your trust. A professional real estate agent is a financial analyst of the local market and will know how to price your home correctly for sale, or will help you make the best offer when bidding on a home to buy. These pricing decisions are based on an in-depth knowledge of knowing what has sold for what price in which neighborhood over the course of the last month, quarter, year, etc. They are also based on granular details of the home, such as a recent remodel that warrants a higher price or a needed repair that requires a price drop. So expect your agent to have a strong opinion when it comes to advising you on how to price your home for sale or put in a bid on the home you want to buy. Know that there’s a lot of research and knowledge that goes into arriving at those numbers. Remember, there’s more to a good real estate agent than meets the eye! The Renovation Loan

One Loan, One Payment, One Dream Home

As a Loan Officer with many years experience working with clients who buy and renovate homes, I’m an evangelist for renovation loans. I have seen how they can transform properties and work well financially for Buyers. Real Estate Brokers that are knowledgeable about renovation loans can be an advantage to buyers. The information below is helpful for Buyers, Sellers and Real Estate Brokers. The types of renovation loans available: • Fannie Mae HomeStyle Conventional– Down Payment minimum 5% for an owner occupied home; 10% down for a vacation home; 15% down for investment rental home; 20% to 25% down for 2-4 unit buildings • VA Renovation - for Veterans & Active Duty Military- 100% financing, no down payment • Jumbo Renovation – Down Payment 20% to 25% with loans up to $2 million dollars for a home • FHA 203K – Down Payment minimum 3.50% for 1 to 4 unit properties, owner occupied only These loans will use “After Renovated Value” (ARV) to approve the mortgage rather than what the home sold for or is worth now. At today’s typical mortgage rates, it will cost about $5 for each one thousand dollars each month, in payment, on a 30 year term loan for renovation funds. If a new kitchen is added when purchasing a home with cost of $10,000 then a 30 year monthly payment is raised by about $50 The process can take 30-45 days from application to closing. The loan process has 7 basic steps: 1. Buyer finds a home & gets under contract for it or already owns the home if done as a refinance 2. Lender’s Construction Consultant visits with Buyer to inspect the home for repairs that fall into 3 categoriesMandatory, Recommended & Desired a. Mandatory are items like holes in roof or walls, or anything that would be dangerous & prohibit safe use of the home b. Recommended are items the Consultant sees that may wear out soon. c. Desired are anything new the Buyer wishes to install as part of the renovation d. A Scope of Repairs report is prepared by the Construction Consultant defining all repairs of the above categories along with a projected labor, material and any needed Architect Plans or Building Permit costs 3. Buyer visits the property with a General Contractor who will see a version of the Scope of Repairs document that has all rehab work tasks listed but not projections of expected costs for an unbiased proposal 4. Buyer selects a Contractor & the Lender will check licenses & insurance 5. Buyer has signed a loan application with Lender which includes funds for the rehab in one loan 6. Lender orders an Appraisal based on the Contractors written description with costs. The property is appraised to its finished or “After Renovated Value” to approve the loan to close 7. Loan is closed. Contractor begins Renovation work with typically 6 months to completion
