dominating wall space in many mountain contemporary homes, often only a few expanses exist that can accommodate large collector pieces, so it’s easy to decide where, and how, to place fine art. But what about when it comes to displaying myriad photos of family and friends to truly personalize your home? What’s the best way to seamlessly blend the two worlds of sophisticated, or stylized, fine art, with more casual, fun family photos?

“I’ve seen it done well,” says Rayla Kundolf, director at Galerie Züger. In fact, the worlds of fine art and even amateur, snapshot photography have something very important in common: They both attract people because of the emotions they elicit. “Art and photos are an important part of our lives,” she says. 'Hodge podge' When it comes to blending fine art and family memories, the first thing to avoid is

hanging the two different styles next to each other. “You don’t want the fine art to overshadow the photos,” she says. For family photos, choose hallways, staircases or other, usually smaller, wall spaces. It’s often striking to choose a theme, such as the various stages of a child growing up, or a favorite vacation destination, or a bunch of adventures, and then create a collection, or “pod,” so the grouping looks cohesive. “You can’t hodge podge it (together),” she says. That’s not to say, however,

you can’t be creative and mix a variety of shapes and sizes of frames. For example, you might assemble four similar sized frames together in the center, and then create two rows of photos flowing down a wall. Another method involves a track system, mounted on the ceiling, which includes hanging vertical wires, in which you can position and then attach framed photos, rather than pounding a dozen holes in the wall. With ceiling mounts, you might want to hang four photos on the left wire, four on the right, and three in the middle.

On staircases, rather than punctuating each stair with a photo, try a more random approach of mounting a large photo at the top, a fairly big one at the bottom, and a variety of ovals, squares and rectangles in the middle, says Kathy Mlady, custom picture framer at Mount-N-Frame in Vail. Another option includes arranging smaller photos in one big frame with matted openings. 'You want to show them' On the other hand, sometimes less is more, Kundolf says, suggesting picking out one great photo, like a wedding picture, framing it well, and then perhaps adding two other excellent photos. When assembling the collection, or pod, just employ reason, rhyme — and an eye for aesthetics. “Treat that pod like a piece of fine art. They are important,

"Those photos are your connection to the emotional world.” Most framing and art experts agree that clean and simple black, silver or gray frames work best to make the actual photos stand out, while still maintaining a sleek design. However, some wooden frames work in both mountain modern and log cabin homes; one example is a “transitional” frame, which shows the wood grains but may include a lacquer for a more sleek shine, or silver accents on a black frame. While cutesy and ornate frames are out of style, Mlady accommodates homeowners who want large, sophisticated, carved wooden frames — which can take a month to craft — for special photos. Of course, the frames should be quality frames — not your Walmart fare. “Frame it well,” Kundolf says. “It’s all in the framing.” 'Think it through' Mlady works with homeowners to customize their

art, and photos. This allows people to frame photos in any size, rather than the standard 4 inches by 6-inches, 8 inches by 10 inches, 11 inches by 14 inches, and so on. Her shop also offers higher quality frames and ultraviolet-protecting glass, including museum glass, which provides an anti-reflective quality, allowing viewers to see photos much more clearly — as if the glass were invisible. “These days, you can do anything,” Mlady says. Photo shops can restore, even enlarge, faded, decadesold photos. Homeowners can mix black-and-white photos with color photos. Special photos also can be placed in a grouping on a coffee or side table, or displayed on shelves and fireplace mantles. “Think it through; it’s kind of like a jigsaw puzzle,” Kundolf says. “Make sure you have a wall, or place, of importance and that photos are not mismashed around the room. Pick a wall that people can actually stand there and look at them because you’re proud of them.”

s much as i love

summer, I anticipate the arrival of fall, with its cooler nights, bluebird days and dappled light. I probably look forward to it because I love to update my home for the season, whether it’s pulling out cozy throws or using bolder colors. Here are a few of our favorite ways to bring fall into our lives. One of my favorite ways to spice up the home is to use texture on the walls: Go beyond

the usual and add reclaimed (or reclaimed-looking) wood on walls. Texture definitely lends depth to a space. While I love using grass-cloth paper, there are so many options to texturize your space — think fabrics such as hemp or raffia or even materials like leather and suede. It really warms up a room. Best of all, it works in a variety of rooms, from smaller powder room to larger sitting room. I know wallpapering a room is a large undertaking — and one

not everyone is willing to tackle it. Incorporating warmer colors in accessories and paint colors is an easy way to “fallercize” a room. Go beyond the typical fall colors: Try smoky blues, dark blues and greens and deep red tones. I get it — colors are not for everyone. Just as much as I love deep, dramatic hues, I also love the look of a neutral room with no color. It feels sophisticated. The lack of color lets the natural hewn woods really shine; it’s definitely a

rustic elegance that works in the mountains and in the city. I hate to admit how much I love this next aspect, but I love pulling out my chunky throws and pillows. I’m not averse to pulling them outside to my patio and sinking into the furniture, soaking in the sights and sounds of the outdoor fire pit and letting the chilly fall air wrap around me. Come fall, I add in touches of leather, whether it’s a contemporary armchair or cool


hide throw. Again, the addition of texture and deeper tones and colors just feels right this time of year. Leather can warm in the winter and cool in the summer and just looks great with a variety of design aesthetics. Add a nubby throw to the armchair, and it is guaranteed to be the favorite spot in the house. Finally, I often say it, but details count, and the beauty of a room comes together with accessories. An easy and fun way to bring the fall in is to use natural tree branches on your dining table for an unexpected design element. Best of all, you can collect unusually shaped sticks on a hike with your family all fall. Instead of mourning summer’s retreat, welcome fall with open arms and strong design ideas. rees and shrubs are the

skeleton of any good landscape design, and as the leaves of some trees fall to the ground in the autumn months, these bones of a landscape become more visible. For this reason, October is a good time to evaluate the role trees and shrubs take in your current landscape and to formulate a plan that meets your ultimate landscaping goals. Trees and shrubs can vary wildly in size, shape and color, making them a versatile framework for landscape design. While annual flowers and perennial plants can easily be changed or moved to new locations, trees and shrubs are more of a static feature, often remaining in the same location for the length of their lifespan. Since they might be difficult to move or remove once established, here are a few tips for making good choices while yet in the design phase: Evaluate current landscape Begin any design project by considering the landscape’s current assets and liabilities as they relate to trees and shrubs. By taking stock of what’s working and what’s not, you’ll begin with an essential understanding of what needs to be done. Next, seek to enhance what is already working while either changing or minimizing the effects of what is not. Identify goals With your current landscape’s assets and liabilities in mind, begin making a list of what you hope to achieve by effectively

integrating trees and shrubs. Common landscaping goals include achieving needs for privacy, shade and shelter from the elements by placing trees and shrubs in strategic locations; another simply could be blocking the view of an

trees and shrubs will fit into a landscape. It’s easy to imagine how a potted five-foot Colorado blue spruce will look when planted at its current size in front of a home, but research and long-term thinking are essential for choosing its best mature-size

Researching mature sizes will also help plan where different varieties of trees and shrubs should be planted in relation to each other. Â Balance and scale Take some time to consider key landscape design principles, such as balance and scale. Balance involves arranging items in a landscape to achieve equilibrium and can be incorporated by planting trees in groups of threes or fives or by planting two trees to balance out another landscape feature. Scale, sometimes referred to as proportion, involves the size of landscape elements in relation to each other. When considering how to design an overall landscape, begin with larger plants such as trees and shrubs in the background, and then work down to smaller

plants, such as perennials and annuals, in the foreground. Develop a plan Next, plot or draw out how you will integrate trees and shrubs into the landscape. You don’t need to be an artist at this phase, but some grid paper, a ruler, pencil and an eraser will be helpful tools. Place trees and shrubs in the locations where they will achieve your original design goals, and consider the landscape design principles you’d like to incorporate, as well as the mature size of the trees and shrubs you would like to plant. Planting and ongoing care The fall months are generally a great time to plant trees and shrubs, as warm soil temperatures and cool

air temperatures promote good root growth. However, planting no later than early October is advisable in the Vail area, as hard frosts are on the way. If the ground is already frozen, wait until early spring before planting. New trees and shrubs planted in the fall will need to be watered every other day or so to promote root growth, but depending on aspect and location, watering may not be necessary during the winter season when snowmelt provides water. Make a plan for summer watering and ongoing irrigation, as even established, non-native trees and shrubs need to be watered regularly. And then enjoy the process of watching the trees and shrubs you plant provide a solid structure for your future landscape. a

AUTUMN'S BUSY SEASON Inventory and mortgage rates remain low — real estate opportunities high

change and fall colors emerge there may be a false impression that real estate in the Vail Valley is beginning to momentarily slow down — a false impression from the past that is no longer the status quo. “Our real estate market continues to see incredible activity — pending sales, which were negotiated in the past four to six weeks and will close in October and November and some in December, are up 43 percent over the pending sales in 2015,” says Crissy Rumford, Vail Board of REALTORS® chair elect. “While this used to be a time when things slowed, now we are unbelievably busy.” Benefits of fall Closed sales in August for single-family homes and condominiums are up 93 percent and 70 percent, respectively, over last month. And while year-to-date sales of singlefamily homes are down slightly, 3 percent compared to last year, the sales of condos are up more than 13 percent year-to-date. “This is the time people are heading to the mountains to see the colors and to prepare for ski season, as well as to take advantage of all of the incredible discounts that are available in the pre-ski season. Both locals and guests take advantage of all of the benefits available during this time of year: restaurants offer numerous discounts; hotels and short-term rentals have wonderful seasonal concessions; retailers are offering fantastic

discounts," says Rumford. "Plus there are such fun events during this time of the year, such as the seven concert series offered by the Vilar Performing Arts Center for an unbelievable price of $100; the Turkey Trot in EagleVail, a race benefiting the Youth Foundation, is fun for everyone; Beaver Creek and Vail’s Restaurant Week; and so much more." As some sellers take their property off the market to rent for the winter season, this becomes a great time of opportunity for owners who want to sell. Owners should feel confident to list homes at fair prices and receive meaningful offers in a healthy residential real estate market and overall economic

environment. Because inventory is down 18 percent, this season continues to be a good time to prepare and list properties. “If you just couldn’t get your home listed this summer, this is still a great time to place it on the market,” says Rumford. ountain sunrises and sunsets paint some of the most spectacular alpenglow, and Pantone, the leading authority on color trends, has embraced the rosy tones of alpenglow by naming rose quartz one of the main colors of 2016. The softer take on previous bolder colors inspires a more soothing, mindful approach to our often over-scheduled, bold lives. Though most people think of pink as feminine color — and even one that represents breast cancer awareness — the more blushy, rosy-golden tones of pink “psychologically fulfill our yearning for reassurance and security,” according to Pantone. It also brings a sense of warm compassion, as opposed to cold, industrial grays, which have crept their way into the mountain modern look lately. “The gray thing is pretty played out at this point,” says Kelli Holtz of Holtz Design Studio in Vail. She prefers a blushy rose on walls, complemented by pops of brighter pillows, rugs and accents that play off rose quartz.

For the first time, Pantone has introduced two colors of the year — the second named Serenity, a tranquil, cool blue. Pantone describes Serenity as “weightless and airy.” It mirrors the vast mountain skies, “bringing in feelings of respite and relaxation even in turbulent times.” Paired together, rose quartz and the soft blue convey a sense of heart-

centered connection and wellbeing, “as well as a soothing sense of order and peace,” says Pantone. Soft, sage green is also popular, says Holtz, because it adds more depth of color than the recently popular beige and more neutral tones. “It warms your winter — we remember those sages and aspens in the summer,” Holtz says, “and (don’t just see) the black and white and gray of winter.” OCTOBER 2016 | VAIL VALLEY HOME

Soft colors aren’t the only way to go this season. Anchors are showing up in everything from fashion to wall art, and there’s probably a good reason: Anchors symbolize stability, and when applied to a person, confidence in an otherwise uncertain environment. With presidential elections revving up, our nation is faced with uncertainty. Navy blue is a color associated with the nautical world — and thus anchors. In this way, it indirectly exudes a feeling of stability, boldness and confidence. Holtz recommends Benjamin Moore’s Hale Navy, a deeply saturated navy, which evokes rich maritime traditions and historic sea adventures. “Navy’s something we don’t see much in our mountains,” she says. “It’s a little unexpected, but it sets the tone for the space.” Holtz just installed alder cabinets, painted navy, in her kitchen, and she loves them. 38

“It’s not something loud, and it’s not going to go out of style," she says. "It will weather the test of time." She brightened the kitchen with a neutral countertop, and the kitchen's vaulted ceilings and windows also helps lighten the dark blue.

Color generates emotions for people and sets an emotional tone for a space. “You have to think about how you want to feel in that space — warm and cozy or cool and clean — and how to achieve that feeling,” Holtz says. Luckily, repainting or adding accessories easily changes color schemes, so it’s a fun way to alter home décor. Once you choose a base color or two and decide on matte, glossy or even metallic, you can add in silver or “hot brights for more splash and sparkle,” Pantone says.

These colors and textures send out a statement of mountain modern, cool and simple, yet elegant. vvh : Which flooring options are the best of the best, and also the best for less? se : Flooring is truly the foundation of any space: It really can be a gorgeous statement. Flooring is in part a reflection of the personality and style of its owner. In the end, it isn’t worth skimping on your flooring. Sure there are products that look very attractive in a small sample with a low price tag attached, but once it is installed, the client is typically disappointed in the overall look and performance and even a cheap floor is an overall expensive ordeal. his five - bedroom

home in Arrowhead was renovated in 2013 by Alpine Mountain Builders, in collaboration with designer Ashley Campbell. The owners wanted to create a more mountain modern feel. When they purchased the property, all of the wood work

was old and the kitchen and bathrooms were also dated. “The house was built in the 1990s, but the owner wanted to make it "feel like new construction." 'Fresh, modern and homey' In the first phase of the project, the entire house was

gutted and redone. Wood plank floors, new stone fireplaces and marble countertops create a warm yet streamlined aesthetic, and all the new furniture was hand-selected and placed specifically for the house by Campbell through her company, Ashley Campbell Interiors. For the second half of the

remodel, the outside of the house was transformed. This included all of the exterior stone work and a new back patio. Most recently, new trim and walnut doors have been added throughout the house. “Alpine Mountain Builders did a wonderful job turning it into a showplace,” the owner
