HOW’S THE MARKET? The Vail Valley luxury market finished the year strong, a reflection of the steady rebound in our market, and a continuation of the positive trends of the past few years. We closed 359 sales of residential properties and land priced $1 million and above valley-wide, as compared with 337 in 2014, a bump of 6.5%. Vail Village and Lionshead continued to set the bar for the rest of the market in the million-plus niche, with the average price per square foot coming in at $1,605/sf. Fourteen sales in the core resort area closed at $2,000s/f and above, with the high mark of the year coming in at $3,040/sf. Based on the solid activity we are experiencing in the new year, I expect this trend to continue throughout the remainder of the ski season.

“It’s for things that wouldn’t be allowed anywhere in the house except the man cave … they can kind of break the rules and have it the way they want it,” Greenauer says. “It’s really about comfort and less than aesthetics … it’s more sentimental than art worthy — like memorabilia and trophies — things they don’t like to boast about in the rest of the house, just with their buddies” she says. “It becomes more personalized and not out in front of everybody.” Since some men don’t frame most posters and other memorabilia — and they have a lot of “one-offs,” or items that don’t match — Greenauer offers a solution: Group one-offs and other items together “to make it seem like it’s collected and special. The meaning gets lost when it’s randomly thrown around the room.” And, when “designing” a man cave, Dallas Lyon, owner of Lyon Design Group in Edwards cautions: “You have to have a chair that the wife can pull up and talk about business (or whatever’s on her mind).” Creating a man cave The thing is, when it comes to man caves, size isn’t necessarily an issue, Lyon says. All it takes is a little privacy and a place to make a drink and watch television. Even a spare bedroom can be converted into a man cave by adding dark curtains or black-out shades, some college posters and laid-back seating. The idea: make it a secluded, private space, yet incorporate enough room for buddies to hang out. “It’s rarely the white and bright and minimalistic trend,” Greenauer says. “It’s more filled in, (to) leave their stuff around.” Rich tones, heavier textures, wainscoting and even plaid carpeting characterize many caves. Dark oak or large natural stone — “something that’s going to give it an Old World feel,”

Lighting is usually dimmable, to support hobbies that need bright, direct light, as well as nights where lights are dimmer for an evening at the cave’s bar. Garages make great areas to man-cave it up, with workbenches and a bar, as do basements, where the more expansive space allows for a pool or foosball or ping-pong table. Theater systems, with a stateof-the-art screen and acoustics, make it much more likely to feel like the gang is at the big game.

Details to consider Like any room, it takes some planning to create a man cave, even if it’s as simple as a “catchall” for “overflow” that doesn’t fit into the rest of the home. Most importantly, decide how many people will typically use the space. Is it a solo escape to enjoy alone time or a place to invite one or two close friends, or is it a gathering place to entertain groups of people? If the latter is true, find ways to create focal points, such as a poker table, a stocked bar with high, leather stools or cushy seating with cup holders or end tables around a flat-screen TV. Photos of friends enjoying good times, and even a couple photos of the family, become subtle prompts “to bring you out of your selfishness, if you need to,” Cozzens says. It may sound like a bit of a harsh statement, but let’s face it: Everyone — man, 24

woman and child — occasionally needs reminders to come out of their own little world and fully appreciate their loved ones. Once you begin to fill your man cave, sift through any unnecessary belongings. Cozzens encourages men to discard things they’re not going to use, or items that don’t hold significant memories. By organizing items in the beginning, it’s less likely that junk will build up — and crowd out important items. On the other hand, don’t let anyone talk you out of tossing that signed, though ragged-edged, race poster or the coffee-stained college pendant that means so much to you and only you. “If the space is intended to be a man cave, make sure it’s 100 percent your room,” Cozzens says. “Don’t let someone else’s ideas ruin it. Make it yours, and you will love it.”

both a “ski house” scent and a “den” scent, both of which impart a rich, woodsy flair. Winter candle smells include “berries” and “evergreen.” In EagleVail, small business owner Jamie Tatreau crafts her Sweet Mana candlebody butter products in a small commercial space after growing too big to keep working in her kitchen. Tatreau, a certified massage therapist at the Four Seasons Resort and Residences in Vail, created the twoin-one products for her clients. Fresh scents range from the “Awaken” citruscilantro candlebody butter, to the “Colorado Ale” hops and wildflower candle that Tatreau says is a great gift for men. Sweet Mana candles are sold in nearly to 40
retail outlets around the country, including numerous Four Seasons resorts. The candles are made of all-natural ingredients that help clients deal with the dry mountain climate, and you can slather them on your skin as body butter if you don’t burn them. “I heard clients complaining that they were dehydrated and super dry, so the whole product line is targeted at Colorado weather,” Tatreau says. On the design front If Grandma is coming, and she wants to play Monopoly with the kids — give them their own space, Jacobs says. A bunk room with queen-size beds underneath can make for the ultimate in family bonding time, Jacobs said. The bunk room trend is spreading across the valley – where lower bunks might be a bed facing outwards into the room with the head of the bed against the wall, and upper bunks might be tricked out with TVs, reading lamps and curtains for privacy.

S’mores and hot chocolate Residents and visitors to the region love their fondue and personal fire pits, too, Jacobs said. A Beaver Creek client recently installed a fire pit on his condo balcony, for example because
he was so enamored with the warmth that the flames added to his entertaining scene, she says. For the final touch to the fire pit, Minturn company Kabbage and Hugs offers up s’more sticks made of locally downed beetle-kill pine. Co-owners Kari Bangtson and Hailee Rustad have a U.S. Forest Service permit to pick up beetle-kill pine to create the popular s’more sticks, as well as wine holders and stoppers, candle holders and similar items. “We encourage s’more happiness, s’more fun and s’more memories,” Rustad says. To go with the s’more sticks and fire pits, Stuff’n Mallows marshmallows are available at local City Market and Safeway stores. The small Fort Collins company makes
“infused” marshmallows stuffed with chocolate, peppermint and other flavors. “It’s the ultimate s’moring,” Rustad says. For the ultimate in decadence, check out the “haut chocolat” at Flame Restaurant at the Four Seasons. It’s billed as “the most extravagant hot chocolate this side of the Rockies.” This is more an experience than a drink — it’s made with Valrhona chocolate and steamed milk, and served in the traditional French hot pot presented on a silver tray. The drink is frothed tableside and topped with homemade chocolate marshmallows and a dark chocolate lattice.

mid all the
hullabaloo the past few years over renovating the clubhouse at Vail’s public golf course — a favorite summer attraction for tourists, second-home owners and full-time residents alike — the beleaguered project’s being a boon for guests who enjoy winter sports has remained far from the center of attention. best trends in today’s design world. Gone are the days of matching this, that and the other. Instead, designers are mixing it up, pulling from a variety of styles and finishes. One look that is gaining popularity is the use of mixed metals in design. Because it can be done as boldly or subtly as you choose, the risk is minimal while the payoff is big. Gone are the days — thank goodness — of bright shiny brass faucets combined with equally shiny door hardware. Those shiny metals are gone but not completely forgotten — there are always elements of past designs that work beautifully today. Designers

mix metals because most any can complement each other, it only depends on what look you love. Not sure where to start? Try brass with bronze; black iron with silver; silver with gold undertones — the options are endless and bring punch to a room. Elizabeth Basso of Basso Interiors loves mixing it up — and so do her clients. She’s found some fixtures that are dark bronze mixed with a brass; and dark bronze with chrome. “With the fixtures I’ve ordered lately, the bronze with brass — it warms it up in a new way. Bronze can be cold looking or flat by itself, (using both together) is a way to jazz it up a bit.” Yvonne Jacobs, president of
Slifer Designs, loves working with mixed metals — it’s been a natural progression. She recommends pairing a shiny piece with a matte finish in place of shiny metal with shiny metal, which is definitely reminiscent of the décor of the 1980s. “Using silver or chrome, shiny pieces, and mix in brass finishes, use different textures — I think that helps with the overall look and seems more sophisticated,” Jacobs says. Sarah Carr, owner of Sarah Carr Design, completed a project that incorporates several different metals into one cohesive look that is stylish and maybe a little unexpected — with design that goes beyond the coffee table.
“A perfect example was a contemporary barn door that had a stainless steel track, blackedsteel cladding and a tall gold door pull,” Carr says. “I think you just choose the pieces you love and don't worry too much about the finish, and it all works together beautifully.” Case in point: not everyone can picture gold finishes in their home. However, Carr is currently working on a project that brings in touches of gold in the light fixtures, side tables and nailhead trim on chairs. Hints of these colors are a perfect way to dabble in mixed metal and keep your personality in the design. There are the obvious lighting fixtures and accessories but pops

of metal work on furnishings too. A rich leather chair with bronze, or sleek black with silver legs, feels luxurious but doesn’t overwhelm the design. Designers aren’t suggesting going all metal throughout the house — pick and choose for the most impact. Not ready to update the furnishings? Jacobs suggests updating accessories instead of changing out all of your plumbing, lighting and even door handles. “I think it’s more comfortable to put a couple of accessories here and there. There are so many fun brass accessories to pop in,” she says. Combining brass globes with matte-finished iron on the coffee table or bookshelves; use nail heads for additional visual interest without overwhelming. The use of different metals can work in most any room in the house, except maybe the bathroom. In the kitchen, Carr recommends using stainless appliances with dark steel window trim. Jacobs adds interest to a great room with various metals. Basso has a one-of-a-kind wood hutch with brass accents. For those of us who have a

bit of a hard time committing to any one look, manufacturers are listening. They’ve come up with a new look – ‘gilver’, which is a silver with gold undertones. It’s the best of both worlds because it picks up both gold and silver tones, Jacobs says. In the dining room of a home Jacobs and design associate Melissa Dombroski recently designed, she installed a delicatelooking chandelier in gilver, which coordinates with a patina’d finish case piece. Because of the tones, though, it would look just as good near a piece with silver finish. Working mixed metals into your project might seem nerve racking, but trying to match tones, colors and finishes is even more dicey. Carr strongly encourages you to give the mixed-metal look a try: “It's nearly impossible to pull off (matchy-matchy), so if you go all out for the mixed metal theme — it is a much more interesting and cool look. I mix metals in every project I design, no matter what the overall style is. It always works.” FEBRUARY 2016 | VAIL VALLEY HOME

PLANS FOR VAIL CASCADE After recent sale, Vail Cascade to see $35 million renovation by SCOTT MILLER

largest hotels has been sold and the new owners have big plans for the property. In the works for months, the Los Angeles-based Laurus Corp. closed the deal on Dec. 23 for the Vail Cascade Resort & Spa. According to Eagle County records, the sale price was $53.3 million. The seller was Lowe Enterprises, which managed the hotel for a pension fund that owned the property. The sale was announced in January. It includes the hotel, the athletic club, a portion of the parking structure at the hotel — the rest remains under separate ownership — and a vacant parcel that already has town of Vail approval for 23 condos, employee housing units and a small amount of retail or commercial space. “This is a unique opportunity for our investors to acquire a resort that would be nearly impossible to replicate from a cost and location perspective, one of the only true ski-in/ski-out resorts in a top destination market” says Andres Szita, chairman of Laurus Corp. In addition to news of the sale, Laurus announced a $35 million renovation plan for the hotel, which was built in the early 1980s and has been renovated and added to several times over the years. The renovation plan intends to take the Cascade up-market. Szita says “every aspect” of the hotel will be refurbished. Laurus Corp. Chief Investment Officer Austin Khan says renovations will include guest rooms, the hotels conference space, public areas and other facilities. That includes the restaurant.

Improvements will include a “new fine dining concept,” a lounge that will feature live music, upgraded ski valet and concierge service, and new equipment training services and other amenities for the athletic club. While hotel operations are expected to remain as they are through the rest of the season, Khan says even those will be carefully looked at through the remainder of the winter. Destination Hotels will continue to manage and operate the property. The property will join The Luxury Collection, a division of Starwood Hotels & Resorts. Work on the renovation is expected to begin at the end of ski season, with most of the work complete in time for the start of the 2016-17 ski season. To complete all the work, Khan says the hotel will be closed through parts of the spring, summer and fall. Before the sale was complete, Laurus officials asked for and received a one-year extension on ex-

That approval now runs through June of 2017. Khan says the company requested the extension to have more time to study how the condos fit in with the rest of the hotel. “We want to put together the product in a way that makes sense,” Khan says. While Laurus doesn’t have a set timeline to start development of the condos, Khan says the company expects to start work before the current extension expires. While the project has most of its town approvals in place, Vail Community Development Department Director George Ruther says final plans for Cornerstone
will need to be reviewed and approved by the Vail Design Review Board and the Vail Planning and Environmental Commission. Ruther adds he’s also had preliminary discussions about some additions to the hotel property itself. Those will require town approvals. When finished, and fully under new management Khan says he expects the Cascade to provide “the best resort experience in Vail.” Khan says Laurus, which has an ownership portfolio that includes hotels, office buildings and multi-family residences, believes in “enhancing the assets we’re investing in ... We really want to be part of the community in Vail.”

a home. Plus, plants also have the ability to filter impurities from the air we breathe. Many common varieties of houseplants require little maintenance. Once you have placed them in locations where they receive optimal light conditions for their type and water them according to their
needs, you can sit back and enjoy the way they enhance your home. But as houseplants grow, they need to be repotted into progressively larger pots so that their roots do not become cramped. Here’s how to do this simple maintenance task to keep houseplants in top shape this winter.
Know When to Repot How often you’ll need to repot houseplants depends on how quickly they grow, and it’s also possible to repot anytime you’re ready to update a plant’s pot for a fresh, new look. To determine whether or not it’s necessary, check the roots to see if the plant is rootbound, or constricted by the

WHEN CHOOSING A POT, SELECT A NEW POT THAT IS APPROXIMATELY TWO INCHES LARGER IN DIAMETER THAN THE CURRENT POT.
pot. If white roots are starting to protrude from the pot’s drainage holes, or if roots are beginning to appear at the surface of the soil, then the plant is likely rootbound. Check to see if the entire plant is rootbound by holding the planted pot in one hand and tilting it to the side. With your other hand, carefully slide the plant out of the pot. If it is stuck inside of the pot, use a knife or trowel to slice around the inner edge of the pot to loosen the soil, or tap your hand along the outside of the pot to release its contents before trying again. Once you’ve slid the plant outside of the pot, check the roots. You’ll know it’s rootbound and ready to repot if white roots are tightly coiled around the soil mass and wrapped back on themselves. It’s a good idea to repot a houseplant before it gets entirely rootbound, and plants with dense, white root systems are also ready to repot.
Gather Repotting Supplies Once you’ve determined it’s time to repot, begin by gathering these necessary supplies: • A new pot • A small trowel • Scissors or knife • Potting soil • Gloves • Water Supplies listed here generally apply to all repotting tasks, but a few more details must also be considered. When choosing a pot, select a new pot that is approximately two inches larger in diameter than the current pot, and use potting soil specific to the type of plant you are potting. Orchids and violets, for example, require specific types of potting soil, whereas general foliage houseplants will grow well in an all-purpose potting mix. Prepare a repotting space by spreading newspaper out along

a table or workbench to make the cleanup process easier, and wear gloves to protect your hands while also keeping them clean. Lightly water the plant about an hour before repotting to help the plant’s roots and soil slide out of the pot more easily. Transferring the Plant If you’ve already loosened the plant to check its roots, simply slide the plant out of the old container. Use scissors or a clean, sharp knife to prune roots before adding to the plant to the new pot. Use your fingers to pull coiled roots from the sides and the bottom of the plant, and then trim them to help promote new root growth. Add potting soil to the bottom of the new pot, and adjust the soil level to allow the plant to sit about an inch from the top of the new pot so that it doesn’t overflow when watered. Center the new plant in the pot, and then add potting soil around the sides until it is securely in place. Use your fingers to compress the new soil slightly,
but don’t pack it in too tight. Water the new container to help the plant and potting mix settle into place, and if the soil level drops considerably when water is added, then add a bit more soil to the top. Ongoing Houseplant Care Repotted plants will normally show signs of stress, such as wilting leaves, when repotted. Direct sunlight can further stress newly potted plants, so keep them in a location where they’ll receive indirect light for a few days until they rebound, and then move them back into the original location so that they can slowly readjust to optimal growing conditions. Water repotted plants as usual, but wait for about a month before fertilizing repotted plants, as pruned roots are sensitive. Houseplants may take a few weeks to recover from repotting, but the process will allow them additional room to grow and thrive throughout this winter season and in years to come.

steel to reconfigure the space and allow for the three bedrooms. “The third bedroom we created was a hidden wall that incorporates a full wall of cabinets and a hidden style door that takes you into the bathroom,” says Watson. “The fact that we were able to create three full bedrooms with three full bathrooms is what makes the unit more valuable and unique.” Special touches To add unique lighting details in the space, the team paired
can lights in groups of two on the ceiling, instead of the typical one-light style. They incorporated shad pockets in the drywall ceilings so that drapery and shade rolls are hidden, unless they are positioned to be in use. They put no trim on the windows — just sharp drywall corners to remove the distraction from a typical wood trim detail. Reclaimed wood was incorporated throughout with barn doors, wood accent around the fireplace, a timber beam in the hall, and reclaimed
oak floors with a gray stain. “The floors read as if they are old floors, but with the gray stain, it dilutes the heavy rustic feel, and complements the paint colors throughout,” says Watson. The paint is “flat” with no sheen, which adds to the softness and overall feel of each room, with accent added for a touch of flare, Watson says. The kitchen now has open shelving, while the cabinets have all been created with clean lines, tall doors, and minimumto-no exposed door pulls. “There are reclaimed, heavy timber shelves for open storage, which ties into the reclaimed kitchen table slab that extends off the island,” he says. “The seating area that extends from the rustic wooded slab table invites in the living room environment, so that the space becomes a common area for everyone to enjoy together, while enjoying their own activities.” Watson says one of his favorite elements incorporated into the
remodel is the Laufen cabinets and sinks in the bathrooms. The hanging wall cabinets tie right into the sinks, which he says allows for the small spaces to be more open and less cluttered. “The beautiful tile floors expand with the hanging cabinets and really create a nice, clean bathroom environment,” he adds. The plumbing fixtures, and the furniture in the unit, are all modern pieces, and Watson said the theme reflects an artful taste, while providing functionality. “The owner’s family added a special final touch, which was their own photography,” Watson says. One of his favorite pieces is in the master bedroom and can be seen from the stand-alone tub in the bathroom. The image is a tranquil, soft black-and-white scene, with floating leaves on water surrounded by a forest. “It’s the perfect photo for the space,” he says. “All the photos add to the breathtaking transition of the home.” FEBRUARY 2016 | VAIL VALLEY HOME

Brew Supply opened in March 2012, and recently moved to a new location on Chambers Avenue. in Eagle after a few years near Costco in Gypsum. “We started home brewing ourselves about six to seven years ago, and were frustrated that there was no place in the valley to shop for supplies,” explains co-owner Beth Reed. “A bit of time and sweat equity later, a home-brew store was born.” Reed says the mission of the shop is to share a passion for home brewing, and wine and
cheese making with customers. “We sell beer- and wineand cheese-making starter kits, as well as a variety of home brew equipment, and offer a wide selection of ingredients for our customers who like to create their own unique recipes,” she says. br : Home brewing is legal — yes there are limits to the quantity, and rules about transporting it — and it's safe, since there are no known pathogens that can survive in either beer or wine. What are some of the trends or new additions in the home-brewing and / or winemaking process that you have seen recently? br : Back in 1978 when home brewing became legal for the first time since prohibition, there were no home-brew stores available. Home brewers had to find malt and then toast all their own grains, get really creative with sourcing hops and yeast, and create homemade equipment, and sanitizers to keep things clean. Every year since then, the resources available for the home brewer have come down in price. The ingredients are now made and sold in the flavor and quantity the home brewer needs. Whether you're into beer or wine, today's home-brewing community — from the suppliers, to craft breweries, to the actual home brewers themselves — have made it super simple to put any flavor recipe together. The wine kits we sell are sourced from grapes freshly harvested from vineyards all over the world — if you love

If Pliny the Elder is your beer of choice, there is a clone recipe available so you can make your own. vvh : What sort of challenges do people come to you with in their home-brewing or winemaking processes, and how do you work with customers to overcome them? br : Time and space are probably the two biggest challenges for our local home-brewing community. Sharing a batch or a brew day with another home brewer helps. To help with that challenge, we have dedicated space at our shop for a small fee if you don't have room at home for your equipment. In addition, there is always the potential for the "um, I didn't expect this to happen — now what do I do?" question to pop up while in the middle of making a batch. We want our customers to have a fun and be successful with every batch of beer or wine and we are definitely available to answer any questions you might have. The centerpiece of the four-bedroom home, a mountain contemporary masterpiece in West Vail’s Garmisch neighborhood, is a stunning, three-sided, wood-paneled gas fireplace with chimney that extends almost magically from the similarly paneled wall into the expansive great room, providing a natural, open way of visually breaking the room into separate living areas — and providing heat to them all, as well. The gas fireplace insert, by the way, is fully programmable, Stockton says, with a thermostat and adjustments for flame height and “scene.” “It was Arrigoni’s idea to have that fireplace designed, as you can see, with the family 78

room on one side of it, the dining room on the other side, and the front of the fireplace facing the bar area and the kitchen,” Stockton says. “The intent was to have the threesided fireplace as a centerpiece for anywhere you are in that whole area. It’s nice, and nobody gets left out of enjoying the fire.”
VALUE ADDED
Not only does using one fireplace to heat multiple living areas add to the energy efficiency of a home, there are other benefits, too, Stockton adds. “A fireplace like this one absolutely adds value. Most people considering buying a luxury mountain property think of fireplaces as a cozy, warm element to that concept. I don’t think you could get away with building or selling a home like this without some sort of creative, beautiful, gas fireplace setting off the living room,” he says. “You really don’t see what Arrigoni did there very often. I’ve seen a lot of homes in this valley and I’ve never seen a fireplace like this one. It’s pretty unique.”

IS IT A TREND?
Stockton says fireplaces with more than one aspect have been around for a long, long time; it’s the application of new designs to meet everevolving construction techniques and the everchanging whims and desires of homeowners and buyers, however, that keeps fireplace design at the forefront of architectural and interior design. “What we used to see more of was sort of a two-sided fireplace; this is a three-sided fireplace that doesn’t separate rooms entirely,” Stockton says. “But we’re always looking for trends. Certainly, more modern fireplaces, in general, are a trend. I wouldn’t be surprised if we see more three-sided fireplaces in the future if situations lend themselves to a similar setup. “A great fireplace seems to be a sweet spot in what people are looking for right now,” he adds.
‘OTHER CONSIDERATIONS’
I think we’re always looking for great, new and creative ways to incorporate fireplaces in our homes, to try to break up the monotony of walls alone to separate living spaces. A fireplace is a great way to do that.”

While a multi-sided and/or freestanding fireplace seems like a no-brainer for any home, making it work architecturally can provide a variety of serious challenges, including supporting the considerable weight of stonework, installing natural gas lines, properly ventilating toxic fumes like carbon monoxide, even getting a massive chimney to both penetrate and support a roof. Vailbased architect Michael Suman has taken those challenges, and more, into consideration in the design of several freestanding fireplaces here in the mountains, and with great affect. “It doesn’t always work to have a fireplace separate spaces, but when the floor plan lends itself to that it’s a great way to max out the beauty, as well as the warmth, of a fireplace,” Suman explains. “But there are a lot of other considerations
that have to be taken into account.” Such is the case with Suman’s remodel of two modestly-sized condominiums on the top floor of the Lodge at Vail into one, larger, four-bedroom vacation home centered around one, massive, freestanding gas fireplace made of basalt stone and blackened steel. “We all agreed the center of attention would be the freestanding fireplace, and we’d take out all the walls around it,” Suman says. “There were actually two fireplaces, back-to-back, on a common wall. We took them out and created one, new singular element with individual living spaces pinwheeled around it.” Such a project inside one of the oldest buildings in Vail — the Lodge at Vail was constructed as a hotel in the early 1960s — This freestanding gas fireplace made of basalt stone and blackened steel is the result of an extensive remodel of two modestly-sized condominiums on the top floor of the Lodge at Vail into one, larger, four-bedroom vacation home.

placed this double-sided, granite fireplace between the master bedroom and the main living room of a very contemporary home as a way to protect the privacy with an element that can be appreciated from both sides while providing warmth for the whole bedroom area.
demanded the utmost in innovation, determination and logistical planning. “Taking out the two existing fireplaces while supporting the roof above with an entirely new form wasn’t easy. These old buildings weren’t designed and built as efficiently as they are now, so we had to eliminate a lot of that inefficiency by replacing it with new structure — in this case, a fireplace-and-chimney form that bares the roof above,” Suman says. “The challenges, from just working in the building with all the tight spaces to having other residents all around, were very difficult. Images of this remodel really belie what we had to overcome.”
With all that in mind, incorporating such a freestanding structure into the design of a new building can be quite a bit less complicated — and, as with the Arrigoni home above, can lead to extraordinary results. Such is the case with another, magnificent, double-sided granite fireplace Suman placed between the master bedroom and the main living room of another mountain contemporary home. “It was a way to protect the privacy of the master bedroom but have an element that can be appreciated from both sides while providing warmth for the whole bedroom area,” Suman says. “It’s a freestanding form — something you see around from 360 degrees as you travel all the way around it — a great way to define space but yet leave open communication among discrete spaces around it.” There’s no better way to provide both the expansive feeling of an open floor plan and a partition for privacy than with a beautiful, fully functional fireplace, he adds — and, perhaps, there’s nothing more aesthetically pleasing. “I like to have a terminus to a view corridor, so you make a turn and have a point of interest at the end of that corridor. This happens to be at the end of one of those. If you’re in the living area, you look across a bridge and see the backside of this fireplace,” Suman says. “It doesn’t always work to have a fireplace separate spaces, but when the floor plan lends itself to that, it’s a great way to max out the beauty, as well as the warmth, of a fireplace. “This was my way of making something special,” he adds, “and it just made sense in the overall design of this home.”
‘SNEAK PEAK’
Aesthetics are at the heart of interior design, as well, and freestanding fireplaces provide many options for interior designers with which to create wonderfully pleasing living spaces — not just within an ultra-contemporary context but also within a more traditional vernacular. Andrea Georgopolis, senior designer at Slifer Designs, recalls working with a client designing the interior fixed finishes and furnishings for just such a custom home in the Lake Creek Valley, south of Edwards, featuring a massive, two-sided gas fireplace that is shared by the dining and living spaces. “On the dining side, there is no hearth, to leave appropriate spacing for the dining table and chairs. When in the dining space, the fireplace is a beautiful part of this intimate space, because the height is raised and the fire adds such beautiful warmth while sitting at the table. been appealing, and continue to be a great design choice when the space allows,” she says. “The challenges are making sure there is a visual interest from all perspectives. If you are going to have a view to the next space, you need to make sure that space is appealing.”

with a sneak peak into the next space,” Georgopolis says. “In the living room, having the fireplace open allows a sight line through the dining area and onto the kitchen space. “Each space is clearly defined in this house, allowing spaces to feel intimate,” she adds. “However, by having the open fireplace, you don’t feel separated from activities going on in adjacent spaces.” In designing the fireplace itself, the architect on the project, Duane Piper, repeated elements from the home’s exterior, Georgopolis says, such as Telluride Gold stonework and zinc panels. “The fireplace is floor-to-ceiling but open on two sides, so you can walk completely around it,” she says. “It gives the opportunity to enjoy the fireplace from multiple spaces and connect different areas in a subtle way.”

2015 Closes Strong Vail Valley Real Estate Was Hot Throughout Last Year

temperatures drop in the Vail Valley, real estate transactions go up. 2015 was no exception to this rule. Even better, when spring, summer and fall temperatures rose, real estate did, too. It was an all around good year here in the Central Rocky Mountains. With the Denver market being one of the hottest in the country, it makes perfect sense for the mountain communities to follow suit. In reviewing the Year-to-Date (YTD) numbers presented in December we see solid, continued growth. The big picture for All Property Activity Overview showed Closed Sales were not

only up in December 2015 by 4.8 percent over December 2014, but also up 10.0 percent Year-to-Date 2015 over 2014. When we break this down into property types it looks like this: Single Family/ Duplex was up 16.3 percent YTD 2015 over 2014 and TownhouseCondo was up 4.2 percent. It was an exciting and productive year despite some inventory challenges reflected in New Listings for December, particularly in the Townhouse-Condo segment, which was down -44.1 percent from December 2014. An exciting close to the year The holidays in the Vail Valley bring a fast, busy start to the
ski season and, in turn, the real estate market. Restaurants and hotels book out and fill up well in advance. The villages are stacked with events and activity. This December in particular happened to have great snowpack as well so visitors were blessed with everything they could hope for in a holiday winter vacation. Patrick Barrett, a member of the Vail Multi-List Service's board of directors, kept busy in December showing properties in the resort areas specifically. “In my experience, December is a month filled with lots of activity, but not necessarily contracts being written. In 2015, we saw not only an increased amount
of showing activity relative to prior years, but also an increased amount of pending sales both from our listings and our buyers evenly spread between singlefamily and condo properties in the $1m+ price range,” says Barrett. “I put the most value on the YTD numbers as the month of December is historically unpredictable,” continues Barrett. “I think the story here is simple and positive: increased pending sales, increased closed sales and decreased days on the market, year over year. We are seeing steady positive growth rather than erratic ups and downs, a sign of a healthy real estate market. The major condo developments in Vail's

The early activity may very well have inspired more properties to come to the market in the fall. This could be because of a few factors including the new location of Vail Ski and Snowboard Academy where Minturn Elementary once operated. The increase
