I. INTRODUCTION

In November of 2022, we officially debuted Carolwood Estates to the world. By successfully combining the top sales, marketing and management talent from across the luxury residential landscape of Los Angeles, we were able to make an unprecedented impact almost overnight. The Real Deal ranked our debut as one of their most buzzworthy stories of the year.

As we entered 2023, our single penthouse office in Beverly Hills housed 90 licensed associates, whose combined career sales volume totaled over $22 Billion with $2.9 Billion sold in the past year alone. We brought over $1.6 Billion worth of iconic properties to market including the world-famous Manor, Jennifer Lopez’s 8-acre Bel Air compound, and a Hollywood Hills castle once owned by Madonna.

Our agents were featured heavily in high-profile lists such as Variety’s Showbiz Real Estate Elite, the Los Angeles Business Journal’s Top 100 Residential Brokers and Los Angeles Magazine’s Real Estate All-Stars.

March in particular was an incredible month for us, as we sold over $315 Million worth of listings with $81 Million sold in the first week alone.

We achieved the highest sales for the first quarter of the year in the neighborhoods of Bel Air, Holmby Hills, Sunset Strip, Hollywood Hills, and Los Feliz. They include a Zoltan Pali design in Bel-Air, a confidential celebrity compound, John Lautner’s Garcia House and the new home of a Powerball jackpot winner.

By the first quarter’s end, we achieved a dominant 27% of the $20M+ residential market across Los Angeles and a dominant 21% of the $10M+ residential market in our core neighborhoods.

Not exclusive to just luxury, our firm has sold $120 Million worth of properties priced $4 million and below year to date.

Our elite roster grew this quarter as we welcomed Stephen Sigoloff, Nichole Shanfeld, Marci Kays, Jonathan Mogharrabi, Lisa Sockolov, Peter Zimble, Michelle Ficarra and Nick Spiro to our firm.

Drew Fenton officially debuts new firm Carolwood Estates

Company website Carolwoodre.com went live on Nov. 9. The web presence started after star broker Drew Fenton and his partners spent several months quietly building a roster of about 90 agents which includes prominent players such as Linda May, Resnick & Nash, Bjorn Farrugia, Jonah Wilson, Justin P. Huchel, Cooper Mount, Richard Ehrlich and Brett Lawyer

Carolwood Estates will mark its debut with an ad campaign on the week of Nov 14th Carolwood Estates agent Susan Smith posted listings under the the new brand's nameplate earlier this month.

The startup is helmed by Drew Fenton, who will serve as the company’s CEO. He is one of Southern California’s top dealmakers who has been involved with sales of trophy properties such as The Playboy Mansion and The Chartwell Estate which sold for $150 million in 2019.

Fenton was ranked as one of The Real Deal’s top Los Angeles residential brokers in 2020.

Ed Leyson will serve as Carolwood Estates’ chief marketing officer. Leyson brings over 18 years of experience leading luxury marketing departments.

Nick Segal, a veteran broker who worked on prominent startups in the past, will take care of Carolwood Estates' day-to-day business operations as the company’s managing broker.

Carolwood Estates' owners are Fenton, Segal and Leyson. There are no outside investors in the new brokerage. Carolwood Estates has a support staff of 10 people.

It is headquartered at a 10,000-square-foot penthouse at 9440 Santa Monica Boulevard in Beverly Hills. Fenton designed the office interiors himself.

The new boutique firm will pick up where its new agents left off. Currently listed on the Carolwood Estates website are listings that Fenton had been representing, such as the former Spelling Manor and three listings priced at $65M each. They include the former Max Azria Estate in Holmby Hills, a Beverly Hills development opportunity with plans by SAOTA architects and Eva Chow's Mapleton Drive Estate.

Agents successfully transferred listings from their former firms, Segal said. Carolwood Estates' inventory of listings at launch are valued at around $1.6 billion.

Carolwood Estates' primary focus will be the high end of luxury properties, which Segal called “triple prime locations.”

The age of the boutique agency is the future.

Boutique brokerage Carolwood Estates launched in November of 2022, comprising some of the top sales and marketing talent from across the Los Angeles region, with more than $22 billion in collective career sales.

Last year, Fenton’s sales volume alone hit $977.6 million, with a $120 million buy-side deal for a development opportunity in Holmby Hills. “Los Angeles is the only major world hub with exceptional weather throughout the year. It will remain a global leader in price and desirability,” Fenton says.

During his career, Fenton has done more than $6.5 billion worth of sales including the Chartwell Estate, which sold for $150 million in 2019.

Fenton spoke with the LA Business Journal about his interest in real estate and the rise of interest rates.

The high-profile duo hit a combined 2022 sales volume of $385 million. The team's most substantial deal, was simultaneously the third-highest sale in the entire country, the second-highest in Los Angeles, and the highest in Holmby Hills (an off-market Charing Cross Estate of which they repped the seller). They also represented the second-highest in Holmby Hills (another off-market estate, located on Mapleton Drive). “Although transaction volume is down year on year, prices remain robust with quality homes still fetching record prices at all levels of the market,” says Nash.

When it comes to high-end real estate in Los Angeles, there's no shortage of flashy homes with jaw-dropping amenities. But when it comes to finding secluded properties with ample room and pedigree, the pickings are much, much slimmer. That makes the $38 million Tower Grove Estate in Beverly Hills something of a rarity in today's market—a rarity that is highly coveted by today's luxury home-buyer.

"The extraordinary aspects of Tower Grove are its secluded privacy, multiple structures, private drive and pristine grounds," according to listing agent Linda May of Carolwood Estates

May would know. With more than $4 billion in sales volume to her name, the top Westside real estate agent has had a hand in some of Los Angeles largest and most noteworthy sales over the last three decades. But her latest—the sprawling and park-like Tower Grove Estate—may prove to be her most significant yet.

"This estate offers a true compound that encompasses the main house, guest house, conservatory, swimming pool and pool pavilion, championship tennis court and a 6,000-square-foot entertainment building. In today's world, these highly sought-after features create luxurious, unparalleled opportunities for secondary living, entertaining and office spaces that are favored now more than ever," May explains.

Recent sales in the high-end market underscore May's point. Billionaire Amazon founder Jeff Bezos has paid nearly $200 million to assemble his Beverly Hills compound, the centerpiece of which is the famed Warner Estate. Other trophy compounds, such as the Spelling Manor and the so-called Beverly Hillbillies Estate, have set price records following their $100-plus-million sales.

At three acres of grounds, Tower Grove Estate has room in spades. Grounds designed by noted landscape architect Christine London are park-like and unfold in a series of outdoor spaces, all interconnected by meandering limestone paths.

Reached by a tree-lined drive, the property is full of courtyards, gardens and expanses of lawn. A heated dining gazebo and a stone-and-glass conservatory were designed to appreciate the leafy layers. The worldclass swimming pool is accompanied by a pool house and a separate pavilion. The most jaw-dropping feature, however, goes to the tennis court pavilion, which offers more than 6,000 square feet of flex space to go along with a theater, bar, billiards room, offices and a golf simulator.

Once owned by French film composer Maurice Jarre, who won Oscars for his work on Lawrence of Arabia and Doctor Zhivago, the main house was expanded and enhanced by architect Oscar Shamamian. Interiors by former White House designer Michael S. Smith lends another layer of sophistication to the home, which expands to more than 16,000 square feet of space when including the outbuildings.

The formal interiors, which combine understated elegance with family-oriented living, were featured in Smith's 2015 book, "The Curated House." Highlights include a beautiful salon/office with green-glazed millwork, a light-filled living room, a two-story library and an octagonal breakfast room. There are five bedrooms and 7.5 bathrooms in the main house, including a primary suite with dual closets.

Tower Grove Drive, where the property is located, is coveted for its privacy and access to the Platinum Triangle—Bel-Air, Beverly Hills and Holmby Hills. The house is also a short jaunt from Brentwood and Pacific Palisades, and roughly 15 miles from LAX.

LA Manse that Overlooks the 4th Green of the Bel Air Country Club has Sold

It’s a toss up when it comes to deciding who has the better view: the residents of the brand-new home at 638 Siena Way, which overlooks the fourth green of the Bel-Air Country Club, or the golfers who are able to see this modernist manse when hitting the links.

This newly constructed residence was designed by renowned architect Zoltan Pali, known for his minimalist, modern California homes. The exterior features Indiana limestone and curved bronze metalwork that greatly complements the clean lines and angular shapes. The home skillfully blends natural elements, like massive walls of travertine stone and French walnut floors, with artful techniques. The color palette is elegant and neutral, and Pali played with light and shadows by incorporating straight lines, starkwhite surfaces and a fluid floorplan.

The three-story home is set on just under an acre of land and the living area totals 17,401 square feet, with eight bedrooms and 11 bathrooms. Every room overlooks the golf course through floor-to-ceiling sliding glass doors and windows, and all doors are ceiling height for dramatic entrances. Many of the rooms open onto private decks and terraces so the outdoors never feels too far away.

You might never even need to leave the property, as there is a wellness center, gym, theater and wine room. There’s also a floating deck with a pool and spa, plenty of outdoor lawn space and staff quarters. The three levels are connected via a bold staircase, and the property also has two courtyards, one of which includes a giant mature olive tree.

For such a historic club—the Bel-Air Country Club opened in 1927—it might feel a bit untraditional to build a futuristic-style home within the golf community. However, Pali’s latest project is sure to set a new precedent of luxury within the area and also for Pali’s own work.

“Other homes have a simple and easily defined shape, but this design was more complex,” Pali says. “I reacted to the site almost in a literal way: straight here, curved there, with wide and narrow places. The house is still abstracted architectural geometry, but this has a more fluid shape than a simple rectangle.”

To create a Zen, sanctuary-like environment, he used materials like Ceppo di Gré stone; travertine for the fireplaces and walls; limestone; and boardform concrete. Sleek, dynamic and elegant, the residence is like its own work of art. However, art lovers will also appreciate the ample empty wall space to showcase their collection.

There are also sweeping views of the manicured golf green, as well as Downtown LA’s city skyline, lush hillsides and plenty of greenery below. The property was developed by Viewpoint Collection, which develops luxury homes in Los Angeles’ most prestigious neighborhoods.

The historic Bel-Air Country Club has had many famous and well-heeled members over the years, including Jack Nicholson, Clint Eastwood, Tom Cruise, Ronald Reagan, Bing Crosby, Clark Gable, Fred Astaire, Richard Nixon and Howard Hughes. Hughes once famously landed his plane on the grounds when he was late for a golf date with Katharine Hepburn.

Winner of $2-Billion Powerball Jackpot Drops $25.5 Million on Sunset Strip Mansion

The winner of the $2-billion Powerball jackpot isn’t wasting any time spending the money. Edwin Castro, who came forward last month to collect the record-setting lottery prize, just spent $25.5 million on a new house in Hollywood Hills.

Castro, who chose to collect the money as a lump sum of about $997.6 million before taxes, bought the modern mansion under a limited liability company, records show. The splashy purchase amounts to around 2.56% of his winnings.

It’s the most expensive sale on the Sunset Strip this year and among the neighborhood’s priciest ever. Castro got a slight discount on the property, which listed for $29.95 million last summer.

Tucked behind gates overlooking the Sunset Strip and Chateau Marmont, the hillside home was built last year by Roman James Design, a luxury development company.

Wood and concrete adorn the boxy exterior, leading to open-concept, indoor-outdoor spaces with sweeping views of the city below.

The three-story home (plus rooftop deck) has five bedrooms and six bathrooms, as well as a game room, wine cellar, movie theater, wet bar, gym, cold plunge, steam shower and sauna.

Walls of glass open to the back, where patios lead to a swimming pool, spa and outdoor kitchen. The property covers just over half an acre. Drew Fenton of Carolwood Estates held the listing.

Castro in November bought a lottery ticket at an Altadena gas station that matched all five numbers plus the Powerball. He declined to speak publicly when he collected the winnings in February but released a statement saying he was “shocked and ecstatic.”

Pritzker Family Heir Buys John Lautner’s Garcia House for $12.5 Million Highest Sale in the Hollywood Hills Q1 2023 7436 Mulholland Dr, Hollywood Hills | $12,500,000 | Represented the Buyer

The Garcia House, a Los Angeles home designed in the early 1960s by the famed architect John Lautner that appeared in the 1989 movie “Lethal Weapon 2,” has sold for $12.5 million, just over two months after coming on the market for $16 million.

The buyer is a member of the Pritzker family, which made much of its multibillion-dollar fortune through the Hyatt Corp. hotel chain.

The sellers are Hollywood couple John McIlwee and Bill Damaschke, who purchased the house from the actor Vincent Gallo for $1.2 million in 2002, property records show. Mr. McIlwee is a business manager in the entertainment industry, and Mr. Damaschke is a Tony Awardwinning Broadway producer.

In an email, Mr. McIlwee declined to comment on the identity of the buyer, but said that he and Mr. Damaschke were thrilled to have “found the next custodian to carry on the John Lautner Garcia House legacy.”

“We chose to pass on other offers because we wanted someone that shared our common goal of preservation and integrity,” he said. “As for price, we feel like it was totally appropriate for the house and confirms architecture as art.”

The almond-shaped house, which is elevated 60 feet off the ground on concrete caissons, looks like something straight out of “The Jetsons,” and is widely regarded as one of L.A.’s most significant Midcentury homes. When it came on the market earlier this year, architect Leo Marmol of Marmol Radziner, whose firm helped restore the house, called it “a beautifully exuberant, graceful structure.”

The house was originally built in the early 1960s for Russell Garcia, a film composer and conductor, and his wife Gina Garcia. It spans around 2,600 square feet with three bedrooms and sits on 1.2 acres overlooking a canyon. It has a large balcony. A central outdoor staircase separates the bedrooms and the living areas, which have glass walls juxtaposed with lava rock and gray terrazzo floors.

Messrs. McIlwee and Damaschke worked with Marmol Radziner on a more than $1 million renovation of the property after purchasing it. The renovation included repairing the roof and rebuilding the terrace. They also dusted off Mr. Lautner’s old plans for an ellipse-shaped pool that no previous owners had built.

The TV super-producer, who brought us everything from Dynasty to 90210, had the W-shaped house constructed in 1986, after demolishing Bing Crosby’s former Los Angeles home. With 14 bedrooms and 27 baths, “The Manor” is one of the largest residences in the city. Sitting on 4.7 acres, it includes a swimming pool, tennis court, bowling alley, barber shop, and an infamous gift wrapping room.

After Spelling’s death in 2006, his widow, Candy, sold the house to Formula One racing heiress Petra Ecclestone in 2011 for $85 million. Ecclestone added aquariums and a basement nightclub before unloading it on an unnamed Saudi Arabian buyer in 2019 for nearly $120 million. Cher Asks $75 Million for Her Venice-Inspired Malibu Estate

The singer and actress Cher is listing her longtime home in Malibu, California, for $75 million.

The Italian Renaissance-style estate, built in 1999, is set on approximately 1.7 acres overlooking the Pacific Ocean, said listing agent Robert Kass of Carolwood Estates, who is marketing the property with colleague Drew Fenton. The main residence spans roughly 13,200 square feet with arched windows and doors facing the ocean. There is also a separate gatehouse, infinity pool and tennis court, Mr. Kass said.

The “Believe” singer paid $2.95 million for the property in 1989, records show. She previously listed the property for $45 million in 2009, according to Realtor.com.

The house, which took nearly five years to build, was inspired by Venice, Italy, Cher said in an email. “From every room, there is an ocean view,” she added.

Cher said she entertained often in the home, hosting “intimate dinners in the family dining room” and larger “tented parties in the courtyard and pool area.”

“My Rinpoche came to give a prayer session with a large group of friends,” she said.

There are seven bedrooms, plus the gatehouse, which serves as a guesthouse. In the main residence, the primary suite has a meditation room and two closets, including one that doubles as a panic room, Mr. Kass said. The primary bathroom is designed like a hammam with Turkish wood screens.

The lower level of the house has an indoor-outdoor gym and theater. Cher also has a climate-controlled wig room with close to 100 hairpieces, according to the 2002 book “The Cher Scrapbook.”

Mr. Kass said the style of the home is dramatic, with high-end finishes, stone and hardware. The estate is “iconic,” he said. “Everyone knows that house; it’s at the end of the bluff so no one is on the right side.”

Malibu, a mecca for celebrities and the uber-wealthy, has experienced a recent string of high-priced sales and listings. Billionaire media mogul Byron Allen just paid $100 million for an estate in Paradise Cove formerly owned by self-storage billionaire Tammy Hughes Gustavson. Former Disney chief executive Michael Eisner is asking $225 million for his Malibu compound. Last year, venture capitalist Marc Andreessen and his wife, Laura ArrillagaAndreessen, paid $177 million for an oceanfront home in Malibu.

Cher, known as a pop icon and Academy Award-winning singer and actor, gained popularity in the 1960s as half of the husband-wife duo Sonny & Cher. She later released many of her own albums and there was a Broadway musical about her life.

Located on Pacific Coast Highway, the gated property has a driveway lined with 40 Palm trees and a courtyard with a Moorish-style fountain.

One of the Oldest Estates in Beverly Hills Lists at $45 Million 1006 N Crescent Dr, Beverly Hills

For sale for the first time in over three decades is one of Beverly Hills’ most historic properties, with a pedigree as rich as its surrounding environs. Sequestered behind mature trees atop a knoll, the Georgian Colonial Revival was designed in 1911 by J. Martyn Haenke.

Born in Queensland, Australia, in 1877, Haenke immigrated to San Francisco in 1906, taking part in the city’s rebuilding after the great earthquake and fire that year. Four years later, Haenke made his way to Los Angeles, then in the early stages of its own building boom.

Despite his double-immigrant status, Haenke seems to have had little difficulty establishing a Los Angeles practice with a well-heeled clientele. Among his most notable projects are Hancock Park’s Dorothy Chandler Estate (originally built for developer Peter Janss), the imposing cast-concrete gates of Fremont Place, and the English Tudor Revival mansion of Beverly Hills founder Burton E. Green.

The nine-bedroom, roughly 14,000-squarefoot estate sits on about eight acres in Bel-Air, set behind imposing gates among heavy foliage. In addition to the lake, the extensive grounds contain a guest cottage, a pool, a putting green, a 100-seat outdoor amphitheater and a pagoda with a fire pit, according to listing agency Carolwood Estates.

Ms. Lopez purchased the property for $28 million in 2016 from the actress Sela Ward and her husband, entrepreneur Howard Sherman, records show.

The estate has elements of French Country style, incorporating natural materials like stone and wood, according to listing materials provided by Carolwood. It includes a gym, a formal dining room, a game room with a billiards table, and a home theater. Hollywood Hills Home Once Owned by Madonna Lists for $21 Million

A Hollywood Hills estate once owned by Madonna has hiti the market for $21 million.

Known as Castillo del Lago, the circa-1920s house is perched on a ridge below the famed Hollywood sign, according to a listing description from agents Linda May and Brett Lawyer of Carolwood Estates. Madonna bought the property for around $5 million in 1993 and sold it in 1996, according to a memoir written by her brother, Christopher Ciccone.

The house is currently owned by fashion designer Leon Max of Max Studio, records show. In a statement, the Russian-born Mr. Max said he is looking to sell because he plans to move to England for his child’s education.

The Spanish-style home, designed by noted architect John DeLario, was among the first homes built in Hollywoodland, a neighborhood that started as a 1920s real-estate development, according to the 2007 book “Houses of Los Angeles.” The house became a local landmark, where gangster Bugsy Siegel reportedly operated a gambling den in the 1930s, the book said. Decades later, scenes from the 1984 movie “Beverly Hills Cop” were filmed there, according to movie database IMDb.

Madonna didn’t respond to a request for comment. Mr. Ciccone, an interior designer, wrote that the pop star poured some $3 million into renovations and décor for the home, painting the turrets and retaining walls with red stripes to look like a church in Portofino. With his sister’s blessing, Mr. Ciccone said he flew to London and spent a “fortune” on fabrics and furniture, including 16 William and Mary-style chairs. A painting first commissioned for the Palace of Versailles was installed in the living room.

Madonna sold the house to commercial director Joe Pytka, who flipped it to Mr. Max for $7 million in 2010, records show. After purchasing the home, Mr. Max said he restored the turrets and retaining walls to their original weathered-white color. He also opened a breezeway to “gain back something resembling a minstrel’s gallery overhanging the main inner courtyard.” He replanted hanging gardens with climbing plants like fig ivy, wisteria and jasmine, he said.

Measuring about 10,500 square feet, the nine-bedroom house has views of downtown Los Angeles and Lake Hollywood, according to the listing. It has two towers, including an entry tower with a dramatic spiral staircase and a vintage wood-paneled elevator. A second tower with lounge seating is in the primary suite. Throughout the house, there is rich architectural detail including terracotta floors, coffered ceilings, colorful tilework and Moorish arched doorways. The central courtyard has a fountain and outdoor fireplace, and the two-story living room has ornate wood beams. The home also has a media room, a wine room, multiple terraces and an outdoor lap pool.

Mr. Max opened his first Max Studio women’s sportswear store in 1979. In 2005, he paid nearly £15 million for a 550-acre estate in the English countryside.

Socialite Jamie Tisch Brings

Her Sun-Drenched Sunset Strip Midcentury Back to Market

Approximately 2.5 years after acquiring an angular midcentury modern above Sunset Plaza, socialite and philanthropist Jamie Tisch is bringing it back to the market.

Positioned at the top of a long and steep driveway on a pie-wedge-shaped lot, the two-story home was completed in 1962. Going by building permits, its design appears to have been a joint effort between William Porush, the Russian-born structural engineer who worked on a number of projects with Pierre Koenig, including the nearby Stahl House/Case Study No. 22, and architect Richard Kearney, whose CV includes a development of platform houses in Montecito Heights produced in collaboration with architect John Pugsley.

When last put up for sale, in June 2020, the 60-year-old residence was described as being in need of TLC, and indeed, accompanying listing photos show it looking rather fatigued and lusterless. Post-renovation, it has bounced back with pep in its step, a-brim with vim.

A flight of stairs leads to a set of jaunty red doors flanked by a pair of fluted-glass panels. The double-doors open to the 3,517-square-foot home’s main level, which holds the open-plan living room, dining area, and kitchen, three bedrooms, and three bathrooms. Off to the right of the entry hall is the primary suite, which features a roomy walk-in closet and dressing area, as well as its own private balcony deck, while the other two bedrooms and two bathrooms are clustered at the left end. Highlights include terrazzo and blonde hardwood floors, a living room fireplace, soffits, clerestory windows, wood wall paneling, and Miele appliances.

The expansive living and dining areas are lined with walls of glass that slide open to a spacious terrace covered by deep roof overhangs. An iron staircase in a corner of the terrace spirals down to a lower level patio, which features a lounge area with barbecue station overlooking the saltwater pool, as well as a covered deck for private al fresco dining. Sliding glass doors open to the home’s lower floor, where you’ll find a family room equipped with a custom builtin bar, ensuite guest room, and laundry room. This level also has direct access to the home’s two-car carport.

It’s unclear if Ms. Tisch ever actually resided in the home; the same year she bought the property, Tisch also launched Pitkin Projects, a retail space dedicated to carrying works by artists from around the world, in the city she claims as her main residence, Aspen.
