y all accounts we just experienced a great summer highlighted by high occupancy in the hotels and lodges, great weather and some amazing music and special events. September brings both a sigh of relief as life slows down a bit following a brisk summer tourist season and a bit of a letdown for some of us as life slows in the Vail Valley. While the vacation season wraps, September signals a frenzy of activity as buyers begin to focus of purchasing their vacation home in time to close by the coming ski season. Later in this issue of Vail Valley Home magazine we offer an update on the housing market. A declining housing inventory with good supply at the upper end and a growing shortage of homes for sale priced below the median and a tight rental market. Supply and demand is just about balanced with decreasing time of market and homes priced very close to the final selling price.

t wasn ' t long ago the

interiors of a typical residence here in the Colorado High Country, just to stay warm in winter, were somewhat cut off from the outdoors year-round, at least visually, with relatively small windows framed within much larger walls, the product of conservative, time-proven, traditional architecture. Today, however, many new

homes here — especially the high-end, luxury, mountain contemporary residences — are being designed with a whole new ideal in mind, one that visually brings the splendor of the outdoors indoors with vast banks of windows while providing both year-round comfort and energy efficiency. Welcome to the world of "smart glass."

U-value "Sure, most glass does have a lower insulation ability, or U-value, than a typical wall," says Vail-based architect Michael Suman. "But, glass has been innovating like everything else." With his own architectural firm in Vail since 2004, Suman is known for his open, glass-centric, contemporary architectural designs, with residential projects

throughout Colorado and other Western states. Contrary to popular belief, he says, saving energy is just one of many reasons to employ the latest in glass technology. Many of his clients, for example, own valuable furnishings — as well as collections of art and other things — that can be damaged by ultraviolet light and/or wide fluctuations in

temperature. With today's glass technology, he says, his clients can have the best of all worlds. "Modern design brings better inside-outside experience. Key to how much glass we use not only is capturing the sun's path with those big banks of windows, but also the views on the other side. That's why using so much glass is two-fold," Suman says. "You may lose heat through glass, but depending on the films and other properties you choose, the other benefit of glass is you still get solar gain. There are lots of decisions into where those big banks of glass are going to go." Many of those decisions are being shaped by ever-evolving building codes, too, with increasingly strict requirements for energy efficiency, or U-value — a way to express how a building, or a building element, like a window, conducts heat. The lower the U-factor, the greater the resistance to heat flow, meaning better insulation. "Insulation has become such a big piece of the new building approach. We super insulate roofs; we put continuous insulation on the outsides of 22

walls, as well as inside," Suman explains. "The performance of windows is required to meet that same approach." Natural light Other considerations, of course, when using glass in any window-centric architectural design, are cost — new, high-tech window packages alone can run into the tens, even the hundreds of thousands of dollars — and structural integrity. "It is more expensive to have more glass, not only because of the glass itself but because the more glass you have the more steel you need to support it all, as well as the roof above," Suman says. "The structure itself does get a bit more complicated and, in most cases, a bit more expensive, to open up those walls for heavy windows." For most well-heeled homeowners here in the High Country, however, the dramatic increase in the use of large arrays of glass in contemporary home design comes down to aesthetics.

"There are so many wonderful things natural daylight provides, in addition to the views. That's why we do it," Suman says. "I really don't see a downside, honestly. I just believe so much in natural light and the positive effects it has on our well-being." Beyond double-pane Indeed, energy-efficient

In his blog for the Huffington Post entitled "Beyond Double Pane: New Energy Efficient Glass Technology," freelance writer William Morrow discusses that evolution, in which residential and commercial architects and builders now are

accomplishing feats of aesthetic beauty and energy efficiency heretofore unimaginable. "Before the 1980s, the best advice to keep your windows from making your energy bill skyrocket was to use shutters, blinds and shades to reduce direct light/heat transmission," Morrow writes. "Window tint began to make an appearance and acted to reflect visible light like a mirror, but films created a darkened effect like your room was wearing sunglasses. And who wants to draw the curtains or shut the blinds all the time? The mechanical methods work well but what really is the point of a picture 24

window if you can’t see out?" In the '90s, consumer demand drove glass manufacturers to develop what's known as low-E, or low-emissivity, glass, with microscopic coatings that allow only predetermined parts of the light spectrum, such as visible light, to pass through while blocking others, such as infrared — also known as "heat" — and material-damaging ultraviolet rays. Basically, and depending upon many other factors, including passive solar building design, that glass technology was able to reflect unwanted heat from the sun away in summer but also reflect indoor heat back inside in winter — significantly

'It's a sacrifice' Local energy consultant Megan Gilman, president of Minturn-based Active Energies, Inc., laments how the desire for natural light and views and the need to conserve energy always has been a conflict, especially here in the High Country. "Sure, it's better than it's ever been — and we're just being offered really good glass up here now — but with windows you're still typically operating at between a third and a quarter of the heat a wall can hold," Gilman says. "South-facing windows can 26

There are few cases in which a window is going to do better than a wall." Even so, aesthetics pull even someone as energy-conscious as Gilman to include generous amounts of visual transparency into the design of her own, new home in Edwards. "We put a lot of windows in our home. I don't want to live in a shoe box," she says. "But it came after months of figuring out what kinds of windows we wanted, window coverings,

all that. You have to think it through; it's a sacrifice." 'Super-insulating' glass There is good news, meanwhile, for people like Gilman and Suman — and anyone else looking for both aesthetically pleasing visual rapture and energy efficiency — with regards to windows. As Gilman implies, a new generation of windows manufactured here in Colorado is on the way that incorporates Next Generation Heat Mirror technology invented by scientists at the Massachusetts Institute of Technology. Known as Alpenglass,

it's custom-manufactured, sold and delivered by Alpen High Performance Products, based in Niwot, Colo., near Boulder. The design suspends one or more high-tech, lightweight, microscopically-thin, air-tight films inside the airspaces of insulating, dual-glass units framed in fiberglass and baked at very high temperatures to create as many as four “super-insulating” chambers. These windows can be designed with a wide range of glass types and gas fills — argon and even krypton — allowing architects to choose the right level of insulation, visible light and solar control for their clients'

R-Value Still, with this latest ability to reflect heat to where it's needed — or away from where it's not needed — even the highest-tech windows of glass remained far less capable than traditionally constructed walls in insulating a room or building, transmitting far more heat back the other way through conductivity, known as R-value, the opposite of U-value. Basically, the better theoretical effectiveness of a building's insulation, the higher the R-value. Glass alone has an R-value of just 0.14 per inch, for example; a standard dual-pane window with a chamber of air in the middle is rated roughly at R2, or more than 14 times as high; loose-fill fiberglass insulation, typically used in rafters above ceilings, can approach R4; the latest, high-tech polyurethane foam panels, typically installed inside walls of high-end homes, are rated as high as R8; and exterior walls constructed to the highest energy-efficiency standards using a variety of such materials can exceed R20. But, even with the advent of triple-pane, coated, low-E glass packages, typical residential windows, until recently, remained unable to exceed R3, or so.

The company's top line of windows, the Alpen Windows 925 Series, can achieve “full window” insulation values of up to R9, while the Alpenmanufactured insulating glass units used in the manufacturing of the series can achieve a "center of glass" value of up to R20. Importantly, it all weighs just a bit more than a traditional, double-pane window package. Craig Maierhofer, Alpen's vice-president of business development, says, as far as the company knows, the product, third-party certified by the National Fenestration Rating Council, or NFRC, is the bestinsulating line of windows readily available in North America. "There are many environments that are perfect for our superinsulating glass, and the Colorado High Country is one of them," says Maierhofer, acknowledging Alpen windows — every one

of which is custom made — are priced toward the top of the price spectrum. "If you're comparing these with typical windows, yes. But, you can't jump inside a Volkswagen and expect it to drive like a Maserati. It's that kind of thing. What you get in terms of performance is unmatched." 'Smart glass' As technologies for glass, and windows, continue to evolve, even more aesthetically pleasing and energy-efficient products will come to market. On the horizon is "smart glass," incorporating polymer-dispersed, liquid-crystal films sandwiched between two layers of glass and two layers of other conductive interlayers, similar to the LCD display on your old digital watch, blender or heart rate monitor. "The glass can go from completely transparent to completely opaque in seconds;

of September arrives and outdoor temperatures begin to fall, gardeners and landscapers often begin thinking about putting gardens to rest. But the autumn season is still a great time for planting trees, shrubs, and cold-hardy bulbs

that rest in the ground before bursting to life in the spring. Planting bulbs now is an investment that will pay off in the spring when green leaves and bright blooms begin to adorn your garden. In this way, bulbs bring lively color to Vailarea landscapes that have been blanketed with white snows all

winter, and they can serve as a bridge into the beauty of the upcoming summer gardening and landscaping season. When to plant bulbs Any time after Labor Day but before the ground freezes is a good time to plant cold-hardy, spring-blooming bulbs. This year,

September 5 is Labor Day, and this holiday often coincides with the time when cooler nighttime temperatures begin to occur in the Vail area. Planting too early can damage bulbs that sprout prematurely and then freeze, so if you buy bulbs and decide to wait to plant them, you can store them in a cool place such as a

garage or refrigerator — but away from ripening fruit — until you’re ready to plant them. Where to plant bulbs Bulbs prefer sunny locations, but most will do well with at least a half a day of sun. Other than that, plant them in areas where you will enjoy them the most: by walkways, in front of your house, and in other areas where you will see them often. Avoid areas near home foundations, as warmer temperatures may encourage them to sprout too soon. Well-drained soil provides the best conditions for bulbs, so take some time to amend soil with compost or organic matter if necessary to create an optimal environment. How to plant bulbs • Use a bulb planter, auger, trowel, bulb dibber, or garden shovel • Dig a hole in the ground for each bulb; the hole depth should be equal to about three times the size of the bulb; read package instructions for more specific depth details • Plant each bulb in the bottom of the hole with the pointed end (the tip) up and the flatter, rounder side down; plant bulb on its side if the tip is not identifiable • Add bulb-specific fertilizer or bone meal to help promote root growth • Cover with soil and tamp

down lightly • See bulb packaging for specific, additional planting directions Deer and critter deterrents for bulbs Tulips are not deer resistant, but deer generally stay away from other types of bulbs including narcissus (daffodils), allium, scilla, galanthus (snow drops), and hyacinths. Dipping

bulbs in deer-proofing solution can help deter deer from eating them. Adding deer- or other wildlife-repellant graduals into the hole with the bulb can also help keep critters away. One strategy for deterring deer from tulips includes planting tulips and daffodils in close proximity, but this approach might still not keep hungry wildlife from snacking on your bulbs. Many types of bulbs last through the Vail winter and sprout up with surprising beauty when the snow melts. Crocus, galanthus (snow drops), tulips, narcissus (daffodils), allium, hyacinth, and fritillaria all come in varieties appropriate for our area, so take some time on a beautiful fall day to make an investment that you’ll find even more rewarding, come spring.

The Town of Vail, example, is committed to the protection and

'Restore the Gore' Vail is taking on projects like “Restore the Gore,” $9 million project to return Gore Creek to its a healthier state. At issue is a decline of aquatic bugs in the creek. Bugs are a main food source to fish and birds, and as the food diminishes so do the fish and animal populations. Unaddressed, this could have a huge impact on the thousands of fly fishermen who cherish

relaxing days casting on the rivers. This is also a perfect example of how interconnected our fragile eco-system is. Vail has recently passed an ordinance that requires community-wide recycling regulations; and the town has set an energy-efficiency goal of reducing gas emissions by 20 percent by 2020. There are other challenges, too, such as the Solepower program,

broken ground, as well, where solar panels will generate more than half the energy required for the building. Downvalley, Eagle has continued to take steps to reach specific ecological levels of excellence. Upgraded codes have brought more energy efficiency in the construction of homes, including everything from mechanical to insulation requirements, providing savings for the homeowner and for the community as well. Other town codes involve the efficiency of furnaces that have improved from 68 to 92 percent, not only using less gas but also emitting less carbon dioxide into the environment. Grass clippings, tree limbs and other organic debris are ground up and recycled as mulch to be used throughout the town's landscaping — nothing wasted. Back to the grid In Gypsum, there is no fee for residential permits on solar installations, rewarding a focus on environmentally

sound projects. The town also is making an investment in hydroelectricity at the water treatment facility, where turbines create electricity, providing a cleaner of electricity for Holy Cross Energy to add back to the grid. Gypsum also has converted its street lights and Christmas lights to LED lights. And in this spirit, Holy Cross Energy has gained permission from the town to build a solar power array on town-owned land for making power available to low-income families. A 'beautiful' thing These are but a sampling of the many environmental projects that are happening throughout the Vail Valley. ust a decade ago, spotting solar panels on the roof, or in the backyard, at a home here in the Vail Valley, especially a high-end, luxury residence, was a rare occurrence. As energy prices were skyrocketing amid a volatile national economy, homeowners were unsure whether to invest in their own solar installations, most of them choosing to stick with traditional means for electricity, instead. All that has changed. Now, in a rising economy, and for other reasons, prices for residential solar packages have dropped considerably, making financing such opportunities a reasonable proposition for many homeowners looking to jump onto the "green," energy-efficient bandwagon.

"Everything solar is more prevalent than it was 10 years ago. We're past early adopters. This isn't new technology and we're looking for people to test it out. This is proven," says Jason Weingast, vice-president of Active Energies, a pair of energy-consulting and solar-installation companies, based in Minturn. "Technology is making the equipment costs much cheaper. We haven't seen a major improvement in the solar panel itself. What has changed significantly is the technology to make the panels." Celebrating their 10th anniversary in 56

business this year, Weingast and his partner, Active Energies President Megan Gilman, have ridden the solar wave well, designing and installing solar-centric systems — mainly photovoltaic, or PV, arrays — at more than 200 homes in the Vail Valley alone. To local and national acclaim, Weingast and Gilman, with the help of a small but dedicated staff, are now using their various Leadership in Energy and Environmental Design, or LEED, certifications to branch out internationally, as well, now consulting on projects in nine countries.

Reasons most homeowners here in the High Country are "going solar" more and more, Weingast and Gilman say, range from simply saving money on their electricity bills to increasing their home's market value, to selling more quickly ... and more. As reported by CostOfSolar.com, studies by the U.S. Department of Energy’s Lawrence Berkley Laboratory, and others, concur: • In many areas of the U.S., solar energy can potentially pay a 200-percent return on investment — far exceeding all other common home improvements, like remodeled bathrooms, and even other financial vehicles, such as a five-year CD, a 30-year treasury bond or even the S&P 500 stock index. • The average solar homeowner

nationwide will save about $20,000 in electrical costs alone over 20 years, or about a thousand dollars a month long-term. • The average increase in resale value is $5,911 for each kilowatt (kW) of solar installed, or $29,555 for a mediumsized home with a 5kW system. • Homes with solar installations sell 20 percent faster than properties without them.

Then, of course, there are the philosophical, even moral, issues: climate change; using less energy, in general; and reducing our dependence on and pollution from burning fossil fuels. "I wish I could say it's a moral thing for more people; fact is, just about everybody wants the money," Weingast laughs before outlining a list of tax breaks, one-time rebates from electric utility companies, such as Holy Cross Energy and Xcel Energy, and other incentives local homeowners can use to reduce the costs of solar installation through "net metering" — actually earning money back from the local utility company by producing electricity, instead, and literally turning electric meters back the other way. "They don't think so much that it's 'green' and great," Weingast says. "Most people do it to save or even earn money. It's really a smart decision." SEPTEMBER 2016 | VAIL VALLEY HOME

Matt Bartok, an Active Energies client with a house in The Terrace neighborhood in Eagle, has all of those motivations. Using a one-time rebate from his local electric utility company, Holy Cross Energy, and a federal tax credit, he purchased and installed a 27-panel, 6.5kW array of photovoltaic solar panels on the roof of his garage for less than $8,000 — a system that otherwise, without those financial incentives, would have cost him $21,000, or more, he says. "You start making, like on my system, a monthly loan payment of about $50, with no money down, and start saving about $80 a month on the electricity bill. It's a no-brainer. 58

My electric bill last month was $7. I just don't understand why more people don't do it," says Bartok, adding he's looking forward to when that loan is paid off and he's even more net-positive on electricity. "But, I'm really concerned about climate change, too. I wanted to do something to help make a difference. If I'm going to produce electricity off my roof, that means the utilities can burn a bit less coal. "I think coal's bad news. If you can get Active Energies to come over and throw some panels on your roof, then why not?" Bartok adds. "The monetary part for me was just a bonus; but, it does makes me happy every time I turn on the air conditioner."

Amanda Precourt, a homeowner in the Lake Creek Valley, south of Edwards, is another huge fan of residential solar installations, having designed her home with "full solar" capabilities, or solar PV panels for both electricity and hot water. Very active in the "spec home" business, building and selling "one about every year," she says, Precourt recently completed a brand new, five-bedroom, five-bath, 4,684-squarefoot, "eco-friendly," mountain-contemporary residence with a 20-panel solar PV array on the roof, looking southeast from Lake Creek Road. The home currently is on the market for

$2.6 million, brokered by Corey Lamothe of LIV Sotheby's International Realty. "Personally, I'll always go solar. I just feel like it's the wave of the future. It doesn't necessarily give you all the electricity you need, but it certainly does augment having to pay through the grid for electricity and hot water, giving owners a bit of a cost break in their utilities," Precourt says. "I try to stick to my word, too. When I built my own home, I said I'll always build 'green,' and I continue to do that."

' AS RE S P O N S I BLE A S P OSSI BLE ' OK, but how 'bout the owner of a vast, brand new, traditional, log-cabin-style, singlefamily residence up on Daybreak Ridge, above Bachelor Gulch, who approved a 3.2kW solar PV array installed on two sections of the roof inked in the home's overall design? Project Manager Tom Solawetz of Beck Building Company, who oversaw construction, says the array "doesn't come close to addressing the total energy needs of the home," which includes a heated driveway to melt winter snow, as well as an outdoor spa. But the owner, Solawetz says, "wants to utilize as much renewable energy" and "be as responsible as possible." An important consideration, Solawetz adds, are local building codes and covenants that sometimes can combine to reject solar panels on or next to a home, especially in relatively conservative neighborhoods like Bachelor Gulch. "Design review boards want an opportunity to view the aesthetic impact," Solawetz says. "On this home, you can't see the

panels except from one small piece of road up there. It's not really exposed, so they have no issue with it, so it was pretty easy to get through the DRB." There are advantages to having such solar installations included in the original design of a home, Solawetz adds, over retrofitting an existing structure. "Active Energies is really good at hiding all the wiring. Instead of trying to go through the home, they'll sneak it around the outside," Solawetz says. "The trick is getting it tied into the main panel, the net metering and all. There can be various levels of remodel to accommodate that."

Last but not least, the owner of a complete, teardown-to-future-iconic Vail home on Beaver Dam Road — with other motivations, too, including the addition of vast windows looking out to panoramic views over Gore Creek — told his architects he wanted solar PV panels on the home's main, southfacing roof. "Ten years ago, I'd say we were doing maybe 10 percent of our homes with solar; now it's probably two thirds, or more," Harrison adds. "If you have good solar gain on your property, it's a why-not?"

were the Slifer Designs team on the project, with an overall goal to reconfigure an existing three-bedroom, two-bathroom cabin into a getaway with a hotel-like master suite, guest bedroom and guest bathroom. 'Well-thought-out ideas' “The client is an architect and he had his own very well-

thought-out ideas for the spaces,” says Heidi Krzebietke of Slifer Designs' marketing department. “This job was a really great collaboration with the clients. They were heavily involved, and we augmented the process.” The owners desired to incorporate clean lines and tight design into the cabin’s traditional style, keeping the

cozy feeling without the clutter of a small space. The design team added both natural and artificial light, selected warmer finishes and moved walls to create a whole new space. The original, smaller master bedroom and bath were relocated to the main level of the home. “Because the home is log, moving walls was a bit of a
