Storage. Put It In Your Must Have’s! hat do i do with all my stuff ? Most home, apartment, and condominium dwellers ask this question more than once after living in the same place. Many are determined that their next place will have more storage!

More storage! First, we all agree there are many “systems” that can bring efficiencies to existing storage spaces. However, the physical size of the storage space can't be changed easily without great cost. When you are considering a rental, purchase or construction of a home, make sure you include "storage" in your wish list. There are many types of storage that you might want to consider. Storage space size will always depend on your needs; don't forget potential future needs in your calculations.
Kitchen Most homes limit kitchen storage to cabinet space. Some homes include a separate walk-in pantry closet. I prefer the latter as this type of space can be repurposed as needs change.
Baths Almost all homes include a small linen/towel storage closet adjacent to the main hall bathroom. Oftentimes this space is inadequate as it quickly becomes the catch-all space for assorted miscellaneous items.
Bedrooms In an ideal world, all bedrooms would include a walk-in closet that could be fitted out with an efficient storage system. Standard sized closets could also be fitted out with similar efficient storage solutions.
General Storage Toys, lawn mowers, pressure washers, pingpong table, and more stuff. In most cases, the typical carport storage closet just doesn't cut it. Consider a separate room off the carport or garage for storage. As needs change, this room could be repurposed for other uses. 4 CasaGuam Januar y 2015
Home Value and More Storage If your home is designed with more storage, buyers will notice. As buyers look at various homes, they note features that match the wish list. They will compare your home to others. That extra storage will get notice and just might be one of the significant reasons that buyer selected your home. Avoid storage wars! Plan ahead.

Hoarding Clutter? Are you or a friend hoarding clutter or just buried in it? While you may think hoarding and cluttering are synonymous, they are actually two different things. One can stem from a serious disorder while the other is many times simply a lack of organizational skills in a very busy life. Here are seven questions that will help you determine whether you or someone is hoarding clutter or simply letting it pile up. What is a Clutterer? You are a cluttering, but not hoarding clutter, even if your stuff has perhaps overwhelmed you, even if you have strong emotional attachments to your possessions, but you still have the ability to get rid of some of your stuff. The big difference, then, with respect to the excessive saving of items, is that hoarders "can't let go of them” while the rest of us can. [Mayo Clinic: Daniel Hall-Flavin, MD] Do You Constantly Acquire Things? Are you picking up items you have no current use for? Do you find that you have duplicates of the same exact object? If you find yourself bringing home items even though there is barely room to walk around your home or even a particular room, you may be a hoarder. A hoarder will buy things even at the expense of food or paying bills. Can You Determine Value? On the one hand, those who are hoarding clutter have a terrible time sorting because they have difficulty assessing the value of an item. This is why many save what most of us would call garbage. They believe that the items they are storing away may have value now or at some future date. On the other hand, clutter collectors are usually more discriminating about the things they acquire and spend more time organizing them for display, even though things may pile up.

Is Your Home Functioning? In other words, can you get to the stove, sink, refrigerator or bed? Here again the two differ. Though buried, if you can function in your home by sitting on the furniture, sleeping in your bed and cooking in relative safety you're not a hoarder. Do You Feel Overwhelming Anxiety At The Thought of Cleaning? When you think about throwing something away, even a scrap of paper, do you feel your anxiety level rising. If you would welcome spare hands, trash trucks and a dumpster with open arms, the hoarding and clutter debate is over, you simply have clutter. Have You Been Diagnosed with OCD? Researchers are finding a decided link between hoarding clutter and obsessive compulsive disorder. Do you need to do anything repeatedly? Counting steps, ritualized hand washing and the absolute compulsion to do any activity a set amount of times is classic OCD behavior. However, not all hoarders have OCD. Collection: Disorganized or Hoarded? Collections are groupings of similar items that you enjoy looking at or displaying in your home. These can easily become simply clutter if, for example, the doll case begins overrunning with figures. But hoards of collections are when items practically take over a room so that you can no longer care for nor display the items. If you can't keep your collection in good repair and are embarrassed to show anyone else, this could be a good indication that you're hoarding not merely cluttering. Final Thoughts Hoarding clutter and simply letting clutter pile up are definitely two very different animals. While you may be concerned that you are going over to the dark side, the questions above should help alleviate some of your fears. About the Author: Steve B. The Difference Between Physical and Legal Access

f you can drive to a property, it has access, right? Well maybe not!
I
It is not uncommon for the physical location of the driveway to a property, to differ from the legal access. Keep this in mind when considering the purchase of a house or lot. Your REALTOR® can provide you with a map of the property that will indicate legal access. In most urban subdivisions it is easy to determine legal access, but if the property is a little off the beaten path, you may need to consult a surveyor to determine the location of the legal access to the property. If the physical access and legal access are not the same, you may need to consider the cost of installing a road to the property within the legal access boundaries. Access, also called ingress and egress rights, fall into a number of categories. The most common of which are: Public Roads These roads are owned by GovGuam and are maintained by GovGuam. Bull Cart trails are unique to Guam in that they provide legal access (and physical access) to many otherwise land locked parcels. Private Roads Families or developers sometimes reserve a road as a right of way for ingress and egress and utility services within a private subdivision and are disclosed by the subdivision map of the property. Maintenance for these roads will ultimately be the responsibility of the homeowners. Easements An easement is the right to use property that belongs to someone else. A right of way falls within the definition of an easement in that it allows another person to travel over your land. Easements and rights of way are usually created by a Grant of Easement instrument, or by a covenant contained in a Deed. In the case of private roads and easements, it is very important to read and fully understand the rights granted. Some may contain restrictions or reversions that may limit or prohibit your free access and use of the easement. 12 CasaGuam Januar y 2015
Unless a specific exception to title is taken, your Owner’s Title Insurance Policy guarantees your right of access to your property. And if there is a problem with access, your title report will disclose the issue so that you can deal with it prior to purchasing the property. But, as I said before, you must have passion if you want to succeed in this industry.” What does the future hold for someone who has achieved the title of Principal Broker at such a young age? Jose reported that he plans to expand the company’s services and develop his certifications. “I want to become more experienced in the different disciplines of real estate.” He noted that he does try to balance work and personal time. When he does have free time, he likes to play tennis and watch new series on Netflix.

It is no surprise that Arnold Jose II would follow in his father’s footsteps. Since the age of four, Jose has been exposed to the world of real estate. He fondly remembers going with his father to meet clients and show properties. Little did he know where this would lead to. Now, at age 22, he is the Principal Broker of Jose Realty, a company that his family started in 1998. Jose is one of the youngest brokers on Guam, if not the youngest. His real estate career started six years ago when Jose was 16 years old. He helped his father after school and on the weekends. “I was going (with him) to all the properties, meeting with clients and shadowing him in all aspects. Gradually, I was able to comprehend everything my father was doing in real estate,” recounted Jose. After completing the prerequisite real estate courses, Jose took the REALTORS® exam at age seventeen and passed the test, but wasn’t able to get his license until he turned eighteen. Afterwards, Jose completed the real estate brokers courses and passed the Brokers exam. “I’m proud to be part of the largest trade association in the U.S. - the National Association of Realtors,” expressed Jose. His longing to be a part of the bigger picture was strong. “I enjoy the opportunity to be a part of the fulfilment of people’s dreams of home ownership. Real estate transactions are one of the biggest transactions that a person makes. I am honored to be a part of a significant event in someone’s life. Being able to assist others in finding a home is rewarding.” Jose shares this advice, “What I learned from my father is don’t be afraid to ask the seasoned REALTOR® for advice on anything. They have the experience. Continuing your education in the field is paramount. There are always new things to learn. Also, it is very important to never get discouraged.” He expressed his feelings about CasaGuam Magazine and uses it as a reference for available properties that he shares with his clients. “I love CasaGuam, especially the informative articles. Simple Steps to Fresh Beginnings By Arlene Taitague Taitingfong he start of the new year may be synonymous for “fresh beginnings” for some of us. What better time to begin “the cleansing” of our homes. Let’s declutter, discover, and discard items we no longer use. When completed, your home will be organized and you just might find something you had hidden in plain sight — space. You don’t have to do the whole house in one day. Many of us may feel overwhelmed when it comes to a project like this. Remember, decluttering is a task that can be fun and easier if tackled one room at a time. If you need help in getting started, try using the Four-Box Method for decluttering a room. First, get four boxes and identify what will go in them: trash, Goodwill/donation, keep, or relocate. Start at one point of the room and work around it. Make sure you give individual attention to every item and DO NOT pass over any item. Once you finish the room, step back and see how much more space you have now than when you started. Big difference! This next step is the creative part! This is where you can reimagine your room and work in storage options. Give your room a makeover with a fresh coat of paint. Take old wood furniture and give it a face lift with a little sanding followed by a stain or varnish. Find or make color coordinated baskets or holding bins that can slide into lower shelf areas of that entertainment center or bookcase. Look on the internet to get inspiration and great ideas! There are many sites one can visit; I like www.bhg.com. There are plenty of other great DIY sites that have ideas for de-cluttering your home. Just do a web search and you’ll be swimming in good ideas

Once you are done with one room, go on to the next and repeat the process. Let’s look at storage options for a moment. Storage solutions come in many shapes, sizes, prices and colors! It’s more than boxes. Offering storage solutions have become big business for some companies. We no longer have to be restricted to the mundane cardboard box. Storage bins and solutions have come a long way. Many work as multifunctional solutions like closet organizers. Then there is the storage solution that is more specific to an item, like shoe shelves or office files organizers. 5 Easy Garage Storage Ideas for Every Home o you dread opening the door to your garage every morning because of all the clutter, or perhaps you have so much clutter everywhere that you can't even use your garage for your car? Garages often become the dumping spot for all things that are big or that you cannot find a spot for within your home. This leads to an over-crowded mess in your garage that can lead to unnecessary aggravation at the wrong times. In this article we will discuss five easy garage storage ideas for every home that will have your garage back in ship shape condition in no time.

Decide on the Perfect Shelving Solution There are two different shelving options you can choose from to store your stuff. You can opt for open shelving which will allow you to see your tubs at a glance and what is inside them; or you can go with the closed storage option which is often more safe when you have little ones. Closed storage means a little extra work getting things out and putting them back again as well as remembering where particular items are unless you label each box.
Hang Things Up on a Peg Board This option is good for those who do not have a large storage space or for those who do like to park their cars in the garage and still have a spot for everything. Peg boards are perfect solutions for hanging up things such as gardening equipment, brooms, sporting equipment, or anything other misshaped tool that doesn't really go with anything. An old trick my dad used was, after he had everything hung and arranged on the pegboard, he then took colored chalk and drew an outline around each item. That way, you can spot the exact place each item gets returned to with just a glance. By using chalk, it can easily be wiped off and shifted somewhere else if you acquire more tools and need to shift the hanging layout in the future. Some people outside the tool with a marker but then you're stuck with that layout permanently. Chalk is still my best choice because it allows for change as tools are added or replaced.

Others prefer to keep all related items grouped together. Only you can decide which option works best for you and your work habits.
Deciding On Whether to Use Bins, Boxes or Crates One of the biggest challenges is often how to organize your garage clutter. If you are just trying to store things you will not be using for a very long time, but don't want to throw out in case you need it, you could use boxes or other containers that seal up well and will protect your items from any type of climate. If you are going to be using your items regularly, you could use a plastic shoebox, or purchase those little clear drawer compartments from a dollar store or Walmart, K-Mart or Target. These are perfect for putting in nuts, bolts, screws or any other odd part you may need for your projects. Be sure you have an organization plan. You will want to make sure that you use large totes or crate-like bins for storing things that may be bulky but not necessarily heavy. Just be careful when you are storing things in large boxes because you may be too tempted to just throw anything and everything you come across in them, which will compromise your plan for organizing your garage.
Storing Your Stuff in the Rafters While the rafters is a great place to get things you rarely use up and out of the traffic pattern, it can also cause your items to become damaged or ruined. If you do want to store your items out of sight, make sure you seal it in a proper container where it will not get ruined by water, mold, or dirt. If it is clothes, you could always buy vacuum seal storage bags. These are great for saving space and protecting your material items. The rafters also need to be kept organized to keep things from falling down at any given time and hurting someone who may be below. There are many other ways that you can organize your garage but the 5 easy storage ideas that we have shared here today should get you on your way planning out how to utilize the space in your garage so that you can have it looking neat and clean in no time. Hafa Adai and a Happy New Year! This is my last column as my term as President of Guam Association of REALTORS® has come to an end. President Ryan De Guzman will now lead the association for 2015. President De Guzman brings to GAR years of real estate experience, knowledge and professionalism. He will, without a doubt, raise the level of service and support to REALTORS®, which in turn, will raise the level of knowledge, service and professionalism that sellers, buyers, tenants and landlords will receive and enjoy. I look forward to working alongside and supporting President De Guzman in 2015 in carrying out his plan and vision for 2015. 2014 was a busy and a productive year for GAR. Its members were involved in community projects such as the Coastal Clean Up, Relay for Life, Salvation Army Food Drive and Red Kettle bell ringing for Toys for Tots. We hosted two community outreach events: Workforce Housing Fair and Symposium and Real Estate Town Hall meetings, the latter which I hope will continue in 2015. We were active politically with round table discussions with our legislature and congresswoman and spoke in favor or against legislation that would affect real property ownership or leasing. GAR will continue to be active in being the "Voice for Real Estate" in Guam. My heartfelt "thank you" to the members of the Guam Association of REALTORS® for your support and participation. Continue to strive to raise your level of education, service, professionalism. Care for your clients and customers in 2015. Be the best that you can be! To everyone on Guam I pray that our Father God in heaven through His Son, our Lord Jesus Christ, bless and keep you and your family well in 2015.
