EDITOR’S LETTER
The first issue of 1913 Magazine was published seven years ago in 2016. In each of the 14 subsequent editions, we have celebrated the benefits of living here on the Monterey Peninsula. In most recent years, we highlighted our friendly, healthy and vibrant community. While we are all touched in one way or another with macroeconomic challenges, political battles, and ongoing health concerns, clearly our community remains protected from much of the more divisive problems that seem to be occurring in many major metropolitan markets.
This year, we continue to find numerous reasons to cherish our lifestyle on the Peninsula. Right now, a more visible advantage is the relative strength of our real estate market. While we are frequently reminded of major real estate woes across the country, our local data appears to be holding stronger, especially regarding home values. Over the last 8 to 10 months, our market has experienced a significant reduction in the number of sales transactions: we are down approximately 40-50 percent in sales since the previous year. While this affects our total sales dollar volume, and we have experienced a reduction in home values, our overall relative home values seem to be holding stronger than most markets nationwide. Adding to our quality of life, the entertainment and dining offerings here continue to get more and more exciting. In this issue of 1913 Magazine, we highlight four hot new restaurants that have recently opened. Like many of our mainstay boutique restaurants, these chefs are creatively working to source local ingredients for their menus, taking full advantage of our location next to “the salad bowl of America” and the Pacific Ocean.
We are also excited to share the news that for the first time in its 78-year history, the U.S. Women’s
Open Championship presented by ProMedica will be held at Pebble Beach Golf Links. A record-breaking $10M purse, the largest in any women’s golf tournament, will be offered this July. Presenting sponsor ProMedica, a nonprofit integrated healthcare organization, has named First Tee Monterey County as its local beneficiary, with funds going to benefit local children learning crucial life skills along with the game of golf. A gala on July 8 at the Inn at Spanish Bay with a Grammy award-winning musician will help raise money for children in Monterey County to have a brighter future and build a new local youth golf facility.

Carmel Realty Company Broker Malone Hodges was born and raised in Tucson, AZ, and attended college in Baltimore, MD, at Johns Hopkins University where he obtained a degree in international relations. After obtaining his masters, Hodges became a Watson Fellow traveling all over the Middle East, Africa, Asia, and Europe, looking at how technology impacts community development. He went on to work in the Middle East and Washington, D.C., specializing in various international positions. He then returned to Arizona as the CEO of an AG bio-tech company that had operations in Africa and Mexico.
In-laws called Hodges and his family to Carmel in the early 2000s, and the beauty of the area made this a natural settling place to raise his family.
Capitalizing on his ability to create deep and meaningful relationships, Hodges became a Realtor in the area, and then the founding Managing Broker of Carmel Realty Company. He’s been the president of the Monterey County Association of Realtors twice, and has spent a year traveling the world with his wife and two sons. One of his favorite hobbies is flying, and he currently operates a Piper Archer III, a four-place aircraft that travels at 120 knots.
Q: Please explain how and when you became interested in aviation, and in what capacity.
A: I grew up under the flight path of the Davis-Monthan Air Force Base. I was the kind of kid that was, and still does, run outside anytime a plane flies over to see what kind it is…I started taking flying lessons when I was in high school using the money I made from my newspaper route…When I landed on the Monterey Peninsula, I eventually picked up flying again and got my pilot’s license through the [former] Monterey Navy Flying Club, which used to be at the Monterey Airport. I ended up being president of the flying club for several years.
Q: Why do you enjoy the perspective of seeing our community from above?
A: I take folks flying who have lived here for years. It’s fascinating to have a conversation while we are in the air about how close we all are. Intellectually we all know [where things are] …but when you get up about 1000 feet above, it gets laid out and it’s just beautiful. We go from the lighthouse in Pacific Grove and then do a few circles over Carmel Bay, maybe catch sight of a whale, see Point Lobos, and as you look south you can see the ragged coastline. Then we fly up Carmel Valley and you can see the fire lookout in the Santa Lucia Preserve…if I tilt the plane to the left, you’re looking at the Monterey Airport and across the Bay to Santa Cruz.

Q: What are some of the most interesting and memorable experiences you’ve had in the air?
A: At the Navy Flying Club, we used to have a T-34 Mentor. It was a military trainer tandem cockpit, so the pilot sits in the front and the passenger sits in the back and the canopy slides open and closed. I loved taking people up who had never been in a small airplane before because I could fly them down the coast and over the Bixby Bridge and over to the Salinas Valley with the canopy open and the wind blowing…
A few years ago, I was flying that plane from Monterey to Salinas for the Salinas Airshow. I was sitting on the taxiway getting ready to take off. It was a foggy day, so it was right on the line of whether I could or could not legally take off or not. I was on the radio with the tower, and I said to the tower, ‘Monterey Tower 341 Mike November holding short of 28 right at Charlie, I need to get to Salinas in the next 20 minutes or they’ll close the airport for the Air Show preparation.’
…So, the tower says to me, ‘341 Mike November cleared for takeoff. Right turn out approved.’
I take off, and I’m flying along, and a voice comes on the frequency. It’s the supervisor, because Monterey is a training tower, and the voice says,
‘341 Mike November, traffic 1 o’clock, 2 ½ or 3 miles, Space Shuttle on the back of a 747.’
Did I hear that right?!
They let me take off when they probably shouldn’t have, right when the Space Shuttle was flying down the coast…All of a sudden, almost blocking out the sky in front of me, was this massive 747, flying very low right over Seaside, with a Space Shuttle on the back.
So, I said to the tower (my voice probably went up an octave), ‘Monterey Tower 341 Mike November I have the traffic…’
And this voice came on the radio from the 747, this deep baritone professional pilot voice, ‘This is NASA 1, I have the traffic.’
So, I was a very short distance from the Space Shuttle, at the same altitude, 1000 feet above Seaside. And it was brilliant…That was a spectacular aviation experience…
Another cool flying experience was when my family and I took a Cessna 172 up to Oregon a few years ago…We went to a tiny airfield where we camped with a bunch of other pilots and watched the full solar eclipse…

Q: Who usually accompanies you in flight, or do you prefer going solo, or both?
A: I love taking people up; it’s been hard to do that with COVID, so I’m looking forward to getting back to when we can do that…I do like flying solo: you are in the present moment. You’re paying attention to what you’re doing and not thinking about anything else. It’s very centering and awakening… There’s this expression, ‘With a mile of road, you can travel a mile, with a mile of runway, you can go anywhere.’...That’s true whether you are in a small plane like mine or getting on the early morning flight out of San Francisco to the other side of the world! ■

October 2022 – $130,000 raised
Carmel Realty Company was honored to be a presenting sponsor for the second annual Day at the Hay, supporting the First Tee – Monterey County, at The Hay Short Course in Pebble Beach. During the one-day tournament during the PURE Insurance Championship, more than 110 golfers enjoyed the success of the fundraiser, accounting for more than $130,000 in both monetary and in-kind donations. All proceeds collected from the Day at The Hay benefited First Tee – Monterey County. We are excited and hopeful that the Day at The Hay will be in place for years ahead.

New Restaurants Draw on Local Ingredients and Creative Flavors
By Brett WilburAhandful of exciting new restaurants have recently opened on the Monterey Peninsula, adding to the already substantial offerings that locals and visitors enjoy.
Drawing their inspiration from the surrounding landscape and bounty from the sea and nearby farms, these carefully crafted dining experiences provide nuanced flavors with fresh, predominately California-sourced ingredients.
While the Monterey Peninsula has long been a destination for artists of all kinds, diners can include local chefs as those who turn their artistry into edible masterpieces, shaping and plating their dishes to reflect both the particular delicacies available here and their personal histories in the kitchen.
A common thread running through the following restaurants are unique, layered, flavorful takes on every dish, paired with warm hospitality and a genuine interest in preparing a phenomenal meal for each patron. Bon Appetit!

When he’s not out foraging for mushrooms, meeting with local duck egg farmers, or sourcing local seafood, Chef Jonny Black is in the kitchen of Chez Noir, which he runs with wife Monique Black. Chef Black’s impressive resume includes working at Atelier Crenn, Quince, Coi (all San Francisco), Per Se in New York, Pineapple & Pearls in Washington, D.C., and Big Sur’s Post Ranch Inn.
The Blacks live above their jewel-boxlike restaurant with their two young children and are excited to embrace the village-by-the-sea live-work situation Carmel has presented.
Their dishes rotate frequently, with ingredients changing depending upon what is in season. A standout dish, the Koda Farms rice paella, was based on shellfish until recently, when mushrooms started sprouting in the local woods and Chef Black switched the base of the dish to local porcini and chanterelles.
“We have this really great Japanese California rice from Koda Farms for our paella,” he says. “We really try to source almost everything we can from

California…We have so many porcinis growing nearby right now, so we wanted to a create a beautiful mushroom-based paella with duck eggs from Carmel Valley. We collect sticks of Bay laurel from Big Sur and use them as skewers to grill the mushrooms over some local fruitwood or oak.”
Attention to detail and incredible service are hallmarks of the beautifully decorated space, which includes an intimate bar for expertly crafted cocktails using ingredients such as wild fennel and genmaicha honey, and local olive oil to make French inspired libations with everything from absinthe to vintage Chartreuse and house made Vermouth.
Presentations like a custard created in a mold made from local honey add to the feeling of receiving food that is unique and special, while a sense of irreverence, such as the proclamation to “Be fancy, add caviar to anything!” on the menu makes the dining experience relaxed while always elegant.
“To be here and have these personal relationships with these farmers who can visit you and come in and eat, has been one of the best things about having this little restaurant,” Chef Black says.

Cella co-owner Kirk Probasco is part of the development team that repurposed Cooper Molera Adobe from a shuttered property to the vibrant situation it is today, which includes the beloved Alta Bakery + Café and event spaces in former barns. The former owner of Stokes Adobe restaurant says, “I really had no intention of owning another restaurant business, though I fell in love with the ‘magic’ of Cooper Molera and saw the potential of being part of an important piece of the downtown Monterey community. Ben Spungin is my partner who brings years of creative experience and passion to his craft of creating and cooking food.”
Probasco says with the property and Chef Spungin’s input, he knew something special would be created.

“The goal of the development was always to repurpose part of the historical buildings into commercial ventures with these rents financially sustaining the historical nature of Cooper Molera,” he says. “We have been successful in this regard as the community has wrapped its arms around the ‘magic’ of Cooper.
“We are so fortunate to live in Monterey County so Ben’s food will always be seasonal, locally sourced, beautiful and tasty,” Probasco says. “Bernie de Luna, our GM, and
Josh Perry, our mixologist, share Ben's passion for creative, fresh and tasty. The wine and cocktail program at Cella will always evolve in a fun way.”
The incredible Alta Bakery bread is served with pickle butter and Maldon sea salt, and is a must to accompany delicious entrees like the short ribs served with creamy polenta or the black cod. Sides like crispy sunchokes and appetizers such as the parsnip soup add to the well-rounded menu, which is deeply satisfying but never heavy or overdone.
Probasco explains that Cella occupies the Spear Warehouse, built in 1836 by Nathan Spear, a Bay Area businessman who brought goods into Northern California through Monterey before California became a state in 1850. The back bar is made of the original 1836 adobe brick from the Cooper Molera property and the roof joists are the original redwood lumber milled in Big Sur. The walls are original, other than being painted through the numerous decades.
With a menu that changes depending upon availability of a new product coming in, and Sunday brunch planned for 2023, Probasco says guests appreciate the way the food is presented as well as the developed flavors.
“Ben's food is beautiful and tastes damned good,” he says. “We are able to constantly fine tune our vision.”

At Foray, Caroline Singer and her husband, Chef Michael Chang, follow the farmers and the seasons—whether that be on land or in the ocean.
“We like to showcase all of the talented farmers and fisherman in this area that work in a way that’s aligned with our values of seasonality and sustainability,” Singer says.
The couple also has a special co-worker to help them with the menu: Falco, their chocolate Lagotto Romagnolo truffle dog.
“He found his first truffles at just 9 weeks old in the Santa Lucia Mountains of Carmel,” Singer shares. “We take him up to Oregon to gather truffles every winter, to truffle hunt and compete in the Joriad—North America’s only truffle dog competition. Falco has been a top 5 finalist every year he’s entered. And he found a truffle in the Del Monte Forest just two weeks ago while we were porcini hunting, so we’re hoping to bring our passion for truffles to the local area.”
Chef Chang spends significant time sourcing the very best products, then applies several culinary techniques to find the method that best highlights the product itself and presents the dish in a minimalistic style.
“We want our guests to feel welcome and comfortable in a setting that allows them to be free
to try new things in an approachable way,” Singer explains. “We worked with local artisans to mill and install reclaimed Monterey Cypress throughout the space. We ground and refinished the original 1940s concrete floor. And we commissioned original gyotaku artwork from talented California artist Dwight Hwang featuring the actual ingredients we serve at Foray.”
Chang was classically trained in French cooking by the French Culinary Institute in Soho, New York, and spent significant time under a chef from Milan. However, Singer shares that the couple’s vision for Foray is coastal California cuisine.
“Our cuisine is a bit healthier than traditional French; we have a focus on seasonality and sustainability, will always feature the best foraged goods from the West Coast and we are about to start aging seafood and meat in-house with our two dedicated aging rooms,” she says.
Details matter at Foray, down to the menus which are printed on paper made from local garlic. Bites like the Gilroy artichoke heart confit sing with kefir lime aioli, salads such as the Lacinto kale are plated in a stunning fashion, and entrees like the San Diego spiny lobster tail are delicately flavored and delicious.
“We have been well-received and welcomed by this close-knit community, with most of our customers being locals,” Singer says.
'We will always feature the best foraged goods from the West Coast'
A true race and rally fanatic
Our founder Bernardus Marinus Pon a true race and rally fanatic. He started racing seriously at the Zandvoort circuit and drove a Volkswagen Beetle with a Porsche Carrera engine. Between 1961 and 1967, Pon was a driver for Porsche with a Porsche 356 Carrera Abarth. He raced six times at the Le Mans circuit and once competed in a race in Formula One, during the 1962 Dutch Grand Prix. In 1963 he won the Limburg Grand Prix at Circuit Zolder in Belgium with his Porsche 356.
In 1965, Ben Pon stopped professional motor racing. Instead, he went to work for the Pon Porsche Import Centre and was responsible for the import of Porsche. He was also involved in creating the Racing Team Holland and brought two Porsches 906 into the team.
Pursuing another passion
In 1988 Pon bought out of the family business and left for the United States to pursue his other passion, winemaking. In 1992 he started his own vineyard in Carmel Vally, California. His goal was to create a portfolio of wines that could compete with the best wines from the Bordeaux and Bourgogne. In the United States, his 2005 Sauvignon Blanc was named the best white wine by the Wall Street Journal in 2007. Our Bernardus Chardonnay is a true Californian celebrity and has been awarded multiple times.

Built in 1833, Stokes Adobe restaurant is the former home for trapper Ambrose Tomlinson, who soon sold it to James Stokes, who posed as a physician using stolen medical supplies after fleeing the military. Stokes managed to defraud enough “patients” to support the construction of a second floor on the property for himself and his family. The building has since been through multiple owners, and also operated as a bakery, the printer for California’s first newspaper, and a garrison for military officers. Hattie Gragg lived in the home until her passing in 1948 and was known for throwing lavish parties.
From then on, Stokes Adobe has been through several iterations of restaurants, including the famous Gallatin, and Restaurant 1833, and a magnet for celebrities and powerful businesspeople.
Co-owner Sarah Orr took over the space with her father Peter Orr, with the goal of “filling it with warmth, energy and great food and drinks.”
Sarah Orr says the menu by Executive Chef Bryce Hansen is “smaller and more focused to ensure quality.”
“He is passionate about food and uses local seasonal ingredients to evolve his menu which changes almost daily,” she says.
Hansen presents bright and flavorful lunch starters like the truly delectable deviled eggs with crab and trout caviar and the irresistible crispy potatoes, served with lemon truffle crema. Other lunch standouts include the spicy Nashville fried fish sandwich made with cod, shredded cabbage, cucumber quick pickles, and the Mediterranean sandwich with hummus, olive tapenade, feta and marinated English cucumber served on Ad Astra seeded sourdough.
For dinner, fried oyster mushrooms and ahi tuna crudo open up the way for entrees like Pappardelle Bolognese and seared Alaskan halibut. With patio and inside dining, plus a large bar area, and upstairs space for parties and events, Stokes Adobe provides flexible dining options in a unique and historical setting in the heart of downtown Monterey.

During2022, the Santa Lucia Preserve mirrored many of the local and national real estate markets with a decrease in unit volume and increase in sales price for both homes and homesites from the previous year. Total combined sales volume ($49,032,000) was down 56% from the previous year at $111,480,099 but up 140% from pre-COVID 2019 sales of $20,465,000.
Homes
There were no homes available at the beginning of 2022 and the first 2 home sales in 2022 were both off market. Three homes came on later in the year and account for the other 3 sales of 2022. Home sales decreased 67% from 2021 (9 sales) and were up 25% from pre-COVID (2019) in terms of units sold. Homes were discounted just 3.38% from their list price down 46% from the average discount in 2021 of 6.3% and the average discount were down 36% from 2019 which saw 5.28% discount from listing price. The average sales price in 2022 was $5,910,000 up 9% from 2021 and up 60% from 2019 when average sales price was $3,692,500. Inventory was down 93% from 2019. Currently, there is 1 home on the market with a list price of $13,000,000.
Build Out
Record sales over the past few years has resulted in great progress for build-out at The Preserve. The Preserve has a total of 297 homesites, 141 of those have completed homes with another 23 homesites under construction. Additionally, 53 homesites have architectural plans under review or are in some phase of the design process.
Homesites / Lots
Homesite sales were strong in Q1 and accounted for 2/3 of the total lot sales in 2022. 15 homesites sold down 57% from the 35 units sold in 2021 and up 150% from 6 homesite sales in 2019. The average sales price of $1,298,833 is up from the $852,146 average in 2021 and $949,167 in 2019. Inventory levels are down 11% from the end of 2021 and 49% less than 2019. There are currently just 25 homesites on the market with list prices ranging from $250,000 to $8,950,000 for an average list price of $1,437,580 and median list price of $995,000. There is a nice blend of inventory at different price points with 5 lots under $500K, 8 priced between $500K-$1M, 5 in the $1-$1.5M range, 5 in the $1.5-$3M range, and 1 homesite at $8,950,000.

The U.S. Women’s Open Presented by ProMedica Comes to Pebble Beach
ByThis July 5-9, the 78th U.S. Women’s Open Championship Presented by ProMedica, a nonpro t integrated healthcare organization, will be held for the rst time at world-famous golf mecca Pebble Beach. While Pebble Beach has hosted USGA championships since 1929, and decades of women’s golf tournaments, 2023 marks the rst of four Women’s Open Championships that will be held at Pebble Beach Golf Links, which has been rated the number one public golf course in the country. e U.S. Open will also return four times over the next several decades.
On July 8, A Night With Purpose, a fundraising gala put on at e Inn at Spanish Bay by ProMedica, will feature a private concert with a Grammy awardwinning artist bene tting local nonpro t First Tee Monterey County and ProMedica’s FAIRWAYS, the o cial charity of e U.S. Women’s Open Presented by ProMedica. First Tee teaches youth crucial life skills along with solid golf swings, while also providing them access to legendary courses like
Pebble Beach. e FAIRWAYS initiative will provide nancial support to a blend of mission-aligned women’s and girls’ programs across the nation.
According to Julia Pine, director of championship communications for the United States Golf Association, the fact that the tournament will be at Pebble Beach is historically signi cant.
“It’s monumental not just for women’s golf, but for women’s sports,” Pine explains. “Pebble Beach is one of the most recognizable venues in the world, and one that is steeped in golf and USGA history.
“For a lot of people, when they think ‘U.S. Open,’ they think ‘Pebble Beach,’ whether it be Tiger Woods’ record-breaking win, Tom Watson’s legendary chipin on the 17th hole, or Jack Nicklaus proclaiming that if he had just one round of golf le to play on earth, he’d play it at Pebble. To take the best female golfers in the world and provide them the same stage and opportunity to play the greatest women’s championship in the world on this golf course is incredibly special.”

Pine explains that all the best women golfers in the world will be at the championship, including names familiar to many golf fans like Michelle Wie West, Lexi Thompson, Jessica and Nelly Korda. All reigning major winners will be in the field, including defending champion Minjee Lee, and last year’s runner-up Mina Harigae, who is a Monterey native.
“What makes the U.S. Women’s Open so special, is that it is truly open,” Pine adds. “Qualifiers are held in late spring, giving professional and amateur golfers alike the opportunity to earn their way into the field.”
With a purse of $10 million, the biggest in women’s golf, and a tournament that takes place at the best courses in America, the U.S. Women’s Open demonstrates a commitment to elevating the women’s game.
“Fans of sports, not just women’s sports, will tune in to watch the best athletes compete at the highest level,” Pine says. “The number of entries into U.S. Women’s Open qualifiers has consistently broken records in recent years, which speaks to the number of competitive athletes pursuing the game.”
According to Nick Nelson, CEO of First Tee Monterey County, one of the opportunities of the
funds raised as a result of this new relationship between ProMedica, the U.S. Women’s Open and First Tee Monterey is to build a new youth golf facility on the Monterey Peninsula, and the chapter’s third facility within the county.
“A new facility on the Monterey Peninsula will provide a safe facility where young people can feel empowered to build the strength of character that empowers them through a lifetime of new challenges,” Nelson says. “Independent research suggests that young people involved in First Tee programs are more likely to exhibit the core values and life skills inherent in the game of golf into their everyday lives. Additionally, data compiled by the Alisal Union School District, one of First Tee’s biggest partners, shows that First Tee also helps children to achieve higher State test scores in both Math and English, and lowers chronic absenteeism.”
Through character education, life skills training, mentoring, and academic support for young people aged between 4 and 22 years, First Tee uses golf as a platform to change lives—not only for children, but for their parents as well.

“ProMedica and First Tee Monterey County have collaborated to create a program that provides single mothers in Salinas whose children are involved in First Tee access to healthy food,” Nelson says.
An initiative to support children in Salinas elementary schools who are susceptible to gang influence has been a huge success, according to Nelson, with gang related youth homicides in Salinas dropping considerably while high school graduation rates of Latino youth are rising.
“Since its inception in 2004, First Tee Monterey County has reached over 120,000 youth, and impacts over 10,000 youth a year: 84% of these youth qualify for free lunches and 13% are considered homeless,” he explains. “First Tee Monterey County reaches this many school children by bussing them to the First Tee campus during school time, due to a 15-year relationship with the Alisal Union School District. Although this is an impressive number, it is only a small percentage of the youth of Monterey County. By raising more funds, it will provide the chapter with a significant opportunity to reach many more young people.”
Nelson says that having the U.S. Women’s Open at Pebble Beach provides another milestone for golf, and clearly communicates how the sport has evolved.
“Golf is diverse, equitable and inclusive,” he says. Pine concurs, explaining that the onsite experience at the U.S. Women’s Open is incredibly family friendly, and youth outreach is a key mission of the USGA and the U.S. Women’s Open.
“These athletes appreciate fans, so you’ll see all the top golfers in the field signing autographs for kids well after their rounds are complete,” she says. “There is junior programming onsite, and experiences for the whole family to enjoy in a way many other topend sporting events don’t have. There’s no doubt that when you get a kid onto a golf course or get a club in their hands, they’re more likely to become a golfer for life and enjoy all the game has to offer.”
