As October ends and we “fall back,” our days are shortened and the air begins to chill, we also approach what we typically refer to as the end of the high season for real estate. Active listings in Pebble Beach increased slightly from 81 in September to 83 in October. We continue to see the majority of active listings in the $12M price range with 27, again making up about 33% of the Pebble Beach market as seen in September. Most significant was a decrease in Pending transactions from 15 in September to only 9 at the end of October, approximately a 40% drop! This decrease is likely a reaction to the increased mortgage rates, which reached a 2-year high as well as the government shut down. The decrease in Pebble Beach was mostly in properties under $2M with the higher priced homes decreasing only very slightly from 4 to 3 from September. Sold properties changed very little from 11 in September to 10 in October. Four sold under $1M and 5 sold in the $1M to 2M range. Only 1 property sold above $1.84M in Pebble Beach, which represented 10% of the sales in October. Three of the 10 properties sold for their full asking price and all but 1 within 10% of the asking price. Another 3 of the 10 sold within 3 weeks of hitting the market and all but 1 sold in less than 5 months. Properties listed over $5M represented roughly 25% of the listings, but 0% of the sold and sale pending properties. Some interesting transactions include… • 3974 Ronda Road, a 3 bedroom, 3 full and 3 half bath, 4,424 sq. ft. home originally listed for $3.9M in 2012 was ultimately reduced by $2.101M to a list of $1.799M and went in to escrow in October as part of a short sale. • 3301 17 Mile Drive, #13 closed on October 10th for $4M after only 18 days on the market. Discreetly situated above The Lodge, this exclusive 3 bedroom, 3 bath, 2951 sq. ft. Pebble Beach Townhouse was all about location and beautiful ocean and golf course views. I represented the sellers in this transaction, which is my 13th transaction representing buyers and sellers in this highly sought after location.
