2012: The Year in Review t the time of writing this article in mid-December 2012, the total 2012 sales volume through November 2012 is $433.1 million. This includes the sale of three major properties including the Guam Premier Outlets, Tumon Sands Plaza and Ladera Tower at a combined price of over $170 million, derived from recording fees and estimated notes. Excluding these sales, the real estate sales volume averages to less than a mere $24 million per month; quite slow activity for Guam. The number of sales, another indicator of real estate activity, also plunges in 2012 with approximately 1,000 sales compared to the nearly 1,800 sales in the recent peak in 2007. A quarterly breakdown of this past year is shown on the following chart. It should be noted that the Quarter 4 statistics reflect only October and November 2012, and that they also include the aforementioned sale of GPO, Tumon Sands Plaza and Ladera Tower.

Out of all the declines in 2012, the residential sector is one of the hardest hit. Although interest rates are at an all-time low, stricter lending requirements prohibit buyers and potential buyers from taking advantage of this opportunity. Residential sales (including single-family dwellings and condominium units) also dip slightly from $174 million and $172 million in 2010 and 2011, respectively, to $153 million in 2012. The number of sales also went down from 768 in 2010 and 711 in 2011 to just over 600 for the 2012 annualized figure. The median price declined from $214,000 in 2011 to $202,500 as of November 31, 2012, but is still slightly higher than the 2010 figure of $199,000. Out of the 480 single-family dwellings sold through November 2012, only 20 are priced at $500,000 and above and 206 are priced at $200,000 and below. A similar pattern can also be seen in the condominium sector. Out of 124 sales that occurred through

November, only 20 sales were priced at $250,000 and above and three times the number of sales were priced at $150,000 and below. Industrial land, which was the prima donna during the hype of military buildup, is the overall hardest hit sector with price corrections apparent and activity slowing. Commercial activities in 2012 include the sale of the UIU building along Marine Corps Drive, the former Yamaha building along Chalan San Antonio, the former Hit Radio 100 building in Hagatna, Hunter’s Inn on Ypao Road and various others. The former Hong Kong Restaurant along Marine Corps Drive was also sold and we all hope the buyer’s proposed improvements emulate the quality of the recent Security Title renovation. Multi-family activities include the Ladera Tower, Airport Apartment and various smaller apartments. The composition of the 2012 real estate sales is broken down by sector on the following chart. One can see that single-family dwellings and commercial properties comprise a majority of the market, despite seeing substantial declines this past year. The strong tourism industry has stirred up activity in Tumon
this past year, including the sale of two Pale San Vitores pieces at record-setting prices: Tumon Sands Plaza and a large portion of the former Fujita Site. We might even see some activity soon regarding the massive 180,000-square-foot concrete shell that was a proposed shopping center, as it was purchased by the owners of Micronesia Mall. Unlike the military-related industries on Guam, we the people can actively participate and have a direct impact in the booming tourism industry here on-island. Our family recently hosted six Australians for two weeks, and the abundance of great things to do in Guam left them needing another two-week vacation just to recover! Between the Ritidian wildlife refuge, Inarajan Pools, the Baldyga’s Cultural Art Center, Joseph Flores Beach Park, Pagat Cave, deep-sea fishing, Family Beach snorkeling, the Ancient Ipan Chamorro trail, shopping and numerous other activities that TripAdvisor somehow neglects to mention, Guam has no shortage of offerings for tourists. But according to our guests, the best thing about Guam is the warmth of its people.

Not Just a Way to Beat the Heat: Window tinting for your home or office By Bryan J.C. Sualog
Joe Roberto, managing member of East Island Tinting and North Island Tinting says most customers get primarily for heat reduction, “then they let us know how much they saved.” In addition to heat reduction, the benefits include power savings, fuel savings, comfort and the protection of furniture, carpets, and other items from the harsh ultra violet rays from the sun. Once the tint is applied, Joe says the upkeep or maintenance is very minimal. “All you need is a soft damp cloth to wipe it down. Do not use any type of fancy cleaners as there’s simply no need for it. The film has a clear protective layer which allows for easy cleaning.” Using harsh cleaners would only shorten the life of the tint. Joe says there isn’t any legislation that he knows of concerning tinting your home, but each customer should be aware of the differences in tint or film. “We provide the right film for the right reason. We do not recommend putting automotive film on residential or commercial type applications. Auto film may be cheaper and you know how that saying goes, ‘you get what you pay for.’” Interested customers are encouraged to contact East Island Tinting or North Island Tinting for an estimate. “We provide you a free estimate based on our conversation on exactly what type of film you’re looking for or what you’re trying to accomplish using film.” The process is pretty simple. Joe and Tom’s team will go to your home or office for a visit. They’ll measure all your windows provide suggestions on what really needs to be done. “On occasion we’ve come across windows that don’t really need any film.” Once that’s done the job is scheduled. The job length varies but the average home takes about two working days to complete, he says. If anyone on island understands the benefits of tinting, it’s Joe and his brother Tom Roberto, general manager for East Island Tinting and North Island Tinting. The two brothers have been in the tinting business for more than 22 years. The family started with one company, Island
Tinting, in 1990. Since then the business has expanded to North Island Tinting, East Island Tinting and the auto-detailing company Paradise Auto Spa. To ensure customer satisfaction, Tom has received various accreditations including automotive accreditation, solar accreditation, advance solar accreditation, and safety accreditation. He is the only one on island with all four accreditations, which he had to work two years for. “It was very difficult. There was a lot of reading and studying. Remember, you have to understand everything that you are reading,” Tom says. Tom had to learn about the different types of film and what was legal on automobiles. He became an expert in what the sun does to your window and how applying window film affects it. “It taught me that you can really change the outcome of a piece of glass after filming.” It wasn’t just hard work. The accreditation process involved a lot of traveling. Tom says he had to travel all over the U.S. to places like Las Vegas, San Francisco, Chicago, and Kentucky. He also had to make international trips to Japan as well. The two brothers take their business seriously and appreciate it when others take notice. Tom was recently recognized by the International Window Film Association or IWFA. In 2012, The family received the Small Business Administration’s Jeffrey Butland Family-owned Business of the Year award. “We spend thousands upon thousands of dollars for our staff to be trained and educated. I don’t think our competition is even on the same plateau as we are. We don’t just put film to glass. We’ve gone the distance to learn about the sun and all its energies and glass itself,” Joe says. “Film is only one part of our industry we take seriously. The understanding we have is bar none the best in Guam and all of Micronesia. Tom’s accreditations prove it. We don’t just say we’re the best, we prove and go to every extent in our industry to make sure of it.”

Why DIY? D.I.Y stands for- Do It Yourself. There are many reasons why people want to take on a home improvement or creative project themselves instead of calling a professional. These reasons can be anything from needing a hobby, not having adequate financing in order to get the job done, or needing an extra source of income. Sometimes people DIY for the shear satisfaction of having had complete a task all by themselves.

reating storage space can be done with a little creativity. With a small budget, one can add greater value to your home in 2013 without having to add a room or enclose a garage. Sometimes the best way to “remodel” a home is to re-think a space and the best place to start is a plain wall. A wall is like an empty canvas, ready to be turned into an art exhibition of sorts or adding depth into the room by lining the walls with a library of your favorite books and things. Let’s take a tour of a few ideas and see what will inspire you. The Vacant Wall One vacant wall is all it takes to add storage to any room. Once again, you can add decorative shelves that can display your trophies, pictures, knick knacks, books, plants and anything else you can imagine to put on a shelf. Shelves come in many forms. Unfinished shelves enable one to paint or stain the material. Others are decorated with mirrors or come with built-in lighting, Check out home improvement retail outlets and see what strikes your fancy. Another idea to consider is to have a built-in shelf that spans the entire wall. Add books, photos, plants, anything that you want to store and display. Built-ins are nice touches to any home and can raise value of your abode.
The Bathroom Bathrooms are called upon to store a lot of things — from towels to toilet paper, makeup to medicines, and soap to shampoo. And when a bathroom is small, storing all of these items can sometimes cause clutter mayhem. Stop disorganization in its tracks with a few simple small strategies. 20 CasaGuam Januar y 2013
Creating space over the commode is as easy as placing a storage unit in the same area against the wall. Storage units come in a variety of materials like metal, brass, wood and rattan, giving you a variety of themes you can create. Decorate them with plants and candles to give it that special touch. Another area one can use is under the sink. If you have exposed pipes, wrapping a “skirt” (insert bathroom sink photo) around the sink or making a curtainstyle divider gives your restroom a cozy and personalized look, while doubling as a way to keep your stored items under wraps. Place bins or shelving underneath the sink to store extra toiletries, tissue and towels. If you have a long vanity, placing a few 3-drawer storage bins keeps item hidden and in place. Adding fixtures to the wall or tiles of the bathroom can help keep your soap dish or toothbrushes up and away from the counter, creating an uncluttered area near the sink area.

The Doorway If you lack storage space in a room, create a faux wall by taking two identical bookcases or shelf structures and place them against the wall along each side of the doorway. It creates depth while adding storage. Make sure the top of the shelves are tall enough to nearly reach the top of the ceiling. This gives visual continuity. Paint them before installation. It doesn’t have to match your wall color either. Sometimes another color can give a nice contrast. This idea is great if you have a small apartment. The Bedroom Consider a multi-functional bookcase for a headboard. With the bed positioned in front of this built-in, it functions as a headboard while retaining its storage space for books and bedtime ne-
cessities. Built-in reading lamps provide bedside light and eliminate the need for space-stealing nightstands. For Those Little Nooks & Crannies A small side wall as in a bathroom or unused corner area, can be useful too. Place little hangers along the side of the wall. These are great for handing necklaces and hats. If done properly, the wall can be an artistic and a great way to display your collection. Above All Else Visit home improvement stores to see what are
the latest storage options. Be creative and have fun with it. If you are unsure of what you would like to do, start with a small space. Whatever you decide to do, remember . . . OWN THE SPACE!
