s mornings grow chilly and the aspens begin their annual transition from summer green to the colorful yellows, oranges and even reds of autumn, it’s time to relish what many of us consider the most beautiful time of year here in the Vail Valley. It’s not a bad time, either, to relish what’s going on in the local real estate market. One look at the numbers through July is all you need to conclude the rally continues, with new listings and sales in Eagle County up by double digits over this time last year. The only downward trend seems to be in the average number of days properties remain on the market — and that’s a good thing. It’s a great time, therefore, to enlist the guidance and experience of a REALTOR. Next to a computer monitor, a larger, smooth bowl carved from natural Himalayan salt emits negative ions, associated with health benefits, such as improved air quality and enhanced moods. On the dining room table, a 2-inch-thick, rectangular slab of Himalayan salt sears ahi tuna as guests gather to savor the aroma. As they enjoy their first course, they notice a pleasant salty taste, balanced with natural flavors of freshly sautéed vegetables. All of these experiences emanate from salt crystals, formed approximately 250 million years ago and now mined about 4,900 feet beneath the Himalayan foothills. Cooking with salt blocks While many people may be familiar with Himalayan salt lamps, fewer realize they can use 1- to 2-inch rectangular slabs of Himalayan salt blocks in

which to cook meats, vegetables and other foods upon. “They’ve been popular because it’s a good way to cook, and they distribute heat evenly,” says Beckah McGoodwin, lead sales associate at Kitchen Collage and Linens in Edwards. “It’s a nice way to have a balanced flavor; salt helps develop the flavors, but (with salt blocks) it doesn’t taste too salty — you’re not over salting.” A 2-inch-thick block, when heated slowly on a grill, range or in an oven, will hold up to 550 degrees of heat for up to two hours, according to Mindy Creed, general manager of The Salt Table in Savannah, Georgia, a well-known store offering blocks, spiced salts and more. Anything from vegetables to thinly sliced meat and fish can be cooked upon the hot slab (usually placed on a trivet); the more moisture the food contains, the more salt it will pick up. “It’s some of the best fish I’ve ever cooked at home,” Creed says, adding the slabs are great for fajita night and

cooking hibachi style. “When you use it, it really brings out the natural flavors in your food, rather than trying to mask them, because when you use table salt, the added chemicals have a tendency to taste metallically. Himalayan salt is so pure and full of minerals, it brings out the flavors of the food. You get that salt, and right behind it, you get that burst of natural flavors.” In addition to enhancing foods’ natural flavors, Himalayan salts contain 84 trace minerals necessary to health. “It helps replenish minerals the body uses,” Creed says. So what if you’re watching your salt intake? Will the slabs result in a higher sodium level? Commercially made table salts include only about 40 percent actual salt, Creed says, with the remainder containing chemicals, like aluminuim compounds. “The salt blocks are salt in its purist form,” Creed says, pointing

out that the pinkish-orange color comes from iron content. “The flavor of the Himalayan salt is stronger, so you’re essentially using less salt in your diet.” And, what about the danger of food-bourn illnesses? As it turns out, the Himalayan salt slabs are antimicrobial and antibiotic. The only cleaning required involves wiping them with a damp cloth (too much water will dilute slabs faster). Allow a slab to dry thoroughly for 24 hours, and you’re ready to use it again. Though the salt block will change in shade, especially with more varieties of food cooked upon it, it will remain sterile, as the salt cures. “It cleans itself, so to speak, to avoid cross contamination,” Creed says. “The salt doesn’t absorb the food.” Cooling the slabs in the refrigerator or freezer for a couple hours transforms the slabs into beautiful serving

trays, fit for cheeses, fruits, sushi, and even ice cream. The 2-inch slabs last for three to four years as cooking and serving slabs, depending upon frequency of use. Once they’ve lived out their serving lives, grate the blocks to season food, or add chunks to bath water to remineralize your body, soothe muscle aches and soften skin. Health benefits of Himalayan salts Long before Himalayan salt lamps became popular in the U.S., Europeans retreated to salt mines, salt caves and salt baths to rejuvenate. They attribute the negative-ion rich environment, which Himalayan salts create, to better air quality and a sense of relaxation. The Environmental Protection Agency reports that indoor air pollutants can range from two to five times higher than outdoor

FIRST IMPRESSIONS Warm up your outdoor entryway for fall

Christy Rost likes to use large elements in her wreathes for more impact.

direct our attention to outdoor living spaces, filled with colorful flowers, comfortable furniture and functional cooking set ups. But as autumn approaches, cooler temperatures foster more indoor gatherings. While outdoor living areas still get play, the fall months offer the perfect opportunity to spruce up another outdoor area: the front entryway. While a couple of scarecrows or an earth-tone door wreath may do, putting a little more effort into front-door décor makes more of a statement. “The front entryway sets the tone for what is inside the house,” says television personality and entertaining expert, Christy Rost. “It welcomes your family and friends long before they enter the front door. It adds a touch of warmth to the entire home.” She often does start her entryway decorations with a wreath — but it must be oversized in her book, even if the door she’s working on is narrow or small. “An oversized wreath adds greater visual impact and can make a door appear a little larger,” she says. “Rather than using one garland, fill the wreath; it creates a lush background for whatever you do.” She layers her handmade wreaths with multiple silk garlands, adds one or two larger pumpkins or pinecones — as opposed to dotting tiny elements throughout — and then employs two or three different types of wide ribbons to create a multidimensional bow. At least one of her bows includes metallic glimmers, which provide an

extra sense of light reflection — an important factor as the amount of daylight shortens. “That little bit of shine does a lot to add greater impact,” she says. “Anytime you can add a touch of shimmer to your décor, it creates a sense of luxury.”

Extending the welcome beyond wreaths Grounding your front entryway with festive patio décor extends the sense of warmth and cheer. “Adding yellow, orange, red or rust colored flowers in interesting, textured pots and

make it more inviting. “That is a great way to add texture and a bit of fall coziness to the cooler weather, while still enjoying the outdoors,” she says. “A ladder is a great way to store the blankets and throws outside — or inside — the home.” Adorning the door An oversized wreath sends an initial welcoming message, but surrounding it by outlining the doorframe with layers of silk and metallic garlands spreads the luxurious big hug. Rost recommends extending garland beyond the frame of a small door, to make the door appear larger and give it

With large doors, she layers garlands thickly, creating “an incredible sense and appearance of luxury and excitement,” she says. Since most garlands come in 9-foot lengths, she begins in the middle of the upper doorframe and uses three garlands on each side, allowing them to hang down. Since fall garlands tend to be darker, she adds metallic silk leaf garland to reflect light, and then inserts bright, silk maple leafs, red berries and ribbon. She collects pinecones from her yard and wires them into the

garland, or adds clusters of wheat, Indian corncobs or small gourds purchased from the local market. Adjusting for monthly celebrations Autumn garland and porch decorations form the base for seasonal decoration throughout Thanksgiving. September lends itself to the reds, oranges and yellows found in changing aspens and bushes. Bushels of apples and other harvests are appropriate accessories to usher in the season. In October, themes take on a spookier slant, so Rost

yard, allowing them to cascade out of planters. She also might add metallic garland atop the planters and fir. Then, she spices up the typical pumpkin scene with variations, like a 24-inch-high copper pumpkin, designed to add more shine. A modern take on pumpkin carving involves making Chinese or paper lanterns. Chinese lantern kits, designed to be eco-friendly, are an inexpensive way to light up an entryway. “Making paper bag cutouts with a candle is a great substitute for pumpkins, and it’s less messy,” Vlasseva says. She also likes to place faux fur or alpaca throws on front porch furniture to

• Use hot glue to adhere felt strips on the back of wreaths to prevent scratches and damage to your door. • Use clear pushpins to attach garlands to door frames; then, wrap wire around the pushpins and thread the wire/garland through. • Always secure the garland to the edges of the doorframe and secure the bottom of the garland; otherwise, mountain winds can destroy your décor. • Rost hangs her wreaths on a tiny brass nail in her wooden door, since she changes out wreaths seasonally. “Everything gets amped up — more gold, more sparkle, more shine,” Rost says, regarding her Thanksgiving décor (both inside and out). She suggests intertwining tiny white lights into the doorframe garland, which illuminate Thanksgiving’s copper, bronze and gold tones. “It’s really important to project a sense of welcome to your home,” Rost says, “and when you add a touch of personality and décor to your front door, it’s fun for those who pass by and those who enter.”

In a dramatic new look, the back room, formerly known as the Red Room, has been painted a glossy, clean white and is staged as a studio loft. remodels are designed to spruce up a home — room by room, piece by piece. In this EagleVail project, led by Kelli Holtz of Holtz Design Studio in Vail, the clients were looking to give their kitchen a facelift in style, feel and functionality.

“Our main goal was to open up the kitchen and make it larger, and to improve the flow,” explains Holtz. Like a lot of homes in this area — most specifically, those built in the development boom two decades ago — modern improvements were a project priority. “The home had not been

updated since it was built in the mid-1990s, so the finishes were looking dated and appliances were starting to break,” she says. The kitchen and dining room had wall-to-wall carpeting throughout, and removing it not only helped to modernize the space, but it also made the high-traffic, communal area

more functional for hosting meals and shuffling feet. “There is nothing worse than carpeting in the dining room,” she says. The clients’ intentions were not to cover up the history and tradition of the home, but to liven it up with useful and attractive upgrades.

Making the kitchen “transitional” made the room more timeless for a long-lasting, warm and welcoming ambiance. Accommodating guests in the kitchen is ideal when you can keep their company, and Holtz put in seats around the central island for both the homeowners and anyone they are

entertaining to use for informal meals and prep-cook chatting. “Custom counter stools were made to feel like dining chairs, as the clients spend most of their time sitting at the island,” she says. The counter stools were upholstered in an easy-toclean faux ostrich, combining

style with functionality. Finishing touches, like wood floors and creative tile work, give this kitchen a personalized feel. “Two things that stand out to me are the walnut floors and mosaic backsplash,” shares Holtz. “Both are subtle but timeless, and add so much warmth to the space.”

e n i s e r i v e s , owner of Lifestyle Designs in Edwards, has been designing interiors in California and Colorado for over 15 years. She moved to the area seven years ago and set out to focus on home design inspired by each client’s lifestyle. “We help them to achieve their vision — give clarity to a vision — based on what they love to do and how they live,” explains Rives. “For me, the most rewarding outcome is when a client walks into their uniquely designed space, defined with their definition of beauty, and feels overwhelmed with joy and comfort.” Lifestyle Designs’ showroom is located in Edwards at Riverwalk, next to The Bookworm. vail valley home : How does Lifestyle Designs stand out in the local home design industry? denise rives : We are a boutique design firm that feels every client and project is important, no matter the size. Our jobs range from simple window treatments to furnishing entire homes and large remodels. We project manage remodels for our clients, using subcontractors who we have developed relationships with other the years. In many cases, this approach will save the client money, as they get the project manager and designer in one.

simplicity — removing walls and raising ceilings to create spaciousness. Also, I have seen an increase in the use of countertops made from engineered quartz that are more of a solid color, in order to achieve a modern look, instead of granite with a busy pattern. The “rustic-modern” approach is very popular, with a lot of organic materials, such as beetle-kill pine or stone for wall treatments. Last year, my firm remodeled nine bathrooms and the big focus was the removal of existing bathtubs, in order to create spacious walk-in showers. We used the modern trend of light limestone with dark cabinetry on one project, as the owners were European and their modern style worked well with the architecture of their Beaver Creek home. Another home needed an upgrade, but the client chose

beautiful granite with large, simple tiles for flooring and showers, to achieve a mix of mountain tradition with the clean lines. How does Lifestyle Designs implement emerging home design ideas into your projects? dr : Since most of our clients are second homeowners or investors, it is important that the finishes and furnishings are “fresh and on-trend” in years to come, when they get ready to sell their property. The key is to have a mix of fun, emerging trends and colors when accessorizing, while keeping the home’s finishes (woodwork, countertops, backsplashes) updated, without being “over the top.” The tone-on-tone decorating style is a great way to achieve a background of timeless furniture. The addition of great pops of color, like tangerine or yellow, for pillows and accessories, merges the timeless with trendy. Recently, I was discussing various options for a dining room chandelier and even though one of them was gorgeous, unexpected, trendy and unique, the client decided against it, as she felt she may tire of it in a few years or it may be out of style when she goes to sell the property. We decided on an updated, modern fixture that was simple in design. vvh :

What are the biggest challenges you run into during project, and how do you overcome them? dr : Inevitably, something unexpected will present itself vvh :

during a remodel — more than just the walls and floors not being “square,” which is pretty typical. When I’m faced with a bigger challenge, I view it as an opportunity for a solution to present itself, which will be a better design in the long run. For example, in my current project, a crucial (or so I thought) piece of custom wood paneling we were salvaging to re-use accidentally got thrown away during the demolition. The moment of despair quickly changed, when we realized that we had extra slab material left over from the new countertops. The result – a sleek, modern-looking panel that was a much better design! A Fundraising Hole in One Vail Board of REALTORS® Foundation’s 3rd Annual Golf Tournament is a swinging success

8 marked the Third Annual Vail Board of REALTORS® Foundation Golf Tournament fundraiser at Frost Creek, in Eagle. As the saying goes, the third time’s a charm, and this event was a charmer for sure, raising $28,191 for the foundation, a 501c3, nonprofit organization that acts independently of the VBR and supports a wide variety of charitable groups throughout the Vail Valley. “This organization has an important mission to serve Vail Valley residents in times of need. REALTORS® are a vital part of this valley so we developed a way for them to give back,” says the foundation’s chairman, Michael Slevin. “We strive to assist the community and association members in the event of a catastrophic illness or accident, and to enhance the quality of life through need-based financial assistance, nonprofit une

support, education, disaster relief and housing-related initiatives while promoting volunteerism.” “The golf tournament provides an opportunity for our members, affiliates and the public to come together in a fun and collaborative event,” adds Director Onie Bolduc. “The planning and execution of the tournament is a reflection of our overall efforts; we form teams to encourage each other while raising awareness and support for our cause.” Event highlights Organized by a committee of eight led by Gary Pesso, a REALTOR® and a seasoned golf promoter, this year’s event was the most successful yet. A month prior, the event sold out. In previous years, there was a bit of

a scramble to fill the team slots. This year brought a great turnout, including teams from Land Title, US Bank, REALTOR/client and purely clients, to name just a few. “The event is open to the public, so we get a wide variety of players. We had some really good ‘scratch’ golfers who teamed up with other skill levels to balance out the teams which makes the event competitive but still fun … which is ultimately the goal,” says Pesso. Indeed, it was full of fun ways to win throughout the day. There were six opportunities to win Hole-in-One and Closest to the Pin prizes on all of the par 3 holes with Stevenson Lexus providing a car prize on Hole 8. Other prizes included a set of golf clubs and a cruise for two. In fact, each

committee who he says was invaluable to the process. “I couldn’t have done it without their help,” says Pesso. “We had so much more momentum this year. The event was top quality, particularly for the value.” Vying for a venue Frost Creek — formerly Adams Rib Ranch — provided a challenging course for the annual fundraiser and a very convenient way to see the newly re-branded golf club community firsthand. As one can imagine, finding a venue for Vail Valley REALTORS® to have a golf tournament is not overly difficult. “This is an excellent opportunity for golf course commu-

nities to showcase properties to both REALTORS® and their clients who are also welcome to participate,” says Pesso. Which course will be the lucky one for next year’s event? Pesso says he’s looking at Eagle Ranch right now, but nothing has been secured yet. It’s crucial for this event to keep all members safe. With course revelry followed by the awards ceremony and silent auction, the opportunity to imbibe is great. So, this year the foundation enlisted the assistance of the Turtle Bus to transport members who needed it a ride back upvalley. “This was a great addition at the end of the day,” says Pesso. “Next year, we are entertaining the ad-

dition of the Turtle Bus to deliver participants to the event, as well as ensure they’re safely home.” One final note from Slevin: “The annual golf tournament is the foundation’s primary source of funding and we want community perception to grow with this it. f it’s true a community’s identity is conveyed through its architecture — particularly that of its private homes — the Vail Valley has taken great strides the past few years in terms of its vernacular. Discriminating buyers of new highend, luxury homes in other mountain resort towns, like Aspen and Telluride, had been driving a trend toward more modern design inspired by the surrounding mountain landscape. Home design in the Vail Valley, meanwhile, seemed stuck in a rut until the end of the 20th century, with most new custom homes — even veritable palaces worth many millions of dollars — tending to resemble the same ol’ log cabin, mountain lodge or Swiss chalet, albeit on a grand scale. That’s all changed. A relatively new look experts now call “mountain contemporary,” or “mountain modern” — an increasingly popular blend of bold, modern lines, shapes finished in traditional colors, textures and materials found here in the mountains — has taken a firm hold. While even just a few years ago just a handful of completed homes in the Vail Valley were described as this blend of urban modern with mountain traditional, a veritable slew of new homes incorporating this latest interpretation of contemporary style now stand proudly throughout the Vail Valley, from Vail to Mountain Star, from the Lake Creek Valley to the Cordillera Valley Club, even Singletree. Vail Valley HOME recently sat down with three of the valley’s leading architects — Hans Berglund, Kyle Webb and William Pierce — to discuss this evolution of our community’s vernacular.


‘A TOUGH SELL’

“When I first came here, in 1997, I was doing work similar to what I had been doing in Aspen, where this style was well accepted. They were a bit ahead of us here in that regard. By the time I started my own firm here, there had been a fundamental change,” says Berglund, who spent 10 years with the revered firm Basalt-based Cottle Graybeal Yaw Architects, seven of those years directing its Vail office, before founding his own, Edwardsbased Berglund Architects, LLC, in 2004. “In the beginning, this contemporary stuff was a tough sell. It was hard to find clients, and people were somewhat resistant to it. The whole community here was skeptical. They wanted to know what these houses really were going to look like. Seeing drawings was one thing, but what was it really going to look like up here in the mountains?” “We’ve now seen an evolution of people becoming more accepting of it. Some are more willing to take the plunge than others, but for a lot of them it’s how they’re seeing things now,” adds Webb, who began his career working eight years with another 64

revered Vail firm, Morter Architects, before pursuing his own vision in 1999 with KH Webb Architects, headquartered in Lionshead. “It’s just a matter of their wanting it and accepting it now — more than ever before.”

MOVERS AND SHAKERS

Truth is, Vail has been a stage of sorts for adventurous, contemporary architecture since its early days. A perfect example is, or was, a very modern home built on Rockledge Road, high above Vail Village, by oil and real estate tycoon John Murchison and his wife, Lupe, in the ‘60s. Their unconditional love for Vail in its early days helped ensure its success as a ski resort, a town and a community. Their home, which integrated enormous walls of glass and a curved roof with natural features of the steep terrain — including existing rock cliffs

as a wall in the great room and an enormous deck with views of the entire Gore Creek Valley — was a popular place for Sunday brunch among Vail’s early movers and shakers. Other periods of contemporary architectural advancement followed. Pierce, a longtime resident of Vail himself, has seen it all. He’s been closely involved with Vail’s infamous “DRB,” or design review board, as well as the town’s planning and zoning commission, for four decades and has worked with a long line of contemporaryminded partners since 1978. one of those partners, Tom Briner, for laying the groundwork for modern design in Vail with a number of highly visible — and controversial — projects that set the tone for Lionshead in the ‘70s and ‘80s. “There are a lot of contemporary buildings in Vail that were built in the ‘80s that by even today’s standards would be considered extremely modern or contemporary — but Briner didn’t do all of those crappy buildings in Lionshead people grew to hate,” Pierce says, referring to a collection of buildings, modeled after contemporary French ski resorts that since have been torn down and replaced. “He did the Vail post office, Red Sandstone Elementary School and the Vail Gymnastics Center, but he also did the Vail Spa and Simba Run condominiums; those two buildings, which have endured, would be considered very ‘contemporary’ even if they were built today.”

‘INCREDIBLE FREEDOM’

Jump ahead to the mid-‘90s. Berglund found himself involved with a home in the Mountain Star neighborhood, on the south-facing slopes

high above Avon across from Beaver Creek Resort. Enormous investment potential matched a mindset as open-minded and creative as what he’d experienced in Aspen. “We started working on this in ’96, construction started in ’97, and we finished in ’99,” Berglund says of the trend-setting project, designed to provide a dynamic showcase for the owners’ extensive art collection. “It was a bit more traditional vernacular, a different look with copper siding and paneling, some exposed steel beams and trellis — some modern elements but overall still a bit traditional.” The Mountain Star project was a sign mountain contemporary design in custom, single-family homes was gaining a foothold in the Vail Valley, Berglund says. The style took a few more years to rise to the surface with just a handful of actual plans submitted to DRB’s valley-wide; but in 2006 a home much like the Murchisons’ began to take shape on the Vail golf course. “It’s our favorite house, with a really fantastic client. He gave us incredible freedom and he wanted ‘mountain modern’ with floorto-ceiling windows, Gore Range views, super strong indoor-outdoor connections. He was really into that kind of clarity and purity,” says Berglund, who sees this home, completed in 2008, as the next step in the valley’s transition toward mountain contemporary architecture. “Everything you see is real structure. It’s all real beams, real structure. You can clearly see what’s holding what up.”

PENT-UP DEMAND

Just as “mountain modern,” as Berglund calls it, began to take hold, for real, the ongoing building boom — propelled by a roaring economy — came to a crashing halt with the Great Recession. Many architectural firms tied to traditional styles

found themselves out of work. Those with more contemporary bloodlines, like those of Berglund and Webb, actually thrived. “For the next several years, there were tons and tons of houses for sale — but no ‘modern’ houses on the market. If you wanted just to buy a house, that was way cheaper than building one, so architects who focused on more traditional stuff had a really, really hard time,” says Berglund of the resulting, pent-up demand for mountain contemporary homes. “It really wasn’t until the Recession when some people decided they really wanted more modern work, which for us was fantastic because there really was nothing on the market for sale. We had clients coming to us saying, ‘Look, we’ve been looking for a modern home for years, but there’s just nothing on the market that’s modern; we love your work, so we’ll just buy a lot and build one, instead.’ SEPTEMBER 2015 | VAIL VALLEY HOME

“That got us through the Recession. We were doing mountain modern work, and there was nothing out there to buy. We had a long history of it, going back to, like, 1999, which was super beneficial at that point,” Berglund adds. “And since the Recession, we’ve continued to do modern stuff.” “It was a matter of clients wanting it and accepting it now more than they ever did,” adds Webb. “The Recession kind of did that; it made people look at things differently.”

‘CREATIVE INTERPRETATIONS’ So, despite the downward spiral and stagnation felt throughout the real estate and building industries, locally and nationwide, the design and construction of custom homes in the fledgling new mountain contemporary spirit continued full-steam, particularly in Vail. Pierce estimates as many as 50 such homes are built or are under construction today, with more in the pipeline. “You still can’t build them in Arrowhead or Beaver Creek or Bachelor Gulch because their design guidelines are so restrictive,” Pierce explains. “In Vail, by contrast, from the very beginning of the concept of design review, it’s always been more about whether a project fits in an alpine setting. That’s very vague, and intentionally so. It’s meant to allow for creative interpretations of what alpine design really is, on a case-by-case basis. That allows for individuality.” In addition to the open-mindedness at the core of Vail’s process, historical commitment to quality craftsmanship and timeless designs that work for the community at large continue to make the town an exciting haven for sophisticated, contemporaryminded, well-heeled homeowners to express themselves through architecture.

“Here, the DRB’s expectation is that, above all, a proposed home is an extremely good example of its vernacular,” says Pierce. “You can’t build a lousy Tyrollean house, whether it’s next to another Tyrollean or a ‘modern’ house. If you build a ‘modern’ house, it’s with the highest expectations of what it’s going to look like on the outside.
