Small Steps, Big Impact Lots of people taking small steps can make a big impact on the environment. Those steps can entail anything from switching to compact fluorescent light bulbs to incorporating non-toxic and recycled building materials.

Saving Green If you’re on a tight budget, greening your house can be beneficial because sustainability strategies translate to more dollars in your wallet. Just using an ENERGY STAR-qualified compact fluorescent light bulb saves about $30 over its lifetime and pays for itself in about 6 months. It uses 75% less energy and lasts about 10 times longer than an incandescent bulb. By using programmable thermostats, you can slash heating and cooling bills by $180 per year. Cut phantom power consumption--home electronics that keep using power even in standby mode, for instance--and save $100 per year.

The only one who can hold you back is yourself. It’s a saying that REALTOR® James Ma of Century 21 Realty Management Co. follows. “I think you have to overcome yourself in order to reach your goal—no matter what other people say.” It’s a motto that has served Ma well throughout the years. When Ma first got into the real estate industry, a senior agent who he respected and looked up to because of her experience gave him some advice, advice he’s glad he didn’t follow. “She told me that if I wanted to make a million dollar-deal ‘you have to wait another four years,’” he said. Ma was able to close a million dollar-deal less than a year after she told him that. “But I thanked her and keep what she said in mind at all times.” Ma graduated from Qingdao Technological University in China with a bachelor’s in engineering. “Naturally the first job I got after graduation was as an engineer at an international company in 1985.” In 1990 he came to Guam. Ma has been living on Guam for more than 23 years and proudly calls himself a “Guamanian.” It wasn’t until Ma sold his first home that he even considered going into real estate. “One thing that encouraged me to get this agent’s job was the transaction experience,” he said. “I decided to take the real estate license test. I passed and got a real estate license.” Once Ma got his license, it took him a while before he was hired by one of the island’s real estate companies—eventually settling with the company which he sold his first home through—Century 21 Realty Management Company. It was a rough start for Ma and it didn’t get any easier. “I accomplished five listings and three pendings in my first month but it doesn’t mean this is an easy job. It is very tough and hard … especially in the beginning.” That was in 2003. While things may have gotten better Ma says it was and still is a lot of work to be successful, especially in today’s market. “I am a victim and survivor in the currently slow market,” he said. “Everyone knows the economy is in a depression or has slowed down. We are all affected. That is why I am a ‘victim.’ But I am also a survivor because I am busy every day.” In spite of all the hard work that goes into it, real estate is something Ma still enjoys. His favorite part is closing the transaction no matter how big or small it may be. “I just got a commission check for a recent transaction worth about $100. This person has been my customer for a long time and was looking for an office space. We looked around and finally found what she needed.” His client praised all his hard work but Ma made sure to stay grounded. “I just try to do my best whether the showing is a success or failure.”

Bedroom Decorating Ideas for the Budget-Minded

f you're on a tight budget and want to spiff up the look and feel of your bedroom, here are some exciting bedroom decorating ideas for the budget-minded. With so many options, you don't have to spend a fortune to achieve a fabulous look for your bedroom. Whether you want a comfortable cottage-style bedroom or a contemporary style, you can spend as little or as much as you want and still get amazing results.

You’re constantly thinking about what all needs to be done and how much work it will be to get rid of all of this mess. It can be exhausting just to think about, so we put it off and the problem can compound.

It’s time to say goodbye to clutter and give yourself some room to breathe. You don’t have to get rid of everything that you own to create space. Sometimes you just have to be clever about how you store it. First, you should try to get rid of what you don’t need by categorizing the things that tend to get messy. For example, I have a craft room that I used to be excited about. As time went on, I accumulated more and more junk. I kept buying little plastic drawers and containers thinking that I was organizing. What I was actually doing, was compounding the problem. I would get a new container, say, for my sewing supplies, but it didn’t hold everything. I would end up just putting my favorite things inside of it. Then when I needed a certain color button, I couldn’t for the life of me remember what I did with it. I noticed that I was surrounded by a million little containers that I now had should be front, center, and easy to access. Everything else should be out of sight or even out of reach. Rain Water Harvest It. Recycle It. ast month’s article, “Guttered Done”, inspired me to write a little more about the rain and how to use it to our advantage, especially since our rainy days have been more frequent. Recycling of rainwater is a conservation effort practiced in many parts of the world. There are a few places where a law exists that require all new construction to include rainwater harvesting adequate for the resident. Good idea!

What is Rainwater Harvesting? Basically, it is the simple collection or storing of water through scientific techniques from the areas where the rain falls. It involves utilization of rain water for domestic or agricultural purpose. The method is simple and cost effective too. Rainwater harvesting ensures an independent water supply. This is great for when our main water supply is restricted or if we choose to save some dollars, as well as practice water conservation. For several months, Guam has been blest with much rainfall (or should I say, ALOT of rainfall!). What an opportunity for one to save the downpour, harness the water and recycle it for the many uses in our homes like flushing toilets, watering plants, irrigation and other interior and exterior uses. Recycling rainwater is a technique that is somewhat dependent on end-use and maintenance. It produces beneficial effects by reducing peak storm water runoff and processing costs. Rainwater harvesting systems are simple to install and operate. Running costs are negligible, and they provide water at the point of consumption. It is important that the system is sized to meet the water demand throughout the dry season. In addition, the size of the catchment area or roof should be large enough to fill the tank. Methods of Rainwater Harvesting There are a few ways to harvest rainwater. The two main ones are surface runoff and roof top rainwater. Surface runoff harvesting, is rainwater that flows away as surface runoff. This runoff could be caught and used. Roof Top rainwater harvesting, which this article will focus on, is a system of catching rainwater where it falls. In rooftop harvesting, the roof becomes the catchments, and the rainwater is collected from the roof of the house. It can either be stored in a tank or diverted to artificial recharge system. This method is less expensive and very effective and if implemented properly helps in augmenting the ground water level of the area. 24 CasaGuam September 2012

If you were ever in one of our typhoons (or experienced storm situations), you are no stranger to this basic rainwater solution technique as seen in this illustration. This is a basic model of rainwater harvesting. Costs are low and one can access the Figure 3: Example of basic rainwater solution. contained water easily. After a storm, one can easily have water for flushing the toilets, bathing and washing dishes. I mentioned that rainwater recycling is easy and affordable. I guess in determining what system to use or how elaborate you want the system to be, you need to ask yourself a few questions. Do I want a container on my rooftop or on the side of my home? Do I want it underground? What will I be using the water for? Do I plan to drink the recycled water? If so, how can I “treat” the water for consumption? How much is my budget? Check online for the many, many types of techniques one can use. There is a shower of great ideas! Also check the phone book as there are a few companies on Guam that can assist. Whether you have an existing home or plan to build one later, include a rainwater recycling system into your plan. It will increase you home’s value and save you money on your water bill, and you would be conserving another resource. Til next time, Go Green Guam!
