A
T&T Pebble Beach Pro-Am Tournament Director and Monterey Peninsula Foundation CEO Steve John has played as an amateur in the legendary golf tournament nine times, and each time, his excitement never waned. “It was truly a treasured invitation,” he says. “It’s impossible to play center field in a professional baseball game, but you can be part of something special with the Pro-Am.” A mainstay of the Monterey Peninsula for almost 80 years, the tournament has been officially designated as one of eight Signature Events on the PGA TOUR in 2024. “This adds another remarkable milestone to our 77-year history,” John says.
“I don’t stand still,” he says. “We are always trying to raise the bar for our fans and players.” One significant change for the 2024 tournament is the format.

Funds raised by the event go to Monterey Peninsula Foundation, which had distributed more than $220 million to local charities at press time prior to the 2024 tournament. The foundation also recently received awards for philanthropy and sustainability. “The tournament has been recognized by the PGA TOUR for its charitable impact and integration,” John says. “Most TOUR events are held in large metropolitan communities; we are a region of less than 500,000 residents, so to be able to give at this level speaks volumes to the makeup of this community which is committed to supporting nonprofits.”

John has been tournament director since 2012 and holds to the belief that, “the bottom line is it’s all about charity.” He ensures that the event frequently evolves and continues to be a high value draw to attendees.
“We are moving from the past format, which saw 156 professionals and 156 amateurs competing over three days on three golf courses with 25 of the best pro-am teams playing on Sunday,” John explains.
This year, the field has been reduced to 80 professionals and 80 amateurs playing on two courses: one round at Spyglass Hill Golf Course and one round at Pebble Beach Golf Links. Practice rounds begin January 31st, then pro-am teams compete on Thursday, February 1st and Friday, February 2nd, with a team crowned as champion at the conclusion of play on Friday. Then, Saturday, February 3rd, and Sunday, February 4th, the tournament will be dedicated entirely to professional play at Pebble Beach Golf Links. “This is a big change,” John says. “For a true golf fan, this is a dream come true: to see the greatest players in the world compete Saturday and Sunday at Pebble Beach. to make this the most fan-friendly event by adding additional grandstands. We removed the sky suites on 18 to have more availability for fans to get a little closer with more seats. It’s going to be great.” The makeup of players has also shifted. Notable amateurs Aaron Rodgers (defending pro-am champion), Tom Brady, Larry Fitzgerald, Pau Gasol, Buster Posey, and Alex Smith will be competing Thursday and Friday, but the central focus throughout tournament week will be on professional play.

“The purse is $20 million, up from $9.3 million, with AT&T shouldering the entire difference,” John explains. Some first time Pro-Am competitors will be making the lineup interesting this year; Scottie Scheffler, who is the number one player in the world, will be making his tournament debut in 2024. “Players haven’t been for a variety of reasons. There are 47 PGA TOUR events each year and they can’t play them all, and some golfers just love certain courses. But when you throw $20 million and 700 FedEx points out on the greatest course in the world, it’s significant and they will come,” John says. Other players committed to the tournament at press time include Rory McIlroy, Hideki Matsuyama, Matthew Fitzpatrick, Tommy Fleetwood, Xander Schauffele and Collin Morikawa.

With so many enticements for players and the public to attend the tournament, it seems more than likely that local nonprofits will benefit in significant way. The impact of the funds raised is instrumental to supporting a vast array of organizations throughout the region. Over 250 charities are supported annually through Monterey Peninsula Foundation, and of the $18 million distributed last year, $1 million went to emergency flood and storm relief. “It speaks to how nimble we can be,” John says. “There was a horrible tragedy and we reacted right away.”
This year, the AT&T Pebble Beach Pro-Am tournament is featuring the nonprofit Youth Alliance, which was founded in 1995 due to escalating gang violence affecting children and families. 20,000 youth and families were served in San Benito and Santa Clara Counties last year through afterschool programs, neighborhood centers, dropin prevention programs, culturally based youth development, family programs and more. Programs are in over 35 schools, neighborhood centers and Youth Alliance Impact Centers.
A key initiative for Monterey Peninsula Foundation is youth mental health: one of the biggest benefactors is Montage Health and the new Ohana Center in Monterey. “There has been an alarming rise in mental health issues in youth and we are supporting Montage Health, so kids and teens don’t fall through the cracks while waiting for care,” John explains. Other beneficiaries include Loaves, Fishes & Computers, a group that helps make technology available to anyone who could benefit. “The 2022 PGA TOUR announced this nonprofit was the charity of the year for all PGA TOUR tournaments, and we funded a local group in

“It’s such a rewarding time when we distribute grants to life-changing nonprofits,” John says. “We are constantly evolving and raising the bar. Our goal remains the same. To give more money to the deserving non-profits in the community, while delivering the best product on the PGA TOUR.” ■

2023 Market Report During 2023, the Santa Lucia Preserve experienced a decrease in unit volume and increase in sales price for homes, including the highest priced home sale in the Preserve’s history. Homesite sales declined in both unit price and volume. Total combined sales volume of $21,270,000 was down 57% from the previous year at $49,032,000 and up 3.97% from pre-COVID 2019 sales of $20,465,000.
Homes 2023 kicked off with just one home on the market. The 2 home sales were off-market sales and ranged from $6,595,000 to $12,500,000. Home sales decreased 60% from the 5 homes that sold in 2022, and 50% from the 4 that sold in 2019. The average sales price increased 62% to $9,547,000 from the average of $5,910,000 in 2022 and 159% increase from the average sales price of $3,692,500 in 2019. While price per square foot is not an accurate comparison tool it can give a general idea of where the market is, the average in 2023 was $1207/sf, down from $1230/ sf in 2022 (range of $759/sf-$1890/sf) and up from the $849/sf average in 2019. In 2023, home sales had an average of 2 days on the market with no discount, compared with 62 days on market with a 3.38% discount in 2022 and 120 days on market with 5.28% discount in 2019. Inventory levels remain low with just 2 homes on the market at the end of 2023, both smaller homes with list prices of $4,795,000 and $4,900,000.

A Pebble Beach Enduring Legacy Peter Butler’s History and Insights Into Life Inside the Gates of Pebble Beach By Brett Wilbur
C
armel Realty Company Broker Associate Peter Butler may have grown up in Iowa, but a golf ball, bought for his father by his grandfather in Pebble Beach and sitting in an ashtray on his father’s dresser foreshadowed a very different future family home. “I first visited Pebble Beach in 1982 during a family vacation over Christmas,” he recalls. “It soon became a family tradition on the morning after Christmas to fly to San Francisco, stay a couple of days, then drive down to Pebble Beach. We’d stay at The Lodge, play golf every day then walk around Point Lobos or Carmel and visit the beach.” After his father retired, his parents moved to Pebble Beach in 1995, and a year later, Butler left Chicago, where he was an insurance broker, and joined his parents here on the Monterey Peninsula. “Eight years later, there were three Peter Butlers living in Pebble Beach,” he says, referring to his father, himself, and his son. “It’s different than Iowa in just about every way, except for one common thread: great people. It’s obvious what is special about the area—the ocean, the golf, the weather and the mountains— but the best thing by far is the collection of happy people all living here.” After over 25 years in real estate, Butler has learned his way around every street in the Del Monte Forest and sold more than 300 homes, totaling $1,000,000,000 in sales, just in Pebble Beach. “It’s been very rewarding for me to create and leave behind such an enduring legacy and lasting impact on the Pebble Beach community and with so many great families who become residents here,” he says. “There’s no substitute for experience, integrity and relationships.”
Q: What is it about real estate that works for you as a career? A: In high school, I wanted to be an architect—I’m an architect trapped in a Realtor’s body. I knew shortly after visiting here this was my kind of place. I vividly remember driving down 17 Mile Drive and everyone was looking at the ocean and the Lone Cypress Tree and I’m looking in the opposite direction at the homes, admiring them and wondering what they look like inside. Q: How did you transition from being an insurance underwriter and broker to a Realtor? A: After years of working with laboriously long, complicated insurance contracts…real estate contracts were an easy adjustment for me…I was also fully committed. When I was in real estate training, the day before graduation, the instructor said, ‘Everyone raise their hand if you have a plan B in case real estate doesn’t work.’ I was the only person that didn’t raise a hand. The instructor continued, ‘All of you are in trouble except for the one person who didn’t raise their hand.’ I’ve always had a vision and been in it for the long game and fortunate enough not to have to deviate from my plan to become an expert in Pebble Beach real estate. The first ever deal I did was to represent the buyer of a house in Pebble that he bought for $1,375,000. That was a good sale back in 1997, especially for a rookie agent. I knew I was off to a good start and just had to keep getting better. Q: Your slogan is “Lives, Works and Plays in Pebble Beach.” What does that look like for you? A: I’ve been a Pebble Beach resident for more than 25 years. I told my wife, Cara, before we got engaged, ‘I hope you like it here because I never want to live more than a mile from this house.’ Fortunately, she agreed, and she moved from Portland. It was the perfect place to raise our children. My daughter, Ellis, is named for my paternal grandfather, the one who originally brought my father the golf ball from Pebble Beach. We call my daughter Ellie and she’s 22 and studying neuroscience at Wake Forest University. I have a photo of my grandfather taken in 1964 on my desk at Pebble Beach where The Bench restaurant is located now. Our son Peter is 20 and at Santa Clara University and is loving being a manager for the basketball team. Of course, the kids played a bit of golf growing up here, and since it’s the game of lifetime, they will be able to pick it up anytime. Q: That leads into the “play” aspect of your tagline. You are known for being an avid golfer. How did you get into it? A: My dad was a lifelong golfer and on the 1954 SMU NCAA Championship Team. He then went on to win the Berlin Open when he was enlisted in the Army…I was holding a continued on next page

club as soon as I could stand up. When I first moved out here, I joined The Beach Club and shortly after that I was invited to join MPCC (Monterey Peninsula Country Club). I’ve been a member there for 23 years and I’ve always appreciated the camaraderie and incredible location and spectacular facilities. I play mostly at MPCC, and about 10 times a year at Pebble Beach Golf Links, and occasionally at Cypress Point Club when I’m lucky enough to be invited. It’s a great walk in a beautiful park and I tell people not to let golf get in the way of having a great day. Q: How have you used golf to give back to the community? A: This is such a charitable community. I was initially involved in Hospice Giving Foundation with their golf scramble and responsible for having the premiere event at MPCC, where we made over $100,000 for the first time. I later was asked to join the board of First TeeMonterey County because I really love helping kids become the best person that they can be. It’s been the most impactful organization that I’ve seen, and we’ve changed thousands of kids’ lives. Over 140,000 youth have been influenced since 2004. 84

Q: What are some of your favorite “secret spots” in the local area? A: I remember one of my parents’ friends saying, ‘If you move here, you better plan on living 10 years longer, because you’ll have something to look forward to every day.’ People are active no matter what age they are. There are so many interesting vibrant things to do around here, many of which are free and easy, like going to the beach and watching the sunset. Some of the things I’ve learned from living here are the nuances of different neighborhoods, which also influence the price of homes. It includes knowing the microclimates in different areas and where to find a flat easy walk to the beach, hiking paths in the woods, where to find the sun, or enjoy cooler breezes. One special place to me is at MPCC, where there’s a practice area called Point Joe. It’s the perfect spot to end the day for me by hitting a few golf balls and where you can see Cypress Point, Spanish Bay Beach and watch the sunset. I’m a spiritual person and appreciate all the gifts we have and how fortunate we are to be here. Pebble Beach is Mother Nature’s gift to mankind! ■
