Is a "fat bike" for you? You can rent one at Bogus Basin and find out!

edal into a new adventure by exploring the "fat bike" craze at nearby Bogus Basin— and there's no need to wait until summer! That's right. Nordic trails at Bogus are open to these soft terrain vehicles that can be rented from the Nordic Center for as little as $35 for a 2-hour testdrive.
Like most everything, necessity is the mother of invention, and the evolution of the fat bike is no different. The bike came to be because fearless riders wanted to go more places and see more things than their mountain bikes would allow. As riders explored back country trails and old logging
roads, reveling in the freedom to get off the pavement, the "what if" of an even bigger tire was explored. With its wider, softer tires, a fat bike not only moves through soft surfaces easier than its mountain bike cousin, it doesn't leave the

PAGE 5 ruts caused by narrower tires, so it's possible to get into the foothills on days when a traditional mountain bike would cause trail damage. Of course, checking trail conditions is always recommended. If you've never tried a fat bike and are interested in giving it a go, grab some buddies and head up to Bogus. uying a home is an exciting and worthwhile investment. After the home-buying process is over and you are settled in your new home, it’s time to focus on the best ways to maintain the property. Timely home maintenance can save you thousands of dollars in repairs and upgrades over the years.

Begin by asking for some recommendations from co-workers,

ats can be very affectionate and lovable pets, especially if they are in a happy, healthy home. Since cats are territorial species, their environment is important to their well-being. Below are 5 tips to make your home great for your furry feline, too! Determine the Best Way to Feed Domestic cats still have innate wild instincts intended to help them survive in nature, so preserving those habits for those who live indoors creates a happier, healthier life for them. Cats in the wild are most often accustomed to eating several small meals throughout the day,
so if your cat is a “self-regulator,” meaning she can control her intake, it is fine to leave a full bowl of food out at all times so she can eat when she pleases. Just remember to supply fresh food each day. For other cats, snacking can lead to obesity, so scheduled once or twice daily meals are a better plan. Your veterinarian can give you advice about what’s best for your cat, as well as whether mixing dry kibble with wet food is appropriate. Separate Their Water Bowl from Their Food Bowl Another natural behavior of cats is that they don’t usually consume food and water in the same sitting. While most owners place both
bowls side-by-side, in the wild, cats hunt for food or search for water in two different occasions. Placing the water bowl next to the food might actually deter cats from drinking sufficient water since many find it rewarding to to find water elsewhere. They enjoy the challenge. Have a Tall Scratching Post It’s understandable that most cat owners don’t like the thought of an unsightly scratching post, but it’s important to think of how happy and healthy it will keep your pet. Scratching posts provide a high place where they feel safe, as well as a place to scratch to maintain their claws. If adequate provisions aren’t made, cats will

Out in the wild, cats spend roughly 6 hours a day hunting for food, making indoor cats susceptible to the problems of a sedentary lifestyle. Whether you buy them a bed or they use something you already own, make sure they’re undisturbed and comfortable when they’re resting! Cats — and all pets — deserve to be treated with love and affection. Owning any pet is both a responsibility and a blessing, so you owe it to them to take steps to make them feel comfortable, safe, and happy.

No Lag in Demand for Homes in Ada County

L
ast January, we discussed the effects of a historic snowfall on Ada County’s real estate market, which is quite different from recent stories about the mild winter helping boost new construction. But despite builders being able to work when they normally cannot, it hasn’t been enough to push new inventory higher than it was last year. Homeowners are also not listing quickly enough to raise existing inventory levels, reasons for which are discussed in BRR’s 2017 year-end market report. Surprisingly, pending sales (a measure of home buyer demand) were up 32.7% year-over-year, even as the supply of homes was down. When looking at these numbers, we see there were more pending sales in January
2018 than the number of homes for sale in Ada County, both in the existing and new construction segments (figures in the chart are combined). This happened in early 2017, as well, and can occur because homes usually don’t close in the same month they are listed since it can take 30-90 days to do so after an offer is accepted. So, when inventory is very low, there can be more homes under contract or pending, than available for purchase. It’s remarkable that we’re seeing pending sales outpace inventory for new construction, too, especially considering the weather has been more favorable for building this

winter. These numbers further reinforce the tremendous growth and demand for housing in our area. The result of this very low supply compared to the very high demand, is that the Ada County median sales price hit a new record high of $279,900 in January 2018, up 16.8% from January 2017.
