s longtime Vail Valley residents often say, “You come for the winter, but stay for the summer." Throughout the valley, and Eagle County, you will find a vibrant cultural scene offering music, arts and dance of all genres and the impossible-to-overlook diversity of outdoor pursuits. Trying to enjoy it all makes it clear one should never be bored living here. The overall real estate market remains in a healthy balance. Selling prices consistently average 96 percent of asking price; the number of days it takes to sell is down about 9 percent while the overall inventory of active listings is down 11.4 percent; and the number of months of inventory is down nearly 21 percent. Year-to-date, the average selling price of $982,000 is down 19.5 percent, indicating a slight lessening of demand for the very high end of the market and an increased demand for less expensive homes. It should be no surprise that the most affordable homes sell in days while the more unique and higher priced properties require some patience to find the right buyer. What does all this mean? HOW’S THE MARKET? The summer selling season got off to a solid start in June, and activity has continued into the heart of the summer. Properties priced under $1 million have been selling like hotcakes, with year-todate transaction volume up 12% at the end of June. The $1 million-plus niche is still on pause, however, and off the pace by almost 7% in transactions. The high-end of the market continues to be impacted by the many uncertainties and variables in the world, whether Brexit, fluctuating exchange rates, or the vagaries of the current election. That said, there were seventy-two $1million-plus listings under contract, representing almost $195M in sales, as of early July. Included in this mix are a number of multi-million properties.

ike many vail valley
residents, Kate Allan doesn’t have a yard — but that hasn’t stopped her from starting her own vegetable garden this summer. Many renters and condo/apartment dwellers feel stumped when it comes to growing veggies at home. After all, doesn’t

that require a garden bed, or at least a membership to a community garden? Allan turned to container gardening, using trial and error to cultivate what is shaping up to be a successful herb and leafy greens crop this year. “We don’t really have a flat garden area to plant anything,
but we do have a deck that wraps around the front and side of the house,” says Allan. She maximized the deck space with the help of a staircase frame from Home Depot and some wooden planks. The result was a tiered pedestal for a number of pots and garden boxes that not only looked neat and tidy, but

We got starters for kale and lettuce, some basic herbs like basil, cilantro and sage, and spring onions,” she says. “I’ve added some potted flowers, too, and it really makes the deck feel more like a garden.”

HERBS ARE A GREAT PLACE TO START, ESPECIALLY FOR NOVICES.” — JEFF PIEPER Building your garden Container gardeners should start by assessing their space. Your garden area should face a direction that will bring a decent amount of sunlight, advises Marty Jones of Colorado Wildflower Farm and Alpine Gardens in Edwards. “Aspect and direction matter in your garden. It might not work as well if you have a north-facing porch,” he says. Next, decide how you’ll set up your plants. There are a number of options, from those that require building, such as Allan’s staircase project, to simple arrangements of pots on the floor, chairs and tables. Hanging baskets and pots also work well for balconies. Just make sure that whatever your arrangement, plants can still get adequate sunlight. 24

Local gardener Traci Macnamara created a hanging system for herbs along the rail of her deck with a towel rod from Ikea, some hooks and plastic pots. “I’m fortunate enough to have a yard now, but for many years I didn’t. Still, this was a great way to grow herbs on my deck, and it was very simple to put together,” she says. Your next concern should be live, nutritious soil for your plants. “There’s a difference between dirt and live soil,” says Jones. “Mix organic compost, which you can buy at the store, into your soil. As the season goes on, you’ll want to give your soil a boost with organic liquid fertilizer.”
• Go “vertical” – While the term vertical gardening usually refers to a specially designed structure with its own watering system, at-home veggie gardeners can make their own version by stacking their plants upward. Take an unused corner and put the largest and tallest plants at the back, with smaller pots cascading down at different levels. This ensures that every plant still gets sufficient sunlight. • Hanging pots – Use rafters or rails to hang pots instead of taking up precious floor space. You can also incorporate hanging plants into your tiered system. • Grow in a bag – Use a cloth shopping bag to grown edible crops. This option is great for those on a budget or renters who are planning to move. This works very well for plants like carrots that need deeper root space. Bag plants are easy to transport and make for easy transplanting (to a bigger bag). • Use a hanging shoe rack – Reuse your cloth over-the-door shoe pocket bag to grow small plants like herbs and lettuces. Just make sure it has good drainage.

What to plant For container gardening, stick to herbs, leafy greens and plants that grow vertically. “Herbs are a great place to start, especially for novices,” says Jeff Pieper, CSU horticulture extension agent. “They typically put up with a lot more dryness and are tolerant of hot spaces. Also, they can be moved inside if necessary.” More advanced gardeners can even use tiered systems that use sun-loving plants to create shade for others, he said. Plants that like some shade include lettuces, peas, radishes, turnips and beets. Make sure you have enough depth for your plants’ roots. Lettuces, radishes and herbs require 4 to 6 inches of depth, 26

while root veggies like beets and carrots need at least 10 inches. Of course, don’t forget watering. In a dry, covered environment, some container vegetables need to be watered daily. Things to consider Jones says container gardeners should consider companion planting rules if they plan to put multiple vegetables into a single pot. Leafy greens often grown well mixed together. Also, interspersing nasturtiums, marigolds and other pestdeterring flowers can help keep hungry bugs at bay. Planting in containers
make the soil more susceptible to heat or cold. Allan discovered that last year, when she used black plastic planters that tended to soak up sun and make the soil very hot. This year, she switched to wooden boxes, which solved the problem, she says. Then, there’s the cost. Pieper points out that tiered structures and containers can add up. He advises gardeners to “keep it simple,” or consider getting a community garden plot once your container garden is bursting at the seams. “I know that a couple of the community gardens aren’t full, so look for spaces around town,” he says. “Some gardens also take volunteers who are paid by being able to take vegetables home, so, that’s a good option for some people.”

The Vail Board of REALTORS® & Eagle County take action to introduce a voluntary wildfire mitigation program for homeowners
P
eople from around
the world seek out the Vail area to find their dream home and an inimitable lifestyle. This celebrated area is nature’s gem — resplendent with forests that flow up the glorious mountainsides and embrace homes to create a lush, verdant palette. The beautiful forested mountains that make this area so desirable are also what creates a formidable challenge to protect that beauty. Wildfire danger is ever-present in the mountains and that poses the challenge of how to protect valuable property should a wildfire occur. The Vail Board of REALTORS® and Eagle County, in an effort to work together to better protect the community from the ravage of wildfires, have taken a proactive approach with the unique REALFire® Wildlife Mitigation program that was presented a year ago and was launched July 5. 'An important step' The voluntary program assists property owners identify specific action they can take to reduce wildfire hazards on their property. At the homeowners' request, a local certified wildfire specialist from the local fire district or Eagle County will visit the home and then provide an in-depth report listing mitigation actions that are specific to the property. If the property owner chooses to successfully complete those items on the

list of recommended mitigation actions, that owner receives a REALFire® certificate, which can be used at the owner’s discretion to, for instance, give to insurance companies or to potential buyers of the home. “This program is an important step in the evolution of community-based wildfire mitigation,” says Eric Lovegren, REALFire® Program Coordinator and
wildfire mitigation specialist for Eagle County. “REALFire® is a great example of where we need to go with public/ private partnerships. As more residents face challenges obtaining insurance, we’re hoping to offer an incentive that may motivate owners to take action, and better prepare our community for wildfires. When the private sector is working in conjunction with the public

'Not big enough' Originally designed by architect Bill Pierce and interior designer Carol Moore Mink — whose stories of taking on the project are priceless — the existing estate led the way in the 1980s for other buyers of older homes in the neighborhood to demolish them and start over. "It was one of the first homes on the Vail Golf Course purchased with the intent of being torn down," says Moore Mink, who, by coincidence, actually lived in a soon-to-bedemolished home on one of the original lots when she first moved to Vail in 1981. "I'm sure it was purchased solely for the location." Roy and Paula May, whose Chicago-based business involved the distribution of various media — adult videos, mainly — were aggressive in making this home something they would enjoy, along with their family and friends. The first residence was completed in 1993. "It's interesting because, originally, there were three lots

there, and they subdivided them into two," Pierce explains. "On the eastern-most lot, we built a house with a swimming pool. When we were done, Paula said 'it's not big enough,' so Roy bought the property next door and had that house torn down, too." The Mays then asked Pierce to design and build a new structure west of the pool deck that wasn't to be a residence at all, he says, but instead a place they would call "the cabana" for entertaining guests with extravagant parties. "The original home had rooms for their kids, but Paula didn't

want people staying on-site," Pierce says. "They could visit whenever they wanted, but they had to go home at night. She didn't want to run a hotel." Hence, that second structure comprised an immense entertainment area on the ground floor with a billiards room, a media room and a dining area for as many as 30 guests at several, separate tables, along with a professional-grade kitchen to accommodate large dinners, many of them catered. Upstairs was a his-andhers home gym, as well as a one-bedroom caretaker's unit, which still remains. 'They definitely liked entertaining' Among the many infamous parties held on the property during the Mays' reign on Ptarmigan Road — some with fireworks over the golf course — was the New Year's Eve celebration of 1999-2000, or "Y2K," topping the list for Pierce and Moore Mink, both of whom were invited. The Mays had installed an array of lights throughout the
cabana and the pool deck, they recall, leading to a transformer in the neighborhood blowing out and plunging the party guests into darkness in the hours leading up to midnight. "We actually had put batteryoperated, decorative lights around the house for the party, as well, and we had all these candles, too. At that point, we lit 'em all. It was great," recalls Moore Mink. "I remember, once Holy Cross came out and the lights came back on, Paula wanted to turn them off again because she liked that better. It was a fun party." "They definitely liked entertaining," adds Pierce. More than the parties, Pierce and Moore Mink love to tell of times spent with the Mays on early planning sessions for the primary residence, one of the first in Vail to incorporate what's now considered standard, mountain-contemporary design. Pierce, for example, recalls returning from Denver with Paula May one day when she spotted a hillside she thought would make great material for

the new home's exterior walls. "She said, 'I want this stone' — and it was black granite. I told her I didn't know where to get it up in Vail, but she insisted," Pierce explains, adding that very black granite ultimately was used not only for the estate's exterior walls, but throughout the interiors, as well. "Now, there's a huge quarry there, and with the help of Gerald Gallegos she was the first to get stone out of it. "She wanted something unique. The idea was to make the exterior stonework and the interior stonework part of the same, indoor/outdoor concept, and it's pretty successful in doing that," Pierce adds. "There's continuity between the inside and outside." Another unique aspect of his design, Pierce says, is the northfacing walls of the primary home. They "step out," sequentially, he explains, to provide every room with a spectacular view of the Gore Range.

'An eclectic-classical mix' Moore Mink remembers weeklong sessions with Paula May in Chicago shopping for fixed finishes — plumbing fixtures, hardware, lighting, cabinetry and the like. "They had very tailored tastes, so it was a curated effort on their part going through everything, Paula and I edited our choices for Roy to vote on. It was a really fun process," she says. "Everything, oddly enough, gelled once we picked the dining table, a Spanish-style Dennis & Leen. Then everything else came together to tell us which direction to go. It was a matter of balancing between ultra-contemporary and an eclectic-classical mix of modern lines and traditional pieces." Moore Mink is especially proud of the primary home's living room, with a rarely-seen, back-to-back sofa arrangement. "We purposely designed the room with texture, using suede and leather and mohair for a

"Roy was a notoriously generous guy. "It was the world's greatest experience." Roy May loved playing golf, too, Pierce adds. "He had a putting green in the backyard, right next to the golf course, for his own use," he says. "And there's probably ten thousand golf balls he drove up onto the hillside across the street." With that in mind, perhaps — and to preserve that magnificent aspen grove across the street, in perpetuity — the May

family worked with neighbors to purchase several home sites on the south side of Ptarmigan Road from the Town of Vail for $1.2 million, according to public records. The town then worked out a deal with the U.S. Forest Service to preserve those half-dozen or so acres as part of the 1994 Vail Comprehensive Open Space Plan.
'Hollywood types' All good things must come to an end, they say, and the Mays, for personal reasons, put their Ptarmigan Road estate up for sale in 2006 — to be bought for $14 million, according to public records, by another media tycoon, a well-known Hollywood producer of TV shows we all know and love. The new

"They converted the cabana into a real guest house, and I redesigned it to suit their needs. I'm not sure why they're selling it or what their motivation is to put in all that work, then sell it," Pierce says. "Obviously, they're Hollywood types; but most Hollywood types are down the road in Aspen." Jan Chenault, another local interior designer who'd previously worked with the new owners, got that call this time around. "We remodeled the bedrooms in the main house long before we re-did the second house. We changed the upstairs of the second house a lot, turning it into bedrooms. In the downstairs area,

LATE BLOOMERS Extend the ‘season of color’ with late bloomers in the garden by MARTY JONES

ven though it ’ s august ,
the Vail gardening and landscaping season is far from over, and lateblooming perennials can extend the beauty of your gardens into the fall. Gardeners often gravitate toward planting perennials that bloom during June and July, buying what’s currently in color while forgetting that it’s possible to have nice, bright blooms into September and October. This approach can lead to a lackluster appearance later in the season, but planting late bloomers can be a way to remedy this common gardening pitfall.
Late bloomers, most simply, are plants that mature throughout the summer season and then produce a color burst in late summer or early fall. Lateblooming perennials often look good as they mature, adding green foliage and textural interest to a garden even when they’re not in bloom. But they look great when they finally pop open into colorful blooms late in the season when a garden needs a color boost the most. Strategically choose late bloomers to enhance your garden all season long and display color that can act as a color bridge into
the beautiful fall season. While many perennial plants bloom in the late-summer or early-fall months, here is a select list of our favorites for the Vail area: SHASTA DAISY ‘BECKY’ (Leucanthemum x superbum ‘Becky’) The phrase “happy daisy” can easily be applied to this perennial plant showcasing robust white blooms with yellow centers that offer a classic look to Vail gardens, where they grow well into the fall. Shasta daisies have strong stems, which make them great for cut flowers.

has one basic rule when curating the items that fill her Edwards store, The Shaggy Ram: “I don’t buy anything I don’t want to live with myself,” she says matter of factly. And as it turns out, she has very high standards — and a very good eye. Montgomery focuses on French country fruitwood furniture and English pieces, as well as accessories from France and England. Her annual pilgrimage to Europe nets her the sort of hand-fashioned, unique items that you could look for forever — and when you find it, nothing else will do. Whether it’s a German painted armoire, known as a schrank, dating from 1780, or a fruitwood table rescued from oblivion by layers and layers of wax and elbow grease, no two items are alike. Why travel across the globe to find furniture and other home accessories? “Quality workmanship — that’s what I see in most of the country pieces,” says Montgomery. “If it’s painted, it’s typically beautifully done. The woods are beautiful. Getting the patina on these woods comes from years and years of polishing. It’s very hard to get character into new pieces.” Wood is a living, breathing organism. wo years ago, Malia Cox Nobrega, a Realtor at LIV Sotheby’s International Realty, sold a Vail Golf Course home for $4.4 million. Now, it’s under contract for more than $15 million — and it only remained on the market for a couple of months. Though the market is improving, it’s not skyrocketing real estate prices that led to the $15 million deal, but rather another trend, which is taking root in the heart of Vail: teardowns. Second- and third-homeowners, as well as builders investing solely to resell, are buying multimillion-dollar homes then tearing them down because they’re located on prime lots in Vail. Take, for instance, the now $15 million home, located on the Vail Golf Course. Originally built in the 1960s and remodeled in the 1980s, the home didn’t necessarily need demolishing, but it also didn’t allow for the quality amenities — and even views — today’s refined buyers want. Now, the six-bedroom, 10,015-squarefoot home maximizes views of the Gore Range with huge windows and receding glass walls, which open to outdoor water

features and landscaping on the 0.71-acre parcel. “The lot itself is valuable enough (to justify the teardown)” Nobrega says. “Aging singlefamily homes are being valued more as lots versus as a home. This is why you may see a very old single-family home in a prime location being priced at a very high price per square foot despite its age and deterioration.” For instance, one Ptarmigan Circle home
had recent “cosmetic upgrades,” says Robyn Boylan, of Beck Building Company in Vail, but the home’s design failed to accentuate views of the Gore Range, and the family needed more space, so they rebuilt, with an entirely different layout. Another residence on Hornsilver didn’t meet the buyer’s style, but his main reason for rebuilding involved subpar mechanical systems, smaller windows and poor layout. He

built a much more energy-efficient home that captured mountain views. One homeowner challenged building codes for seven years to build his 10,000-square-foot (teardown) home, rather than a 6,000- to 7,000-square structure. “It’s not always easy, depending upon where you are,” says architect Ryan Wolffe, of Shepherd Resources Inc./AIA. Of course, most of these teardowns occur with Fortune 500 clients. At lower price points, homeowners tend to remodel rather than tear down, but the more prime, and rare, a location is, the more likely buyers will flatten it. In fact, these days, it’s difficult to find a good teardown candidate because both homeowners and builders are snatching them up. “(There’s) low inventory because builders are watching,” says Ty Stockton, Relator at LIV Sotheby’s International Realty. “It’s a fast-paced game. If the numbers work (to redevelop), there are 30 people waiting for it.” On the other side of the teardown spectrum, longtime locals who have owned their 1960s home, like one on Forest Road, may need to expand for their growing family. Their modern home now showcases views better and provides everything from four levels — as opposed to two — and more outdoor space, with decks and landscape to a sod roof. Vail’s premium properties are both limited and aging, and people want new, up-to-standard homes, Nobrega says. “People are paying a lot of money, and they want something beautiful,” she says. Doug DeChant, architect and Principal of Shepherd Resources, Inc./AIA Architects, concurs.

"Our clients have become more informed and sophisticated about architecture, asking for enduring, modern solutions," Dechant says. "This is very exciting.” Shepherd Resources has extensive experience with renovations, and in fact, the architecture firm currently has four custom homes working their way through the studio, each of which is a teardown. In addition, strategic redevelopments are paying off in prime locales. “People are more than willing to (tear down) if they feel the value will be there at the end of the project,” Nobrega says. “Our trend of tearing down or significant renovation is inevitable. The more prime the location, the more likely.”

Certain indicators call for extensive renovation, rather than leveling and rebuilding. One main factor involves newer building codes, which may not allow a certain height a home already reaches, and therefore, owners would need to rebuild a lower structure. Another key element, which often leads
buyers to settle for a renovation, occurs when the older structure sits closer to the river than current regulations allow. Additionally, if the current home has “great bones,” which include high ceilings, an open floor plan — or the ability to create an open plan without moving structural walls — , proper orientation to views and the ability to modernize it with huge windows, people may renovate. “It takes strategic planning to determine whether or not (people) tear down or if (the home is) sustainable,” Nobrega says. Shepherd Resources/AIA Architects knocked down a home not even 10 years old because it was poorly designed, DeChant says. “Something built in 1989 or older (on a great lot) is typically going to be a teardown,” Boylan says. “1970s and 1980s architecture was more of a fad style — not something you’d want to see restored.” Most older homes, especially those built in the 1960s or 1970s, don’t lend themselves to modern renovations. Tiny bathrooms, lower ceilings, small garages and inferior mechanical systems often characterize these homes.

“Quality wasn’t really the priority,” DeChant says. And people in the multimillion-dollar price range typically don’t want the “Band-Aid” solution of a remodel, says Tom Bashford of Shepherd Resources/AIA Architects. “A lot of (early) homes generally don’t have good bones.” Still, architects like those at Shepherd Resources/AIA almost always begin with studying what it would take to renovate a house. However, one of the most difficult, and common, aspects they run into is low ceiling heights — a particularly problematic issue on the main floor. “There’s a certain point where you can’t take the house any further, or you have to 80

live with compromises,” Wolffe says. Yet, the architectural firm recently found a clever way to renovate a 1992 home on Gore Creek that wasn’t oriented to take advantage of the views — owners couldn’t see the river from the main living space. Since the footprint, foundation and main level floor “were a good start,” DeChant says, they designed a significant remodel to
link the river environment with the home. Another reason teardowns are becoming more popular involves “a changing of the guard,” so to speak, says Adam Harrison of Shepherd Resources/AIA. “There was an aesthetic for more rustic architecture in the 1990s, but the generation that’s building now is looking for more modern.” One major renovation they recently completed cost $6.25 million but includes huge glass doors in the main living area, that, when open, seamlessly blend outdoor and indoor living. “Lifestyles have changed,” Bashford says. “It’s a lot less formal and a lot more casual.” That means no more separate dining rooms, kitchens and living rooms. In addition, technology of materials has improved, such as the size and insulation factor of glass. Landscaping also has become more desired. “It wasn’t that long ago people weren’t that interested in landscape and big outdoor living,” says Stockton. Now, owners want larger patios with extensive outdoor kitchens and landscaping with water features, fire pits and more. In other words, the quality is stretching beyond the borders of the exterior walls. “That’s what they want, rather than all these bedrooms,” Stockton says. “Vail is a social place, so (owners) are putting their square footage in the living rooms, so it feels like a mountain modern lodge, where 25 people can gather and tell stories about the activities (of the day).” Occasionally, if a dwelling is historical and valuable enough, it may be relocated. Such was the case with a late 1800s log barn that sat by June Creek; Shepherd Resources/AIA took it apart and reassembled it south of Buena Vista.
trend occur extensively in Beaver Creek yet because most homes don’t have enough equity. But it seems to simply be a matter of time. “It’s going to extend out to second homes as the valley ages,” Nobrega says. “If something has enough value, it’s inevitable.” Stockton is starting to see $1 million to $2 million homes in East Vail and West Vail being torn down. “People want today’s amenities, today’s finishes,” Stockton says. “They want new and nice, and they’re willing to pay for it … They don’t want headaches from older homes — things breaking — and they will pay a significant premium for that. “In Beaver Creek, the same phenomenon
could happen, though (those homes) were built on a much larger scale … (and many) would cost way more than the land value to tear down.” In contrast, early residents in Vail built smaller homes, so there’s “little value in the home; the value is in the land,” Stockton says. With Vail Resort’s world-class status and Vail and other prime area’s limited land, the teardown trend seems likely to continue. “It’s just such a rare location and highly sought after,” DeChant says. “When you talk to people who have skied all over the world, (they choose Vail). It’s like the heart of New York City or San Francisco. The desire to own here is never going to change.”

Will the trend continue? As homes built from the 1980s to 2000 start to age, many experts believe the same teardown trend in the heart of Vail will extend to outlying regions, including Beaver Creek. In fact, Nobrega already has seen a couple buyers level homes and rebuild in Beaver Creek, and she believes the market will support that, so more buyers will rebuild. Shepherd Resources/AIA is starting its first teardown in Arrowhead while watching another architect redevelop in Beaver Creek. Even Strawberry Park, a relatively young community, is beginning to experience significant renovations, DeChant says. However, Boylan hasn’t seen the leveling

“Our goal was to create private office space for our brokers, while also encouraging space for collaboration,” explains Michael Slevin, president. 'New, modern design' For the complete renovation project, George Gregory was the contractor, and Bill Nutkins with NDG Architecture developed the layout. First, everything was removed to create a big empty room, all the way down to concrete floors. “The wonderful new office layout perfectly matches our expectations of the new, modern design,” shares Bossow. The decor of the office is now contemporary, with a hint of urban feel with metal and wood combinations. As a whole, Slevin says the layout encourages interacting in the office.
“The spaces function well together and afford our brokers and staff the space needed to conduct their business,” he says. The office still has a conference room, but it also has large windows for a lot of light, and includes elements that make it easy for brokers and their clients to settle right in, including couches, a TV, chairs and tables that allow for less formal visits 'A great place ... to work' Bossow says her favorite part of the new office is this lounge area, where a broker can meet a client in a living room-style environment, or sit at the tall table and work. “I also love the sunlight streaming in the large windows, helping the office to feel bright and cheery,” she adds. “It is truly a great place for our brokers to work and our clients to stop by to get real estate information.”
