Tips For Making Houseplant Care A Whole Lot Easier!

aving houseplants can be highly beneficial for a multitude of reasons, but taking care of them can be a bit of a pain. Luckily, following these helpful tips can make it a whole lot easier for you to take care of your houseplants, which can help you enjoy them that much more!

Choose the Right Plants If you want to make houseplant care easy, choosing the right ones is imperative. There are a lot of plants that thrive well indoors and do not require a whole lot of care, such as the snake plant, philodendron, rabbit’s ears, and more. Before taking a plant home, consider researching it to determine how easy it will be to take care of and how well it is known for doing indoors. Use Trays Underneath Your Potted Plants Flower pots need drainage holes on the bottom to help prevent you from “drowning” your plants and to prevent rotting, but these drainage holes can make a really big mess. You can purchase special trays that are designed to be used underneath the plants to help catch the water. In a pinch, you can also use kitchen plates or bowls. Avoid Overly Heavy Flower Pots When picking out flower pots, a lot of people look at one thing -- the appearance of the pots themselves. However, even the most beautiful of flower pots can become a big annoyance later on if they are really big, bulky, and heavy, since they can make it that much more difficult for you to move your plants around and take care of them. Consider looking for lighter-weight flower pots that will be easier for you to pick up and move around when you need to or get a rolling plant stand. Keep Plants Pruned Keeping your houseplants pruned isn’t just important for their health, but it’s also important for cutting down on the mess they can make. Do your research about your houseplants so you can learn how to properly prune them so they can grow and thrive...without shedding leaves and other debris all over the place. Keep Watering Cans Handy Consider keeping watering cans or spray bottles filled with water in convenient places nearby. This will make it a whole lot easier for you to care for them, and can also help prevent you from forgetting to water them. There are a lot of pretty, decorative watering cans out there that you can display, or you can hide spray bottles behind potted plants so they are there when you need them without being too obvious. Taking care of houseplants can be a big task, but there are ways that you can cut down on the work. By following these tips, you can make houseplant care a whole lot easier, which can help you enjoy your plants more than ever while ensuring you take excellent care of them.

Buying a Home When the Market is Favorable to Sellers If you are trying to purchase a new home when the market is favorable to sellers, this means you are looking for a new home in a seller’s market. While you can still find the home of your dreams, it takes a bit more work when there are fewer listings available. Your real estate agent will be able to guide you in the process of finding a new home, making an offer, and negotiating the deal until it is complete. Even when sellers have the benefit of too many buyers looking for homes, you can still find a home you will love. Always Be Ready to Make an Offer. Buying a home in a seller’s market is not for the timid. If you look at a property and you love it, you have to be prepared to make an offer on the spot. Even a delay of a few hours after an open house event can cost you the home. In a seller’s market, sellers may be entertaining a number of offers at the same time. The only difference between your offer and another’s may be that you made yours first. Prepare to Pay Full Price. Once you know what your budget is by getting a mortgage pre-approval, be prepared to pay the full asking price for any home you are interested in. While you may be able to make an offer that is lower and have that offer accepted, it is always best to prepare for a full offer. When the market has few listings, buyers often pay full price for homes that are available. If you bid your maximum, don’t get caught up in a bidding war just to win. Once you reach the top of your budget, it’s important to walk away from a bidding war to buy a property.

Look for Listings Daily. If you have established exactly what you want with your real estate agent, they are going to match you with potential properties on a daily basis. You can look online yourself, just to maximize your exposure to potential listings. Be ready to go to a showing at a moment’s notice, and you are more likely to get a home you love. When your real estate agent knows that they can call you in a hurry and bring you to see a new property, they are going to have an easier time finding you a property you love. Don’t Settle For Your New Home Even when the market favors sellers, you don’t want to get stuck in a home you are not thrilled with. If the traffic that goes by the home bothers you during a showing, it is going to bother you when you move in. Take your time. You will find a home that is right for you by working with a real estate agent in your area. While you may be anxious about getting settled into a new space, it won’t help you over the long run to settle for something you don’t really care for. Buying a home in a seller’s market is possible with good preparation. Know what you want, and work closely with your real estate agent to get it. HOME SELLER FAQ If you have been thinking of selling your home, (and who wouldn’t be in this hot market!), you more than likely have a ton of questions, especially if it is your first time selling a home. Let’s break down some of the most frequently asked questions we get from our sellers! Do I Need To Do Anything Before I Put My Home On The Market? In short, no. There is no requirement that you update, renovate, paint, etc. prior to listing your property. However, depending on your home’s condition and age, your agent might suggest that you make some minor improvements. How Do I Know What My Home Is Worth? When you meet with an agent, they will use their experience and expertise to give you a comparative market analysis, and tell you the most probable selling price of your home. How Do I Hire An Agent? Hiring the right agent is a very important part of selling your home. We recommend you contact two to three agents in your area and interview them to determine the best agent for you. Ask questions like their real estate experience, market knowledge, and strategy for selling your home. You can ask how they plan to market your home, and do they offer professional photography and/or 3D Matterport tour? Once you have chosen the right agent, you will enter into a listing agreement, which your agent will guide you through. How Long Will It Take? The timeline of selling your home depends on two major factors: the current market and the listing price. In a hot market with low inventory, low interest rates, and high buyer demand, your home will most likely sell quickly, and close to, at, or even above the listing price. When the market is flooded with inventory, interest rates are high or buyer demand is low, it will take longer to attract the right buyer.

Should I Be There For The Showings? Unless absolutely necessary, the seller should not be present during showings. Having the seller in the home during showings could make the buyer uncomfortable, and less likely to ask questions or make comments. They may also feel rushed or ask you questions that should be answered by your agent. What Are Contingencies In The Contract? Per Inman, a “contingency” in the purchase and sales agreement means that there are certain conditions that must be met by the buyer and/or the seller in order to continue to the next step of the contract. Examples of contingencies include the buyers ability to obtain financing, the property appraising at or above the contract price, review of association rules and bylaws, and home, septic, and water inspections & tests. There are many contingencies that can be written into a contract which means working with an agent that can help you understand the pros and cons of each is extremely important. What Do I Pay At Closing? Unsurprisingly, the most commonly asked question from sellers is “what is it going to cost?” Depending on your situation, the costs can vary greatly and your agent will be able to give you a stronger estimate, however, you can expect to pay the following. • Real estate agent commission. • Any negotiated repairs or seller concessions. • Closing fees, which are typically 1%-3% of the sales price, but can be greater. Closing fees can include, title fees, transfer tax, recording fees, prorated property taxes, deed preparation, and attorney fees. • Mortgage payoff.
