HOW’S THE MARKET? 2015 year-end numbers for the Vail Valley are now in, and they reflect a real estate market that continued its steady trajectory of growth. With over $1.9 billion in overall sales dollar volume and 2,061 transactions (per Land Title Guarantee Company) our market was up 12% in dollar volume and 14% in transaction volume over 2014. All indications are that this trend is continuing into the new year. While the overall real estate market continues to improve, it also remains very complex, differing significantly in pricing, days-on-market, and other important metrics from area-to-area. Constrained inventory levels, in particular, have been an issue for most segments of the valley, presenting a challenge to prospective buyers as they seek the perfect property. It is allthe-more essential to work with a savvy, experienced broker so as to have an “inside track” on available properties, some of which will never be listed. tend to come and go, but there are a handful of classic home structures that continue to stand the tests of time. The log cabin is most definitely one of those. Although the large log-style homes that can be seen on High Country ridges don’t much resemble the historic oneroom affairs that pioneers and settlers huddled in throughout

the 1800s, the structures do share certain characteristics that link them together. The Colorado mountains, with an abundance of both types of log buildings, is a perfect place to observe how the log homes have evolved over more than 150 years. Who Are The ‘Log Cabin’ People? Summit’s realtors know that people come to the county from all kinds of backgrounds,
looking for a home. And often, they have a specific idea in mind for their mountain abode. Most of the people in the market for a log home are secondhome owners, looking for a retreat that matches the area around it. “They’re in very contemporary homes where they come from, so they want something that feels like it belongs in the mountains, their cabin in the woods,” says Amy Smits, of Century 21 Gold

were cheap and easy to build, with plenty of nearby material. The first known log structure in the High Country, according to local historian Mary Ellen Gilliland, was a fort-like structure, with residences inside called Fort Mary B. Though the exact origin of the name is unclear, Gilliland says it was likely named after Mary Bigelow, the only woman currently living there at the time. “There was a group of very hearty and idealistic miners (who) came up in the first summer when gold was discovered in 1869,” she says, “and a group of them decided to winter over.” This was not a decision taken lightly, as the area was still mostly wilderness, and Colorado hadn’t yet reached statehood. Nevertheless, the miners built themselves a log structure, and the rest is history. How Times Change According to Gilliland, historic log cabins tended to be a single room, about 12 feet by 12 feet. “Any materials that they used had to be either found locally, like trees to be chopped down, or brought in over the high passes,” she says. Therefore, it’s not surprising that timber was used for almost 32

everything back then. “You have to consider that the first prospectors that came over the pass saw a forest primeval, with huge, huge old-growth trees, and they began cutting them down,” Gilliland says. “Everything was made of
wood — all the implements in a woman’s kitchen were made of wood, and every product they had, they used in their home and their work was made of wood. Or if it was a metal piece, it had a wood handle.” What then seemed an

inexhaustible resource proved not to be so, and, nowadays, the log homes that were so cheap and quick to build cost more than a non-log structure. “I think the log cabin, if you will, has gone away and has been replaced with a log mansion. The cost of construction with log is higher, so … because land is so pricey in Summit and Eagle counties, you can’t afford to build a small log home anymore. It’s got to be at a size that makes economic sense,” says Kevin Smits. “It used to be, you went out, and you cleared your lot and used the trees that were on your lot. Now, the true big logs are coming from British Columbia, from Washington state. … They clear-cut the big trees that were there (in Colorado) and the lodgepoles were what grew up. “The lodgepole doesn’t make for a great log home; it makes for a great telephone pole,” he added with a chuckle.

Natural Appeal Karen Wray understands well the draw of the log cabin, and that’s not just because she sells them for a living. She also lives in one.
“I would say the biggest advantage is really a lifestyle one,” she says. She loves the big open floor plans that encourage common gathering areas. She also likes the fact that she doesn’t feel the need to remodel every few years. “The timelessness, the durability and just the lifestyle … Every house is like a piece of art,” she says. Others have felt the appeal of her home as well. She says it’s not unusual for people intending to stay for a short while extending their visits, enjoying the cozy feel of the home. Whether it’s a group of guests, or just herself at home alone, Wray understands the feeling. “Something about a log home sucks you in and you really don’t want to leave,” she says. “There’s nothing like sitting by my fire in my log house, looking out the window and watching it snow.” 34

container for a table centerpiece. Plant a dense arrangement in a shallow pot, and choose many different types of cacti to fill it up with interesting textures, colors, and shapes.
CACTUS CARE
Since cactus plants generally survive in low-water conditions, they are almost worry-free as houseplants. In fact, overwatering tends to be the source of their demise. Depending on the size of the plant and on light and temperature conditions, a cactus may only need to be watered once a month in the winter season and 2-3 times a month during warmer months. Place cactus plants in bright, indirect sunlight to avoid sunburn.
Cactus varieties need to be planted in well-drained soil and in containers that allow for drainage. Choose a cactus-specific soil mix made of light, rocky soil. Plant cacti in planters that have drainage holes in the bottom, or put one plastic pot with drainage holes within a more stylish container. Remember to drain off excess water after watering. As cactus plants grow taller, some larger varieties will need to be staked since their height and size may not be able to support their weight if planted indoors in a pot. In just a few months, outdoor gardens will require more of your attention, so now is the time to create a cactus design that you can enjoy for all seasons within your home.

g a p i n g 7- m i l e h o l e in Eagle County’s bike trail system has grabbed the attention of Colorado Governor John Hickenlooper and the segment has been listed as one of the state’s priority projects for funding during the year ahead. Last month, during his State of the State address, Hickenlooper highlighted a list of the state’s highest priority trail projects as part of Colorado the Beautiful’s 16 in 2016 initiative. The projects represent the state’s 16 most important trail gaps, missing trail segments and not-yet-built trails, and they reach from the Front Range to southwestern Colorado. Hickenlooper’s team says his effort is designed to build upon strong existing support and partnerships to push them to completion. “We’ve identified projects that will help us fulfill the vision of Colorado the Beautiful and create the kinds of connections that link us to the natural splendor that sets our state apart,” Hickenlooper says. “We need the kind of outdoor access that more easily brings all of us — especially our young people — into the fresh air and away from indoor distractions. Getting more Coloradans outdoors more often is good for our health and a refreshing reminder of how fortunate we are to live in Colorado.” “This program is a good fit for us. It is an effort to close trail gaps … and also fund corridors for movement into ‘vibrant green spaces,’” says Ellie Caryl, program manager for ECO Trails. “This segment is long and this makes a meaningful connection and closes a large gap in our system.”

Meaningful Connection The 16 in 2016 initiative was created to start a more focused, coordinated conversation to support trails and promote outdoor recreation across Colorado. Moving these projects forward means a better connected network of trails statewide, improved links to expanded outdoor recreational opportunities, safe alternative transportation routes and economic development opportunities for adjacent communities. The initiative is a key component of Colorado the Beautiful’s broader goal to ensure, within a generation, every Coloradan will live within 10 minutes of a park, trail or “vibrant green space.” Projects were selected based on several criteria, including their economic development potential, their proximity to underserved communities, the need for new paved and natural surface multi-use trails, the 46

Most of the selected projects have been under development for years and already benefit from local support and partnerships. Some trail projects are larger and will need significant additional investment; others are more localized and need a push to get over the finish line. The 16 in 2016 initiative is intended to focus attention and resources on those projects.
“Being on the list is a leg up in the grant cycle that is coming up,” says Caryl, adding the list represents projects ranging from Front Range urban trails to trails in remote areas. The 16 in 2016 initiative anticipates a total of $30 million in funding from Great Outdoors Colorado (Colorado lottery) with up to $10 million available in 2016. No new state dollars are tied to the trail initiative, but Great Outdoors Colorado is investing $30 million in trails over the next four years, allocating the first $10
million trail to connections with with other qualifying projects, which are eligible to apply for funding, as well. Additional trails funding is available to eligible entities through other competitive sources, including Colorado Parks and Wildlife, the Department of Local Affairs and Colorado Department of Transportation. Eagle To Horn Ranch The local trail proposal is a $2 million project that starts at Nogul Gulch and proceeds eastward to

the Horn Ranch location. The trail is proposed through private land along the corridor. “We have had conversations with landowners and they are interested in working with us,” says Caryl. “If all the stars align, we could break ground in 2017.” In addition to getting landowner approval, ECO Trails must also submit a concept paper as the next step in the funding process. If the project makes it past that review, a full application will follow as the awards will be announced in September. State Effort To support the advancement of his 16 priority projects, Hickenlooper says he will create an interagency council comprised of relevant state agencies and offices. The council will ensure appropriate coordination occurs across state government to promote trail projects and outdoor
recreation, and work closely with the newly formed Office of Outdoor Recreation Industry and the Colorado Pedals Project. The initiative is only the first step in a public process to develop a statewide plan for trails. Colorado Parks and Wildlife is undertaking a strategic planning effort for their Trails Program that will set values and goals for expanding and maintaining recreational trails across Colorado. Additionally, Colorado Parks and Wildlife will publish a statewide trail map this spring, making it easier for Coloradans to plan and experience an outdoor recreational activity. A list of the 16 trail projects identified in the 16 in 2016 initiative is available on the Colorado the Beautiful page of the Colorado Department of Natural Resources website. The list includes a brief summary of each proposal and a map locating each project.

Chamonix Road in West Vail has long been intended for housing in Vail. The time to build appears to be drawing near. The Chamonix property, a 3.6-acre parcel roughly behind

the West Vail fire station, is widely viewed as the town’s last chance to build housing for longterm local residents — ideally, those with families — who are seen as future community leaders, people who keep the town vibrant during the months when fewer visitors aren’t around.
The parcel was acquired in the early 2000s, for what today seems an incredible bargain — $2.5 million — with the town's Design Review Board and Planning and Environmental Commission each reviewing plans “four or five times” over the years. The Vail Town Council began discussing the project in earnest in December.
“The ball’s in our hands now,” says Vail Mayor Dave Chapin. “This is a great opportunity for our citizens.” A latest proposal is to start work on access and underground utilities on the site as soon as April, with construction on the first units beginning as early as this summer.

'It's a choice to live here' Vail residents, not surprisingly, have been showing intense interest at recent council meetings and open houses. East Vail resident Brian Rodine, for example, who with his fiancee has rented in town for the past five years, says while many of his friends are moving out of Vail, he and his bride-to-be would prefer to stay in town. “It would be nicer to see the same faces day-in and day-out,” Rodine says. “We like our short commute; we like biking and riding buses around town.” 54

Nina Landes, who with her husband — but no kids — has lived in the valley for about 15 years, agrees. She encourages the council to build at least some two-bedroom units, and to focus on both parking and storage. Elyse Howard, who lives with
her husband and their two sons, says she wants the council to remember just what they’re selling when it comes time to find buyers for whatever is eventually built. “Don’t lose sight of the fact that it’s in Vail,” Howard says. “It’s a choice to live here.”
And Ali Katz says she’d love to have a place in Vail for her family. Katz, her husband and their two sons live in Edwards now, she says, but the family spends “every day off” in Vail," and many people she talks with in Edwards share that feeling.

“People want to come back to Vail,” Katz says. “We pretend we live in Vail, but we sleep in Edwards.” How many units? With Chamonix now on the front burner, council members now have some big decisions to make. At the top of their list is just how many units will be built on the site. A 2009 plan calls for 58 units — others have proposed nearly 80 units —
but council members in 2014 decided that fewer units would be better, in order to build bigger homes and provide more open space, parking and storage. The current, tentative plan calls for about 50 units in five duplex buildings, 19 townhome units and a yetto-be-determined number of condominiums. Each unit would have two enclosed parking spaces, with the duplex units getting one more outdoor

The site could hold more units, but keeping the unit count relatively low provides enough room for parking and storage, things current residents of Vail’s existing affordable housing inventory have said they want. How much will they cost? Price points for the new units remain to be determined, as well. Chris Neuswanger, a mortgage broker with Avon-based Macro Financial Group, helped buyers years ago get into the inexpensive condo units at the Vail Commons project above City Market; in fact, he helped create new rules that allowed those mortgages to be purchased by Fannie Mae, the nation’s largest mortgage re-purchaser. He says the repurchase of mortgages by both Fannie Mae and Freddie Mac, both federally-chartered and backed, is essential for lenders to keep making loans, but those organizations’ rules can be stiff. Fannie Mae only buys mortgages for properties that come with rock-solid appraisals, for example and, in turn, home appraisals are based in large part on the sales and values of comparable homes in the area. Deed-restricted homes have to be compared to other homes that are similarly restricted, he adds, and that's no easy task. Keeping prices relatively low for buyers at Chamonix is essential, meanwhile, Neuswanger adds; higher

Shelter vs. investment Steve Lindstrom, Vail Housing Authority chairman, has praised the council’s work but with a couple of cautions of his own, including the idea that Chamonix will be a good answer to the town’s long-term problem of losing families who move downvalley. Town officials need to convince buyers of something no Vail home buyer has ever thought, however, he says. “We need to look at housing as shelter,” Lindstrom says. “We should sell this as something besides an investment opportunity.”

deadline, Sarah McCoy, principal and designer of McCoy Design Firm, completed a renovation on Christmas Eve for a Florida couple who had recently purchased an outdated, four-bedroom unit in the Antlers at Vail. McCoy says technology and open communication allowed her to work with the couple from afar, without ever meeting them in person. “We had a 12-week renovation

schedule, and I worked closely with the owners and contractors to make this tight deadline a reality,” she says. Open it up The clients wanted to update and brighten their unit by replacing all the furniture, redesigning the fireplaces and removing a section of interior wall. “Although this unit has spectacular views to the Gore Range, the interiors were dark and outdated
with heavy and traditional materials and finishes,” McCoy explains. One of the project’s largest challenges was the lighting, says McCoy. As a solid concrete structure, there weren’t opportunities to add light to the celling. The fireplaces were large, dark and heavy, and when combined with the low ceilings, they overpowered the living room and master bedroom spaces. She says the new owners wanted a more contemporary design, one that would also work

went to architecture school, he said he was sure he would become a chef. Now, he says, he is able to draw creativity from both his cooking hobby and his architecture career. “I was first introduced to the idea of architecture as a career when one of my high school teachers asked me to help him draw his new home on the lake,” says Nutkins, who is the principal architect of NDG Architecture in Edwards. He started the company

It’s a small, independent architecture firm, specializing in resort residential and light commercial. “Having a combined 18 years of experience in design, NDG is always working towards being creative for every client, and implementing fresh, new design concepts for each project,” explains Nutkins. vail valley home : What makes the NDG Architecture stand out in the valley, and within the overall industry?
bill nutkins : NDG provides a personalized approach to designing each project and working with each client. With larger firms, a client may talk with several different people during the process. With a smaller firm, you can expect one-on-one with the person designing your project. I try to make all my clients friends and not just another project number. When you are designing residential, it is important to get to know your client — to see how they live their life to be able to design the
best possible house for them. Sometimes the most insignificant detail can turn into the most important aspect of the design. NDG does not just design houses — we design homes. This is a quote from a recent email I received from potential clients after we met and I sent them information: “You have suddenly become our new best friend! Both Mitzi and I LOVE the house photos you sent over. I so appreciate that you obviously listened to what I was trying to articulate during out meeting.”

vvh: How has architecture evolved in the Vail Valley since you started NDG? bn : Ten years ago everybody thought the Vail Valley was immune to the economic downturn, and the trend was 10,000-plus square-foot homes. After 2008, construction slowed down almost to a halt. Today, and over the last few years, people have started re-investing in real estate. Sometimes this means remodels, sometimes new construction, and even full tear downs with rebuilds. With this new insurgency of real estate development has come a change in the style of architecture people want. The new trend in design is mix of mountain modern and 74

contemporary urban industrial — taking twist on the mountain style of architectures, using traditional materials, but incorporating clean lines, large areas of glass, diverse materials like metal panels, and introducing steel details. vvh : How does NDG Architecture implement emerging ideas that are big within the architecture world? bn : NDG takes effort in researching and keeping up to date with trends in new design ideas and technologies within the industry. Continuing education, seminar events, and product demonstrations are an important part of our profession and the industry as a whole.

vvh: What are the biggest challenges you run into during a project, and how do you overcome them? bn : Timing can be one of the biggest challenges on a project. Sometimes clients do not realize the design process takes time, and when you’re dealing with community design review boards, that time can be extended longer than expected. Other timing factors include unexpected site conditions, changes in financial situations, or plain indecision. Overcoming timing challenges is patience. Patience with the design review boards, the clients, and the process. It’s important for everybody to be on the same page. Initial meetings are very important. vvh : Anything else you would like to add about the industry? bn : In the recent past, architects haven’t been seen as the master creators they once were, but over the last 10 to 15 years the profession has started rising again. Having a high-profile architect design your house or building can make a whole project. Sometimes being an architect is not glorifying, but 76

the best part of what I do is when, at the end of a project, the client comes to me and says their new home is better than they could ever have imagined.

IN VINO VERITAS Wine rooms trend away from Old World to contemporary B Y K I M B E R LY N I C O L E T T I
H
istorians have traced the allure of wine back to 7000 B.C. in China. The oldest winery — to date — is in an Armenian cave dating back to 4100 B.C. Yet, learning about, and collecting, vast amounts of wine has become highly fashionable only in the last 15 or so years, says Doug DeChant, president of Shepherd Resources, Inc. AIA Architects in Edwards. Most wine aficionados enjoy the rich history of wine as much as they savor the aroma, taste and relaxation the elixir brings. Learning such details as how people considered wine safer to drink than water in the late 1300s as the Black Plague swept through Europe and Asia; how the French have considered winemaking an art for more than two thousand years; how monks protected wine-making knowledge during the turbulent Middle Ages until the French Revolution led to the confiscation of Church-owned vineyards; and how laws considered taking vines from a
specific region stealing fuels wine enthusiasts’ passion for literally tasting history. These days, books like “Wine Wars” by Mike Veseth claim that globalization, which is flooding the market with an array of varieties and branded products like Charles Shaw, sold in Trader Joe’s, threaten to “dumb down” wine unless enthusiasts fight to save “wine’s soul.” But whether wine lovers collect rare varieties to preserve the soul of wine or they simply indulgently sip great reds and whites, most need proper storage space, which is where wine rooms come into play. U NCO RKI NG N EW TR E N DS Though many Vail Valley residents possess some type of storage for wine, usually the most extensive wine rooms are found in second homes. Rooms range from holding hundreds of bottles to thousands; DeChant has built a wine room for 5,000 to 6,000 bottles. Fortunately,
companies have devised electronic tracking and retrieving systems, which deliver a specific wine with a touch of a finger and even alert owners when a bottle mysteriously goes missing, which is important if you happen to be the proud owner of an 1869 Lafite-Rothschile, which sold in 2010 for $230,000. In addition, wine apps help organize collections by factors like vintage date, grapes, life cycles and tasting notes. Though some homeowners still desire Old World styled wine rooms complete with seating, the majority are building rooms for storage only, says Robyn Boylan, marketing assistant for Beck Building in Vail, particularly since the advent of electronic systems, which hold more bottles in an organized fashion. “Homeowners are (trending toward) simple and contemporary,” says Dan Higbee, senior designer of California Closets in Edwards. However, simple doesn’t mean boring. He designed a “showcase, a piece of art” for an Aspen Glen client using various acrylic, high-

"HOMEOWNERS ARE (TRENDING TOWARD) SIMPLE AND CONTEMPORARY." — DAN H I G B E E gloss colored drawer faces, floor-to-ceiling partitioned cabinets, tracks underneath shelves to store up to five different sized stemware, stone countertops, and flattering light. “Incorporating different colors pulls the other colors that are outside of the room into the wine room (so) it feels like part of the home,” Higbee says. Any time he can, DeChant incorporates wine rooms with the architecture. For example, he designed a wine room contained within a plaster cylinder, with stairs winding down the curve to the room. Within the cylinder, he embedded round clay “holes” in simple geometric patterns. The ceiling of the wine room, which he built flush with the wooden floor of the home’s main entrance, glowed with more than a dozen 4-inch, round glass billets, illuminating the entrance. Inside the wine room, two large log beams crossed one another, supporting a metal chandelier. Lalique glass placed in the walls of the wine room further accentuated the design. Wine racks included custom formed, hexagonal clay tiles embedded in the plaster for specialty bottles. 'ANOTHER BEAUTIFUL PART OF THE HOME Similarly, Dallas Lyon, owner of Lyon Design Group in Edwards, designed plans for a Red Sky home in which the entire wall leading downstairs was all glass, so guests could view the entire wine collection. Another project in Singletree focused on large glass walls with metal bottle racks, which displayed bottles horizontally for easy identification. “People want to be more experiential … (by) walking a guest down through an architectural passage, and choosing the right wine for the evening,” DeChant says, “and then returning to another beautiful part of the home.” In the name of ultra-experiential, DeChant worked with a renowned CEO who wanted a wine room located a couple steps down from the living room, which was fine with his wife. But when the eccentric CEO dreamt up a scheme to add a trap door in the wine room’s floor that would lead to the basement, where he could take another route into the living room to “reappear,” his wife put the silly stamp on his plans, so out went the trap door idea. Currently, DeChant is working on an approximately 7-foot high, 7-foot long, 2-foot 90

thick glass wine display case, in which dining room guests will be able to view all four sides of wines stacked two bottles deep. But perhaps the most unique aspect of the glass display is its disappearing act: With a push of a button, the entire glass case descends into the basement, becoming flush with the dining room’s wooden floor. Glass has become a popular material in wine displays because, generally speaking, it’s the wine collections homeowners want to focus on and discuss, as opposed to the actual wine room, DeChant says. “I think wine takes people places,” DeChant says. “(Hosts) can talk about where the wine originated, appreciate the differences and nuances and savor how it marries with various cuisine.”
A TAS TE O F TH E OLD WO R LD While sleek, contemporary wine rooms currently reign, some homeowners prefer the Old World atmosphere of a wine room, defined by large stone arches, stone or rustic wood flooring and ceilings, use of wine barrels or cork wall patterns, and an impressive, heavy door with ornate metal, sometimes reclaimed from jails century’s past, or other historical landmarks. “Most people associate wine with Europe,” Lyon says, “so they like that European flair. More traditionalists still occasionally request tables and chairs in their wine room, but the 55-60 degree temperature, lack of sunlight and extra humidity doesn’t support an entirely relaxing experience. Still, some opt for such hosting — they just dress warmly, Boylan says. “It’s such a specialty room, you can do whatever … make it fun and very user-friendly.”
