he Vail–Eagle County real estate market remains robust leading up to the holiday season. At a time when we might expect some seasonal slowing, key indicators are strong. All varieties of residential properties are selling faster and the supply of homes for sale remains limited. Single-family home (including duplexes) selling prices are up about 10 percent over the last 12 months and townhomes and condominiums are holding steady with little change. Overall, homes are selling for about 96 percent of list price. This indicates a robust demand for homes that are priced accurately by the professionals of the Vail Board of Realtors®. vegetarians, 12 meat eaters, 10 wine aficionados, a glutenfree person and one picky eater: They’re all coming to your home for the holidays, and you’re responsible for providing a well-rounded meal. But the thing is: You’ve cooked the turkeys and the hams and the sweet potatoes and the green beans and the hummus and the apple pies and even the gluten-free quinoa for your loved ones before, and you’re tired of rushing around, checking food temperatures and serving up kids’ chicken fingers like a short-order chef. This year, you’d like to enjoy your company, rather than worry about them. That’s where a personal chef comes in. Personal chefs create customized menus based directly on your needs, dietary restrictions and preferences. “If you have dietary restrictions, especially if they’re health related, sometimes it’s hard to dine out,” says personal chef Allana Smith, owner of FOODsmith. Personal chefs can generate separate menus for kids and adults, and even serve the little ones dinner while adults enjoy hors d'oeuvres. Or, they can create a big family-style meal that full of family favorites or exciting new things. “The advantage is, when planning ahead, you have a very large amount of flexibility,” Smith says. “It’s more personal than a restaurant.” Personal chefs provide innovative ideas for dishes, introduce clients to new products and recipes, and customize foods for people, who, for

They’ve gone to a lot of restaurants and they’re looking for a new experience. I facilitate that. Part of why I even have this business is that I appreciate having the opportunity to seek out quality ingredients and introduce people to them.” But perhaps the best reason to bring in a personal chef resides in the quality of the new dining experience. “It’s their opportunity to spend time with family,” Smith says. “You (even) get to have slightly more time with each other than in a restaurant.”

all categories were brisk in October and well ahead of this time last year. 87 Single family homes sold; up 77.6% over last October while 79 townhomes and condominiums sold; up 17%. Year-to-date single family and duplex home sales are up 4.3% and townhomes/ condominiums are up 14.6%. Inventory of homes actively for sale continues to be low but interest rates continue to be low as well so it remains a good time for both buyers and sellers to enter the market. Ski season always brings increased buyer interest in ski properties. Often this is the first of many real estate investments for the family. “There seems to be a natural progression for many moving into this area. Buyers start out with an interest in a ski condo. Then, as the kids get older or more are added, it is time to get a bigger place where there’s a lot more room to spread out. That becomes the home that hosts a bevy of grandkids and friends. As retirement approaches downsizing seems the right decision,” says Eileen Duke, Vail Multi-List Service, Chair. As the famous saying goes: people come for the winters but stay for the summers. Newcomers to the Valley find that not only is the skiing the best in the world, but the glorious summers are incomparable. pine trees lightly scents homes adorned for Christmas Day, when Santa arrives and kids rip shiny wrapping paper off gifts and dive into their new toys. While Christmas is a time of sharing love with friends and family, it can also be a time to show some love to the environment. By being mindful of how you celebrate, and perhaps making slight changes

to your traditional festivities, you can keep your holiday “green.” Between Thanksgiving and New Year’s, Americans produce 25 percent more trash — an additional 5 million tons. And, on average, Eagle County recycles only 25 percent of its solid wastes annually, compared to the nation’s average of 34 percent. By recycling, reusing and choosing carefully, residents can significantly reduce their holiday impact.

Trees: Fake or real? Cutting down a live tree only to enjoy it for a few weeks may seem wasteful, but it’s actually better than buying artificial. “Although some people think that buying a fake tree and reusing it year after year is the sustainable choice, we beg to differ,” says Melissa Kirr, sustainable program director of Walking Mountains. Her team recommends buying a live tree from a farm or purchasing a permit from the

Forest Service to cut down your own. Using a Forest Service permit assists with thinning programs. Meanwhile, the nation’s 350,000 acres dedicated to growing Christmas trees provides the daily oxygen requirement for 6.3 million people. In addition, an acre of Douglas firs can absorb 11,308 pounds of carbon dioxide. Because of their hardiness, trees can grow on barren soil, upon which other plants wouldn’t thrive.

Artificial trees are manufactured using polyvinyl chloride, or PVC, a petroleum-derived plastic. PVC production results in carcinogenic emissions. The trees also require valuable resources in both manufacturing and shipping; about 85 percent of artificial trees come from China. Artificial trees take at least a thousand years to break down in landfill. However, if you reuse one artificial tree 20 times, its climate impact is actually lower than that of a tree, Kirr says. After all, trees require water, and unfortunately, farmers often use pesticides and other chemicals for pest control and quicker growth. Still, live trees are considered a more sustainable option for just about everyone, especially when dropped off at recycle sites, which chop the tree into mulch. Mulch helps other plants grow, and as it decomposes it releases necessary nutrients into soil.

When planning meals, Kirr encourages people to think out of the box and prepare meals made with more seasonal, locally grown food. “Make local, organic and in-season vegetables and fruits part of the meal,” she says. “By 38

choosing organic foods, you are helping to prevent the usage of millions of pounds of poisonous pesticides and fertilizers and emission of greenhouse gas.” She also recommends freerange or heritage turkeys, which are raised outdoors, roam freely and eat a varied diet, like nature intended. Other turkeys remain confined in cages, eating grains and fillers and consuming antibiotics. When entertaining, or even eating small family snacks, using real, washable plates and silverware prevents plastics and paper plates from ending up in landfills. Employing

reusable containers and avoiding aluminum, plastic and paper products helps, as well. Most wrapping paper is not recyclable, along with bows and ribbons, so Kirr suggests “getting creative” and wrapping gifts with old maps, magazine ads, newspaper, leftover fabric or brown paper bags (that kids can color). “Maybe you go back to the old days like my grandparents used to do and wrap with comics,” she says. And, think twice about buying new cards, because every year, national demand results in 300,000 trees used to manufacture holiday cards. Kirr

suggests trying holiday e-cards or making homemade renditions. Finally, when choosing gifts, think about the lifespan, usability and manufacturing process of the item. “You want to get that perfect gift, but be mindful: Where did it come from, how was it created, how long will they use it, what will happen to it when they’re done,” Kirr says. Of course, during any festivity, nothing, and no one is perfect 100 percent of the time. But, experimenting with just a few green suggestions can make a significant impact that everyone feels good about.

Look around with a critical eye and purge — remove accessories from the tabletop, for example, which will help present your home as stylish and clean. Next up, depersonalize the home. A few photos and personalized accessories are fine, but you want the buyer to come in and be able see their family in the home, making their own memories. If your home feels crowded, take away a few pieces of furniture. If you have a bit of a budget, spend it wisely, where your dollars will have the most impact. Clean, updated kitchens and bathrooms make the largest impact. Each project is as unique as its owner, so an update doesn’t necessarily translate into ripping out the old one and starting afresh. Again, evaluate your home. Look at it like it’s not yours. Start in the kitchen and check out your appliances. Are they in good working order? Are they clean? Are they more than 10 years old? Cabinets obviously attract the eye. Instead of replacing them, paint them. It’s amazing how much better a kitchen looks with freshly painted cabinets and new hardware. Design tip: white kitchens are red hot right now. They look modern, clean and new. Not bad for a few days work. Bathrooms can also make or

break a sale. Make sure yours is up to par. Get rid of the horrible wooden toilet seat; add a new medicine cabinet that is sleek and clean. Clean and clutter-free Most of all, though, make sure your bathrooms are clean and clutter-free — no bottles of lotions and used makeup lying around. Leave the countertops clear so the bathroom looks spacious. Paint the bathroom a light color so it feels fresh, and replace old towels with fluffy, white ones. Add a scented candle and voilà — you’ve created a spa-like bathroom. Next up: your bedroom. Clear it out to make it feel like a retreat and get rid of old clothes from closets. The smaller it is, the less you want to have in it. Paint it a light, neutral color. Replace dark bedding with a white duvet and pillows. Add a punch of color with an accent pillow. Spending time and money strategically always pays off when selling a home. It’s proven that updated properties sell faster and net the seller more money. The return on investment for remodeling or updating will pay for itself. It can feel overwhelming, trying to decide how to get the most bang for your buck. he holiday season is

upon us, and with it come myriad options for decorating your living space. As snowflakes swirl outside, home interiors blossom with color, from the vibrant oranges of November to the red, greens, golds and silvers of December. And as fun as holiday decorating is each year,

sometimes it’s nice to try something new. Christy Rost, a chef, has a suggestion for folks trying to spruce up their decorating this season — use crates and buckets. The idea for the decorated bucket/crate came to her after she created smaller versions to act as table centerpieces for the holidays. “It’s such a simple,

quick, easy but very festive decoration,” she says. Get your greenery A large bucket can be found at any number of stores, ranging in material from metal to wicker. You may even have one already in storage. If you don’t have a bucket, a wooden crate will do. Rost uses an old wine crate and likes the natural look the

wood gives the ensemble. Once you’ve found the perfect bucket or crate, you can start filling it. Rost suggests finding some greenery to make your base. If you own the property you’re spending the holidays in, look around at your yard. Rost pulled in evergreen branches and pinecones from her yard. If you aren’t in a place where you can harvest branches in the wild,

Wrap your ribbons With the sweet smell of evergreen filling your bucket, it’s ready for some extra adornment. Wrap a ribbon around the outside, or even weave a thick ribbon in and out of the boughs, to provide a pop of color. If you weren’t able to find a good bucket or crate, Rost suggests taking a cardboard box and covering it in wrapping paper, creating a bright and colorful container that you can eventually recycle. Pick your theme The fun part about the buckets and crates is that you can pick whatever theme you like to finish the decoration. For one of her buckets, Rost chose to place a Santa figurine, surrounded by

Anything can be a bucket theme, from ornaments and Santas to moose and teddy bears. Rost likes to bring in family mementos, to give a touch of nostalgia and familiarity to the decorations. Adding a string of lights can give it an extra glow once the sun goes down. Find just the right location One suggestion Rost has for decorated bucket placement is right by the front door. That way, the colorful decorations greet guests right as they enter your home. If you’re planning a holiday party, a decorated bucket would be a great place to set small guest gifts, for easy

pick-up on the way in or out. If your front door has windows nearby, your decorated bucket can do double duty, decorating both inside and out. If people are visiting the High Country during holiday season, Rost suggests they may want to avoid the hassle of a tree and replace it with a decorative bucket or crate instead. Presents can add to the festive look, and still be gathered in one convenient place. The most important thing with the decorated buckets and crates is to have fun. There’s no right way to do it — experiment with color, ribbons, additions — and see what happens. .

Up, Up and Away Ski lifts off the beaten path

and Earl Eaton first climbed Vail Mountain in the winter of 1957, the vision for the perfect ski area was born. The ski resort opened for business in December 1962 with a gondola, two chairlifts and a ticket price of $5. Now, with 33 lifts and a ticket price of, well, a lot more than $5, Vail’s 5,289 acres of skiable terrain draws

people from around the world. In July 1977, Beaver Creek Resort broke ground, opening in December 1980 with six chairlifts. Today Beaver Creek is serviced by 17 lifts carrying skiers and snowboarders to 1,832 acres of skiable terrain. Hundreds of thousands of winter enthusiasts take advantage of today’s easy and comfortable access to the best ski mountains in the world, as well as all of

the fun and amenities located at the top — as well as the bottom — of these venues. But there are several portals to these spectacular mountains that are a little less known but sport entrance to memorable days on the slopes, as well as incredible gathering places for breakfast, lunch or après ski — and they are open to the public. Arrowhead, for example, is a gated community that opens

its doors to the public. It boasts not only its own chairlift, but also 180 acres of local skiable terrain to explore. It’s the perfect uncrowded space to teach the little ones, or to take comfortable ski runs without the manic pace encountered at other places. Arrowhead also is part of the village-to-village connection that joins Arrowhead to Beaver Creek and Bachelor Gulch and the vast array of skiing experiences

T

hough it may not be on the radar for most residents of and visitors to the Vail Valley, a 10-year anniversary of sorts is in store this spring for a venture that has changed this mountain resort community forever — and many would say for the better. On May 7, 2007, demolition began in Vail at an aging and decaying commercial and residential structure built in 1968 known as Crossroads, making way for the Solaris Residences, a new, sophisticated, $250 million, nine-story condominium with 79 wholly-owned luxury residences, a 320-space parking garage, an acre of public outdoor space featuring an ice rink and nearly 100,000 square feet of commercial space with 19 storefronts that would include three restaurants, a three-screen cinema, even a 10lane bowling alley. Its developer — Peter Knobel, a New York real estate and telecommunications tycoon who purchased Crossroads in 2003 for $13.5 million in cash — promised his one-of-a-kind project not only would bring “vitality back to Vail Village,” it would become the town’s new centerpiece. "Our vision is to create not just a building," Knobel wrote two months earlier in a Vail Daily editorial, “but a community center.”

A decade later, it’s obvious Knobel was right, having identified the Crossroads site — at 141 East Meadow Drive between Willow Bridge Road and the South Frontage Road — as key to what would come to be known as Vail’s “Billion-Dollar Renewal.” Other redevelopment projects of the era would include equally massive luxury hotels, such as the Vail Plaza, now the Sebastian, and the Four Seasons down the street, as well as Vail Resorts’ Arrabelle at Vail Square and Ritz-Carlton Residences further west, in Lionshead. But only Solaris, with its central location and vast outdoor plaza, had what it would take to become the community center

Knobel envisioned, able to take on the role as center stage to many of Vail’s largest events over the years since opening in 2010 — the Burton Open, the GoPro Games, the U.S. Pro Challenge cycling race and ceremonies for the 2015 Alpine World Ski Championships, to name just a few. Solaris Plaza became ground zero, in fact,

for many locally promoted events, such as the weekly Vail Farmers Market, the annual Fourth of July Parade, the Vail Food and Wine, Taste of Vail, Spring Back to Vail and Vail Snow Daze festivals, and the occasional fly-fishing and yoga class on the lawn in summer — and ice-skating all winter long. “When I moved here in 2001, I had two little kids, 7 and 8, and I found myself driving to Eagle to go bowling, Edwards for the movies, Beaver Creek to go ice skating. I started asking myself, how can Vail be the ‘center of the universe’ it claims to be while families here are having to drive to other places to do things?” says Knobel. “But you’ve seen the resurgence. … Solaris has become a central attraction, not only for Vail but also for the whole valley. Homes are selling at record prices now because there’s only so many of them — and the town is so rejuvenated.”

‘ N OT H I N G L I K E I T’ Beyond all the hoopla outside, a clever mix of haute shopping, fine dining and fun family activities within the Solaris complex itself has proven to be quite a draw. More than two dozen businesses — from restaurants, coffee shops and a microbrew purveyor to fine art galleries, interior design firms, clothing stores, a jeweler, a fur shop, a theater and a bank — attract not only customers from Vail and the surrounding region, but tourists from around the world. Solaris residents, meanwhile, enjoy all that — as well as the rest of Vail Village — right downstairs, offering a sophisticated urban lifestyle, but at the heart of a world-class ski resort high in the Rocky Mountains. 72

‘ W H ERE W E WA N T ED T O BE’ One of the first buyers of a residence at Solaris says he and his wife jumped at the chance to be able to live fulltime, in Vail Village, just an elevator ride away from everything they need on a daily basis — like in the big city but just steps away from the mountain where they’d been skiing for decades.

“We’d been coming here on our vacations since Vail opened, so we knew it was where we wanted to be,” he says. “We are able to identify Solaris as the kind of building we wanted to live in, and we bought at the earliest opportunity.” For seven years, these owners enjoyed the mountain culture and lifestyle they loved, hosting their two children and their friends and families in a three-bedroomplus-den, three-and-a-half-bathroom penthouse on the top floor of Solaris’ west wing, with four balconies and sweeping views of Vail Mountain to the south, over

Solaris Plaza and Vail Village to the east and over the European-style rooftops of Vail and Lionshead to the west. They enjoyed the fine finishes found in every Solaris residence, such as vaulted ceilings; radiant heating and forced air conditioning; custom cherry wood cabinetry; Sub-Zero/Wolf appliances; granite and marble kitchen countertops; floor-to-ceiling limestone finishes in the master baths; and custom stone and steel fireplaces. And, because they were able to purchase before Solaris had completed construction, they were able to make a few changes to accommodate their desired lifestyle, removing an interior wall to create a more expansive, open main living space. “It was a minor tweak, really, that created a space that’s completely in sync with how we wanted to use it, a more open living plan between the TV room, the living room, the dining room and the kitchen, all one living area, with lots of light,” he says. “We love it.” They installed custom, his-and-hers closets, an iPad-controlled sound system with speakers in the vaulted ceilings, as well as a lockable office and storage room; and they hired Worth Interiors to clothe and furnish their 2,498 square feet of living space to complement an impressive and growing collection of street art. ‘IT REAL LY WAS TERRIFIC ’

Interestingly, in 2013, Solaris was named “Best 5-Star Hotel in the United States” by the International Hotel Awards — despite the fact it’s really not a “hotel.” Individual residences, from one-bedroom units to six-bedroom penthouses, are available for rent by the night, or for extended stays, however, managed by the homeowners association’s own property management firm. “Being able to walk from our apartment,

make a few turns on the ski hill, then pop back home for a meeting, or a meal with friends, has been really something. We’d lived in urban centers in the past, so we’d become accustomed to easy access to restaurants, and that’s what being in the center of Vail offers — world-class dining that compares well with any city in the country. It really was terrific,” says the owner of Penthouse H West, who, for a variety of reasons, has decided to sell. “Solaris has the assets, the attributes of an urban environment, but access to a world-class ski hill, as well.” Onie Bolduc of Berkshire Hathaway Home Services, the listing broker, says, at $7.95 million, this is quite an opportunity

The days of 5,000 square feet and a white picket fence are not what many people are looking for anymore. “Solaris attracts all ages, with movies and bowling, restaurants, bars, and highend retail, all at your footstep,” Bolduc adds. “It’s truly one-of-a-kind.”

purchase luxury homes in Vail Village. “What’s nice about Solaris is everything is just an elevator ride away, but the residences still feel private. Sure, for the same price, owners here could have a single-family home on the golf course — but not everybody wants to deal with the maintenance and upkeep,” Wallace says. “People buy at Solaris not only for the location, views, finishes and amenities, but also so they don’t have to deal with those headaches and expenses, especially if it’s not their primary residence.”

‘ T H E RE -I N V E N TO R S O F VA I L ’ Which brings us back to Knobel, who still owns all of the commercial space at Solaris, as well as at least two penthouse units currently on the market for up to $19.99 million. Bortz grew up in Virginia Beach, Va., with her mother, a master florist. She says she always kept up with the extensive decorating that comes with being in the floral industry. “Christmas was always the most favorite holiday of mine to help out with and make beautiful arrangements and wreathes,” Bortz says. “My

family had four florists and three were top-100 floral shops in the United States at the time.” After graduation from college, Bortz opened a floral shop for her parents in Fairfax County, Va. After moving to the Vail Valley in 1995, her first holiday decorating jobs in the area were custom wreaths for Edwards Village Center in 1999 and a custom-decorated tree and wreath for a home in Cordillera.

Decades later, her company is Alpine Holiday & Property Services, where she says “No job is too small or too tall.” Bortz offers premium, fullservice holiday decorating, from lighting trees of all sizes to basic Christmas tree installation, as well as full home, hotel and business custom holiday decorating — inside and out. What are some of the trends in holiday design and decor that you have been seeing recently? gsb : About five years ago, I saw a trend for vibrant colors and the last few years naturals and organics were requested, and that is still huge. But, I see a lot of people going back to the traditional colors of red,

silver, gold and plaids with some naturals. We also have had many requests for nativity scenes, decorated lanterns, LED candles and mountain themes with pine cones, animals like deer, elk, bear and moose. Basically, people want us to make their holiday special for their family, so they can enjoy this blessed time of year here in this amazing place. vvh :
