ell, after much anticipation and intrigue, I hope you're enjoying the splendor of July — one of our favorite months of the year here in the Colorado High Country and, typically, one of the busiest for real estate sales in the Vail Valley. Indeed, things are looking up yet again: Home sales in May were up over last year by 57.1 percent in the single-family and duplex home arena and 14 percent in the townhouse/condo venue; closed sales were up a whopping 23.3 percent; and pending sales were up 8.2 percent. The only negative stat worth noting, actually, is days on the market, down nearly 11 percent — and that's a good thing. Truth be told, lots of people remain interested in moving here — and it can be competitive, since inventory is limited. So enlist the guidance and experience of a REALTOR. EVOLUTION OF GOLF Many clubs are expanding their lists of alternate activities, drawing members for whom golf is not the main attraction

f your impression of a

golf club seems similar to something straight out of "Caddyshack," then replete with an overabundance of argyle and attitude, think again. Today's golf clubs are about more than golf, thanks to a clientele that wants more than 18 holes and a waterhole hole at the 19th. Today's golf clubs are trying to appeal to a more diverse population, one that wants its membership dollars to allow for a more diverse experience.

In the Vail Valley, which is home to no fewer than 10 golf courses, club memberships are evolving, offering tempting offers such as vertical memberships at the Sonnenalp Club to a "we're not really a golf club" club experience at Frost Creek. If you think a club membership is something better left to your parents — think again. It might be worthwhile to dust off your irons ... and your fly-fishing rod ... and your hiking boots.

What's a golf club to do? The popularity of golf, as a sport, has been declining in recent years. According to the National Golf Foundation, participation has dropped from a high of 30.6 million golfers in 2003 to 24.7 million in 2014. Long-term trends also show a decline, with the number of golfers ages 18 to 34 showing a 30 percent decline during the past 20 years. Almost every other metric, such as rounds played and golf courses constructed,

also shows a decrease. At one time, the popularity of Tiger Woods contributed to a rise in younger golfers, but the economic downturn didn't help matters. "Coming out of the recession, there have been years recently where more golf courses have been closing than opening," said Garrett Simon, partner at Meriwether Companies, the real estate development and investment firm that manages Frost Creek in Eagle.

Golf clubs are evolving "It's not just about golf anymore," Simon says. A club membership is a discretionary purchase, and potential members are looking for value in a club," Simon says. The clubs that can offer activities for the entire family — outside of golf — are seeing growth because that's what the potential members are looking for. Frost Creek, which has grown from 30 members to 170 in the past year, doesn't even call itself a golf club. "We're not a golf club, not a country club — we're a mountain club," Simon says. "As a base camp for local or national members and owners, this (Frost Creek) gives you access to everything we love about Colorado." 26

During the peak of the market, Simon said, there was a type of formula: Build a golf course, and that would be the main amenity, making your real estate more valuable. However, that formula quit adding up. After the drop in the market, when memberships in golf clubs started to drop, the clubs had to decide a course of action. Some developments decided to let their golf courses go — the cost of maintaining and running them was too high. Other clubs have developed programs and incentives to address the declining number of golfers. Troon, the largest third-party manager of golf and club operations in the world, which also manages the Club at Cordillera, recently launched an incentive called Get Into Golf, which is designed to get newer blood into the game. "In the golf industry today, we need to change our habits and norms to attract new participants," says Ryan Walls, senior vice president of operations for Troon, in a news release. While growing the number of golfers is still important, many clubs are expanding their list of alternate activities, drawing members for whom golf is not the main attraction.

commitment to play, can be expensive and is difficult to learn, Evans says. In order to bring in new members, many large clubs are building their own fitness centers to weave wellness into the country-club scene. "We're incorporating fitness ... to attract that new business, to attract the millennial and those people who don't have a whole lot of time for golf," Evans says. When the new facility opens, 28

the Sonnenalp Club will offer new ways to incorporate functional training into classic sports. Take, for example, cardio tennis, which takes players through drills set to music, or TRX tennis, which incorporates TRX straps as part of the drill session. This includes a wide range of activities and programming that take advantage of Frost Creek's location, such as standup paddleboarding, fly fishing, hiking, mountain biking, yoga and even glamping. All of the activities take place on the Frost Creek property there's no need to drive to access the outdoors. For members, Frost Creek is their trailhead, which is the goal for this mountain club. But golf hasn't disappeared here. "We're still playing," Simon says. "We're just playing differently." "It's all about making the game approachable," Simon says. While Frost Creek is a newer club option in the valley, it's not the only one making changes in the golf-club arena. The Sonnenalp Club — which dropped the "golf" from its name last year — in Edwards will unveil a brand new health and fitness facility in June. A $5 million investment, this focus on fitness is a widespread trend in country clubs and golf clubs across the country, says Shaun Evans, director of health and fitness for the Sonnenalp Club. "Whether we want to go fly fishing or golf or Jeep — we can fit all of that into a single day. It's awesome." "These are discretionary purchases ... they're looking for value," Simon says, referring to potential members and homebuyers. "They're rationalizing discretionary purchases by the depth of their (club's) offering." Clubs are responding. So the next time you pass one of the pristine emerald fairways of a golf club in the valley, take a closer look. There's more going on there than simply golf.

enowned biologist

Edward O. Wilson believes in biophilia, a word he defines as “the urge to affiliate with other forms of life.” In his book on the topic, Wilson hypothesizes that humans are innately attracted to nature. And here in the Vail area, those opportunities to connect with the living can be found right before us in mountains and rivers, gardens and landscapes. The sensory experience associated with a stroll through a

beautiful garden can actually do more than meet a human need for affiliation with other animal or vegetable life forms. Many scientific studies suggest that gardens can stimulate stress relief, healing and relaxation while reducing anger, anxiety and pain. For this reason, so-called healing gardens are becoming even more popular in the landscapes of hospitals and other medical settings. Naturally, healing gardens can also be enjoyed in spaces that range from pubic

parks to personal gardens. Unless it’s only a rock garden, most gardens already provide people with opportunities to interact with plants. But healing gardens differ from other types of gardens in that they are designed with a specific purpose and a specific user in mind. A healing garden, for example, could be designed to help a person suffering from grief and anxiety by providing a calming environment that becomes a sanctuary for

peace, quiet and relaxation. Early in the summer of 2015, the gardens at both Shaw Regional Cancer Center and Jack’s Place, a cancer caring lodge located next to Shaw, were redesigned to highlight their role as healing spaces for cancer patients. Perched high on a slope above the I-70 corridor in Edwards, both locations were challenged with views of the interstate and the buzzing sounds of traffic. But they were also surrounded by a lot of potential.

MANY SCIENTIFIC STUDIES SUGGEST THAT GARDENS CAN STIMULATE STRESS RELIEF, HEALING AND RELAXATION WHILE REDUCING ANGER, ANXIETY AND PAIN. “We wanted to see these gardens being used to their full potential,” says Kim Sharkey, manager of Jack’s Place. “They needed to be spaces where patients receiving treatments and immediately recovering from them could rest in a calm, beautiful and healing environment.” With these goals in mind, David Probst, owner of Minturn-based Pristine Landscapes stepped in. When considering how to create a healing space for the patients at Shaw, Probst knew he needed to put himself in the

position of its users. The garden at Shaw can be seen through windows that span the full length of the room where cancer patients receive chemotherapy treatments. Chairs that patients sit in while receiving infusions face these windows, so Probst sat down in each chair, one by one, to get a better sense of what patients would be seeing for the hours they spent in that room. “I focused on designing the Shaw garden with a central water feature that could be seen through the windows to create a tranquil scene with flowing

water,” he says. “I then chose plants to complement the water feature so that when people went out on the patio, they could also appreciate natural details while being soothed by the sounds of flowing water.” Probst’s designs at Shaw and Jack’s Place, which both incorporate water features that have cascading waterfalls, effectively block out 95 percent of I-70’s sights and sounds while redirecting focus to the Sawatch Mountain Range on the horizon and to the relaxing sounds of trickling water. With very limited space at the Shaw garden, Probst created a concave design for the water feature to help circulate calming sounds back toward the building, and he chose plants with simple color schemes to create a unifying effect. “I didn’t want the colors and textures to be overwhelming,” Probst says. “So I chose plants with classic color schemes that compliment each other — such as 36

I also chose shrubbery and other plants to smooth out the colors and create visual blending.” Pristine Landscapes continues to maintain the gardens and both Shaw and Jack’s Place, and Probst recognizes that gardens are always a work in process. As plants mature, he hopes that the gardens will continue to grow in beauty over time, but even now — in their second summer — these gardens achieve their purpose in creating a calm and healing space. Healing gardens can also enhance personal spaces, transforming a backyard into a stress-relief sanctuary or a quiet haven for mental or physical healing. While all landscapes have specific considerations and challenges, Probst offers a few tips to consider if you’d like to transform your space into one with healing power: • Healing gardens are most effective when the specific needs of the user are met, so consider first who will be using the space and for what purpose. • Take time to assess the landscape’s inherent challenges, and think of the entire surroundings including neighbors, traffic, and distracting views. • Seek to enhance desirable elements already present in a landscape, such as a stunning mountain view, as much as you seek to minimize undesirable elements. • Be aware of areas in your landscape that already invite relaxation such as a special spot in the sun, and focus efforts on transforming an already-loved space into one with healing benefits. • Choose plants with cohesive and classic color schemes to reduce visual distraction. • Select plants native to Colorado and appropriate for your area’s aspect and location because they’ll be more adaptable to local weather and planting conditions. • Consider integrating a water feature into a landscape, 38

but take time to do research about the design and build process as well as the ongoing maintenance required. Sight is generally the first sense we rely upon when choosing everything from landscaping to furniture and outdoor kitchen elements. Our eyes naturally move from one interesting point of reference to another, so landscape architect Sherry Dorward capitalizes on this. “Most people love views, but you have to frame it, control it or direct it,” Dorward says. She portions off large expanses into smaller spaces; for example, her designed decks offer both shady and sunny areas, as well as a sense of shelter, through borders of trees or shrubs. During evening parties, lighting can make the difference between a cozy atmosphere and a bland one. The more intimate, the better, Dorward says, pointing out how a simple LED lighting strip placed beneath a deck railing’s cap can provide the perfect ambiance. While downward lighting is appropriate for pathways and decks, upward lighting, often in the form of copper and brass sconce lights, efficiently direct light toward exterior architectural features, such as stone columns. Lighting has greatly evolved in the last 15 years, offering low-voltage LED systems, which are replacing halogen and old, line voltage systems. These days, lighting highlights trees, gardens and sitting areas, rather than just pathways.

Water features are another way to bring more natural, ambient sound into outdoor arrangements. Pondless water features require less maintenance than a pond, and landscape designers can customize them in terms of size and shape. The pondless water features use a system in which an underground vault holds excess water, so water doesn’t stagnate above ground and develop algae. They also use less water than a pond — about as much as a lawn would, says Ed Hood, owner of

Hood Landscaping, which serves Eagle and Summit counties. Designers like Hood construct water features that appear to emerge from a spring, or perhaps a group of trees — where viewers can’t quite spot the origin of the water — so they look, and sound natural. One of the biggest reasons Vail homeowners opt for water features, besides the ambiance, involves mitigating the traffic roar from I-70, says Andy Henkes, owner of Henkes Landscapes & Designs in Vail. He tends to limit his water features to 20 feet in length or less, because a small water feature can babble nearly as audibly as a large one, since vertical drop and water volume create the sound. He and Hood warn people that a large waterfall, or a series of falls, can make so much noise it’s difficult to maintain a conversation or enjoy music. Contemporary water features

On the other end of the spectrum comes the need for warmth during chilly summer evenings. While outdoor heaters provide warmth, fire pits are a more artistic way to accomplish the same measure. Fire pits and bowls range in style, from a campfire made of boulders to a sleek, stainless steel, rectangular fire strip, fueled by propane. Fire pits “are like having a sculpture,” says Jamie McCluskie, owner of Mac Design in Avon, only they’re more practical. Of course, furniture is an essential component of any entertaining area, and today’s durable, yet soft, fabrics hold up to sun, rain and stains. “(I’m) absolutely blown away because the furniture fabrics

look like indoor fabrics,” says Sara Border, owner of Inside Out Home Furnishings and Design in Edwards, adding that some seem like velvet or wool. “It’s all essentially plastic, even though it feels like fabric. Infrared grills prevent flames from contacting meat, and studies have shown that when fire chars meat, it causes carcinogens. While most grills use square ceramic burners in their infrared technology, companies like Lynx employ triad infrared burners, which allow cooks to not only achieve high-heat infrared, but also capture low-end heat for 44

slow cooking. Plus, the fuel consumption is very efficient. “(Lynx is) commercial grade,” says Tom Perfetti, director of sales at Maximum Comfort Pool and Spa. “It’s like taking your kitchen outdoors.” Grills are often incorporated into an entire outdoor kitchen, which provides everything from a refrigerator, icemaker and sink to cabinets, wine coolers and warming trays. The modular systems afford homeowners plenty of flexibility in terms of crafting anything from long, straight kitchens to L- and U-shapes, as well as radial-shaped kitchens. “You can do just about anything you want with an outdoor kitchen these days,” says Gary Nielson, sales and

systems specialist at Maximum Comfort Pool and Spa. “Outdoor kitchens are almost becoming entertainment areas for the summer. You really don’t have to go inside.”

The smell of steak sizzling on a grill is enough to make your mouth water, but more subtle fragrances can tickle our sense of smell. While scented candles are always a nice touch, nature provides a bounty of fragrances — plus gorgeous blooms. Nick Courtens, senior horticulturist at Betty Ford Alpine Gardens, suggests a number of fragrant plants — from flowers to trees — that grow well in our mountain climate:

• Pinks (dianthus superbus) produce fringed pink flowers, perfect for perennial and rock gardens. They’re a substantial plant, reaching a foot or higher. • An even taller perennial, Anise Hyssop, reaches up to 4 feet high. Its purple blossoms attract hummingbirds and butterflies. The medicinal plant’s leaf is very fragrant, Courtens says, as is the Ruby Voodoo Rose, a purple-pink, “intensely fragrant” plant that blossoms repeatedly throughout the summer. • Low-growing Creeping Phlox blooms early in the summer, when your nose is most attuned to the new season’s scents. The plant thrives in full sun, on rock walls or gardens, where it can spread up to 4 feet. • Certain shrubs are also quite fragrant. The Carol Mackie Daphne’s cream-edged foliage produces “a heavy display of very fragrant, pale pink flowers in spring, and often again in the fall,” Courtens says, adding it’s very adaptable and quick growing. Another strongly scented shrub is Cheyenne Mock Orange, which grows 6-7 feet high and wide, and is “also one of my favorites for fragrance,” he says. • Lilacs are one of the most fragrant large shrubs and can reach heights of 1020 feet for added privacy. • For a true mountain scent, the Rocky Mountain Juniper doubles as a wind block and boundary bush. “Its scaly evergreen foliage is fragrant to the touch,” Courtens says. • In terms of trees, flowering crabapples encompass hundreds of varieties, most of which smell quite good.

With a wide range of reasons for taking on such a rewarding project, here are a few things to consider before building: Determine Purpose and Function While every great landscaping project begins with a great idea, key decisions regarding purpose and function must be made before those landscaping dreams become a reality. In the case of a path or stairway project, begin by determining what you want to build and why. Access from one place to another within a landscape is the most common reason that paths or stairs are built, but there’s nothing wrong with choosing to build something simply because it’s beautiful. Narrow Project Scope Once you have a clear idea of your project’s purpose, consider the location and the level of formality that you’d like to achieve. The location of a path or stairway will often determine its design. If a steep slope or hillside is a part of the landscape, then a stairway with heavy stone set solidly into place is a better option than a path, which can take on a more flexible design and is more suitable for flat or slightly sloped terrain. Consider the level of formality you’d like to achieve within the context of the surrounding landscape. If wildflowers, native

plants and a loosely landscaped feel are characteristics of the space, then choose a more fluid design to match. Formal gardens and landscapes, on the other hand, can be complemented with paths constructed from fixed pavers or stairs cemented into place for a cohesive feel. Be realistic about the project’s scope and what you’re willing to do within your particular budget allowances. A simple stairway can be built with two people willing to do some heavy lifting, but a more advanced project will likely require heavy equipment and a landscaping team to move and place large rocks safely. continued on page 54

Materials Matter The amount of foot traffic anticipated to travel across a pathway or up a set of stairs has a lot to do with what materials work best. Since a pathway isn’t fighting against a steep grade, materials choices can be more flexible and can include stone, dirt, gravel, mulch, or

repurposed materials. More traffic calls for more durable materials, and it will also require a more hardened design. Flagstone set in the earth can be a material that works well for both pathways and stairs, but in heavily traveled areas, designs will likely need to be cemented into place for greater durability. “If we have a score of 56, we are 46 percent more efficient than a code-built home,” she says. “Like golf, the lower the score, the better. In Colorado, you can get a rebate from the state if you achieve a score under 50.” Mountain Log Homes and Interiors has won the Energy Excellence award during the Summit County Parade of Homes twice for the most efficient home. Some of the measures they take on a consistent basis include: low-e (low emissivity) windows with proper flashing, insulation and caulking; spray foam insulation or structurally insulated panels in the ceiling or roof; insulated concrete form foundations; under-slab insulation; solar homes that

allow client to “net meter,” or sell back their excess power produced to Xcel Energy. Green Your Home Johnson recommends small and big actions for creating more energy efficiency in the home. To begin, start composting your food waste. Summit County has a food compost drop-off program, so sign up and take all your food waste to one of the drop-off centers. “It goes up to our Summit Country Resource Allocation Park, where our industrial compost facility is located,” she says, “and it gets turned into wonderful soil that people can buy and put on their gardens and landscaping.”

THERE’S KIND OF AN ALLURE TO LIVING OFF THE GRID, BUT I THINK YOU CAN BE JUST AS SUSTAINABLE BEING ON THE GRID.”

If you’re not already recycling, start. The recycling in Summit County can be a little confusing, so be aware of what is recyclable and what’s not. It depends on who picks up your recycling, so make an effort to improve the process. Do small things inside the home to improve energy efficiency. Install a programmable thermostat so it drops the heat when you’re not home. Install LED bulbs. Check what your hot water temperature is — Johnson said a lot of people keep it at 130 or 140 degrees, but you can turn it down to 120. Another simple step to take is to insulate your hot water heater tank. Bigger steps can also be taken. Johnson recommends that everyone get an energy audit for their home to see what changes they can make to improve efficiency. If you can spend the money, seal air penetrations and add insulation to a crawlspace or an attic.

Upgrade appliances to Energy Star models, when possible. “Refrigerators and washer and dryers are the high-energy use appliances, so if you can afford to upgrade those to Energy Star, we definitely recommend that,” Johnson says. “Once you do those upgrades and you get your house as tight as possible, then we would recommend installing solar if your can afford that.” Residents can also buy shares in community solar gardens, or buy credits from wind energy like Arcadia Power. For anyone thinking of “going off the grid,” Johnson says longer commutes from outlying communities can often mean more driving, which is not energy efficient. “There’s kind of an allure to living off the grid,” she adds, “but I think you can be just as sustainable being on the grid.”

showstopper with a steel-faced island, large hand-made hood, and book-matched Brazilian quartz backsplash,” he says. “It won the Global Kitchen Award for Wold/Sub-Zero for 2013-2014.” To add to the Colorado-rustic appeal, the team used custom barn doors to separate the dining room from the hearth room, and in the lower level, they used a large barn door to close off the bedroom but to allow natural light to come in when it’s open. “We love working with clients in building custom homes,” Gregg says. “However, this project was a great way for us to express our creative and artistic talents as builders.” He adds how collaboration with “talented people and companies” on the project made it possible to “create something special.” “The way it turned out blew us away,” shares Gregg. “We couldn’t be more proud of the end result.”

How do you think architecture has been changing and/or evolving within this decade — from processes to finished products? kh webb : Though it may sound cliché, technology has significantly changed our process. When I graduated from architecture school, all of our drawing and modeling was completed by hand. Now we use our computers for

drawing in three dimensions and our models are created with 3-D printing. These tools are particularly helpful for our clients’ ability to visualize the design. Though we focus on natural materials in our work, we are always searching for new and innovative applications. We travel extensively and visit design-centric sites and design fairs throughout the world

looking for new and innovative sources and materials to incorporate into our work. And nearly all of our projects have a level of automation that definitely did not exist a decade ago. Climatic controls, door and window mechanisms, window treatments, lighting, temperature, security, entertainment, even indoor plant irrigation can now be controlled remotely with your iPad or iPhone.

MAKING COMMUNITIES 'HOME'

Local architecture and planning firm sees a future Vail Valley 'looking inward' BY S T E P H E N L LOY D WO O D

M

ost of us, if we ponder architecture and community planning at all, imagine manmade structures, such as roads and bridges, commercial spaces, public buildings, and private homes. Great architecture, that which endures, involves more than just structures, however. It demands those structures, and others around them, fit properly into a larger framework, the local environment, and become a living part of the community for which they were created — beyond the interior and exterior walls to gardens, parks, pedestrian pathways and other outdoor living spaces. Which leads us to ask, what is "home" anyway, without "community," a place to happily work, play and, simply, live? Indeed, with great planning, a real home can be a wonderful place just to be.


One of Zehren and Associates' most visible public projects is the recent redesign of the entrance and other outdoor spaces at Vail's Gerald R. Ford Amphitheater.

"To me, it's how the architecture fits into the context of the natural, physical setting, but also the community itself, and how it helps contribute to a community but also allows the residents to enjoy the aspects of the community, their relationships with neighbors, views of the other components of the community, and accessibility to those places," says Avonbased architect and community planner Jack Zehren. "What we strive to do is let that be a place that fosters more social interaction, more opportunity for recreation and active lifestyle. "That really aims at trying to create a pedestrian scale for the community and trying to use the automobile for regional accessibility. The community itself can focus more on pedestrian orientation, pedestrian scale — trails, walkways — and that helps bring communities together."

Welcome to the world of community master planning, where Zehren has been pondering 90

that bigger architectural picture for nearly four decades, taking and improving upon ideas along the way he hopes will help make the Vail Valley an even better place to live than it is today. Originally from Minnesota, a graduate of West Point and a Vietnam veteran, Zehren came to Colorado in the 1970s to work on Adam's Rib, then a proposed ski and golf resort development south of Eagle. "I'd always been interested in architecture, and art. I'd always enjoyed sketching," Zehren says. "Architecture combined art with engineering; it was a balance between what I had received as an education at West Point, engineering, and the opportunity to get into that creative side architecture offered." Soon thereafter, Zehren joined Vail Associates, developers of the Vail ski resort and much of the private land at its base, including Vail Village and Lionshead. His first task as director of architecture and planning was master planning Beaver Creek Resort, a new project at the time that would open for business as a primitive ski area in 1980, long before most of his plans for

the resulting resort community with an iconic village, restaurants, hotels, condos, multi-milliondollar private homes and interconnecting roads and skiways would materialize. "The very first day on the project, we walked the alignment of a new road going up the Beaver Creek Valley, the primary entry road," he recalls. "There were old cabin ruins up in the valley, but no one lived up there, at all. "We had a blank slate; there was nothing there."

'TEN THOUSAND SLIDES'

Zehren remembers well some of the original direction he got from VA's top brass at the time — to emulate other, successful resort communities in Europe. "At the time, it was Harry Bass as president and chairman; Jack Marshall; and Bob Parker, who'd been with the 10th Mountain Division. The three of them, and their wives, went to Europe and travelled all over, primarily in the Alps of Switzerland, Austria and northern Italy, and the Pyrenees, as well. They took a lot of photos and handed me, like, ten thousand

slides and told me to make something out of all this," Zehren says. "The idea was not to create a college campus, where all the buildings look alike, but a community, a village, that had variety but within a certain family of identifiable style and direction ... and to take the lessons learned in Europe in terms of Alpine ski communities but settle into a vernacular, or identity, that felt comfortable here in Colorado. "We laid out the neighborhoods, the roads, the lots and the master plan for the village, and established all of the basic relationships of the hotels, commercial, the plaza, the parking, all of the inter-related items as part of a village master plan."

With Beaver Creek Resort on the books, Zehren formed his own firm, Zehren and Associates, working from a small office in "an old, red farmhouse" on the northeast corner of U.S. Highway 6 and Avon Road. The fledgling operation soon took on master planning another residential resort community, Cordillera, "The goal at Cordillera was try to establish a land-use plan that didn't disrupt the land too much with a lot of grading and maintain the landscape composition that was there with forests and open meadows, and then do an architecture that would fit into that scalewise," Zehren says. "It's more a community of single-family homes than one that brings all the other elements of community together." Along the way, the company has evolved from a sole proprietorship into perhaps the Vail Valley's largest architecture and planning firm, with its primary office on the top floor of the Boat Building in Avon's central business core. The company also has an office in Santa Barbara, Calif., managed by Zehren's wife, Darlene, as principal of interiors. Locally, Zehren and Associates is best known for taking on substantial public projects far beyond, in scope, than that of private, singlefamily homes — though they’ve designed many fine ones. An ever-growing list of Zehren's one-off public projects here in the Vail Valley, for example, includes the Chapel at Beaver Creek, which won an Honor Award by the American Institute of Architects, or AIA, in 1992; The 10th restaurant on Vail Mountain; the Walking Mountains Science Center in Avon; and in Vail, the Sebastian Hotel, the new entrance, outdoor patios and lawn seating area at the Gerald R. Ford Amphitheater, and the new Vail Golf Clubhouse. These days, a substantial part of the Zehren team's business is designing and master planning resort community projects — not just in Colorado and across the United States but overseas, too, in Argentina, Canada, Chile, China, Costa Rica, India, Mexico, South Korea and Vietnam.

'THERE'S CONTINUITY THERE'

Another key example of Zehren's multidisciplinary approach is principal landscape architect Pedro Campos. A native of Portugal, he joined the firm six years ago, having come to the United States to study and practice his chosen field in the Vail Valley in 1997. "Landscape architects, in a way, are somewhere between planners and architects, often fusing urban design principals that are universal and applying them in a manner that merges the built environment with the natural environment," says Campos, who also is involved in La Estancia, designing the Argentinean project's central core, the "Pueblito." "Integrating the history of the place with the

architecture, the agricultural heritage of the vineyards, bringing golf as part of the framework and landscape," Campos says, "and fusing all that together with individual residences and things like herb gardens, orchards and celebrating the landscape as a major component of the place — there's continuity there." Another Zehren project dear to Campos' heart is Tres Santos Town Farm on the Pacific coast of Mexico's Baja Peninsula, a vast tract of land under development adjacent to the existing historic town of Todos Santos. Campos is most involved with integrating the residential components, including luxury cottages, a village plaza, trails, and commercial uses, with a working community garden planned as the centerpiece.

Key to Zehren's success, he says, is that progressive, multidisciplinary model that doesn't specifically focus solely on the design of structures, like many of his contemporaries. His team, by contrast, is chock full of professionals from various disciplines, from traditional architects and their support staff to interior designers, planners and landscape architects. Other principal architects on staff include Tim Losa, who has won awards for his work designing a wide variety of resort properties since joining the company in 1994; and David Kaselak, who arrived two years later to concentrate on resort planning with vast experience in military architectural applications. Then there's Susan Nowakowski, Zehren's principal interior designer. She's been with the company for 17 years, having taken a position there straight out of college. "For me, it's fabulous being all under one roof. I feel we're more connected with the projects because we are working with the architects, the landscape architects, the sub-consultants like mechanical and electrical engineers," says Nowakowski. "I just feel we're connected better overall with a project because we're having multiple meetings throughout the day." Recent local projects by Nowakowksi include interiors for The 10th; the Betty Ford Alpine Gardens' Education Center; the Root & Flower wine bar in Vail Village; and the Vail Golf Clubhouse. Her expertise has been called upon overseas, as well, on projects such as La Estancia de Cafayate, a vast resort being developed in the wine country of northwest Argentina that includes vineyards and a communal winemaking operation, a golf course and clubhouse, private residences, a social club, equestrian facilities and other amenities. Her primary focus there has been the community's fitness center. "We did a lot of the interior space planning — the size of the rooms, the layout, the detailing of interior wood beams, what's exposed, what's concealed, what can we make an interior architecture element, floor finishes and changing floor patterns as you move through a building like that," says Nowakowski, adding input early on from an interior designer is key to the success of any architectural project. "Our clients can come to us with a floor plan, but we have the knowledge in space planning to say what size rooms should be for their intended use. ... We're typically at the first or second meeting, because listening to the client is the main thing, having them talk more and asking them questions, finding what they desire." An interior designer's expertise can be valuable outdoors, too, Nowakowski adds. "With exterior spaces, some of them want to be interior spaces and cross over with patios, decks, outdoor fireplaces, fire pits, pools," she says, "bringing the outside in, or the inside out."

'A NOVEL IDEA'

The community garden, after all, has roots in the development of Mankind itself, Campos says, one that's been forgotten and cast aside over the centuries as we become more urbanized. "Merging those interests into a project I think really is a mirror for our society today — the core amenity having a central garden instead of a golf course — is a novel idea." A resident of EagleVail, Campos has applied land-use designs from La Estancia de Cafayate and the Tres Santos Town Farm here at home, volunteering his expertise to help develop the EagleVail Community Garden. He believes the social, interactive and educational aspects of such a communal garden contributes to a greater feeling of community among its residents. "It's a functioning, living, public space that requires people's energy, focus and care. It requires resources and it forces the community to pay attention to it, and to learn from it," Campos says. "It's a learning experience for the entire community. Campos has applied his expertise to many of Zehren's local projects, too. One he's particularly proud of is Avon's Pedestrian Mall, along with circulation improvements aimed at making

"That notion of comfort and safety, things like push-button-signaled crosswalks, signage, bike arrows on the pavement to help cyclists, trying both to elevate the experience of living here and visiting here."

From such a broad palette of projects, Zehren now ponders, at the highest level, how to sketch a future Vail Valley, where home isn't just dwellings, it's a community, too. "Now, with the Internet, people have the choice of whether to live anywhere and not be tied to a specific location. I think in places like Eagle and Edwards we're going to have residential neighborhoods related to local people working and living with a connectivity to the rest of the community," he says. "We're already trying to fill in some residential

neighborhoods so they can take advantage of the other community resources. Instead of building everything sprawling outward, there's now a focus on bringing things back in, infilling empty spaces, or changing uses. "It's sort of looking inward now, instead of building a new Beaver Creek or a new Arrowhead or Bachelor Gulch or whatever. It's more about improving the places that are here now," Zehren adds, "to complement, not create conflict." If there's one thing Zehren laments, it's the dramatic growth of Edwards — without the underlying master plan of an actual town or at least the basics of master-planned community. "Edwards should be a town. It frustrates me a lot," Zehren says. "Eagle County feels they can allow unincorporated neighborhoods just to merge as communities, and they can provide all the services and allow these densities. To me, Edwards should be an incorporated place."

'THE GOLDEN GOOSE'

Zehren does acknowledge, however, a new era in the planning and development of the community we call the Vail Valley — and consider "home" — is upon us. "The whole interconnectivity of the Internet and our electronic world allows a lot of businesses, and individuals, to locate to these more remote places. That economic engine can be dispersed a little better and move out of those major city centers if they want to more remote locations, in natural settings, without destroying the golden goose in the process," he says. "The natural environment is a key aspect in the design of a place, a community, a home. It's about trying to be compatible with it, instead of becoming a major city that just overwhelms it. "The likelihood of starting fresh again, with a 'clean slate' like Beaver Creek, is pretty low. There's not much land left." JULY 2016 | VAIL VALLEY HOME

A Market for Serious Buyers and Sellers Vail Valley Enjoys a Balanced Market with Opportunities

were up over last year by 57.1 percent in the single-family and duplex home arena, and 14 percent in the townhouse/condo venue. New listings and pending sales are down slightly this year over last — 3.8 and 5.2 percent respectively. The Vail Valley market reflects a wide variety of elements in current real estate of which both buyers and sellers need to be aware so they can make the necessary adjustments.

Interest rates continue to rest at an all-time low. Rental property availability is also low, while demand and rental rates are very high. Although summer rental availability gets a bit of a reprieve, winter availability makes it incredibly difficult to find housing. This situation means first-time homebuyer demand — looking for a place to buy rather than rent — is high. The lower-end market continues to be the predominant area of activity, with 40 percent

of the transactions lying in properties purchased for less than $500,000 and 33 percent in properties purchased from $500,001 to $1 million. This means the market and the interest for lower-end housing remains high. Appropriate pricing key “Properties in the Eagle and Gypsum area are in high demand because of their price point,” says Vail Board of REALTORS® MLS Chair, Eileen Duke. “There continues to be a high demand

for homes in the price range of under $500,000 — this price range specifically attracts first-time homeowners, but also retirees, as well as potential second-home owners. The Gypsum and Eagle area offers something of interest for a buyer of many different focuses.” An important point to note — in spite of the market being low on inventory — is how important it is for sellers to be priced correctly. “If a property is reasonably priced based on the current market we are sometimes seeing

Although inventory is still being stretched thin in many areas, low mortgage rates coupled with higher wages have built a relatively sturdy housing marketplace. Without an ongoing fresh supply of homes coming to market, it remains to be seen how long this balanced market will continue. This is a great market for serious buyers, as well as serious sellers.

A tricky market New construction is not prevalent throughout Eagle County, but there are several developments underway in the downvalley market presenting lower-price point options. The area with the highest number of transactions year to date is Avon with the highest followed by Gypsum, Eagle, Beaver Creek and East Vail, respectively. The average selling price, or more importantly, the median sales price, has dropped

substantially over the last year — from $1,617,972 to $1,060,737; and $972,500 to $639,250, respectively — yet the transaction numbers remains consistent with last year. Beaver Creek’s position at the top of the transaction analysis numbers shows that the highend market is certainly alive and well. Not only is Beaver Creek the area commanding the highest percent of sales volume, by far, but it is also the area with the fourth-highest percent of transactions in the county. While this market is tricky, it can be a great time for both buyers and sellers to take advantage of the many positive issues presented.
