Music Academy’s
75th Anniversary Season concludes with new Mariposa Concert Series
IN A RECITAL OF SONG AND ARIAS, Music Academy alumna Michelle Bradley and the Santa Barbara community will reunite as the new Mariposa Concert Series continues, and the Music Academy enhances its yearround programming. An award winning singer, Bradley will perform on December 4th at 6pm in Lehmann Hall.
Part of the yearlong 75th Anniversary Celebration, this Mariposa Concert will shine a light on Bradley, an exceptional artist and the former winner of the Music Academy’s Marilyn Horne Song Competition, in an intimate recital. A reigning diva who portrays Aida and Tosca on the great stages of the Metropolitan Opera and the Lyric Opera of Chicago, Bradley will collaborate with former Music Academy faculty artist Brian Zeger, the artistic director of vocal arts at The Juilliard School. Bradley’s rise to fame has been nothing short of extraordinary, propelled by her award at the Music Academy straight to the Metropolitan Opera.
Bradley, a champion of the Music Academy’s Auxiliary and Sing! Children’s Chorus, performed for them both last year.
Bradley follows Academy teaching artist Conor Hanick, who performed The Book of Sounds by composer Hans Otte in October in the kick-off to the series.
The Mariposa series will conclude with a performance by an Alumni All-Star Cello Choir on Sunday, December 17th, at 6pm in Lehmann Hall.
Mariposa Concerts are individually priced at $55 per concert, or purchase three or more tickets within the series for a savings of $5 per ticket.
While the Mariposa Concert
Series enriches the extraSummer Festival schedule, this year’s entire season, the 75th Anniversary Season, has had many highlights along the way.
With 140 fellows, 60 faculty and teaching artists, and an audience of more than 20,000 the 75th Summer School and Festival was diverse, innovative, and unexpected. Programming included a new Chamber Music Series called Chamber Nights, beloved masterclasses, and the return of the Picnic Concerts, where fellows share their own repertoires. As a gift to audiences, a 75th Anniversary Welcome Concert took place at the Santa Barbara Bowl. Other highlights included: the 75th Anniversary Gala, the year’s signature benefit event where Academy alums Metropolitan Opera star Sasha Cooke and teaching artist pianist Nino Sanikidze were paired in an unforgettable performance under the stars in June.
Before the Summer Festival opened, The Music Academy welcomed back The London Symphony Orchestra for a Residency which took place from March 24th to 27th. Its international partner, the residency included three unique programs in the Granada Theatre, all led by Music Director Sir Simon Rattle. This was a one-ofa-kind collaboration and the LSO’s only transatlantic educational partnership in its history. The first concert was co-presented with the Community Arts Music Association (CAMA). How to Build an Orchestra, a Family Concert created by the LSO, was free
to all children with ticketed adults. The 75th Anniversary Community Concert welcomed 35 Academy alumni “all-stars” to perform jointly with the LSO. Three cohorts of the alumni fellows who were selected for the Keston MAX (Music Academy Exchange) program traveled to London for ten-day residencies in June and November for joint

Music Academy 75th Anniversary Season
Artists premiering works during the 2022 Summer Festival included alum Sasha Cooke (’02), faculty artist pianist Conor Hanick, Mosher guest artists Sō Percussion, and Academy fellows.
And, there were Anniversary Tributes. Signature Visual Artist America Martin created a work inspired by music. During the Summer Festival, a contemporary visual brand identity for the Academy was launched, noting in particular the new name of Music Academy.
with the LSO and Principal Guest Conductor Gianandrea Noseda.
The Innovation Institute challenged Academy artists with a cutting-edge curriculum to address the changes needed for classical music to thrive. The Fast Pitch Awards competition (won by solo pianist Angie Zhang) nurtured experimentation and risk-taking. Access to technology, media training, and dynamic mentors will fuel the future disruptors of our industry and society.
The Summer Festival wouldn’t be the festival without The Academy Festival Orchestra. The Academy prides itself in introducing the world’s leading conductors to the next generation of artists. The Orchestra was led by Teddy Abrams, Stéphane Denève, Hannu Lintu, and Donato Cabrera. Academy alum Speranza Scappucci (’96) was selected to lead the final Festival concert. She made her Met debut this season following an acclaimed debut at La Scala as their first female Italian conductor.
Aother very special highlight of the season was the premeiring of Composer Commissions. Celebrating their 75th by bringing new works to life, The Academy’s commitment to empowering diverse perspectives came to life as the Academy commisioned works by Chris Cerrone, Tom Cipullo, Stewart Goodyear, Robyn Cee Kay Jacob, Molly Joyce, Jessie Montgomery, and Nico Muhly. All works were premiered in 2022 or will be premiered 2023.
Also during the summer, the Lehrer Vocal Institute was named. Thanks to the generosity of a multi-million dollar endowment gift from Shirley and Seymour Lehrer and the Lehrer family to the Innovation and Sustainability Campaign, the Academy’s Vocal Institute was named the Lehrer Vocal Institute. Shirley and Seymour have been engaged with the Music Academy for over 25 years. They generously supported the construction of the Lehrer Studios and provided the lead gift to name the Marilyn Horne Main House. Lehrer Family members supporting this significant gift include Board member Tom Orlando and his wife Ellen Lehrer Orlando, and Karen Lehrer and her husband Steve Sherwin.
A pinnacle for the Lehrer Vocal Institute this summer was the return of a fully staged opera at the Granada Theatre for Pyotr Tchaikovsky’s Eugene Onegin conducted by Principal Opera Conductor Daniela Candillari.
Other highlights include a staging of works by composer Tom Cipullo, and performances and fellow training from guest artist alum Sasha Cooke (’02) and Mosher guest artist alum Susanna Phillips (’02, ’03).
To cap off many masterclasses and performances, Lehrer Vocal Institute fellows performed in a daring new cabaret directed by James Darrah, the Academy’s Creative Producer of Special Projects. The event showcased the $1.65 million dollar technology upgrades made to Hahn Hall’s video, audio, and lighting capabilities, generously funded by the Hind Foundation.
Another local star program, Sing! Children’s Choral Program, returned in full force during the summer season with 200 participants from 30 area elementary schools. A new partnership with the YPC National created a transformative exchange, merging youth from various backgrounds to nurture their talent and creativity through dynamic music making. Young People’s Chorus of New York City’s founder and artistic director, MacArthur Fellow Francisco Nuñez, together with YPC leaders, brought choristers and conductors from all over the country in their YPC National Studio and Lab Programs to perform with Sing! in Santa Barbara this summer.
The Music Academy also presented their Competition Winners Recital Series which included several world premieres. The Music Academy aligned Summer Festival competition winners with notable composers to present
their commissioned world premieres. Funding from an Innovation grant allowed the competition winners to add creative new elements of their choice into the recitals. 2021 Competition winners presented three Competition Winners Recitals at Hahn Hall. Artists from the Duo Competition violist Keoni Bolding (’20, ’21) and pianist Melivia Raharjo (’20, ’21), Solo Piano Competition: Hsin-Hao Yang (’20, ’21), and Marilyn Horne Song Competition: tenor Shawn Roth (’19, ’20, ’21) and pianist Alexander Soloway (’20, ’21) premiered works commissioned for them by Conrad Tao, Tyshawn Sorey, and Carlos Simon, respectively. These three composers represent expansion of the classical genre, welcoming experimentation and improvisation.
On top of all the performances, the Alumni Enterprise Awards granted $75,000 in prizes for the 75th anniversary to four progressive Alumni Enterprise Award projects. Winners will have extraordinary access to industry advisors and entrepreneurial think partners who will help guide their work to success.
Another exciting 75th Anniversary year development took place among Music Academy supporters as the Women’s Auxiliary Became the Aux For All, in a gender-inclusive re-organization.

Mental Wellness Center to host Author Ken Duckworth for a Q&A and Book Signing
UNDERSTANDING THE QUESTIONS, LOGISTICAL STRUGGLES, AND UNIQUE ISSUES facing individuals and families seeking to address mental illness, Ken Duckworth, MD, is offering important insights. The Chief Medical Officer of the National Alliance on Mental Illness (NAMI), Duckworth penned You Are Not Alone: The NAMI Guide to Navigating Mental Health - With Advice from Experts and Wisdom from Real People and Families. The book acts as a comprehensive guide to support all people on their mental health journeys.
This Saturday, December 3rd, Duckworth share a Q&A session and book signing from 3pm to 5pm at the Mental Wellness Center, 617 Garden Street. Free and open to the public, the event will feature holiday refreshments. The event is co-hosted by NAMI Santa Barbara County.
“You Are Not Alone: The NAMI Guide to Navigating Mental Health - With Advice from Experts and Wisdom from Real People and Families is the answer to the prayers of millions of people who are living with mental illness and their families and friends — who are often unsure how to navigate this system, deal with financial and logistical issues and handle the emotional challenges of mental illness,” said former Santa Barbara County NAMI Board Chair George Kaufmann whose story, along with his son’s is featured in the book.
You Are Not Alone marks NAMI’s first book. Written by Duckworth, the book draws from the expertise of a leading psychiatrist and the empathy of a family member affected by mental illness to address a wide range of topics. Issues explored include how to search for and receive help, pathways to recovery, and larger social issues such as the intersection of culture and mental health.
Readers will discover the stories of over 130 people who have “been there” — including people with mental illness, their families, and caregivers. These testimonies
provide a personal angle that distinguishes it from other mental health guides.
“This book is about sharing wisdom from those who have been through the mental illness journey,” said Kauffman. “My son Patrick has been my greatest teacher and the more than two decades that he has spent pursuing his recovery has taught me what recovery is and allowed me to share that with others. This has enriched my life in ways I never could have anticipated. The people I have met on this journey have improved my life and given me profound appreciation for those who struggle with mental illness and for those who love them. It was an honor for us to share our story in this invaluable book.”
The book has gained great critical acclaim from professionals as well as readers.
“In this invaluable book, Dr. Duckworth amplifies the voices of real people who have dealt with mental illness, both doctors and patients,” stated Andrew Solomon, author of The Noonday Demon. “His crowd-sourced method will help people facing similar challenges feel connected to a vast community. If you read this book, you cannot feel alone in your struggles.”
All book royalties will go back to NAMI to support its mission to support all Americans affected by mental illness. To learn more about this event and the Mental Welness Center, visit www.mentalwellnesscenter.org
THE BEAUTIFUL SUGAR PLUM FAIRY, AND A VALIANT PRINCE with Tchaikovsky’s wonder-inspiring music, The Nutcracker has enchanted audiences worldwide for over a century — and Santa Barbara is no exception.
Every weekend leading up to Christmas, local dancers of all ages will bring Tchaikovsky’s unforgettable music to life, gracing the Arlington Theatre, Granada Theatre, and the Marjorie Luke Theatre with regional and international talent.
“I think The Nutcracker as a whole gives the message of hope in the future,” shared Valerie Huston, State Street Festival Ballet Interim Executive Director and Resident Choreographer. Currently, Huston is working to bring The Nutcracker to the Arlington Theatre.
This year, four guest professional dancers from the San Francisco Ballet and the Dance Theater of Harlem will join the Santa Barbara Festival Ballet for its 47th performance of The Nutcracker at 2:30pm & 7pm on Saturday,
December 10th, and at 2:30pm on Sunday, December 11th.
Hosted with live orchestral accompaniment made up of community talent, the performance will be rounded out by dozens of dancers from UC Santa Barbara and Santa Barbara City College. Santa Barbara High School senior Anya McCue, who has been dancing since she was three years old, will portray Clara.
“We have the tiniest little gingersnaps all the way up to dancers who are pre-professional, so it’s a great sense of community,” said Huston.
This season also marks the return of State Street Ballet’s The Nutcracker, to be performed at the Granada Theatre at 2pm and 7:30pm on Saturday, December 17th, with a 2pm matinee on Sunday, December 18th. Now in its 23rd year, the company recently completed a tour of the show choreographed by Executive and Artistic Director Rodney Gustafson across the northwest United States.
This December’s performance will be especially meaningful for many students. For the first time since the pandemic, 150 young dancers from the State Street Ballet Academy will join the more than
“I believe the ballet has persisted as a holiday tradition around the world because it is a timeless story about the magic of childhood, the enchantment of dreams, power of imagination, all tied together by the iconic score by Pyotr Tchaikovsky,” shared Megan Philipp, State Street Ballet Rehearsal Director, and a Nutcracker choreographer.
Students Olivia Pires and Sophia Kanard will star as Clara, respectively, for afternoon performances, with SSB company member Emma Matthews taking on the role for
Saturday night’s show. The Opera San Luis Obispo Grand Orchestra will accompany each performance.
“Dance is also a universal language and such a beautiful way to bring the world together during the holidays,” Philipp continued. “From the moment the orchestra begins to play and Clara appears, we are all transported back to our experiences with this ballet as children. Those feelings and moments are magical. I don’t think the holidays would be the same without this production.”
Additional, student-driven Nutcracker performances will grace local stages, beginning with the Goleta School of Ballet at 3pm on Saturday and Sunday, December 3rd and 4th at the Marjorie Luke Theatre. Audiences searching for an abridged version can also enjoy Westside Dance’s Nutcracker Sweet at the Marjorie Luke Theatre at 4pm on Saturday and Sunday, December 10th and 11th.

Golf Max: All Things Golf For Everyone
By Daisy Scott / VOICEWHEN ALEX BOLLAG LEARNED THAT SANTA BARBARA’S ONLY GOLF STORE, Golf Klub, was set for retirement, he knew he had to step up to the tee. Drawing from his experience as a golfer and customer, Bollag has taken on the Loreto Plaza gem, renaming it Golf Max. The store provides personalized service, a golf simulator, and an expanded inventory, making it a one-stop shop for all of Santa Barbara’s golfing needs.
“I want to carry pretty much everything you need,” Bollag said. “Even if you’re somebody who’s brand new at golf or if you’re really adept and you need something really specific, I’m sure we would have it.”
Born and raised in Santa Barbara, Bollag began golfing when he was ten years old. While he was initially hesitant due to the sport’s slow pace, he quickly fell in love with it through learning to play with his uncle. By the age of twelve, Bollag became a faithful Golf Klub customer.
He rekindled this passion when he returned to his hometown after graduating from Chapman University in 2020, turning to golf as a way of safely enjoying the outdoors amidst the pandemic. As he worked toward earning his PGA membership to teach golf, Bollag began learning more about the sport and the technical and repair aspects of it from Golf Klub owner Tom Noyes.
When Bollag learned that Noyes was planning to retire, he jumped at the chance to take over the store and continue providing in-person shopping experiences that help people realize what equipment will best support them.
“Golf is one of those things that’s kind of like shoes, you have to try it and really feel it to know if you like it or not,” explained Bollag. “Most people never fit a standard club.”
Over the past two months, Bollag has worked to develop Golf Max into a comprehensive retail experience, installing a new putting green for customers to try out various clubs, as well as a new golf simulator for people to learn more about their swing.
This simulator acts as a virtual golf course, inviting people to hit golf balls into a screen so a computer can provide a breakdown of speed, spin, and other details. These resources prove especially
useful for Golf Max’s custom fitting services, which are available by making an individual, in-store appointment.
Beyond these handson experiences, Golf Max provides a wide selection of clubs, tees, golf balls, and accessories, such as bags, fun club covers, and tools including shot scopes and rangefinders. Recently, Bollag has expanded the number of companies the store features, including Cobra, Srixon, and LAB putters.
The store has also increased its clothing inventory, incorporating more women’s styles along with more vibrant fashions. Customers can discover brightly patterned shirts alongside more traditional golf wear, with a wide range of shoes, sunglasses, hats, jackets, and more.
“Golf has gotten a little bit more colorful, and I’m here for it really,” remarked Bollag.
Looking ahead, he hopes that Golf Max serves as a resource for all golfers, regardless of their experience level.
“I hope people come in and are not afraid to ask any questions,” shared Bollag. “For people who are especially newer golfers, who are maybe not too familiar with verbiage or club manufacturers, don’t hesitate to come in and just ask questions.”

THE LATEST ADDITION TO OUR FAMILY was born in the bushes behind the laundromat or is a stray abandoned by his once-upon-a-time owner. The famous, “He followed me home, can I keep him, Mom?” rescue dog is special!
Tucker is his name and he’s been with us only a very short time, but I can tell you it’s been a most amazing experience. Watching him and learning his language gives real meaning to the old saying: ‘actions speak louder than words.’ His behavior tells us more about him than words ever could –and what a learning experience this is!
Last weekend was Tucker’s first trip to the harbor, and since he’ll most likely be spending quite a bit of time down at the waterfront, I figured it might be a good idea for him sniff around and add that location to his vocabulary. Hopping out of the car, the sniff-fest began on Stearns Wharf as we criss-crossed our way to the end of the pier. Still reluctant to approach strangers, he chooses to slowly scoot his way to the tips of their shoes and look up at them with soulful eyes.
Tucker’s first customers were a couple of ladies who themselves had rescue dogs at home and were giving me hints as to how to introduce a new four-legged guy to a new life, as crowds gathered.
Soon Tucker was sitting inside a circle of onlookers adding their advice and stories to the conversation. I’m sure that no one living in this town finds it surprising that Santa Barbara is the most doggie friendly place ever… really, everything one needs to know about our community!
To be honest, although over the years we’ve had many ‘rescues’ in our family, most came to us easily either through a veterinarian’s office, abandoned at the front door, given to us by departing friends or previous residents of our homes. Whether dogs, cats, horses, pet birds, or rats, very few were ‘store bought.’
After losing our almost 18 year old Jack Russell terrier not long ago, things got kinda lonesome. For the last three months visiting (well, practically!) every shelter in Santa Barbara and Ventura County, Tucker finally appeared sitting in my lap and looking at me with those eyes. Apparently he’d been mishandled in his previous home, dropped on his head by careless children, possibly abused by others, and consequently returned to the dog shelter after several months. Between his backstory and those longing eyes needless to say, I was a goner!
Since our Stearns Wharf visit turned out to be such a success, I thought maybe it would be a good idea for the two of us to try the harbor walkway for a look-see. It was crowded and Tucker didn’t seem quite ready for that much of a new experience, so we headed to the relative calm of the Maritime Museum. Sauntering back to the combined offices at the rear of the museum, the two of us were greeted by most of the executive staff who welcomed the Little Guy with open arms. Also known as the ‘dog whisperer,’ Lis Perry, Education Director was the first to
provide him with a doggie treat by hand. But it was with Emily Falke, Director of Collections & Curator, herself a huge rescue dog advocate with a couple of her own, where Tucker planted himself for a conversation. Others came and went during our visit and, to my surprise, he seemed quite at home. His body language indicated new friends had been made and his return would be welcomed.
Leaving the museum and back into my car, that puppy crashed! He was advertised to be about three years old. If that’s indeed true, then I’m 125! If he’s even made it to 24 months, I’d be surprised. That puppy energy tells me more about his age than a lucky guess. Just a reminder that there is still a great deal more to discover about him.
Running through my head is a song from the Rogers and Hammerstein Broadway musical The King and I....“Getting to know you... Getting to know all about you... Getting to like you... Getting to hope you like me.”
That’s our new pooch!

Navigating Grief during the Holidays
Dear Friends,
Every year, Hospice of Santa Barbara (HSB) brings the communities of Goleta, Santa Barbara, Montecito, and Carpinteria together for their Annual Light Up a Life to remember and honor those missed during the holiday season. The holiday season can stir up a range of emotions, including joy, stress, sadness, and everything in between. For those preparing to navigate the holiday season without cherished loved ones, this time of year can be even more difficult and HSB honors them every year with Light Up a Life.
CEO Hospice of SBHospice of Santa Barbara would like to offer the community some tips about how to manage the holidays if you, or someone you know, is having a challenging holiday season because of the loss of a loved one. We also strongly urge the community to come out to one of our annual Light Up A Life holiday celebration.
Navigating the Holidays While Grieving
If you or someone you know is grieving the death of a loved one this year, it is important to review expectations for the holiday season to recognize and avoid potential emotional pitfalls. This is the time of year that is incredibly sensory with music, sights, and smells that, in ordinary times, would lift the spirit and bring a sense of joy. For someone grieving these things can trigger feelings of sadness, loss, emptiness, and anxiety.
Hospice of Santa Barbara would like to offer useful tips that may help alleviate some of the complex negative emotions associated with missing a loved one during the holidays.
Plan Ahead
The season is often filled with traditions and gatherings of friends and family. Consider what may be expected of you, socially and emotionally, and your hopes for this season. Reflect by yourself and with your loved ones about which traditions you wish to continue and those you may want to change or skip this year.
Inform Others of Your Needs
As you grieve during the holidays, well-meaning friends and family may try to tell you what they feel is in your best interest. It is important to focus on what is best for you. As you become aware of your needs, share them with friends and family. Be specific with them about your preferences and desires and let them know if those needs change.
Be Aware of Limitations
Grief can consume most of your available physical and emotional energy no matter what the season. The holidays place additional demands on your time and emotions. Respect what your body and mind are telling you. Be realistic in the expectations you hold for yourself.
Reduce Unnecessary Stress
The holiday season can bring additional stress. It is important to be aware of your limitations, so you don’t overextend yourself. Consider changing your surroundings, rituals and/or traditions to reduce stress. Limit social and family commitments to suit your available energy. Re-evaluate priorities and forego unnecessary activities and obligations. Keeping busy may distract you from your grief temporarily, but may actually increase your stress in the long run.
Talk About Your Grief
It is important to identify friends and family who encourage you to be yourself and accept your feelings, both happy and sad, without judgement. Be open to expressing your feelings of grief as sharing your feelings may help lessen the pain.
Be Gentle with Yourself
The combination of a holiday and a loss naturally results in looking inward and thinking about where you have been and where you are. Be gentle with yourself as you think about the true meaning of the holidays. Find things around you that you are thankful for, even if they are small things. Accept the ups and downs you may experience. If you feel sadness, feel sadness. If you feel joy, feel joy. Keep taking deep breaths and take each moment as it comes.
Healing Rituals
Memories were made in love, and memories are what keep you connected to your loved one during the holiday season. As you share memories, keep in mind that memories can bring feelings of both happiness and sadness. Allow yourself to feel your feelings. The following are ideas that may bring you comfort as you remember your loved one:
Decorate the tree with family or friends
Place a wreath at your loved one’s gravesite
Choose a candle or flower to be placed at the table as a remembrance
Make a loved one’s favorite meal
Place written memories in a box to be shared when family is together

Light Up A Life events
This year, Light Up a Life is back in person and will host four ceremonies, featuring speakers, poetry, music, refreshments, and the lighting of a memorial tree. There will also be a spiritual reflection at each ceremony led by HSB’s spiritual counselor, Kristen Rohm. Guests can also hang one or more stars in memory of a loved one who has died or in honor of someone living. The Trees of Remembrance will remain lit at each site through the end of the year.
Emcees include Steve Jacobsen, Marybeth Carty, and Reverend Julia Hamilton.
Poets include Past Santa Barbara Poets Laureate Laure-Anne Bosselaar (2019-2021) and Chryss Yost (2013-2015), along with Ron Alexander, Patricia Bower, Patrice Handley, and Elizabeth Link.
Musicians include Dos Pueblos Jazz Choir and Cold Springs School Chorus.
Locations include:
Santa Barbara (Lobero Theatre) - Sunday, December 4 at 6:00 pm
Montecito (Upper Village Green) - Wednesday, December 7 at 4:30 pm
Carpinteria (Seal Fountain) - Saturday, December 10 at 5:30 pm
Goleta (Camino Real Marketplace) - Sunday, December 11 at 5:30 pm
Additional stars and refreshments will be available 30 minutes prior to each event.
In addition to the four in-person ceremonies, HSB can also dedicate a star to a loved one on their Virtual Tree of Remembrance. For a suggested donation of $15, folks can dedicate a digital star(s) with their loved one’s name, photo, and a special message. Additionally, you will receive a paper star(s) that you can hang at one of the 4 traditional Trees of Remembrance throughout the community.
Light Up a Life is such a memorable tradition we have every year where we continue to share our grief for those we miss. We are extremely happy to be back in person this year. We hope to see you at one of the four locations as we honor those missed this holiday season.
All events are free. To learn more and dedicate a star to a loved one in person at one of the four locations or on the Virtual Tree of Remembrance, please visit: hospiceofsb.org – Interpretación Simultanea Al Español Disponible
Be well,

Record Amount of Housing Under Construction
THERE
By Harlan Green, Special to VOICEARE A RECORD NUMBER OF HOUSING UNITS
UNDER CONSTRUCTION, in part because of pandemic delays in construction (e.g., material shortages), but also because home sales have fallen sharply since the Fed’s rate hikes.
This is causing housing prices to moderate, a leading sign that inflation will also begin to decline more quickly.
Calculated Risk’s Bill McBride says that last week, the National Association of REALTORS® (NAR) reported that median house prices were up just 6.6 percent year-over-year (YoY) in October. This is down from the peak growth rate of 25.2 percent YoY in May 2021.
And, Case-Shiller reported that the National Index was up 13.0 percent YoY in August, down from a YoY peak of 20.8 percent in March 2022.
This hasn’t stopped builders, however, who seem to be anticipating higher home sales next year. This should continue to moderate housing prices that have been rising in double digits until recently.
Privately‐owned housing starts in October were at a seasonally adjusted annual rate of 1,425,000, according to the Census Bureau. This is 4.2 percent below the revised September estimate of 1,488,000 and is 8.8 percent below the October 2021 rate of 1,563,000. Single‐family housing starts in October were at a rate of 855,000; this is 6.1 percent below the revised September figure of 911,000. The October rate for units in buildings with five units or more was 556,000.
Apartment construction is out distancing single-family construction because so many cannot afford to purchase in this interest rate environment. The 30-year conforming fixed rate is still hovering around six percent and the five-year fixed rate ARM at 5.5 percent making it slightly more affordable.
Existing-home sales faded for the ninth month in a row to a seasonally adjusted annual rate of 4.43 million, according to the NAR. Sales fell 5.9 percent from September and 28.4 percent from one year ago. Prices are moderating, with the median existing-home sales price up to $379,100, an increase of just 6.6 percent from the previous year, vs. double digits raises in the past year.
Another reason for the high construction inventory is that the inventory of unsold existing homes is still low historically. It slipped for the third consecutive month to 1.22 million at the end of October, or the equivalent of 3.3 months’ supply at the current monthly sales pace, when it is four to six months during normal times.
“Inventory levels are still tight, which is why some homes for sale are still receiving multiple offers,” Yun added. “In October, 24 percent of homes received over the asking price. Conversely, homes sitting on the market for more than 120 days saw prices reduced by an average of 15.8 percent.”
Much also will depend on the Fed’s actions. It’s a toss-up just where interest rates will be next year. The Fed’s latest minutes telegraphed smaller rate hikes looming as inflation subsides and Nobelist Paul Krugman has been saying that he doesn’t see interest rates remaining high over the longer term as producers continue to ramp up production to meet the supply shortages.
Neither do home builders, apparently. There is still a tremendous pent-up demand for housing, whether it’s rentals or owner-occupied, as builders are also playing catchup from the supply shortages caused by the busted housing bubble.
This should make any recession caused by the Fed’s rate hikes short and mild.

This Holiday Season...
You Can Invest in Local Young People
by Providing Scholarships and Places for the Community to Gather.
Providing Scholarships
PARC is committed to ensuring high-quality summer camp experiences are available to all families, not just those who can afford them. This year, donor support allowed us to award 151 scholarships to cover over $50,0000 of summer camp costs for local families. We were also able to help fund 9-weeks of free childcare for almost 500 participants through the Parks and Recreation Department’s annual Summer Fun program.
Youth and Art Programs
Over the past 20 years, the Santa Barbara Arts Alliance program has provided free art-based mentoring to over 700 youth at risk of violence. This year, the California Park and Recreation Society recognized the program with their annual Creating Community Award of Excellence for its significant impact on the City of Santa Barbara. PARC is proud to support the critical work of the Arts Alliance by providing funding for supplies and stipends for youth artists.

a portion of all sales from the show will benefit a nonprofit environmental organization - this time the UCSB Natural Reserve System.
Artwork will highlight the diversity and spectacular beauty of the seven UC Natural Reserve System sites managed by UC Santa Barbara. They include coastal, wetland, oak woodland, and mountain systems that support wildlife, migratory birds, diverse vegetation, and research.
SCAPE celebrated its 20th anniversary this fall with a
luncheon attended by 60 current and former members on a ranch in the Carpinteria foothills, including members of the founding board of directors. Over the past 20 years, the group of landscape painters has raised more than $200,000 for more than 25 local nonprofit groups working to protect the environment. To commemorate these achievements, the organization made a $500 contribution to its first beneficiary from 2002, the Environmental Defense Center. Linda Krop, Chief Counsel and Acting Executive Director, sent her appreciation for this “very unexpected gift,” adding “We greatly appreciate your support
and all that you do.”
During the anniversary celebration, renowned landscape painter Marcia Burtt performed a demonstration, creating a beautiful oil painting of the vista from the ranch, while guests enjoyed a buffet luncheon and shared stories from the past 20 years.
