Luxury bathroom upgrades that are worth the investment

F

ew room renovations return as much on your investment - in terms of resale value and enhanced enjoyment - as refurbishing a bathroom. Maybe that's why many Americans, who have tightened their belts when it comes to other areas of home improvement, still seem to be willing to spend more for luxury bathroom upgrades. Bathroom remodels traditionally return more on investment at resale time - often 70 or 80 percent, or even more. The trend toward spa-like baths continues to appeal to both potential buyers and renovating homeowners. While homeowners may still be willing to spend on luxurious bathroom products, they're also looking for upgrades that give them the most return for their investment. Here are a handful of upgrades that can help elevate a common bathroom to a luxurious home resort:

Massaging bathtubs The bathtub has become a symbol of modern luxury in the bathroom. Whether you prefer a placid soaking tub experience or an energetic massage from whirlpool-style bubbles, adding an

upscale bathtub can greatly enhance the luxury quotient in any bathroom. For strength and beauty - as well as durability - cast iron has long been a material of choice when designing a luxury bathroom. Now, you can even find cast-iron tubs that provide those lovely, fizzy bubbles that shout "luxury."

Showers that show off People spend, on average, 10 minutes a day in the shower, according to one study conducted in the United Kingdom. In America, especially, showering isn't just about getting clean. The shower is also a favorite spot to relax, decompress and perhaps even practice your karaoke style. Multi-jet showers and multiple showerheads are becoming sought-after improvements in upscale baths. Steam showers are another popular trend. A self-enclosed unit uses a steam generator to turn the water from the tap into steam. Occupying about the same size as a traditional shower, steam showers allow you to control the temperature of the steam and often come with a range of upscale features, including massage jets and voice activation.

Fancy faucets Faucets are no longer just a way to get some water for washing your hands or brushing your teeth. Today, they're a style statement, as well. Whether you opt for traditional or modern, classic or contemporary, two-handled or hands-free, you can find a faucet design to fit virtually any decor. And manufacturers continue to expand the range of options available, introducing new designs and extra touches. While it may be your dream to incorporate every upscale touch possible into your bathroom design, if your budget allows for only one or two, you can still greatly enhance the room's luxury by adding elements that offer the most enjoyment and value for your investment.

Winter-proof your home this fall for year-round benefits A

fter a summer of record-breaking temperatures across the country, you may be wondering if the impending winter weather will be just as extreme. While harsh weather puts a strain on wallets with increased energy bills, it can also be damaging to the home. Before the ice and snow hit, consider winterizing your home to help increase efficiency and minimize maintenance. From minor improvements to extensive renovations, homeowners can do several things to create a more comfortable environment, and at the same time, enhance the aesthetics and performance of the home. Adding gutter protection is one small improvement that

can make a big difference on a home during the fall and winter months. Gutter protection helps keep debris such as leaves, twigs and pine needles from clogging gutters, allowing water to flow freely and reducing the possibilities of ice damming. If melting ice is unable to drain, it could seep into the walls and ceilings of your home. Certain gutter protection products also add strength to the gutter and create a strong resistance to high winds, heavy amounts of snow, ice, ladder damage and pest invasion. For an effective, low maintenance solution, ask your contractor for gutter protection with solid aluminum construction. For a more extensive winterizing project, consider reno-

vating your home with insulated siding. Insulated siding is backed with a polystyrene foam insulation that can increase a wall system's Rvalue and boost the thermal performance of your side walls by up to 25 percent by providing a blanket of insula-

tion. This helps reduce the impact of thermal bridging between your wall studs to minimize air leakage, significantly cutting down on the energy needed to heat or cool a home, and even reducing the effects of outside noise.

Add value and appeal with four simple home maintenance projects

R

egardless of whether you're staying or thinking of selling, you want your home to look its best and be an asset to the neighborhood. Attractive homes accrue in value and help build strong, thriving communities. Plus, you'll enjoy living in your house more if you're happy to come home to it every night. Projects to improve the value and appeal of your home don't have to cost a lot of money or take a lot of time to accomplish.

Update your curb appeal Curb appeal is, quite simply, what everyone sees first when their car pulls up to your house. Walk out to your sidewalk and take a look at the front of your house, checking for anything that needs to be cared for. A good first step is to update your exterior hardware, including house numbers, which often become dirty and dated over time.

Create a luscious lawn Green, lush lawns always receive a lot of attention. Help your lawn reach its full potential by providing it with the proper fertilizer and grass seed. Experts recommend making sure that your lawn receives between 1 and 1 1/2 inches of water per week, including rainfall.

Groom your garden Nothing compliments a great lawn more than a well-manicured garden. After the cold winter months, gardens and flowerbeds can be left looking unruly. Everyone wants outdoor spaces where they can enjoy spending time, so it's important that you tidy up these areas.

An easy way to do this is by spreading new mulch. Traditional mulch is a great option, but if you are looking for something that will last, consider rubber mulch, which will last for 10 years. Finally, give your garden a pop of color by planting inexpensive annuals, such as marigolds and snapdragons.

Spruce up with paint Now that the exterior of your home is looking great, spend some time on your interior. Choose neutral paint colors over bold ones. Equally important to the color is the type of paint you select.

Give them all the hot water they want. Rinnai Direct Vent Furnaces Enjoy clean, comfortable and consistent heat all winter long. Rinnai’s innovative, fully modulating direct-vent wall furnaces deliver smart, energy efficient warm air to those hard-to-heat areas such as bonus rooms, inlaw suites, basements and carriage houses. And installation couldn’t be easier with only require a 3” wall terminal hole.

Advantages of a Rinnai Direct-Vent Wall Furnace • Significant energy savings • Up to 83% AFUE efficiency • Comfortable, consistent heating, with no large fluctuations in room temperature • Sealed combustion minimizes indoor heat loss and ensures safety • Zero clearance from intake air • Dependable, low-maintenance performance • Simple, flexible installation with minimal space requirements • “Cool-to-the-touch” cabinet

R94LSi

EX22C

Tankless Water Heater

ENERGYSAVERTM Direct Vent Wall Furnace

The R94LSi lets you enjoy continuous hot water for up to five plumbing and appliance outlets simultaneously and always at a consistent, pre-set temperature. With a capacity of up to 9.4 gallons of hot water per minute (GPM), the R94LSi still delivers up to 40% energy savings and significant space savings. This compact, interior-mount unit vents directly to the outside with a concentric venting system.

The EX22C features a 7-stage modulating gas valve, providing comfortable, even heat to all areas of the room. It also includes LED temperature controls with memory setting feature, child safety lock and an economy mode for increased energy efficiency.

Today's laminate floors - a 'real' wood alternative

Y

ou love the look of natural wood flooring but are afraid to install hardwood because you know the floor will take a beating from the kids, dogs and the heavy day-to-day traffic all too common in modern family life. But you don't have to sacrifice high style looks for boring sensibility when considering a new flooring option in your home - not if you choose laminate, that is. Today's best laminates combine the realistic grain and texture of wood with high durability and scratch and indentation resistance that "authentic" wood floors don't provide. And not only are today's laminates available at a fraction of the cost of real wood floors, but they're right in sync with the latest designs. When shopping for laminate products consumers should look for flooring that is engineered with sturdy inner core board layers - preferably ones

that deliver high impact resistance (at least an IC3 rating). This type of rating helps provide excellent indentation resistance, and when combined with highly rated top surface protection (AC3 or better) kids and pets can run and play freely on laminate floors without making a dent or marring up the surface's good looks. As a result, laminate flooring is so durable versus real wood products that some laminates come with up to a full lifetime warranty. What's more, creating a laminate flooring transformation in your home is a relatively simple DIY project. Many of today's new laminate floors come in easy-to-install planks that simply snap together without the need for messy glue or nails to pound. Laminates can even be used over several types of existing flooring, often eliminating the need for costly sub-floor preparation.

Concrete care: Easy, cost-effective fixes for your home's concrete

C

oncrete is so durable and dependable it's easy to take it for granted. But like any other surface around a home, concrete needs maintenance - and sometimes repair. In fact, performing simple upkeep on concrete surfaces when problems are relatively small can spare homeowners the time drain, expense and aggravation of minor problems that have developed into major issues. Since economic conditions have made homeowners more vigilant about taking care of their homes, preserving exterior concrete surfaces, such as driveways, patios, steps and walkways, is a worthwhile investment. Fortunately, a number of the most common repairs are easy to do and can be accomplished in a weekend.

Surface renewal Resurfacing old, worn or spalled concrete is an economical alternative to removal and replacement. Replacement can cost $3.50 or more per square foot whereas resurfacing costs 25 to 30 cents

per square foot. To resurface: • Thoroughly clean the old concrete to ensure the resurfacer will adhere properly. This can be achieved using a 3,500 psi high-duty pressure washer to clear dirt, debris, dust and any loose materials from the concrete. • Use weather stripping to ensure the resurfacer doesn't flow into the control or expansion joints. These are the clean lines that were cut into the concrete when it was poured to allow for the natural temperature-driven expansion and contraction of the concrete. Without joints, concrete will crack. • Mix the resurfacing compound and the recommended amount of water in a 5gallon bucket using a 1/2-inch drill and paddle mixer. The consistency should be lump-free and flowable. Sparingly add water to reach the desired consistency. • Saturate the concrete surface and remove standing water from low spots. Pour the resurfacer and spread it with a long-handled squeegee. Use the squeegee to scrub the material into the surface. Within five minutes of completely covering the surface with the resurfacer, broom

the surface, making sure all broom strokes go in the same direction.

Cosmetic work Minor blemishes like small cracks can be repaired without resurfacing. Instead, try using a patching material. Available in a ready-to-apply putty, the patching compound is ideal for minor repairs like small non-structural cracks and spalling less than 1/4 inch think. Homeowners also can find polymermodified compounds that bond directly to the concrete surface for a smooth repair. These compounds are self-bonding and -curing so no additives are needed.

The perfect energy-saving DIY home improvement project for fall

W

hen it comes to do-it-yourself projects that will save money on energy costs, there are many new products on the market that make it possible to save hundreds of dollars over time, with just a few hours of easy installation. Few of these products come close to the long-term benefits of installing radiant barrier foil in your attic. There's even a federal tax credit (available on your 2010 federal tax return) to help you recoup up to $1,500 on your purchase price through the American Recovery Tax Credit. As temperatures drop, installing a radiant barrier in your attic space becomes much more comfortable. When warmer weather returns, you can relax without having to turn on the air conditioner as often and as a result, enjoy reduced cooling costs. A radiant barrier works in your home similar to the way a reflective foil car shade

works in your car. Just as a car shade keeps the interior of an auto cooler when it's parked in the sun, radiant barriers keep your home's interior cooler when installed in your attic where the sun's radiant energy is absorbed. In the winter, a radiant barrier basically performs in reverse, helping to keep rising heat from the home's interior from escaping through the roof. Radiant barriers typically are twice as effective in the summer months as in winter months. Radiant barriers are moldand mildew-resistant, will not harbor insects, and are Class A fire rated. They are available from building material dealers nationwide. The Florida Solar Energy Center has conducted numerous studies on radiant barrier installation and found that, under peak daytime heat conditions, the total heat transfer allowed down through attics can be reduced by as much as

40 percent, which can significantly reduce the load demand of an air conditioning system. The design of your home also makes a difference: Whether it is a one-story or two-story home, the home's age, the type of roof, whether

your roof has shade, your HVAC system's efficiency, the type of insulation installed and local energy rates all contribute to your potential for individual cost savings. If you are unsure how to install radiant barrier in your home, ask a home improvement expert.

Practical upgrades in kitchens and bathrooms

P

ractical pays off when it comes to kitchen and bath renovations. Gone are the days when virtually every kitchen or bathroom remodel involved top-of-the-line luxury upgrades and a budget big enough to fund an Ivy League education. Today's homeowners want more value for their remodeling dollars, and that means turning to improvements that make both functional and fiscal sense. If you're contemplating a kitchen or bathroom remodel, here are some pointers for keeping it practical:

Be like the Swiss . . . That is to say, stick with neutrality in both the bathroom and the kitchen. Choose neutral colors for the walls and for parts of the room that might be especially costly to change later if your taste in bold colors doesn't play well with the preferences of potential buyers.

Reflect action No matter how big your bathroom feels to you, there's no downside in making it feel bigger. Use mirrors to make the room appear larger than it is. Wall-to-wall, counter-to-ceiling mirrors, free of frames or bevels, fit with contemporary styling and can make a modestly sized bathroom feel much larger.

Sink into it Sinks play a pivotal role in the usability and desirability of both bathrooms and kitchens. In baths, replace dated, singlebasin vanities with dual-sink models, which are in high demand by homebuyers. For kitchen sinks, which are on display in your home 24/7, opt for a blend of practicality and beauty.

A new roof can put money in your pocket

A

2010 survey by American Express indicates that homeowners will spend more than $6,000 on average on home improvements this year. For homeowners, installing a new roof could mean getting a little money back in their bank account. It's as simple as installing a roof and sharing the picture for all to admire. According to a recent report by the Pew Research Center, 80 percent of Americans say owning a house is the best long-term investment a person can make. The study adds that about 48 percent of all homeowners state that the value of their home has declined during the recession. A smart way to dramatically enhance the look and value of a home is with a roof makeover.

Traditional plain black and brown roofs are losing popularity to more colorful shingles, which reflect the personality and style of the homeowner and can increase the home's curb appeal. Homeowners are confidently choosing beautiful color palates such as Summer Harvest, Sand Dune or Merlot shingles for the top of their abode. For homeowners, updating their roof with designer shingles offers more than wind and weather protection and overall value to the home. The increase in color choices helps enable homeowners to add a splash of personality to exterior and fall more in love with a home that is reflective of his or her style.

ou're ready for a new bathroom, something with style and comfort. You want the room to refresh you in the mornings, and provide you with the opportunity to relax and unwind in the evenings. As you start to design your bathroom remodel, you immediately put comfort at the top of your priority list. You want a beautiful shower with superb water pressure that feels oh-sogood in the mornings or a sink that allows you to quickly and efficiently wash your hands and face so you can wake up and get started for the day. Another notion to put at the top of your list is water efficiency. In fact, high-efficiency is now the standard for bathroom showers, sinks and toilets. In the United States, products with the Environmental Protection Agency's WaterSense label are high-performing, water-efficient and tested by a third, independent party to be certified. It's a misconception that high-efficiency products don't perform well. Technology is so improved that you can get the same invigorating stream of water in your morning shower while using less water. Another mistaken belief is that high-efficiency products are very expensive. Most green products don't cost any more than regular showers, sinks or toilets. Toilets are the biggest source of water usage in your home representing almost a third of your family's total indoor water consumption. And high-efficiency toilets only use 1.28 gallons of water per flush, which could save a family of four more than

$2,000 over the lifetime of the toilet. These EPA WaterSenselabeled toilets make water work harder by marrying flawless performance to exceptional bowl cleansing action to create a green, clean flushing system that saves you money, water, and time cleaning the toilet, always a thankless task. Of course, as you redesign your bath, you get to choose the style and look. Your taste might be a large, claw-foot tub that allows you to immerse yourself in a froth of bath bubbles, or you might go for a more modern design with glass shower walls and bold tile colors. Either way, make sure you upgrade your faucet and showerhead. High-efficiency faucets and showerheads offer stylish, high performance that can cut water usage by more than 32 percent compared to standard models.

Create a kids room that inspires learning and creativity

A

s the cold weather approaches, kids spend less time outdoors burning off all that wonderful energy. The change in weather also means that everyone - including you spends more time indoors. Don't worry. There's an easy and inexpensive way to turn any room into an environment that fosters your child's learning and creativity. What's even better: You are very likely to think, "it's too quiet in there," while the kids play intently in their new space.

Here are a few tips for creating the perfect area for learning and fun: • Inspire creativity. When turning up the creativity in a child's room, a good place to start is the walls. Research reveals that painting a room in the colors of nature - light green or warm teal - can inspire creativity, as well as create a calm learning environment that promotes a positive state of mind. Light blue (the color of academics) or light pink or rose, are good colors too, especially for very active children who need a calming environment to focus. • Let them write on the walls (or doors or dresser drawers). Educators recognize that giving kids a space to express their creativity or just think out loud is an important component of the learning process. Instead of creating paper clutter or buying a chalk or dry erase board, why not paint a wall, door or dresser drawers with chalkboard or dry erase paint. • Create a space to work. You don't have to spend a fortune to give your child the perfect workspace for studying and homework assignments. You can transform a flea market desk - or repurpose a table and chair you already own - with a little spray paint. Coordinate by spray painting a bookcase, some picture frames even the bed's headboard - to add a little more color to the room.

Hibernate in style and comfort this winter

O

K, so humans don't really hibernate, but when those bone-chilling northern winds arrive and snow starts to pile up against the door, we all tend to prefer the climate-controlled comfort of our own homes. And like all creatures great and small, who endure the hardships of winter, we must prepare. While storing nuts or putting on a little extra winter fat may get some through the long days or nights, making a few home improvements can make your "nest" a little more habitable this winter (extra fat is optional).

Winterizing If you consider your home to be a living, breathing thing, then its heating, ventilation and air conditioning (HVAC) system is its lungs and the ductwork its arteries. As you schedule checkups to keep your family healthy, do the same for your home's heating system. An HVAC professional can perform a routine maintenance checkup to ensure all components of your HVAC system are operating properly and safely, and advise you on ways to improve energy efficiency. Here are some other suggested household checkups to cross off your list before winter arrives: • Check the ducts for leaks and inspect the fireplace and repair as necessary • Inspect windows and pipes for leaks • Properly insulate the attic • Check smoke detectors and carbon monoxide detectors to ensure they are working properly

Improving your home before cool air sets in As you winterize your home, it may become more apparent and more realistic to improve and replace rather than service and maintain. That old furnace may be costing you extra cash, and the cost of fuel never goes down in the winter. Also, have you considered the air quality in a home sealed up tight for the winter? Here are a few things you should consider improving to ensure a cleaner, healthier and more comfortable home environment: • Consider adding a heat pump to your HVAC system. A heat pump does the job of an air conditioner and a furnace. But unlike a furnace, it doesn't burn fuel to create heat. It uses electricity and works with your indoor furnace or air handler to keep your home warm in the winter, cool in the summer, and comfortable all year round. • A whole-home air filtration system may be what the doctor ordered ... literally. A tightened up home can be a haven for dust, dander, bacteria and the flu. An air filtration system can remove up to 99 percent of allergens from a home's filtered air. It'll keep you breathing easier and healthier. • Add a programmable thermostat - it can help you save time and money. • Add a dehumidifier. Keeping a good balance between too dry and too moist is difficult in the winter but houses with too much moisture can harbor bacteria and germs, not to mention damage woodwork like window frames and doors. So, as your home creaks and settles into its winter routine you should be safe, warm and comfortable having enjoyed your preparations and improvements.

Five innovations to make your home more energy-efficient this winter

O

ld Man Winter brings a variety of gifts for us each year cold winds, snow and, of course, higher energy bills. You can't control the cold and the snow, but you do have a little control over how much energy you will use this winter. With today's technological advances, it has never been easier to lessen your impact on the power grid and reduce your heating bills. An energy audit is a good place to start to find out areas where heat is escaping from your home. After you've identified those areas, you may also want to think about outfitting your home with devices or systems that will make it more energy efficient. Here are five recent innovations that can help you conserve energy this winter: • Freewatt home energy system. This eco-friendly heating system features micro-CHP technology that is integrated with a highefficiency natural gas or propane furnace or boiler and generates both heat and electricity for your home. Such a system has the potential to generate half of a typical home's annual electrical needs. The freewatt plus system also acts as a back-up generator should your home lose power. • Rooftop solar water heaters. Why pay for energy to heat water when the sun will do it for you at no cost? While a solar water heater may cost more up front, the U.S. Department of Energy estimates that you can save 50 to 80 percent on your water

Energy efficiency tax credits and rebates make now a good time for a Home Equity Loan or Line of Credit

heating bill. It's possible that you may also be able to receive a tax deduction if you roll the cost of the heater into your mortgage. If you are interested, it may also be wise to check with the Department of Energy or retailers to see if there are any other tax benefits available for any efficiency upgrade you are thinking about making. • Solar light tubes. Adding these to your house can add fresh and natural light to a space that might otherwise need electric light, thus reducing the electricity you'll use. These can be added during construction or installed at a later date. • Radiant barriers. This strategy, using reflective barriers, often in the attic, can reduce the amount of heat that is lost through the roof of your home. It also can reduce the amount of heat coming in from the attic in the warmer months. • If you determine you are losing a lot of heat through your windows, it might make good financial sense to replace them with more energy-efficient ones. It might be helpful to work with your energy auditor or window company to determine the best option, as it can often be dependent on what kind of windows you have and where they are located.

The master material: Unexpected uses for ceramic tile in the master suite

C

eramic tile has held a hallowed place in bathroom renovations for generations. Durable, easy to clean, and available in a wide range of color, format and design, tile just makes sense in a bath. But some enterprising designers and homeowners are finding a new spot in the home where tile not only works well, but can take center stage - the master bedroom. Homeowners are choosing to incorporate ceramic tiles into master bedrooms for many of the same reasons the material has been popular in bathrooms and kitchens: • Tile is more durable than other materials, lasting up to four times longer than carpet or wood. Unlike wood, it will never need refinishing, restaining or sanding. It holds its luster better than vinyl, and requires no special chemical treatments, the way many natural stone products do. Because of this easy mainte-

nance and durability, consumers can realize lower costs over the life of the product. • It's naturally hypoallergenic and releases no volatile organic compounds (VOCs) into the atmosphere. It doesn't collect dust, dust mites, pet dander or other irritants and microbes. • Tile is readily available in a wide range of colors, sizes, shapes and design themes. In fact, you can now find ceramic tile that even mimics the look of other popular, more costly or less durable materials like wood, glass or even metal. So how can you use tile in your master bedroom? Manufacturers cite several trends in ceramic tile's use in master bedrooms:

To create a headboard Fabric, wood or metal headboards can make a powerful design statement, and solidify a bed's stance as the center-

piece of a room. Ceramic tile, now available in large formats and in designs that mimic the look of other materials, is a sensible, cost-effective and healthier alternative to some popular headboard materials. Creating a fabric headboard, for example, can be a costly,

time-consuming process, yet you can get virtually the same look with ceramic tile made to look like fabric. And this is fabric that won't harbor germs and microbes.

General design touches If you love the look of wainscoting, wood paneling or bead board, but prefer a more durable, hypoallergenic material, ceramic tile can offer the same look without the disadvantages of wood decorator touches. Several manufacturers produce tiles that look like wood design elements.

Extending the life of a paint job Paint is one of the easiest things to change in a room and can be one of the most difficult to clean and preserve. One way to extend the life of a paint job is to tile walls to the level of the chair rail - the portion of the walls that gets the most exposure to unsightly dirt, dings and scuffs. While some paints may require special cleaning sol-

Creating cohesion between rooms In master suites with large, open floor plans, using tile in the bedroom portion of the suite can help create a seamless transition between the sleeping and bathing areas. Or, it can help create cohesion between indoor and outdoor spaces - tile is one of the few interior design materials that can flow from inside to out.

Achieving a look with added durability You may love the look of hardwood, but know that wood doesn't hold up well in rooms where it's exposed to a lot of moisture on a daily basis - such as in a bathroom or to a lot of wear and tear, such as in a bedroom. While wood that's exposed to water will eventually warp and

wear, ceramic tile designed to look like prized hardwoods will stand up to moisture and water - even if the bathtub overflows. And ceramic tile that looks like wood will never develop the "worn path" appearance of wood that bears

heavy foot traffic. When it comes to interior design, sometimes the unexpected makes perfect sense such as finding creative ways to use ceramic tile in the master bedroom.

Ten simple ways to make your home safe for every generation who lives in it

M

ost of us start life depending on our parents to take care of us. But as they age, chances are the roles will reverse. And, whether you provide additional help in their own homes - or move aging parents into your home - how do you prepare to meet the new needs of aging adults? Luckily many simple, quick, affordable - and even stylish and savvy - updates can make homes safer and more enjoyable for you, your family and your parents.

De-clutter Both kids and older adults have reduced reflexes and balance. Spruce up the look of your home - and avoid tripping hazards - by removing clutter and items you no longer use (especially obstacles in walkways).

Safe, spaaahh shower Showers can be an enjoyable and luxurious part of anyone's day - if they are safe. While you probably don't want to renovate the shower, simple additions of bath safety products can make it safer and more enjoyable. Start by adding rubber grips to the bottom of the shower to avoid slick surfaces. Next, take a seat with a comfortable shower chair and enjoy a shower massage with a multi-function hand held showerhead. Many products at affordable prices can add safety, style and spa enjoyment to the shower.

Save resources, save money Eco-friendly adjustments not only can make you feel good about preserving natural resources for your family, they can also help lower energy costs (ideal for tight budgets). Simple steps can include

replacing standard light bulbs with compact fluorescent bulbs, insulating doors and windows and swapping

faucets and showerheads with new water-saving WaterSenselabeled models.

Safe and secure Your home is your safe haven ... so make sure it is protected. In the bathroom where slick surfaces can be falling hazards, add functional - yet fashionable - grab bars. And, in case of unforeseen falls or other home accidents, home security systems can give you peace of mind to know that fire-, medical- or emergencyresponse is available for you and your loved ones at the touch of a button.

Flat flooring According to the Home Safety Council, falls are the leading cause (66 percent) of all nonfatal home injuries. To help you - or your loved ones - avoid becoming a statistic, remove throw rugs or ensure that they have a non-slip backing to provide more firm footing.

Be prepared Are the washer and dryer in the basement? Are the bedroom and bathroom upstairs? Since stairs can be difficult to navigate for children or aging parents, having all the necessities on one floor is ideal.

While it may not be in the budget to move everything to the main floor now, gradually start getting ready by wiring a closet or small room for the laundry - or planning to expand a half bath to a full bath.

Not for the thousands of homeowners who are using radiant floor heating, one of the oldest and most efficient means of heating a home. The technology, dating back to the ancient Romans, uses warm water to heat the floor, instead of a furnace to heat the air. Modern radiant systems pump warm water through an in-floor network of PEX tubing (crosslinked polyethylene), which, in essence, turns a home's entire floor into a massive whole-room radiator. Many families actually feel warmer at a lower thermostat setting with radiant floor

heating than at a higher temperature required with conventional forced-air heating systems. Studies conducted by the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) indicate that people with radiant heating systems can be comfortable at temperatures 6 to 8 degrees lower than with forced-air systems. The lower thermostat setting means using less energy and saving more money.

Feel warmer at a lower temperature Picture a beautiful sunny day. It's 65 degrees outdoors, and you are standing under a large tree. You may feel a bit chilly if there's a breeze; but as soon as you step into the sunlight, you're comfortable again. The air temperature is

Radiant From page 30 roughly the same in both sun and shade, but you feel okay because the sun's radiant heat waves warm you directly. The same concept applies to a home with radiant floor heating. As the invisible waves of thermal radiation rise from the floor, they warm you and all the surrounding furnishings, which radiate that captured heat. Contrast that with what happens in a conventional forced-air heating system, the kind found in most American homes. Hot air blows out of the registers and rises to the top of the room where it quickly sheds heat and then drops back down as it cools. In a radiant home, all that warmth stays at the floor level where the people and, most importantly, their feet live. And if your feet are warm and comfortable, chances are, so are you. Moreover, because the distribution of heat is more even-

ly circulated, there is less need to "overheat" a home in order to compensate for spaces that seem too cool because of drafts or poor insulation.

New and existing homes A radiant heating system can be installed during newhome construction or added to an existing home. Even if you choose not to opt for radiant heat throughout your new home, the builder can still install the PEX tubing in the basement floor or - if you don't have a basement - in the home's concrete slab. Radiant technology is also perfect for heating a single bathroom or a kitchen.

Other benefits of radiant heating include: • Healthy atmosphere: Since a radiant system needs no fans or blowers to move its heat, family members with allergies are not subjected to the circulation of dust, mold, bacteria,

viruses and pet dander throughout the home. • Quiet operation: No fans and blowers also means no noise. • Interior design options: Radiant heating allows you to place furniture wherever you want with no concern about blocking air vents. • Fuel flexibility: Radiant floor heating systems can

accommodate a variety of energy sources: from the conventional (gas-, oil- or woodfired boilers) to the cuttingedge (solar thermal systems and geothermal systems) - or even a combination of both. Ask anyone who's had the pleasure: Once you've experienced the joys of radiant heating, you'll never want to go back to a conventional system.

Saving energy might not be as difficult as you think

W

hile saving energy and lowering your bills during the winter takes some personal sacrifice, it might not be as hard as you think. With a combination of changing your habits and a few simple fixes, it's possible to realize significant savings on your utility bills. You could be well on your way to saving money and lessening your impact on the environment this winter by making a few simple changes: • Reduce your home's average temperature by a degree or two. You obviously don't want to make your house too chilly for you or your guests, but this is a case where a little can go a long way. For each degree, you may be able to save 1 percent on your heating bill, according to the U.S. Department of Energy. Over the whole winter, that 1 or 2 percent can amount to quite a bit in actual savings. • Consider a programmable thermostat. This allows you to set the heat at a lower tempera-

ture while you are at work or while you sleep, and then program the thermostat to reach comfortable levels before you arrive home in the evening or get up in the morning. Electronics can be installed with a remote thermostat, which allows you the option of controlling the temperature of your home from most Web-enabled cell phones or a computer no matter where you are. You can also set up the system so when you enter your code in the wireless keypad lock in your front door, the thermostat will adjust to a temperature that's most comfortable for you. You can even program the thermostat to send text or email alerts if the temperature goes below a preset level, indicating a potential heating system failure. With a system like this, you can save a lot of energy - and money - and always be comfortable when you arrive home. • Seal places where heat could escape. Some strategic caulking and weather stripping

can go a long way toward bringing your heating costs way down; the Department of Energy says properly sealing your home can reduce costs by 20 percent. Using duct sealant to close up any exposed heating or cooling ducts can also offer significant savings. • Keep curtains open during the day to let in natural heat energy. Keep them closed at night to provide extra insulation around your windows. If you're looking for more

ideas on how to save energy, it may be a good idea to have a local contractor conduct an energy audit on your home or visit www.energystar.gov for more information. The auditor will be able to give you minor tips, as well as suggestions for major projects you may want to do in the future. After all, with a few simple cost-saving measures in place, you might be able to afford bigger energy-saving projects in years to come.

Are you throwing money out the (energy inefficient) window? Replacement window frames offer improved protection from air and water infiltration over older windows, and the energy-efficient innovations in glass options can really make a difference in your home's comfort. When looking for energy efficient windows, most manufacturers recommend starting with the ENERGY STAR sticker. A good window will have a label from the National Fenestration Ratings Council (NFRC) and have ENERGY STAR ratings as well. On the NFRC label you'll see the manufacturer's name, a description of the window, plus a U-value and solar heat gain coefficient (SHGC) numbers. Lower U-values and SHGC numbers mean better insulation, but look closely. To qualify for the Energy Efficiency Tax Credit, each of your windows must have a Uvalue of .30 or less and SHGC of .30 as well. You also should consider

the manufacturer's warranty when shopping for windows. Just as some windows work harder than others to keep your home comfortable, some manufacturers are more willing than others to stand behind their products with the service and support you expect from a major home purchase. Look for a full life-

time warranty, and check to see if labor costs and glass breakage is included. Fall is here, winter is right around the corner and, if you act soon, you can take advantage of the soon-to-expire tax credit for making valuable improvements to your own home with replacement windows.

hey frame your favorite view and are key to making your home comfortable in summer and winter, yet most people don't think about them until they stop working properly. But, if your windows aren't performing as well as they should, now is a great time to consider replacing them. Until the end of 2010, the U.S. government's Residential Energy Efficiency Tax Credit can credit you with 30 percent of window material costs, up to $1,500, for making qualifying efficiency upgrades to your home. Poorly performing windows can account for 35 to 40 percent of your home's heat loss in the winter and are often even less effective at keeping your home cool in summer. That's literally throwing your money out the window. Today's double and triplepane windows are worlds apart from the windows sold just 10 years ago.

Help for modern families: inexpensive bathroom additions

A

s older adults age in place and more households make room for multiple generations, how will Americans respond to the home-improvement challenge? Two important housing trends are both emerging and merging today: Older adults increasingly want to "age in place," while a record number of households have united across multiple generations. The second trend is in response to both the flagging economy and to support elder parents' desire to stay at home. According to AARP, nearly 90 percent of older Americans want to remain in their homes as they age. But unresolved barriers to convenience and safety at home can force them to relocate. And while extended families were common until World War II, the practice waned with more prosperous times. Now the multi-generational

family homestead is making a comeback. In 2008 a record 49 million Americans lived in a household with at least two adult generations, according to a Pew Research Center analysis of U.S. Census data. If your home is reaching capacity, as family members band together, you are likely faced with a home-improvement challenge. How can you inexpensively accommodate additional family members under a single roof, especially their need for added bathrooms?

One is never enough Costly, messy and time-consuming conventional plumbing can leave families stuck with a single shared bathroom. Fortunately, there is a smart and inexpensive way to increase bathroom privacy and convenience in any home, on any level including the basement, even in smaller homes.

Up flush toilet and plumbing technology lets you add a complete bathroom with an up flush toilet; and there's no need for expensive digging through the floor to install new drainage where none already exists. If space is a problem, these bathrooms can easily be installed in a closet or the area beneath a stairway. The up flush, or above-floor plumbing system, is installed

directly atop any finished floor or on basement concrete. The macerating pump uses a fast-rotating blade to reduce waste and paper from the toilet bowl, sending it under high pressure through piping directly into the septic or sewer system. Unlike sewage ejectors, up flush toilets involve no storage of waste.

Additions From page 36 Have a Gen X-er moving in with you? Why not add a basement bathroom? Need to help grandma, so she can stay at home longer? Create a ground-floor master suite with a full bathroom, so she won't have to climb stairs. Whatever is motivating your modern multi-generational household, with up flush technology, you can have a convenient extra bathroom anywhere, even in smaller homes.

Self-reliance plus safety Regardless of age, experts suggest we all take steps to promote mobility and independence, while increasing safety. One easy option is to use bright LED lighting, which is longer-lasting, so there is less need to climb ladders and step stools to replace them. Builders also recommend keeping floor surfaces in good repair, removing tripping and slipping hazards, and providing easy access to phones and other essential equipment. For homes with young children, the nonprofit Home Safety Council recommends constant supervision. Other selected safety advice includes: • Lock up medicines and other poisons. • Keep water heaters set at 120 F to prevent scalds. • Use toilet lid locks to prevent drowning.

Falling for your yard

What to do now so you'll love your yard later hen you've mulched the last of the leaves, your fall lawn care isn't quite done. This transition time from your lawn's active growth to its healthy dormancy is when you need to take some extra care to help prepare it for next year's growth.

after a week or two and blend back into the lawn, feeding nutrients back to the root system. Aeration opens the soil, letting more water and food reach the roots, helping them grow stronger. If your lawn has significant thatch or soil compaction, it should be aerated at least twice a year.

Prune

Thoroughly walk your property and inspect lawn, trees and shrubs. Identify problem areas in need of treatment, pruning or replacement. Note patchy areas, where grass has thinned out or is in need of valuable nutrients and appears as light green. Also look for weed and pest infestations and overgrown shrubs and trees, especially those with the potential for interfering with roof and power lines.

A little well-timed pruning goes a long way toward improving your landscape and protecting your investment. When pruning your trees and shrubs, consider the following techniques: • Use sharp, high-quality tools that are matched in size to the job so they cut without tearing. • Trim small branches up to 1/2 inch in diameter with hand shears. • Cut branches up to 1 inch in diameter with loppers. • Cut large branches of one to two inches in diameter with a pruning saw. • Shear formal hedges with hedge shears.

Replace Fall is the ideal time to seed bare lawn areas and overseed healthy grass to improve lawn thickness and density. Lightly rake an inch of surface soil to remove dead debris and properly prepare the area for seeding. Select a grass seed that is the same type as the grass already growing in your lawn. Lightly apply seed to the soil surface and gently pack to firm the seed into the soil. Apply a light layer of straw or seeding mulch to encourage rapid seed germination. Water lightly until the seed has fully emerged. Do not apply crabgrass preventive to newly seeded areas of your lawn.

Feed A good fall feeding gives roots of lawns, trees and

shrubs the energy needed to prepare for a healthy spring green revival. Keep fertilizer on target to prevent run-off and sweep fertilizer granules that may reach pavement back onto your lawn. Use a trained specialist, for insect and disease control measures customized to your region to help trees and shrubs thrive. If you fertilize your own lawn, make sure you read and follow the directions on product carefully and sweep all fertilizer granules that may reach pavement back onto your lawn.

Laundry room Rehab

I

f it seems like you're constantly doing laundry, you're not alone. According to the Association of Home Appliance Manufacturers, the average American family does 8 to 10 loads of laundry each week. And from wash to dry, a single load takes about an hour and a half to complete. Can anything be done to give laundry a lift? Giving your laundry room a quick and easy makeover can clean up this chore and make it more efficient. • Tidy Up. The first step is to declutter and clean up the laundry room. Get rid of broken hampers, recycle used containers and give everything a thorough cleaning. Sweep and mop the floor and don't forget to clean up the washer and dryer, too. When dust, trash and grime are gone, you'll feel more efficient already. • Sort it Out. Set up a three

bin sorter - one bin each for lights, darks and hand washables. If you don't have room for a permanent one, look into one that folds flat when not in use. Make sure you have a place for clothes that can't go in the dryer, such as a rod for hanging or a collapsible drying rack. • Storage Solutions. Keep everything you need near the washer. An eye-level shelf works well. If there's no room for one, try a rolling caddy that can fit between the washer and dryer. Arrange products in the order that you use them. Boxes or baskets make good containers for smaller items such as clothes pins, sponges and scrubbers. • Consolidate. How many laundry products you really need? To save time and space, look for products that do double duty. • Lost and Found. Keep an attractive dish or basket near the washing machine - you'll

have a place to put all the miscellaneous items you find as you empty pockets. When you're done with the laundry, take the dish with you and return the items to their rightful places. And all those single socks? Keep them in a basket, or even pinned to bulletin board. Let them stay there until their mates show up. • Finishing Well. For postlaundry tasks, such as ironing or folding, set up a worksta-

tion right in the laundry room. A simple table lets you fold clothes right out of the dryer. If you have room, get a wallmounted ironing board rack it keeps the board out of the way and lets you put away a hot iron. In no time at all, you can turn your laundry room into an efficient workspace that helps you get the job done faster and better.

Nine tips for the perfect kitchen remodel

F

or many Americans, remodeling their kitchens tops the list of home improvement projects - and for several good reasons. Not only is the kitchen the heart of many homes - the center of family activity and home entertaining - but remodeling your kitchen is typically one of the smartest investments, often generating a payback of 80 to 90 percent on the cost of remodel at the time of resale. With thoughtful planning, remodeling your kitchen is within the capability of many homeowners who want to attempt a do-it-yourself project. But, because the kitchen is so central to most homes, is interconnected with other spaces such as the family and dining rooms, and because there is a fair amount of water (sink, dishwasher, garbage disposal) involved, a kitchen remodel project has the potential of going horribly wrong.

Here are nine tips for do-ityourselfers and kitchen remodeling professionals, on

how to create the kitchen of your dreams: 1.) Consider how you really

use your space. The first step in planning your kitchen

Kitchen From page 40 remodel is deciding what you want your kitchen to do for you, and how it reflects the way you live. Do you want an intimate place for drinking coffee and reading your daily newspaper, a large spacious kitchen that's perfect for entertaining, or a space that's ideal for family projects and homework? 2.) Get ideas. Start your planning with a visit to a premium tile or cabinet store that offers displays that show the latest in kitchen design, including the use of floor, wall and countertop materials such as tiles, stone, and granite. Read home improvement magazines, check out kitchen remodeling books from the library, visit friends who have remodeled their kitchens recently and check out model homes to see the latest in kitchen design from today's homebuilders. 3.) Make a plan. Consolidate your ideas and create a remod-

Fall Home Improvement 2010 - 41

eling plan and a budget. If you're going to remodel it yourself, don't be afraid to seek out information on the latest in remodeling standards. One simple rule of thumb though, no matter how much you budget for, add 20 percent to cover the unexpected costs that come up once you get into your project. 4.) Bring it up to code. Check your town or city's website to review or download building code requirements related to kitchens - in particular codes for plumbing, electrical and windows. Even if you're doing it yourself, you may need to pull a permit from your local town or city and obtain an inspection(s) for some elements of your project, such as electrical work. 5.) Include popular features. Include popular features in your kitchen remodeling project to help at resale time, and to give your kitchen a more contemporary look and feel. Second sinks, custom cabinetry, a second oven or microwave, an island, decorative glass and stone tile, more storage space,

better lighting and extra-wide wall tiles are among the most popular features in today's homes. 6.) Respect the "kitchen work triangle". The No. 1 complaint about most kitchens is that they're difficult to work in. The kitchen work triangle is that imaginary line between the center of the refrigerator, the center of the cooktop and the center of sink. For maximum efficiency, the total distance of the lines that make up this triangle should be no more than 26 feet. 7.) Keep it elegant. Focus on using materials and fixtures that exude quality, warmth, and timelessness. To create an elegant, more spacious look, consider marble or granite countertops, stainless steel appliances, adding more windows, mixing tile textures, sizes, colors, types (natural stone, ceramic, porcelain, glass), and embracing neutral colors and whites. 8.) Reduce clutter. Everyone likes a spacious, clean kitchen. For many kitchens, the greatest challenge to achieving more

space is cutting the clutter and hiding items that you don't want to see such as stacks of mail, overflowing junk drawers and cabinets bulging with unused pots and pans. To achieve a less cluttered look, keep the refrigerator door clean, avoid placing appliances too close together and creating tight spaces that are difficult to clean. Use large wall tiles to eliminate grout lines. And add storage to free up valuable counter-top space. 9.) Green is in and here to stay. When remodeling your kitchen, consider using fixtures that save water, replace old windows with new energy-efficient windows, and consider installing counter tops, wall tiles and flooring made from recycled materials, such as recycled glass mosaic tile or natural stone products, which act as a natural insulator. Finally, don't forget to use the opportunity of remodeling to make space to recycle paper, cans, bottles and food scraps.

Improve your outdoor experience with a divine deck design

W

hen it comes to improving outdoor living spaces, decks are a popular choice. If you're thinking about adding a new deck, or even replacing or resurfacing an old deck,

there are a lot of things to consider before you get started. These expert tips will help you design the right deck for your needs. Determine Deck Use. Think through all the ways you'll be

using your deck. • Will you entertain frequently? If so, how many people will you need space for? • What kind of seating will you need - patio furniture or built-in benches? • Will you need lighting to entertain at night? Choose Deck Location. For most people, the size and orientation of your house and property limit possible deck locations to one or two areas. Within those areas, think about things like: • Climate - If your area gets hot, humid summers, putting a deck in a southern or western location might make it a hot spot you'll end up avoiding. Is it windy where you live? Then think about putting the deck where it will get some protection from the house or a screen of trees. • Privacy - Careful placement of your deck can eliminate unwanted views, minimize traffic noise and give

you additional privacy. Select Deck Materials. Here are some questions to consider when choosing deck materials: • What's your budget? When calculating costs, decide the amenities and features you want such as an arbor, fire pit, multiple deck levels, and type of railing. • How much maintenance are you willing to do? Treated lumber is a common choice for decks. While wood has its advantages, maintenance can become a chore that adds up in terms of time and money. Composite decking is a lower maintenance option that more and more homeowners are choosing. The addition of a deck is a great way to increase your outdoor living space and add value to your home. Asking the right questions and using the right tools will help you create a deck design that's truly divine.

Tips for winterizing your home against indoor allergies

S

pring and fall are the most notorious allergy seasons, but as many of the estimated 50 million Americans who suffer from allergies know, winter can be just as uncomfortable. As we move our lives back indoors, we often seal up our homes to prevent the cold from seeping in. While that's good for energy bills and staying warm, if you don't take some precautions, it can cause problems for those with indoor allergies. To make sure that your home is a healthy one throughout the season, start taking action against allergens as you winterize your house. According to the Asthma and Allergy Foundation of America (AAFA), some of the most common indoor allergens are mold spores, dust mites and pet dander - so pay special attention to preventing those. As the weeks pass, keep to a schedule of cleaning that will maintain a lower level of

allergens. Here are some tips to help you make your home a haven where allergy sufferers will feel comfortable. • Don't let towels pile up. Whether in the kitchen or the bathroom, it's important that damp towels aren't left to sit in a pile. The moisture they retain can create perfect conditions for growing mold or provide an ideal home for mites. Hang towels so that they can dry fully and launder them in your washing machine at least once a week to get rid of mold spores. • Stop the fur from flying. AAFA notes that cat dander is the most common pet allergy. But whether you have a dog, cat or other furry critter, they can cause discomfort for any members of your household with allergies, as well for any guests who come to town for holiday celebrations. To cut down on allergens from both dander and saliva, be sure to wash your pets' toys and beds regularly. Vacuuming up pet

hair is also an essential step. Giving your pets regular baths and brushings can also help to cut down on the amount of hair and dander that they shed. • Make your bed and sleep in it. If your sleep is being disrupted by allergy symptoms, you need to make sure that your bedding isn't part of the problem. Mite-proof bedding and mattress or pillow cases can help cut allergens, but you should also remember that washing, cleaning and replacement are important. While you're washing your sheets and comforters, take time to vacuum your mattress with a HEPA-filter equipped vacuum. Pillows should be replaced every two years and it's suggested that mattresses be replaced every 10 years. • Don't forget decor. Vacuuming your floors is a given, but to really make an impact on the allergens in your home, you need to pay attention the rest of your

decor as well. Area rugs in the living room or bedrooms, as well as kitchen and bath floor mats need to be vacuumed often and, if possible, laundered regularly. Cleaning the upholstery on your couches and chairs is another essential step - pet hair and dust mites can settle there and irritate people with allergies. If they can't go in the washing machine, have them professionally cleaned. And while they beautifully frame your views, your window treatments might be making your life uncomfortable. Make sure that you vacuum and launder them as well.

Is your home under-protected from fire and CO poisoning?

J

ust when you think you're safe, a recent nationwide survey has uncovered that a majority of American homes are dangerously underprotected when it comes to fire and carbon monoxide (CO) poisoning. Even those equipped with smoke and CO alarms are at risk according to the study, which revealed that two-thirds of U.S. households are not in compliance with the national recommendation for the number of smoke alarms set by the National Fire Protection Association (NFPA). Even more alarming is the 90 percent of homes that do not meet the recommendation for the number of carbon monoxide detectors, including 40 percent that report having zero working carbon monoxide detectors. Despite the low number of NFPA-compliant homes, nine out of 10 respondents to the survey reported feeling "certain" their homes are adequately equipped with smoke alarms, and 62 percent reported the same for CO alarms. The current recommendation by the NFPA (www.nfpa.org) is to have at least one CO alarm on each level and one in or near every bedroom or sleeping area. For smoke alarms, homes should have one installed at the top of each staircase and

one in every bedroom or sleeping area. To put this into perspective, the averagesized home in America - a two-story, three bedroom house - would need a minimum of four smoke alarms and five carbon monoxide alarms to comply with NFPA guidelines. In addition to installing the recommended number of alarms, The Home Safety Council (www.homesafetycouncil.org) suggests implementing the following precautions at home to help protect against fire and CO poisoning: • Regularly test smoke and CO alarmsRegular maintenance is just as important as having the correct number of alarms. Be sure to test alarms monthly and replace batteries twice a year. Smoke alarm units should be replaced every 10 years and CO alarms every five years. These are simple tasks, but vitally important when it comes to home safety. • Plan and practice a fire safety drill Identify exits and if necessary, equip second-floor rooms with escape ladders. Practice actually going through the motions, and finally, identify a meeting place outside so everyone is accounted for. • Add a "network" of smoke alarms Many homeowners may not realize there

are alarm networks available for home use, which are wirelessly connected and "talk" to one another to alert to a fire in a different room. For those in need of new smoke and carbon monoxide alarms, a wide variety of innovative products are available with an assortment of features to meet different needs. Products range from combination smoke and CO units to smoke alarms with escape lights, along with basic battery-powered products. These smoke and CO alarms are available at national retailers.

Tips for quick and easy wallpaper removal

T

he lilac print wallpaper in your bedroom may not be your style. And if your house is on the market, that lilac print wallpaper is probably not your prospective buyer's style either. Removing wallpaper is easier than you may think and it has a big impact on a home's appearance. In fact, removing aging, sagging wallpaper is one of the least expensive ways to improve a home's resale value and shorten its time on the market, according to a survey of real estate appraisers. Home improvement experts offer this advice for "painless" wallpaper removal in three easy steps: • Step 1 - Score the wallpaper: Most wallpaper has a waterproof surface, so it's necessary to score it so the wallpaper stripper can penetrate and loosen the glue underneath. Use a wallpaper scoring tool, a palm-held tool that perforates the wallpaper without damaging the wall. Move in a circular motion to make as many holes as possible, using light pressure. The more holes you make, the faster and easier it will be to remove the wallpaper. • Step 2 - Apply a wallpaper stripping solution: Next, apply a wallpaper stripper that should remove wallpaper in just a few

minutes. A good wallpaper stripper will loosen the glue underneath the wallpaper to make removal quick and easy. Simply spray the solution on the scored paper starting at the top and working your way down, making sure the wallpaper is thoroughly wet. • Step 3 - Remove wallpaper: Use a scraper to remove the loose wallpaper. If any glue remains after the paper has been removed, spray the area with more stripping solution, wait a few minutes and remove the glue with the scraping tool or a sponge and rinse with clean water. Before you know it, you will have removed all the wallpaper, and your room will be ready for redecorating.

Fall: The ideal season to give your guest bath a makeover be an easy goal to achieve on any budget. You don't need tens of thousands of dollars. Instead, a little paint, the proper tools, a few decorating elements and some creativity will do the trick.

Color: light and inviting

T

he shorter days and cooler nights that fall brings mean entertaining that once took place on porches, patios and decks is slowly beginning to wane. Soon, family and friends will gather inside the home for holiday festivities, putting the spotlight back on some of the mostused rooms, one of which is the guest bath. For most people, overnight house guests go hand-in-hand with the holidays. Rather than waiting until the last minute, when stress levels are already high, Fall is the ideal time to begin preparing for company and refresh the guest bath. You can do a few simple things long before anyone arrives to ensure their stay is a comfortable one. In fact, updating a tired bathroom can

Changing the color of a room with interior paint is the easiest, most cost-effective and most dramatic transformation that can be made. Since a guest bathroom can be one of the smaller rooms in a home, use colors that are light and airy. This will open up the space, making it appear larger than it really is. And, even if the guest bath is used by other family members during the rest of the year, remember that it should feel welcoming, so avoid stark whites or overly bright and trendy colors. Most importantly, don't skimp on the painting tools. Since the walls will be the largest visual area in the bathroom, you want to ensure a professional-looking finish that can only be achieved using high-quality painting tools.

Fine-tune fixtures If you're considering replacing an old scratched sink, many acrylic options can be purchased at home centers for less than

$100. While you're at it, don't forget to update the faucet as well. Today, faucets come in a variety of finishes like brushed nickel and oil rubbed bronze, allowing you to easily freshen up the appearance of your bathroom. Many fixtures are available with matching accessories like towel rings, bars and even robe hooks. Using a consistent fixture finish throughout the room will give the space a streamlined, uncluttered feeling and will help create a serene place for your guests to relax during their stay.

Hardware Dated cabinet hardware can easily be brought back to life with a coat of primer and paint. If you're willing to use a little elbow grease and purchase an inexpensive can of spray paint, you can transform any dingy handle or knob. You don't have to stick to traditional paint color choices, either. There are a variety of metallic spray paints available such as chrome, copper, brass and satin nickel that mimic the look of these expensive finishes that you can coordinate with your other accessories and fixtures. By taking the necessary steps to prep your guest bath before the hustle and bustle of the holidays, you'll be able to relax and enjoy it right along with your visitors.
