HOW’S THE MARKET? A solid ski season of real estate sales has us all looking forward to a busy summer ahead. While the high end of the market, $5 million and above, took what will likely be a momentary pause, the low-to-mid range remained very active. Ski season sales saw 483 closings of residential property and land, excluding fractional and commercial properties, and were up 11.5% over the prior season. The uncertainties of the stock market, exchange rates, the current election cycle and perhaps most notably a lack of new inventory in the high end have some buyers patiently waiting to make their purchase. Yet we continue see notable properties go under contract and close, including condominium residences at The Four Seasons (now sold out), the Ritz-Carlton and Solaris, as well as single family and duplex homes in Glen Lyon, Lionshead, Vail Village and the Vail Golf Course neighborhood.

What does this mean to you? If seeking property up to $1 million, don’t hesitate if you find the perfect home. It likely will not languish on the market. A few notable developments in Vail are opening up additional options for buyers seeking multi-million dollar property. or many golfers ,

a good day on the links ends with a sweet pour at the 19th hole — just where the 19th hole is, however, varies. Homeowners are extending their homes to include livable, functional, nearly year-round outdoor spaces, bringing the inside out. And what better place to relive your 18 holes of glory — or misery — than with your foursome fellows on your own deck, patio, lanai … call it what you will, but

Outdoor spaces in the mountains can run the gamut, from a small condo deck to a fully furnished, enviable patio that feels like a living room. No matter the size of the space, however, decks and patios shouldn’t feel like a hodge-podge of yard sale finds and lackluster décor. “People are no longer just buying 'sets' of outdoor furniture ... . We are really trying to make these spaces look more eclectic, thoughtful,

and designed,” says Amy Casey, co-owner of Casey St. John. "Think about mixing the old with the new and extending what you love inside your home to the outside.” Slifer Designs President Yvonne Jacobs loves creating outdoor spaces and agrees with being thoughtful in designing your 19th hole. “Make the outdoor space as livable as your indoors, don’t just throw a couple chaises outside — make it unique, designed,” she says.

Fun, functional fabrics There are so many ways to make your space your own. For example, break up the flow into different seating areas, just like you would in the home, suggests Jacobs. Bring out a few cozy throws, thent add in outdoorspecific accessories: dining, glassware or luxury plastic-ware, even lamps. Next, use fun, functional fabrics for throws and cushions. A

fter a long winter

season with white snow covering gardens and landscapes in the Vail area, it’s nice to see flowers of all colors throughout the summer. But once the weather warms up, I notice that people often come into the Wildflower Farm garden center and buy the first beautiful perennial plants they see in bloom. This approach might provide —at most — a few weeks of colorful flowers, and then those plants will move into the next phase

of their lifecycle. Blooms will wilt and wither, and then they’ll turn to seed. In the absence of flowering plants, a garden will lose its colorful appeal if not planned properly. To avoid having a garden that blooms all at once and then has a lackluster appearance for the rest of the summer season, it’s important to choose plants carefully so that some are blooming at all times and in a variety of heights and colors. Cultivating constant color requires some advance

planning and knowledge, but it’s possible. Here are a few things to consider when designing a garden characterized by long-lasting color: Get Inspired Take a stroll through a mature garden that has already mastered the concept of enduring beauty to gather ideas. Vail’s famed Betty Ford Alpine Gardens, for example, showcases plants appropriate for this area’s high mountain environment. Take notes of both blooming and

DIVIDE YOUR LIST INTO PLANTS THAT BLOOM EARLY IN THE SEASON, MIDSEASON, AND LATE-SEASON. not-yet-blooming plant names and locations to form a list of plants that you find attractive, and return regularly to watch how the gardens remain attractive as they change throughout the growing season. Gather Plant Knowledge Once you have a short list of plants that you find attractive, take some time to do extra research so that you can learn more about their growing seasons and zones, blooming duration, and optimal location. Visit a local garden center for advice, and also consult the Plant Select® website, plantselect.org, a great resource for learning more about bloom

times, plant characteristics, and colors. Divide your list into plants that bloom early in the season, mid-season and late-season. Also take note of plants that have long blooming seasons, and consider adding a variety of grasses to your list. While most grasses do not have colorful blooms like other perennial plants, they provide interest in the form of texture and movement that can extend throughout the winter season. Consider Aspect and Location With the additional plant knowledge you’ve gained, begin creating a design that will incorporate some blooming

Go beyond considering bloom times at this stage, and take into account what growing conditions will be optimal. If a plant needs full sun to bloom, for instance, make sure that it isn’t placed where it’s shaded under a leafy tree. In general, plants that thrive in full sun conditions have more colorful, showy blooms than plants that prefer the shade. Amend Before Planting Take some time to evaluate the condition of soil in areas where you plan to plant, as good soil holds water more efficiently and promotes longer blooming times. For this reason, soil often needs to be amended with compost before planting. Soil activators can also help promote soil health and increase the likelihood that plants will stay in bloom for a longer time. Make Ongoing Adjustments Landscaping is a dynamic process, and all designs will need to be adjusted throughout the season and from one season to the next. Take stock of areas

that have developed holes or color gaps, and reevaluate plant choices as well as locations. If it’s mid-season and some perennial plants you chose have failed to achieve the desired effect, consider planting annuals or biennial flowers in their place as a seasonal solution to add color. Pansies, violas, or Icelandic poppies, for example, can achieve an attractive and colorful pop when needed. Care for Your Creation Provide water appropriate for the chosen plants, ideally making use of an irrigation system set to a schedule that suits their needs. Slow-release and liquid fertilizers also help provide the nutrients that plants need to continue blooming. Read fertilizer package instructions to determine the duration of its effectiveness, and reapply throughout the summer season as needed. Some perennials will also continue to bloom in response to deadheading, or cutting off spent blooms, so schedule time for ongoing landscape maintenance to enjoy the color you’ve cultivated all season long.

BALANCED, SUSTAINABLE GARDENS A mix of xeriscaping, perrenials and annuals help create a beautiful space that functions year-round by KIMBERLY NICOLETTI

W

hen it comes

to High Country summer blooms, many people choose annuals, which tend to flower sooner, relatively easier and longer than perennials. But planning a balanced garden using perennials and xeriscaping helps ecosystem sustainability and can still provide a colorful, textured landscape.

Xeriscaping Xeriscaping has been popular for years, due to its lower water usage, which is a major plus. Still, xeriscaping needs drip irrigation or a low spray. And, like any plant first taking root, more water is necessary, until it is well established. Though xeriscaping provides less color than a mixture of annual and perennial flowers, an interesting xeriscaped garden stems from texture and height variation. During winter months, the plants also add tones of greens and browns to an otherwise white landscape. Grasses and feathery plants, like Karl Foerster grass, red-leaf coreopsis and lily-like hostas add texture and provide a native Coloradan feel — plus many are drought-tolerant. Tall trees create a backdrop for smaller shrubs, and taller flowers. Shorter growing plants and ground covering like snow-in-summer and penstemon make a beautiful forefront. Planning is key when planting any garden, especially a xeriscaped one, says Glen Ellison, co-owner of Land Designs by Ellison, a Ceres Company. He encourages people to spend money up front for the design 28

process; this allows homeowners to become very specific when it comes to choosing the multitude of not just plants, but also pavers, stones and other elements of xeriscaping. In fact, elements homeowners might not even consider include: how bird baths attract birds that eat “destructive” bugs and how various flowers like larkspur, hydrangea, rhubarb leaves, foxglove and tulip and daffodil bulbs are poisonous to dogs. Another example of potential problems come into play with sloped lawns, which allow water to run down without fully irrigating grass and other plants. A series of terraced plateaus grounded with plants can solve the problem and use less water.

Proper garden planning also takes winter into account. Jamie McCluskie, owner of Mac Design in Avon designs landscapes for snow storage, as well as summer delight. He incorporates hardy shrubs, perennial flowers and/or boulder outcroppings to protect more delicate plants from snowplow blades and heavy snow piles. Many perennials and shrubs like ural false spirea and black beauty elder are resilient enough to bounce back after sitting under heavy snow build up. Perennials Annuals provide instant gratification when planting a garden, so many people avoid

perennials because they usually have a shorter blooming period and take patience. However, planting a variety of perennials that bloom one after another (in various stages, seasonally) leads to a colorful garden. “Perennials take time, but they don’t take much work if you select the right varieties,” says, Nick Courtens, senior horticulturalist of the Betty Ford Alpine Gardens. He has helped grow more than a thousand varieties of perennials from around the world, and, while it’s not necessary to go that far, he does encourage people to incorporate plenty of perennials in their gardens. “Growing a more diverse plant selection is critical for

a healthy garden,” he says. “Growing one plant is detrimental if a bug or disease (takes over). Other plants can attract certain bugs that are good.” Perennials such as catmint, salvia, moonshine yarrow, lambs ear, creeping phlox and Echinacea deter deer, which takes some of the wildlife magic out of gardens, but also keeps your plants from being chomped to the ground. Tall trees, like red twig dogwood and yarrow flower also add a tinge of color in winter. Summer flowers like daisies, lupines and columbines are easy to grow, and flowers like trumpet flower attract butterflies. And, contrary to common knowledge, there are many lowwater perennials, like columbines, black-eyed Susans, blue flax and Sweet William. Then, there are more tricky perennials to grow, but plenty of resources exist to help gardeners successfully grow high alpine plants, from nurseries to

always have to be big, and sometimes changing just one room can really freshen up a whole home. Chris De Jager, owner of Jager Designs LLC, recently completed a project in West Vail for a client who was looking to update a bathroom for her sons. She wanted to use a neutral color tone, and to emphasize clean finishes. The project took just over two weeks to complete. “She was very open-minded and let me do all of the designs myself,” explains De Jager. “I enjoyed this because I was able to bring a lot of my own creativity into the project.” The renovation changed the bathroom from feeling small and cluttered to having a more open and clean look. De Jager worked on the project himself, and sub-contracted the plumbing. He used a gray and white color scale throughout the bathroom, and he added a wainscot paneling to the walls, while also replacing the white vanity with a European pedestal sink.

De Jager put in gray tile on the floors of the bathroom, and throughout the shower walls. He added accent to the

shower with soapdish tile, and honeycomb marble on the shower floor to bring it all together. “Since the client is a friend of mine, I made a shelf out of barn wood to go over the toilet,” he shares. “It looks like the Colorado flag, and it was a nice surprise for her and her sons. De Jager says his favorite part about the project was seeing the look on his client’s face when it was all finished. “Since she let me choose everything for the project,” he says, “I didn’t let her see it until it was completely finished.”

Golf for Good Vail Board of REALTORS® Hosts Annual Golf Tournament

REALTORS® Foundation's annual golf tournament has gained momentum since its inception in 2013. Organizers expected this year’s event, to be held on Friday, June 17th, to be sold out by the end of April. The fourth annual tournament takes place at Eagle Ranch Golf Course, an Arnold Palmer Signature Design Course. Each year, the venue changes to showcase a variety of courses and neighborhoods. “We try to provide a worldclass golf tournament to make it a fun and exciting time. Eagle Ranch has beautiful scenery and it works really well with a scramble format. Because it’s a hard course, and by playing in a scramble format, (beginners) can still play the course and, hopefully, always swing from a good spot as if you’re a professional,” says Gary Pesso, golf tournament committee chair. “The event is open to the public, so we get a wide variety of players. We had some really good scratch golfers who teamed up with other skill levels to balance out the teams, which makes the event competitive but still fun … which is the ultimate goal.” The tournament accommodates 32 teams. The cost for a team is $800, which includes 18 holes of golf, range balls, a cart with GPS, a box lunch, a swag bag, an after-golf reception and a chance to win amazing prizes. Last year’s prizes included a Lexus/Ritz-Carlton hotel stay and a variety of valuable door and raffle prizes. The Turtle Bus, as was introduced last year for safe transportation after the reception, will shuttle participants to and

from Eagle Ranch, stopping at Loaded Joe’s in Avon and Woody’s Bar and Grill in Edwards. Balloon Rides and Golf Ball Drop The Vail Board of REALTORS® Foundation Golf Tournament Fundraiser has previously raised as much as $20,000. This year, the nonprofit plans on raising even more with the help of Re/Max’s hot air balloon. From about 8-9:30 a.m., weather permitting, kids and adults can take a tethered ride above the golf course for just $20. It’s a fun way to float above it all and a great way to further involve families. The public can purchase numbered golf balls the morning of the event for $25 each, or five balls for $100, to compete in the balloon ball drop. Whichever ball lands in the hole — or closest to it — wins a cash prize of up to $5,000, depending upon how many balls are sold. Around 10 a.m, up to a thousand numbered golf balls will drop from the Re/ Max balloon, raining down upon one of Eagle Ranch’s holes. “It’s really quite impressive — a stream of white golf balls coming down,” Pesso says. “It’s not something you see every day.” Participants can also purchase one golf ball and a ticket to the after-golf reception, normally $60, for $50 — a savings of $10. The reception includes hearty appetizers and music by guitarist John Martin on the deck. Sponsorship Opportunities Sponsorship opportunities range from $300 to $2,500. Without a team, companies can sign up for a Par sponsorship, allowing them to display their name and logo at one tee box

and receive reception tickets for two guests. An Eagle sponsorship provides business signage at the tee box and a golf team entry fee with lunch and reception tickets for $1,000. An Ace sponsorship receives all of the above, plus the privilege of placing its theme tent on a team box with booth attendees for $1,400. The ultimate, Albatross sponsorship, $2,500, includes the company’s name on all advertisements as the presenting sponsor, as well as signage throughout the course and a team entry. So, even if you’re not a golfer, there

are plenty of ways to support the foundation. Sign up now, as space is extremely limited, and the prizes are spectacular.
