Welcome to the 2014 Sunset Idea House | One Eleven South Meadows Avenue One Eleven South Meadows Avenue in Manhattan Beach was selected by Sunset Magazine as the site of the first ever IDEA HOUSE in Southern California; specifically the Los Angeles area. Sunset decided to focus this year on Los Angeles because it is a “diverse destination that attracts people from all over the world . . . with vibrant mini-cities and communities.” The community of Manhattan Beach was chosen as the “ultimate Southern California beach town and one of L.A.’s favorite oceanfront destinations.” Hailing from the G9 Development Signature Collection of Distinguished Properties and built by Mike Davis Custom Homes, this landmark home showcases the very latest in cutting edge home efficiency systems and design concepts, earning the prestigious title of the 2014 Sunset Magazine Idea House.

ISC interiors of Los Angeles was selected as the lead interior design team on this project. Coming to this distinguished Tomaro Design Group architectural plan with a new perspective, the DISC design team opted to re-assign the use of the floor-plan we are most familiar with here in Manhattan Beach. The interior designers at DISC have literally re-assigned how we use spaces that are typically found in floor plans commonly built here in Manhattan Beach over the last 10-12 years. They have taken the concept even one step further past the traditional, formal dining rooms creating instead a “social house” setting with a beautiful, long artesian table as a focal point for elegant communal dining, yet paired with humble, casual seating. A pair of simple but statuesque windows embraces the area where traditionally a fireplace would anchor as a focal point in a formal living room. What we traditionally understand as the dining room has instead been transformed into a family gathering space that serves as a natural overflow from the newly established formal dining space to the East. The DISC designers have carried the conversation out of the dining area into a cozy and functional gathering space. The blend of textures between these rooms connects them while also establishing very distinct rooms of the house.

he kitchen seems to have been quietly put away in this home, with appliances blending seamlessly into the backdrop and the focus being on the kitchen playing an essential role in the overall design with less attention on its true function as a workspace. Don’t confuse the thought: the dual dishwashers, fully extending soft-close drawers and what the designers are calling a “mixology room” [formally known as the butler’s pantry], along with energy saving state of the art appliances (and more) lend to nothing but an ultramodern, cutting edge culinary environment.

Living Room The designers have placed the emphasis on the formal entertaining here in what we are apt to call the family room. We could now call this area the “formal living room”. Though outside of what we are accustomed to, it makes perfect sense in the Idea House; the outdoor space could easily accommodate a proper cocktail party as well as it could be downshifted to a low-key birthday celebration, thus utilizing the “formal space” on a day to day basis more regularly than we tend to do now in similar floor plans.

“By drawing the formal living and entertaining spaces to the West end of the house, this not only invites the kitchen in as part of an essential interior design element, but almost seamlessly transitions formal entertaining as part of an outdoor experience as well.”

Luxury. Seclusion. The Best In Entertaining. Out Of The Private Eye While Offering A Very Social Landscape The entire landscape design incorporates the 1st ever installation of Sunset’s 2014 Western Garden Collection and is intended to be low maintenance, sustainable, drought responsible and visually glorious all at the same time. In front of the decorative and functional gabion planters is a large area of lush red fescue, is referred to as the “no mow” lawn. The grass grows in lovely wave patterns, requires minimal trimming, and it only needs deep watering once a week. The entire backyard is designed to only require a once a week deep watering in order to stay lush, thus fulfilling the sustainability requirement set forth by Sunset. It’s a very water conservative design, with virtually every bed on a drip or bubbler system. The landscape design was required by Sunset to incorporate the use of edibles. You will find living gardens in the standing gabion planters, living wall planters full of herbs, and dwarf, hybrid citrus trees that each bear Valencia Oranges, Meyer Lemons, Bearss Limes, Minneola Tangelos and Washington Navel Oranges! Opposite the pool are two single citrus trees that bear grapefruit. (Perfect for homemade sangria in the backyard by the pool.) As they worked with their hardscape plan, the designers at Masterpeace Gardens continued to compliment the clean, bold lines of the house as they created a backyard that was more of an entire outdoor living room than simply a “backyard”. he designers at Sunset Magazine and Masterpeace Gardens have truly created a private oasis right here in the heart of the LA beach scene. In a beach town, land is a coveted commodity and the use of space in this yard cannot be overlooked. Combining shaded seating and dining areas with a sunken conversation pit accented by living gardens truly lends to calling the entire yard space and “outdoor living room. The landscape designers at Masterpeace Gardens opted to create an experiential space by changing the elevations throughout the backyard, giving it the feeling of acting as the grounds of a sprawling estate-style home Sitting only 4.5” down into the lot, the pool is outstanding in its concept. The brain-child of master pool contractor, Kevin Cobabe of Dynamic Pool & Spa Construction of Redondo Beach, this

feature breaks all the bounds of traditional backyard recreation. It is a powerful, progressive design that draws the eye to the full extent of the lot and engages the senses on many levels. As beautiful a setting as any luxury resort and offering a lesson in contrasts; rather than being sunken down into the lot and drawing a proverbial line in the sand where one’s yard ends and the pool begins, this elevated design pool not only functions as recreation, but as an artistic water feature that commands attention. The infinity edge pool and spa stands stately above ground, skirted by a recirculating water trough that allows the pool to act as a waterfall. Step right into the shallow Baja sundeck area where you can sunbathe in the cool water or engage the cascading fountains to transform the pool into art.

verlooking the splendor of the backyard, the master suite faces West and captures the beauty of our spectacular Southern California sunsets. An oversized master deck extends the indoor/ outdoor living experience to the upper level of the home. Vaulted ceilings and corner windows create an environment washed in natural light. White French oak floors stretch out, carrying the eye to the backdrop outdoors.

The room is constantly monitored by the Mitsubishi Electric HVAC system that reads the environment of the room and makes automatic adjustments to regulate optimal temperatures for optimal enjoyment of this comfortable yet impressive suite. A barn door opens to the luxurious master bathroom with matching bamboo vanity stations, deep walk in closet, oversized rain shower, and elevated soaking tub. The designer floor tile is each individually handcrafted and produced by artisans at Sabine Hill and was sourced from the Filmore Clark tile showroom in Los Angeles.

Kohler brand’s top-of-the-line Numi commode is a touchless model featuring a motion-activated cover and seat, built in deodorizer, nightlight, seat & foot warmers, and even plays the morning news or your favorite music. The unit converts to a bidet (with personal dryer) all at the touch of a button.


The Bedroom Suites Two additional large bedroom suite accompany the master bedroom on the Western end of the floor-plan with a 4th bedroom on the Eastern wing of the house and a 5th guest suite or office with en suite bath on the main level of the home. The laundry/utility room is conveniently located on the same level as the main bedroom suites and offers built in laundry separation compartments, a folding table, and ironing station. The guest suite on the main level and the north western upper bedroom suite both feature custom wall treatments designed exclusively for the Sunset Idea House by artisans from Londubh Studio. They utilize non-toxic, low/zero VOC water based products and quickly transform each room into commissioned art pieces. Smith and Noble paired with the designers at DISC to create a collection of luxury linens first showcased here at the Sunset Idea House. All custom window treatments remain with the home. Each room was uniquely designed to celebrate light and air, incorporating a blend of formal textures and inspiring colors that bring the softness to the strength of the clean lines within the home. Observe how the trim on the master suite curtains compliments the application of shadow molding found throughout. An abundant application of oversized large skylights by celebrated architect, Louie Tomaro, invites the use of natural light throughout to reduce the use of power while also flooding the home with a dramatic earthy atmosphere. For evening use, the designer light fixtures individually selected by the DISC team as part of the design scheme of each room. Seamless trim recessed LED lights operating on as little as 14 watts provide energy efficient lightscapes throughout, all tied to the VANTAGE home automation system. The state of the art lighting package combined with all decorative fixtures is valued at over $140,000.

Mitsubishi Electric Intuitive HVAC system Discover within this home a ground breaking system brand new to the residential market provided by Mitsubishi Electric and valued at approximately $70,000. Like nothing seen in a custom home before, every single room has its own heating and air system. This integrated yet independent system has a monitor sensor in each room that marks entry and exit of rooms, combined body temperatures/occupancy in a given room, moisture in the air, time of day, etc. and makes automatic adjustments to provide flawless control of heating and air throughout the home. The system will stop air conditioning or heating in a room that is not being used and only focus on those rooms currently in use. It is an amazing application of technology that will only result in the most efficient home! Throughout the home are found small, horizontal, black cut outs in certain rooms of the home; these are the home’s linear diffuser system that act as output zones for the advanced HVAC system. The linear design streamlines the output of air in the room, quickly bringing it to desired temperature and more efficiently regulating steady temperatures. To understand the impact of this ground breaking residential HVAC system, let’s quickly talk about SEER ratings. SEER ratings are much like “miles to the gallon” in your car; the higher the number, the more efficient the system. The minimum rating allowed by the government is 13, while most units in most homes are typically rated at 14. This system operates at its most efficient at a SEER rating of 28. To compare: the energy savings of a unit with a SEER rating of 13 is about 38%; at 16 the savings amount to about 50%. Imagine the energy savings at a rating of 28 paired with the home’s solar energy systems!

Vantage Controls Home Automation for Luxury Spaces System G9 Development applied the latest in luxury home environmental control by applying the Vantage Controls Home Automation for Luxury Spaces system. A 7” LCD touch screen control with unique widget environment interfaces with one’s smart phone and/or tablet to mindfully and intelligently operate the home’s major systems. The environmental experience is controlled by small motion sensors built-in throughout the home which allow the system to automatically adjust lighting (and music) room by room as one moves throughout the house. A quick touch on an iPhone can adjust the living room to ramp down the lighting to an optimal setting for watching TV or provide perfect lighting environment for social events in the home. Take it as far as setting the system to automatically start the dishwasher as soon as nighttime power rates apply, so as to take advantage of every energy saving capability of the home.

Meet The Builder, Mike Davis Mike Davis of Mike Davis Custom Homes is the builder of the 2014 Idea House in Manhattan Beach. Mike has been building custom homes in our community of Manhattan Beach for 30 years. He has built some of the most prominent homes in the area, 116 Terraza Place being one of the landmark properties completed by Mike Davis. At this time Mike has several custom homes under-construction. Sunset Magazine approached him about a new construction project he was just underway on and inquired about the possibility of adopting the site as the 2014 Idea House; the first ever in Southern California. Mike took on the challenge which accelerated his typical construction timeline of one year up to an 8 month completion deadline. With his deep ties to the community and the experience he brought to the project, he was able to manage an overwhelming team of 80+ vendors, designers, and tradespeople, and to quickly and successfully navigate obstacles as they reared up in order to meet the Grand Opening deadline.
