Miller McCune agreed to answer a few questions for VOICE readers via email in the run-up to opening night.

VOICE: Have you ever produced a musical before?

What part has been fun?

Sara Miller McCune: No, that’s why I arranged for Ken Davenport, a well-known Broadway producer, who has won two Tony Awards, to the be Executive Producer for this musical. I have invested in several of Ken’s Broadway productions, and we have known each other for quite a few years. He has even visited Santa Barbara and made a presentation for guests at my home about show business and the joys of producing.

So far, watching the auditions for the stars in this production has been a delight. I have also enjoyed overseeing arrangements for marketing and sales which are being rolled out now and will continue until we open in late October.

I’d been fortunate enough to see wonderful productions of West Side Story, My Fair Lady, and close to a hundred other musicals, dramas, and comedies. I next fell in love with live ballet performance and saw the first performances brought to New York (in the early 1960s) by producer Sol Hurok of the Leningrad Kirov Ballet, and the Bolshoi Ballet.

I had by then also seen many wonderful performances staged by the great choreographer George Balanchine who had founded and co- presided over the New York City Ballet. I still remember seeing my first ballet – which starred Maria Tallchief dancing the lead role in Stravinsky’s Firebird (before she retired in 1966).

I have always regretted that, so this has been a dream of mine for at least the last five years.

VOICE: How do you feel or think this musical is relevant today?

Miller McCune: Love stories are always relevant for one thing. In addition, the music itself is some of the most beautiful I have ever heard (which is not surprising given that the composer was one of the Russian greats and is often heard in concert). In addition, there is a strong and clever leading woman, as well as a delightful leading man. The fact that there are two love stories doesn’t hurt either.

Los Lobos returns to the Lobero Theatre October 7th and 8th.

ACKSON BROWNE, the kinder gentler rock star next door, articulated a collective truth and emotion when commenting, from the Santa Barbara Bowl stage on September 5th, “I’ve been waiting for this for a long time.” He was speaking on multiple levels, as a part-time local (a Hollister Rancher) who has been playing the Bowl since its “County Bowl” days in the 1970s, but also alluding to his (and our) general long-suffering absence from – and hunger for – the power of live music, more-or-less shuttered by the pandemic for some 18 months, in Santa Barbara as in the known world.

On the same weekend, as if by poetic design, another and more strongly local entity, Toad the Wet Sprocket, offered up a celebratory two-night stand at the everbeloved Lobero Theater, early in September. The band, whose salad days including gigging at the mythic Pat’s Grass Shack in Old Town Goleta, a lifetime ago, delivered a potent dose of their friendly post-alternative rocking sound, with a fine new album, Starting Now, to showcase.

These two local artists somehow officiated over the grand return of live music in town. When Toad leader Glen Phillips spoke about hiking Cold Spring Trail and referenced the Montecito Debris Flow, it felt personal and civically-homespun, after a year-plus of the detached impersonality of screen performances. Even the genuinely-live streamed shows lack the warming reality of live musicians on a stage, with a live audience, mistakes, masks, and all.

In the 805, the fall live music calendar has sprung almost fully to life, despite the lingering trepidations of life during the Delta variant and sometimes controversial policies of masking and vaccination mandates at venues.

The Lobero roster is going strong again (making the scene safe for jazz again, after last week’s potent Pat Metheny + Side Eye concert). The Bowl is midway through its abbreviated season, UCSB Arts & Lectures has launched an ambitious season, and Opera Santa Barbara (one local institution which resourcefully launched projects during the lockdown) launches its season tonight (October 1st) at the Granada, with the mariachi opera Cruzar la Cara de la Luna, performed Friday and Sunday.

When the Music Started to Play (Again)

On the future front, the vital classical organization CAMA (Community Arts Music Association), just today announced its half season starting in January, ending its nearly two-year hiatus. Highlights include Sir Simon Rattle conducting the London Symphony Orchestra (March 24th, 2022).

What better time to launch a new music column, and one with a willfully broad, eclectic perspective? Watch this space for insights and info on the music flow in the 805, from what’s coming to what has gone down, and general and/ or random observations along the way. Once again, there is a lot to talk about when it comes to music in Santa Barbara, thankfully.

We’ve been waiting for this for a long time.

This week’s concert slate spotlights two veteran musical forces. The mystical and mercurial Irish soul man Van Morrison, who stirred up some controversial buzz during the lockdown with his COVID-questioning rants and a testy new album, makes one of his return appearances in the comforting expanse of the Bowl, on Sunday night.

Whatever his mysterious antics and aloof stage manner, Morrison is a reckoning, soulful musical force.

The return of Los Lobos to the Lobero, for a two-night run on October 7th and 8th, carries sitespecific emotional and historic implications.

Now considered one of America’s great groups, the band outta East LA

actually had some Santa Barbara roots during its more folkloric Mexican music era, and the Lobero was an early stomping ground, before global and critical cred came a’calling. In short, any Los Lobos-meets-Lobero occasion is an event.

Behavioral Wellness Reviews Progress and Priorities with County Board of Supervisors

CROSS OUR COMMUNITY, HUNDREDS OF INDIVIDUALS RELY ON SANTA BARBARA COUNTY’S DEPARTMENT OF BEHAVIORAL WELLNESS FOR THEIR MENTAL HEALTH CARE. Fortunately, as the County Board of Supervisors reviewed last week, this support has been expanded through the addition of about 200 beds for mental health services since 2016. Yet for all its progress, BeWell’s presentation revealed that the County still has a way to go before fully meeting capacity goals, especially given the number of people experiencing homelessness in need of support.

In 2016, BeWell set capacity goals for each level of care. Its acute care facilities have largely met these goals by offering up to 34 detox beds and 16 inpatient beds, leaving BeWell in need of three additional inpatient beds.

However, Suzanne Riordan and Lynne Gibbs, representing Families Act and NAMI, respectively, publicly commented they feel even more inpatient beds are required.

“Unfortunately, even though our philosophy, the County’s philosophy now, is that we should put a lot of effort into the lower levels of care to prevent the need for the higher levels of care, the reality remains that the highest level of care is still required and that we will lose people if we don’t provide them,” commented Riordan.

“It’s really important to note that any gaps or insufficiencies along our continuum of care from a facility or program perspective can result in an overuse of a higher level of care or a crisis situation due to the lack of the proper resource that matches the appropriate need for the client,” said BeWell Acting Director Pam Fisher.

Among less intensive levels, BeWell has added 20 crisis facility beds and 94 residential facility beds, with at least 60 more residential beds needed. 68 supportive housing units were developed over the past five years, with 33 more underway. This brings BeWell 85 units short of its supportive housing goals.

BeWell’s care services span four categories: acute inpatient facilities, crisis facilities, residential facilities, and permanent supportive housing. Of these, inpatient facilities have the highest average daily cost of $2,567 per client per night. This cost decreases for less intensive services, with crisis residential units costing $450 and supportive housing running $15 per client per night.

Looking ahead, BeWell’s priorities are developing more residential facility beds, establishing 16 additional Mental Health Rehabilitation Center (MHRC) beds, and exploring funding for an unlocked MHRC to support clients’ transitions out of locked facilities. Further priorities include developing more supportive housing and reviewing youth placement services.

However, perhaps BeWell’s most impactful undertaking will be its efforts to address the incarceration of nonviolent mentally disabled people and meet gaps in care for people experiencing homelessness. On average, 150-250 people with mental illnesses make up the County jail population. According to the County’s Point-In-Time and Vulnerability Index survey of people experiencing homelessness, about 30 percent self-reported severe mental illness diagnoses.

“The conclusion I draw from that is this is really where we want to invest if we want to keep the jail population lower and treat people in a more appropriate setting for their needs,” said Supervisor Joan Hartmann.

According to Fisher, the County’s Community Corrections Partnership still has funding earmarked to establish a forensic MHRC, which would help divert people with mental health needs out of a jail setting.

Fisher further explained that BeWell’s priorities do not have hard deadlines, as they comprise the department’s next five-year plan. Going forward, BeWell will apply for multiple grants over the upcoming five years to support its meeting capacity goals and continue serving the Santa Barbara community.

Community News Community Invited to Provide Input on Mental Health Support Services

O BEST SUPPORT OUR COMMUNITY IN THE WAKE OF THE COVID-19 PANDEMIC, the County of Santa Barbara in partnership with local mental health and wellness partners, has launched an online survey to gather input to help shape mental health and substance use disorder services. This survey follows the County Board of Supervisors’ June authorization of federal American Rescue Plan Act funding to assess mental health needs and create a plan to launch priority services that will support community-wide recovery.

This is the 18th four star rating SFSB has earned in the past 19 years. In addition to this achievement, SFSB was recently awarded its third consecutive Platinum Seal of Transparency from GuideStar, an aggregator of nonprofit information.

Community News Roger Durling Awarded 2021 UNASB Peace Prize

OGER DURLING, THE EXECUTIVE DIRECTOR OF SANTA BARBARA INTERNATIONAL FILM FESTIVAL, was awarded the 2021 United Nations Association of Santa Barbara and Tri-Counties Peace Prize in a virtual ceremony on Tuesday, September 21st. Established in 2017, this award honors individuals within the local community who further the causes of human rights and peace worldwide.

Maria Melo Named 805 UndocuFund Executive Director MARIA MELO is the new Executive Director for 805 UndocuFund, a collective effort by area grassroots to support local undocumented immigrant individuals and families. As a bi-cultural and bilingual Latina immigrant policy professional, Melo will bring more than 20 years of experience in both governmental and nonprofit sectors to this position, including working with the Los Angeles American Red Cross and the Los Angeles LGBT Center.

She is also the former Deputy Consul for Colombia in Los Maria Melo Angeles, and is a Pacific Pride Foundation board member.

Coastal Cleanup Day Removes 6,104 Pounds of Waste

AVING OUR LOCAL BEACHES FROM FURTHER MARINE POLLUTION, more than 1,287 community members volunteered to pick up trash for Coastal Cleanup Day on September 18th. Observed across the state of California, including 28 cleanup sites within Santa Barbara County, Coastal Cleanup Day invites people to unite in caring for our local environment. This year, a total of 3.05 tons of waste — or 6,104 pounds — were collected by Santa Barbara area volunteers.

“This year’s Coastal Cleanup was so inspiring!” said Jill Cloutier, PR Director for Explore Ecology. “I visited Refugio State Beach on Saturday and was amazed to see volunteers there pick up over 485 pounds of litter. It was incredible to see the dedication of the Site Captains and the many community members who chose to spend their Saturday morning taking action.”

Of the 3.05 tons of collected waste, over 5,211 pounds consisted of trash, while more than 892 pounds were recyclables. Across the state of California, with 50 percent of the participating cleanup sites reporting, more than 81 tons of waste has been collected by 21,000 volunteers and counting.

“Saturday was an exciting day at Butterfly Beach,” said Pyp Pratt, a first time Coastal Cleanup Day Site Captain. “I am grateful to the many volunteers who showed enthusiasm and care for the beach and ocean. Together we collected 136 pounds of trash that would have ended up in the ocean.”

Community members who missed Coastal Cleanup Day can still contribute by cleaning up their area beaches, parks, and neighborhoods. They can then record what waste they collect via the Clean Swell app or Explore Ecology’s Google form on their website. COVID-19 Booster Shots Available for Certain Populations

FIZER COVID-19 BOOSTER SHOTS ARE NOW AVAILABLE THROUGHOUT SANTA BARBARA COUNTY for community members who meet the recently announced CDC guidelines. This includes individuals aged 65 years and older, people in long-term care settings, and people between the ages of 50 to 64 who have underlying medical conditions. Individuals aged 18 to 49 years with underlying medical conditions are also eligible, as well as those between 18 to 64 years who experience an increased risk for COVID-19 exposure or transmission due to their occupation.

“Booster shots will become an important part of our local strategy to protect our most vulnerable community members and end the pandemic. Local pharmacies and health care providers are prepared to offer booster doses in your community,” shared Van Do-Reynoso, County Public Health Director. “We want to encourage those who have yet to receive a first-dose vaccine to know that vaccines are still available to you.”

At this time, individuals should receive their booster shots six months after their second dose of the Pfizer-BioNTech COVID-19 vaccine. People who previously received Moderna or Johnson & Johnson COVID-19 vaccines are not currently eligible for booster shots under this CDC guidance.

Keith Moore on 180 Years in Santa Barbara County

ICYCLING THROUGH FIELDS OF SWEET PEAS AND LETTUCE ON HIS GRANDPARENT’S RANCH, Keith Moore grew up with great appreciation for Santa Barbara’s history. A sixth-generation Santa Barbaran, Moore’s ancestors have called this region home since 1840. Now, 180 years later, Moore reflects on how his family contributed to Santa Barbara County’s past through farming, ranching, and its beloved Old Spanish Days celebration.

“Even here in Santa Barbara, the West Coast... does have a rich, old tradition,” said Moore. “And a lot of it back then had to do with agriculture and ranching. In fact, that’s why Fiesta was started, they would come down from the North County and recreate this idealized Old Spanish Days, which is a blend of California and Spain Keith Moore and American Indian traditions... It has its roots in early California agriculture.”

Moore’s family arrived in Santa Barbara County with General Robert Bines Moore, who journeyed west from Ohio to fight in the Mexican-American War. He purchased 17,000 acres of the Fernandez Land Grant in Butte County, California, later being elected as one of the area’s first County Supervisors.

Yet it was General Moore’s decision to also purchase ranch land in Santa Barbara County in 1840 that ultimately led to the family’s centuries-long local residency.

The next generation of the Moore family lived exclusively in Northern Santa Barbara County, specifically in the townships of Surf and Betteravia, which are now considered “ghost towns.” There, along with their children, they continued to ranch cattle and horses as well as cultivate agriculture.

“That’s unusual that each of the six generations have resided the majority of their lifetime in Santa Barbara County,” shared Moore. “Usually people are from here, but don’t stay here.”

Bill and Vivia Whiting Moore, Moore’s grandparents, continued farming at Moore Ranch in Lompoc, where they maintained a dairy, agriculture, and grew plants for various seed companies. They also regularly visited Santa Barbara, staying in the iconic Potter Hotel prior to its burning down in 1921. Today, one of their souvenir plates from the Potter Hotel is included in the SB Maritime Museum’s permanent collection.

In 1924, Bill and Vivia attended Santa Barbara’s first official Old Spanish Days celebration. Almost 20 years later, their daughter and Moore’s mother, Phyllis, became a founding member of the Los Fiesteros dance troupe, the first dance

group to perform at the Santa Barbara Courthouse steps for Old Spanish Days. Today, this tradition lives on through the popular “Las Noches de Ronda.”

Phyllis also went on to portray Saint Barbara for the 1949 Old Spanish Days, and escorted Governor Earl Warren and his entourage into Old Mission Santa Barbara’s Sacred Garden. This was an especially significant moment in local history, as she was the first woman to officially enter this previously male-exclusive space. She was also the final Saint Barbara to appear in the Courthouse’s tower window.

“She told me that it was the last year they did it because one of the trees grew up and sort of blocked that window,” explained Moore.

Ultimately, Phyllis moved away from her family’s tradition of ranching in Lompoc by working as a pharmacist and raising her son, Keith Mautino Moore, in Santa Barbara. Yet as Moore grew up, he frequently visited Moore Ranch, enjoying its history and beauty. After his mother inherited the ranch, Moore helped her and eventually ran the ranch after her passing. Their combined efforts kept it in the family for another 50 years.

Today, Moore works as a fine art dealer and appraiser specializing in Asian art, and holds his graduate degree from UCSB. Ever passionate about honoring history, he has been an active board member for many local organizations, including the SB Historical Museum, SB Trust for Historic Preservation, and the Courthouse Legacy Foundation. When he sold Moore Ranch’s remaining land, he also became a supporter of the California Rangeland Trust, which works to protect and preserve agricultural land.

As Santa Barbara continues to evolve, Moore hopes that its larger community continues to honor their history, especially as plans for future Fiesta celebrations are made. He further hopes people reflect on the important role local agriculture has and continues to play within our community.

Certainly, the agricultural landscape is already very different from when General Moore first explored Santa Barbara County’s beautiful landscape.

Community News COVID-19 Vaccines Now Required of All SB Unified School District Employees

I

N A SIGNIFICANT STEP TOWARD PROTECTING ITS STUDENTS AND EMPLOYEES, the Santa Barbara Unified School District Board of Education voted last week to require COVID-19 vaccinations for all district employees.

This vote amended the board’s previous decision to allow an option for unvaccinated employees to be regularly tested for COVID-19 instead of receiving the vaccine. Now, all employees must receive their first vaccination shot no later than Friday, October 1st.

“As public education leaders, our unwavering responsibility is to the health and safety of children and staff,” said SBUSD Superintendent Hilda Maldonado.

“The availability of a vaccine that combats the virus - along with all other mitigation layers we have in place - will provide us with the highest protection available. For those who continue to hesitate or have doubts about being vaccinated, we are here to listen. We can provide counseling, we can provide one-to-one sessions so that you can learn more about the safety of the vaccine.

We can help you through the process if you’re afraid of getting vaccinated. I understand how difficult this decision is for some.”

As of last week, about 88 percent of SBUSD’s 1,673 regular staff are already vaccinated against COVID-19. Now, all remaining unvaccinated employees must have their first vaccination shot before October 1st and their second vaccination, if needed, by November 1st. However, both medical and religious exemptions will be considered.

“Overwhelming scientific evidence has established that COVID-19 vaccines are safe and effective, and have been authorized for use by the FDA and recommended by the Centers for Disease Control and Prevention,” states the board resolution. “The overwhelming majority of infections are currently occurring in individuals who have not been vaccinated against COVID-19. There exists a health emergency that requires further action to safeguard students and staff against risks of infection, illness, hospitalization, and death from COVID-19. The Board has a responsibility to prevent the outbreak and spread of COVID-19 infections at SBUSD sites.”

Cancer Center Walk/Run to be Held Virtually

ALK AND RUN FOR A GREAT CAUSE THIS MONTH as the Cancer Foundation of Santa Barbara hosts its 29th Annual Cancer Center Walk/ Run between Friday, October 1st through October 17th. Hosted virtually for the second time in the event’s history, community members will have the chance to complete a 5K or a 10K on the course of their choosing, with all funds raised going to support patient supportive care programs and cancer research at RidleyTree Cancer Center. This year’s fundraising goal is to surpass $100,000.

Registration costs $50 per participant, with children aged 12 and under having the option to participate in the Kids’ Fun Run for $20. Individuals will have special incentives if they gather at least $100 in pledges, such as a courtesy car wash from Clean Wave Car Wash, free event registration, and entry into the event’s grand prize and raffle drawings.

Participants can also register as a team, with prizes being awarded to the team that raises the most funds, the largest team, and the “First Place Team” that raises the most money on average per person.

ESIDENTS IN NEED OF FINANCIAL ASSISTANCE DUE TO THE COVID-19 PANDEMIC are invited to apply to the County of Santa Barbara Emergency Rental Assistance Program. Administered through United Way of SB County, the program is available for tenant-households within the county who have an annual income at or under 80 percent of the area median income, faced a loss of income over the COVID-19 pandemic, and are experiencing housing instability or a risk of homelessness. Qualified individuals can apply for rent and utility debt dating back to March 2020.

OCAL CLASSROOMS WILL BENEFIT FROM BETTER SUPPLIES THIS FALL thanks to the success of the annual Back-to-School Drive hosted by the local nonprofit, Teacher’s Fund. Created in 2002 by Village Properties, the Teacher’s Fund is a valuable source of financial support for educators in need of classroom supplies. Now, this year’s students will benefit from the over $62,000 donated by local businesses and community members.

“I’m thrilled students are back in the classroom, alongside friends and the rest of the school community where they learn best and have strong in-person support,” said Village Properties REALTOR Brianna Johnson and event co-chair.

“And I’m so appreciative to businesses and community members who are helping ensure students have what it takes to help make that transition as successfully as possible.”

Funding from the Back-to-School Drive will support teachers’ purchases of new tools, learning materials, and anything else they may need as they further prepare their classrooms for in-person learning once again. Drive contributors additionally sponsored individual teachers’ requests by funding new classroom rugs and work benches, special art, language and math subscriptions, and supplies that will support their new indoor/outdoor learning environments.

O HONOR ITS HISTORY WHILE MOVING INTO THE FUTURE, The Riviera Ridge School (formerly named Marymount School of Santa Barbara) has rededicated the Marymount Meditation Garden as the Marymount Meditation and Heritage Garden. domecíl Presents Elegant, Handmade Home Goods NDERSTANDING THAT IT TAKES A SPECIAL SOMETHING TO MAKE A HOUSE FEEL LIKE A HOME, domecíl is not your traditional home goods store.

Recently opened in downtown Santa Barbara’s Victoria Court, domecíl offers a wide range of lovingly crafted items for every room of the house, as well as handmade clothing. With its commitment to sustainability and supporting artisans from around the world, community members are sure to find unique items they can Stephanie feel good about bringing into their homes.

Payne-Campbell “Living with a handmade item, especially when you know who made it and how it’s made and how much work and care and love goes into it, it really elevates using it, it just makes for a much nicer experience and appreciation,” said owner Stephanie Payne-Campbell.

Raised in Santa Barbara, Payne-Campbell began making her own napkins, linens, and placemats after living in Paris as a young adult. Inspired by the way Parisians utilized cloth napkins that combined functionality with beauty, she eventually began selling her work at various craft markets. After pausing this work to raise her three children, she started making a new series of stylish linen aprons about five years ago, selling her items in stores across southern California, the Bay Area, and Seattle.

She opened her first shop in Los Angeles in September 2019, unfortunately closing it less than

a year later amidst the COVID-19 pandemic.

Luckily, after moving with her family back to Santa Barbara, local business owner Alyssa Habermann invited Payne-Campbell to host a pop-up shop at Folly’s former Santa Claus Lane location. The community response was immediate, encouraging Payne-Campbell to open her own local store.

Now, domecíl contributes to Victoria Court’s intimate feel with its peaceful interior and simple yet elegant inventory. Moreover, in opening her store downtown, Payne-Campbell is helping to revitalize her hometown’s local business scene.

“Growing up in Santa Barbara, it used to be all small independent shops, and it was what you did when you were young in Santa Barbara, you went ‘downtown.’ It was just really fun,” she said, adding that domecíl’s location was originally a sticker and stationary store in the 1980s.

“Alyssa and I both felt like we wanted to be a part of the renewal of downtown Santa Barbara and bringing back small, independent shops to the area.”

Inside domecíl, customers leisurely explore displays of Payne-Campbell’s handmade aprons, home linens, and clothing, along with home goods such as dinnerware, baskets, soap holders, brooms, and more. While there are some other retail items featured in the store, many of its products are handmade, with their makers including people Payne-Campbell knows from Courtesy Photos

her past experiences. Yet many others are created by international artisans, such as incense from Nepal, baskets made by indigenous artisans in the Colombian Amazon region, and bags made by Chilean artists.

“Part of this whole journey for me is to be able to support people who do what they do, who continue their traditions of, for example, basket weaving, or it could be pottery, or it could be woodwork, but particularly basket weaving,” said PayneCampbell. In the future, she plans to host basket-weaving workshops for the larger community in her store. domecíl’s products are further united by their shared commitment to sustainability, starting with Payne-Campbell’s decision to utilize deadstock fabric for her pieces. Many other items also use natural and organic materials, lending to the store’s overall genuine and personal atmosphere.

The film will be released by Netflix, and had the premiere at the Toronto International Film Festival. The Guilty is worth watching due the voice performances, as well as the behind the curtain glimpse at who responds to our emergencies.

Yoga on the Wharf Resumes!

N A QUIET SOMEWHAT SUBDUED SUNDAY MORNING LAST WEEKEND, chilly and covered by a heavy cloud layer, I discovered something that I’d never seen before on the northeast end of Stearns Wharf near the Sea Center. It appeared to be a group yoga session doing what they do best... practicing their healthpromoting yoga poses! On Stearns Wharf. In the open air.

There was something intentional, invigorating, and captivating about this practice that she hadn’t found anywhere else. Smith was inspired to study with Baron Baptista, the source of hot yoga practice, and in the process discovered her passion!

Opening her first studio, Power of Your Om, in Chicago, Smith’s mission was to recreate the invigorating intensity and energy she’d experienced during that ah-ha moment at her first class in Wisconsin. She continued to own and operate the Chicago studio as she moved her life to California, and began to blaze new trails and create new roots. Om #2 opened in sunny Santa Barbara in 2011 to bring this profound practice to the community.

Now into her 40’s as a yogi, entrepreneur, athlete, and now a mother - the craziest Sigrid Toye volunteers for the Breakwater Flag Project. of the Power of Your Om yoga studio, I discovered even more than I’d hoped for. “We are celebrating our tenth year as a yoga studio here in Santa Barbara,” she exclaimed with a great deal of pride. “What you saw was a donationbased yoga class on Stearns Wharf that had been a staple one Sunday a month before closing down as a result of the pandemic. The class last Sunday was our first one since the ending of the coronavirus restrictions,” she added.

Wow! It was indeed a fortunate coincidence that I happened upon Stearns Wharf on that special day.

Hot yoga, as practiced in the Om Studio, is more intense and invigorating as it takes place in an infrared heated room at 95 degrees fahrenheit. “The heat brings you into your body more quickly,” explained Smith, “no warm up needed to begin to feel the results. It’s definitely a more rigorous practice for those who enjoy it and the benefits for mind and body are astounding!”

As a teacher of hot yoga, Smith feels the need to provide all who are willing and able the ability to experience how a physically challenging yoga practice gives access to power, vitality, and freedom in every phase of life. Smith’s interest began during her college years in Wisconsin. “What just

2021 ArchitecTours Invites Community to Celebrate Design Excellence

RANTING SPECIAL INSIGHT INTO LOCAL ARCHITECTURAL BEAUTY AND UTILITY, the American Institute of Architects Santa Barbara Chapter’s ArchitecTours are returning for their 12th season this fall. Hosted virtually between 9am-3:30pm Saturday, October 2nd, this year’s event emphasizes the theme “Design Excellence” by highlighting six unique structures across Santa Barbara, Goleta, and Ojai. In doing so, the organization will showcase projects that reflect 21st century needs and ideals, including demonstrating sustainability and equitable housing solutions.

“We can be really thoughtful and intentional about our responsibility to what it means to live in the 21st century and to not take away from other people’s access when we decide to make something beautiful,” explained ArchitecTours Chair Cash Upton.

“Really having the meshing of sustainability with thoughtful design and really where those two meet.”

Through a combination of live, virtual tours, and pre-recorded presentations with live Q&As, ArchitecTours attendees will be able to hear directly from each project’s

architects and in some cases, its general contractor. Discussions of each project are scheduled throughout the day, offering participants the chance to view all or select tours.

Recordings will also be available to rewatch for four weeks following October 2nd.

“I almost think it can be a little bit more intimate than some past years, because when there’s hundreds of people going through a home, the architect has little time to give to every single person,” shared Upton. “This will be a bit more of an intimate one-on-one where the architect is talking to the participants for an hour.”

Every highlighted project connects back to the concept of design excellence in various ways. For instance, the Thacher School’s Gates Building as well as its Dining Pavilion in Ojai reflect green building and an awareness for combating climate change. The tour of La Rana Canta, a single family home also in Ojai, will beautifully demonstrate building in harmony with nature.

Small, efficient spaces will be celebrated in the tours of an accessory dwelling unit named Casa Pequeña as well as the 800 square feet Mountain Drive Cabana, both located in Santa Barbara. The presentation on Casa Pequeña was also chosen for demonstrating equitable housing solutions by showing ways to add housing density in creative ways. The Santa Barbara Islamic Center in Goleta will also be featured for exemplifying exceptional design work.

HE HOUSING MARKET IS COOLING as is the fall weather. It’s not good news for those needing to live somewhere, given the low for-sale inventory. But interest rates still remain at record lows, with 30-year conforming and super-conforming fixed rates still below three percent and affordable for a majority of home buyers.

The construction of multi-family rental housing is also booming, which is good news for renters. It could bring down rental rates, which have been rising as well. Building more rental

units may be the best way to cure the present housing shortage, given all the constraints in labor, building materials, and the supply of buildable lots.

Total existing-home sales, completed transactions that include single-family homes, townhomes, condominiums and co-ops, https://www.nar.realtor/existing-home-sales, fell 2.0 percent from July to a seasonally adjusted annual rate of 5.88 million in August. Year-over-year, sales dropped 1.5 percent from a year ago (5.97 million in August 2020), the NAR reported.

“Sales slipped a bit in August as prices rose nationwide,” said Lawrence Yun, NAR’s chief economist. “Although there was a decline in home purchases, potential buyers are out and about searching, but much more measured about their financial limits, and simply waiting for more inventory.”

So patience is a virture with the slowing price rises. The median sales price of a single-family home was $356,700, still up 14.9 percent from last August.

“Competition among home buyers has been behind the skyrocketing prices, driving the annual growth rate to a high of 23.6 percent in May. Since June, the rate has been steadily dropping, decelerating to 23.4 percent in June and 17.8 percent in July,” said Shaina Mishkin of MarketWatch.

“The housing sector is clearly settling down,” said chief economist Lawrence Yun, who described the surge of home buying in late 2020 and early 2021 as an anomaly.

Total housing inventory at the end of August totaled 1.29 million units, down 1.5 percent from July’s supply and down 13.4 percent from one year ago (1.49 million), said the REALTORS. Unsold inventory sits at a 2.6-month supply at the current sales pace, unchanged from July but down from 3.0 months in August 2020.

So housing construction will have to play catchup. The good news is singlefamily housing starts on a year-to-date basis are about 24 percent higher than the same period in 2020, the NAHB reported.

percent to a seasonally adjusted annual rate of 1.62 million units, according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau.

The second Calculated Risk graph portrays years of supply and YoY inventory changes in red and blue lines, respectively. In January 2021 they reached a bottom of -30 percent below January 2020 and have been rising ever since.

And help is on the way for renters, as I said. The National Association of Home Builders (NAHB) reports strong multifamily production helped push overall housing starts up in August as single-family starts edged lower due to ongoing supply chain issues and labor challenges.

The multifamily sector, which includes apartment buildings and condos, increased 20.6 percent to a 539,000 pace, whereas single-family starts decreased 2.8 percent to a 1.08 million seasonally adjusted annual rate, but are up 23.8 percent year-to-date.

“More inventory is coming for a market that continues to face a housing deficit,” said NAHB Chief Economist Robert Dietz. “The number of single-family homes under construction in August — 702,000 — is the highest since the Great Recession and is 32.7 percent higher than a year ago. While some building materials, like lumber, have seen easing prices, delivery delays and a lack of skilled labor and building lots continue to hold the market back.”

And though more homes are being built, just 29 percent of sales were for so-called first-timers, the entry-level buyers lowest in age and starting new families. This is the real void looming over an acceptable housing supply.

Unless builders and governments find ways to reduce housing costs, the housing shortage could continue for years and leave a whole generation without the benefits of home ownership.

How Much Space Are You Actually Leasing?

O, YOU HAVE FOUND THE PERFECT SPACE FOR YOUR BUSINESS. It has a great location, ample parking and it is ready to move in. You know how much the rent is going to be on a per square foot basis but you need to determine how big is the space.

This will Brian Johnson, decide SBAOR President what your monthly payment will be. When you ask the property owner how big the space is he tells you it is 1,000 square feet. In your mind, the space does not look that large. You ask the property owner if you can confirm that and he agrees. When you measure the space, you find that it is only around 900 square feet. When you relay this information to the property owner, he states that you have measured the usable square feet whereas he is measuring the rentable square feet. What is the difference and why is there one?

Many methods are used to calculate square footage in commercial leases. Usable square footage refers to the actual occupied area leased. Rentable square footage is the sum of the usable square footage and a portion of common areas and other non-leasable building areas allocated to the area leased (often determined by applying a percentage load factor to the usable square footage). The portion of such other areas to be added to the space’s leased usable

area is negotiable.

The most widely used U.S. standard for measuring office buildings is published by the Building Owners and Managers Association International. First published in 1915, the BOMA Standard has been revised various times to reflect industry changes.

Though widely used, the BOMA standard is voluntary. Property owners may choose not to use it at all or may elect from a variety of versions of the standard to apply.

The selection of the appropriate BOMA standard version to be used is not always straightforward.

More importantly, when property owners and tenants disagree on which standard to use, the difference in rent over the lease term can be substantial.

Since there is no universal industry agreement on measuring and allocating space, it is critical to understand how much space you are responsible for paying rent on before you sign a lease. This is where your commercial real estate agent will be able to guide you through the differences in the types of measurements. They will understand which system a property owner is using and how to negotiate on your behalf to get the best outcome for your situation.

Miller McCune: Back in my early teenage years my mother tried to convince me that I should become an actress or a radio announcer. After trying it for a few years in a rather half-hearted way (including starring as one of the leading actors in an off-Broadway show), I found that as I grew older the “casting couch” became a problem and by the time I was 16 I told my mother that I wanted to go to college and while I would always enjoy watching plays, musicals and films, I did not want to be in any. Then I developed a love for the ballet and ultimately for the performing arts in general which has remained a favorite passion of mine throughout my life.

Miller McCune: I think the only thing I would like to add is that dealing with the Covid-19 crisis has certainly raised more challenges than I had expected. But I am still enthusiastic about the production and I believe that it will be a terrific experience for anyone who is able to watch it. I know I will be looking forward to all three performances personally. I will always treasure this once in a lifetime experience as the producer of my favorite musical for our region.

Artist’s Table Exhibit Celebrates and Supports Museum of Natural History

N A STUNNING DISPLAY OF SANTA BARBARA TALENT, 15 local artists will come together this week to present the The Artist’s Table Art Show between Saturday, October 2nd through Sunday, October 10th. Located in the Santa Barbara Museum of Natural History’s Fleischmann Auditorium, proceeds from the show will support the Museum’s mission to provide educational programming and opportunities to our community.

“The Santa Barbara Museum of Natural History is a wonderful source of inspiration for the next generation “Morning at Leadbetter Point” by Rick Garcia of nature enthusiasts,” said artist Derek Harrison in a statement. “Santa Barbara contains a unique mixture of wildlife and natural beauty unlike any other part of the world. It is a privilege to be able to create works of art that not only showcase this beauty but support the Museum that brings this special place to the masses.”

Kicking off the show will be The Artist’s Table Soiree on Friday, October 1st, a sold-out reception and dinner. Following this event, members of the public will be able to view the featured works of art during the Museum’s regular operating hours, between 10am-5pm Wednesdays through Sundays.

However, to accommodate those who are unable to visit the show in person, the pieces will also be available for viewing and purchase through the Museum’s online store.

With the exception of six works of art that will donate all of their sale prices to the Museum, 50 percent of every purchase will go toward supporting the Museum.

The remaining 50 percent will go to their respective artists. The show’s featured artists and pieces were curated by Event Chair Diane Waterhouse.

“This beautiful and unique event would not be possible without the incredible generosity of all the participating artists,” shared Diane Waterhouse. “All proceeds raised goes to the thousands of children that the Museum serves each year connecting people to nature. It is my honor to curate this wonderful exhibition.”
