When considering buying or renting property from an online source, take care that you are aware of whom you are dealing with. Part of being prudent is to know how to avoid online scams. Secondly, it is highly recommended never to wire money to secure a property, unless you know the credibility of the recipient. Grow Your Own Mosquito Repellents By Marissa Borja

I remember doing a shoot in Ordot where parts of the garden were more like jungle and there were so many mosquitoes I swear I heard them chanting my name, “Marisssssa! Marisssssa!” It sent chills up my neck, which of course may have actually enhanced the blood sucking experience for those that chose to feast on that exposed portion of my body, while others eagerly conspired to do more damage by going for my temples and cheeks. I was so worried about looking like a crazy woman on-camera and losing my composure in front of my guest that I endured the torture for as long as I could before wrapping the interview and booking it out of there. It took about 20 minutes for me to regain my appearance. The welts on my face were so bad I looked like a 3D map of the Marianas! Since then, I’ve learned that there are plants that can actually serve as natural mosquito repellents(I invite you to add them to your garden if you’re considering having us over to feature your home). They are easy to find as I’m certain most nurseries carry one or all of them. And thebest part is each of them serves multiple purposes. My favorite is rosemary. It’s an herb that makes a beautiful ornamental plant as well as a delicious culinary seasoning especially when added to lamb or chicken.

something containing peat moss with vermiculite or perlite. 4) Place the container in a warm spot with indirect sunlight. 5) Most the cuttings daily and make sure the soil does not dry out. 6) In about 2-3 weeks, test for root growth by very gently tugging on the cuttings. 7) Once your cuttings have roots, transplant into individual pots about 3-4 inches in diameter. 8) Pinch off the very top of the cutting to encourage it to develop branches . 9 Begin caring for your cutting as a rosemary plant by providing sun, good drainage and good air circulation. 10) Once your rosemary matures, feel free to plant it in the ground; be sure to fertilize and give it full sun. Other natural repellents include Thai basil, which has a minty flavor that goes great with spaghetti or can be added to iced tea. It’s also a self-seeding plant so more of it grows once the seeds drop. All you have to do when using it as repellents is simply grow an abundance of it or if you aren’t sensitive, try rubbing the leaves on your skin. And then there’s lemongrass, which grows really well in a pond area or when incorporated into a rock garden. Throw it on the grill to activate its repellent properties and then sit back and relax while you enjoy the barbeque.

You can typically find these in small pots grown to about four inches. And while it’s possible to grow from seeds, they can be difficult to germinate so you’re better of staring with a cutting. That way you’ll be sure of that type of plant you’ll get. It’s also possible to root rosemary in a glass of water—but you may just want to consider propagating for the most dependable results.

I would have gladly used any or all three of these plants for that matter in trying to ward off those pesky mosquitoes during my shoot that day. While I’m sure I probably would have smelled like a spice rack, it’s a small price to pay in order to keep those fun-loving mosquitoes at bay.

With hard work and the support of her family, Tara J. Kaae has been working her way up in the real estate industry. Kaae got into the real estate industry in 2007. “One of my best friends informed me about a job opening at Captain, Hutapea & Associates,” she says. “At the time, I was employed at Outback Steakhouse, which only opens at night, and I was looking for something a little more full-time and with an 8:00 am. to 5:00 pm. schedule. I was hired as a Real Estate Research Analyst and was employed with Captain, Hutapea & Associates to about mid-2009.” At first the transition was tough for Kaae, having no background in real estate. “It was definitely information overload with all the terminology, appraisal practices, procedures, etc. but Captain, Hutapea & Associates provided me with excellent training and a wealth of information in my early years,” she says. In 2009 Kaae took a break from work to work on her family but it didn't take her long to find her way back to the industry. In 2012, Kaae joined Cornerstone Valuation Guam, Inc. as a real estate analyst. “Now, I work for Cornerstone Valuation Guam, Inc. which is one of the best appraisal companies on island and this opportunity is allowing me to continuously expand my knowledge and apply what I’m learning on a daily basis,” she says. “Like with any new endeavor, practice makes perfect! Although I am far from understanding all that this industry is about or has to offer, I am more knowledgeable and confident in myself and my abilities because of my past experiences and the awesome company I work for.” With the support of her family and co-workers, Kaae recently entered a new phase in her real estate career. “Thanks to the wonderful support and motivation from my boss, Siska [Hutapea], my husband, and my fellow co-workers, I have been taking appraisal courses at the Appraisal Institute and am now just one proctored test away from becoming an official Trainee Real Property Appraiser. Woohoo!” This is her first steps to achieving her goal obtaining her Trainee Real Property Appraiser license. In addition to that, Kaae also hopes to finish school and obtain her degree. Kaae took classes at Guam Community College, the University of Guam, and Colorado Tech University (online) working on a business administration – management degree. “With three young kids and a full-time job, that might be way in the long-term future…but I’ll get there eventually. There are more important goals that fulfill me, which include, being a better mommy and wife.”

What’s the Role of an Escrow Company? By Sarah Pangelinan efore I discuss the role of an Escrow Company, I’ve had the pleasure of being an Escrow Officer with Pacific American Title for the last 27 years. I’ve handled all types of real estate transactions and I have to admit that there is still a lot of new circumstances and changes going on in my industry. I never have a boring day at the office.

Getting back to the subject, in order to understand our role as an Escrow Company, we must first define the meaning of "Escrow". Escrow is simply defined as a deposit of funds, a deed or other instruments by one party for the delivery to another party upon completion of particular conditions or event (as stated in California Escrow Law: section 17003 of the financial code). When you open Escrow with an Escrow Company, regardless if

you’re the Buyer, Seller, Lender, or Borrower, you want assurances that no funds or property will transfer until all conditions/ instructions in your transaction is complied with. It’s required for an Escrow Officer to comply with all instructions and conditions received from all parties involved with the real estate transaction before any disbursement of funds or property transfers. It’s recommended that you read and understand all the documents that you’ll be required to sign. Do not hesitate to ask your Escrow Officer to prepare a draft of your Escrow Instructions and all pertinent documents that are necessary to complete your real estate transaction. Once all instructions and conditions are met, the Escrow Officer will record all the necessary documents, disburse funds to pay-off the required mortgage, real estate taxes and other encumbrances that are attached to the property, once this is achieved your escrow will be "closed". As the Escrow Company, we are the neutral party in this transaction. Confidentiality is another important aspect of Escrow. A Fido-Friendly Home A few simple steps can ensure you and the dog are both comfy and happy. By Faye Varias hen I was planning my home renovations, a lot of thought went into making sure my house would be pet-friendly. At the time, I only had two dogs – my shih-tzu, Maxine and my golden retriever, Tilly. Those of you with furry dogs know the wonder that is dog hair. You wonder how the heck it gets into the little nooks and crannies and sometimes, even your mouth.

Sometimes, these little nuances are enough for some families to kick the dog out. Unfortunately, that’s one of the reasons animal shelters are always full. But there’s a solution. Just like child-proofing a home is one of the next steps after having a baby, dog-proofing a home is a simple fix for some of those doggy issues. Here are a few tips for pet-friendly home décor. 1) Try to avoid carpeting or expensive rugs. Some people can live without rugs or carpeting. I’m one of those people. My entire house is tiled to make for easy cleanup. Carpets trap odors and pet hair and soak all those yucky unavoidable accidents. But if you must, your best choice is to buy rugs. Rugs can be taken out, washed and thrown out when worn. Be sure to buy inexpensive ones, so when they’ve done their time, it won’t be that big of a deal to replace them. If carpet is a must have for you, be sure to get the low-pile types, so they’re easier to clean. Avoid the loopy types that can get caught in pet toenails and unravel. 2) Bare floors are a winner. As previously mentioned, my entire house is just tile. But bare floors don’t have to be boring. For my tile design, I chose tiles that look like hardwood flooring and had each tile applied freehand instead of using spacers. This ensured the grout lines were extremely fine and very few people realize my floors are actually tile. You can choose actual hardwood floors, but remember these get scratched easily. 3) Keep the breakables away. Just like you wouldn’t line your coffee table with breakable china if you have a toddler, you shouldn’t have breakables in the way of wagging tails and curious noses. I learned this the hard way, when I kept wicker balls in a bowl on the coffee table where my ball-obsessed golden retriever would stare all day long. If you like collecting fragile items, keep them in a glass case or hanging on a wall high enough where your pets can’t reach them. If you must have decorations on the coffee table, make sure they’re the durable types that can be dropped without damage. In addition, you can get attractive toys to keep your dogs’ attention away from the décor. Hard rubber toys that are easy to clean are the best option. 18 CasaGuam September 2013

4) Get (semi) glossy. When choosing paint, choose semi-glossy. No matter how many times Fido gets a bath, he will still leave smudges on walls and doors and fling drool from corner to corner. Flat finished paint is very difficult to clean and often comes off when you try to wipe off dirty spots. Super glossy paint may be easiest to clean, but it also calls attention to every flaw. Semi-gloss is a nice balance between the two. It also doesn’t hurt to keep your pet clean. Because my dogs play outside about three to four times a day, they get dirty pretty quickly. However, it’s important not to bathe your dog too often, because it dries out their skin. Every twothree weeks is more than sufficient. If they get dirty in between bathing times, wipe them down with damp paper towels or baby wipes. 5) Get easy-clean upholstery. Velvet, silk, and other pet-hair magnet fabrics must be avoided. For my couches, I actually bought a couch cover made of Crypton. It’s nearly indestructible and it’s resistant to stains, smells, bacteria and muddy paws. Don’t get me wrong—it still gets dirty. But it’s much easier to care for. Leather is also a good choice because it’s easy to clean and durable, but beware—it will suffer some scratches. There’s ultrasuede as well—machine washable and feels just like suede. Of course, making simple changes like these won’t change Fido’s behavior. You’ll need to invest in dog training and have a lot of patience. It won’t happen overnight. But if you’re determined to have a pet, these are some of the changes you need to make. But trust me. Termites Will Eat You Out of Your Home

t was when I was sitting on the patio enjoying the night air a few nights ago that I noticed a swarm of termites flying overhead. Of course the weather was wet as it had just finished raining and the humidity was just right for their ceremonial dances. This is usually one of the signs that there is a nearby tree or stump that is home to the swarm. If you don’t have a tree or stump near your home, most likely they are making themselves at home in yours.

I

Termite treatments and good building methods can't completely prevent a termite infestation. Homeowners in termite-prone areas have to keep an eye out for signs of the wood-eating insects! If you find them in your home already, then they have managed to eat into your home in some way, most likely through the walls or roof area. And although most of the homes on Guam are concrete, these rascals will find a way into yours! Remember, these critters can work from the inside out of a house so it might be hard to tell if you have an infestation. Here are a few signs of to look for. • Wings: Termites shed their wings just after swarming. When the termites are inside your home, they typically shed their wings on windowsills or near lights. • Decayed wood: Termite damage generally follows the grain of the wood. Termites also line the damaged wood with soil. Damage from other sources, like water or fungus, doesn't follow this pattern. • Shelter tubes: Termites will dig tubes up cinderblocks, concrete, brick and other surfaces in order to get to wood. Sometimes, if you break the tubes open, you will see live termite workers in side. Although some of the chemicals that kill fleas and roaches will also kill termites, applying them to a termite infestation requires special tools and training. This is where the need for a professional exterminator comes into the picture. He can determine if there you have a termite problem. Other insects, including some species of ants, can also damage homes (and Guam has a lot of THESE pesky critters). 20 CasaGuam September 2013

Some people may also mistake water damage for termite damage. An exterminator will use tools like long probes, heat sensors, sound sensors, infrared cameras, hammers and drills to look for termite damage. Once the exterminator finds conclusive signs of termites, he may use one of three treatment methods: • Baits are wood, cardboard or other cellulose-containing products soaked in a pesticide. Termites eat the baits and carry particles back to their nests, poisoning the rest of the colony. • Repellents discourage termites from entering a particular area. These can help keep termites from colonizing a new site in your home. • Termaticides kill the termites. Sometimes, exterminators have to pump hundreds of gallons of termaticide into termite nests in an attempt to treat the infestation. Another tactic involves applying an insecticide around the entire perimeter of the home and at every possible termite entry point. This keeps termites from getting inside, and any that are already inside usually die of dehydration. Fortunately, it takes years for termites to do significant damage to a home. So if you discover an infestation on your property, you have time to get estimates from several exterminators. Find out if the exterminator offers a warranty or guarantee on their work and whether you will have to pay for further treatments if the termites reappear.

Curb Appeal Solutions to Termite-Conducive Situations Susan C. Jones, Ph.D., Assistant Professor of Entomology, shares her solutions to some problems one may come across. Problem: Cellulose (wood, dead plant material, paper, etc.) in contact with soil provides termites with ready and unobservable access to food. Solutions: • Keep all wooden parts of the house foundation at least 6 inches above the soil. • Keep mulch levels several inches below the siding and wooden parts of the structure. • Avoid or minimize use of wood mulch next to the foundation. • Remove dead trees, stumps, and roots near the structure. • Never store firewood, lumber, or paper against the foundation or in the crawl space. • Remove wood debris and form boards. Problem: Moisture accumulation near the foundation provides water needed for termite survival. Solutions: • Grade or slope soil away from the foundation. • Divert rain water away from the foundation. - Maintain clean gutters and down-spouts. - Install down-spout extenders and splash blocks. - Use drain tiles if site is flat. • Divert lawn sprinklers and irrigation water away from the foundation. • Promptly repair leaking faucets, water pipes, and air conditioning units. • Use mulch sparingly (no more than 2 inches depth is recommended).

• Do not build flower planters against the house. • Regularly inspect cracks or joints in concrete slabs for evidence of termites. • Install metal flashing when attaching porches or decks (even when using "treated" lumber) to an existing house. • Remove mulch that contacts siding or obscures a clear view of the foundation. • Never install foam board insulation (polystyrene) below grade.

• Keep plants and ground covers 3-4 feet away from the house foundation. Problem: Hidden termite access. Solutions: • Install trellises and trim plants so that they do not contact the house.

Prevention is the first step. So check your window sills, wood decks, roofing, veranda and anything in your home structure that has wood. If you find that you already have these critters living among you, see a pest control specialist immediately and deter from further damage to your property. It will keep you happy and the curb appeal of your home high. CasaGuam.com 21

What Value does a Title Insurance Company provide? By Kim Anderson Young nless you are involved in a real estate transaction, you may not have experience working with a title insurance company. Please let me break down our value into five easy steps:

work with owners to correct the situation. One simple but common example; a previous owner’s mortgage may not have been released when it was paid off. Our escrow officers will contact the previous lender and request a release, which we record and clear the public record. Establish the status of the title. Our title searchers create a “chain of title” by searching land management records for any document that involving the subject property. This will surely contain deeds and mortgages; many also contain leases, easements and judgments by the court. This chain is a chronological list of how the property came to be owned by the current owner and what other interests such as leases or mortgages may currently affect the property. As an independent third party to a real estate transaction, we follow the contract between the buyer and seller, as well as instructions from the lender to ensure the money is distributed as intended by the parties. We ensure that lenders, surveyors, appraisers, Realtors and other contributors to the transaction are fully paid. We search real property tax records and if necessary, pay any outstanding taxes so that the buyer acquires the property without any surprise expenses popping up later. Handle Transaction Management. Escrow officers daily track down payoffs and releases. They juggle collection of executed deeds, mortgages, affidavits and settlement statements. An escrow officer is also tasked with collecting and clearing funds from sources such as the buyer, the lender and when applicable, 1031 tax deferred exchange facilitators. They work closely with the Realtors and lenders to deal with issues that inevitably arise and work to ensure the transaction closes in a timely manner. We insure what we do. AIDS Disclosure and Other Stigmas - Part 2 lthough federal law provide guidelines for handling AIDS disclosures, there are still grey areas surrounding disclosures of other stigmas. When a property defect is physical, disclosure is mandatory in most states. When the defect is an emotional stigma, however, disclosure becomes dependent on materiality. The following guidelines are designed to help a listing agent, when faced with information regarding a potential stigma, determine whether or not a stigma is material to a particular real estate transaction.

A

STEP #1 Determine whether the information is fact or fiction. Investigate the sources of the information, e.g., check newspaper accounts, talk to neighbors, etc. Separate rumor from reality. If the stigma is based on rumor and not on fact, you are under no obligation to disclose. If, on the other hand, the stigma turns out to be factual, e.g. there was in fact a murder, you should proceed to the next step.

STEP #4 Discuss disclosure with the sellers. Go back and talk to the sellers about what you have determined. Walk them through your analysis and show them why this particular factor may make a difference in the sale of their property. If the sellers agree to disclose the stigma, make the disclosure judiciously. It is not necessary to disclose information about a stigma to those who simply express interest in the property. The best time to disclose is at the contract proposal stage. Present the subject as one more relevant piece of information about the property and use simple non-threatening language.

If the sellers disagree and refuse to disclose what you have determined to be a material factor regarding the property, you will need to give up the listing. Because the sellers are your clients, you cannot disclose information that they have specified should remain confidential without violating one of the duties inherent in your agency relationship with them.
