he Vail Valley real estate market has achieved a healthy balance. Those of us who work in the real estate industry tend to look at market performance or "sales" on an annual basis. Looking at year to date sales and the total pending sales, we are poised to exceed the total sales volume of 2015. By how much? We're not predicting. Real estate sales in election years may often stall as buyers take a "wait and see" approach. We are not seeing any stalling, but we are hearing there may be even more pent-up demand from buyers poised to buy right after the election… depending on the outcome. Strong residential sales and a declining inventory combine to make this a balanced market: equally good for both buyer and sellers. Buyers might well note that the average sale price is 96 percent of the asking price; an indicator that local REALTORS® price homes realistically. from refrigerators and dishwashers to washers and dryers, just aren’t what they used to be — and that has both upsides and downsides. Thanks to government requirements, appliances have become much more energy efficient, which provides obvious advantages to both homeowners’ utility bills and the health of the environment overall. But, as a result of government restrictions and requirements, which continue to demand more and more without knowing exactly how manufacturers will achieve the marks, manufacturers are racing to keep up — and occasionally it results in a poor product. Even with all their successes, the lifespan of major appliances has shortened significantly; gone are grandma’s days of 40-plus-year-old refrigerators running strong. “There’s no doubt that across the industry, the lifespan of everything has been reduced — and quite frankly, I think everything we buy has a shortened life span,” says Eric Boylan, owner of Alpine Appliances. These days, consumers can expect about 8 to 12 years out of a refrigerator — perhaps 25 years with a premium brand like Sub-Zero or Wolf, he says. So why don’t energy-efficient appliances last as long as the monsters of yesteryear? The answer involves a tangle of complexities, which, the better you understand, the more you might delve into

research — or at least accept the reality of current limitations and challenges regarding energy-efficient appliances. Technical engineering Manufacturers rely on a lot more engineering to achieve energy-efficient requirements, which, at its most basic level, means more complexity — more moving parts, including computer components, that can break. “Engineers are working really hard to make it work,” Boylan says, “but it seems like I’m always hearing about new energy standards.” Due to relatively rapid changes in governmental energy-efficiency and safety demands, appliance companies “have such a short cycle of engineering, (with) models changing so quickly,” Boylan says. “I think we’re all in this fast-changing environment where new products are introduced 20 to 50 times faster than they were 20 years ago. Companies are all trying to achieve energyefficient goals without impacting the consumer negatively.” And, while, on the whole, most brands with solid reputations pull it off, cheaper, or less reputable, brands introduce some junk — and thus, more “noise,” or confusion — into the market. And, with even the best track record, some of the most reliable brands still accidentally release a flawed model that makes consumers throw their hands up in the air. “(There’s) some consensus that refrigerators are the most frequently repaired items,”

Boylan says, adding that those with external ice and water dispensers are mostly frequently repaired. This makes sense, as refrigerators are one of the hardest working and complex systems. “Without going into the

details of refrigeration, essentially, Freon circulates through a system that, if compromised in any way, results in failure.” Refrigerators are also vulnerable because, unlike other appliances, they are always “on,” with the

compressor turning on and off several times a day. Think about that in terms of any machine or motor running constantly: Its shorter lifespan makes sense. Refrigerators also add the complication of icemakers, which crush ice and dispense water through dual valves. In addition to more moving parts, one problem for second homeowners or rentals — or those who don’t often use ice — comes in the form of blocks of ice forming, due to lack of utilizing the ice maker. If a person attempts to dispense ice after a huge block of ice has formed, it places enormous stress on the auger and motor, which can cause them to break. Engineers also have introduced a computer board, which includes software that employs an adaptive algorithm to control defrost cycles. This prevents the fridge from using energy to defrost when it doesn’t need to, for example, when people haven’t

opened the door for some time. However, most electronics are outsourced to different countries, so sometimes reliability can be an issue. And, the electronics are more susceptible to a surge, which can blow out a board, in the case of a lightening strike. When it comes to water Dishwashers and washing machines garner second place in terms of repairs. “They work pretty hard and frequently are also subject to varying quality of water,” Boylan says. The valley has hard water, and if homeowners don’t soften their water, “hard water takes a toll and results in a shorter lifespan of these product types in our area and causes higher repair rates than soft water areas,” he says. He recommends investing in a water softener system to circumvent the problem. The other overall challenge

both manufacturers and detergent makers have made great strides in remedying involves the fact that dishwashers and washing machines may now use up to 75 percent less water. So, they’re not only up against electricity savings, but also water usage. As a result, engineers have had to build different models to

accommodate for less water; these days, you won’t find a traditional washer with an agitator that fills to the top. In dishwashers, consumers can’t use as much detergent; otherwise glasses will cloud. Finally, both appliances run much longer, to compensate for the lack of water; a dishwasher

cycle often takes over an hour, without drying, as opposed to 20 or so minutes in the past. “To achieve some of these efficiency goals, things have to run longer, so you have to wait longer,” Boylan says. And, again, as machines run longer, they work harder, which brings us back to understanding why appliances may not last as long. A lot of people don’t read their manuals fully, which can compromise both effective cleaning and lifespan. For example, many dishwashers contain a filter, which requires occasional cleaning; if not maintained, the product will fail. “The filter is not a bad thing; in fact those dishwashers seem to have lower failure rates in many cases,” Boylan says, “but the filter needs occasional cleaning.” Other complexities As if achieving energy-

efficiency and safety requirements (an example of safety might be fire retardation in a dryer) — not to mention the higher ENERGY STAR ratings — aren’t enough, the issue of sourcing parts becomes very muddled in our global economy. Each appliance requires hundreds of parts, from springs, wire forms and motors to computer boards, wiring and heating and cooling coils. Sourcing has become a fastpaced game of manufacturers bidding for best prices, and sometimes, depending upon the country, or company, from which parts are sourced, a model can find greater or lesser success. Consumers have less control over this corporate game, except, perhaps, to vote with their dollars by purchasing products that contain the greatest percentage of American-made components. Still, even primarily Americanbased companies like Whirlpool

• Eric Boylan, owner of Alpine Appliances, recommends the Whirlpool family, which includes Amana, Maytag, KitchenAid and Jenn-Air, due to his experience and consensus from large appliance repair companies that the Whirlpool family has lower repair rates than others. The company also is the largest employer in the appliance industry of U.S. workers — “by miles” — Boylan says. That means more jobs here, as well as more reliability and easier part servicing. (Boylan’s team never considers manufacturers’ bonuses to sales reps, and they keep meticulous records of service calls, always

Overall, the world of energyefficient appliances has become a tricky balance of function and conformity to standards. “I don’t think the consumer understands how complicated it is,” Boylan says. Nevertheless, despite odds, reputable brands like Whirlpool, SubZero and Bosch

Also, study which components are included in the warranty. • Read the manual about use and care; many people don’t, and it can significantly impact how well something like a washing machine cleans clothing. “They have put so much technology into the appliances,” Boylan says, “so it’s really important to utilize your product properly … what button you push makes more difference than it did in the past.” • Make sure you perform any required maintenance, such as cleaning dishwasher filters, if necessary.

VALLEY MOVES TOWARD BALANCED MARKET Closed sales and pending sales are up, and pockets of opportunities flourish

continue, real estate inventory is down, pending sales are strong — all of which helps to balance the real estate market, bringing it into a more traditional normality that displays a strong current market. While year-to-date sales are up, new listings are down 9.3 percent for single family/duplex homes and 8.3 percent for townhouse/ condominium properties for the month of September. There were 123 new residential listings in September and 726 new listings year-to-date. “New listings are limited right now, lower than they’ve been in the last few years and back to a level we saw in 2005 or 2007,” says Onie Bolduc, Past Chair of the Vail Board of REALTORS®. “With the inventory level coming down to what is deemed a balanced market, we have a 7-month supply, we are now at what is considered a healthy real estate market according to the National Association of REALTORS®.” A limited inventory shows active inventory down 23.1 percent for the one-year change. However, there are very strong pending sales: 55.1 percent increase for single family/duplex and a 17.4 percent increase for Townhouse/condominiums for the month of September; and year-to-date plus 10.5 percent and a plus 16.6 percent respectively. “Pending sales are very strong,” says Bolduc. “We’ve been spoiled in the last few years with the number of properties that were available to buyers. But

even though we have settled into a balanced market, interest rates remain low and there are certainly a number of pockets of enormous opportunity within the market.” “The closed sales in the $1 to $2 million range are up from 26 to 32 closings compared to the same month last year, and 141 to 174 closings compared year to date. The under-$500,000 category is always extremely active with both locals and vacation home buyers looking for the perfect home. So there are definitely strategic pockets that are very active and where there are a lot of opportunities available.” In general, today’s demand

is driven by three factors: millennials reaching prime home-buying age, growing families looking for larger homes and empty nesters downsizing. However, low interest rates often prompt refinancing instead of listing, which contributes to a lower inventory level. A unique issue in the Vail Valley, a resort community, is the seasonal element that comes into play as an influx of winter employees arrives, all of which require housing. Recent studies have shown that short-term rentals are keeping a collection of homes off the market as owners choose to rent their

homes as opposed to selling. For both sellers and buyers this situation requires strategic planning to maneuver around the challenges presented by a resort community in order to achieve the goals of both those wanting to buy and sell property. MEASURE TWICE, BUY ONCE A few inches one way or the other can make a world of difference, especially in the kitchen

etails matter .

Whether it’s finding the perfect backsplash or counter stools, small things make a big impression. Measurements are key to successful design — it’s not necessarily sexy, but a few inches (or a lot less) can make or break a room’s design. And guess what? Even the pros occasionally make an error in measurement. We have all made the mistake

of a wrong measurement at least once in our careers, but with experience we can come a step closer to perfection. This is why hiring a designer is key — the number of design decisions you will need to make is enormous, and having someone who has gone through this process thousands of times can feel like having a best friend. That being said, there are certain industry-standard

measurements to keep in mind when designing, whether it’s from scratch or revamping an existing space. Senior designer and interior architect Kim Toms keeps a few numbers in mind when she starts the drawing process. The minimum dimension between kitchen counters (island countertop to another countertop) is 42 inches. This allows for enough space to maneuver around the room, even

with kids and others running in and out. The minimum height for countertops in the bath or kitchen is 36 inches. Some people like to go a bit taller, especially in the kitchen, but any shorter feels awkward. For ease of reach and with all the lovely backsplash options, cabinets should be at least 18 inches above the countertop. Higher above the sink is generally recommended.

ANY DRAWER THAT IS LESS THAN 12 INCHES WIDE IS USELESS UNLESS YOU PLAN ON STORING PENCILS OR PENS IN IT.” — KIM TOMS, SLIFER DESIGNS Speaking of cabinets: A minimum of 14 inches in depth for upper cabinets allows for all those fabulous platters and serving pieces you store and don’t use frequently. The 12-inch depth is typical for cabinets, but the 2 extra inches makes life easier (and doesn’t that sound nice?). Finally, don’t be lured into skinny drawers. “Any drawer that is less than 12 inches wide is useless unless you plan on storing pencils or pens in it,” Toms said. There is a bevy of other measurements to consider when it comes time for installation. In the dining room, the bottom of the chandelier should be 34 to 36 inches above the table. Luckily, if yours is hung too low, it’s a pretty easy fix to shorten the cord (this often happens when moving into a new home). When placing an area rug in the dining room, allow the depth of the chair to fully pull out without catching on the rug. Allow for 36 inches around the table so family and guests can get in and out with ease. Again, take detailed, accurate measurements before ordering the rug. We love pendant lights or cool, artsy hanging lights for an extra boost of light throughout the house. Never hang a light lower than 6-foot-9; it can go as high as 7-foot-3, but any higher the fixture seems awkwardly placed. If there’s no place for an additional light, go for lamps. They should be

56 to 60 inches above the floor for best ambiance. Area rugs can be tricky. It’s good to make sure all the large furniture pieces are mostly on the area rug. The coffee table should be about 18 inches from the seating. You want to be able to reach your drink with ease. The accompanying living room chairs should be at least 36 inches deep for comfort. This can be a personal decision, as well; for the bigger and taller amongst us, a deeper seating area is welcome. The bookcase should be at least 12 inches deep, up to 15 inches for books and decor. In the kitchen, before ordering stools make sure you know your counter height. We’ve seen several disappointed homeowners who fall in love with (and order) the wrong stool height. Do you have a bar-height counter? The barstool should be at least 12 inches lower than the countertop. Last but not least, where you lay your head should be as comfortable as it is well designed: A headboard should be at least 24 to 27 inches higher than the mattress height. When in doubt, just like a carpenter, measure twice. A graph-paper layout can help for accuracy, as well. We’d be happy to help with any design questions. sphere of plasma held together by its own gravity, a fixed luminous point in the sky that is a large remote incandescent body? If your answer is “a star,” you are correct. And with winter upon us, those glorious celestial bodies that twinkle in the evening skies fall to earth and alight upon the trees throughout the Vail Valley to present shimmering displays of wonder — at least it appears that way. The millions and millions of twinkling lights that grace the Valley throughout the winter season is the magnificent backdrop that helps to turn every event or stroll into something magical. It truly feels as if magic is happening. And perhaps it is. Vail Village has more than 37 miles of lights lights during the winter season. The “magicmaking” begins in October and takes about 3 months to complete. Actually, the planning starts in February when next season's need to be ordered, making the preparation and creation of this wonderland a year-round undertaking. Initially all lights were white but now color has been added. In the past the trees were wrapped in lights before the snow flew and cut off at the end of the season and recycled. Currently, lights stay on trees for two seasons and approximately 80 percent of the lights can now be retained for four years instead of being discarded at the end of the season. There are fewer trees wrapped compared to the past but each of those trees

lighting. It is now accompanied by a fireworks show, an ice skating performance, Santa’s workshop and more. Lighting exhibitions come out in all communities throughout the Valley but check to see if your residential area has specific regulations. Minturn, for example, encourages residents to express themselves and urges all to participate in getting into the holiday spirit. The town decorates Main Street with white lights, which will be up through March, but the townsfolk can use their own creativity to decorate residences. Colored lights and yard art are part of the fun atmosphere in

many communities. Some neighborhoods, however, such as Cordillera, have residents that carefully guard their deep love of the night sky, and in these areas most of the “stars” need to be the natural kind. Holiday lights can’t be displayed before November 15 and must be taken down by January 15. Smaller white lights in a reasonable amount must be turned out by 10 p.m. with only the stars in the sky to illuminate the night. Everyone in the Vail Valley celebrates the coming of snow, the holidays and the ongoing rejoicing of winter. Embrace the culture; embrace the lights.

ountain kitchens have long been a gathering place for family and friends, and although the open floor plan and plentiful seating in and around kitchens remain about the same as in years past, the face of the kitchen is changing. “Many people, especially part-timers in the Valley, are surprised to see that Colorado homes aren’t all log homes, rustic cabinetry and traditional design,” says Erica Beaudry, owner of Vail Cabinets. “Nowadays, it’s far more common to see sleek contemporary design paired with complementary rustic elements, which is a style commonly referred to as ‘mountain modern.’” This mountain modern movement has been slowly building for the last decade, “and there’s no sign that it’s going to abate,” she says. “When done well, contemporary design does not at all appear incongruous or incompatible in the High Country. A mountain spin on modern design can be absolutely stunning.”

One of those design spins is emerging in the form of prefinished, high-gloss, manufactured cabinet doors and synthetic — often glass — tiles for backsplashes. “That whole world has blown wide open, so it’s fun,” says vice president of Beck Building construction Tom Solawetz, referring both to synthetic tiles made to look like just about any natural — or manmade — material, as well as prefab cabinets. Homeowners are

choosing to install the latter in a variety of colors, though most stick with medium to light tones, unless their kitchen includes windows, high ceilings or plentiful light to balance dark colors. And, homeowners don’t always settle on just one color. “Mixed cabinetry colors are still very strong,” says Elizabeth Phelan Basso, owner

Some designers say gray is already on its way out. “(Glossy is) sleeker, modern, shinier,” Solawetz says. “We’re moving away from stone, wood

and (other) natural material.” However, wood species like knotty alder still remain popular for cabinets, and Beaudry is seeing a “significant emergence of oak, which when seen in a certain way, yields a beautiful linear grain pattern,” she says. In addition, walnut and contemporary textured wood veneers bring unique grain patterns into kitchens. NOVEMBER 2016 | VAIL VALLEY HOME

Even the way people open cabinets is changing, with stainless steel and aluminum cabinet doorframes. Usually, these doorframes are implemented in the form of top-hinging, lift-up cabinets, as opposed to traditional right- and left-hinged cabinet doors. The metal frames commonly house glass center panels. This style introduces “a new element to the space,” Beaudry says. “Hardware manufacturers have made great strides in recent years in providing a vast array of cabinet hinge options.” Customized internal cabinet storage is an essential aspect of planning an efficient kitchen. 38

It maximizes the function of kitchens, especially in smaller condo units in Vail. Hardware suppliers like Hafele and Rev-AShelf are leaders in offering storage solutions for everything from trash and recycle bin pullouts, to drawer peg storage organizers, tray and drawer dividers, pot and pan organizers, magic corners and more. “Innovative internal hardware lets us utilize every available inch of a kitchen in ways that were not possible before,” Beaudry says. “You’d be surprised at how well you can maximize the function of even a tiny kitchen simply through a smartly thought-

out design that includes these types of storage features.” So many more options exist, which is why it’s important to research the latest designs and styles. “The cabinetry is the key — getting exactly what you want and working with experts,” Basso says.

N E W LO O K S B E YO N D C A B I N E T R Y To begin with, homeowners are moving away from stone countertops and plunging into the world of manufactured products, like Silestone and Caesarstone, among others.

These countertops are less porous — practically stain proof — as opposed to softer stone, as they fuse natural quartz and other hard and resilient raw materials. Because they’re man-made, they offer much more consistent patterning, range of movement and blending than natural stone slabs. Plus hundreds of options exist in terms of colors, textures (such as plain, veined, fine grain or course grain), and finishes (like polished, suede or volcano). One of the more modern features in mountain kitchens includes waterfall countertops. Waterfall countertops begin on the floor and climb 36 inches up one side, stretch

across, and “waterfall” on the other end. The slabs often replace traditional finished cabinet panels. “It’s a seamless transition from horizontal to vertical,” Solawetz says. To complement this cleaner look, designers and builders are pulling countertops back from the ¾- or 1-inch overhang standard, to make them flush with lower cabinets. The aesthetics may be sleek, but drawbacks exist: Overhangs provide a measure of protection, and when they are flush, cabinets often suffer more spills and drips. These days, all reveals are

much tighter — as tight as 1/8 of an inch between countertops and cabinets. Reglet recesses are like channels, approximately 3/8- to ¼ inch wide. “It’s clean and simple but adds some subtle interest to a plain wall,” Solawetz says. “Open space and minimalist, linear design has become a trend in the form of floating shelves and wall-mounted vanities, slab doors with no crown molding, single-wall kitchens with an island, waterfalled countertops and integrated appliances that match the cabinetry of your kitchen,” Beaudry says. Kitchens are a great place to integrate styles, such as commercial-grade ovens with reclaimed barnwood siding and sleek cabinetry, as seen in this Vail Cabinets kitchen.

In terms of cooking appliances, pizza ovens have been popular for awhile, but in keeping with a more modern look, as opposed to a rustic kiva style, manufacturers now produce stainless steel heating pizza “boxes.” They’re smaller and more lightweight than the enormous stone ovens, which could weigh 3,000 pounds and demand extra structural support. However, the stainless steel cookers result in a “significant difference in taste,” Solawetz says, when compared to stone ovens. Steam ovens are becoming more and more popular. Originally intended for commercial kitchens, homeowners are seeing the 40

They also bake items faster and result in better moisture retention. “They’re outstanding for reheating — they reintroduce moisture,” says Solawetz, who recently installed one in his own kitchen and loves it. Finally, LED lighting is used everywhere now; unlike halogen lights, they don’t heat up cabinets,

so they can be used anywhere, from pendants over islands to above and below cabinets for up lighting and down lighting. And, rather than simply screwing an LED bulb into recessed lighting, homeowners are installing actual LED fixtures, so one transformer runs a variety of light fixtures, versus one running each bulb. Every remodel Solawetz works on these days “is being pushed to modernize and pushing away from

mountain rustic,” he says, adding that the modern style even fit nicely into a recently completed log cabin project. Modern naturally leans toward clean, sleek and simple, which works perfectly in kitchens — an area that should look (and be) sanitary. “Minimalist design provides for a decluttered, airy and open feel that has become a very popular trend in interior design,” Beaudry says. How does Vail Cabinets approach a project like a kitchen remodel? eb : For those who are considering a home remodel, we strongly feel that their first step is in hiring a general contractor, and often, an interior designer as well. There is a lot that goes into even a small kitchen remodel, and we’ve found having a contractor is critical to a project’s success. The vast majority of our projects, about 90 percent, start as a referral from the contractors and interior designers with whom we work with regularly. Once the client is referred to us, we start with either a preliminary meeting in our showroom or in their home. Ultimately, we’ll need to have at least one meeting — and often several — in both our showroom and on-site at their home. wood type and cabinet finish. There are literally hundreds of cabinet styles to choose from so it’s here that we help our clients identify the style that suits their tastes. At the job site is where we generally talk about bigpicture design ideas and how we can make the most of the space while achieving the client’s wants and needs. Once we have the information we need, we put together CAD-based shop drawings of the design for the client to review and amend as they see fit. These drawings provide a 3D perspective, plan and elevation view of the client’s proposed cabinet layout, which is essential to visualizing how the new space will look and function. Sometimes the first set of drawings is exactly what the client wants, and other times it takes a few revisions to get to that point. Generally, the entire process from the first meeting to the time we finalize all the details and are ready to order cabinets takes about three to four weeks. vvh :

What are some common challenges you run into during a cabinet project, and how do you work with clients to overcome them? eb : The most common challenge that homeowners

will face isn’t necessarily related to the cabinetry or the design, but instead to the timeline, and management of that timeline, that it takes to complete a successful remodel. With all the limitations that the resorts, the neighborhood associations, and the homeowners themselves put on the timing of construction projects, clients often find that they started the process too late or underestimated various lead times that impact their ability to complete the project within their original desired timeframe. Our best advice is to start the process much earlier than you think is necessary. Begin talking to contractors about your project six to nine months before you want the project to be complete. There is a lot that goes into even a fairly minor remodel and it takes time. Reality TV shows that purport to complete a remodel within a couple weeks of the start date are quite misleading and not reflective of reality. Unfortunately, these shows are widely watched and they set client expectations in a very unreasonable place. Start with reasonable expectations, and challenges will merely be seen as steps in the process. www.vailcabinets.com

for a more modern and clean look,” explains Lori Gleason, owner of Green Leaf Design out of Silverthorne. For the makeover, the cabinet style and handles were changed to look more simplified yet distinct, and the glass was made opaque to let light in but still

disguise contents in the cabinets. All of the appliances and plumbing were finished in stainless steel, and Gleason and her team put in a stainless steel hood with a glass top to give the piece a lighter feel. The new countertops are a white quartz and the backsplash is

a geometric pattern marble. “Since the clients love to cook, we customized many of the cabinets to accommodate their appliances and special requests for storage,” Gleason says. “We laid out all of the cabinets and appliances to create an effective work flow.”

Each small appliance has a specific spot to be stored, and the pantry and laundry area is now hidden by a barn door — a functional element that also became a rustic focal point in the mountain contemporary kitchen. The woodwork and barn door is by A.W. Interiors out of Edwards, and the the acacia wood floors and toneon-tone pattern carpet are by Ruggs Benedict in Avon. Red chenille barstools add a pop of color to the kitchen, which is connected to the dining room. “There is a dining bar so their guest can socialize while food is being prepared,” she says. A live-edge wood slab table, beige chenille dining chairs and a dining bench complete the modern contemporary feel that flows between where food is prepared and where it is enjoyed. “We brought the client’s chandelier from their home in Texas to keep a little bit of their Texas house here,” Gleason says. LED lighting was also added in the space to brighten it up with energy efficiency in 48
