MATERIALS OF CONSTRUCTION

• Galvanized structural steel framing - zinc-coated, to resist sea mist corrosion over time • Exterior wood is Redwood and Teak • Fact: much of the wood were sourced from various barns on the East Coast then transported to a facility in Memphis to have it dried in a kiln. It was then shipped to the site and milled on site. • Extra thick 3/4” Slate Roof and Standing Seam Copper Roof • Bronze railings and supports

• Brass and bronze light fixtures • Copper gutters • Copper cupola • Copper downspouts • Windows are 9/16 of an inch thick laminated single pane windows to maintain the old world feel • Limestone imported from Saint Maximus quarry in France for the fireplaces - same stone used to build Notre Dame Cathedral, The Louvre and Stanford University • Exterior walls with spray foam insulation to keep it airtight

• The exterior limestone facade is Osage and Mosage (color variations) randomized to get the Old World look and feel • Door and window hardware custom made of Bronze (Rocky Mountain Hardware) • Deck stone is French Limestone • Exquisite Cypress trees, one in the walkway in front of the house and one in the back deck surrounded by custom Bronze Collar • Walls are thin coat plaster treated with wax to create a pleasant, warm appearance • Most windows have double locks

ADDITIONAL INTERIOR DETAILS

• Local craftsmen hand carved the built-in cabinets throughout the estate - many incorporating antique panels • Many of the antique panels were sourced from Best of France Antiques (Pennsylvania) • Many of the doors on vanities and elsewhere throughout the house contain antique panels that have been collected and sourced over the years by the owners • The finest custom Crenshaw Lighting, Paul Ferrante, Federalist, with antique and custom light fixtures throughout the house • Perfectly symmetrical floors - in perfect balance, a theme throughout the home • 8 Interior fireplaces with custom hand-carved surrounds by Jean-Luc Preti - all imported French limestone. All gas starters and gas logs. • Exterior bronze railings by Jonathan Newell • Doors are all thick solid walnut with custom hardware, including the pocket doors at the entrance to conservatory • Rooms on the ocean side of the house have remote controlled solar shades to block the late afternoon sun. One of which was located in Gettysburg circa 1760. • Entry: all hand carved wood, including the 144 handcarved walnut balustrades by Frank Marshall, and paneling, which lies on a radius and is consistent with symmetry throughout the house

• The oversized 16” tall plinth (baseboard) offers a sense of strength and picks up and continues the design corbels • Random width walnut wide plank floors in various patterns throughout the house • Old World Walnut doors throughout • Thincoat Plaster Walls: Artisan was Ingram Plaster, the same plasterer that replastered the Carmel Mission • Corbels are all custom designed by the owner in a Gothic design • Approximately 25-foot ceilings in the entry all designed for perfect balance and symmetry on a radius, perfectly lit to highlight the design

• Extra thick corbels are constructed end-to-end locking in the integrity of the massive ceiling trusses
