Flagstaff County sees modest assessment growth Leslie Cholowsky Editor

Flagstaff County Council reviewed the results of the latest assessments during their May 25 Council meeting, as presented by Accurate Assessment Group. Assessed values from 2021 over the previous year ranged from three per cent less, to 11

per cent higher, with Designated Industrial Property seeing the largest increase, and linear assessments the only decrease. Residential assessments within Flagstaff County, including hamlets, went up by six percent from 2020 to 2021, with non-residental assessment also increasing by three percent.

Farmland assessments were essentially unchanged from the previous year, while exempt properties rose by four per cent. Overall, Flagstaff County saw total assessments rise by three percent, or $50,249,080. While Designated Industrial Property assessment reached a five year high, linear assessment, which is done by the

Province, reached a five-year low in 2021. In total, 97 per cent of all tax rolls would see a difference of plus or minus 10 per cent, with nearly three-quarters seeing no change at all. There were three fewer tax rolls this year, compared to 17 new last year, and 56 development permits were issued in 2021.

Rural residential rose higher than hamlet residental in 2021, with $5.25 million growth in all residential assessment coming from new construction. Flagstaff County’s total assessment in 2021 was over $1.5 billion. Property taxes are determined by a property’s assessed value times the mill rate set by Council each year.
