Change is certainly a part of life everywhere on the world map, and here in the Gunnison Valley, it is happening too. Some changes are more pronounced than others, like the opening or closing of a favorite restaurant, or a new development where there once was open space or a trail. Other changes, such as climate, recreation management, and wildlife habits happen more gradually but add up over time. Here’s a look at some environmental, recreation and wildlifeoriented changes to consider when buying a home in this dynamic valley, and what to expect in the near future.

Water has always been a major consideration in Gunnison County. Being close to “the top of the draw” at the headwaters of the Gunnison River, which is a major tributary to the Colorado River, doesn’t mean we don’t have to think about how much water we use, and how we use it. Whether it is an historic ranch with senior water rights, a new subdivision asking to tie into nearby utilities or a new home builder looking to drill a well, everyone must consider their upstream and downstream users and the limited supply available to new uses.

“We do treat water quite a bit in Crested Butte” he says, and they require third party verification from certified labs prior to treatment. “We are really particular about lab work.”
They also do municipal water treatments for some homeowners too just to improve the overall quality of it. “Municipal systems are very good at what they do, and people on them are very fortunate. Anyone who has water supplies that are natural-well, ground water or even a spring have other considerations,” he explains.
Goforth says there is a lot of ore in the ground in the Gunnison Valley, and water comes in contact with it, creating variable results. “Getting a lab analysis is really important to know where you’re starting,” he says, which can include detection of naturally occurring radionuclides, radon, arsenic and more. Moreover, he says water is universally becoming more contaminated as it moves through the atmosphere and circulates around the globe at an accelerated rate. “We are realizing this because our detection technology is becoming more sophisticated.”
Goforth says there are a lot of low producing wells in Colorado, so homeowners with low-producing wells can accumulate water in cisterns and then repressurize it as needed.
He says due to the last few years of good precipitation and snowpack in the valley, wells are generally doing better, and he is seeing recovery of lower ground water supply.
“That doesn’t mean we should lower our guard and not be frugal and careful. But people’s wells are doing better than they were,” concludes Goforth.
Wildfire
Wildfire is always a danger in the west, and in Crested Butte new building codes call for better preparation and development continues to creep into forests and meadows across the North Valley. Gunnison County
adjusted its building codes last year in response to an increasing urban wildland interface, and the new codes apply a higher standard of wildfire hazard mitigation to all new building permit applications since 2023. This includes building materials, landscaping practices and for larger structures, fire suppression systems. Builders, contractors, landscapers and others in the building industry are all shifting or expected to shift their practices accordingly over time, and municipalities are working with the Forest Service and Bureau of Land Management to improve forest health and reduce the likelihood of wildfire spread through fire breaks and forest thinning.
Wildlife
Beavers, wolves, moose and now wolverines—there are several species being reintroduced to Colorado’s Western Slope, some whose populations are increasing on their own, and some who are being protected to help stabilize their numbers. It’s worth being aware of what you might encounter out on the trails, on the roads or even in your own backyard.
The gray wolf was officially reintroduced to Colorado’s western slope in December 2023 in Eagle, Summit, and Grand Counties to the north of Interstate 70. Colorado voters approved this measure on the ballot in 2020, and Colorado Parks and Wildlife (CPW) experts determined that areas within Gunnison County would also make an ideal gray wolf release point in the future. Local ranchers have expressed concern for the impact of the wolves on their livestock, but CPW has not shared any plans to release wolves in Gunnison County so far. CPW’s Colorado Wolf Restoration and Management Plan includes compensation rates for ranchers who lose livestock from wolves, and CPW periodically releases an updated activity map showing where the wolves have travelled so far. Wolves have not yet ventured far south, but they are expected to over time, and eventually wolves will again be a part of the wildlife that inhabits the Gunnison Valley and surrounding regions.
Wolverines are also coming back to Colorado, after more than 100 years since being eradicated due to poisoning and hunting. With fewer than 400 remaining in the lower 48 states, they were listed as

about the town of crested butte
The Town of Crested Butte is the quintessential Colorado mountain town. Most of the town is a designated Historic District, with quaint Victorian style homes, a variety of shops and restaurants, and parks scattered throughout. Within the town limits you can easily walk or ride your bike to Elk Avenue stores & restaurants. The lots are usually 50x125 with a few exceptions, so to purchase in Crested Butte is to have your neighbors close to you and somewhat limited views as compared with homes in the outlying areas. A free shuttle bus runs between Crested Butte and Mt. Crested Butte.

This is quintessential Crested Butte. The historic Kikel residence was one of a half dozen bars that at one time lined Second Street offering the miners many opportunities for a cold beer after coming down from the mine. The home has 2 bedrooms on the main floor and 2 additional upstairs and a total of 3 bathrooms. At the rear of the property, a small yard separates the house from the historic, 600 sq ft log barn. Wildflower Viewing in Paradise
A guide to viewing Crested Butte’s seasonal selections by foot or by car
By Katherine Nettles
Crested Butte is known as the wildflower capital of Colorado, and with good reason. From early May through October, dozens of varieties of different wildflowers can be found across the mountainsides and trails surrounding Crested Butte, and hunting for these treasures is a favorite pastime of visitors and locals alike in the valley. Some are small and require a careful study of the landscape to find at just the right aspect and time of year, like the fleeting white and purple pasque flowers and delicate yellow glacier lilies of early spring. Others, like the famous lupine flowers make a big, flashy show in large clusters of almost techni-color pink and purple starting in June, make such an impression they even have a local trail named after them between the Gothic and Slate River drainages.
David Kish, the executive director of the Crested Butte Wildflower Festival, shared some of his favorite ways and locations to view CB’s beloved wildflowers for 2024—as well as some reminders not to pick them and how to practice wildflower etiquette in the high country. Some are hike-to destinations, while others can be accessed by car.
The Crested Butte Wildflower Festival takes place mid-July each summer as well, and this year it will be held July 12-21. It includes more than 150 events led by locally and nationally recognized leaders in painting, pollination, photography, culinary arts and more. It also includes guided hikes/walks to help participants identify the beautiful blooms and explore Crested Butte’s unique geology and history.
Brush Creek Trailhead
Brush Creek has wonderful wildflowers from mid-June through August.
The gentle, wide and well-packed trail provides a little bit of everything for the wildflower seeker. Hikers can find a dozen different wildflowers in the first dozen minutes of the walk and the flowers keep changing as the summer progresses. Lupine is prime in June; Aspen Sunflowers and Larkspur are popping in July. This trail experiences the morning sun, and it is best to get an early start or wait until the late afternoon to avoid the heat of the day. You are almost guaranteed to see some of our favorite wildflower pollinators (bees and hummingbirds) at any point along this picturesque environment. Brush Creek is a featured trail on the “self-guided wildflower hikes” map provided by the Crested Butte Wildflower Festival.
Lupine Trail
This trial got its name for a reason! There is no better place to see gorgeous, large lupine blooms in Crested Butte in June. Drive out Slate River Road to the trailhead on the right-hand side of the road (where the pavement ends). The steady uphill start moves hikers through beautiful views at every turn. This is a popular mountain biking trail and there is plenty of room for everyone to enjoy the flowers and views. “The bench” makes a perfect lunch spot and turn-around destination.

The trail can also be accessed from Gothic Road by taking the Crested Butte-Mt. Crested Butte recreation path to the turn off at Saddle Ridge subdivision. But this requires a bike ride or hike for a few miles uphill, and there is no parking or shuttling permitted along the Saddle Ridge neighborhood.

This area is especially bountiful in July. One of the best kept secrets for wildflower viewing can be found on this gentle hike through a mature aspen forest. Combine this hike with a drive over Ohio Pass Road for a stunning day in the mountains. Hikers will experience a lush, fern-covered forest where wildflower aficionados can often discover harder-to-find blooms. During the Wildflower Festival, festival leaders also guide participants on this trail to discuss plants that are unique to wetland areas.

Crested Butte to Gothic
This drive is most rewarding from mid-June to mid-July. From the Fourway in Crested Butte, drive out Gothic Road to the Rocky Mountain Biological Laboratory (RMBL) Visitor’s Center. Once you pass through Mt. Crested Butte, the open meadows and Aspen stands provide a spectacular display of wildflowers. There are plenty of pull-off opportunities for cars to park and capture stunning photos of the wildflowers, East River and West Elk Mountains all from the roadside. A standard car can travel on improved dirt road without trouble.

Crested Butte to Ohio Pass to Gunnison (Loop)
This drive is particularly good in June or July. The hour-long drive provides an excellent “loop” route with plenty of options for hikes and roadside photos. Leave Crested Butte on Whiterock Ave and head up Kebler Pass to the “Y.” Stay left on the paved road at the “Y” (and avoid the dirt road to the right which goes to Irwin townsite) and then take the left turn toward Ohio Pass immediately after the “Y.” The parking area on your left is the trailhead for the Lily Lake Hike – a great hiking option.

At the end of Ohio Pass Road, turn left and return to Crested Butte. While a standard car can drive this road, a higher-clearance vehicle is recommended.

The Crested Butte Wildflower Festival was established in 1986 to celebrate the beauty of the montane and alpine wildflower environments in and around the Gunnison Valley, and to promote Crested Butte as a summer visitor destination. In 1990 the state of Colorado recognized the uniqueness of this valley and its abundant annual wildflower displays by declaring Crested Butte the “Wildflower Capital of Colorado.” The 501(c)3 organization has since grown from a small weekend event to a 10-day Festival advocating for the preservation and appreciation of wildflowers, and instilling awareness and admiration of our interdependence with our natural wildflower habitats. threatened in 2023 and Colorado Governor Jared Polis signed a bill this year to reintroduce wolverines. The U.S. Fish and Wildlife Service is now working on that plan.
Moose, on the other hand, were reintroduced a few decades ago in Colorado, and CPW says their population has tripled in the past 20 years. This is attributed to Colorado being an ideal habitat for them, with few predators that pursue them. As a result, the Upper Valley has increasingly had more moose sightings, and at times the Crested Butte Nordic Center has closed trails for moose, to prevent human-moose encounters. Moose are not to be approached or taken lightly, and have been known to charge humans and dogs if they feel threatened.

Gunnison County, The US Forest Service, CPW and other organizations are working together to restore wetlands to protect against drought and wildfire dangers, and beavers play an important role in that. CPW wildlife technician Dan Zadra explains that while beaver populations were almost decimated in the west during the early 20th century, for both the fur trapping industry and because they were considered pests, they now have a stable population (a 1996 fur trapping ban helped) and are better understood. They are being supported and even imitated in areas where wetlands restoration can benefit the environment, such as in Spring Creek near Taylor Canyon, Lake Fork south of Gunnison, and with some private landowners

around the valley who have learned the benefits of beaver dams and dam-like structures to improve water quality and quantity. “They can do a lot of damage in places where they don’t belong, but people have become more tolerant of beavers and their benefits,” says Zadra. “There’s been a lot of education about that, and people have embraced it.”
The Gunnison Sage Grouse is federally listed as a threatened species due to loss of habitat, and therefore areas around Gunnison have seasonal closures to both roadways and recreational trails to protect them during their mating season. This requires the participation of several private landowners in the area as well, since a great deal of the bird’s habitat is on private land.

Similarly, blue herons along the Slate River near Crested Butte have had declining populations and therefore voluntary no-float periods along the Slate River from March 15 through July 15 each year, during which people are asked not to paddle board or take other watercraft through the area, help to give the herons more peace and quiet during their critical nesting season.
Last, bear activity continues to be an issue when homeowners and businesses do not properly secure trash, and CPW has to relocate or euthanize bears that become accustomed to humans being a food source. This is a particularly challenging issue in summer and fall.

Recreation
Last, Crested Butte is known for its recreation, and that too had changed over the past several years to help sustain it for generations to come. Mostly, camping and trail use has become more formalized, under the management of our Gunnison National Forest system, through a Gunnison County Sustainable Tourism and Outdoor Recreation (STOR) committee initiative and implemented by the Crested Butte Conservation Corps (CBCC). The CBCC began implementing designated camping in 2021 on all Forest Service lands where formerly dispersed camping was getting out of control and taking a toll on the landscape. CBCC finished this work in the fall of 2022, and there are now 208 designated campgrounds throughout the drainages in the North Valley. This includes Kebler Road, Slate River Road, Washington Gulch Road, Gothic Road, Brush Creek Road, and Cement Creek Road and all allow camping in designated sites only, with fires only in the provided fire pits, and parking and access designated to those areas and their sign posts.

There are now bathrooms at West Maroon trailhead, Tent City out Brush Creek Road, Musician’s Camp out Slate River Road, and Rendezvous Meadow in Washington Gulch. Ochs also notes that an increase in visitors to our forests and trails has also taken a toll on more than campgrounds. He says 2020 (COVID) was the worst in terms of human waste, litter and impacts, and things improved in 2021 and 2022 but then after a good start to 2023, “We saw six weeks of madness.” Ochs says it is not clear why things got out of control, “But it did get a bit back to the Wild West days.” The CBCC collects trash, human and pet waste, and unimaginable other things varying from abandoned hunting toilets and vehicles to makeshift hot tubs. The hope is for this misuse of public lands to wane as the CBCC continues outreach and education as well as its efforts to restore trails and campsites.

The Gunnison area is truly a great place to call home. The City of Gunnison is home to Western State Colorado University, Gunnison Valley Hospital, and Gunnison-Crested Butte Airport. It was almost the capital of Colorado! Gunnison has a personality that is distinct from its smaller sister to the north. The city itself offers a wonderful variety of shops. Small boutiques line main street, and Gunnison has an increasing number of good restaurants, as well as a thriving arts scene. The area surrounding Gunnison offers rolling pastures, hills of sage brush, and world class fishing.

about seasonal Properties
Looking for an affordable place to build your mountain cabin, have a private summer camping spot, create a hunting retreat, or just to own a property completely “Off the Grid”? The mountains surrounding Crested Butte are filled with mining claims and vacant land that is not being mined and may be ideal for your true getaway cabin.
There are numerous seasonal access properties or mining claims in the Kebler Pass, Schofield, Gothic, and Tin Cup areas. Gunnison County has 1216 Patent Mining Claims totaling 22,524 acres of land—three times more claims than any other county in Colorado! The claim is no longer public land and both the land and the mineral rights contained in it become the property of the patent holder. These properties offer mountains, rivers/streams, trees, giant views, and very few neighbors!
The professionals at Coldwell Banker Mountain Properties are your go-to source for all details pertaining to these kinds of properties including accessibility, water rights, well issues, and compliance with the county’s land use resolution.

real estate
When people think of Commercial real estate, they often picture tall office buildings or malls. The Gunnison Valley doesn’t have a lot of those, but that doesn’t mean there aren’t opportunities. Commercial investments range from apartment buildings, storage units, vacant land in commercial areas, office buildings and buildings or spaces for restaurants and retail. Businesses like restaurants and retail stores are offered for sale pretty consistently without any real property. Evaluating commercial opportunities is different from purchasing residential property so it is important to have an agent with commercial experience to guide you. about commercial

228 Elk Avenue | Crested Butte
McGill’s Restaurant Building is quintessential Crested Butte located in the center of Town on Elk Avenue. Built around 1893, it served as the Town’s grocery store run by Tony and Elanor Stephanic until 1988. In 2005 the building’s new owner undertook a major renovation including foundational repairs, all new electrical, heating, plumbing, and drywall. The original floors were removed, refinished and laid back down. At that time a new roof was installed and again redone in 2016. Since the remodel, the first floor has been occupied and has operated as McGills Restaurant, a successful breakfast and lunch restaurant. The second floor apartment consists of a 2 bedroom, 2 bath, with loft apartment and is currently rented month to month. 228 Elk, only 50 feet from the center of town at 3rd and Elk, commands the most central, high traffic spot amongst the Town’s historic district. In addition to restaurant use, general retail business opportunities are permitted. Sales includes both business and real estate.

Incredible development opportunity in the City of Gunnison. This is the site of the Denver and Rio Grande Western Railroad passenger and freight station depot. The Depot building itself is a long brick and stucco structure with hipped roof, two large garage doors on end and would be an amazing preservation project. The property is 3.35 acres directly bordering the CB /Gunnison Airport along the southern side. The property is zoned Industrial or could be presented as its own PUD for the right development. The City of Gunnison was very supportive in preliminary meetings of converting this to some sort of multi-family residential development with potentially a commercial component zone. The size of this property in the city limits of Gunnison and in the opportunity zone where new investments, under certain conditions, may be eligible for tax incentives provided through the Tax Cuts and Jobs Act of 2017 make this an opportunity not to be missed.

The current layout features free standing office spaces, a welcoming reception area, conference room and display areas. Risk and adventure. We are not averse to either one here in Crested Butte. We thrive on it. It’s why we’re here. And while I believe your real estate experience should be a grand adventure, I do not believe that it should involve risk.
You don’t get anywhere in life being average; it’s what draws us to this Mountain at 9000 feet. When you’re buying and selling real estate, especially in a resort community, you don’t want average. You want extraordinary. It is my goal to exceed your expectations to protect, advise and manage your entire real estate transaction, therefore, I will be your agent for life. I have 20 years experience in real estate here in the Valley and in the Coastal Resort community of Laguna Beach, CA. I have a Bachelor of the Arts at California State University Long Beach. I have lived in Crested Butte for more than 22 years, depending how you count. I was here in the 80s and 90s and I am back with my younger daughter and my Siberian Husky. I love skiing on bluebird days, cheering on my softball team, and hiking with my dog. I love adventure. I would love to help you with your Crested Butte adventure as well.
WHAT my clients say about me:
“Dad John Biro would have been super proud for sure! His beloved former off-grid Mountain home closed today and was purchased by a family who has plans to keep the vibe and legend alive. Thank you Sandy Perrino and Jake Sunter for your steadfastness getting this incredibly tricky and complex one done!”
“Sandy and Jake earlier this week did the walk-through, which was done via snowmobile. I don’t have eloquent words yet tonight but it’s important to me to thank our amazing real estate professionals who accomplished the impossible of selling a home with only seasonal access in the dead of winter. Bravo, team!”
