July of 2023, Commercial Building Consultants will be celebrating our 20-year anniversary! Starting out as a very small Mom & Pop type of company, we have now grown into an international commercial real estate consulting firm. When we look back at all the time, effort, struggles, heartache, triumphs, and long hours to name a few, that it took to get us here we couldn't be happier at where we are today.

Celebrating 20-years for any company is a fantastic milestone, but when you are talking about the commercial real estate industry and companies that support it, that is a feat. So, we at CBC feel incredibly fortunate to have experienced this milestone

Hitting 20 has provided CBC with the time and experience to create an incredible foundation in commercial real estate consulting and due diligence We have been fortunate to have worked with small businesses, individual investors, banks, investment companies, equity firms, Fortune 500's, and more. We have traveled throughout the US and have worked with clients on projects in places like Canada, Dominican Republic, and throughout the Caribbean. We have also been fortunate to have provided an array of services to our clients and even sometimes taking a request from a client for services that don't essentially exist - but we were able to figure out how to provide them with the information and service that they needed. So at 20, what is ahead for CBC?

PROPERTY CONDITION ASSESSMENT - DEBT AND EQUITY

A Property Condition Assessment involves evaluating the overall physical state of a building or property. A qualified inspector conducts a thorough inspection to assess the property's systems, structure, and components. This includes examining the roof, walls, windows, doors, electrical and plumbing systems, as well as heating and cooling systems.

The inspector's objective is to identify any indications of damage, deterioration, or potential problems that could impact the property's value or safety. The findings of these assessments are documented in a detailed report, which serves as a valuable resource for property owners, buyers, or lenders, enabling them to make well-informed decisions regarding the purchase of a property.

PHASE 1

ENVIRONMENTAL SITE ASSESSMENT

Phase I Environmental Site Assessments (ESA) are utilized to help identify any potential and/or existing environmental concerns with the property and surrounding areas

Keeping people healthy as well as the building is the

reason why a Phase I ESA is a must during due diligence.

ESA’s consist of a site visit to observe the current and past conditions of the property and surrounding areas, as well of a review of regulatory databases and historical records including aerial views, and interviews with the prospective owner, current owner, and past owners of the property.

The Townhomes at Woodmill Creek, Woodlands,Texas underwent a Phase 1 Environmental Site Assessment to evaluate the presence of any Recognized Environmental Conditions that may impact the property. The assessment covered various environmental factors and aimed to document all existing environmental impacts to the property and its immediate surrounding areas.

The receiver, an impartial thirdparty entity, takes charge of protecting the asset and managing it on behalf of all parties involved. They handle rent collection, bill

Meet Jim CBC Project Manager

James (Jim) Ransom, has had an extraordinary journey in the construction and engineering industry. With over three decades of experience, he has excelled in construction and engineering risk analysis and project management for utility, construction, and engineering corporations. Additionally, his role as the Operations Director for a regional pipeline company led to the creation of a playbook that established a highly reliable transmission system.

Jim's passion for giving back is

evident through his involvement as a former scouting leader and

volunteering with local food banks.

Outside of work, he embraces adventure by climing mountains,

exploring waterways in a canoe, and embarking on family road trips. Jim's dedication to his family is equally remarkable, as he cherishes quality time with his wife and five children

through shared activities and joyful

experiences. His exceptional character, expertise, and commitment to safety make Jim Ransom an inspiring figure in his industry.
