Bob Van Allen

A 2001 graduate of Northwest Nazarene University in Nampa, Idaho, Bob has considered the Boise Valley his home since 1997 After working briefly as an engineer, he decided to combine his analytical thinking with his business ambition, entering the real estate business in 2003

Bob began in real estate with Coldwell Banker and has been affiliated with the brand for most of his real estate career. As a producing real estate agent, Bob was always in the top tier of sales productivity in the market and values hard work, professionalism, and integrity in business above all else. He has been a member of the Boise Regional Realtors’ (BRR) “Circle of Excellence” since 2004 and has participated in local industry leadership as a member of the Board of Directors for both the Boise Regional Realtors (BRR) and the Intermountain Multiple Listing Service (IMLS)

In 2017 he was acknowledged by his peers as the recipient of the annual BRR Code of Ethics Leadership Award. Also, he was a 2017 member of “40 Accomplished Under 40” published by the Idaho Business Review, and in 2018 as BRR’s “Broker of the Year”

In 2013, Bob became Chief Operating Officer of Coldwell Banker Tomlinson, eventually transitioning into the role of Designated Broker for Idaho, and President of all Coldwell Banker Tomlinson operations In this capacity, his current responsibilities include driving sales and growth in offices throughout Idaho and Washington Additionally, he is a member and director for Northwest Real Estate Brokers.

In his spare time, Bob enjoys all that Idaho offers with its four seasons, and home life with his wife, Erin, and his two sons

Shelley Tomlinson Johnson began her career in Insurance and Risk Management with a focus on commercial property and casualty She honed her financial and leadership skills in well-known companies such as Safeco and Travelers over the course of 23 years She led teams across multiple states through a variety of challenging events including Hurricanes Katrina and Rita

Shelley and her husband, Mark, moved back to Spokane, Washington in 2017. Shelley is currently the CEO and a member of Northwest Real Estate Brokers (otherwise known as the Tomlinson Family of Companies), headquartered in Spokane, Washington

She is the fourth generation of the Tomlinson family to be in real estate Her great grandfather started the Tomlinson legacy in 1938.

She oversees three Anywhere franchises operating under the Coldwell Banker, Century 21, and Sotheby’s International Realty brands with 24 offices and 850 agents in Washington, Idaho, and Montana She holds a B A (Cum Laude) and MBA and real estate licenses in Washington and Idaho Shelley serves on the boards of the Greater Spokane Valley Chamber of Commerce and Project Beauty Share

Chad Rountree

With nearly 30 years of experience in the financial and real estate sectors, Chad is the Chief Financial Officer and a member of Northwest Real Estate Brokers, LLC. For the past nine years, he has helped drive the company’s growth and success through strategic financial and business management He cherishes the partnerships with staff, senior leadership, and the founding partners.

Prior to that, Chad was one of five initial employees assembled in Coeur d’Alene to develop Black Rock, the first world class golf course community in the Inland Northwest. While CFO, Black Rock grew to 40 companies that included land development, home construction, private golf clubs, landscaping, restaurants, aviation and equestrian operations The rest of the story with the protracted recession beginning in 2008, he was also the last employee solely responsible for winding down those business affairs

Before venturing into real estate, Chad honed his financial expertise as an auditor with KPMG, one of the world’s leading professional services firms While at KPMG, he developed a keen eye for detail and a deep understanding of financial regulations and compliance, skills that have been instrumental in his current role.

Chad earned an M.B.A. at the University of New Mexico and holds an active Washington CPA license. Outside of work, he enjoys his family, playing soccer (especially on a team with his daughter), live music (especially when performed by his son), water skiing, hiking and trying to catch his first Montana fish on a fly-rod. He will be happier if his wife is first to get that fish!

Our history

In 1938, amidst the trials of the Great Depression, C Verne Tomlinson laid the foundation of Tomlinson Realty, marking the humble beginnings of a family legacy in real estate. Specializing initially in farm and ranch properties, the brokerage soon became a testament to perseverance and dedication. In 1948, his son, William R. “Bill” Tomlinson, carrying forth the family torch, joined the ranks, swiftly establishing himself as a respected specialist in agricultural real estate. It was in late 1968 that the third generation, Bob Tomlinson, stepped into the realm of real estate, focusing his efforts on the sale of farmland in the Spokane area At the time, the brokerage boasted a modest team of around eight agents.

Under Bob's visionary leadership from 1971, the brokerage underwent a remarkable transformation, evolving into a thriving, multi-faceted real estate enterprise. From a Spokane-centric small farm brokerage, Bob grew the company into a residential force in Washington and Idaho through residential development, new construction partnerships and mergers with talented brokerage owners This metamorphosis marked not only a progression in business but also a testament to the enduring spirit of family tradition and entrepreneurial drive.

In 2017, Shelley Tomlinson Johnson took over leadership of the Tomlinson Family of Companies, continuing the legacy her great grandfather started in 1938 By adapting, innovating and blending the company’s rich heritage, Shelley has seen the company grow to be a home for more than 850 agents in Washington, Idaho and Montana, operating under Coldwell Banker, Century 21 and Sotheby’s International Realty franchises. Through all the years and all the changes, Shelley continues to drive the core fundamental values of integrity, professionalism, service and leadership throughout the company and into the future.

William R. Tomlinson

1938 C Verne Tomlinson founds Tomlinson Agency

1948 William R. Tomlinson joins the company following his service in WWII.

1968 Robert H. Tomlinson begins his real estate career with his father, Bill at what is now the largest broker of farm and ranch properties in the Inland Northwest

1979 Tomlinson merges with Alvin T. Wolff Company.

1988 Tomlinson makes its first acquisition, Coldwell Banker Feldman Person, the 3rd largest company in the Spokane market, making Tomlinson the number one company in Spokane

1989 Purchase of the William Main Company and the Apple Agency puts Tomlinson in the new construction business

1992 Tomlinson purchases ERA Link Company making the first move to Idaho

1995 Tomlinson purchases James S Black Residential and changes the name to Tomlinson Black

1999 Moscow, ID office is opened with a local operating partner.

2000 Moses Lake, WA office is opened with local operating partners.

2001 Panhandle Kaniksu is added in Sandpoint, ID with a local operating partner

2005 Coldwell Banker Adams in Tri-Cities is added with a local operating partner Tomlinson becomes #46 in the nation in residential brokerage sides.

2007 Coldwell Banker Aspen offices in Boise and Coldwell Banker Town & Country in Lewiston are added. The Tomlinson Family of Companies becomes a Realogy franchisee.

2008 Holland Realty (Boise) is acquired. Century 21 Advantage in Spokane is acquired.

2009 Moscow, Pullman, and Lewiston offices merge into Coldwell Banker Tomlinson Associates The Real Estate Group, SelEquity, and Sotheby’s International Realty Eagle offices are acquired in Boise

2010 Spokane offices become Coldwell Banker franchises

2012 Tomlinson Spokane North & South merge with Coldwell Banker Northwest Group Sotheby’s International Realty office acquires Resort Properties by the Lake in Coeur d’Alene, ID

2013 Tomlinson merges with Century 21 Beutler & Associates

2015 All regional partners merge their ownership into one parent company, Northwest Real Estate Brokers, LLC (NWREB) and form a board of directors

2020 Coldwell Banker Tomlinson acquires The Group Real Estate in Idaho Falls, ID

2020 Tomlinson acquires Glacier Sotheby’s International Realty in Western Montana

Current CompanyStructure & Culture:

In 2015, all of the owners in the various affiliates in the Tomlinson Family of Companies came together to form one “rolled-up” parent entity, Northwest Real Estate Brokers, LLC (NWREB) Under this new structure, we created an intentional culture of collaboration between our various regions and brands. We centralized accounting/finance functions for all of our affiliated companies We centralized and took better advantage of our collective size with regard to relocation and referral business. We centralized real estate licensing schools and education/training functions where appropriate And we continue to find ways to support our offices across geographically distributed teams in different ways. (Note that most of our functional teams don’t physically reside in one central office but instead are located throughout our footprint.)

Our leadership culture is very much NOT “top-down”. Our geographic coverage is too expansive and our agent population too diverse to position our executive leaders as the “faces” of the company with its agents and staff, everywhere and at all times.

While local-level managers may not typically have literal ownership in the company anymore (as they did historically), we still empower local leaders to make decisions and “run it like they own it”

The operating model for the Tomlinson Family of Companies from the 1980s into the 2000s was based on the philosophy of having a few common partners aligned with strong local operating partners/owners in each market as the company grew geographically. This allowed the company to scale and gain market share into new markets and created ownership opportunities throughout eastern Washington and Idaho.

While this “hub and spokes” structure of ownership proved effective for mergers and acquisitions, operational complexity and the possibilities for better economies of scale became more apparent with a different ownership structure

One particularly unique aspect of the Tomlinson Family of Companies is our operation of three of the Anywhere franchise brands in our various markets: Coldwell Banker, Century 21, and Sotheby’s International Realty. As Tomlinson expanded over the years and decided to franchise, some of our markets (or the markets we grew into) already had a particular Anywhere franchise operating in that market In order to enter these markets, we made intentional decisions to operate with an Anywhere brand that made the most sense for that particular market.

NWREB (a.k.a the Tomlinson Family of Companies) currently has 12 members and is governed by a board of directors including executive leaders Shelley Johnson (CEO) and Bob Van Allen (President). While major decisions (M&A, owner distribution and capital calls, long-term liabilities and leases, etc) typically involve the board, the day-to-day operations are led by our executive leadership team, which also includes board member Rob Orth, Vice President of Tomlinson Sotheby’s International Realty in North Idaho

Tomlinson Business Development services each of the Tomlinson Family of Companies’ 24 Brokerage offices with opportunity development activities including Lead Generation, Nurturing and Distribution, Broker to Broker Referral Services - incoming and outgoing, as well as Corporate Relocation and Client Services

Justin and his department are deeply engrained in the referral, lead generation, and relocation industry - representing The Tomlinson Family of Companies in organizations Puget Sound Relocation Council, Rocky Mountain Relocation Council, American Relocation Alliance, Relocation Directors Council, and the Emerging Leaders Taskforce for The Worldwide Employee Relocation Council. Through those partnerships ,our agents are kept up to date on all industry changes and initiatives - driving increased opportunity to them at the same time

Currently, Tomlinson Business Development sources opportunities to provide to our agents through 70 organizations The department is tasked with evaluating new sources of business as they appear, vetting them, and launching them to agents if the fit our company culture and model Through these partnerships, around 390 transactions were provided to our agents in 2023, resulting in $4 Million in GCI and $630,000 in company dollar for our brokerages.

Looking into the future, the department’s goal is to increase quality opportunities for our agents through increased partnership and elevate the agent experience through departmental and brokerage support initiatives We are currently working on a corporate listing package that agents can include in their listing presentation for corporate clients to elevate the clients experience and support the sale of the home

Our largest initiative is the launch of Peak Real Estate Advantage - Our in-house affinity and corporate benefit package - aimed at securing native partnerships across our footprint, driving clients to our agents and strategic partners throughout the entire family of companies

Justin Dauenhauer is a true emerging leader in the Relocation and Referral Services sector of real estate support services. Graduating in 2021 and starting his career with us just three days later, Justin has been a wave creator from the beginning. We are committed to geographically strategic growth in the Pacific Northwest and Intermountain Northwest, currently operating in Washington, Idaho, and Montana. Our growth strategy leverages the various Anywhere brands, enabling us to target the best markets for our expansion without the limitations of existing franchises in those areas.

Given the vast distances between our market areas, strong regional and local leadership is crucial Centralized or top-down leadership doesn't align with our company culture or operational needs Therefore, as we expand into new markets or open new offices, our primary consideration is identifying capable leaders to partner with us
