The landmark-quality architectural expression and functions of the building reintegrate the site with the surrounding neighborhood fabric. Clad in masonry and stone with decorative elements that frame generous expanses of glass, the building’s sandy color and crisp, orthogonal forms foreshadow the 21st century as they reflect the 19th-century architecture of Back Bay. Two 14-story structures are united by a shared, twostory retail base that defines the edge of the project along the street. The two towers reduce the scale of the project and open views for the existing 1960s residential buildings at the Prudential Center located behind the new buildings. Clean, refined details on the building’s towers are matched with large expanses of glass and elegant touches of richly detailed brick and cut stone. Bays were employed to further emphasize the building’s verticality, dividing the long façade into a series of smaller-scaled parts echoing the cadence of Boylston Street. Cascading terraces of the condo units on the top six stories evoke the hill towns of France and Italy and the playful Victorian rooflines of the adjacent Back Bay neighborhood.

This 1.8 million-square foot complex combines housing, hotel, retail, and entertainment functions, providing the critical mass for a sustainable mixed-use neighborhood near Boston’s Theater District. Designed by CBT and Handel Architects, Millennium Place is a 1.8-million-square-foot complex that combines housing, hotel, retail, and entertainment functions to transform a formerly undesirable area of Boston’s theater district into a vibrant new mixed-use destination. To accommodate the different program elements, the city block was divided into two parts. The South Block contains the 193-room Ritz-Carlton hotel, 160 luxury condominiums, a 100,000-square-foot fitness club, restaurants, a 19-screen cinema, retail, and parking for 1,000 cars. The North Block has 150 apartments, retail, day care, and a 150-suite extended-stay hotel. As part of the project, the historic Paramount Theater was stabilized, and its façade and marquee were restored. The two towers have a multi-façeted form that fits in comfortably with the financial district’s high-rises and has defined a new pedestrian scale in the area. The towers, although separate, share a common architectural expression rendered in stone, metal and glass. Sculpted tops terminate the high-rise forms and mark the southeastern corner of Boston Common. The base serves as a glassy plinth for the towers that mediates between their height and the mid-rise texture of surrounding 19th- and 20th-century commercial buildings. Its atrium provides retail space and other amenities that energize public activity along the street. The four seasons hotel, Boston, MA
Behind the façade, the two-story expansion provides the hotel with a new boardroom and meeting space, a ballroom and a spa in addition to the retail shops. The expressive architecture of CBT’s addition to the Four Seasons Hotel speaks to the importance of its prime site on Park Plaza, just a short walk from Boston Common and the Public Gardens. As the last remaining piece of the Park Plaza Urban Renewal Plan to be developed, the project creates an inviting, active streetscape that integrates with a new urban park to realize the City’s vision for the area. Like a light and lively bulletin board the building’s curved face, detailed in glass and metal, reflects the surrounding environment by day. At night, glass-fronted light panels incorporated into the façade enliven the plaza. Beyond the articulated curve a modernist colonnade of brick piers connects the addition physically and architecturally to the existing hotel building. From hotel guest rooms the addition itself appears park-like with its green roof. More than a simple expansion of the hotel’s public spaces, the building provides the Four Seasons with an exuberant new face that celebrates its location at the edge of Boston’s renowned public realm.

The hotel will offer amenities and accommodations to serve the large scale government and entertainment uses of the nearby Federal Building, TD Banknorth Garden, the North Station public transit node, and the historic city center. The development will anchor the northern end of the new Rose Kennedy Greenway, while paying homage to Boston’s historic North End and the reinvented North Station area. Fronting Beverly Street, a new street connecting Causeway and North Washington Streets, the building will offer an active streetscape with multiple pedestrian entry points and glassy retail storefronts to complement the busy North Station area. The design of the new building centers on simple volumes for the residential and hotel elements of the program which are broken down in scale and distinguished through the modulation of façade depth and varying materials. The hotel is distinguished by a metal panel and glass façade, with the residential expression highlighted by masonry, pre-cast concrete, and

Along the east and west facades, the building mass sets back at midheight and again at the upper floors, keeping with the scale and variety of adjacent blocks and buildings. The building steps back horizontally opening the opportunity for balconies and resident views. The end articulations and forms are simple, yet well-proportioned elevations of glass and panel that mark the long axial views to the project and its location the neighborhood. The building, along with its neighbor Parcel 1A, forms a gateway to the city from the north fronting on Portal Park and the Leonard P. Zakim Bridge.
hotel INDIGO, newton, MA
Located at a key transportation hub, the new hotel plays an integral role in transforming Newton’s business corridor. This project reimages a 1965 Holiday Inn, transforming it from a two-star roadside motel into a four-star destination and business travel hotel. The dated façade, highly visible from the highway, was redesigned, receiving a full window replacement, new cornice, and a new exterior identity. Concrete elements on the building were painted with a unifying color to further enliven the exterior. The interior theme expresses a hip urban sophistication that is also fully wired and linked to support both the overnight and the project-based business traveler. Each of the facility’s 189 rooms on seven floors were renovated and upgraded with high-level finishes and furnishings including spa-style bathrooms. All public areas were re-imagined and expanded and a new restaurant introduced. An existing pool deck was transformed into a summer social center. The project was completed on an aggressive five-month construction schedule to meet an opening date in the summer’s busy season. CBT was responsible for all phases of the project and provided all architectural and interior design services.

CBT’s design for the renovation of 178 guestrooms and the repositioning of the exterior facade and master plan at the Hotel Helix centered on the rebranding and modernization of the hotel. The property owner, LaSalle Hotel Properties, operated by Kimpton Hotels, chose CBT to design a master plan and renovation program to reposition the hotel in order to better appeal to their most discerning guests. CBT will address all areas of the hotel in order to best capture this new and potential valuable client base. Areas addressed include drive, main entry, front facade, lobby and front desk, new function space and utilizing the current using exterior space / courtyard, renovation and re-concepting of the lobby bar , cosmetic renovation of the existing meeting space, new gym space, public restrooms, elevator cabs, and renovation of the 178 guestrooms and suites and guest corridors.

CBT is redesigning all 139 hotel guest rooms as well as the parlor suites, presidential suite and hotel corridors and elevator banks. The

Capitol
Hill
neighborhood will provide a strong basis for the design aesthetics and will allow the hotel to ultimately achieve a continuous design identity throughout. CBT’s design for the Hotel George artfully combines classic styles and whimsical attributes that remain authentic to the context, yet innovative in creating individualized spaces that feel comfortable and sophisticated. Parchment and ink, as a means of historical communication, will drive the color palette while supersized graphics of the inaugural address create a feature wall in each newly-designed room. Rich dark accents will contrast with distinctive features such as the custom accent pillows, based on George Washington’s original uniforms, which adorn the large king size beds.

CBT’s is currently working on the renovation for Kimpton’s newest boutique hotel in DC. Donovan House, formerly the Thomas Hotel, is the newest Kimpton Boutique Hotel in Washington, D.C., and is currently undergoing the renovation of 193 guestroom, corridors and is refreshing all major public spaces. LaSalle Hotel Properties, operated by Kimpton Hotels commissioned CBT to assist them in their efforts to modernize and strengthen the Donovan House brand in the design of their program which highlights Asian imagery and edgy furnishings.
SOFITEL NEW YORK, NY
This midtown Manhattan luxury hotel offers modern amenities set within easy reach of Manhattan’s most celebrated attractions. CBT has renovated the 24th Floor Terraces, as well as designed Guest Room Corridor/ Elevator Renovations, a new PDR and Gaby Bar, soon to be completed. The 24th Floor Terraces boast spectacular views of the city and its most iconic buildings. CBT’s terrace renovation brings new life and luxury to the terraces through the use of wood, lighting, sculptural planters and updated furnishings.

Upon completing a master plan for phased renovations throughout the hotel, CBT provided design that re-envisioned the lobby, entry canopy, and guest bathrooms. Overlooking Post Office Square’s Norman B. Leventhal Park, the hotel blends the legendary hospitality of the original Langham Grand Hotel with the classic architectural elegance of Boston’s former Federal Reserve Bank building, originally constructed in 1922. CBT recently completed a master plan for the entire hotel and has recently completed design for Phase I, which includes an updated lobby, the addition of a new entry canopy and side walk connecting the interior to the outdoors. The new program for the lobby and reception area includes a champagne lounge on the first floor at the Pearl Street, with a glassy façade that opens up to a patio for outdoor dining with views into the Park. This inviting space will attract hotel guests and local residents. CBT’s design gives a nod to 1920s art deco and art nouveau through the use of metal finishes and period patterns implemented with contemporary finishes and furniture. The design creatively highlights the Langham brand throughout by keeping its traditional sophistication and balancing it with the introduction of modern allure. For example, the color palette of the ceiling features a reflective dark bronze that increases the height of the spaces while keeping with the warmth and tone of the Langham brand. The furniture selection introduces wing back chairs with unexpected fabrics. CBT also designed two model bathrooms and provided plans to renovate 318 bathrooms throughout the hotel. PGA National Resort & Spa, Palm beach, FL
CBT is renovating and refreshing 367 guest rooms and suites with new systems, finishes and furniture along with renovations to spa and restaurant. CBT was retained to develop a design that will provide a unique guest experience at the PGA National Resort & Spa. The branding for the hotel was developed and CBT’s goal is to express the updated/contemporary image in the guest rooms. The newly renovated rooms will convey the new look and feel as well as the comfort and quality for which the hotel is known. CBT came up with economical solutions which allowed PGA to keep the existing infrastructure in each hotel room, permitting the space to continue using the current wiring and not rip out studs from the walls. New soft finishes are being introduced in the design while continuing to use existing furniture. Renovations are being conducted in the bathrooms with the installation of new showers. In addition to the guest rooms, CBT is designing the 19th hole restaurant/bar, and replanning a 40-seat dining venue that includes both indoor and outdoor seating. CBT was recently awarded a large spa project by the client, involving the renovation of the PGA’s Waters of the World pools & pool decks, along with the design of the spa interiors and exterior entrance. CBT will coordinate the replacement of all HVAC systems.
Seaport hotel, Boston, MA
CBT’s is currently working on the renovation, expansion and repositioning of the Seaport Hotel’s Aura and Tamo restaurant and lobby./lounge. The Seaport Hotel sought to reposition its existing restaurants to increase market share, create a more distinctive branded environment, and evolve this portion of the hotel’s public space to better serve the hotel’s guests and drop-in clientele. The repositioning of the restaurants at the Seaport Boston Hotel -TAMO and Aura - match the energy and diversity of the new residents, visitors and businesses of the rapidly growing and maturing Innovation District. The Seaport Hotel is at the heart of this hot new area of Boston and serves and appeal as its central meeting and gathering place. With the mix of business, conference and leisure already set in place and slated for growth, a new food and beverage offering must reflect thee merging sophisticated, international, and stylish nature of the Innovation District.
Al Ain Hilton Hotel and Resort, Design Competition Al Ain, UAE
CBT’s design for a new 120-key hotel, 200 chalets and 200 villas featured distinct areas woven together to create a village. CBT was invited to participate in a design competition for a new hotel development in Al Ain to replace the existing Hilton Hotel and Resort. The concept for the 120-key hotel, 200 chalets and 200 villas provides a substantial increase in number of accommodations and creates a truly oasis-like environment in a relaxing landscape setting. Our vision clusters the chalets around shared gardens, courts, and groves. Access traffic is separated from pedestrian paths, and generous shade is provided. The hotel and apartments, organized along an indoor/outdoor axis of shops, cafes, boutiques, restaurants, lounges, and terraces, are at the top of a natural rise at the center of the site. The hotel and resort offers luxury, and a respite from the glitzy artifice of the city geared toward leisure travelers seeking authentic experiences. Employing contemporary artistry and artisanry, the design includes the use of natural building materials, productive vegetation, private gardens, water courses, and a village-like arrangement of the buildings that reflect an artful, modern reinterpretation of traditional patterns and themes.

The architecture takes its cue from native buildings and is comprised of low-rise square and rectangular forms with steep pitched roofs and are constructed of wood, stucco, and thatch. Interiors reflect a truly African sensibility with colors and patterns that reflect the local culture, and animal plant motifs and colors. Challenged to develop a retreat that would blend into and preserve the existing natural environment while providing guests with a luxury resort experience, the design team took extraordinary sustainable design measures from large-scale planning, systems, and operations design to the use of organ-

JEDDAH Corniche Hotel, Abu Dhabi, UAE
CBT provided design for a luxurious five star hotel located on the Corniche, a coastal resort area in the city of Jeddah. The vision for the building is to create an urban oasis of calm and tranquility. Guests will experience the very best of urban sophistication and coastal charm. Situated against the beautiful backdrop of the Red Sea, the hotel allows the guest to embrace all that the location has to offer. Situated near the airport, the building will be a strong, iconic and identifiable hotel. Within the luxurious spaces, the traveler will be able to sit, eat, play, relax, and work. The Interiors will reflect the hotel’s theme of urban oasis, sculptural spaces with dramatic water elements, lush plantings, shades and screens. The line between indoor and outdoor spaces will be blurred to create one cohesive experience. A grand sculptural staircase soars through the large volumetric lobby space, allowing guests to climb through the vertical landscape and explore the amenities of each floor. The guestrooms will feature a unique layout with modern sensibility and comfort. Soaring high in the sky, the spa and fitness center will offer 360 degree views and a five star experience. The soft organic lines of the interior spaces are tranquil, calming, dramatic and unexpected, creating an unforgettable urban oasis.
tHE gARDEN, taiwan
This high-rise luxury residential building is a highlight to an up and coming artisan district of Taiwan. CBT recently completed the design and construction of a new development for a luxury residential tower in the heart of a new cultural and performing arts district. This elegant 42-story tower offers only one to two units per floor. With fewer residences per floor, a more private and exclusive living experience is available to residents, which is a rarity in the city. The project also included CBT’s interior design services in the amenity spaces featuring three floors of VIP lounges, a spa, health club, and swimming pool. The roof is crowned with a “sky lounge” where one can enjoy exclusive views of the city and beyond.
