ur recent attendance at the National Association of Realtors Convention in Orlando Florida in November, provided updates on the Nation's real estate market. The Chief Economist for NAR reported a 15% increase for 2012 and a projection of 10% for 2013. The States are broken up into regions and Region 13 is comprised of California, Hawaii, and Guam. The exchange of information bridged the gap which separates Guam from the continental U.S., Puerto Rico and the Virgin Islands. Some the concerns and issues reported during the convention are similar to Guam's. The National Association of Realtors take a very active role working with Congress to protect Home Ownership Rights. An example of NAR's lobbying efforts is the approval by Congress of the FEMA Flood Insurance extension for a five year period. This was passed right before the Hurricane that affected New York and New Jersey providing relief for homeowners right in the nick of time.

Don’t Let Pests Eat You Out of House and Home By Bryan J.C. Sualog

Philip Hagen, sales manager for Pacific Pest Control, has been helping out with his family’s pest control company since he was 16 years old. Hagen says a typical home owner calls in for ants and roaches and the company also fields calls daily regarding termites. “Our tropical climate allows pests to flourish all year so there is no break in their attack on our homes.” Termites Hagen says that termites are the most damaging pests that Pacific Pest Control treats. “They can eat up entire kitchen cabinets, maneuver round a home using baseboards and get into every room without the homeowner knotting it. Once they are in these rooms they will damage door jams, closets and anything inside they can eat – cardboard, boxes, shoes, clothes and family photos. They can nest behind drywall and damage any wooden studs holding those sheets of drywall up. They can be a very expensive problem to fix if they are not dealt with immediately.” According to the Center for Disease Control’s Web site, termites cause more than $2 billion in damage each year. If you don’t want these pests invading your home Hagen says the easiest and most cost effective thing to do is to modify your storage practices. Store items in plastic storage containers, especially if it is something you value or do not check on a regular basis. Outside your home, Hagen recommends removing any wood stored up against the home and to trim trees or brush that is touching the exterior walls. Remove any old tree stumps because they tend to attract termites and serve as nesting sites. “If you are building or renovating your home, make sure that the soil is treated before concrete is poured and all wood is pressure treated.” For those in the market for a new home, Hagen says to be on the lookout for the following signs of a possible termite infestation. Check the quality of construction and look for cracks on the walls or by the windows. If there is a concrete walkway around the home, is separating

from the main house. “Many times termites come from small cracks in the home’s floor slab. If the house has a lot of gaps around the plumbing or hollow concrete walls, this would make it easier for termites to enter.” With all of the lumber being imported, Hagen says he has seen a spike in the number of Drywood termites. “These termites create droppings that look like piles of sand. Unfortunately, many times the cost to treat the wood outweighs the cost to replace it.” Ants and Roaches Ants and roaches are just mild pests getting into your food. Roaches are considered an allergen source and an asthma trigger for residents. Roaches have also been known to carry Salmonella typhimurium, Entamoeba hitolytica – a parasitic protozoan, and polio. Removing the food source will reduce the likelihood of ants and roaches infesting your home, Hagen says. “Cover all food containers, clip all open chip bags and wipe down your counters and tables after cooking and eating. Also, seal up around windows with caulking to prevent ants from entering and install a door sweep if there is a gap under the door to prevent roaches from entering.” Be Proactive A homeowner can catch these pests before the infestations get out of hand or major damage is done to their home. Hagen says routine inspections of closets that are full of boxes that do not get used are often helpful. “If termites are found, it’s best go get ahead of them and act quickly before you are not only paying for the cost to treat them but also the cost to replace your cabinet. Always remember, ‘A clean home is a happy home!’”

Like anyone new to an industry, Andrew Choi of Today’s Realty, is looking to carve out his own niche in Guam’s competitive real estate industry. “My goal within the next few years is to establish myself as a successful and productive Realtor that customers can come to know and trust,” Choi says. “For now I hope to continue broadening my knowledge in the real estate field and improving my skills that will help me meaningfully assist my clients with their real estate needs.” After graduating from the University of California, San Diego with a bachelor’s in economics, Choi says he was drawn back to Guam because he couldn’t call any other place “home.” “Guam has given me so much throughout my life and I want to give back to the island and its people.” Back on Guam, Choi began to get his feet wet in real estate learning not just about the business side of things but also about real estate transactions could be life-changing decisions for people. “I realized that real estate transactions represent some of the most momentous decisions and individual can make in his or her lifetime. Choosing a place that you want to call “home” not just another transaction you make every day and I thought it would be fulfilling and enjoyable to meet new people on a daily basis and guide them through this process to help them make the best decisions.” As someone relatively new to the industry, Choi says he’s faced with the same challenges that anyone new faces. There are so many facets to know in this field of expertise but like all the challenges he’s been faced with, Choi has dedicated himself to learning and taking in everything he can by following and observing his mentor and fellow Real Estate agents. Choi’s dedication came to fruition when he finally made his first sale. “Like most Realtors, my most memorable real estate moment was when I completed my first transaction. Best Repair of Carpet Burns

R

epairing your flooring will keep it looking great and help it last longer.Even carpet that is well taken care of may end up with some significant damages that need repairing, and such repairs are often easy for homeowners to fix themselves. Professional carpet repair can be expensive. But what else can you do when your carpeting is damaged by cigarette or other burns? Actually, with a little patience, you can usually fix the damage just as well yourself. Here are tips to do it conveniently and effectively. When only the tips of the carpet fibers are burned, carefully cut off the

By Ma. Theresa Galan out of the hole. Check the patch for fit, and, if necessary, slightly trim the edges so it fits the opening exactly. Step 4: To install the patch, stick a piece of double-face carpet tape or apply an adhesive to the padding on each side of the hole. Position the patch, and firmly press the edges onto the padding. Let the adhesive dry for several hours before walking on the patch. Deep burns, places where a significant number of fibers have been removed, holes, and other plainly visible damages will require the use of carpet patches to make the area new again. Carpet patches are not difficult to make, especially if you have some remnants of the carpet leftover in your garage, basement, or storage shed. If not, you will have to cut a piece from your existing carpet. Should this be necessary, choose an inconspicuous area from which you can get your patch, such as the corner of a closet floor. Besides burns and holes, this carpet-patching method can be used to fix areas of the carpet that have suffered significant discoloration. In any case, a little patience and care can make it a cinch to patch a carpet, helping to keep homeowners from replacing all of the carpet in a room when just a small portion of it is damaged.

If there is a large area of damaged carpet, you'll have to replace the burned area with a patch cut from a piece of scrap carpet. In order for the patch to blend in with the existing carpet without being highly noticeable, it must match the pattern in the carpet or the pile must run in the same direction. Step 2: Press the scrap firmly over the damaged area. Holding it carefully in place, use a utility knife to cut around the edges and through the carpet under it. Cut completely through the backing, but don't cut into the carpet padding. Step 3: When the entire damaged area is cut out, lift the burned piece

ome real estate companies are there for clients from the initial contact through moving in. this is true if the client is moving down the street or up the coast. There are some key things that some estate companies will provide. When considering a good choice keep the following in mind.

Knowledge The estate company should have agents that are knowledgeable about the area that the client is moving to. In some cases this may pose no problem. In long distance relocation this may require a solid and expansive network of agents though. There are a number of independent estate agents that have joined collectives just for this reason. Along with that knowledge should come the ability to make recommendations and provide sources. It is very nice when a real estate agent can provide you with recommendations. However many people want to be able to look at something. When an agent or company can give you the sources they use they empower you. By providing clients with sources that allow the client to research for themselves the area they are relocating to greater benefit can be added. The client can begin to develop a working knowledge of where they are moving. In addition prompts for greater dialogue and understanding may present themselves.

So, you can begin your search either through local agents that are part of larger collectives with agents in the area that you are moving to or by simply researching the companies that are in the locations you are relocating to and check out to what extent they provide real estate services. Additional Services Knowing someone in the place you are arriving can be comforting. Also there are practicalities that you may not want to deal with. In some cases a real estate agent may be able to recommend a car service or temporary housing. These can be invaluable when first arriving in an area. A number of real estate agents and companies may actually make the arrangements for their clients. This can remove much of the stress that is sometimes involved in a major transition. Moving arrangements are another aspect that an agent or company may be able to assist with. In many cases they may have established connections with local companies. These services would typically not be required until after permanent housing is established though. Cost Consideration Nearly anything can be arranged. In some cases what the client receives may be limited by what the client pays. There are many quality companies that can supply more for less though. Simply because you can not afford the most expensive real estate service does not mean that settling for less than acceptable service is the only option. If the real estate agent recognizes you as a serious buyer they will likely be in a position to help you. Talking to them openly can prove to be one of the most effective ways to get what you want at a rate that you can afford. It’s best to do some research before you make the investment. Guam has several security system companies that offer a variety of solutions. Check “The Guam Phone Book” for local listings.

To Secure or Not To Secure? That is the Question Having an alarm system installed in your home can help reduce the risk of a break in. Studies that conducted interviews with convicted criminals reported that 9 out of 10 intruders said they would avoid a home that had an alarm system in place. Another way you can deter intruders is by displaying an easy-to-see yard sign or window decal from your alarm company. Be advised that intruders can spot a phony sign, so don't assume it can protect your home as well as an alarm system.

Wired vs. Wireless Many consumers choose to protect only the most vulnerable entry points of their home. The best idea would be to protect every door and window. The number of sensors available with home alarm systems will vary from one model to the next. In general, wireless home security systems cover more points of entry for less money than wired security systems. Wired security systems are generally sold by large home security companies that require monthly monitoring fees and a technician for installation. Wireless home security systems are also available from companies that require monitoring service but wireless systems are also popular among the DIY community. And, if you think you need a landline (traditional telephone line) in order to have a monitored alarm system, think again. Cellular radio signals, some types of VoIP and the Internet are also alarm communication methods that are appropriate for monitoring. With ever changing technology, it is now possible to monitor your home remotely. Keep your defenses up during power outages as well with a power back up source. Most alarm systems are equipped with backup batteries that activate immediately after a power loss. Ask the alarm system provider how your alarm works during a power outage.

More than 30% of burglars entered residences through an unlocked door, window and other opening without force. • Burglars spend less than 60 seconds breaking into a home. The more difficult it is to gain access, the more likely a burglar is to reconsider the attack. • 90% of convicted burglars said they want to avoid homes with alarm systems and if they did encounter an alarm, they would abandon the attack on the home. • 74% of uncompleted intrusions can be credited to an audible alarm. • Home without alarm systems are 3 times more likely to be burglarized than those with an alarm system.

Remember, the best home security services will balance a customer’s budget with the unique security needs of a particular home. 1. Determine whether the security system is wireless. Wireless systems are a little easier than hard-wired systems to install. You might be able to install a wireless system yourself. 2. Decide whether your security system should be monitored. If it is monitored, the monitoring company is alerted when the alarm goes off. It will often call you, as well as local law enforcement, if the alarm goes off. 3. Make sure the home security company is bonded and insured. That way you are protected if the installers accidentally damage your property. 4. Find out whether a warranty is offered on the alarm system, and what it will cover. If you have a warranty, you will worry less about replacing the system if it doesn't work properly. 5. Compare the costs of equipment and installation. Installation of a home security system can cost minimal. You will need to see what the installation package includes to make sure you do not have to pay additional costs for equipment or services. 6. Compare the monthly cost of the system with each security service you are considering. You will also want to consider annual maintenance fees for the system. 7. Determine where the security system is monitored. Some security services have local offices that monitor the system; others monitor from a regional location. If there is only one monitoring center and its computers go down, your family's protection is at risk. Weigh these factors when comparing home security services. “Word of Mouth” is always a good way to determine which company to go with, too. Check your friends, family and companies (if you can), and ask about their experiences with their systems. You will be surprised at how much information you can get from them. It might even help you make the final decision on how you can feel more secure at home.
