Zip Line Adventure

A First-Person Account

Get out of the heat and explore a piece of Idaho from a zip line! Located just 30 minutes from Boise, Zip Idaho offers half day adventures with multiple lines ranging from about 200 feet long all the way up to 2,030 feet! Becky Jensen CBTG Meridian Office Staff

P

icturesque Idaho views are a balm to the weary soul, especially with the tripledigit temps lately. Thankfully, a quick drive from the Treasure Valley can get you to an adventure that can be peaceful and exhilarating all at once, and you don’t need any athletic ability! As a person who experiences fear of heights, fear of falling, and vertigo, I KNEW that going on a zip line would be more terror than fun. Fortunately for my fellow zip lining compatriots, or “zippers” as we christened ourselves, I was completely wrong.

Our journey begins at the base for Zip Idaho in Horseshoe Bend. We quickly settle into a 10-passenger van for our journey into the mountains to begin our excursion. After a 30 minute teeth rattling, suspension breaking ride on a dirt/rock/pothole laden “road” we arrive in the embodiment of Idaho wilderness. Our guides instruct us on assembling our safety harnesses and securing our helmets, give us directions on how to be safe, and lead us to our first zip line while we bask in the beautiful view.

My heartrate accelerates as we approach the “warm up” zip platform. I climb the steps and get my harness connected to the cables while swallowing hard to keep my heart out of my throat. This is going to be fun; I should NOT be scared; I cannot fall off, I keep reassuring myself as I get to the edge. Then it is my turn to jump off… That moment of terror, realizing I have willingly removed myself from a completely safe, stable, and connected-to-the-ground

COLDWELL BANKER TOMLINSON GROUP

PAGE 5 platform, quickly has me screaming in my head. Then, almost as quickly, a great peace settles over me. I am floating in the air and feel as if I weigh less than a feather. All my stress from the day, the trip, and even jumping off the platform seems to be melting away. Too quickly I arrive at the end—this is the shortest line after all—and my stress builds again as I try to remember how to help the guide get me off the overhead cable and connected to the strong, sturdy, NOT MOVING tree. It is here that I realize my fears did not last as long as that feeling of calm. With each successive zip line, my fears start to fade completely and I begin screaming out loud with exuberance and joy. When we reach the last zip line, I can hardly believe that the “zippers” have been flying through the trees for 2½ hours! I heard another scaredcbboise.com

to-zip person proclaim, “I’m ready to go back to the start and do it again!” Alas, all good things must come to an end, but those feelings of release, peace, and fun stay with us as we travel back to the base. Even the van trip back down to base seems to be smoother. This zip line experience truly has been an adventure. We must do this again soon!

TEQUILA BABY BACK RIBS Dry Rub: 2 Tbsp. chili powder 2 Tbsp. paprika 1 Tbsp. garlic powder 1 Tbsp. salt 1 Tbsp. dried oregano 2 tsp. cumin 1 tsp. black pepper 1 tsp. white pepper

1 tsp. cayenne pepper 1 tsp. crushed red pepper 1 chopped onion 1 lg. handful chopped cilantro 3-4 cloves garlic, diced 1 bottle (fifth) tequila 1 lemon, halved 2 limes

DIRECTIONS: Combine all the above and season 2 full slabs of ribs, each cut in half. Refrigerate 2-4 hours. Put half of 1 slab in 1 gallon ziploc bag, layer with onion, cilantro, and garlic. Place other half on top, repeat with onion, cilantro, and garlic. Pour in half bottle tequila. Add juice of half lemon and 1 lime. Seal. Repeat with other slab. Marinate at least 4 hours. Grill with onion, cilantro, and garlic at 350o until done.

HONEY MANGO-GLAZED BABY BACK RIBS 1 c. honey 2 full racks, baby back ribs 1 can chipotle peppers in adobo sauce

4 ripe mangos, cubed 1 tsp. pepper 1 Tbsp salt

DIRECTIONS: Remove ribs from packaging, rinse and pat dry. Remove membrane from backside of ribs. Place ribs in shallow pan, sprinkle salt and pepper evenly and set aside. In a small sauce pan, add chipotle/adobo, mango and honey. Cook over medium heat, stirring constantly until cooked down and thick enough to coat the back of a spoon. Using the slow and low method of BBQ’ing, set temperature to 225-240 degrees. If using coals, let them burn off and move over to one side of the grill. Wrap the ribs and 2/3 of the sauce mixture in aluminum foil tightly and place on grill. Close lid. After 2 hours, flip the ribs and let cook for another 2 hours. Open the aluminum and remove ribs, place them on grill and brush on remaining sauce and let cook another 30 minutes. cbboise.com

Summer Maintenance

Five Important Tips

Being proactive when it comes to your home's maintenance can save your time and money! Focus on these five areas. Alexandra Filiaci Coldwell Banker Blue Matter

W

ith the bright sunlight and warm temperatures that accompany summer, you may be spending more time outside — and you may be noticing areas of your home’s exterior that need repair. But there’s more reason to tackle your home maintenance projects this summer than simply cosmetic appearance. Maintaining your home will prevent major leaks and damage that may eventually require professional help, usually when its most expensive and inconvenient for you. Windows Start by cleaning the exterior of your windows with hot soapy water and a sponge or squeegee. If you’ll need a ladder, make sure to review safety guidelines. While you’re washing, inspect each window pane for cracks. Double or triple glazed windows with damaged seals or cracks may need to be replaced. Think back:

Have your windows had excessive condensation inside through the winter and spring? That’s another sign that the seal might have been compromised and that your window might need to be replaced. You’ll also want to inspect caulking and weatherstripping around your windows. Recaulk any spots where the caulk is loose or chipping away, or consider applying new caulk for a tight seal. Summer is a perfect time to do this because the warm temperatures and low humidity will help the caulk set. Finally, wash window screens and replace any screens that have rips or holes. Roof Visually inspect your roof every summer for missing or broken shingles, shakes and panels. Again, if you’ll be using a ladder and climbing up to your roof, make sure you follow safety guidelines. If you have any concerns about using a

ladder or moving around on your roof, or if you’re unsteady on your feet, call your roofing company. Most roofers will make inspections and do basic maintenance for you. While you’re up on your roof, you’ll also want to check flashing and seals around vents, chimneys and skylights. Apply caulk around any areas that haven’t been re-sealed in the past year. Algae and moss can plague even new and wellmaintained roofs. Apply a moss killer designed for roofs or install zinc strips that can help keep algae and moss from taking hold. Your gutters should be cleaned and checked for holes or other damage. Look for water stains around your gutters and downspouts that indicate a problem. Exterior Check high and low over your exterior and look for holes, gaps and cracks in your siding. It’s less expensive to replace siding that

COLDWELL BANKER TOMLINSON GROUP

PAGE 9 is just starting to deteriorate than to wait until it’s broken down completely and impacted your home’s structure, insulation and inside walls.

the risks of roots growing into your foundation, watering plants close to your home can cause water to pool around the foundation and lead to damage.

While you’re walking around your home, look for any signs of pests. Termites and carpenter ants can be devastating to your home’s structure, while ants and wasps can be a nuisance and cause minor damage to your home’s exterior. Check vents and crawl-space access doors to make sure rodents and other wildlife can’t get in.

Heating and Cooling You’re going to want to make sure your air conditioning is working properly for the heat that’s still ahead, so replace filters and remove and clean your unit’s fan and condenser. Make sure you turn off power to the unit before you tackle any work.

Foundation Check your foundation for any cracks and signs that there has been a leak, such as water stains. Any small cracks can be repaired, but larger cracks should be inspected by a pro. Once you repair small cracks, re-seal the foundation with a good waterproof masonry sealer. Pull out any larger plants growing close to your home that might impact the foundation. Besides cbboise.com

At the same time, your furnace should be checked and readied for use again at summer’s end. Vacuum out the burner and blower cavities, and vacuum and brush the blower blades.

Change the filter so the furnace is all ready to go when it’s time to turn it on again. Your home is a big investment, and it’s important to keep it in good “health.” Spend some of your summer days inspecting and making minor repairs and you’ll reduce your chances of needing a big repair later.

Monthly Market Stats A

Buyer Demand and New Construction Drive Prices Up

da County’s median sales price in June 2017 reached $273,950, an increase of 8.7% over June 2016. The median sales price in Canyon County reached $184,000 last month, an increase of 12.4% compared to last year. Both were record highs. Three things continue to drive prices up in the Boise Region: consumer demand, lack of inventory, and higher-priced new construction — not market speculation as was common a decade ago. Pending sales is a key indicator of consumer/homebuyer demand, counting the number of homes under contract that should close within 30-90 days. In June 2017, there were 1,854 pending sales in Ada County, up 7.5% from the previous year. In Canyon County, there were 750 pending sales, up 10.8% from the previous year. In both counties, the year-over-year increase in pending sales was primarily due to new construction as buyers are finding it harder to find existing inventory, especially in the lower price points. Months’ supply of inventory (sometimes referred to as absorption rate or supply-demand ratio) takes the number of homes

for sale divided by the average number of closed sales. A balanced market—not favoring buyers or sellers—is typically between 4-6 months of supply.

and half sold for less. Because more newly constructed homes are selling at higher price points, it’s bringing up the overall median price in both counties.

In June 2017, the months’ supply of inventory for existing/resale and new construction combined was at 1.7 months in Ada County, down 15.0% from June 2016. Canyon County was at 1.8 months of inventory in June 2017, down 18.2% from the previous year.

In June 2017, the median sales price for new homes in Ada County was $345,450, up 14.3% over June 2016. Further, 20.3% more new homes sold in June 2017 than June 2016. In Canyon County, the median sales price for new homes was $239,495, up 6.8% compared to last year, and 33.3% more new homes sold yearover-year.

June’s market data is indicating a more balanced new construction market in Canyon County, at 4.4 months of supply, an increase of 4.8% from last year. Also, buyers who prefer an existing home may have more luck in Canyon County, especially if they’re looking to purchase at $300,000 or above. Ada County’s inventory for both existing and new lags behind demand in all price points, with a few exceptions: existing or new construction homes priced over $700,000, and at least in June 2017, new construction priced $160$199,999, primarily in Kuna and Garden City. Median sales price is the price at which half the homes sold for more,

For comparison, existing home sales in Ada County were down 3.5% year-over-year (due to fewer homes being available to purchase), and the median sales price was at $255,000, up 6.3% over June 2016. In Canyon County, existing home sales were up 8.9% and the median sales price was at $175,350, up 11.9% over June 2016.
