Welcome to the Monterey Peninsula oasis. An oasis is de ned by Webster’s Dictionary as “something that provides refuge, relief, or pleasant contrast.” We have long been celebrating how fortunate we are to get to spend time here on the Monterey Peninsula. Lately, with the pandemic, nancial crisis, and geopolitical turmoil around the world, much of our focus has been on community and the safe, healthy, and easy way of living we are a orded here on the Peninsula.
Now, this summer, we are celebrating the pure beauty of our oasis. A er months of record setting rain, the summer sun has ignited a ‘superbloom’ featuring marvelous displays of wild owers from the coast to the valley. e beaches are sparkling, the golf courses are plush and every minute outside reminds us of how beautiful this place is and how lucky we are to live here.
It is appropriate that this edition of 1913 features a colorful piece on e Carmel-by-theSea Garden Club and all the great work they have done for decades to make our community a more beautiful place. While enjoying a stroll through Carmel you can see the fruits of their labor in the striking gardens of Piccadilly Park, Harrison Memorial Library, City Hall, along the beach, and many other important spaces throughout the area.
e downtown area is bustling with busy streets, restaurants and shops. Shoshin
As both a full-service interior design studio and a retail shop lled with unique home décor items, Shoshin was opened in Carmel by owner Alexis Smith last year, a er she previously operated a similar business in the Bay Area.
“We have the kinds of things that will delight somebody who really likes design,” Smith shares. e name of the business comes from a Zen Buddhist concept meaning “beginner’s mind,” which Smith says she uses when approaching a home design project.
“Design for me is fairly new, so I embrace the concept that having the mind of a beginner can be an asset rather than having a xed way of thinking,” she says. e shop holds a mix of vintage, antique and contemporary products—all of which are interesting and luxurious in form, color, purpose and quality.
“Something could be from England or it could be from Big Sur,” Smith says. “It feels like soulful decorating. We have high-quality home furnishings, tabletop pieces, books on design, dinnerware, bed linens, towels, pillows, blankets, lamps, candles and caviar dishes.”
Some of the vintage pieces are one-ofa-kind, and others are simply unusual as Smith seeks out rare and wonderful pieces that make superb gi s. Clients hiring Smith for a home design project can special order wallpaper, furnishings, bed linens and more, and also receive a discount on the store products for a year.

When Karen and Eric Baymiller moved full time to Carmel during the pandemic, they asked themselves what their next phase of life could be.
“We were walking around town, and I had always thought about owning a retail store,” Karen recalls. “We were researching products and thought, wouldn’t it be interesting to have a place with barware, glassware, hosting pieces and drink provisions all in one place.”
The couple opened Social Hour two years ago to provide all the items related to having a wonderful and festive gathering, which Karen points out “doesn’t have to be about alcohol, but about spending

The Carmel-by-the-Sea Garden Club Preserves Natural Beauty
By Brett WilburYou might have noticed ladies in green aprons in front of the Harrison Memorial Library on Ocean Avenue in Carmel, carefully tending to the flower beds that brighten up the entrance. Or, you may have seen them working at the North Dunes above Carmel Beach, helping with habitat restoration underneath the supervision of a biologist. Or perhaps you’ve stopped to sip coffee on a bench at Piccadilly Park on Dolores Street while enjoying the serene landscaping in the middle of town. All these beautification and restorative projects are due in part to the work of the Carmelby-the-Sea Garden Club.
Hallie Mitchell Dow recounts how her mother, Jean Booth Mitchell, along with Carol Stratton, cofounded the local club in 1980 while in the process of preserving the site of the former Piccadilly Nursery from commercial development. After much back and forth to gain the support of the City of Carmel, which owned the vacant plot of land on Dolores Street, the women spearheaded the project to create what is now Piccadilly Park.
“The issue was put up to an election and those very convincing little old ladies in tennis shoes prevailed,” Dow says. “With the help of a famous landscape architect, they did it right. It turned out to be a beautiful park with a spectacular oak tree in the center, many benches and places for weary shoppers to rest and relax by a gurgling fountain. It is a little oasis amongst the many shops and restaurants in town.”

Isabella de Sibert, owner of Stuck in the Mud garden management services and a Carmel-by-the-Sea Garden Club member, worked with the owner of this Santa Lucia Preserve property, who likes pinks, blues and purples, and different heights for the courtyard garden, with a focus on plants which attract insects, butterflies, bees and hummingbirds.
“This garden has to deal with some of the most extreme weather in the Monterey Bay area: cold winters and hot summers,” de Sibert says. “Wildlife is also a challenge because properties cannot be fenced (except for inner courtyards) so the abundant deer and wild boar can devastate a garden. Choosing the right plants to successfully cope with these challenges is essential."
According to the owner of this Pebble Beach property, the upper garden is made up of valerian, aquilegia, yellow California poppies, geranium Bill Wallis, yellow nasturtium, caryopteris, geranium maderense, ratibada, pelargonium sidoides, a tulip tree, tree ferns, cineraria, knautia and agapanthus blue and white. The lower garden, designed in honor of her husband, is made up of seeds of camomile, evening primrose, poppies, nasturtium, nigella, flax, monbrecia and shrubs of coffeeberry and ceanothus. The courtyard features lemon and lime trees, vines of passiflora membrancea and solandra, aka gold cup, hardy geraniums blue, Japanese anemones white, and oak leaf hydrangeas.

Dow explains that the garden club is now part of the Garden Club of America and has been recognized for their “Partners for Plants” project on the Carmel Dunes at San Antonio and Ocean Avenues above beautiful Carmel Beach. Endangered species such as the legless lizard and the Acmon blue butterfly are being protected, and native plants like Tidestrom’s Lupine, Indian Paintbrush and Sand Verbena are cared for while weeds are removed.
“The Carmel-by-the-Sea Garden Club thrives due to its affiliation with the Garden Club of America,” Dow says. “Founded in 1913, the Garden Club of America is a volunteer, nonprofit organization comprised of 200 member clubs throughout the country. GCA, as it is known, is world renowned for its contributions not only in scholarships and education, but in the fields of the environment, conservation and civic improvement.”
Garden tours at local properties, flower shows and generous donations help raise funds for projects. “You’ll find evidence of the Carmel-bythe-Sea Garden Club’s civic involvement all over the village and beyond,” Dow says. “Through a variety of fundraisers over the years, several major contributions and the creation of a sizable Founders Endowment Fund, the Club has created, and continues to maintain the Piccadilly Park Garden and the garden at Harrison Memorial Library. They re-landscaped the entire City Hall property, with a generous contribution from family and friends of member Connie Ridder, using appropriate natives and drought tolerant plants under the redwoods and pines.

“Stepping out the front door of this Carmel home, one finds a marvelous stone pig which is nestled in some lomandra grass, some loropetalum, ferns and then balls of boxwood, pittosporum tenuifolium and pittosporum crassifolium,” de Sibert says. “Camellias are from the Carmel-by-theSea Garden Club’s legendary Shirley Meneice, a renowned camellia expert, who recently passed away. There many oak leaf hydrangeas and white abutilon are mixed in, creating a green garden.”

Current Carmel-by-the-Sea Garden Club President Cass Antle is thrilled by the many scholarships that the group has given to horticulture education programs, including over $25,000 this year to Cal State University Monterey Bay, along with funding camp scholarships to the Hilton Bialek Habitat (MEarth) at Carmel Middle School. She says that education is key to conservation and sustainability.
“We want to stimulate the knowledge of love of gardening and continue to protect and educate gardeners and nurseries with seminars on native species, invasive plants and responsible water use,” Antle says.

On these pages, three very different but very sustainably designed local gardens maintained by Carmel-by-the-Sea Garden Club members show the dramatic influence the club has had not just on our local town, but on residents’ personal gardens. Of course, club members have many other interests besides gardening.
Not only did Jean Booth Mitchell help form one of the country’s most ambitious garden clubs, acting as its first president, but she was also very active in real estate, and created The Mitchell Group real estate company with her husband Bill and children Bill and Hallie. This ensured a real estate legacy that passed down generation to generation, as evident in Bill and his wife Vicki, their daughter Shelly, and Shelly’s husband Dan’s ownership of Carmel Realty Company.
Known for her beautiful topiaries, Jean’s cottage garden in Carmel, “Cobweb,” was featured in a garden club exhibit in the Smithsonian and in a coffee table book. Today, a bench in her honor offers a place to rest near Carmel Beach.
The Carmel-by-the-Sea Garden Club, a member of The Garden Club of America, maintains the garden at the Harrison Memorial Library (above). The club aims to stimulate the knowledge and love of gardening by protecting nature, beautification projects, and educating others. Other local civic improvements include working on the gardens at Piccadilly Park and the Constance Meach Ridder Memorial Garden at City Hall, along with protecting native species through the North Dunes Habitat Restoration Project above Carmel Beach.
“My mother’s bench is the middle one of the three on the corner of San Antonio and Ocean,” Dow shares. “When we roped off the area, as we started the North Carmel Dunes Restoration Project, we created and installed the informational sign on the beach which describes the project. We also installed a viewing patio area with three benches for people to sit and take in the view as they are walking up and down the hill there. It’s amazing how much use it gets.”
Dow is proud but not surprised of her mother’s dedication to the Monterey Peninsula.

Chrissy Handel’s Heart is in the Local Community

Chrissy Handel spent an idyllic childhood in Carmel barbecuing at Carmel Beach with her family, running into her grandmother playing cards or lunching with her friends at e Beach & Tennis Club at Pebble Beach Resorts and hiking in Big Sur on the weekends with her parents. Now she enjoys sharing many of the same activities with her son, Christopher, 14, and watching him thrive in the community she loves.
Q: What was your childhood in Carmel like?
We’d be out climbing trees, going from house to house, visiting different friends. We’d go fishing in the Carmel River. Sometimes now I’m out looking at property with clients and I realize, ‘I was in this house when I was a kid.’
Q: Have you lived here your entire life?
I moved here when I was 3 years old. My stepgrandfather was a farmer in the Salinas Valley and one of my grandmothers was a Realtor at Carmel Realty Company. My parents had always loved Carmel. My dad got a job at the Paul Masson Winery, which was owned by the Coca-Cola Company.
Q: What kind of activities did you do with your family?
We went to Big Sur and hiked a lot. I spent most of time at the (Pebble) Beach (and Tennis) Club and Stillwater Cove. We were also always at one of the beaches in Carmel—it didn’t matter how foggy it was. There were lots of local activities that we went to as a family like car shows and golf tournaments.
Back then the local’s thing was to bring a picnic to the Concours d’Elegance at Pebble Beach. We attended the U.S. Open Golf Championship and The Crosby Clambake (now the AT&T Pebble Beach Pro-Am Tournament.) My dad would pick a player and we’d follow them through the tournament. Also, when the Monterey Bay Aquarium opened in 1984, we went to the opening. It was such a big deal.
Q: What brought your parents to the area?
My parents were in the wine business so my two sisters and I attended a lot of events having to do with wine culture…They would pour wine at the Highlands Inn Carmel at the (former) Masters of Food and Wine event to promote Monterey County vineyards on River Road and the Santa Lucia Highlands. My step-grandfather was part of the Salinas Valley agricultural community and grew Brussels sprouts, asparagus and lettuce.
Q: What changes have you seen in the area over time?
Carmel Valley Village, for example, has transformed from a cute and quiet cowboy town to a popular wine tasting area. Additions to the Village like The Wine House and Jerome’s Carmel Valley Market have been amazing. The types of events have really changed since my childhood. But there is a lot that is the same.
Marc (Bordonaro, my husband) was born here, and he takes Christopher to his childhood fishing holes or golf courses like The Hay (formerly known as Peter Hay Golf Course). The same families from my childhood have children who now play golf with my son. There’s so much crossover and continuity in friendships here.
I love that I can walk into Bruno’s (Market and Deli) in Carmel and see my childhood friends and their parents and pick up a copy of The Carmel Pine Cone and tell my son that his dad was a paper boy for the Pine Cone when he was a kid.
Q: What are some other places you are now sharing with your son?
The Beach and Tennis Club in Pebble Beach. My parents, grandparents and great-grandmother belonged there, and it was always a safe spot for us. I played tennis there my whole life, my parents got married there, and I take Christopher there. It’s a great place to hang out, do swim lessons, spend time with our family and run into people organically.
Also, I’ve been attending the Carmel Surfabout since I was in 4th grade, and I love watching my friends who have surfed in it since then. Now we are down there with our kids and watching people who are now grandparents still surfing and hanging out there.
We are members at Corral de Tierra Country Club where we also spent a lot of time. I’ll walk the course while Christopher plays there. It’s so beautiful.
Q: How can other parents get their children involved in golf?
Christopher takes lessons at Corral and plays at Pebble Beach Golf Academy. He participates

in Youth on Course (a nonprofit organization) and my favorite thing is that he gets to play on all these local courses, including Carmel Valley Ranch, Quail Lodge & Golf Club and The Hay. It’s been awesome. Youth on Course is so amazing for children. They learn responsibility, etiquette and life lessons along with golf. It is such a privilege to join and then only pay $5 to play these courses. He now plays on his own with all ages and does all the junior golf tournaments at Pebble Beach. The First Tee—Monterey County is also amazing. They have great programs which give children the opportunity to play golf and learn the basics.
Q: What are the highlights of raising kids in the Monterey Peninsula?
It’s a really healthy environment to raise children in as long as they also realize how privileged we are to live here and not to take it for granted… We have access to the best produce in the world, but the majority of farmworkers are not getting the same benefits we do. It’s important to teach children to give back.
Growing up, we did a lot of volunteer work with Dorothy’s Kitchen with my parents. Now through All Saints Day School, Christopher is participating in the same programs. We also volunteer with the Salvation Army and a few other local small charities. We need to expose our children to all different walks of life.
Q: How did you get into real estate?
My parents always said to get a real estate license. My grandmother thought because of my personality and because I loved the area so much it would be a good fit. When I worked at a coffee shop in high school, I was always giving people visiting the area ideas on what to do. I like meeting new people and making people happy. I love being able to sell houses to friends moving back to the area or helping their parents with a home. I have so much gratitude that I can raise Christopher with the same backdrop I grew up in. ■

Homes
There was just one home available on the market at the beginning of 2023 and the first home sale in 2023 was in the 2nd quarter. Currently there is one home in Escrow and two others on the market ranging from $4.9M- $5.1M. Home sales decreased 50% from first half of 2022 (2 sales) with no discount from their list price, better than the 6% discount off list in first half of 2021 and 4% discount in first half of 2019 pre-covid. The average sales price in 2022 was $5,910,000 up 9% from 2021 and up 60% from 2019 when average sales price was $3,692,500. Inventory down 93% from pre-covid 2019. Currently, there is 1 home on the market with a list price $13,000,000.
Homesites / Lots
Homesite sales were strong in Q1 and accounted for 2/3 of the total lot sales in 2022. 15 homesites sold down 57% from the 35 units sold in 2021 and up 150% from 6 homesite sales in 2019. The average sales price of $1,298,833 is up from the $852,146 average in 2021 and $949,167 in 2019. Inventory levels are down 11% from the end of 2021 and 49% less than 2019. There are currently just 25 homesites on the market with list prices ranging from $250,000 to $8,950,000 for an average list price of $1,437,580 and median list price of $995,000. There is a nice blend of inventory at different price points with 5 lots under $500k, 8 priced between $500k-$1M, 5 in the $1M-$1.5M range, 5 in the $1.5 - $3M range, and 1 homesite at $8,950,000.
Build Out
Record sales over the past few years has resulted in great progress for buildout at The Preserve. The Preserve has a total of 297 homesites, 141 of those have completed homes with another 23 homesites under construction. Additionally, 53 homesites have architectural plans under review or are in some phase of the design process.

“We call it Michael’s corner,” says owner Monica Graham. “For some of his pieces, people have asked, ‘Is that a Picasso?’”

The Abstract Works and Social Commentary of Artist Michael Snodgrass

A grouping of blackand-white paintings and painted sculptures were part of a series of matadors and bulls that intrigued gallery guests, as well as wildly popular variations of a shadowy horse and rider, like one holding a spear and shield against a bold yellow backdrop with the words “Don Quixote” written in dripping red paint.
“We sold out of those right away,” Graham says.
Collectors at times ask if artist Jean-Michel Basquiat influenced Snodgrass, but Graham feels that while Snodgrass references 1980s-era New York City Neo-Expressionists in his style, he is a less serious social critic. His art, she says, is classified more as Abstract Primitive; Snodgrass emphasizes his appreciation of primal art, a blend of Native American, early Spanish and New Mexican flavors.
“The colors and the lightheartedness of his pieces really resonate with people,” Graham shares.
Snodgrass, who has gone back and forth between living in Carmel and New Mexico, grew up in
the Bay Area and wanted to become a professional artist as soon as he was out of high school.
“I was an artist’s assistant, painting backgrounds and then learning how to do the foregrounds,” he says. “But my parents were very uncomfortable with me being an artist, and my father insisted I go into the family business of construction…I became a cabinet maker and a furniture maker.”
Years later, Snodgrass returned to the world of art and started working with sculpture made of found objects and painting realistically but found Realism “contrived” and preferred to paint an interpretation of what he saw.
“The impression of something makes it through the filter of my sort of twisted mind,” he says.
“I have an appreciation for primal art from around the world. When I switched to that style of painting, my work started flying out of galleries.”
Snodgrass who now works out of his studio in Santa Fe, New Mexico, is incredibly prolific, eager to get to work each day. His styles and subjects vary
widely, including floral still lifes, series of dogs, folk art, Spanish bull fighters and satirical pieces of golfers, art critics and wine collectors.
“I tend to jump around quite a bit,” he says. “I get bored easily and my thoughts meander.”
Snodgrass infuses his humor and disdain for snobbery into many of his most popular pieces.
“I started off painting art critics, because they are the most ridiculous people in the world,” he says. “I also found the area of wine snobs hysterical and painted them as well. My work always has some humor in it.”
Certainly, the series of golfers, mostly men, like “Duffer with Emotional Support Duck” portraying a golfer holding his club next to his “emotional support duck” is openly satirical. Symbols, often of wealth and status, are often woven into his works.
“I’ve made my career out of mocking men,” Snodgrass says. “The stupidest things ever done are by men, and usually involving alcohol. Women are so much more sensible. There are very nice people who engage in golf and are very serious about it and from my remote perspective
it’s humorous. I don’t intend for it to be mean-spirited but lighthearted.”
Clearly the message is well received by the subjects, as Snodgrass says, “lots of people who buy my work fit these profiles in some regard.”
Buyers often hang such pieces near their wine collections, like the acrylic painting “Wine Auction” that portrays a “1st time wine buyer” and a “smug wine buyer” amidst phrases written in oil stick like “wines of Utah” that are “aged in cardboard for days.”
“There is no wine industry there,” Snodgrass says with a smile. “The Utah soil is unfit.”
Snodgrass, who is collected by buyers all around the world, has chosen Monica Graham Fine Art to be the only gallery in Carmel to currently represent him.
“Some kind of magic happened between us,” he says. “She has sold the heck out of my work and is a joy to work with.” ■
