the arwork of Whitney Kreb Whitney Kreb’s oil paintings pay tribute to the inherent characteristics of the coastal landscapes that she calls home. Informal yet polite, her seaside pop art is a unique interpretation of east coast emblems and scenery. In 2003, Whitney started The Whitney Collection label which includes a line of note cards and hand painted pillows. The artist also paints on-site murals in local designer showhouses and private homes. Through Davidson College, Davidson, North Carolina, Whitney studied in Florence, Italy, and received her BA in Studio Art. She went on to receive her MFA in Painting from the Savannah College of Art and Design. Whitney is represented by Robert Foster Fine Art, the Seven Seas Gallery, and the Artists’ Association of Nantucket. Her mural commissions and private collections are located throughout the east coast, including Palm Beach, Charleston, SC, Washington, DC, Philadelphia, and New York City. First Day of Spring, Great Point. Weather is the great trickster on Nantucket, and in this case many things came together all at once (luck being among them) a passing snow squall, changing light, a lonely lighthouse and a dashing figure — a kind of confluence that doesn't happen all too often.
Born and Raised New York City. New Canaan, during the school year. Nantucket in the summers. How I developed my style of photography Slowly, from the age of 14, when my father gave me a little “darkroom” kit. He was an accomplished (if unheralded) photographer in his own right, and his influence directed me towards a tool for expression that I otherwise wouldn’t have thought I had.

Advice I would give to a photographer just starting out Understand (really understand) the inseverable relationship among shutter speed, depth-of-field and film (or sensor) sensitivity. Know your tools, start out simply, and pay attention to what you see through the lens: 95 percent of your mistakes are not the camera’s fault. Why photography is important to me Growing up as a verbal and social stammerer, the veiwfinder was a tool I discovered to help put order and calm into my world. This idea still holds true now, and it made a late-bloomer out of a nonbloomer.
Shoots I currently enjoy the most Nature and travel. If there were one person — dead, imaginary, or alive — that I could photograph, it would be E.B.White (d. 1985,) whose ways with the written word remain fluid, simple and thunderously imaginative. All that truth and wit must have expressed itself in his countenance.

Finding an image that represents Nantucket was not easy. How do you express what matters to you most? Family, community, work, friends. I settled on an image taken close to where we live. The image for me in my opinion says what Nantucket has worked hardest to protect, the open space that we like to get out in and enjoy.

How I developed my style of photography I studied photography from the time I was 13 years old. Early on, I discovered the works of amazing portrait photographers, such as Avedon, Leibowitz and Newton. My Eureka moment was when I saw a photograph of Avedon’s, which he snapped a couple seconds after a group portrait, when the family had relaxed and let down their guard. The real looks on their faces showed me that those are the important moments to photographthe candid and unposed moments in life when people are being themselves. Shoots I currently enjoy the most I really enjoy photographing weddings. I get to use many of the aspects of photography that I enjoy — macro details, emotions, landscapes, fun portraits, and making the couple look fantastic. Bonus — I get to hang out with the couple and their families on their happiest day! The rewards in doing a great job for them are
As much as Nantucket has amazing history, beautiful scenery and an endless supply of friendly folks, my favorite thing about our island is what a perfect place it is to raise my daughter. Having moved around the world quite a bit when I was young, I truly appreciate this serene environment and safe community that my girl is able to grow up in. Our beaches are the perfect place for any kid to grow up near, especially a kid like mine who loves all those creepy crawly sea critters. She is my muse and my favorite model.
Why photography is important to me Because we moved around so much growing up, photographs were my way of marking where I was at a certain age. They are a chronicle, a If there were one person — dead, imaginary, or alive — memoir of my life. The photographs I have of my grandparents, that are that I could photograph, it would be Thom Yorke, from Radiohead. He has an amazing look and his photo- most important to me, are the ones where they're laughing, interacting, graphs are always moody. I would shake him up and photograph him skiing or standing in front of their favorite car. I take care to photograph having fun with his child out of his element, like at an amusement park. people in their element, as they really are amongst their family and loved ones, not simply staring into my lens. I love to photograph children in their homes, and portraits on location, for that reason. Advice I would give to a photographer just starting out Study. Don’t jump into paid work just because you have a camera. Learn by assisting. Take classes. Read the manual. How I developed my style of photography My love of the moving and still image started when I was around 10 years old. As I shoot both motion pictures as well as still pictures, I would have to say my style is constantly evolving. But, if there is one constant, it would be the use of painterly light. My mother was a painter and had a strong artistic influence on me. I love the works of the Old Dutch Master painters and I find myself lighting with that single source of warm, low angle light; the type of light that we encounter in the early morning or the late afternoon. Shoots I currently enjoy the most I love the shoots that you can walk away from knowing that I have nailed the image that I had in my mind going into the assignment.
Advice I would give to a photographer just starting out As Lucy Bixby, a fellow photographer and friend of mine once said: ”shoot what you love”… and I would add, shoot it a lot. Keep shooting and don’t be afraid to try different techniques. Especially in today’s digital age there is no reason why you can’t pick a subject and get out there and shoot in every type of light Mother Nature offers us. To me, this is the best way to learn, just get out there and shoot. Why photography is important to me I love communicating visually, and I cannot draw or paint to save my life.

If I could re-live a day of my life again I think any day that our three children, their significant others and our three grandchildren are all together here on Nantucket. Without a doubt, this is what life is all about for us — being together with family, especially here on Nantucket.
If there were one person — dead, imaginary, or alive — that I could photograph, it would be I’d love to photograph Jay Gatsby sailing on Long Island Sound aboard a Herreshoff sailboat like the Reliance … I love that time period from the turn of the century through the 1920s.

Why photography is important to me I have two main reasons why photography is important to me and they are: 1) I am capturing/documenting/preserving moments/expressions/stages in other people's lives that I am honored to do. 2) I am in my element when I am behind the camera, be it photographing or filming. It is what I am meant to do. It feeds my soul and makes me very happy.
How I developed my style of photography I guess I slowly developed it. Taking photos had always been a passion of mine from being very young. My photography passion has now spilled over to include videography, and I love both mediums.
If I could re-live a day of my life again There are so many I could pick for so many different reasons. I picked this particular day, because it was one of the most significant days in my life. It was the day I became a US citizen. My brother was there with me in a room full of 750 people from all over the world, all there to become citizens. It was very moving. It was the end of an era for me, and a brilliant start to a new one. So, now I have dual nationality.
Shoots I currently enjoy the most I love to photograph people. So, wherever the people are, then that's where I am happiest shooting. Advice I would give to a photographer just starting out Take your camera everywhere with you — great shots are everywhere around you. And practice, practice, practice.

Not everyone with a point & shoot camera is a photographer. Study the masters. Ask questions.
How I developed my style of photography As a photojournalist my development was learn by doing and watching other photographers and asking questions. I also studied the style of Pulitzer Prize winning photographer Stan Grossfeld of the Boston Globe (who is also a friend) and my good friend and mentor Greg Mironchuk. I was originally a forensic photographer and was educated at the Forensic Photography School, Mass State Police Academy, Framingham, MA.
Why photography is important to me As a photojournalist (and a history major) I’ve always considered myself a documentary maker. I’m no artist but I am a historian. I’ve always been interested in preserving events for future generations to study and enjoy and feel as a photojournalist that is what I have done.
Shoots I currently enjoy the most I have always enjoyed sports photography and believe that is my strongest suit. Unfortunately I don’t get to shoot sports all that often.

Born and Raised I was born in Brooklyn, and lived in Jackson Heights, Queens. How I developed my style of photography My style has evolved over the years from early days with the camera as a teenager capturing our pets, and then avoiding “the petting” parties of adolescent dance days, to being on the other side of it with my photographer Dad documenting my growing up from day one. Coming to Nantucket in the 1960s was a deciding factor in my evolving as a portrait photographer. Creating and directing the Children’s Gallery on Old South Wharf (19651971) allowed me to hone my innate and intuitive gift for photography by having a ready crew of kids to capture in the act of creativity. When the Gallery closed, I re-invented myself as Beverly Hall Photography — took to my bicycle, found a studio and set up shop. My first ads said, “Wanted: Your child, $50 for a rewarding portrait.”
This stunning silhouette has become a symbol to many of the joy and freedom one feels on this faraway island. She has also been considered by many to be an image of healing. Some have said you know you are on Nantucket when you see her. I consider her my gift from the photography gods and hesitate to divulge any more information about her. She invites each of us to feel the welcome and wide embrace of the sea and sky. She beckons us to rejoice in our being here and being who we are.
Shoots I currently enjoy the most The photo sessions (“shoots”) I enjoy most are by available light (overcast or foggy days are best) capturing the action and reactions of people engaged in celebration of all kinds.

Advice I would give to a photographer just starting out Never loose the memory of the quality of film. Treat digital photography as if it were film, taking care and respect to every frame. Be adept at all styles.
How I developed my style of photography Photography has been a significant part of my life since I was sixteen. I was the photographer and then editor of my high school yearbooks, and this was my early immersion in photography. My uncle was a professional photographer and cameras were a part of my childhood.
Why photography is important to me It is an insular profession, and each image I make allows me the ability to find order. We live chaotic lives, and I love the peace it gives me. Everything in my life is a potential picture. That is the way I look at things. If I could re-live a day of my life again Besides the birth of our daughter, my first book deal was up there.

How I developed my style of photography My style of photography is Nantucketdriven. We have wonderful scenery and fabulous light, especially at the margins of the day. And this light is what I have tried hard to capture over the past few years. Learning to do so has shaped how all of my photographs develop.
Why photography is important to me For me, photography has evolved from hobby to obsessive creative outlet. I can’t paint or write poetry, so I use my camera and my computer to feed the obsession.
Shoots I currently enjoy the most Solitary landscapes — me, my jeep, an island scene, a dramatic sky at sunrise, and no one else in view. Nothing feels ordinary on this island.

Advice I would give to a photographer just starting out I don’t know that I have the experience necessary to be giving advice, and the first thing that comes to mind is something of a cliche — “just get out and take pictures.” But, that’s what I would say. Get out. Take a lot of photos, and pay attention to the composition, light and camera settings that result in the pictures you like best.

When asked to pick out one of my photos that to me epitomizes Nantucket, I immediately thought of this image. It was taken right after sunset at Jetties Beach during a family photo session. I love the carefree feeling of the image with the girls chasing the seagull and running on the sandbar. It reminds me of many days I spent down at Jetties Beach as a child. Growing up on Nantucket I always felt thankful to have a connection to the land and especially the beaches around me. It’s a truly special place.

If there were one person — dead, imaginary, or alive — that I could photograph, it would be If I could photograph anyone from the past it would be Thomas Nickerson. When I read “In The Heart of the Sea: The Tragedy of the Whaleship Essex,” I kept thinking about how interesting it would have been to photograph Thomas Nickerson. He was only 14 when the ship set sail, and while reading about him in the book, I kept thinking, “I wish there were photos of this boy after he’d been rescued and survived such a tragedy.” My father is a fisherman and I have always had a profound respect for seafaring people. I love photographing people in their element, and I believe portraits of Thomas Nickerson would have truly illustrated the hardships of the whaling industry.
How I developed my style of photography My photography is always evolving. I recently completed a two year professional photography program at the New England School of Photography. This was a great time to dedicate all of my energy to pursuing photography. Shoots I currently enjoy the most I enjoy photographing people. To me, the joy in photography is capturing moments and emotions that blend together to tell a story. I have recently been working on a portfolio of 'day in the life' portraiture, which is family portraiture with a journalistic approach. I am also really enjoying working on multi-media projects. It has been a great experience learning how to utilize audio, photos and videos to tell a story.

I chose this image because of the familiar location representative of our island's little yet large place in the world. In the past, pursuit of whales guided Nantucket Whalers into the far reaches of the world. In our present, the tide has turned Nantucket into a global community. Gardiner's Corner used to be a photography shop run by Marshall Gardiner, who was a photographer well-known for hand-coloring black and white photographs. The color in this photo-image is more intense than he would have used and more selective in its application. I chose to allow the bright colors of the future to permeate the black and white surroundings of the past to represent how we on Nantucket try to balance and blend our present needs and future promise with preservation of our heritage. This is one of a series of photographs I am working on featuring my “Little Nantucket Whaler.”
Advice I would give to a photographer just starting out Keep your eyes open, but remember that serendipitous eyes-away-from-the-viewfinder moments can also become eye-openers. Be open to possibilities and experiment. Communicate with others who share this interest. Have your camera accessible and ready. Enjoy the seeking and seeing.

Born and Raised I was born in Westport, Conn., and grew up all over the world. While Nantucket was our family’s home base since I was in third grade, we traveled each year to spend time in such places as Spain, South America, and California to name a few.

If there were one person — dead, imaginary, or alive — that I could photograph, it would be My dad who died in 1987. I think my own family photographs are the most important to me. That’s why I believe that everyone should have their family photographed on a regular basis, as time flies by and kids grow up and people pass on.
How I developed my style of photography I believe that like any art form the style of a photographer is grown, is fluid and dynamic and changes throughout the photographer’s life. While there can be “eureka” moments where things come together technically and artistically, I believe it is a slow and gradual development of style. Although I have been shooting about 30 years now, my style is still evolving. Shoots I currently enjoy the most I enjoy shooting my own children and their development and childhood. Portraits of other children are also a lot of fun if the family allows me to be creative and do the portrait without a preconceived vision of what it should look like.
Advice I would give to a photographer just starting out It’s an extremely tough field and highly competitive. A lot of photojournalists are changing over to shoot weddings and portraits. This emphasizes my belief that family photos are still very important. With the digital age and the media using more laymen's photos the industry has taken a hit. Born and Raised I was born in Salem, MA, I grew up in Marblehead, Foxboro and Nantucket. How I developed my style of photography I spent a lot of years learning about and experimenting with composition, shape, texture, and light, but I think it was only after I started shooting for newspapers and that all became secondary to the idea of chasing down shots that tell a story that my photos became more interesting. Shoots I you currently enjoy the most I thoroughly enjoy scouting out and shooting the scenes I use to create my fine-art 360 degree panoramas, but I think getting good candid shots of people doing things that they love is what I enjoy the most. If there were one person — dead, imaginary, or alive — that I could photograph, it would be Kurt Vonnegut
Trying to epitomize Nantucket in a single photo is not easily done. I walked and biked all over the island with my cameras, trying to find such a shot, but none really measured up to the assignment. Then, while going through some old images, I realized that this one from 1987 fit the bill as well as anything I have. Sun streaming through fog over the ocean, footprints in the sand, a happy dog rolling around in the grass and a house slowly losing its battle with erosion. The fact that it is grainy black & white and taken from the scan of an old damaged negative seem fitting as well.
Advice I would give to a photographer just starting out First, thoroughly learn the stuff they teach you then try to forget it all. Second, challenge yourself to capture the most interesting images you can using only really cheap, crummy equipment.
Why photography is important to me Probably because I've got lousy hand to eye coordination and can't really draw or paint very well.
If I could re-live a day of my life again Probably a day from that first summer after high school, before reality hit. Life was fun, sleeping was optional, I basically lived at the beach, and my office was the lunch counter at the ’Sconset Book Store. A steady diet of sandwiches, ice cream, Fritos and beer was healthy enough, and anything seemed possible.

In the 200 plus days of filming “Nantucket by Nature” this was one of my most memorable afternoons. Pure magic.
Born and Raised I’m pretty sure, at age 46, I am still growing up. Born in Hartford, CT. Grew up in Bristol, CT and Singapore. How I developed my style of photography I bought my first SLR camera when I was 13. I was living in Singapore with my family and was blown away by other cultures and had to record my experiences on film. I was very timid and portraits scare the hell out of me. Over the years, I developed a style (more of a personality style) to overcome these fears. My portraits are often about my interaction with my subjects and less about technical and esthetical aspects.
If there were one person — dead, imaginary, or alive — that I could photograph, it would be Hands down, Steve Martin. Nobody’s cooler than Steve Martin. I’m still hopeful it will happen.
KIT NOBLE
Advice I would give to a photographer just starting out Don’t rely on PhotoShop. Learn to problemsolve behind the camera. Learn to use your eye and camera. PhotoShop should be viewed as a last resort. I am incredibly grateful that PhotoShop didn’t exist when I began my career. I’m a better photographer for it. Why photography is important to me I have a horrible memory. It helps me remember what I did yesterday. Seriously, it keeps me creatively sharp. I am photographing all day, everyday — even when I don’t have a camera in front of my eye.
Shoots I currently enjoy the most Portraits. Intimate portraits or big commercial shoots with lots of people to direct. I love the challenge of blocking out the whole world and ‘focusing’ on the one person sitting in front of my camera. Once that connection is established, it’s absolute bliss.
If I could re-live a day of my life again Today. Today gets me out of bed in the morning. I approach everyday with the thought that I will have my greatest accomplish today. PHOTO BY

Why photography is important to me Documenting the most important things in people’s lives is very important to me, because in the end all we have is our memories. Images are our instrument for reflection and memories, and I feel honored to document these moments for my clients, family, and friends. No matter what the occasion or subject matter.
Shoots I currently enjoy the most I enjoy the large variety of things I get to photograph. The subject changes depending on the time of year it is — food, weddings, and portraits, mostly, but I am always up for a challenge. I can’t really say I enjoy one type of shoot more than the other, because I honestly love it all.
If I could re-live a day of my life again It would be the day I met my husband, because that moment changed my life forever. I have told the story so many times that it has become his story and my story. I would like to get the story “straight” as to who approached who first (Laughs).

Born and Raised I was born in Hartford, CT, but didn’t stay long. My family lived all over the place with two of the main stretches in Miami, FL, and Deerfield, MA. I suppose there could be two places with more contrast, but I had a pretty good range of activities growing up in two very different places. How I developed my style of photography I have been drawn to simple perspectives long before I understood photography, so a camera was a natural way for me to keep them when I saw them. Style is a changing thing; even if in slow, small increments — it moves for everybody. Shoots I currently enjoy the most More and more I enjoy the architectural work, because I'm learning to appreciate the technical aspects, but nothing beats a walk in a beautiful place with no watch.
To me, this photo is Nantucket without time. Summer or winter, this exists exactly — sand, sky, and an ocean that can blur everything.
If there were one person — dead, imaginary, or alive — that I could photograph, it would be I haven't felt pulled into portrait photography, but I do enjoy when a good shot turns up of the people close to me. It's the unexpectedness that I love most, so it's hard for me to choose someone on this side of that moment.
Advice I would give to a photographer just starting out Read less about it and just use your camera. No person and no book can tell you what you see and how to look for it. Why photography is important to me Photography is a way for me to capture an experience, lock it down, and be able to remember it with (or without) everything that was taking place in that moment.

Born and Raised I was born in Columbia, MO, and have been on Nantucket since May 1993. Rome, NY, is my hometown. There is a revolutionary fort in the middle of the city and there used to be an Air Force base. My Dad is a retired Air Force officer. My parents still live there. How I developed my style of photography I remember the first photograph I took. It was with my Dad’s old Yashica. It was a young girl holding a red umbrella. The light was reflecting off a puddle making her face glow. I was hooked! Shoots I currently enjoy the most I enjoy elopements the best. There is something so romantic about running off to Nantucket, hiring a photographer and getting married on the beach!

Born and Raised I was born and raised in a small town outside of Buffalo. When I was young, we spent summers on Lake Erie. My grandparents built a tiny cottage there. My extended family was there with us. I loved all being together. My favorite days were spent swimming, riding my bike to the candy store, playing tennis, scavenger hunts, bingo, and bonfires on the beach. How I developed my style of photography My style of photography grew out of my wanting to document my children’s lives. I had four stepchildren and then two children of my own. Watching them interact is magical. I wanted to capture that magic for them to keep. I love the candid images that capture a moment or feeling more than the staged portrait. Shoots I currently enjoy the most My favorite shoots are when I am able to photograph a family, or children, or a bride and groom behaving the way they normally would without me there. Just letting me watch, and finding those special moments that happen without direction. Advice I would give to a photographer just starting out Just keep shooting — photograph as often as you can.

Why photography is important to me Photography is important to me because I feel it is such an amazing gift to be able to document a person’s day, week, summer and allow them to have these special moments to keep. I find that the glimpses I have captured of my children’s lives seem to be what they remember most because we can visit the photographs again and again. They can still evoke the same feelings.

Why photography is important to me Photography is important to me because it’s the vehicle through which I see my world — the way I communicate what I think and feel. For the most part, though that is changing with age and after 45 years of doing it, as a Rilke quote says: Work of sight is done (though not quite!) Now, to do heart work on the pictures inside.” (or something to that effect) Photography has given me a way to relate to people in a way that a normal social exchange could not.

After seeing how photography could directly help people I knew it was important to continue this work. I recently returned from a photography workshop in Guatemala where I dedicated the majority of my time to photographing Casa Jackson Home for Malnourished Infants. All of the images were given back to Casa Jackson so they could use them to create awareness and help with fundraising. To me, this exemplifies the impact, power and importance of photography.
If I could re-live a day of my life again I would love to re-live the day I photographed my first wedding. I was living in Ambergris Caye, Belize and I had been introduced to this wonderful local wedding planner, Iraida Gonzales. She saw me taking photographs around the island and she asked me to photograph a wedding for a couple who needed a photographer for their destination wedding. This was the day I realized how much I enjoyed photographing weddings and capturing such a special day. I remember feeling inspired and excited to pursue wedding photography.

There is optimism in the air quite different from last year at this time. The amount of rental activity so far this year is up significantly from the same period last year and this has historically been a precursor of sales market activity. The data for the first quarter shows that the level of activity was the same as last year but that the dollar volume was down, reflecting the impact of foreclosures . When we look at the totals from all of last year we were

For that reason, Nantucket tends to parallel the financial markets. The Dow Jones Industrial Average is a good measure. The Dow had a straight upward run for ten years and so did Nantucket. very pleased to see that over 300 properties transferred, up significantly from both 2008 and 2009. We believe that we are on a recovery trajectory and that 2011 will exceed 2010 in both number of sales and dollar volume.
What’s your take on when we’ll feel the full and lasting effects of any recovery on Nantucket? While an island, we are not insulated from the overall effect of the national economy and as we begin to see a recovery; that creates a positive impact here on island since we are basically a second home market that depends on the activity from people on the mainland. Historically Nantucket has been slower to feel the effect of the impact on the mainland and quicker to recover. As a result it is my view that it continues to remain a great time to buy on Nantucket as it has been since late 2007. While the number of properties for sale is
high, this gives a buyer plenty to choose from. Buyers are more informed than ever about current market conditions, and many sellers are more realistic about today’s economic conditions.
What is the state of the rental market? As I noted earlier, the rental market has been very strong so far this year with most of the most desired time already fully booked. It appears that rental activity is up between 25 to 30% over last year. There is still good availability in the shoulder seasons.
What kind of properties are selling now? Very simply, those that are fairly priced for the nature of the property and its location.
What neighborhoods do you think are undervalued now? What neighborhoods do you think best retain their value over time? Waterfront, strong water view, luxury properties and those that have been updated.
Are you seeing any movement in the sale of land, either up or down from previous years? The sale of land always follows after the start of the pick-up in the sale of houses when either there is not as much choice in available houses or the type of house is not available. Here on island there is not much land left due to the wonderful efforts at preservation of open space so in my view it is less of an indicator of market movement than it might be in other markets. Finally, here on island in many cases it is less expensive to buy an existing house now than to buy land and build.

vs. $135.8 million for 2010). This most likely reflects the fact that buyers are taking advantage of the reduction in prices across all of the price ranges in the market. The pending sales data is encouraging – almost 50 under contract now, with a number of mid to high-end residential house and land listings in the mix. Including residential homes, land, and to a lesser extent commercial properties, there are presently 515 properties actively for sale on Nantucket. Therefore, in the coming months it will be important to pay attention to the rate of inventory absorption even as more properties come online from bank re-sales and from the normal high season influx of new properties for sale. This could have an effect on whether market prices will begin to rise modestly and whether asking prices will continue to firm up. In some areas of the island and across some price ranges we are actually starting to experience some supply constraints so that should bode well for prices as we go forward.
What’s your take on when we’ll feel the full and lasting effects of any national recovery on Nantucket? Since second home buying is fueled by discretionary income, any recovery in the capital markets and any increase in consumer confidence could only lead to further recovery in our own market. Confidence in the job market, particularly among the crowd that traditionally comes to Nantucket, is also important. Also, recovery in the off-island urban and suburban “feeder” areas to Nantucket will translate into a larger supply of visitors and should ultimately increase the demand for island property. Hopefully, this increase in activity will trickle down into all areas of the Nantucket economy especially the retail and service sectors. Whatever the case, this is not a v-shaped recovery curve, but a long u-shaped one, so the full and lasting effects of a recovery are still a ways off. On-island I think that the recovery will be only truly felt when we have more equilibrium in the marketplace as it relates to property value stabilization in “local” neighborhoods and to job creation for the year-round population.
What is the state of the rental market? Year-over-year demand for summer rentals is much improved. People seem to feel better about spending money, and the recent hard winter in the northeast and in many other areas of the country make a Nantucket vacation even more compelling. Even though there is probably more rental inventory because of the recent overhang of properties for sale, in general there seems to be less negotiating going on this season. The good properties are probably oversubscribed for the prime period of late July through the first few weeks of August, but there are still plenty of good properties available in June, mid-July, and late August. As has become the norm, there are still a lot of last minute calls for one and two-week rentals. Also, in some cases the owners have gotten more accommodating in terms of allowing a pet and occasionally in adjusting open rental dates to better suit a tenant’s schedule.
What kind of properties is selling now? There are really two markets right now on Nantucket and each are trending in different ways. For lack of a better term, the more local See Gillum, page 72

neighborhood market has yet to stabilize, whereas the traditional second home neighborhoods have probably just turned the corner. Regardless, properties that come to market well priced or that have been reduced to a good offer price over time stand the best chance of selling more rapidly. Good finished product and the more turnkey properties are in demand. It’s notable that the bulk of the sales in the past year were either properties priced under $1.5 million or the very high-end properties in prime often waterfront locations. The best property or two in every other price range was also being cherry picked by buyers. It’s notable that in the last 4 months or so that a lot of the market interest has focused on properties between $1.5 million and high $2 million or even low $3 million.The banks have also started being more realistic in pricing their re-sales and listening to short sale offers so they are starting to move now as well. The cash buyer and qualified buyers with previously approved financing are still definitely in the driver’s seat so to speak; but also recently many banks are starting to lend more easily on residential property, and the rates are still historically low.
What neighborhoods do you think are undervalued now? What neighborhoods do you think best retain its/their value over time? I’m not sure that any one neighborhood is particularly undervalued at present (unlike perhaps Tom Nevers was in the S & L crisis 20 years ago), but there does seem to be good opportunities still in many areas of the island and in many different price segments of the market. There is a lot of inventory in certain areas so that could present a good opportunity for a buyer. Moreover, I think that there is a particularly good opportunity in the local neighborhood and the “starter” summer home marketplace. I believe that the areas with traditional low inventory retain their value the most and are the most resilient in terms of a quick recovery. These areas usually have closer access to the water or are within easy distance to desirable amenities. Cisco, Dionis, Monomoy; the Cliff, Brant Point, and prime in-Town locations; Sconset village; and the estate areas in the east end of the island especially fit this bill. Waterfront in most areas is usually a bankable commodity.
YOUR ’SCONSET REAL ESTATE CONNECTION
Are you seeing any movement in the sale of land from previous years? The number of land transactions has definitely been rising. In 2008 and 2009 land sales were especially suppressed by the increasing inventory of houses for sale, whereas in 2010 the number of sales started to rise once again. If one includes sales where the houses were moved off the lot or razed, there were 46 land sales in 2010 as opposed to 35 in 2009 and 32 in 2008. Nothing like the 100 plus sales in the mid-2000s boom years; but still, as such, land sales in 2010 constituted around 12% of the total market. Using the same criteria, in the first four months of 2011 there has been 10 sales, plus there are 11 pending sales. Consequently, land sales made up 11% of the first 4-month sales and constitute a whopping 23.4% of the total sales now pending! Indeed one might say that recently the patient buyer has been rewarded by taking advantage of the outsized drop in land prices combined with a more competitive building cost environment. There are even some speculative builders that have cautiously come back into the land market. For good future value, a prime focus should be on land in those better areas with low housing inventory for sale now.
