A letter from our founders

I. INTRODUCTION

Carolwood Estates celebrated our one year anniversary this past November. While still very much in our infancy, we managed to garner international press, close record deals, expand our horizons and attract top talent.

Carolwood’s single penthouse office of 100 elite associates expanded to 150 associates with an additional floor secured within our Beverly Hills headquarters dubbed “The Terrace.” The floor is also home to our newly established commercial division. Industry veterans Mara Commercial joined Carolwood in December and are known for handling deals with Adidas, Marc Jacobs, Paul Smith, October’s Very Own, and Honor the Gift among other high-profile brands.

Outside of Beverly Hills, Carolwood announced plans to expand into Montecito, Newport Beach and Toluca Lake. Orange County power players Michael and Phillip Caruso joined us in January, while top Toluca Lake team Dees Real Estate Group affiliated in December. The Caruso Group bring over $1.125 billion in Orange County sales to our firm, while Kevin Dees and his team recently represented both sides of the record sale of the Hope Estate in Toluca Lake for $26 million. We announced our Carolwood Montecito office in early October.

Most recently Carolwood partnered with David Parnes and James Harris of Bond Street Partners in February. The duo are two of L.A.’s biggest celebrity agents with over $3 billion in sales since 2017 and count Rihanna, Carey Mulligan, Demi Lovato, Big Sean and Kevin Durant among their past clients.

Carolwood Estates earned the distinction of “Team of the Year” from The Hollywood Reporter in late September while Drew Fenton, Linda May, David Parnes, James Harris, Brett Lawyer, Marci Kays and Jonathan Mogharrabi were ranked among Hollywood’s Top 35 Real Estate Agents by the publication. Zac Mostame and Nichole Shanfeld were nominated as “Rising Stars” within the industry.

This unrivaled pool of diverse talent has helped Carolwood Estates to achieve a dominant 26% market share of the $20 million+ residential market in Los Angeles, a leading 21% market share of the $10 million+ market in our core neighborhoods and an annual sales volume of $1.6 billion in 2023.

Carolwood Estates represented three of Architectural Digest’s 10 Most Expensive Celebrity Real Estate Transactions of 2023, and three of The Real Deal’s Top 10 Residential Deals in Los Angeles of 2023.

Carolwood’s associates achieved the highest sales of 2023 in Beverly Hills Post Office, Los Feliz (Brad Pitt’s $38.5 million compound), Point Dume, Broad Beach, Holmby Hills, Santa Monica, Brentwood, Toluca Lake, and the Hollywood Hills. The $61 million sale of 2571 Wallingford Drive ranked as the highest sale in the City of Los Angeles in 2023 and was notably sold to Hollywood power couple Jennifer Lopez and Ben Affleck Brett Lawyer of Carolwood solely represented the couple on their purchase.

Carolwood’s associates closed 44 deals priced $10 million and above in 2023 and 30% of our deals priced $11 million and above were done in-house with fellow associates now at our brokerage. Not exclusive to just luxury, we sold over $350 million worth of properties priced $4 million and below in 2023.

Carolwood currently represents an estimated $2 billion in current inventory. This season we brought iconic properties to the market including the $195 million Casa Encantada, the $69.5 million Ocho Manos, the Cockerham Estate by William Hefner, the Taylor House by Richard Neutra, the Carla Residence by Rex Lotery, and a Tudor-style estate featured on a Beatle’s solo album.

Our CEO Drew Fenton currently represents two of Robb Report’s 25 Most Expensive Homes for Sale in the World himself.

‘Million Dollar Listing’ Alums James Harris and David Parnes Join Carolwood Estates

More change is afoot in L.A.’s high-end luxury real estate business, which has seen a wave of new brokerages join the scene in the past two years and a surprising number of power-seller agents switch their allegiances.

Now, two of the biggest celebrity real estate agents in Los Angeles, James Harris and David Parnes of Bond Street Partners — known for starring on Bravo’s Million Dollar Listing Los Angeles for seven seasons before leaving the real estate reality series in 2022 — are on the move.

The duo — who have repped stars such as Rihanna, Carey Mulligan, Demi Lovato, Big Sean and Kevin Durant (according to public records) — are joining Carolwood Estates, the not even two-year-old agency founded by Drew Fenton, Nick Segal and Ed Leyson

Harris and Parnes, who in a typical year do $500 million to $600 million in residential real estate sales, have long made a home at The Agency

The Bond Street Partners founders were two of the agents who repped Formula 1 heiress Petra Ecclestone in the $120 million sale of the Holmby Hills mansion The Manor in 2019, one of the priciest residential trades ever in the United States.

At their new Carolwood Estates home base, Harris and Parnes join such other power brokers as Linda May, Brett Lawyer, Jonathan Nash and Stephen Resnick, Susan Smith, Marci Kays and Jonathan Mogharrabi, and Jonah Wilson (many of whom left Hilton & Hyland to join Carolwood when it launched in November of 2022).

In a statement to The Hollywood Reporter Harris and Parnes said that “after a decade of remarkable growth and achievement” they “bid farewell to The Agency and announce their new partnership with esteemed colleagues at Carolwood Estates. Carolwood Estates, headquartered in Beverly Hills, announced in January that it will open its first Orange County office. The firm has affiliated with a veteran duo in the market: The Caruso Group, headquartered in Newport Beach

“Our primary focus is Beverly Hills, but we are looking for locations that complement our client base,” said Carolwood’s managing broker and partner Nick Segal

Carolwood started business in late 2022 and is helmed by top agent Drew Fenton

The Caruso Group’s founder Michael Caruso most notably opened and operated The Agency’s first two Orange County offices in Laguna Beach and Corona Del Mar in 2018. He served as Broker of Record for The Agency’s 39 California offices for nearly 6 years.

The team, staffed by Michael Caruso and his son Phillip Caruso, made about $77.5 million in sales volume in 2023, according to RealTrends. The group closed $500 million in sales over the past decade, according to a statement from the duo.

Caruso said that he wanted to work with Carolwood because it offers a more boutique feel. “There’s a commitment to elite service and protection of a client’s privacy that we identify with,” he said. “It’s discrete. It’s storytelling that is property-focused.”

The once-insular Orange County coastal market has become very hip in recent years, and Los Angeles area agencies have opened flagship offices and produced reality TV shows based on the OC’s luxury real estate scene.

John Stanaland, a veteran Orange County agent, said firms from outside Orange County seem to be gaining a toehold by partnering with OC agents and hiring people locally.

“Carolwood made a strategic decision by picking local agents familiar with the Orange County market rather than choosing Los Angeles area ones,” Stanaland said. “It takes many years to know and learn the market. There’s a lot of local market knowledge that goes into working here and accurately representing properties.”

Carolwood also welcomed Patrick Fogarty to the firm in January. The London-born Fogarty has focused on neighborhoods such as Beverly Hills and the Bird Streets. He solely represented the buyer in a 2019 deal for a $42 million mansion at 1155 Angelo Drive in Beverly Hills.

In mid December, Carolwood Estates unveiled a new division, Carolwood Commercial with the affiliation of the Mara Commercial team.

Chris Mara brings over 37 years of commercial real estate experience to Carolwood, previously serving as the Vice President of Commercial Real Estate at Hilton & Hyland. A partial list of tenants and owners Mara Commercial have been involved with include deals done with Adidas Marc Jacobs Paul Smith October’s Very Own Coamerica Bank , A.P.C., Rick Owens, Honor the Gift and Starbucks

The startup also expanded its reach into the San Fernando Valley with the affiliation of the Dees Real Estate Group

Kevin Dees Sebastian Spader and Benjamin Ballarin have been ranked among the top 1% of realtors in the nation by RealTrends and recently represented both sides of the record setting sale of The Hope Estate in Toluca Lake for $26 Million

Carolwood also announced the arrival of luxury agents Zac Mostame, Loren Judd, Jim Ostridge, and Alexandra Allen to the firm this past October.

Zac Mostame is a rising star who completed more than $195 million in sales in 2023. Mostame recently represented the highest sale in Holmby Hills of 2023, a $34 million deal on Wyton Drive.

Carolwood’s prominent presence in the ultraluxury real estate market caught my attention,” Mostame said. “Secondly, I appreciated the boutique atmosphere of the company.”

Veteran Loren Judd served as Senior Manager at Coldwell Banker Beverly Hills for over 8 years before transitioning back to sales in 2019. He previously represented superstar Taylor Swift on a $25 million purchase in Beverly Hills.

Jim Ostridge co-represented the buyer of a $16 million home in Brentwood last year owned by fashionista Allen Schwartz

Alexandra Allen served as a co-listing agent for the 2019 megadeal for the $150 million Chartwell Estate. The property was the former residence of the late Univision Chairman Jerry Perenchio

Finally, Carolwood reported opening an office in the wealthy enclave of Montecito this past October. Positioned about 90 miles north of Los Angeles on a rugged coast near Santa Barbara, Montecito has long been a refuge for celebs and the ultra-wealthy including A-listers such as Ellen De Generes and Oprah Winfrey

Carolwood co-founder and CEO Drew Fenton has maintained an interest in the area. Fenton closed the sale of an $18 million estate located at 710 Picacho Lane in Montecito, and a $22 million deal at 3055 Padaro Lane in Carpinteria.

Mystery Buyer Pays Nearly $34 Million for Jennifer Lopez’s Estate

The deal comes just months after Lopez bought a $61 million mansion with husband Ben Affleck.

Months after buying a Los Angeles estate with her husband, actor Ben Affleck, singer and actress Jennifer Lopez has sold her Bel-Air home for just under $34 million, according to people with knowledge of the deal.

Lopez listed the 8-acre estate, which has a private lake and a sandy beach, for $42.5 million in February.

According to the buyer’s agent they are from out-of-state.

Lopez bought the property for $28 million in 2016 from CSI:NY actress Sela Ward and her husband, entrepreneur Howard Sherman, records show.

The gated estate features a roughly 14,000 square-foot residence with nine bedrooms and elements of French Country style. The house has a home theater, a bar and a wood-paneled library. In addition to the lake, the grounds contain a guest cottage, a pool, a putting green, and a pagoda with a fire pit. An outdoor amphitheater has 100 seats.

Brett Lawyer of Carolwood Estates held the listing for Lopez’s Bel Air estate, and solely represented the Hollywood power couple on their record-setting purchase on Wallingford Drive earlier in the year.

Lopez and Affleck wed in July of 2022. In May of 2023, they paid nearly $61 million for a 5-acre estate in Wallingford Estates, a gated community in L.A.’s Beverly Hills Post Office area.

Affleck also sold his Pacific Palisades home for $28.5 million last year, records show. Zac Mostame of Carolwood Estates corepresented Affleck on the sale.

Holmby Hills Estate Sells at Record $34 Million Near the Playboy Mansion 10350 Wyton Dr, Holmby Hills | $39,995,000 | Represented the Seller

A Los Angeles home near the Playboy Mansion sold for $34 million, according to listing agent Zac Mostame of Carolwood Estates

The six-bedroom, roughly 15,000-square-foot home in Holmby Hills first listed for $49.5 million in 2019, and most recently asked $39.995 million in August. The $34 million sale marks the highest sale in the neighborhood in 2023.

Real estate investor Saeed Farkhondehpour is the seller. He bought the property in a trust for about $4.5 million in 2002, according to property records. Around 2013, he tore down an existing home on the site and built a new one, completing it around 2019.

The Neoclassical-style home is located about 100 yards from the Playboy Mansion, which sold for $100 million in 2016 setting a new record in L.A. County at the time. Drew Fenton, CEO of Carolwood Estates held the listing.

The expansive estate located on Wyton Drive boasts a theater, a gym, twin curving staircases and a glass atrium with floor-to-ceiling windows. The roughly 1.5-acre property also contains a four-bedroom guesthouse, plus a pool and tennis court.

A home on Mapleton Drive also in Holmby Hills sold off-market in January of 2023 for a sizable $29.5 million Linda May of Carolwood Estates represented both the buyer and seller.

In March, a sleek architectural by Zoltan Pali overlooking the Bel Air Country Club traded for $26 million Drew Fenton held the listing.

Hollywood power couple Ben Affleck and Jennifer Lopez then notably bought a megamansion in a gated community in the Beverly Hills Post Office neighborhood for nearly $61 million in May. Brett Lawyer of Carolwood Estates solely represented the couple on their purchase.

A Santa Monica house designed by Peter Choate, an architect popular with Hollywood glitterati in the mid-to late 20th century, has sold in an all cash deal for $22.5 million.

The 9,300-square-foot home located at 2121 La Mesa Drive, sold for about $2,422 per square foot and is the priciest Santa Monica trade since 2021. Delaram Rivani of Carolwood Estates represented both the seller and the buyer.

The home was initially listed for $33 million in September. Its price was reduced to $29 million in October and the sale closed December 4th.

The sellers were an art collecting couple from Lebanon. They bought the home for $16.1 million in 2016. The buyer was not identified.

The deal marks the area’s most significant sale since the $49 million trade in February 2021 for the estate at 609 East Channel Road, which was owned by Shane Smith, the executive chairman of Vice Media Richard Ehrlich of Carolwood Estates represented the buyer of Smith’s estate.

2121 La Mesa Drive is located on half acre of land, which features amenities such as a pool, a spa and a cinema. The couple lined the walls of their Santa Monica home with works from Andy Warhol and Humberto Campana, according to a September 2023 Mansion Global story.

The house has a wine display room big enough for 800 bottles and features views of the Riviera Country Club and the Santa Monica Mountains.

The sale is one of four deals to close above $20 million in the fourth quarter of 2023, per Carolwood Estates. Three of which were represented by the bespoke luxury firm.

They include the $34 million deal for a Bel-Air home at 1492 Stone Canyon Road, which was sold by Jennifer Lopez. Lopez was solely represented by Brett Lawyer of Carolwood Estates

Another was Saeed Farkhondehpour’s Holmby Hills estate, located on Wyton Drive, which sold for $34 million. The investor was represented by Zac Mostame of Carolwood Estates

Fear of God Founder Sews Up a $20 Million Buy in Beverly Hills

The prominent streetwear fashion designer now owns a sizable compound equipped with a chicly renovated main house, a separate guesthouse and a full-size tennis court.

Mega-hot and perennial cult favorite streetwear brand Fear of God has become extraordinarily successful despite—although some might say because—the fact that the indie line eschews traditional fashion industry guidelines. Founder and CEO Jerry Lorenzo has no stores, no formal training in fashion and does little advertising, and the brand does not follow the seasonal calendar for releasing collections. According to conventional wisdom, that sort of maverick behavior shouldn’t add up to positive word of mouth and viral social media fame that has enabled Fear of God’s annual revenues to top $200 million, but it does.

Lorenzo, a 46-year-old former nightclub promoter, and his longtime wife Desiree Manuel have resided in the Los Feliz neighborhood since 2018, when they forked over $8.5 million for a thoroughly updated 1930s Spanish Revival-style mansion with six bedrooms and nine bathrooms. But with Fear of God’s continued ascent and the company’s lucrative new Adidas partnership, it’s no surprise that the couple has now dropped exactly $20 million to buy a larger and more lavish property deep in the mountains above Beverly Hills, in an L.A. city neighborhood known as B.H.P.O.

Sited on a 1.3-acre lot near the end of a secluded, dead-end street popular with celebrities, the circa-1949 house has lived an interesting life. Originally a humble ranch-style structure, the place underwent an expansion in the 1960s. It then appears to have been given a huge and rather unfortunate remodel in the ’80s, complete with heavy draperies, limestone floors and a master bathroom slathered in black marble and floor-toceiling mirrors.

In 2020, the dated house was sold for $6.5 million to an entity headed up by real estate developer Max Fowles-Pazdro, who subsequently redesigned and refreshed every inch of the entire property. Today, the chicly demure and sophisticate home “stands as a testament to elegance in restraint,” per the listing. Tucked away from public view behind gates and tall hedges, the glassy contemporary residence fuses five primary materials—travertine, oak, cedar, bronze, and steel—together to create a harmonious blend of minimalist living spaces that are at once soothing, stimulating, casually luxe, and fashionable.

A Storied Bel-Air Estate Becomes One of America’s Priciest Homes with $195 Million Offering Casa Encantada, Bel Air | $195,000,000

It is one of the most significant estates in Los Angeles. Built in the 1930s, the roughly 8.5-acre Casa Encantada in Bel-Air has twice set a record as the most expensive private home ever sold in the U.S., first in 1980 and then again in 2000. The current U.S. record for a residential sale of roughly $240 million was set in 2019 when hedge-fund titan Ken Griffin bought a penthouse on New York’s Billionaires’ Row.

Now with an ask of $195 Million, Casa Encantada shares the title of most expensive home for sale in the U.S. with an oceanfront Malibu mansion designed by Robert A.M. Stern and a three-story penthouse in Midtown Manhattan.

Casa Encantada, which spans about 40,000 square feet, is one of a small collection of trophy L.A. estates dating back roughly a century and has a pedigree to match, with former owners including hotelier Conrad Hilton and Dole Food billionaire David Murdock . The listing is held by Drew Fenton of Carolwood Estates

Billionaire financier Gary Winnick , who recently passed away at the age of 76, previously stated that he saw the house like a Jackson Pollock or a Pablo Picasso. “To me, this is a work of art, and I have been its steward,” he said.

The estate, which juts out over the Bel Air Country Club golf course with no neighbors on either side, was built in the 1930s for a wealthy widow named Hilda Boldt Weber, a onetime New York City hospital nurse who married multimillionaire Cincinnati glass manufacturer Charles Boldt according to the book “The Legendary Estates of Beverly Hills.” Boldt fell in love with the nurse while recovering from a heart attack after the death of his wife, but when his new wife was shunned by high society in Cincinnati because of her modest roots, the pair relocated to California, according to the book. When Boldt died in 1929, he left Weber his extensive fortune.

Hilda Boldt Weber bought the Bel-Air land for $100,000 in 1934, an “astonishing sum” amid the Depression. “She wanted to make a major statement and assume what she considered to be her rightful place in Los Angeles society,” the book states. “That required a magnificent new estate.”

It was completed in 1938 and Weber celebrated by hosting a cocktail party, followed by dinner and dancing. “Guests had never seen anything quite like Casa Encantada,” the book said.

A gate on Bellagio Road opened onto a gently rising, curved driveway, past impressive lawns on either side, all the way to a motor court with a fountain. The entrance to the home sat beneath a neoclassical portico. There were 40 rooms, including three kitchens, or 60 if you included the servants’ quarters and the walk-in silver, fur and wine vaults in the basement. The interior finishes also awed visitors. There were rooms paneled in rare woods like English sycamore and black walnut and furnished with 18th-century French paintings, antique clocks and centuries-old Chinese porcelains. A silver tea service had been made for the czar of Russia in the 1800s.

Weber put the property on the market in 1948, when she began facing financial difficulties. It eventually sold two years later to the hotel magnate Conrad Hilton for $225,000. Hilton lived there until his death in 1979 and made practically no changes, preferring to keep it as “an extraordinary time capsule of high-style 1940s taste,” the book said.

Murdock paid $12.4 million for the house in 1980 after Hilton’s death. Then in 2000, Winnick bought it for $94 million. Both the Murdock and Winnick purchases set records as the most expensive homes ever sold in the country at the time, according to the book. (Weber, for her part, fell into financial ruin, thanks in part to a gambling problem. In 1951, she took her own life at her home in Santa Barbara).

Winnick said he first visited the property in 1988 for a fundraiser luncheon hosted by Murdock for President George H.W. Bush . Driving through the gates and onto the property, he was taken aback that an estate of such scale existed in L.A. It reminded him, he said, of the grand estates on the Gold Coast of New York’s Long Island, where he grew up. With such a big crowd at the fundraiser, he didn’t get a proper look at the interior details. “I never thought that 10 years later, I would buy it,” he said.

It was only when Murdock invited him back about a decade later, with the implicit intention of selling it to him, that he really got a good look. The property is so large that he was physically tired after the full tour, including the garden, he said.

Winnick told Murdock that, if he really wanted to sell, he needed to make up his mind, since Winnick and his wife were about to start construction on a new house nearby.

For the Winnicks, the move to Casa Encantada represented a dramatic change in lifestyle: They had spent 20 years living in a roughly 4,500-square-foot home in Brentwood, near their children’s school. Though they could afford a lot more, they preferred to remain there until their sons graduated, Winnick said.

Winnick is a financier and philanthropist. He was the founder and chairman of Global Crossing , which built a fiber-optic cable network across the world. Previously, he worked on Wall Street, specializing in high-yield and convertible bonds.

At the time of the purchase, Winnick said he didn’t know the extent of the restoration they would end up doing. “I came to appreciate the craftsmanship and workmanship in the house,” he said.

“This is not the kind of house where you can just call up some ordinary decorator and say, ‘Come decorate my house.’ It is a totally different mindset,” he explained.

The restoration and design work, headed by interior designer Peter Marino, took about 2.5 years, with roughly 250 workers on site each day, Winnick said. When the couple wanted to redo the intricate plasterwork, there were only three people in the Western states who were qualified and they had just finished doing the Bellagio Hotel in Las Vegas, Winnick said. They worked at the house for a year and a half.

The couple also tapped eight Parisian artisans to redo the walls of the dining room, the center of the family’s frequent gatherings, in a Japaneseinspired lacquer finish. It took 14 coats of paint and was polished by hand over many months, Winnick said.

After Murdock bought the house from the Hilton estate, he sold all the original furniture by the British-born furniture designer T. H. RobsjohnGibbings. Winnick asked Marino to try to track some of it down and they found and bought back about a dozen pieces.

The Winnicks also installed all new systems, like heating and cooling, plumbing and electrical. In all, the restoration cost in the tens of millions of dollars, he said.

Winnick has filled the house with pieces of his extensive art collection, which has works by classical French impressionists as well as modern artists like Cy Twombly and Edward Hopper. In the living room, his friend the late Stephen Sondheim once played a rare piano by Blüthner that dates back to pre-World War II, Winnick said. Casa Encantada requires a team of staffers, Winnick said, particularly to care for the grounds, which include a number of silk trees. The trees draw parakeets at certain times of the year, he said, while a tunnel runs under the property connecting two holes of the golf course.

There are few estates with which Casa Encantada could be compared. Chartwell, the L.A. estate long owned by billionaire Univision Chairman Jerry Perenchio, which sold for $150 million in 2019 to Lachlan Murdoch, co-chairman of News Corp, which owns The Wall Street Journal and the Jack Warner Estate, a Beverly Hills mansion purchased by Jeff Bezos from David Geffen for $165 million in 2020 are two considerations.

Drew Fenton notably represented both sides of the record-breaking Chartwell deal.

Milwaukee Brewers Minority Owner Asks $69.5M for Massive Estate Robert Beyer cobbled together four separate sites to build a roughly 20,000-square-foot home on the 3.5-acre Brentwood property. Ocho Manos, Brentwood | $69,500,000

A massive estate built for a Milwaukee Brewers co-owner is listing for $69.5 million.

Known as Ocho Manos, the 3.5-acre estate in Brentwood includes a roughly 20,000-squarefoot main house, according to listing agency Carolwood Estates.

The sellers are financier Robert Beyer, who is also a member of the Brewers’ advisory board, and his wife, Catherine Beyer

Robert Beyer said in an email that the couple bought the main portion of the Brentwood site in 2000, after shopping for a large piece of flat land on which to build a home for them and their then-young children. At the time, the property contained a “beautiful but dated ranch house” built in the 1940s, Beyer said. The couple deconstructed the original house and donated portions of it to a museum. Subsequently, they expanded their footprint by acquiring three neighboring sites, including one that had been home to the Oscar-winning film director Frank Capra, Beyer said.

They then hired the late architect Bob Ray Offenhauser to design the eight-bedroom main house, which is Mediterranean-inspired with extensive stone detail. One of the biggest challenges, Beyer said, was finding authentic Mallorcan stone for the construction, because it could only be excavated in Spain. The couple found the general contractor responsible for the renovations at La Residencia hotel in Mallorca, Spain, and flew him to L.A.

He agreed to excavate his existing building sites to provide the stone they needed. For about a year, he shipped massive crates of stone to the U.S. “They were like wooden bakery boxes,” Beyer said.

The estate took about three years to build following nearly two years of design. Finished in 2005, it has a gym, a 1,200-bottle wine cellar, a game room and a gift-wrapping room. A storage room is customized for china, silver and glassware.

The Beyers also created a treehouse for their children. Suspended between four sequoia trees, it has a swinging bridge and a fire pole for sliding. The grounds also include an outdoor infinity pool, an olive allée, formal rose gardens, courtyards, water features, a tennis court and a separate basketball court.

Beyer said the couple “envisioned a house that seamlessly blended the indoors with year-round outdoor activities, all while providing secluded terraces and gardens so everyone could feel together even if they were apart.”

They named the estate Ocho Manos , which translates to “eight hands,” as a tribute to their four children.

Beyer, the former chief executive of investment firm The TCW Group, has been a minority owner of the Brewers since 2005. He said he and his wife split their time between California, Sun Valley, Idaho, and the South of France.

They are selling, he said, because with their children grown, they are not making the best use of the house.

“I think a large, happy home with extensive grounds is like a fast car and it deserves to be ‘driven’ often,” he said. “While the house is very livable even for the two of us, much of the time we can’t possibly enjoy the extent of it, especially the spacious grounds.”

The property is listed by Drew Fenton and the Beyers’ son, Andrew Beyer, both of Carolwood Estates . Despite a declining volume of luxury deals across Los Angeles, Andrew Beyer said he sees continued demand for unique properties.

“There is no comparable flat acreage available on the West Side,” he said. “A property like this will always have its own submarket of specific demand.”

Fashion Industry Moguls List Beverly Park Mansion for $47.5 Million Mel and Susan Geliebter’s extravagant Tuscan residence in the Beverly Park enclave spans 17,300 square feet and features a screening room, wine cellar, gym and swimming pool. 38 Beverly Park, Beverly Hills P.O. | $47,500,000

Beverly Park, the pricey, exclusive gated community in Beverly Hills, is starting off the year with a major home listing. Fashion industry moguls Mel and Susan Geliebter are listing their roughly 18,000-square-foot, five-bedroom home in Beverly Park for $47.5 million.

Over the years, Beverly Park has drawn celebrity residents including Denzel Washington, Sylvester Stallone and Mark Walhberg. In December 2023, British rocker Rod Stewart raised the price of his Beverly Park estate to $80 million after listing it for $70 million in June.

Mel and Susan Geliebter founded denim manufacturer RSV Sport, which they sold to Jones Apparel Group in 2002 for $310 million. They bought their roughly 3-acre Beverly Park property in 1999 for $7.5 million, then razed an existing house and built a gated Tuscanstyle estate in its place. Completed in 2006, the home has a swimming pool, two motor courts and a pavilion, according to listing agents Linda May of Carolwood Estates and her colleague Alex Soriano, who is the Geliebters’ granddaughter.

The Geliebters said they constructed the house with features inspired by their travels through Europe, hiring artisans from Italy and England. A wood-paneled office was modeled after the Hotel Danieli in Venice, while the limestone wine cellar resembles a wine cellar they saw in Burgundy, France, Mel said. The wine cellar can hold around 3,000 bottles and sits adjacent to a large tasting room.

A roughly 40-foot rotunda serves as the home’s entryway. Inside the house there are antique fireplaces from France and cathedral ceilings, including one in the formal dining room that was hand-painted by three artists, Mel said. A 30-seat movie theater with velvet sofas opens to a lounge with a bar made of stones sourced from Verona, Italy. “If you don’t like the movie, you can sit at the bar,” he said.

On the mountainside at the edge of their yard, the Geliebters installed a terrace with an outdoor kitchen and dining area that can seat around 30 people. They loved to entertain on the property and often hosted tented parties on the front lawn.

“My whole life growing up was going over to the house and experiencing all the fun parties, like the Fourth of July and the Super Bowl,” Soriano said.

According to Mel, they are listing the property because they want to downsize.

May said the exclusive community generally has no more than five listings at a time. Beverly Park had several notable sales last year: In February 2023, Mark Walhberg sold his property for $55 million. A few days later, the home of the late Roy T. Eddleman, a maker of biotech lab tools, sold for $52 million. In August, Rockstar Energy drink creator Russ Weiner sold his newly renovated estate for $25 million.

Around six years ago, entrepreneur Myra Chan and her husband paid $6.4 million for a long-neglected house in the Los Feliz neighborhood of Los Angeles. Originally built for pioneering real estate developer William Mead in the early 1900s, the couple subsequently enlisted noted architect William Hefner to undertake an extensive re-imagination of the premises, which rest on a 2-acre promontory offering unobstructed city to ocean views.

Clad in imported Egyptian limestone that took over two years to perfect, and topped with a red terra-cotta roof, the three-story structure is hidden away behind a gated 650-foot driveway that empties out at a large motorcourt holding a stately fountain and marble statue. From there, steps ascend to a glass and steel-trimmed front door, which opens into a grand double-height foyer displaying a black-and-white honed marble floor and curving wrought iron-railed staircase.

“We have long admired the work of William Hefner,” says Chan. “His seamless ability to integrate architecture and interiors through holistic design was imperative to us. Being based in Los Angeles was key, and his vast portfolio of work, which ranges from modern to traditional, shows his team’s ability to adjust within L.A.’s various neighborhoods while remaining true to the client’s needs.”

The result of Hefner’s efforts is a custom Mediterraneanstyle mansion boasting classical details and hints of art deco that just popped up on the market with a hefty $34.8 million price tag; and per the listing held by Brett Lawyer of Carolwood Estates , it’s not only the highestpriced home currently on the market in Los Feliz, but it’s also the largest at 20,000 square feet.

Growing up in Ohio, the actress Halle Berry dreamed of living near the ocean. In 2004, the year she starred in “Catwoman,” she paid $8.5 million for a contemporary beachfront house in Malibu, California, property records show.

“I’ve always loved the ocean,” Berry said in an email, adding that the house has high ceilings, floor-to-ceiling windows and bright light.

Now after years of using the home as a weekend getaway, the “ Monster’s Ball ” star is listing the house for $18 million. “I’m looking to create a new magical space,” she said.

With about 60 feet of beach frontage, the house is located in Malibu Cove Colony, a gated area just off Pacific Coast Highway, according to listing agent Richard Ehrlich of Carolwood Estates, who is marketing the property with colleague Cooper Mount. Measuring about 5,100 square feet, the three-bedroom house has multiple decks and balconies facing the Pacific Ocean, said Ehrlich

Berry said she was initially drawn to the seclusion of the house. “My home sits on a beach but it feels very private because it’s at the end of the cul-desac, so there were never any crowds,” she said. The house was originally built in the 1990s, and Berry said she did a complete remodel after buying it. “I reimagined it for my way of living,” she said.

She lived in the house full time for a year before it became a weekend getaway. She started spending Christmas there with her family, which was a “new phenomenon” for her after a childhood in Cleveland, where “Christmas was always full of ice, cold weather and snow angels,” she said.

Ehrlich said the house has curved lines throughout that evoke the ocean. The edges of the house are rounded, and in the main living area the ceiling has an undulating design and a circular skylight. “It feels very much like you’ve entered into a beautiful yacht,” he said.

The primary bedroom has a fireplace and a sitting area. A loft that Berry used as an office has a fireplace and street-facing deck. The house also has a roof deck.

Ehrlich said the luxury market is slower than it was last year because of high interest rates. Unlike Los Angeles, however, Malibu doesn’t have a mansion tax. “There is certainly a desire for ‘done’ and stylish homes and not having to do any work,” he said. “To have something turnkey and available is very appealing.”

Berry won an Academy Award for best actress in the 2001 movie “ Monster’s Ball.” She is set to star in the psychological thriller “ The Process.”

Actor Michael York’s Former Home Gets a Makeover by Osklo

The reimagined 1940s design offers jaw-dropping city views.

Longtime Hollywood Hills home of the actor Michael York and his wife, photographer and former magazine editor Pat York, has emerged from an 18-month renovation and total makeover.

The creative couple sold the home in February 2022. The Yorks bought their Los Angeles residence—on a double lot on Cordell Drive in the sought-after Bird Streets—in 1976 and lived there for almost five decades.

Cordell Drive has had many famous residents, including Ronald Reagan and his first wife, Jane Wyman the director George Cukor, Elizabeth Taylor, Jane Fonda, and Richard Gere and Cindy Crawford when they were married.

The developers Davana Fryzer and her father, Joseph Fryzer, bought the house from the Yorks for $6.995 million and almost immediately began a major overhaul of the house and property.

“It’s one story, which is pretty rare for that area,” Davana Fryzer explained. Further, having a flat motor court in this hilly neighborhood is very unusual, she said. “What’s great about Cordell is that you’re not too far from Sunset Boulevard, yet you get these crazy views,” Fryzer said. “You get full downtown and full West Side out to the ocean. Having both of those viewpoints is really unique.”

For the renovation, Fryzer approached the design duo Michael and Arya Martin, co-founders of the L.A.-based Osklo design studio, after seeing a Bird Street house they had designed and sold to celebrity chef Bobby Flay

“Michael and Arya are a one-stop shop,” she said. “They design and build and manufacture the furniture, so it was all really streamlined. All of the furniture was custom designed for the house.”

The Yorks’ 1948 home, which is just above the Sunset Strip, was “charming with high ceilings and it had a lot of potential, but it needed a redesign,” she said. “We basically rebuilt the house.”

Davana Fryzer is also an agent with Carolwood Estates, and the 5,311-square-foot house, a reimagined Regency-style villa, is listed for $15.995 million alongside Drew Fenton, CEO and co-founder of Carolwood Estates

Tucked behind gates and walls on a 0.64-acre view promontory with a white limestone motor court, the four-bedroom, five-bath home offers a 17-foot entrance crowned in plaster and walls of glass that frame a wraparound backyard with a pool terrace.

“There are a lot of houses for sale in L.A. that are modern white boxes,” Fryzer said. “That’s not what we wanted. We wanted something that would be transitional, timeless and elegant.”

“We loved it right away,” Michael Martin said. “It really appealed to us that Davana wanted to keep the one-story feel of the house. So many houses in this area get demolished and replaced with something three times the size.”

The home captures a moment in time, he continued. “It also had a lot of Spanish details. We tried to maintain the Regency feel of the house.”

There were clear design issues, however, including a weird floor plan, which the designers redid completely. “We’re very pleased with how it came out, ” the duo said. “Davana was a dream client.”

The reimagined home now has a wood-paneled media room with a billiards area, seven fireplaces, 10-foot ceilings and a butler’s pantry with white oak paneling, according to the listing sheet. The open floor plan allows the public rooms to flow out to the terraces and the pool.

The living room features a white marble bar and full-height metal windows that frame the views. The primary bathroom offers pocketing doors, a soaking tub and an indoor-outdoor shower pavilion clad in Arabescato marble. In their own words, Osklo reflected on their approach to the project as “a Nordic-meetsAsian aesthetic in regards to interior design and architecture infused with Old World antiques and objects.”

Twentieth-century real estate developer Paul Trousdale’s name will forever be remembered by those in the know about Beverly Hills real estate— after all, he named his most notable development after himself.

Spread across three levels, the house features redwood paneling, Belgian oak floors, and original concrete-block walls, which add texture and flair throughout the home.

Clerestory windows — a Lotery design signature — complement the stone-clad original wood-burning fireplace in the living area. The primary suite is contemporary in scale, with a lounge and large walkin closets; in the bathroom, there’s a terrazzo soaking tub, dual vanity, and a separate built-in makeup vanity and bench.

“The unique challenge of working on a historically significant property such as this is finding the balance of restoration and renovation. The home had seen various owners over the years and unfortunately had fallen into disrepair. The original concrete-block and redwood siding had been painted over so many times that its tactility had been completely removed. We felt that it was crucial to restore these elements to reveal the honesty of the materials,” the SIMO Design team said in a statement.

“In our restoration, we wanted to bring the originally significant materials back to life … and implement new materials that complimented and supported them. Our challenge was to restore Lotery’s original intentions while respectfully renovating to accommodate more contemporary living,” the team said.

Records show an entity tied to Saldana, who is known for star turns in blockbuster franchises like “Avatar,” “ Star Trek ,” and “Guardians of the Galaxy,” bought the property for $8.7 million in 2016. A spokesperson for Saldana couldn’t immediately be reached for comment.

The five-bedroom, roughly 6,000-square-foot home sits on about 0.6 acres, according to the listing. It has been recently remodeled and has custom wood and imported stone finishes, the listing says. It has a home theater, a gym, and a large paneled family room that opens to a terrace.
