After a thorough cleaning and primping, your home has never looked better. You may just move your Realtor to tears of joy as they enter your listing. Later. Much later. So why isn’t your home selling? Sometimes even the most beautiful, well-appointed abodes need a little extra help that goes beyond another sweep of the broom or pillow fluffing. Many savvy Realtors are embracing the concept of “home staging” to give their listing a competitive edge in this aggressive market. While it’s necessary for homeowners to do the due diligence involved with readying a home for market, deconstructing the home of many of the owners’ personal elements will greatly enhance sales potential, according to

Oftentimes, instead of seeing the home for what it is, buyers will get mired in the elements of the home that reflect the owners’ personality. “We are all proud of our collections and we want to display them in our homes. But what starts to happen is those collections can become very distracting to a buyer if they are overdone.” Joseph said. “If there are excessive family photographs strewn throughout the home, guess what a buyer is going to look at? They will fail to notice all the lovely architectural and functional elements unique to the home. One of the most common challenges Wilczek encounters with her listings is improper furniture placement. Too much furniture can make rooms appear smaller than they are and it can disrupt the flow of the room. Conversely, a sparsely furnished room can be too depersonalized, leaving a lot of guesswork as to how a room can be arranged. “Sometimes a home will be very decor-specific and we’ll work to neutralize it. Or it can be as simple as repainting walls with more modern colors,” Wilczek said. Enter the home stager. Joseph works directly with Realtors as well as homeowners. She provides an initial evaluation and determines whether or not a complete or partial staging is required. “It really depends on the house or marketplace. Sometimes I just work with the public area of the home. In other instances I’ll go as far to stage the entire home - down to the closets and medicine cabinets,” Joseph said.
For instance, in older homes where closet space is at a premium, complete staging is often required to fully optimize and showcase limited storage space. If painting or repairs need to be done, Joseph works with a select group of vendors who can get the job done professionally and expediently. Otherwise the homeowner can opt to do it themselves. Then if it’s adding decor, Joseph makes recommendations for accessories and can either shop for her clients or rent them from her personal inventory. When furniture is needed, she works with a furniture rental company. “I like to use a lot of what the homeowner already has. In many cases, it comes down to putting things away or in storage and rearranging furniture to showcase a room’s focal point,” Joseph said.
Both Joseph and Wilczek said there is an emotional element that comes with depersonalizing your home. Although some homeowners are reluctant to do so, they ultimately see the bigger picture and are amazed by how quickly their homes can be transformed. Costs of staging services vary. A designer with an assistant can be in the ballpark of $200 per hour, with a typical staging ranging from two to three hours. Extras such as painting, additional accessories and furniture rental are all ala carte. The stager lends their keen understanding of not only the marketplace, but their expertise on how to orchestrate the look and fluidity of a home. “I provide this service to my clients at no additional charge because it’s a great tool that tremendously fosters sales,” Wilczek said.

world that is crumbling as I’m writing this. Christine went above and beyond anything I ever expected a real estate agent to do. My
family and I listed our home six months ago. We had an offer within a few weeks (because of the amazing advertising on our home) that ended up falling through, obviously due to reasons that were completely out of Christine’s control. She was patient, understanding and really made us feel at ease during that disappointing time. Fast forward five months and we have another offer. After agreeing on the price, things seemed to be going smoothly. The close was going relatively quick (about a month after the offer) but we had plenty of time to get everything taken care of. Less than two weeks before our scheduled closing date, we were informed that the buyer’s lender had done a “drive by” appraisal and we appraised for less than our sale price. Christine literally went above and beyond her call of duty. She was on the phone demanding a “real” appraisal. In this market, especially in the Lemont area, a drive by appraisal is just unacceptable and Christine made that very clear to the lender. They agreed to schedule a new appraisal but by now, we were only a week away from closing. Her relentless calling resulted in a “rush” appraisal being ordered. Bright and early Saturday morning (six days before we were scheduled to close), with a smile on her face, Christine was at our house ready to meet the appraiser. He told her the results would be in on Monday. Christine made eight phone calls on Monday trying to get the results. Christine knew that obviously me and my husband were nervous at this point seeing that the “drive by” appraisal came in lower than our agreed sale price. Tuesday came along and Christine continued her pursuit by making eighteen phone calls. Finally, after several more phone calls on Wednesday, she received the
results of the appraisal (which came in where it needed to). At this point the buyer had to file for an extension on the closing, which resulted in us filing an extension on our new home. By Friday of this week (the day we were originally scheduled to close), the buyer still didn’t have a clear to close and Christine never stopped making call after call after call on our behalf. Monday came around and her calls began once again. We are finally scheduled
to close on Thursday and I honestly believe that without Christine, this would not be happening.
Throughout this entire process, Christine has been absolutely amazing. She has never made me feel like I’m bothering her (and believe me… I called her a lot!), she has been calm, reassuring, sympathetic (we have two very young children and living out of boxes is not pleasant), and just plain wonderful. She called me at 8:00 pm one night, with her kids in tow, to let me know she finally heard back regarding something we were waiting on. It’s as if her work day never ends! Her dedication to her clients is outstanding! She is a go-getter and WILL get the job done. I can’t imagine going through this process with anybody else. The real estate world is a mess
right now but it does have a shining star in Christine. I cannot thank her enough for everything she has done for my family and I. Signature Recipes BANANA EGG ROLLS Preheat oil to 350 degrees in a saucepan or a deep fryer. Set two small bowls side by side. Put water in one bowl and the brown sugar mixed with the Chinese 5 Spice in the other. Add the sliced banana, some jack fruit, and brown sugar mixed with Chinese Five Spice.
Ingredients: 3-4 8 1/4 cup 1/8 tsp Garnish:
Ripe Bananas Wonton Wrappers / Egg Roll Wrappers Brown Sugar Chinese Five Spice Mix
(Available at Asian market or spice aisle)
Jack Fruit in can – optional Oil for frying Caramel Sauce (ready made from store) Häagen Dazs Pineapple Coconut Ice Cream Fresh Berries
Fold in the two sides and roll up the banana in the wrapper, seal edges with water. Deep fry until the color changes to crispy brown. Drizzle caramel on plate and place egg rolls on plate. Garnish with ice cream and fresh berries if desired.
BIANCA’S BABY CAKES Preheat oven to 350 Degrees. Grease the ramekins with melted butter. In a large glass bowl, break up the bittersweet chocolate into small pieces. Add butter. Microwave on high for approximately 2 minutes stirring half way through. Stir until smooth, and cool slightly. In a medium size bowl, whip eggs and sugar on medium high speed until they triple in volume. (this will take 5-6 minutes) Fold egg mixture into chocolate until combined. Pour mixtures into ramekins.
Ingredients: 12 oz 3/4 cup 4 2 tbs
Bake for 15-17 minutes or until top is just Bittersweet Chocolate over set. Invert onto plates and garnish with Unsalted Butter ice cream, mint and fresh berries. Large Eggs Sugar Enjoy! Melted Butter to grease 8 ramekins

PEACH COBBLER Melt butter in a 13- x 9-inch baking dish. Combine flour, 1 cup sugar, baking powder, and salt; add milk, stirring just until dry ingredients are moistened. Pour batter over butter (do not stir)
Ingredients:
1/2 cup Unsalted Butter 1 cup All-Purpose Flour 2 cups Sugar - divided 1 tbs Baking Powder Pinch Salt 1 cup Milk 4 cups Fresh Peach Slices 1 tbs Lemon Juice Ground cinnamon or nutmeg (optional)
Bring remaining 1 cup sugar, peach slices, and lemon juice to a boil over high heat, stirring constantly; pour over batter (do not stir). Sprinkle with cinnamon, if desired. Bake at 375° for 40 to 45 minutes or until golden brown. Serve cobbler warm or cool. Fresh peaches make this dish absolutely delicious. Top with a scoop of vanilla ice cream and enjoy.
SHAKSHUKA – EGGS IN TOMATO SAUCE In a large deep skillet heat oil over medium heat. Add peppers, onion, jalapeño, garlic and spices cook and stir till onions are soft. Stir in tomatoes bring to boil.
Ingredients:
2 tbs Olive Oil 1 ¼ cup Red Sweet Pepper - Chopped 1 cup Onion - Chopped 1 Fresh Jalapeño Pepper Seeded and Chopped 3 cloves Garlic - Sliced 1 tsp Ground Cumin 1 tsp Sweet Paprika 1 tsp Ground Turmeric ½ tsp Kosher Salt ¼ tsp Black Pepper 28 oz can Whole Plum Tomatoes with Juices - Chopped 6 Large Eggs Crumbled Feta Cheese Fresh Cilantro and Oregano
Reduce heat and let simmer uncovered for 10 minutes till slightly thickened. Stir occasionally. Break an egg into small dish and slip egg into tomato mixture repeat for all remaining eggs. Reduce heat. Cook covered for 10 minutes do not stir. Cook until egg yolks are desired doneness. Top with cheese, cilantro and oregano. Serve each egg separate with tomato sauce.
