between fabrics, flooring and even wallpaper, texture is an intrinsic element of design, woven between our sense of touch and sight. It is the specific quality of a surface resulting from its three-dimensionality. All materials have some level of texture and it is important to know how those textures are viewed in a space. For example, a course sisal rug is seen as heavily textured underfoot, but when seen from a distance, it will appear relatively smooth. Blending design elements from rough and smooth, hard and soft or shiny and dull will create variety and interest to achieve a most harmonious space.

C

ontemporary design

is still taking its hold on high-country interior design, focusing on clean lines and streamlined furnishings. However, rustic roots are still embedded in the foundation of mountain living, and the two juxtaposed design styles are creating a framework that ties in top trends and classic mainstays. “I think people have gotten really contemporary,” explains Nancy Sanford of Nancy Sanford Interior Design in Vail, “and I think people are craving a little bit more traditional.” In the past five years or so, Sanford says, people in the valley have been grounding newer styles with older pieces or traditional style — known now as mountain modern.

TEXTURE

While patterns were popular in the past, it’s textures that are adding some pizzazz these days. Vicki Glotzer, design director of Worth Home in Vail and Avon, says textures can help to balance the feeling of a room with the interplay of their unique characteristics. “Whether it’s linen and mohair or alpaca, or leather and hides, it’s all about bringing in textural elements,” Glotzer says. “It’s basically just the layering of different textures that creates visual interest.” Think rustic wood flooring with a really sleek leather sofa, or a 16

For fireplaces, she explains that a lot of heavy, river rock is being replaced with a sleeker style as well. “Sleeker materials, like honed plates, or narrow, stacked stone are being used,” Glotzer says. “Again, it is using natural materials in a cleaner, more architectural way.”

Window seats are becoming popular again, according to Sanford, as people are realizing that they are comfortable and charming, and have a good look to them, she says. Lamps brighten a home, just as windows let the light in. Adding natural angles to a lamp can make the light it puts out more inviting and not as intrusive or manufactured. Worth Home has a burnt wood lamp base encased in a clear resin, and Glotzer says it’s a piece that people love. “It’s a juxtaposition of two very different materials — burnt wood, mixed with this modern resin,” Glotzer says. “This is the perfect example of organic modernism; where you’ve got this modern material, but also with something very organic and natural, and you put the two together.”

SURFACE Tables are solid and useful items in the home, and sturdy wood paired with more contemporary elements can make a dynamic piece of furniture the focal point of a room. BEFORE & AFTER Vail condo gets updated with natural elements, including lava rock and granite

W

hen a couple’s

recently purchased Vail Village condo needed an era update three years ago, Nancy Sanford Interior Design worked with the clients to create a look of classic comfort. “Their intention was to update and modernize,” says Nancy Sanford. “It was really dated, really tired — it was old Vail.”

PLAN AND PROCESS Sanford estimates the condo’s previous remodel was about 30 years prior, apparent through elements like the carved beams made of lightcolored pine, a rustic iron stove

and worn fixed furnishings. “They wanted a more sophisticated Vail look,” Sanford explains, “and not so much the really trendy Vail look — they wanted something classic and a place where they could entertain guests.” The clients were looking for a feeling of elegance, Sanford says, but not so that it was too elegant where it was uncomfortable — a casual elegance. The entire condo was redone, replacing the light pine look with hand-scraped walnut floors and cherry wood accents throughout the residence. White cabinets in the kitchen offered a clean and classic look,

along with granite stone, and a very rare and natural addition to complete the countertop. “In the kitchen we used a kyro lava – it’s literally a lava rock fired at hot heat with a finish. So it becomes almost like the surface of ceramic tile, but it’s huge, and very strong,” explains Sanford. “It’s very unique, and something you don’t see everywhere in Vail.”

THE RESULT

Natural elements played an important part in keeping the home approachable, but still refined. In the main living space, a limestone fireplace was put in to replace the old iron stove, and

a wool and silk Tibetan carpet and woven window shades in the main living space embellished the home’s new dark-wood finish with softer complements. Heavy-duty chenille couches tied in contemporary furnishings to a sense of ease and sustainability in the space. “They were really interested in getting that kind of look,” shares Sanford. “Basically, a look that isn’t everywhere, but it’s classic — not jarring to walk into because it’s not unfamiliar in the Vail scene, so it’s very comfortable.”

or ski-bum-turned-

interior-designer Tracie Schumacher, Eagle is a refreshingly liberating place to set up shop. It’s a little slice of Colorado ski country, where rustic comfort meets urban sophistication, and that’s just the way she likes it. Over the past two decades, Schumacher has tapped into the eclectic, globally flavored local design market, lending a keen eye to everything from ultra-modern second homes in Vail to a recent renovation on a turn-of-the-century cabin near her Eagle offices. As owner of Studio 80 Interior Architecture and Design, she’s seen high-alpine décor trends come and go and come again. They can be tricky — not to mention fleeting and expensive — and she avoids clunky new styles with an elegant-yet-practical approach to interior design. She comes from a family of contractors and artists and her designs reflect the best of both worlds. While juggling projects in Florida, Texas and her adopted hometown, Schumacher spoke with Vail Valley Home to give her thoughts on “modern” Vail design — if there is such a thing — and how any room can become much, much more than a boring box.

vail valley home : How do you define the design aesthetic in Vail as opposed to, say, the French Alps, or even neighbors like Aspen and Telluride? tracie schumacher : That’s interesting, because I don’t ever get a particular style from this area. We’ve done very traditional projects, with lots of millwork and inlay details and things like that. But I also have clients who are ultra modern, who really want that sleek look. I think people come to us because we are so flexible. Maybe that’s what’s great about Vail: We aren’t pigeonholed. Modern is such a broad brushstroke of style because everyone has such a different idea of what modern is. Someone from London doesn’t see it the same as someone from Mexico City.

And that global mentality has become even more apparent thanks to channels like HGTV and social media like Pinterest. Do you encourage clients to bring those outside influences to a project? ts : I really do. I think interior design is 90 percent psychology and 10 percent design. You’re trying to pull from the client and a little homework up front helps meld the design process. When people search around, they tend to see rooms they respond to, so I can take that feedback to create a design they will love. If you come to me with nothing and say, “Design something,” I’ll do my to design something you like, but a lot of times it will be hit or vvh :

miss. Everyone is good at picking out what they don’t like, but it’s very helpful when people come to me with what they already like. Again, everyone is so different. Over the past few years, what décor trends have you and your team tapped into? ts : People are seeking us out because they want to express themselves creatively. That could even be a trend itself — I think clients want to express themselves, their personal background. People come to me and say, “I like this look, but I want it to be about me.” It’s not like clothing, where you want a Prada or a Gucci or a brand name. People are really getting savvy with details and how things come together. It’s also about having fun with the design process. It is hard — it’s one of the hardest things people go through — but when you can relax a bit and enjoy it more, it won’t be painful all the way through. Why would you build something and go through the headache to not be happy in the end? You want to produce something that’s your own, a living piece of art for people to move into when they’re done. vvh :

When you work with clients, you really champion cohesion. In short, a project needs to make sense to become

that living piece of art. But does cohesion require cash? ts : No, it doesn’t, and that’s a big misnomer for what we do. There are so many ways to put together a project, and if the process is well thought-out, it will come together. You can go to Home Depot or the Thrifty Shoppe and find something that will work for you.

It doesn’t matter where you go — it’s how you put it together that makes the difference. It’s being able to think creatively, just using whatever is at your fingertips. I love for someone to come to me on a shoestring budget, like Café 163. I did their interior and it really works for them, but it wasn’t expensive. I like to call it “design on a dime.” If a client is willing to think outside of the box, you can get beyond the price point.

A Change of Scenery A look at real estate transaction numbers shows that the local market is flush with buyers

I

count on in the Vail Valley, it’s a continuous change of scenery. It keeps us looking and moving forward: to the next season, to the next event, to the next opportunity in which we can enjoy our beautiful Rocky Mountains. And, of course, fall is one of our favorites. The aspens turn our mountain landscape into a beautiful sea of gold. But, as Robert Frost once waxed, nothing gold can stay. So get out and appreciate the scenery. And, while you’re at it, take note

of our ever-changing real estate landscape. As the real estate market in Eagle County returns to normal, it’s comforting to recognize the small ups and downs that are common in a balanced market — although some of us may still be skeptical of its stability. The best way to review the August numbers is with optimism. The bigger picture shows steady growth over 2014, particularly in the areas of inventory and price, days on the market, and percent of list price received

at sale. All of these aspects illustrate marketplace strength. A decline in pending and closed sales activity could be a clear reflection of decreases at lower price points, not necessarily softening demand. Talk of the townhouse-condo Good news for buyers in August: New listings were up 9.7 percent for single family and duplex homes. However, townhouse-condo property listings decreased 35.4 percent. Adding to a lack of supply in the townhouse-condo market,

we saw pending sales in this property type increase 39.1 percent. Suffice it to say, now is probably a good time to sell your townhouse or condo, a niche that’s in demand. Vail Board of REALTORS® Chair Elect, Onie Bolduc agrees when discussing these numbers. “Upon review of the August and year-to-date real estate numbers in the Vail Valley, I am drawn to a couple of key trends. The continued strong demand for condominiums and townhomes is exemplified by a 43 percent

decrease in the number of days on the market in August alone, and 7.1 percent decrease year-to-date,” says Bolduc. “When combined with the continued decline in active listings and the rise in pending transactions, I would say now is a great time to list your condo or townhome.” If you’ve been keeping an eye on the market, planning your next real estate move, keep a few things in mind. The median sales price in the multi-family unit market is on a slow but steady increase over last month and has risen 20.8 percent since January. This market is in high demand right now and will no doubt trigger additional increases throughout fall and into winter. Buyers also have interest rates on their side. But, how much longer is something we cannot predict. So if you are waiting, don’t wait too long; your sweet spot for selling could be right now. Price your property accordingly with the help of a trusted professional REALTOR® and you could have a smooth sale. Positives in pent-up demand It may be hard to decipher at times but for the most part, change is good — just gaze at the sea of golden aspens as a reminder. Those fleeting gold to deep orange and red leaves are refreshing in their quick passing. They trigger our mountain communities to start gearing up for ski season. Before long, the snow will be falling and our resorts will be buzzing with tourists, second-homeowners and day skiers. Which brings us to our next reflection on the August numbers… increasing pentup demand. Demand was high this summer but it will get even higher with our winter influx of guests. With this in mind, it’s important to rely on the age-old skill of

negotiation. Buyers will always try to get into a home at the best price possible. Sellers will always want to make the most out of their property. Finding that pocket where both parties are happy takes the skill of a seasoned professional. Liz Leeds, also a Vail Board of REALTORS® board member, knows quite a bit about this delicate approach. It’s the key to success in her opinion. “It has been a fun summer. I have shown more property this summer than the previous two. Buyers are out there and with active listings down, I have felt much more pent-up demand, specifically in August. In this situation, my best recommendation for sellers is to negotiate if they want to sell their property,” says Leeds. “It is important to get both parties ‘to the table’. Turning down a low offer without countering back is a no-win situation leaving buyers in the lurch and sellers sitting on their property for who knows how much longer.” Of course, negotiation is two-sided. So, Leeds also makes recommendations for buyers. “For clients wanting to purchase property in the Vail Valley, do research ahead of time. If you find a property that you love, you will be better prepared to make a conscious choice on the offering price.” Now is the time to turn pent-up demand into successful sales and nobody can do this better than your local REALTORS®. ary J o and J orgen H ansen just held an estate stale in Cordillera, and it offered a display that would have interested the likes of both modern designers and antique collectors. “I built my house here in Cordillera so that it would be able to be very contemporary, but also so that it would work as a mountain home,” Jorgen says. Jorgen used to be the managing director

of the Waldorf Astoria in New York City, a five-star luxury hotel, which is where he acquired his taste and skill for interior design. “I never needed anybody to decorate my house,” he says, explaining how there were multiple designers who worked on the suites in the Waldorf Astoria, so he became familiar with a variety of styles. “We were exposed to antiques, paintings, etc., and as a consequence, our home

became a little bit of what you may call ‘European eclectic.’” The Hansens’ residence has housed antiques from both Europe and America, a number of rare paintings, as well as oriental rugs throughout the home, all mixed in with more modern elements. “We have a couple pieces of mountain furniture, with modern lamps, and the Walt Horton bronze bears, and we have some old antique chandeliers and sconces,

a stone fireplace, together with some pieces of Hungarian ceramics,” describes Mary Jo of a main living space in the home. “For us, it all works together sitting on an oriental carpet.” The Hansens’ have now completed their estate sale at their home in Cordillera, and have sold it. However, Jorgen says the buyer insisted that the 1935 French reproduction from the Louis XIV period — and antique cabinet — stay with the house. “We never have owned anything in our home that’s for show,” Jorgen shares. “Only something that adds warmth, has a personality, and something that might have some history to it.”

MIXING WITH MODERN Alpen Art & Antiks in Vail Village is called “eclectic” at least a few times a day, according to owner Bradbury Ketelhut. He says the new store he opened in early December last year is the only one in the area to mix antique and modern stock. “I have dealt in both contemporary art as well as antiques, and I have always been a fan of mixing the two categories,” Ketelhut explains. “I have sold 18th century chests and placed very abstract paintings over them.”

Ketelhut has been a dealer in 19th and early 20th century European and American Art for some time. In the last five years, the investment-grade paintings he secures for clients ranges from $100,000 to $4 million. “This summer, we sold important paintings by Albert Bierstadt, on of the most famous Hudson River Valley artists, and William Merritt Chase, one of the most important American Impressionist painters,” he says. In addition to the artwork, Ketelhut deals in examples of 19th century Swiss Black Forest carvings, and vintage World War II Japanese and German naval binoculars. “The World War II naval binoculars that we sell are a great example of a historical item that has contemporary

and structural appeal,” he says. “The sleek, polished lines could bridge the gap between modern and antique interiors — not to mention they are actually a piece you can use.” On the contemporary side, Ketelhut has seen a strong response to sculptor Jim Rennert, who just had two major pieces placed in Union Square in New York City, and local artist James Van Fossan’s series “Sky Paintings.” “What I have noticed in the past year is clients who went more modern [with home design] are coming in to purchase ‘one key antique piece’ to give the room more character,” Ketelhut says. “This usually leads to more pieces throughout the house. I am a fan of contemporary and antiques mixing, as it tends to give balance.”

EASTERN ANTIQUES Asian Village Antiques in Edwards has a lot of antique furniture and accessories of the Qing dynasty in China. All of the store’s antique pieces are from 1880 or earlier, with some from the 1700s as well. “All our pieces are one-of-a-kind,” says co-owner Susan Bristol, “and they are the sort of things that you just don’t find elsewhere, like wonderful antique baskets, sculptural chairs and tables.” One of the walls in the store is metal, which provides an idea of what the antique pieces look like in a more streamlined setting. The store also offers some contemporary items, which are a reflection of the simplicity of the Asian aesthetic — balancing form and function. “Storage is always at a premium in homes, and most of our pieces have very well-panned storage,” she explains. “The Chinese were fabulous with making the best use out of space and furniture within a space. We have a nice collection of chests and side tables that are great for storage.” The color red is a very auspicious color in Chinese symbolism, which is why it’s so prominent at Asian Village. Bristol says the red accent in a home “just sings.” “We really mix contemporary and antique,” she says. “I think the addition of antiques in a home just makes it so interesting.”

Kelli Holtz knows just how daunting a home remodel can be. Over the past decade, the Vail-based interior designer and owner of Holtz Design Studio has worked on dozens of luxury projects across the Vail Valley. There was a second home in Vail, where Holtz relied on well-placed flashes of color to break the monotony in a master bedroom. Then there was another, this time for Japanese clients who wanted to weave Oriental touches into the

rustic, rough-hewn Rocky Mountain architecture of their home. Those two projects were true remodels, with budgets reaching into the tens of thousands of dollars. And while these large, sweeping remodels can be intimidating, Holtz believes any project of any size is worth the same amount of care and attention. Sure, her livelihood is at stake, but she knows that stunning interior design can link her clients’ roots to their Vail surroundings.

It’s all about creating a sense of place with far-reaching influences. “The key is to just incorporate those natural influences that we see outside, from trees to mountains to snow, and bring them to the inside,” Holtz says. “It’s the suggestion of the outdoors inside without making it obvious.” Along with the Gore Range and aspen glades, Eagle County is known for drawing residents from across the globe. That melting-pot mentality extends to

local interior design, particularly in terms of trends – a love/hate terms for designers like Holtz. From Winslow Road in Singletree to the Millrace condos at Vail Cascade, she has taken one concept to heart: Every client has a slightly different take on what makes a home, well, home – trends be damned. “First and foremost, I don’t really follow any trends and I don’t encourage my clients to do that either,” Holtz says. “I go OCTOBER 2014 | VAIL VALLEY HOME

THE WHATTO-CHANGE CHECKLIST Any remodeling project can turn into a massive undertaking — if you let it. To save cash and headache, hold off on new kitchen cabinets and begin with small accent pieces. Start by selecting the colors and styles you already enjoy, then work those influences into spaces throughout your home. Vail Valley interior designers picked three of their favorite quick fixes.

Bedroom pillowcases Bedrooms shouldn’t be daunting. Throw pillows and pillowcases can easily be swapped out frequently, and unlike most linens, they’re relatively affordable (depending on the fabric, of course). Let the seasons be your guide: When the air turns chilly, replace warm, summery pillowcases with neutral tones, such as silver or gray. Even hints of gold or burnt orange bring to mind a crisp Rocky Mountain morning. Living room lampshades Like pillowcases, lampshades are a simple yet striking way to reinvigorate a room, especially in communal areas where they’re the first piece a guest will notice. The living room can stand up to flashier tones — say, a shimmer of silk — but remember that the shade is the accent, not the focal point. Match the shade’s size and shape with the lamp base first, then the rest of the room.

If you go too far into a trend, chances are things will change in the near future and you’ll be tired with it or find it’s outdated. I just think it’s best to focus on materials you love, the architecture of the home.” for a more classic, timeless feel, the sort of thing that won’t be dated in a few years. But for my clients from Japan, the classic and timeless things are much different than a client from Florida.” PARING DOWN THE ACCENTS In the past few years, Holtz and fellow designers have noticed a few welcome trends. A handful are hard to miss: Gone are flashy accents like deer-antler chandeliers, replaced by sleeker, more modern accents that catch the eye with color, not outlandish shape. It’s a scaled-back approach — most designers tend to call it modern — but it’s a natural extension of her “bringing the outside in” concept: Rather than depend on pieces that scream “alpine,” opt for suggestion instead. Take Holtz’s twist on a very traditional — yet overused — Old West accent: a deer’s head. Instead of mounting a stuffed

buck, try a large black-and-white painting or wall mural of a deer silhouette. Again, the suggestion of antlers and untamed majesty can be more powerful than the animal itself. It’s a simple tactic the designer uses in her office, where a series of abstract photos show intertwined branches teeming with texture and intrigue. Take a few steps, and viola: They’re deer antlers. For homeowners, the trend toward pared-down accents is a budgetary godsend. An abstract photo or painting tends to be much more affordable than a statement piece, like a framed watercolor or bronze sculpture. Modern accents are also easier to rearrange and reinvigorate every few years — a must for second properties. Beyond large living spaces, bedrooms are prime for a quick overhaul. Holtz suggests playing with bed accessories – pil-

lowcases, throw pillows, duvet covers – to find the right mix of color and personality. Come wintertime, a soft, neutral palate is safe, but her recent redesign in Vail shows how far small sparks of color can go. There are soft blues, greens, browns and oranges, spread across a minimalistic floor plan with a bed, side table, sitting char and accent rugs. “Small doses are great because you get a lot of impact without it being overwhelming,” Holtz says. “It can be visually interesting without seeming busy.” THE ART OF CONTRAST As it usually happens trends, another line of thought seems to cancel out the “less is more” aesthetic, at least on the surface. Over the past season or two, Edwards-based interior designer Carol Moore has seen clients drawn to single cornerstone pieces — say, an unmistakable

Picture-frame cluster To spice up a hallway or front entryway, find four or five (or more) color-coordinated picture frames in lieu of repainting the entire space. The frames can be different sizes and even styles — variety adds a touch of no-fuss visual interest — but designers recommend a monotone theme, like a solid black or brushed metal finish. Hang the frames in a cluster and, when it’s time for a change, simply shuffle them across the wall.

couch that ties together an entire room, or at least sets the tone for other accents. The trend is in line with one of Moore’s interior design must-haves: contrast. Of course, contrast isn’t as simple as dropping $10,000 on a custom sofa. To make the approach work, Moore suggests pairing a sole statement piece with carefully selected accents. Although the accents may be small and modest, when centered on a large focal point, the effect extends out to create design vignettes. It’s a slightly different take on

Holtz’s suggestive aesthetic, but both approaches guide the eye and, when carefully selected, the contrast suggests cohesion. “Just evaluate your accessories and pare them down so the pieces you have out there make more of a statement on their own,” says Moore, who also encourages clients to spend money on one piece they love as opposed to several mediocre pieces they’ll soon replace. “It’s a lot of editing, so you’re left with fewer things that feel much more intimate.” Vicki Glotzer with Worth Home

in Vail is also drawn to contrast, albeit on yet a different scale. As design director for the local company, she places emphasis on how architecture and design work together. The shape of any room is a constant for quick redesign projects, but structural touches like beams, hallways and even flooring shouldn’t be overlooked. For most projects, custom flooring is on par with kitchen cabinets and bathroom remodels — all three can be bracingly expensive. But Glotzer believes flooring is a relatively simple way to completely revamp a space, all while paying homage to the underlying architecture plenty of love. Depending on the space, Glotzer suggests white oak hardwood with a custom stain or dimension stone in a light shade, which has slowly replaced irregular river

stone over the past few years. Both flooring styles are contemporary enough to reflect the sleek, modern-meets-mountain trend, but they’re classic enough to make a striking statement for years. “I never focus on trends, because they are just that — they’re trends,” Glotzer says. “If you go too far into a trend, chances are things will change in the near future and you’ll be tired with it or find it’s outdated. I just think it’s best to focus on materials you love, the architecture of the home.”
