Market Repor t Making Home Ownership Happen! Buyers and renters have an excellent selection of properties to choose from with just under 1,900 listings available in the MLS. Low mortgage interest rates, coupled with a good selection of properties for sale, make it a good time for home ownership. Furthermore, with a $10,000 grant for closing costs from Guam Housing Corporation for home purchases under $250,000, how could you resist? In some cases, Seller’s are also providing financial help in the form of price credits.

Advice to Buyers! The signals to buy are everywhere… more choices! Low interest rates! Help with closing costs & down payments. These are the ideal conditions to make a home purchase. Will these conditions last forever? No. Supply and demand affect everything—including the purchase of a home. Interest rates on mortgages in Guam are based on the financial markets in the US. As the US financial markets improve, interest rates will most likely start to rise.

How to Decorate Loveseats In the spirit of the month of love, here’s a way to spruce up your existing love seats.

Instructions 1 Cover your loveseat with throw pillows in various sizes. These decorative cushions update a loveseat and pull together the colors of a room at the same time. Patterned pillows should pick up at least one color already in the room's decor. 2 Hire a professional upholsterer to re-cover your loveseat. These specialists can cover your loveseat using the most intricate of decorative treatments. You have a wide range of fabrics and decorative enhancements to choose from. 3 Slide a slipcover over the loveseat in a hue that complements the room's color scheme. These covers provide an excellent way to decorate if you are on a budget. Alternate slipcovers at the start of each season or during the holidays to incorporate variety into the overall look of the room. 4 Drape colorful throw blankets or quilts over the end of the loveseat. Make the loveseat a focal point in the room by selecting colors that pop, or stand out, against the loveseat fabric. Change the blankets or quilts during the Christmas holidays to enhance a festive mood and provide warmth for cold, winter evenings. 5 Spray paint your garden or solarium loveseat if it is made from wicker. Select a crisp, clean white paint and place floral-colored pillows on the loveseat for a bright, welcoming feel. Choose a dark-green paint and

neutral-colored pillows if you want the loveseat to blend into the surrounding greenery. Types of Love Seats Reclining One style of loveseat is the reclining loveseat. They tend to be overstuffed, padded and comfortable. This is a great option if you like to relax while watching TV. You can go from sitting straight up, to fully reclined just by pressing one button. There are two individual recliners on each loveseat, so those sitting do not both have to be reclined. Futon Another style of loveseat is the contemporary styled Futon. Futons are often found in small spaces, like dorm rooms and studio apartments, because they convert easily into a bed. Traditional The traditional style loveseat is basically a mini couch. Traditional loveseats are, in fact, often paired with regular-sized couches in living room settings to provide maximum seating. You can find the basic loveseat in many colors or styles of fabric, just like a traditional couch. Sleeper A sleeper style loveseat is also nice for a small space. It's similar to a futon loveseat in that it serves as seating and also as somewhere to sleep. However, the sleeper sofa contains an actual quilted spring mattress which adds to its comfort. Relocating from Los Angeles, California to Guam was a big challenge for Karen Z. Pan, Realtor for Century 21 Commonwealth Realty. “I had no clue how to locate the majority of properties on Guam. The street signs are missing and there is no GPS. It’s not like the states where you can locate the property easily.” With hard work Pan was able to adapt and thrive. “I was so stressed out because I was not able to locate these properties but I never gave up. I kept looking and asking. I viewed almost all the properties on the market. Within a short period of time, I fully equipped myself with all the things I should know as a REALTOR®.” Pan started her career in real estate while she was living in L.A. She was working as a sales associate at a golf store when she decided to purchase her first home. While shopping around for a home Pan became close friends with her REALTOR®, Lisa. “Her aggressive personality attracted me immediately,” she said. Lisa soon suggested that Pan get a real estate license and begin to help her sell houses, “which I thought was a great idea because it was the same field of business as what I had been doing and the time is so flexible. So I became a part time real estate agent that same year. Pan decided to move back to Guam at the end of 2010 when her father suggested that she relocate. “I wasn’t planning to move back but my father kept suggesting that me and my family move back because I am the only child in the family and he wanted me to be around him,” she said. “As soon as I got here I began to prepare to get my license here on Guam. I began working as a full time real estate agent in April 2011.“ Pan also tried her hand at developing real estate. She and her husband developed a high-end house in Tamuning in 2011 while the market was really slow. At that time, many people told them it was a bad idea and that they would not be able to sell it. They would wind up being stuck with it, especially since they had no experience building houses and weren’t familiar with the Guam housing market yet. “That was a big hit to our family emotionally,” she said. “I chose not to give up on the project and restore her on confidence.” Pan devoted herself to the project completely. She and her husband were able to complete the project and sell it at a very desirable price. “The difference between winners and losers often lies in that the winner can benefit from mistakes and try again in a different way,” Pan said. “That is how I can succeed in this business – never give up during the hardships, keep digging, and you will get there.

Pathways to Home Ownership

I

n Guam, most houses are constructed as one of a kind. This requires banks to look at each loan application distinctively. Even if the home was built by the same developer, has the exact architectural design specs, or is even built in same village, each mortgage is it is based on a borrower’s financial strength and ability to repay a mortgage loan. And it is because of this uniqueness, the Bank of Hawaii has developed a free “Pathways to Home ownership” seminar to help educate first time home buyers about the overall process in purchasing a home. In this seminar, one important tip we provide to potential buyers is to work with a licensed real estate professional. There are several reasons: 1. Real estate professionals typically work directly with the buyer in finding the right house. They are experienced in helping clients find the appropriate home and are familiar with mortgage lending basics. 2. Realtors can assist buyers in finding a bank that will help them understand the financing options available and pre-qualify for the loan. Pre-qualification will provide a general price range of the home they can afford. Once a general price range is identified, the Realtor will have access to market data and help narrow the search criteria for available homes for sale. This saves buyers time and energy from driving all around Guam, looking for “For Sale” signs and knocking on doors. Real estate professionals can also coordinate a home walk-through with the sellers. The walk-through allows the buyers a chance to

get the general feel of the home, identify if location meets their needs, and have a chance to see the neighborhood. 3. Guam Realtors typically draft the purchase contract which is one of the required documents when applying for a mortgage loan. The contract is the formal agreement between buyer and seller. This contract stipulates the details of the transaction between parties. In the event you may be thinking of representing yourself in a real estate transaction, make sure you understand all that is required to perform the task. For most people, a home purchase is the biggest expenditure they make. You want to be secure in your decision to go it alone. It is a complex process and one worthy of your full attention. When deciding on a Realtor, be aware that, like any service provider, the range of expertise and service levels can vary widely among professionals. Take the time to call on a few agents and get to know them. Select someone you are comfortable with and shares your perspective in home buying. If everything works out fine, your Realtor would have performed the services as expected and may end up being one of your closest friends. hese days, when we want to learn something, we Google it. The Internet has become such a monster information portal that there isn't anything you can't search. But with the multitude of web sites and so-called "experts," how do you know which ones are legit? Well, we scoured the world wide web and found these awesome web sites which are not only valuable, but fun to read. By no means is this list extensive, but it's a good start. For me, anyway. And yes, a lot of them are tailored to women. But since when did home décor become a man's decision?

Ana-White.com Ana White is a mother and homemaker from Alaska who, together with her husband, built her first home by hand — board by board, nail by nail — despite an early phobia with power tools. After the gratifying feeling of completing such a feat, she started her blog to share her plans with others and since 2009, has garnered thousands of fans and almost 3 million hits per month on her blog. She offers free downloadable plans tailored to women interested in making things on their own. Her blog has a fun design, lots of graphics and is easy to follow. After reading through some of her plans, I think I could build my next bed frame myself.

YoungHouseLove.com This blog is operated by Sherry and John Petersik, a young married couple from Virginia. They're self-proclaimed "DIY dorks" who write about the adventures of renovating their 49-year-old home. Its forte is accurate and complete how-to instructions for improving homes, yards and vehicles. The site is a subgroup of Instructables.com which is an awesome web site on its own, with tips for anyone, ranging from artists to teachers. It's definitely worth a look.

Makelyhome.com I love her description of the site. So I figure, why change it? "You want your home to be unique and inspired. Why Title Insurance is Important and Worth the Money

efore we can address that issue, let me explain what a Title Insurance Policy is. A Title Insurance Policy protects a Lender or a Real Estate Owner from any loss or damage they might experience because of liens, encumbrances (unreleased mortgages, unpaid real estate taxes, etc), or defects such as fraud, forgery, or improperly recorded documents to name a few in the chain of title to a property — subject to the terms, conditions and exclusions of the policy.) An Owner's Title Insurance Policy will protect the property for as long as YOU are the owner of that property. Typically, the largest investment that individuals make in their lifetime is to purchase a home. Wouldn't you consider it to be the most valuable asset you will acquire? Isn't it worth protecting? An Owner's Title Insurance Policy will provide that type of protection. The premium is a one-time payment that will give you peace of mind that your investment is protected! A Lender's Title Insurance Policy will only protect the lender based on the loan amount that the Lender is giving to a borrower. This type of Title Insurance is only available for the lender during the life of your mortgage. Once you pay off your mortgage, the policy coverage will end. All lenders that are FDIC or NCUA insured will require this type of insurance. Garage Doors Know what to look for

N

ot all garage doors are made equal! And garage doors are a big investment. They add style to your home and curb appeal. If you plan to upgrade your home with a new garage door, or if you plan to purchase a home with a garage, note that the style, color and condition of the door has a big impact on your home’s overall appearance. Also think about what other uses you will be using the garage for aside from parking your car. Will you also use the garage as a workshop, utility room or play area? Below is a list of things you will need to consider or look for when shopping for garage doors or looking at new houses with garages which I pulled off of Lowe’s website.

• Short-raised panels also lend depth to the door. They are excellent additions to Victorian-style homes with intricately detailed trim, the symmetrical facades of colonial-style homes or the strong architectural lines of a Tudor home.

1.Garage Door Size. Garage doors are available to fit virtually any opening. Take measurements and see what can be customized for you. You may have a garage that can accommodate only one door. Or maybe two. Accuracy counts and if you are unsure of the size you need, have a professional assist you. 2.Garage Door Styles. Since garage doors make up a large portion of your home's exterior, the style you choose should complement the rest of your home's exterior. Windows and window panels are one way to add style and your own personal touch to a garage door. Double-paned windows allow natural light in but keep extreme seasonal temperatures out.

• Painted panels add more pizzazz to plain, raised panels when the sloped portion of the panel is painted in a contrasting color.

Another way is panel design. There are four main panel designs to choose from: • Flush panels are flat, slightly textured panels that can be used to complement the surrounding wall area without drawing too much attention to the door itself.

• Long-raised panels give depth and distinction to the door, while adding to the home's overall appearance. 20 CasaGuam Februar y 2013

3. Garage Door Construction Most garage doors are either wood or steel. Wood garage doors offer a wide variety of options. You can find anything from standard, raised-panel designs to doors that mimic the ornate styles commonly used on the carriage houses of the 18th and 19th centuries. Wood doors are also available in several species, either paint or stain grade. But since we live on Guam, maybe wood may not be a good choice unless its been treated. Steel garage doors are usually more economical than wood doors and are the most common type of garage door. Most

Curb Appeal manufacturers offer several colors out of the box. You can also paint the door to match your home. There are three distinct types of steel doors to choose from:

look to have energy efficiency, the garage door is sometimes missed. Here are some tips for choosing the right garage door for “additional living area” purposes.

1. Single-Layer Garage Doors Single-layer doors are stamped from a single sheet of galvanized steel. These are usually the most economical of all steel doors.

• Good insulating qualities. Look for a door with an R-value of at least 3 in moderate to temperate climates. In harsher climates, go up to an R-value of 10.

2. Double-Layer Garage Doors Double-layer steel doors have a galvanized steel skin on the outside with a thick layer of either polystyrene or polyurethane as a backer. The backer provides soundproofing and additional insulating value to the door.

The seal may be designed into the mating surfaces of the panels, or it may be in the form of gasket material that compresses when the door is closed. • A bottom seal / threshold. If the door doesn't come with a bottom seal standard, you can always add one to keep drafts and rain out. Guam has a few companies listed in the Guam Phone Book. Check under “garage doors” and give those companies a call. I’m sure they will be able to customize a quality product for you and your home.

3. Triple-Layer Garage Doors Triple-layer doors are constructed of the same materials as double-layer doors with the addition of a galvanized skin on the inside to protect the polystyrene / polyurethane from damage. The additional layer of steel makes triple-layer doors the strongest, most secure and most soundproof of all garage doors. These are also available with thicker insulation for greater R-value (a measure of thermal resistance). 4. U.S. Standard vs. Non-U.S. Standard. In a recent discussion with a colleague, I found out that many of the homes may not have garages that are U.S. standard. Some new homeowners are finding out that after 6 – 8 months, the mechanical mechanisms are showing signs of rust and operation of the garage doors are faltering. It would be best to look at U.S. Standard materials. It may cost a little more, but the quality and durability are worth the price. 5.Garage Function: Workshop or Living Areas More and more homeowners are using their garages as extensions of their living space: as children's play areas, workshops, hobby areas, laundry rooms and more.
