HOW’S THE MARKET? 2015 year-end numbers for the Vail Valley are now in, and they reflect a real estate market that continued its steady trajectory of growth. With over $1.9 billion in overall sales dollar volume and 2,061 transactions (per Land Title Guarantee Company) our market was up 12% in dollar volume and 14% in transaction volume over 2014. All indications are that this trend is continuing into the new year. While the overall real estate market continues to improve, it also remains very complex, differing significantly in pricing, days-on-market, and other important metrics from area-to-area. Constrained inventory levels, in particular, have been an issue for most segments of the valley, presenting a challenge to prospective buyers as they seek the perfect property. not always a case for making sweeping, and expensive, changes to a home's existing windows — but in the instance of this luxury, single-family residence on the banks of Vail's Gore Creek, the chance to greatly

expand transparency and bring the great outdoors inside presented itself in no uncertain terms. "The roofs leaked, and the new owner called us to put things back together; he knew it was a good opportunity to make things better," says Travis Cremonese, project manager
for EagleVail-based Shaeffer Hyde Construction, the home's builder for its original owner years earlier. "He'd been considering doing something with windows; the leak and subsequent repairs sort of pushed the issue. "It was a substantial remodel, for sure," Cremonese adds, explaining
the windows scenario was just part of a much larger undertaking. "But now it's like a whole new home." 'Things will just emerge' First thing Cremonese did was help the owner find an architect. They ultimately settled on Doug DeChant, principal architect at

WE WERE ABLE TO OPEN UP THAT ENTIRE CORNER AND HAVE A REAL INDOOROUTDOOR RELATIONSHIP. IT WAS QUITE A CHALLENGE TO PULL OFF.” — TRAVIS CREMONESE Shepherd Resources, Inc., who, with his senior associate, Ryan Wolffe, went to work on a twoyear project resulting in a home that better shared its nearby Gore Creek riparian environment, along with spectacular mountain views for which the design of its predecessor did not provide. "When you open your ears, and you open your eyes, these things will just emerge. We need to listen to the client, and we need to listen to the land. What are the two essential elements saying to us?," DeChant says, adding his first thought upon visiting the existing home was disappointment to the point he felt something needed to be rescued. "Its relationship with the creek was almost nonexistent, especially, from the primary living areas; and the southern sunshine we relish here in this climate couldn't even penetrate into these primary spaces. "There's a ridgeline view across the valley that flows right past the home, and you wouldn't even know it was there when you walked in because the windows were so poorly arranged," DeChant adds. "The glory of this property is Gore Creek, and you had no sense it was even there." Wolffe says everyone involved realized the property itself was "truly amazing" — but they pondered, too, just "how
amazing it could be with a different house on it." Instead of bulldozing the site and starting over, he says, they decided to leave the existing foundation and some of the framing in place, replace the heavily-gabled roof with one of more modern design and build new exterior walls that would lend themselves to a much larger array of glass than the original architects had envisioned. 'A wall of glass' "The original house was just gable after gable after gable; we were looking at ways to open up the views. One of the ways
we could do that was to do away with the problem, which was the gables themselves," Wolffe says. "(Below), we basically created a wall of glass that essentially was doors, and when they open up there is no structure visible. All the windows along the north wall actually are doors — to bring in the outside noises and warmth from the summer." Cremonese, meanwhile, says the greatest challenge with respect to windows was at the home's western end, with dramatic views straight down a stretch of Gore Creek after it bends around the home's spruce-scaped backyard. With the architects adding an
expansive deck to the northwest corner of the structure and floorto-ceiling sliding-glass doors along the entire northern wall of the home's main level, it came down to having two of those doors meet at a corner, pocketed seamlessly, so as to minimally interrupt the sweeping vista that includes not only the creek but a vast reach up the Red Sandstone Creek Valley, part of the Gore Range, to the north. "There's a substantial amount of steel beam above each of those doors that really carry the structure," Cremonese says. "So, we were able to open up that entire corner and have a real
indoor-outdoor relationship. It was quite a challenge to pull off." 'A big transformation' For the windows themselves, the team called upon the Vail Valley's premiere distributors of such high-quality products, Alan-Bradley Windows & Doors, based in Eagle. "Remodels are a huge part of our business. We'll have window packages for remodels in the millions of dollars," says the company's owner, Brad Wright. "They replaced all the windows in that home. "A lot of windows in that home are framed in copper, not aluminum. It's a unique window package in that the windows on the outside are copper," Wright says. "It's a living finish, a material that will patina, so it will change with time. There's a lot of copper panels 22

on the exterior of the home, so they wanted the windows to go with the copper siding." 'Bringing the inside out' Wright then brought in massive Liftslide doors weighing nearly 500 pounds each, manufactured by Weiland Sliding Doors and Windows, Inc., in San Diego, with two of them meeting at that dramatic corner looking over the creek. "It's pretty unique. We do find ourselves doing doors like that
more and more with new homes, though, so in that regard it's becoming more commonplace for an ultra-high-end home," Wright says, estimating the cost of the windows alone for this home at about $300,000. "In that particular location, it's a very beautiful example of what those doors can do for an indooroutdoor living space, opening up an entire deck and bringing the inside out, completely opening up that entire area." In the end, for Shaeffer Hyde
Construction — which built the original home before being called in again for a complete remodel — the subsequent project was a success. "The greatest reward for us always is making the owner happy. Just trying to carry through the vision he and the architects had really gives a sense of accomplishment," says Cremonese. "That they're happy in the end, honestly, is always the best for us. It's all about the satisfaction of the client."

Kitchens and lavatories are the most essential rooms to update. But what if you just want to freshen up a master bath or powder room and not spend a fortune? Here are seven tips from designers on how to create beautiful bathrooms, on a budget. They go to show you don’t need to throw money down the drain; with a little bit of research and imagination, bathrooms on a budget can be not only fun to create, but also cost-effective.

1. Color it
Painting doesn’t just apply to walls — though, of course, adding a tranquil teal or a bold color to a wall or two changes the entire atmosphere of a bathroom. It also applies to cabinetry. “New paint can really transform the space,” says Vicki Glotzer, design director for Worth Home in Vail. She recently painted her honey wood cabinets a sleek black and added wood and resin door and drawer pulls in her guest bathroom.
Elizabeth Basso, owner of Basso Interiors, Inc. in Eagle, recommends keeping old cabinets, as well, and simply glazing them with a darker color, like black or gray. White is also a refreshing, clean color, particularly for bathrooms. Paint is an inexpensive and versatile way to bring in a new look, because you can always repaint in a year or so if you tire of the tone. You can play with stripes, accent walls, or paint that rises only two-thirds of the way up the wall.
“Be a little braver," says Yvonne Jacobs, president of Slifer Designs in Edwards. "It’s paint; it’s just color. It’s not going to kill you.”
2. Accessorize it
Since painting the bathroom a new color adds a different feel, it also calls for new accessories, such as artwork, candleholders and new drawer pulls and knobs. “Artwork is huge for bringing color into a room,” says Nancy Sanford, owner of Nancy Sanford Interiors in Vail and Denver.

3. Cover it
Glotzer followed Jacobs’ adage about making walls a little bolder. She incorporated a graphic black and nickel flocked wall covering in her guest bathroom. Contemporary wallpaper offers a sense of texture, and some patterns come in “fun, shocking colors or look like a piece of artwork,” Jacobs says. Wall coverings now range from artist renderings to abstract murals. Many residents tend to opt for a more organic look and feel when it comes to wallpaper, choosing vintage ski murals or mountain images, Basso says, though she also thinks bold oranges and taupes can make bathrooms “very chic.”
Today’s wall coverings provide a cost-effective option to incorporate artwork into your home; Glotzer suggests Etsy.com as one site to discover new patterns. Wainscoting — be it tile or wood — can also change the look of a bathroom inexpensively.
4. Glaze it
Rather than ripping out a tub or removing shower tile, professional glazers can not only make your tub and tile look like new, they can change the color, too — particularly of your tile. Though glazing doesn’t wear well on tile floors, it lasts for years on tubs and tiles. Porcelain tile has come a long way in terms of both quality and mimicking natural materials, from stone to wood, and it’s a much less expensive way to add an organic look. Of course, you have to do your homework, as tile can range from around $2 a square foot to over $100 a square foot.

Many Vail Valley consignment shops offer a variety of whimsical items that just may set your bathroom off. Boutique sales and, of course, the online world, are also places to pick up great deals.
In addition to tiling floors and walls, tiling the three walls in an alcove tub can make it look newer. And, speaking of tile, if you decide to keep it, make sure the grout is clean. If you have grimy or stained grout, scrubbing it or re-grouting it can renew the entire area.

5. Reflect it
Large, square, borderless mirrors glued to walls are common in older Vail Valley bathrooms, but there are a couple of inexpensive actions you can take to make your mirrors the prettiest of them all. Framing them in barn wood or another material that provides a simple, clean style can make you take a second glance at those old reflectors. Or, you might want to remove them completely, replacing them with “a pretty, decorative framed mirror or one with a nicely
finished edge, or even a circular mirror with a beveled edge,” says Glotzer. “Mirrors come in all different shapes and sizes.” She recommends Bludot.com for reasonably priced, modern accessories, including mirrors that hang from wooden hooks.
6. Fix fixtures
“Changing out the fixtures makes a huge difference,” Glotzer says, “and you can find contemporary styling inexpensively at hardware (and big box) stores like Home Depot.” She likes the contemporary designs of Moen’s Arras and Delta’s Arzo and Vero styles. Can lighting is often cheaper than more decorative lighting, so using the former predominately, and then perhaps accenting with more expensive lights — perhaps even a small chandelier in the powder room near the vanity — can save money. 7. Curtains, glass and remnants
Asking local slab yards for granite remnants is a great way to save money — they often have smaller slabs left over from larger jobs. In terms of showers, personal choice rules whether you go for a curtain or glass. Glotzer says glass doors aren’t that expensive at big box stores like Home Depot, and they can add a sophisticated, clean feel. In terms of shower curtains, “a custom, tailored fabric with simple lines — maybe some embroidery or bold print — can be very fun,” Sanford says, adding how she purchased fabric from IKEA for $5 a yard and hired a seamstress to hem it. “It’s a mod floral with poppy red, chartreuse, hot pink — every color of the rainbow. It made my whole (bathroom) come alive with the pop of dramatic color.”

While most designers recommend keeping bathtubs, showers and cabinets, they do suggest replacing toilets. “They’re reasonable in cost and you get more savings with water (usage),” Sanford says, particularly when purchasing low-flow models. If you decide to replace cabinets, consider prefabricated ones, as they are less expensive. Vanities with integrated sinks are also cost effective. Glotzer and Kellye O’Kelly, senior designer with Slifer Designs, both recommend checking out IKEA. However, if you decide to replace toilets, vanities or other large items, make sure they remain, basically, in the same footprint; and, if you’re building a new home, grouping toilets, sinks, showers and bathtubs will save money on plumbers’ labor charges. With remodels, maintaining the footprint usually avoids

O
ne of the most
common questions Josh Lautenberg, Realtor for Engel & Volkers, hears is: Should I remodel my home before I put it on the market? Like most real estate transactions, the answer hinges on a few conditions, including a home’s condition, age, need of repair, and whether it’s a buyers’ or sellers’ market. Fix it and forget the rest? Lautenberg typically advises sellers to concentrate on areas

of their home that need repair, rather than cosmetic remodels. Mechanical functions are the main aspects homeowners should take care of — everything from a leaky dishwasher and peeling siding to more critical things like hot water heaters, windows that need replacement because, for example, they don’t close properly, and structural damage in areas such as decks, making them unsafe. He points out a few reasons for solely focusing on repairs. First of all, serious buyers normally hire an inspector,
who will spot that leaky roof. “The buyer will request the items to be repaired anyway,” Lautenberg says, “so why create a point of contention?” In fact, that leak may just scare away a buyer, who’s not 100 percent sure about a potential property. Don't remodel 'pieces' Ensuring a home is in proper working order also simply allows buyers to trust that “there’s not much for them to be concerned about,” he says. Lautenberg discourages
sellers to remodel, even cosmetically, “because someone will come in and put in their own style,” he says. He also brings up an interesting point about the old adage to remodel kitchens and baths before selling. He says renovating a kitchen in, say, a 1980s house will only highlight the rest of the rooms that need do-overs. His advice: Don’t remodel just one or two “pieces” of a home. That said, Elizabeth Basso, owner of Basso Interiors, Inc., recently assessed a home “that would sell in a minute” if the

sellers had updated the oak cabinets and old Formica in the 1980’s kitchen. Sean Cozzens, owner of Cozzens Construction, sums the dilemma up well by explaining how it’s about achieving a balance between the value of the home and renovation costs. He compares homes in severe disrepair to an old, beaten up Chevy. “A tear down’s a tear down,” Cozzens says. “People can see past a coat of paint … but if it’s a high-end area (and a quality home) and you’re trying to get the maximum value, it’s worth it.” Always 'de-clutter' Though professionals may have differing views on remodeling, all agree on presenting a clean, pleasing property. “The biggest thing is: declutter the property,” Lautenberg says, “so it gives a feeling of
space. It should look almost like a hotel room that you can walk into (and relax).” Basso advocates staging, and says it can be done on a budget, particularly through local consignment shops, such as Nest Furnishings & Consignments and the newest one, Home Outpost and Auction House in Gypsum. “You can get higher quality furnishings at a price point that’s really good,” she says. “And there’s a cost you can recoup if you sell it furnished.” Buyers’ or sellers’ market? Scott Bandoni, a Realtor at Berkshire Hathaway Home Services, says there’s no general rule of thumb in whether or not to remodel a home or renovate kitchens and baths. However, he uses statistics on whether it’s a buyers’ or seller’s market. “It’s all about the market conditions,” Bandoni says. “It’s

most advantageous to renovate your home when it’s a buyers’ market because, inherently, there’s competition, and it will sell more quickly and improve the odds of negotiation.” During a buyers’ market, homes aren’t appreciating as much as a sellers’ market, so buyers tend to feel apprehensive about putting more money into updating a home, he says. On the other hand, if it’s a sellers’ market, Bandoni says “you really shouldn’t do anything — you don’t need to take a risk which might not pay off.” Other than decluttering, he recommends pricing the home appropriately by considering any repairs or updates it might need. Bandoni also cautions that sellers’ and buyers’ markets aren’t global in the valley, or along the Front Range. Rather, neighborhoods possess micromarkets. For example, Beaver Creek favors sellers a bit right now, but the aging properties may make it worth renovation. The town of Vail is fairly balanced, he says, but homes are “much better off renovated and turn-key.” Consult, consult, consult The best way to access what improvements, if any, to 34

make to your home involves talking to a Realtor — or two. They know the market, and though they’re not fortune tellers, they retain an arsenal of historical data and neighborhood knowledge and experience. The most effective way to
work with Realtors includes cooperation: “You lean on a broker to help access market value, and (you) access your tolerance level of how much risk you want to take (in remodel and staging expenses), Bandoni says.
Just as real estate prices rely on location, location, location, when it comes to preparing your home to sell, once you fix any major problems with your home, but before you begin tearing out cabinets, consult, consult, consult.

Design tip: Arrange three colorful planted pots of varying heights to create a welcoming and eyecatching vignette near the front of your home this summer. When arranging flowers in pots, plant the tallest in the center, and choose shorter or cascading varieties for the sides.

Urns are a specific type of planter or pot, usually designed with a base, a stem, and a rounded shape. Urns are a classic choice for front steps, front porches, and driveway entryways. If you’d like to add a water feature to an exterior garden this summer, an urn can also make a great receptacle for a small fountain that’s easy to construct yourself with a DIY fountain kit. Design tip: Choose two matching urns for a balanced design, and place in locations where colorful annual flowers can add life to a home entry or garden path. Select urn
designs that compliment the architectural style of your home. Accessorize heavy planters, pots, and urns with a wheeled base so that you can move containers around more easily or bring them indoors at night when temperatures drop in the early spring or late fall. Plant blankets can also help protect both flowers and their containers on cold nights. S t u d i o 80 Interior Architecture & Design’s first projects was completed in 2009, and the design still proves to be timeless. The client had purchased a home in an older complex in Beaver Creek, but the space was “overstuffed and depressed with no real creativity, color

or great functionality," says Tracie Schumacher, owner of Studio80 in Eagle. “We agreed the place had potential to be an awesome mountain retreat for their family,” she says. "So, we used our imaginations to take it there, without breaking the bank.” Studio80 worked with contractor Shaun Baldwin of
Precision Wood Works, also in Eagle, and Liz Sterling of Rob Hall’s Kitchen’s Plus in Avon. ‘A wonderful transformation’ Schumacher says one of the first things she noticed when walking in the front door was the toilet in the powder room. “Bad feng shui … yuck,” she says.

The team relocated the door to come off the kitchen. They also added a textured wall covering, a simple and functional washbasin and an antiqued mirror. “This was now a wonderful transformation from bad space planning to something fun and nice to view, even when the door is open,” Schumacher explains. The 1980s sprayed-on wall texture was modernized with a smoother drywall hand. They reused the solid core interior doors and stained them, along with the trim, a dark stain. “The nice dark color and a pre-finished hickory floor really added a rich base palette for the unit,” says Schumacher. “The colors went from dull to crisp to luxurious.” 'A great collaboration' The kitchen was a dated, U-shaped galley style. The project opened up the flow from

The splurge of the project was a Berman Rosetti sofa, which the space just seemed to demand. “The shape was perfect for the room,” she says. “It was a great collaboration of

material and skills that made this room one-of-a-kind." 'Casual and relaxed' The master bathroom was another small and depressed maze of a room needing a lot of attention. A few minor space modifications made for a free-standing soaking tub and a separate shower area, along with a nice new vanity. Schumacher says the client’s keen design ideas — along with the local craftsmen who teamed up to make it all happen — are what made the finished renovation special. “The living room is my favorite part of this project,” she says. “The interior architecture of the space jives with the furnishings in a most unique, harmonious way. Nothing is competing and it just feels casual and relaxed — mountain style.”

This includes clean and crisp modern lines with some creative wood and metal features to the design and detailing. We do, however, see some out-of-area architects who bring some more traditional ideas and details to the projects which are fun and rewarding to build. dh : Popular methods we are seeing: • Kitchens and baths will transform any home and are generally the biggest "bang" for your buck.
• Bringing dated architecture into a more present-day aesthetic. • Use of modern technologies — glass sizes and smaller mullion sizes can transform views. • Sustainability and the use of improved insulation, solar panels, high efficiency equipment — all to improve home performance. • We have seen a phased construction approach with smaller projects within an overall master plan being completed during the periods when the home is not being used by the clients. vvh :

hen Jacque Kudner and her husband, John, bought a spec home in East Vail eight years ago, they figured it best to wait a few years before they did anything about the one part of the house that really didn't fit their style — the kitchen. "We loved the house, and the lot; that's why we bought it. There really wasn't anything wrong with the old kitchen, it just wasn't our taste," she says. "We figured, if we do put the house on the market, it would have a pretty hefty price tag and a highend kitchen would be a better selling point then a low-grade kitchen. So, we just decided last year to make it our own. "Now, with the new kitchen," she adds, "we're really not interested in selling anymore."
'WILLINGNESS TO CHANGE'
Kudner really didn't like the rustic/country style of the existing kitchen, with cheaply manufactured knotty alder cabinets and darkly veined granite counters; and the layout, with a long peninsula bar separating the cooking space from a small breakfast nook behind, did nothing more than waste valuable space. An artist, she wanted a more contemporary look, along with a layout that used the entire space. The first call the Kudners made was to Bob Zeltman, designer and salesman at Thurston Kitchen & Bath in EagleVail, who then brought in Slifer Designs. Zeltman, who in his 16 years with Thurston had worked with the Michigan couple on two other kitchen projects, changed the dark green walls and granite backsplash to a modern gray paint and intricate tile; he upgraded dated appliances with newer models, installing some of them in a different configuration; and he turned the peninsula bar into an island, providing easy passage into a whole new dining area with similar finishes. Slifer Designs, meanwhile, swapped the dark granite counters out for a light solid-surface composite and the alder cabinets for new ones of bleached walnut.

It all has to be figured in, whether they're knocking down walls, making pass-throughs, whatever."
'THE WORK TRIANGLE'
Zeltman says the Kudners' new kitchen, though custom and unique, is a great example of how homeowners in the Vail Valley are upgrading not only look and appliances, but the flow in and around what for most residents is the heart of the home, where family members often spend more time together than an any other room in the house — and dinner and/or party guests tend to gather. "Typically, everyone wants to be with the host and hostess. Unless you've got everything done ahead of time and it's all set to go, then you can spend time in the living area; but if you're actively preparing things, people want to join you," Zeltman says. Another major consideration is how a kitchen accommodates the people preparing and cooking food and cleaning up afterward. Some kitchens can be beautiful and state-ofthe-art, but working in them often can involve unnecessary time running around assembling everything they need to make a meal. "That'll drive you nuts. It's our job to make sure what we call 'the work triangle' — range, refrigerator and sink — stays consistent, if possible. I try to designate areas of the kitchen for certain functions, whether it's cooking or cleanup areas, prep work," Zeltman says. "It's a good design if two people, or even more, can actually function in a space without having to say 'excuse me' all the time. If you're just one person, you want things not too far away, perhaps at an arm's length." All in all, the new transitional-style kitchen is working well for the Kudners. "We really love it," she says, speaking for John, their two kids and their families, including two grandchildren. "And I'm not really a big cook, but I can say I am cooking more there now than I used to."
'LIGHT AND OPEN'
Zeltman took on another recent kitchen remodel at Beaver Creek's McCoy Peak Lodge, describing their original kitchen from the mid1980s as "dark, dingy and dated," with gel-stained maple cabinets, black granite backsplash, counters and appliances, even a nearly black wood floor. The new owners first called an interior designer, Marilyn Smith Heaney of Slifer Designs, with whom Zeltman has worked many times over the years. Together, the team designed a kitchen as light and bright as possible. "They're from California and they wanted something very light and open, mainly just a lot lighter than it was. It was very oppressive," 68

Heaney says. "And they had very specific needs: They wanted to be able to seat six people at the island. They were mostly focusing on the needs of their family to be able to come down and sit at the island for breakfast before they went out skiing, instead of at the dining table like they were doing before. It's less formal, but they wanted to make sure everybody had a seat." Zeltman and Heaney "ripped everything out," replacing the cabinets with new product of maple, painted and glazed in a much lighter color; and the black backsplash and counters gave way to white tile and nearly white granite. "I think spaces that are lighter and brighter look larger; they're just more open and more fresh. We actually kept most of the millwork — everything but the cabinets — but wound up painting it or glazing it," Heaney says. "We stripped the floor and lightened it up considerably. And we changed the lighting considerably in that space; what was there was not adequate at all."
'MORE OPEN AND INCLUSIVE'
As for the island separating the kitchen from the main living area, it got a complete work over, as well. "It was a high bar, 42 inches high — from

A lot of our clients want more contemporary design. I wouldn't say it's taking over from the rustic mountain lodge feel, but it's certainly a larger presence these days. And it's not crazy contemporary, but more mountain contemporary. You're still using natural finishes like wood and granite, not bright red and yellow or other wild colors, more of the modern look," Zeltman says. "Everybody's different, and there's no right and wrong. Some people want that Rocky Mountains feel around them, but if the rest of the home is rustic or traditional, or it's a log home, there's no point in putting in a contemporary kitchen. The style of the kitchen should fit with the style of the home." — Stephen Lloyd Wood

We do a lot of 36-inch-high islands now, the same height as the counters in the rest of the kitchen, so the island doesn't block your view from the living area," says Heaney. "And we decided we wanted to do a soft shape on the front part of the island, with the front part of the stone, to get more people in the soft curve. It creates more space and a softer visual than just a straight line. "You want to keep that open so it's a more comfortable lifestyle, more open and inclusive, so if someone's in the kitchen cooking they still feel like they're part of the events happening with the rest of the family in the living area," she adds. Heaney says she used to dislike remodel projects, in general, preferring new construction. But she's come to love the challenge of taking an existing space, like a kitchen, and making it better fit the
style, and the lifestyle, of its owner. "I finally understood I can make a huge difference in a property by doing an appropriate, beautiful remodel," she says. "It's amazing to see the change; it's exciting, actually."
'A WONDERFUL FAMILY EXPERIENCE'
The greatest trend here in Vail Valley kitchen remodels, besides updating finishes and appliances, Heaney adds, is opening the kitchen to visually connect with other living areas — instead of living disconnected in smaller rooms separated by walls. "That's just not how we like to live anymore. People want to come to this valley and have a wonderful family experience; you don't want people wandering off to their own private spaces if you want to be a collective family. It's wonderful."

Vail Valley Real Estate: A Winning Balance for Buyers and Sellers Competition in the Vail Valley is getting real

estate market has moved to a healthy balance. Housing supply is down, but not so far down as to be a buyer’s market. The inventory has returned to what the economists tell us is a balanced market. That is neither a buyer’s nor a seller’s market, but a market good for all. February is the perfect example: An overview of all property activity looks good. There was a 57.8 percent increase in overall new listings in 2016 compared to February 2015 and a 66.7 percent increase in pending sales. When discussing whether the market is a “seller’s” or “buyer’s” we review the “months supply” (or inventory), which, for February 2016 was down 15.2 percent. According to Onie Bolduc, Past Chair for the Vail Board of REALTORS® (VBR), this number “reflects an estimate of the amount of time it would take to sell all of the current listings in a given area if no new listings became available.” It’s no secret that Vail Valley real estate is a great investment. The recession brought excellent opportunities for investors. From 2009 through 2013 there was a wide selection of properties for savvy investors. While many were reeling from the downturn, others were picking up properties for remarkable prices. Bolduc offers a thoughtful perspective: “The market, rather the buyers, have been relatively spoiled by a long-term, statistically high number of available listings on the market, which is starting to normalize. Per the National

Association of REALTORS® (NAR), five to eight months of inventory is considered a balanced market and nine or more months is considered a buyers’ market. Based on February’s statistics from the Vail Multi List Services (VMLS) the townhomes/condo market is teetering at around 7.9 months of inventory, down from 8.9 this time last year, and single-family/duplex
properties are at 8.9 months of inventory, down from 11.2. We are, based on current absorption rate, coming into a balanced market.” Where are we feeling the competition? According to Bolduc, we need to look at the submarkets. For the Vail Valley, that happens to be specific price ranges. “The demand for properties priced at $250K to just under $1M is
very hot with lower than average inventory. These sub-markets are experiencing competition for quality, well-positioned properties,” says Bolduc. “Here is a great example: Over the last 12 months, properties that closed between $300K-$599K were up 25.7 percent in the single family/ duplex market and up 17.4 in condo/townhouse market, while

Laughlin says, “In January and February, I closed three transactions under $600K. Buyers are active but particular about their investment. We are seeing multiple offer situations in the under $500K market and steady activity in the under $1M market.
