s the snow clears away and spring shows up in daffodils, aspen buds and soggy lawns, it’s time to turn our energy to some rejuvenation for the home front. Whether it’s reimagining an unused guest room as a study, or getting rid of the one thing that’s between you and your wonderful backyard view (the wall), this is the best time of year to embark on some nest upgrades. It’s also a great time to look around the community and get involved in making it a better place. Highway clean ups and cultural sponsorships are great ways to enhance the valley. The Vail Board of REALTORS ® has a charitable foundation that steps in to help the community members in times of need. Read about our efforts on page 56, and consider joining our golf tournament this June. It’s our way of saying thank you to this wonderful place we call home. If you, too, want to hang your hat here, it’s a good time to enlist the guidance and experience of a REALTOR. The local market is holding steady, but inventory is limited. Our organization, its members and partners exist to provide the most informed, ethical and comprehensive options for clients and their real estate needs for both primary and secondary residences as well as rental properties.
Think spring,

remodeling your home, but have you ever given thought to remodeling your furnishings? As you make an investment to your property, large or small, it is time to think about making an investment in a good quality sofa. Shopping for a new sofa can be completely overwhelming. The sky’s the limit when it comes to sofa styles, designs and fabric choices but let’s take a step back. The most important thing when investing in any good piece of furniture is its comfort. Perhaps your sofa is going in a lounging area and you want it to be extra cushy and soft. Or maybe your tastes are more formal and you’d like a firmer seat in your living room. Did you know that taller people tend to feel more comfortable in a deeper sofa whereas a shorter person would benefit from sitting with a pillow behind his or her back? Just like taste, comfort is an individual sense to keep in mind while shopping with your partner or family. Do your diligence or hire someone to help — you are investing in your future!

now yourself ; trust
yourself. But if you need a little help along the way, Gale Steves will give you permission to do what you want to do — in your home, that is. The former editor of Home magazine and the author of “Right-Sizing Your Home” has decades of experience in helping people better inhabit their living spaces. “The book started because I noticed when I was at Home (magazine) that people weren’t living fully in their houses,” Steves says. “There were rooms they walked through on the way to someplace else, or (rooms

that) were totally ignored except at Christmastime. But nobody actually lived in there. I thought there was a challenge ahead to try to encourage people to use their homes — improve, don’t move.” Spend 10 minutes speaking with Steves, and you might find yourself describing problem areas in your own home. Spend another minute, and you’ll hear some ideas on how to solve the problem — or rather, reimagine the space. Part of her success is rooted in her vocabulary. That’s right — words. It’s a two-step process. First, chuck out all of the shoulds. “I should have a dining room. I
should have a proper guest room. I should have a half-empty coat closet for visitors’ belongings.” And then, begin to sort through what you want, whether or not it’s on an officially accepted list of home must-haves. If there’s not a real term for what you want, coin your own. “My goal was to encourage people to live more fully,” she says. “So get rid of all those terms that the real estate agent used. I encourage people to think broadly: Walk through and reimagine what your home can be. What are your needs?” For Steves, that meant
converting a guest room into a nap room. Yes, you read that correctly. Her nap room has terrific natural light, an incredibly comfy chaise lounge and the type of ambiance that allows people to lie back, close their eyes and recharge in the middle of the day. “Even the dog knows it’s the nap room, she tested the room straight off,” Steves says, laughing. And it’s not just for the people who live in her home. She has friends who drop by and use the nap room, apropos of nothing, and then head on their way, refreshed. Part of its success is the simple elegance of the name — it’s a

“RIGHT-SIZING YOUR HOME: HOW TO MAKE YOUR HOUSE FIT YOUR LIFESTYLE” In her easy-to-use book, Gayle Steves shows you how to evaluate — and then reimagine — your living space, make a plan and follow through. Each chapter gently, yet specifically, leads you through the process. Addressing the places where you cook, eat, relax, bathe, sleep, work, clean and store items, the book includes some fairly detailed quizzes for each space in order to create a realistic “self audit” for your needs. It will help you: 1. Create a floor plan and a furniture model, both on paper, of your existing setup. 2. Evaluate how you like to do things. If it’s the kitchen, what kind of cook are you? Do you like to entertain, or do you need something geared for speed and efficiency? 3. Discover the art of “re” — rearrange, reclaim, reinvent, renew, rethink, revive, replace, refresh, rediscover. 4. Trust yourself, and create a space that works for you and your family. For more information or to buy a copy of her book visit www. right-sizing.com.

But Steves’ own ability to make a space comfortable for people to inhabit shouldn’t be discounted. “You can call it whatever you want to because it’s yours,” she says. “How many people live in their living room or dine in their dining room? I think you should have three or four places in your house that are places where you can eat.” She’s serious about the dining room — she doesn’t find them sacred, or even necessary, if they’re not used comfortably by the family. “If you have teenage

children, why not take the dining room table out and put a pool table in?” she asks. “What I’m doing is simply helping you envision a place that is fun.” Steves spent 10 years honing her point of view on living spaces while at Home magazine. She was inspired by the magazine’s 4 million readers, many of whom reached out with their challenges and desires. “When you opened up some of the high-end design magazines, it was all dreams. What I wanted to give people was a little touch of reality of what they could do, something they could make their own,” Steves says. “It was about ‘doable.’ Envision what you can do.” She went on the road and visited readers, and there she discovered a lot of people had the same kind of problem. “They didn’t have the imagination to know what was possible,” she says. “I gave them permission to do what they wanted to do.” And she’s still doing exactly that.

COOKTOP COMPARISON
B
ack in the day , with the
girth of a holiday turkey in mind, size was the main consideration when shopping for a range oven. Now, cooktops are the big thing. Also called stovetops or rangetops, they are separate from ovens and can be set into countertops and kitchen islands. Not only do they come in a number of sizes, but also they employ different technologies, types and amounts of energy. The five most popular include gas, electric coil, electric smoothtop, induction and modular. All of a sudden, choosing what used to be a simple appliance is like shopping for a single pair of shoes to wear for the next 10 years. How do you even begin to sort through all of the options? To make it easier, here are
22
VAIL VALLEY HOME | APRIL 2015
some basic advantages and disadvantages of the top five.
GAS
Good ol’ gas burners are still the cook top of choice for most professional chefs, who like to see the flame directly heating whatever they’re cooking. But flames can be scary and dangerous, especially with kids around. Many gas cooktops have sealed burners which help with the fire hazard. Pros • Visible flame provides direct heating • Heats up and cools down quickly • Allows for precise and immediate control of heat and temperature • If running on a pilot, will function during a power outage • If pilotless, electric ignition
conserves energy • Economical if gas prices are down Cons • Requires a professionally installed gas line, kitchen hookup and 120-volt household circuit • Installation is expensive (and should only be done by a professional) • Difficult to clean when food drops into burners • Presents a fire hazard • Dangerous, especially if children are around (unless you get a model with sealed burners, which contain the flames and are safer and easier to clean than standard gas burners) • Can be expensive when gas prices are up
ELECTRIC COIL
Most people probably grew

up with electric coil stoves, the ones with pans under the coils to catch spills. They are still popular today and probably can be found in more colors, shapes and varieties than any other type of cooktop. Pros • Inexpensive to purchase and repair • No gas hookup required • Easier to clean than gas • Provide a steady, even heat • Safer than gas • Many types of cookware work well Cons • Over time they can cost more than gas depending on electricity/gas price influx • Take a while to heat up and cool down • Less immediate control over cooking temperature

ELECTRIC SMOOTHOP
The “new” type of electric cooktop has a glass surface covering radiant heat elements. Like coil tops, they don’t require a gas hookup, don’t present an immediate fire hazard and can be used with almost any kind of cookware. Also like coil, they can be more expensive. Pros • Glass top is visually appealing and easier to clean than coil or gas • When turned off, can be used as extra counter space • Heats up and cools down faster • Cooks food more evenly than coils Cons • More expensive to purchase and repair • Still less immediate control over cooking than gas • If not cleaned immediately, boiling sugar water, wrappers

INDUCTION
When these hit the market a few years ago, many people pounced. If you haven’t cooked with one yet, you probably know somebody who has. They look similar to electric smoothops, sharing the benefits of visual appeal, easy cleaning, no hookup required and extra counter space. But they function on highly efficient electromagnetic energy. Pros • Energy efficient • Heats up and cools down faster than electric • Better temperature accuracy and control than electric • Much safer than gas • Safer than electric because surface stays cool • Only the pot or pan and its contents heat up when turned on • Can be ordered with gas conversion kit Cons • Expensive to purchase • Selection is limited

One of the latest trends in cooking, modular tops are separate units that can be customized with electric, gas, induction or a combination of heating elements. They can be purchased with specific apparatuses like grills, griddles, deep fryers and steamers, so you can make eggs on one side of the kitchen and grill a burger on another. Pros • Flexible and versatile • Placement of burners can be together or separate • Variety of sizes can fit into many types of counter space • Serves specific cooking needs (frying, Wok stir frying, steaming, grilling) seamlessly Cons • Expensive to purchase • Expensive to install • Might require gas lines, special hookups and expensive accessories

GARDEN DREAMS Get ready — now — for summer’s bounty and beauty
W
hile the old adage
“April showers bring May flowers” may hold true for some warmer climates, growing gardens in the Vail area definitely takes more work. Advance planning, patience and ongoing care go into cultivating successful vegetable gardens and perennial gardens, alike. But don’t despair: If you’d like to delight your home’s occupants with fresh produce

or inspire others to appreciate your perennial garden’s jawdropping beauty this summer, then here are a few things to consider in April to give your summer gardens a boost. Vegetable Gardens: Preparing a Space and Planting Seeds April is the time to plan out vegetable gardens and to prepare a planting space by clearing the area and doing early-season
weeding. Snow may already have melted away from the ground in the valley’s warmer locations, making it possible to begin working mulch or compost into the soil if the ground is not too wet. Consider building raised garden beds if you haven’t already, as this garden design can help keep soil warmer and make a garden more accessible. Also make plans to rotate crops so that your vegetables are not grown in
the same space year after year. April is also the time to begin seeding warm season vegetables such as tomatoes, peppers, eggplant, and squashes indoors. With such a short outdoor growing season in the Vail area, indoor seeding allows vegetable plants to germinate and begin growing leaves and roots that can support fruit production later. Plants seeded indoors in the spring can then be planted

Vegetable crops that grow well in this area without being seeded indoors generally include greens and root crops. Arugula, chard, collard greens, and kale all mature quickly. Plus, spinach and many types of lettuces will also grow to maturity easily within a summer season. Root vegetables such as carrots, beets, onions, and potatoes can be planted and grown outdoors in early summer, as their production happens below ground, which can help insulate them from temperature fluctuations and weather changes characteristic of a high mountain summer. While you don’t need to seed these crops indoors now, consider now where they’ll fit into your garden area come summer.

in the ground at the beginning of the summer season when temperatures are likely to remain above freezing at night. Gather indoor seeding supplies now, such as seeds, trays, soil, and an organic fertilizer, and sow the seeds of your choice according to package directions. Natural resources needed include water, warmth, and light. A heated mudroom or a heated, dedicated growing space where an artificial grow light can be hung above the trays full of planted seeds is ideal. Growing plants indoors doesn’t perfectly simulate outdoor conditions such as fluctuating temperatures, varying light conditions, and wind. So make sure that you take a few days to expose plants seeded indoors to outdoor conditions before planting them in the ground when it’s time, and have frost cloths ready to cover them on cold nights.

season, so it’s possible to thoughtfully integrate perennials into an enduring landscape that also includes hardy trees and shrubs for beauty that will last for years into the future. A successful perennial garden can add color, texture, and interest to a landscape while also expressing your unique design style. In April, take stock of your current landscape, and consider goals for the upcoming season. If you’re planning large-scale landscaping projects for the summer such as adding a rock garden, a fire pit, or a children’s play area, then begin working out a budget, and contact landscape designers for estimates and site evaluation. However, if your goals include planting a first-ever perennial garden or adding interest to an existing one, then begin by assessing your current landscape’s assets and liabilities and by doing some research to create lists of perennials that interest you and will also grow well in your planting area’s aspect and location. As with vegetable gardens, April is the time to work on amending soil so that your area is ready to plant come summer. If the ground is not too wet, work in compost to enhance live soil that will promote healthy plant growth, and freshen up mulch in beds before shrubs and plants are thick with foliage. Survey an existing perennial garden’s gaps, trying to determine which plants might
not have made it through the winter. List what plants need to be replanted in early summer, and in the meantime, clear out debris and weeds to encourage new growth of existing plants. April is also a good time to move plants to new locations since they are usually smaller and just beginning their seasonal growing cycle. Finally, April is a great time to brush up on knowledge that can contribute to your ongoing gardening success. The
bookshelves at Colorado Alpines & Wildflower Farm are stocked with gardening and landscaping classics as well as books that address specific concerns or highlight design trends. With some extra know-how, you’ll work confidently through the spring garden preparation phase and look forward to a bountiful summer season.

Susan Miller, a psychologist in Avon, knows: She’s gone through two major remodels and two home buildings in her 34-year marriage. Here’s how she sums up the stress of remodeling: “You are spending a large amount of money, living in the midst of physical chaos, often with strangers walking

She and a plethora of local experts tell all about how to make it through a remodel with your relationship intact.
What’s all the stress about? Homes are refuges from “all the stress and unpredictability of the outside world,” says Tiffany Buchholz, a Vail counselor. “If our home isn’t in order, our anxiety can literally go ‘through the roof.’” As people watch precious parts of their homes, in which

memories are deeply rooted, destroyed, it can be quite unsettling, says Doug DeChant, principal of Shepherd Resources, Inc. AIA Architects. Add each spouse’s differing desires (and demands), “and you just might be in store for a long and bumpy remodel,” Buchholz says. More decisions than couples anticipate arise during the remodeling process, and many affect one another: A couple may agree on a backsplash tile, only to find it clashes with fabric on the barstools one partner fell in love with. “I don’t think many couples realize the commitment and time required,” says Adam Harrison, a senior associate at Shepherd Resources. “There can easily be hundreds of decisions necessary.”

Would you rather be at work... SPOUSES ALMOST ALWAYS HAVE CONFLICTING GOALS ALONG THE WAY, (SO) SOMETIMES IT TAKES COMPROMISE.” Ryan Wolffe, a senior associate at Shepherd Resources, says: “Spouses almost always have conflicting goals along the way, (so) sometimes it takes compromise.” The challenge with compromise gets tricky during remodels “because it is very hard to be completely rational about choices in taste,” says Vail psychologist Henry Goetze. “We often form impressions quickly … without being able to tease out — or even know — the exact variables which go into that impression.” Worse yet, one partner can take the other’s material rejections personally and start an argument, based on the false premise: “If you don’t love what I like, then you don’t love me.” “Couples have to be mindful not to put too much of their ego on the line,” Goetze says. “If a partner does not like a certain look, it’s not an indictment about one’s self worth.” Remodeling usually involves letting go, not just of future desires, but also of past objects. “It requires that we sever ties — and sometimes emotional bonds — with objects that are associated with important milestones in our lives, (like) the fireplace where we took our last Christmas photo with grandma or losing the door jamb with all the kids’ height markings,” Goetze says. And when passions, losses, and a huge reduction in privacy mix with finances, a perfect storm can brew.
“Any difficulties in communicating in a relationship will come out during a remodel and make it difficult to make or communicate decisions to the design and construction team,” Wolffe says. “This can lead to higher construction costs and missed schedules.” For example, waiting until construction begins to decide whether or not to have a hot tub or heated driveway “can lead to a disastrous outcome,” Buchholz says. “Unresolved issues in a relationship can tend to simmer under the surface and blow up in unexpected ways,” she says. “Suddenly the fabric for the drapes turns into an argument about lack of time spent together or that anniversary you forgot.” Help is on the way Though remodels are challenging — especially if a couple enters one with the hope of improving their relationship by revamping their home (which architects like Kyle Webb, owner of K.H. Webb Architects, and therapists like Goetze have seen), remodels can also drastically improve lives. “If you live in a place you love, you’re happy to be there, and it makes your life wonderful,” Webb says. So how do couples remain strong as the walls fall down? Sharing a clear vision is key. Collect photographs from magazines that capture the look and feel of a desired

decision to go ahead with the changes are endorsed wholeheartedly by each partner, and not just to make one or the other happy. Appeasement is not a healthy goal when it comes to renovations.” Working out desires, feelings and dislikes can even bring partners closer to one another. “If you communicate with your partner ahead of time about expectations and feelings, it just might head off possible future altercations,” Buchholz says. “Go into the project with common goals and parameters.” Talk about what your dream remodel would be, and what you would like but can live without, Miller says. “Listen carefully to each other, and try to compromise whenever you can — but not if you are going to feel resentful,” she says. “(Discuss) what parts of the remodel are most important to each spouse, (and) try to come close to equalizing the changes that each spouse wants in the overall remodel.” In the end, couples should feel excited about the planned result, “and if they aren’t, they might want to reconsider,” DeChant says. Dealing with the thick of it Early on, make a pact not to blame one another as things go wrong, which they will. Instead, take a deep breath, and then divide and conquer: Decide who will deal with what and leap into action. “Accept the stress as a positive, and use that energy to help you find solutions and make decisive decisions,” Wolffe says. Avoid micromanaging; rather, trust in your building team, and your partner. “It’s important for clients to keep their eyes on the goal, and to release short-term issues to

When choosing materials, do a thorough cost/benefit analysis, and keep the project within budget. “Big expenses can lead to resentment,” he says, adding that partners should both plan and shop together. Then, “talk about any emotional bonds to ‘stuff,’ as well as the associations partners have with each area to be remodeled,” Goetze says. “Make sure that the

If you choose to stay, hot baths, music, wine or tea might relieve some tension. “Try to remember
that keeping your relationship warm is the priority,” Miller says. “Your relationship is way more important than the material belongings in your life. Try to see the humor in your situation. Remember to stay allies.” When tensions begin to mount, nip them in the bud. “Communicate, communicate, communicate,” Buchholz says. “I cannot stress enough how important it is to release the steam as you go … (but) communicate without causing the other party to feel attacked and defensive.” Although remodels come with challenges, both physically and emotionally, DeChant assures clients that the end justifies the means. “Be prepared for a few bumps along the way,” Buchholz says, “and in the end, enjoy the view.”

DOWNVALLEY Q&A
FOUR QUESTIONS WITH
Rebecca Pellican, owner of Pure Barre, Edwards Compiled by KIM FULLER
R

vail valley home : Describe the Pure Barre fitness methodology. rebecca pellican : In a 55-minute Pure Barre class, you will achieve a full-body workout concentrating on the areas people struggle with the most: hips, thighs, seat, abdominals and arms. The Pure Barre technique is low-impact, protecting your joints by avoiding any bouncing or jumping. Each strength section of the workout is followed by a stretching section in order to create long, lean muscles without bulk. The technique works to defy gravity by tapering everything in and lifting it up. Results may also be seen in just 10 classes. The concentration involved while taking Pure Barre allows you to block “life” out for the hour, 50

discovered Pure Barre about three years ago while walking by the studio in Edwards, and she decided to try it on a whim. By the time she’d completed her first class, she was hooked. “I suddenly found myself jumping out of bed at 6 a.m. to go to class,” says Pellican. “After a few months of attending classes, I knew that one day I wanted to own a Pure Barre studio.” After becoming a teacher and working at the studio’s front desk, Pellican achieved her dream of owning the studio this past June. “The strong, supportive community and the amazing and fast results fueled my passion for Pure Barre, and still do today,” she says. “I am so thrilled to grow and develop our Pure Barre community here in the Vail Valley.”

Is Pure Barre for all types of athletes? rp : Absolutely — Pure Barre is a low-impact workout that focuses on small isometric movements that can be done by men and women of all shapes, sizes and ages. As long as you can hold onto the ballet barre, you can do Pure Barre. No dancing experience is required. In fact, many of our clients do Pure Barre in addition to their favorite activities, including skiing, running and golfing, to name a few, as they testify that it makes them stronger, faster, better in those activities. If you also have physical limitations, due to past surgeries, preexisting medical conditions or are recovering from an injury, Pure Barre is a safe and effective exercise as modifications can be made for most exercises to fit your needs. Just talk with your teacher and she will work diligently with you to provide proper modifications. vvh :
What are some of the new things or highlights that you are implementing at the studio currently — through spring and even summer? rp : We currently are in the middle of our Pure Resolution 2015 Challenge that started January 10, which is to complete 20 classes in 30 days, so all those who complete the challenge will receive some great discounts on retail and classes. We will be doing “Challenges” more vvh :
frequently throughout the year as they are a great way to challenge yourself while creating camaraderie and support in our community. Also, we will be offering special classes more frequently, such as intensive classes, which are 75-90 minutes, that may target one or more specific areas of the body with that additional time. Another special class we offer monthly is our “Breaking Down the Barre” class which is a free class for all clients, new or veterans, that involves more in depth explanation of the various exercises, hands-on corrections of technique and open Q&A. What are you looking forward to creating at this studio, in terms of community involvement, client base, retail, etc.

vvh :
rp : My main focus this year is to get Pure Barre more involved in our local community by participating in and hosting events to support our small businesses and local non-profits. I plan to organize several community service events for our clients and staff to participate in together to create a stronger community outside of the studio. I also would like to partner with other small businesses and locals to do special events, from nutrition info sessions to shopping events. We are so lucky to have such a wonderful small community of businesses and charitable organizations, so I hope to form many community partnerships and make new friends in the process.
Shades of Santa Fe in the Best Way. This charming single family home has four bedrooms and three and a half baths, sun filled rooms overlooking Arrowhead ski area and the mountains. Large decks open to Deeded open space. Two car garage. Every important feature is new: windows, trim, exterior stucco, paint, heating and water system and a state of the art master bath. The roof is excellent. Yet the imagination of real Santa Fee tile and artistry may be found throughout. This is a home for a family who loves open space and good times together.

in the late-1800s with the initial allure being the area’s mining potential. But by the mid-1900s the ski industry had arrived and, Katybar-the-door, nothing has been the same in Edwards ever since. Many locals remember when Edwards was considered to be out in the boondocks - that dark area west of Vail that consisted mainly of a gas station and the Gashouse Restaurant. Well welcome to 2015 where the iconic Gashouse is still thriving but Edwards

has become a virtual beehive of activity where people are Living - Working - and Playing, as Riverwalk’s motto states, in what is now a booming central location in the entire county. Edwards is unincorporated and for all intents and purposes consists of the developments of Homestead, Riverwalk, Old Edwards Estates and Singletree. The governing body is the Edwards Metropolitan District and they work in tandem with, and is the voice for, Arrowhead, Berry Creek, Lake Creek and
Cordillera because of the mutual interests of all areas involved. Riverwalk, the 14 building multi-use complex, seems to serve as the central location from which all of Edwards branches out. Residences, retail and services are abundant in this complex, Victorian in design but very cosmopolitan in lifestyle. Anchored with the Village Market, Inn & Suites at Riverwalk and the Riverwalk Theater along with a plethora of restaurants, this central spot also includes boutiques, services
and residential property. Zino Ristorante has moved back to its home in Riverwalk complete with their fierce bocce ball competition as the Eagle River flows past in the background. Approximately 200 retail businesses and offices reside in Riverwalk’s full mix of offerings. A new amphitheater has been added along the river, and while many of the old favorites remain like Kitchen College, Slifer Designs and Kind Cyclist, they have been joined by such companies as Peak Performance Footwear,

Homestead, the family friendly neighborhood in Edwards, has recently completed a $2.7 million renovation of its famous Court Club, enjoyed by residents and members, and is the recreational and social hub of the community. Plus, 160 acres of open space have been added, via a conservation easement, to the recreational pleasure of the public and Homestead, that already boasts of a 70 percent open space designation. children and other pedestrians needed to be addressed. The four new I-70 exit roundabouts and landscaping have recently been completed and that has aided in the smooth flow of traffic throughout this popular area. The main intersection in town at Highway 6 is now in the very preliminary phase of design, according to Ken Marketti of the Metro District. Traffic studies have shown that a change was needed as the town deals with growth, and a solution found that better meets the needs of the collective community. This is a home of magnificent design, reminiscent of the architecture of the majestic National Park Lodges of this country. Every detail has been addressed, including months and months of hand sanding, and arduous attention has been taken to return these logs to their original grandeur. But while these mammoth beams dictate the character of the home the proportions of Bearden Lodge create an intimate ambiance that promotes a sense of comfort and ease in every room. Owners and guests admit that this home “hugs you when you walk in.” The gourmet kitchen has addressed every quality
element to make the most experienced chef envious and the atmosphere beckons people to gather. There is a theater room ready to comfortably seat eight, a wine cellar, a poker room where Texas Hold’em has been known to go on past dawn. The location of Bearden Lodge, nestled among groves of aspen and pine trees, is completely embraced by natures finest. Located on a 1.83+/– acre homesite with commanding mountain views as well as overlooking the ponds and extensive golf course vistas, this lovely home boasts over 3,300 square feet of finished outdoor space from which to

The splendor and appeal of Bearden Lodge is especially enhanced by The Ranch at Cordillera’s unique environment and lifestyle. Seventy percent of its land is preserved for open space and the verdant property is a continual feast for the senses. This is an active, adventuresome, socially vigorous living experience with something for everyone. The masterfully crafted Hale Irwin Mountain Golf Course with

Vail Valley is not easy for everyone. It’s a choice. Something many of us decided to do, not on a whim, but with careful planning and consideration. Choosing to live here takes resources, determination and, of course, opportunity. Single. Day. Are we lucky to live here? Many visitors say that we are, but the truth is, it’s not luck, it’s conviction. One word embodies this deep connection to the place we call home — gratitude. We are grateful to live in a place that fulfills us with culture, climate and community. At the Vail Board of REALTORS® (VBR), we reciprocate our good fortune through the Vail Board of REALTORS® Foundation (VBRF), a 501c3, nonprofit
organization acting independently of the VBR. Originally chartered to subsidize VBR members during periods of adversity, in recent years it has expanded to support a wide variety of charitable groups throughout the Vail Valley. VBRF Chairman Michael Slevin explains, “This organization has an important mission not only to support real estate colleagues in times of need, but also to serve our residents through volunteering
and donations. VBR members are a vital part of this valley so we developed a way to give back to those who support our livelihood. Our mission is to assist the community and association members in the event of a catastrophic illness or accident, and to enhance the quality of life through need-based financial assistance, nonprofit support, education, disaster relief, and housing-related initiatives while promoting volunteerism.”

MARKET REPORT
“Scramble” for funding The VBRF accepts donations from members and through a variety of fundraising activities. However, the primary source of funding is an annual golf tournament. The 3rd Annual VBRF Golf Tournament is scheduled for June 8, 2015 at Adams Mountain Country Club. Open to the public, all proceeds benefit the VBRF and its charitable efforts. With the support of our presenting sponsor, EverBank and event sponsors, RE/ MAX Vail Valley, Xssentials, and the Vail Daily, this year’s event is shaping up to be exciting and fun. According to Slevin, “The golf tournament provides an opportunity for our members, affiliates and the public to come together in a fun and collaborative event. The planning and execution of the tournament is a reflection of our overall efforts; we form teams to encourage each other while raising awareness and support for our cause.”

emodeling a home can be more complex than building from scratch. It takes creative vision, a tolerance for
unforeseen glitches and extra expenses, and a letting go of the old (including habitual lifestyles you enjoyed when pounding hammers and workers weren’t the norm). But the finished product brings a sense of satisfaction, beauty, spaciousness and excitement — especially when planned well.

TO REMODEL, TEAR DOWN OR BUY NEW: THAT IS THE QUESTION
Remodeling is often more difficult than new construction, or simply buying a home, but that doesn’t mean you should shy away from it. It makes sense when the property is remarkable or the home has “redeeming attributes that can be smartly salvaged and integrated well into the client’s new program,” says Doug DeChant, principal of Shepherd Resources, Inc. AIA Architects. Choosing to remodel, as opposed to buying new, often involves simple economics: weighing the amount of work and money you’ll spend to transform your current home, vs. buying a new one. When calculating the numbers,
project how long it will take to recover the money you put in, in proportion to the projected future value of the remodeled home. “A good way to think about designing your home is in relation to the total cost of the home,” says Natalie Andl, principal interior designer of Andl Interiors, in Vail. “I usually say 30 percent of the total cost of the home should go to remodel and furnishings. Most people want the bigger home and max out their budget, not realizing they are only halfway there to making it a ‘home.’” Of course, the equation gets a little tricky when the property is so unique that it literally pays to buy new. “Generally, you shouldn’t have to spend more than the value

“Buyers are focused on the ‘perfect location’ — ski in and out, or in the core (of the village).”

of buying new to remodel a house to be what you want,” says Ryan Wolffe, a senior associate at Shepherd Resources. But, there are always exceptions. Emotional attachment to a home, property and neighborhood also plays into the decision of how extensive the remodel will be or whether to buy new, as does the fact that remodeling tends to be a greener choice, in terms of energy efficiency and waste. Sometimes, tearing down makes the most sense. DeChant is currently working on a 12-year-old home — an age that hardly seems to warrant destruction — but he says the poor design rendered it useless for any effective rescue. Another example involves an 80-year-old Vail home that “was
substantial and beautifully crafted, yet low ceilings and dated systems performance virtually demanded the home be replaced,” DeChant says. Structural remodels, such as raising ceilings, cost much more, due to reconstruction of floors or roofs, as do remodels involving such factors as upgraded technology or walls of glass. “Because building technology has evolved dramatically in the past 40 years, and especially in the past 15 years, older homes lack many performance, technology and system features available in new construction,” DeChant says. “Insulation and window performance alone dates many existing homes.” While these upgrades can be
pricey, architects have clever ways of adding “cheap” square footage, by digging out crawlspaces or opening up attics. Kyle Webb, owner of K.H. Webb Architects, says a homeowner may spend $30,000 or $40,000 to dig out or open up these areas, but the added value could equate to $100,000. One of the main things people often overlook when choosing to remodel is the fact that a remodeled home “seldom, if ever, can realistically address all the issues,” DeChant says. “Contrary to building new, remodeling always leaves some previous element of the home compromised, because you need to draw the line somewhere. Without razing and replacing the home, there will always
be unimproved elements.” That said, remodels — even small ones — can “be a drastic improvement to your life,” Webb says.
HOW TO BEGIN
Allowing enough planning time for design and construction document preparation is essential to a successful remodel. Depending upon the extent of the restructuring, it’s prudent to begin this process at least five months ahead of time, and up to 10 or more months for multi-million-dollar projects. If you want an architect to explore options, hire him or her at least six months before any planned construction. And, remember: Many neighborhoods APRIL 2015 | VAIL VALLEY HOME

once the ideas begin to flow. The planning process is unique to each project, and an architect can help estimate a schedule.” Plenty of questions arise during the planning process, but the first one boils down to: “How would you like to improve your home,” she says. Deciding on whether to do an extensive, structural remodel, which may include removing the roof to add vaulted ceilings, or whether to do a less extensive remodel, such as bathrooms and kitchens — or even moving rooms around — depends upon the ultimate goal. Architects help translate goals into the proper level of remodel. “Sometimes what seems like a cosmetic remodel can require more extensive work, and other times parts of an extensive remodel can be accomplished equally with more cosmetic
improvements,” Wolffe says. After considering overall goals, more detailed questions come into play. They run the gamut, but some include: • Will future generations, or a large amount of guests, influence the design? • Do you need an extensive, tear
down, or a more simplistic, cosmetic retouch? • How much time do you want to put into it, and how involved do you want to be in the decision process? • What is your budget? • Do you and your partner agree about changes, costs and goals?

require design review approval processes, which can take a few months. Even for a simple kitchen remodel, it can take a couple months for cabinetry to arrive. Once construction begins, extensive remodels can take 12-18 months, with complex projects taking two years. As a result, some homeowners choose to remodel in stages. “If the project can be broken down into stages, it can really work well,” Webb says. Of course, planning “in your head,” collecting photos from magazines and assessing your needs and desires should start well beforehand. “I recommend owners collect imagery of spaces or buildings that speaks to them,” says Ann Darby, owner of Darby Architects in Edwards. “As architects we listen, but a picture says a thousand words. “The person you choose is going to be in your life for at least a year and will probably also double as your therapist — not literally, but there will be some ups and downs, and you want to choose someone who is not only competent but also listens to you.”
• How willing are you to deal with unexpected problems and costs? • If it’s your permanent home, are you emotionally prepared to see parts of your home destroyed to make way for the new? • Are you certain remodeling will accomplish what you expect? • Do you have the patience and temperament for remodeling, and the associated surprises? DeChant jokes: “There are two types of people in this world: Those who remodel, and those who shouldn’t.” For better or worse, there’s some truth in his joke. Remodeling requires solid planning — and the 72

ability to let go and roll with the punches, so to speak, as things don’t quite go as planned. “Remodeling inherently involves surprises, and generally not favorable ones,” DeChant says. “So clients need to begin the process with that understanding and have their patience and tolerance welladjusted. Also, remodeling, like most construction, is one of the last things in our culture still accomplished largely by human hands; mistakes will happen. People need to be prepared to make creative decisions about unexpected issues.”
Surprises also mean increased costs. “The most important thing about starting a remodel is knowing that there will be hidden costs — you never know what’s under that floor, wall or in the ceiling,” Andl says. “There are unexpected problems any time you move or remove fixed finishes.” For example, Andl has encountered infestations upon removing walls. “Living in the mountains has its perks but also comes with wildlife,” she says. “Particularly in new construction or homes built into a hillside, there can be a big problem with critters whose own home just got dug up.” Architects like Webb know it’s not uncommon to find mold, structural issues and needs like new wiring, a new boiler system (which can range from $20,000 to $60,000), and even new water lines. With new construction, it’s fairly straightforward to estimate price per square foot, but with remodels, “it’s so hard to anticipate what you’re going to find,” Webb says. He recommends adding 5 percent to 10 percent to the estimated remodel cost, for contingencies.
HELP THE PROCESS RUN SMOOTHLY
While remodels aren’t without inherent stress, there are plenty of ways to make the process go much more smoothly. One of the most important factors,

along with a clear vision and emotional readiness, involves the professional team. “Avoid the stress by being prepared and hiring an architect/ general contractor team that is good at listening and communicating,” Wolffe says. “(Then), be prepared to make decisive decisions, and trust in the decisions you make (and the team, to implement them).” When choosing a team, use referrals from friends and related professionals, and then review their work, interview them, ensure they have a proven track record in working with complex projects, and see if they’re a fit. “Seek out the best,” DeChant says. “(Research) which architects might be best aligned with the work you want to accomplish … Remodeling demands creativity and patience. Every client/architect relationship needs this, but because of inherent uncertainties, surprises
and challenges, especially in the remodeling setting.” In addition to proper experience and communication skills, look for an architect with “excellent vision,” DeChant says. “Because an existing structure stands on the property, unique vision is required to see beyond the existing walls, forms and mass, to imagine what the home could become. This is starkly different from designing upon vacant land, which offers itself more clearly, freely to the architect,” he says.
“Creativity and a passion for exploration in the early stages of the project must be in the DNA of the architect, as this can lead to new or better solutions than initially conceived by an owner,” Wolffe says. “It is relatively inexpensive to explore early on, rather than implementing a discovered missed opportunity during construction.” Not all architects and contractors specialize in remodels, so it’s important to find a team who regularly works on remodels,
“That’s what it’s really about, is making it personal. It’s about making a home a ‘home.’” kyle webb , webb architects

rather than just new construction. Webb was involved with a project in which the hired contractor wasn’t experienced in remodels, which ended up tripling the cost for the homeowners. “He could build, but he was not used to finding unlevel floors,” Webb says. Builders need just as much patience and communication skills as architects. “Because of uncertainties, the builder should have appropriate management and estimating systems to accurately inform the client about scheduling and cost issues, both before construction begins and later, as parameters change while the work progresses,” DeChant says. With the proper architect and contractor team, remodels can be easier, and more joyful. APRIL 2015 | VAIL VALLEY HOME

outlets should be placed due to the furniture plan and how far apart the windows in the master should be so a king bed will fit inbetween,” Andl says. “The general contractor will have a team who will make this vision come alive.” And, as Darby says: “A good team typically results in a successful project with happy clients.” Choose a designer who reflects your taste, integrates it with the architecture, and also complements your temperament. “The person you choose is going to be in your life for at least a year and will probably also double as
your therapist — not literally, but there will be some ups and downs, and you want to choose someone who is not only competent but also listens to you … and synthesizes (your vision) with you — not without you” Andl says. While most interior designers are pros at listening and styling homes based on their clients’ desires, Vail psychologist Henry Goetze encourages homeowners to clearly communicate likes and dislikes and decide whether the designer will become the main decision maker or an advisor, “someone with a trained eye,” he says, “who can

suggest alternatives and can help to guide you through the bewildering universe of options. “(People) should remember that their home reflects them, their personality and their values.” And once the dust settles, a remodeled home should be comfortable and more functional. “That’s what it’s really about, is making it personal,” Webb says. “It’s about making a home a ‘home.’”

For instance, last month, one of DeChant’s clients in Bachelor Gulch wrote a note of thanks, saying: “I had only one job: to enjoy watching the progress and observe the results of great vision, attention to detail and exceptional workmanship.” Designers can help streamline remodels from the start. Andl suggests hiring an architect and designer first, and then a builder, as they often work together. “The benefit of hiring both professions at once will save time when collaborating about function — where the floor
