INTERIOR DESIGN LEGEND JUAN MONTOYA OFFERS A DREAMY DEEP DIVE INTO HIS LATEST TROPICAL RESIDENTIAL PROJECTS.

“If

ever we needed paradise, especially a paradise we can hold in our hands to revisit again and again, that time is now,” writes Wendy Goodman, design editor for New York Magazine, in the foreword to a new book, “Designing Paradise: Juan Montoya.” Countless people from coast to coast heeded these words as they searched for homes of escape during much of the pandemic. Vacation home sales rose by 16.4% in 2020, according to NAR’s 2021 “Vacation Home Counties Report” — and they’re still surging this year. During the January-April 2021 period, sales of vacation homes jumped by 57.2% year-over-year, more than twice the 20% growth in total existing-home sales during the same period. World-renowned designer Juan Montoya knows all about creating homes built for pleasure, relaxation and escape. His work takes him all over the world — from the mountains of Switzerland to the beaches of Fiji. Named as a Dean of American Design by Architectural Digest and a frequent fixture on the publication’s AD100 list of top designers, he has been inducted into Interior Design’s Hall of Fame and distinguished with the Legends Award from Pratt Institute, among other honors. He is best known for creating “magical interior worlds for his clients” that are grounded in history, art and a respect for local artisanal talent, according to Goodman. This particular skill served him well when it came time to interpret his signature refinement and simplicity for his clients’ vacation homes in tropical locations like Miami Beach, the Dominican Republic and Mexico,

featured in the book. Each home expresses a juxtaposition of textures, colors and volumes while balancing scale, lighting and spatial qualities with special objects that reflect an interest in a variety of cultures. For a home in the Dominican Republic’s Cap Cana, for example, he incorporated a painted 18th-century double front door from Colombia’s coffee-growing region and mixed a sisal carpet with touches like a custom-designed ebony table with bone inlay surrounded by Anglo-Indian chairs, a glass-fronted display cabinet from the Philippines and a red Chinese console. The result is a relaxed yet refined atmosphere. In another Dominican Republic retreat, textural exploration took on the form of the combed plaster of dining room walls, woven rope detail on a sitting room coffee table and bedroom headboard, and intricate beadwork on the sitting room ottomans. For Mexico’s 1,500-acre resort and residential community, Punta Mita, Montoya “spent one and a half years traveling from town to town in Mexico,

looking for artisans to produce the furniture so it would have an authenticity to its location,” he says. Folding the influences of the specific geographic location and regional culture into the design “allows us to explore something new,” he explains. “It gives you a sense of belonging. It also helps to support the local craft and artisans.” Montoya is no stranger to the idea of escapist fantasy. As a child, his family split time between Bogotá and a rice farm in a remote town called Puerto Tejada, where he first understood the importance of how design relates to its physical location and geographical climate. Today, the prolific design icon himself divides his time between an apartment in New York City and a sprawling 100-acre country estate in the Hudson River Valley, which he named La Formentera after one of the Balearic Islands off the coast of Spain. “Greenery is very important for your health and peace of mind,” he says. “On our property [in Garrison, New York], we live amongst the wildlife, birds and flowers. However, it is important to come back to the city to revisit your vendors, friends, craftspeople and people you work with.” A connection to the outdoors is another Montoya calling card when creating an elevated sense of paradise. For La Formentera, he aimed to

achieve a place of solace and splendor inspired by the Mediterranean island’s rocky terrain. Over many years, he daringly intermixed stone sculptures, a captivating pool complex, rough-hewn shelters and a rushing brook that empties into a pristine lake, transforming them into a beautiful natural wonderland. Echoes of his appreciation for nature can be found throughout his tropical portfolio, too. For the Cap Cana oasis, he designed the lush jungle-like landscaping himself, nestling thatched palapas among palm tree groves or hidden at the end of walkways to create a sense of allure and mystery. Outdoor rooms, from an elegant dining palapa artfully arranged among verdant palms and elephant ear plants, to a monumental outdoor living room surrounded overhead by an open-air mezzanine, pay homage to the sunsoaked landscape. In a Fisher Island apartment, Montoya played up the visual connection to the water by removing doors that blocked views of adjacent rooms and expanded the space laterally into a sort of crescent-shaped enfilade. Still, Montoya’s tropical design is not all palapas and sisal rope. In a Surfside, Florida, eighth-

floor apartment, for example, he included glossier nods to the seaside surroundings like custom silver entry doors featuring a fish-scale motif, a tile floor that mimics the waves, an aquarium as backdrop to a bar, and curvaceous furniture silhouettes. Other projects offer a sophisticated homage to Miami’s art deco tradition or an art deco twist on a residence inspired by an ancient Hindu temple. “The fluidity with which he can shape-shift as needed and with such panache is part of what has made Montoya a celebrated name in the world of design,” writes book author Jorge Arango. Indeed, Montoya’s visual language has transitioned “from the stark, monochromatic rooms with which he first established an international profile, to the more opulent yet relaxed interiors of today,” observes Goodman. Even Montoya himself acknowledges his work is “more mature, more daring and more concise.” At a time when everyone seems to be looking — or at least dreaming — for an escape, Juan Montoya offers up a new vision for living founded on beauty, creativity, functionality and sense of place. eople who are conscious of the built environment around them, known vernacularly as architecture buffs, plan entire itineraries around seeing and visiting the most extraordinary buildings in and around their selected destinations. With architectural gems now offered as vacation rental properties, these kinds of travelers need not compromise on their accommodations. The founding of Airbnb in 2008 completely disrupted the hospitalit y industr y, giving travelers of all kinds an opportunity to opt out of hotel accommodations and occupy a flat in a neighborhood where they could experience the city as a local. Single-family homes, even mansions, are available for those who want to splurge or pool

their resources, and many leisure travelers now regularly choose Airbnb or one of its rivals over traditional hotel accommodations. For those who care about architecture, the sheer variety of rental properties offered on these platforms allows design-minded tourists an opportunity to stay in a Frank Lloyd Wright Prairie-style home outside of Chicago, or a Mid-Century Modern masterpiece from Richard Neutra or Rudolph Schindler in the hills above Los Angeles. For a mere $258 per night, visitors to the fashion capital of Milan, Italy can book a one-bedroom flat in Bosco Verticale (“Vertical Forest”), one of the greenest buildings in the world, designed by pioneering eco-architect Stefano Boeri. In exotic Sri Lanka, a three-bedroom clifftop villa with panoramic ocean views, authored by Pritzker Prize-winning architect Shigeru Ban, is available for $680 per night. Unlike Airbnb, which currently offers more than 5 million listings, aptly-named BoutiqueHomes maintains a select base of approximately 1,400 properties, some designed by celebrated architects while others simply possess unique artistic attributes or compelling histories. Stacy Suaya, an editor for BoutiqueHomes, insists her company’s approach is much different than the mass-market platforms. “Our properties are more soulful. We take the time to know our owners and build on their unique stories,” reports Suaya, a travel journalist whose work has appeared in the Los Angeles Times, New York Magazine and Robb Report. “Some were designed by famous architects, many have the patina of history,” she adds. For examples, Suaya cites Studio Giardini, an old butcher shop in Venice, Italy converted into an art studio and rental unit, and Frank Lloyd Wright’s Schwartz House — one of the architect’s experimental Usonian homes designed for the middle class — in Two Rivers, Wisconsin. Sleeping 14 guests on a 4,000-acre oceanfront site in New Zealand is an award-winning home by celebrity Kiwi architect Andrew Patterson, priced at $5,795 per night on the BoutiqueHomes platform, while a bit less expensive is an entire private island in Greece with a graciously appointed neoclassical

ernd and Johann Radaschitz embody the significance of a familyrun business. Brothers in life and partners in business, they run Lanserring, a custom design firm for high-class spaces, with a focus on specialty bespoke kitchens. They founded the Londonbased company in 2017 alongside their already-existing joinery business, spearheaded by their great-grandfather in 1923. Now focusing on Lanserring, the Radaschitz brothers are fourth-generation virtuosos when it comes to custom architectural concepts. The idea is to specialize in the target audience: Lanserring keeps their focus on designing for the specific consumer at hand. And in defining the range of that audience, the Radaschitz brothers have their sights set on a worldwide reach. Bernd has now transitioned his portion of the business to the U.S. — New York City to be exact. Launched in October 2021, Lanserring is expanding to impact customers cross-continent.

Q: I’d love to hear the story of how your company was founded. A: While running a London-based project management company since 2006, we saw an increasing demand for haute couture kitchens, and identified a gap in the market for a luxury kitchen brand that embraces the challenges of working with innovative styles and materials. Lanserring was born from our dedication to excellence in craft and our love of beautiful design. Q: Describe your brand vision; where do you see the company heading? A: My ultimate vision for the brand is to become the leading global authority for crafted kitchens and cabinetry. Our purpose is to create handmade stories with our team of talented designers and skilled craftsmen for our discerning clientele worldwide. Our aim has always been and will always be to combine innovative design with our rich heritage and excellence in craftsmanship. Q: What’s it like to work alongside your brother? A: Without that partner in crime, who happens to be my brother and business partner, we couldn’t deliver that level of excellence on a global scale. We have a very respectful business relationship that is built on deep trust as brothers. While we share the same values and goals for our family business, we clearly distinguish our roles and responsibilities that reflect our strengths and skill set. I’m leading the brand with its international operation between our offices in London and New York, ensuring an authentic customer experience, whilst Johann is based in Austria in charge of our workshops and ensuring the smooth manufacturing of our furniture.

The company’s ultimate goal is to become the leading global authority for crafted kitchens and cabinetry. Bernd and Johann intend to craft “handmade stories.”

Q: Why the transition to America? What was the motivation behind this decision? A: Whilst New York has been part of our vision for Lanserring from its inception, the idea was supported by a growing interest for the brand in the U.S. Social media has allowed us to showcase our work all over the world, so from our headquarters in London, we have achieved a global brand reputation within the luxury residential industry. Our New York showroom will allow our American friends and clients to experience our latest designs closer to home. Q: The quality of your craftsmanship is remarkable. What makes your designs unique? The benefit is not only having access to a rich pool of talent and ingenuity, but it is also widely supported with specialist schools and colleges where the skilled craftsman can be trained from a four-year apprenticeship scheme all the way up to graduate as a Master Craftsman. This educational system is the lifeblood of Lanserring. Q: Are there particular materials you use that make your brand stand out? A: The uniqueness of a Lanserring kitchen is that each project is a custom process with a careful selection of the finest natural (or authentic) materials, including timber, stone, metal, glass and upholstery, delivering precision design while creating a strong personal connection with the client. Every aspect, from floor to ceiling, furniture, lighting and hardware, is designed and handmade with elaborate detail and world-class craftsmanship. I am proud to say I have some of the best designers in the industry on my team – they are complete experts in their field. In every Lanserring kitchen, we hide a panel with the signatures of the Austrian Master Craftspeople who made it. I think this personal touch tells such a beautiful story and shows the love and care that has been put into it.

Q: Can you tell us about some of your favorite designs you have created? A: First and foremost, the project that jumps to my mind is our first U.S. showroom, located in the heart of New York City and officially launched last fall. The new 1,580-square-foot space, elegantly designed by Lanserring’s design team, led by our Creative Director of Design, Alex Beaugeard, offers the ultimate expression of luxury millwork. It features the brand’s custom dressing rooms, kitchen concepts and products, and is full of one-of-a-kind interpretations of a modern New York loft home. Beyond that, Lanserring undertakes bespoke kitchen and furniture commissions all over the world, and we have had the pleasure of working on some amazing projects. Most recently, Lanserring has launched an entirely new design concept, Celandine Manor. It showcases Lanserring’s signature materiality and craftsmanship in a gentle, emotional language. O n e of L a n s e r r i n g’s n ewe r p ro j e c ts, Knightsbridge Place, is defined in its details, creating a soothing space where pleasure can be taken in the daily rituals of the home and kitchen. With custom quartz and aged brass hooks for tools and a thoughtfully designed cat house with hand-dyed leather flaps, an ostensible sense of harmony and balance is created by excellence in craft, meticulous detailing and precision.

The New York City showroom launched last fall to continue the company’s legacy.

lockchain is best known as the foundation for Bitcoin and other cryptocurrencies, but the disruptive technology also allows for the creation of non-fungible tokens (NFTs) ranging from digital baseball cards to fine art. Proving all of this is more than simply theoretical, an NFT art piece sold at auction for $69.4 million this year. Blockchain applications for real estate have also emerged. The Mars House, a rendered piece of virtual real estate created by artist Krista Kim, was recently purchased for 288 Ethers (units of Ethereum cryptocurrency equivalent to more than $500,000 at the time), marking a new era for pixelated housing. Images of the Mars House’s mesmerizing, uber-sleek design were packaged into an augmented reality file with a soundtrack composed by Jeff Schroeder of the band Smashing Pumpkins. Leveraging the

current hype around NFTs, resourceful real estate agents are beginning to promote real-world listings by offering one-of-a-kind digital images of properties that can be purchased independently or in combination with the brick-and-mortar real estate. Platforms such as SuperWorld and Decentraland are marketplaces where participants can buy and sell digital real estate while immersing themselves in a virtual metaverse. Every property is a distinct NFT and because they are purchased with cryptocurrencies, the ownership and authenticity are recorded and verified on the blockchain. Republic managing partner Janine Yorio maintains digital property values will appreciate as real-world companies begin participating in the virtual real estate ecosystem. But NFTs can also represent bona fide real estate assets, and the Silicon Valley “proptech” firm Propy automates real estate transac-

tions by deploying “smart contracts” and recording all transactional documents on the immutable blockchain. LABS Group, a digital investment platform, is collaborating with Singapore-based Enjin to empower small investors to purchase fractionalized interests in real estate. The assets, beginning at $100, will be in the form of tokenized property titles minted as NFTs, with the transactions processed on the Ethereum cryptocurrency blockchain. “It’s only a matter of time before real estate is tokenized,” says Enjin CEO Maxim Blagov, who adds, “Together with LABS, we can be among the first to disrupt one of the world’s oldest markets.” Further evidence that the real estate industry has entered a new era, a 5,000-square-foot penthouse in one of Miami Beach’s trendiest towers just sold for the equivalent of $22.5 million, the largest cryptocurrency real estate transaction on record.
