on Corvino directs his gaze from a promontory overlooking Beverly Hills to the city skyline stretching 180 degrees in both directions. In the distance, the Pacific Ocean folds out before him like an open book. Century City sparkles to his left, while just across the driveway, downtown tempts with a cluster of skyscrapers and new museums. Visions like these are what originally led him to purchase the 25,000-square-foot site two-anda-half years ago. A plaque resting at the entry gate, declaring it “The Summit,” serves as a fitting introduction to the property he calls “Summitridge.” “It was the best ocean view I’d seen in Beverly Hills,” recalls the advertising exec-turned-developer. “It was perched atop the highest point in the lowest part of Beverly Hills. As soon as I entered the front gate, I envisioned what I wanted to build.” Corvino’s approach to real estate development — intuitive, creative and highly focused around a singular design vision that is often sparked by his first experience with a property — can be traced back to his sales and marketing roots. The New York native, who sold three advertising agencies to publicly held companies over the past 25 years, has managed to fuse his passion for midcentury modern architecture with his marketing genius in a new collaborative venture with famed Southern California builder John Finton, called Tailored Living Collection. “Marketing is about supply and demand, and that is what Tailored Living Collection is all about,” Corvino explains, before describing his discontent with modern-day construction practices in Los Angeles. “I watch developers demolish these amazing mid-century homes in Beverly Hills and Bel Air, which are a part of this city’s history, and they build these great big white boxes. Our intention is to preserve these timeless properties — not by increasing their square footage, necessarily, but by restoring them and enhancing the great vintage design that is already there.” Despite his commitment to renovating, Corvino has taken his deep appreciation for L.A.’s architectural past and applied it to Summitridge, a newly constructed residence set to hit the real estate market next fall. Built under Finton’s direction and the keen eyes of designers Mike Lee and Deborah Rumens, the midcentury-inspired home is not exactly modest at 11,400 square feet, but it’s not stratospheric by Beverly Hills standards, either. Threads of classic modernism run throughout the seven-bedroom house: clean lines, a flat roof and indoor/outdoor spaces. In the living room, there’s a step-down lounge and wet bar, harkening back to an era when greeting guests with a martini was an art form. A minimal materials palette of walnut, travertine and limestone is carried seamlessly throughout the entire house. A massive travertine column spans the whole house, carried through the staircase and living room for complete harmony. “I believe white walls are for art only,” he says. “I like to use stone and wood paneling throughout to convey warmth, comfort and a sense of timelessness.” Corvino says he wanted to create a home “focused around lifestyle” for a sophisticated and chic buyer who appreciates historic Los Angeles architecture, yet still seeks out the finer things. Contemporary elements have been tastefully integrated into the design. A custom-made glass elevator in matte stainless steel gives you an opportunity to enjoy ocean views on your way up or down the three-story house. The living room extends to the pool terrace, where glass doors open wide enough to allow someone in the living room to carry on a conversation with someone in the infinity pool. A glasswalled, 500-bottle wine cellar and a 16-seat theater with bar offer more high-styled entertaining options; meanwhile, a private gym, salon and spa suite with massage area, beauty station, sauna and steam shower provide moments of respite on par with five-star resorts. The master bedroom, with its absolute privacy and canyon-to-ocean views, took design cues from European boutique hotels, as seen in the master shower’s pocket door, which allows you to be both inside and out while showering. There’s also a professional chef’s kitchen in stainless and wood with premium appliances and a restaurant-style walk-in refrigerator. Corvino, who loves to cook, had originally wanted to build the kitchen with a 10-foot restaurant-style glass wall, where the home’s diners could watch the chef prepare their meal. Designers Lee and Rumens “had to actually pull me back on that concept,” he says with laugh. Beyond the interiors, the terrace features a dramatic waterfall fountain and fire pit with amphitheater seating overlooking Beverly Hills. Thinking of the tremendous views afforded by Summitridge’s hillside location, Corvino made sure to incorporate a rooftop deck, too. Like Frank Lloyd Wright and all of the great modernists before him, Corvino found his ultimate inspiration in nature and the surrounding canyons. “Depending on the season, you see these beautiful organic colors,” he says. “Sometimes it’s green, orange or maybe a mix of both. Which of your designs most express the wanderlust theme? The jeweled globes, of course, directly express my own wanderlust — and the Wind Rose (Rosa dei Venti) series of earrings and bracelets evoke for me the tides, currents and winds. I find winds almost mysterious and romantic…like the Cat’s Paw or the rih al-khamsin — the wind of 50 days. You live in Beverly Hills, surrounded by glamour. Can you tell us a little about your home, your decor style and the way you like to live? My home in Beverly Hills is Andalusian. Many Hispano-Moorish structures present a blank façade to the street, as my home does. The excitement really happens when those big gates open. Because there is a great amount of privacy afforded my house in the middle of Beverly Hills, I can live with the doors flung open to the outside as the house was intended to be used. Almost every room opens directly to the outside. What is most inspiring to you about living in Beverly Hills? Beverly Hills has been a great refuge for me — quiet and private — but Los Angeles offers an enormous variety of excitement and stimulation. If L.A. is apparent in any of my work, it’s reflected in the freedom I feel in Los Angeles: the freedom to imagine, explore, invent. Has L.A.’s local art scene ever inspired your work?

ou might say Liv Ballard lives in a world of icons. Since 2009, the Los Angeles-based jewelry designer has made a name for herself with her contemporary jewelry, crafted using ancient Roman methods and inspired by spiritually infused symbols. Think beguiling moonstone necklaces, 18-karat gold cuffs with ancient hieroglyphs and pendants anchored by spinning, sapphire-encrusted globes. No wonder she has Jennifer Aniston, Elton John and a host of rock stars — icons in their own right — under her spell.

It’s not a secret that the L.A. art scene has exploded — and unconstrained creativity is a pleasure to behold. When it’s really good, art makes you think…and thinking leads you to unconstrained creativity. So yes, I see and hear everything I can. Just weeks ago was the 20th anniversary of the Gagosian Gallery in Beverly Hills, and of course, it’s a great show. A few weeks earlier, I saw Woody Allen’s staging of “Gianni Schicchi” and Franco Zeffirelli’s production of “Pagliacci” at the L.A. Opera. Glamour, spectacle, color, pageantry — I hope it all seeps into my work.

“I’m interested in spiritually infused symbols, how they communicate a significance across cultures and time,” explains Ballard, noting that she’s not interested in the symbols’ particular religious importance, or even necessarily in their exact, original meaning. Rather, she focuses on their stand-alone totemic power, as well as the history, legends and stories behind them. Iconography has formed the conceptual base for Ballard’s jewelry company, and has catalyzed her 18-karat gold one-of-a-kinds manufactured in Rome, as seen in collections such as “Cisterna” (representing the ancient Roman facility for controlling and channeling water) and “Cosmos” (reflecting ancient and medieval cartography and navigational know-how).

How would you say your jewelry design and your home’s interiors intersect?

Y

I like to think of the interior of my home as exotic, but spare — and that is where its design intersects with my jewels. Bold but never overwrought. Ballard’s sense of wanderlust has led her from rural Mississippi to Paris and Los Angeles, where she spent 10 years working in TV production and development, raising her children and seeing to their cross-cultural education (one is fluent in Japanese, the other in Spanish). She went back to school at UCLA, taking what was close to the university’s entire catalogue of art history courses. Then came a gift that would eventually change the course of her life: a vintage gold pendant depicting the hand of Fatima, the Islamic name for a protective charm referencing Fatima Zahra, the daughter of Muhammed. “It’s iconic, with great cultural and religious significance, neither of which you have to be aware of to appreciate its beauty,” she says of the Aldo Cipullo-designed piece gifted by her sons. It was also created for Cartier, and it was the combination of exquisite workmanship coupled with meaning that drew Ballard into the world of vintage jewelry and jewelry design, with the launch of her eponymous collection at Maxfield in Los Angeles and on 1stdibs in 2008. Catching up with Ballard in between her travels, we recently asked her about art and her most inspiring moments in Los Angeles and beyond. Wanderlust is a frequent theme in your design. Which places have most inspired your work? Travel encourages observation. When you’re out of your element, you see things differently – even commonplace things free of their normal context are more keenly observed. When I travel, I always leave time to wander, to indulge my curiosity and give license to my imagination. It would be impossible not to be inspired by Rome, where my work is produced. It’s all there — from antiquity through baroque (I’m a devoted fan of Borromini’s glorious geometry) to modern Rome (EUR’s square colosseum and Zaha Hadid’s Maxxi). Rome is a sumptuous city. I’ve recently added the Netherlands to my regular itinerary — I find the Dutch design sensibility artfully expressive. It’s easy to fall for Amsterdam’s old masters and beautiful architecture, but while visiting newer artists’ studios throughout the Netherlands and design students in Eindhoven, I was struck by how intelligently inventive the Dutch are.

hether you follow classical music or not, you have probably heard of Yuja Wang. She’s one of the best young pianists in the world. In fact, her passionate artistry and technique once prompted New York Times music critic Allan Kozinn to write, “She seems to have everything: speed, flexibility, pianistic thunder and interpretive nuance.” Nuance is an apt description for the Dior-wearing, iPad-toting musician. At only 28, she displays an electrifying modern-day complexity for her age: she’s just as comfortable at the piano bench playing Prokofiev’s “Second Piano Concerto” with the great

orchestras of the world as she is tweeting quotes from Coco Chanel. Her sense of style has inspired fashion spreads in Italian Vogue, French Elle and Chinese Marie Claire. The internet loves her, too: a dizzying YouTube video of her playing “Flight of the Bumblebee” has been viewed over 4 million times. She navigates between being a Steinway artist and a Rolex brand ambassador with a grace that few modern-day musicians have mastered — or have ever needed to master. She is serious and focused, yet relaxed and even a little rebellious. (When her tight, short cocktail dresses ruffled feathers in the tradition-bound classical music world, she once quipped: “I can dress in long skirts when I am 40.”)

Set to play Mozart’s “Jeunehomme” concerto with the Los Angeles Philharmonic at Walt Disney Concert Hall on Nov. 20–Nov. 22, the jetsetting Wang shares her thoughts on everything from her latest album to her favorite cities and fashion houses. You have a new album on Deutsche Grammophon, “Yuja Wang — Ravel,” with Bringuier and the Tonhalle Orchestra Zurich, that came out in October. Tell us about that. Yes. The album includes Ravel’s “Piano Concerto in G Major” and “Piano Concerto for the Left Hand,” as well as Fauré’s “Ballade in F-sharp Major” for piano solo. The “G Major Concerto” is playful, almost like Mozart, while the left hand concerto makes me think of a drunken version of Stravinsky’s “Rite of Spring.” Ravel pushes his motifs and rhythms to the point of no return, until they almost seem to collapse. The Fauré ballade is very special to me because its orchestral version was the first work that I played with an orchestra. Lionel Bringuier and the Tonhalle are so fantastic in this repertoire, and I think listeners will really enjoy the album. Why did you decide to make a recording with Bringuier at this stage of your career? Lionel and I have worked together since we were both teenagers, and it’s so natural performing and recording together. The Tonhalle Orchestra invited me to be their inaugural artist-in-residence for Lionel’s first season as chief conductor and music director, and I had so much fun with them. Lionel has an exceptional sensibility for Ravel’s music — it feels so natural, yet fresh. You’ve said before that you don’t like recording but prefer live performances. Why is that? Recordings capture just a slice in time, a snapshot of how we feel about a particular work at any given moment. But the way I approached Mozart when I was a student and the way I play him now are completely different. I play Scriabin one way today, but this could completely change in a recital down the line. Recordings remind you of this variety, and for that reason, I feel that they’re so valuable and such a source of pleasure. In a different way, live performances are some of the best parts of life — they’re always changing.

up for special occasions. For me, a concert is a unique experience, and I like to do the same. Who are your favorite designers? There are too many to name, but I love Dior, Cavalli, Brian Atwood and Louboutin. You have now partnered with nearly all the world’s foremost orchestras — which one was most memorable to you (and why)? They’ve all been so incredible and memorable, but I just made my debut with the Berlin Philharmonic, which was pretty cool (and intimidating!). Which musicians have had the biggest influence on you? All kinds. I love listening to Leonard Bernstein, Rihanna, Vladimir Horowitz, Tord Gustavsen and Carlos Kleiber. For the 2015–2016 season, you’re going to be joining Michael Tilson Thomas and the San Francisco Symphony on their European Festivals Tour, performing Beethoven and Bartók at London’s BBC Proms, the Edinburgh, Rheingau, Lucerne and Enescu festivals, and in Amsterdam, Luxembourg and Paris. What are you most looking forward to on this tour? I love working with MTT and the San Francisco Symphony, and we’ve performed a lot together. In fact, MTT and I just performed for the Queen earlier this year with the London Symphony Orchestra. Unforgettable! But with the SFS, it’s so exciting to be taking on Bartók and Beethoven with musicians with whom you share a history. You travel so often — which cities inspire you most musically? That’s tough! Berlin is amazing. New York, where I live, is great. And I will always love Paris — who doesn’t? In Berlin, the community is so international, and I love the lifestyle. But Paris is so beautiful. It’s hard not to be amazed just walking around. But every city brings with it a new set of people, and people make the music. When you are not traveling, where is home for you?

In terms of process, how do you prepare for a live performance?

You should see my place in New York. My Steinway almost takes up my entire living room.

At this point, I just do it — and practice. A lot. Is there a venue in which you feel most at home? What’s playing on your iPod before a concert? I’m usually warming up on the piano before a concert, but I’m a big hip-hop fan. How do you make your gown selections? I wear gowns that don’t get in my way. I have to move a lot, so I have to feel free; and the stage can get very hot, so I need to stay cool. Your wardrobe choices have raised eyebrows in the past. Are you starting to see the fashion rules ease a bit since you came onto the scene?

There are so many, but Carnegie Hall is so beautiful and such a joy to perform in. Perhaps, also, my teacher Gary Graffman’s studio in New York. What is it like performing on your home turf in China? Is it different for you? Audiences can change so much, depending on where I am. Of course, in China, where classical music is always relatively new, listeners respond differently, but that’s what keeps you on your toes as a performer. What’s your greatest luxury?

I think that people should wear whatever they feel good in, and that’s what I try to do. Some people get dressed

We hope in our work that we do everyday to reduce those “us” and “them” lines and walls that people put up, so I invite the readers to get involved either here or somewhere else that needs time and energy to make this one L.A.

YOU HAVE A LONG HISTORY OF PHILANTHROPY TIED TO THE ARTS. CAN YOU TALK ABOUT THE NEW PERFORMANCE SPACE? This will be the first performance space to open in the area in many years and will feature music, guest artists and a place for kids to explore the arts. It’s also an opportunity for me to get back to my roots.

CAN YOU SHARE SOME PROUD ACCOMPLISHMENTS THAT ENCAPSULATE THE VISION OF A PLACE CALLED HOME?

hen the new Performing Arts Center at South Central Los Angeles nonprofit A Place Called Home (APCH) opens next year as part of the center’s annex, it will further advance two of Executive Director Jonathan Zeichner’s passions: nonprofit service and the arts. The annex will also dent the center’s long waiting list (currently topping 600) and provide a new Teen Center—just one of the expanded services driving APCH in its 23rd year.

ARE THERE GREATER CHALLENGES AT PLAY IN TERMS OF RUNNING A CHARITY IN SOUTH CENTRAL L.A.?

WHY IS A PLACE CALLED HOME SO IMPORTANT TO THE COMMUNITY?

As I’ve worked in this sector now for two-and-a-half decades, I realize how much our lives are interwoven. How much, in any neighborhood, living in L.A. affects all of us. There are all kinds of tension and concern about gentrification in L.A. these days. There’s a bigger issue.

Unfortunately, your ZIP code is considered the prime determining factor in what your life is going to be like. We

Eighteen thousand kids have come through our doors. We have generations now. Sibling after sibling comes here. There’s a young Latina who just graduated from Lehigh University and is going on to grad school. She started a movement there about acknowledging people of color and diversity, making an impact on this age-old university that frankly has not served young people that look like her for very long. What I’m seeing are young people who are stepping into leadership roles, starting to come back to the community as teachers and counselors, getting involved in politics. They’re breaking the cycle of violence and poverty. That’s inspiring.

WHAT ELSE DOES THE FUTURE HOLD FOR THE CENTER? The Urban Agriculture Initiative is exciting. We forged a partnership with the LAPD Newton Division to plant a community garden and orchard. Over the next few years, our goal is to build a mile of gardens along Central Avenue. The list of Top 20 U.S. Cities for Luxury Home Listings and Sales reveals an exciting trend: the emergence of affluent luxury cities such as Houston, Dallas, Atlanta and Seattle due to organic price appreciation. Atlanta, in particular, is one maturing market to watch. The city saw one of the largest annual jumps in $1 million+ sales this quarter — up 70% from the same time a year ago — while active listings rose 57%. Million-dollar sales in Seattle also grew by double digits, which we discuss in more detail in our Domestic Spotlight. In terms of ultra-high-end marketplaces, it always seems to be a tale of two coasts, with California and Florida leading the charge. Naples, Florida, continued its meteoric rise this year as sales of $10 million+ homes doubled, while Delray Beach and Palm Beach appeared on the Top 20 list for sales for the first time. Why is demand for luxury residential real estate expanding into these new territories? It’s a question with no easy answer — but our annual consumer survey may provide insight. This year, we partnered with respected global research firm Ipsos MediaCT to better understand today’s high-net-worth individuals (HNWIs) (defined in our survey as those with over $5 million in net worth, although 41% of our respondents reported a net worth over $10 million). Their outlook on residential real estate as a wealth asset class was overwhelmingly positive. On average, they own 2.1 homes for either personal or vacation use, and most of them (94%) believe the value of their homes will increase over the next five years. For those believing values will rise, the average five-year expected increase was 16%. Another survey trend that could shed light on luxury market growth in second-tier cities and vacation destinations is one that we have highlighted before: an increasing number of HNWIs are truly mobile and seeking primary residential property investments based on lifestyle rather than location.

DOMESTIC OVERVIEW: NEW YORK NEW YORK KEEPS ROLLING HIGHER AS NEW DEVELOPMENT MEETS RISING DEMAND New York City remains the scene of feverish construction. Seemingly insatiable demand for luxury residences at ever-higher prices has encouraged developers to launch new projects on a massive scale. Examples can be found across the city, from ultra-luxury skyscrapers rising just south of Central Park to large-scale developments along the Hudson riverfront, and even across the East River into Brooklyn, where prices are rising even faster than they are in Manhattan. The strong market keeps inventory flowing. The same number of newly built units came to market in the first six months of 2015 as did in all of 2014. Rather than flooding the market and depressing prices, the wave of new development seems to have been no match for eager demand from wealthy buyers all over the world. “Based on the first six months of 2015, sales at prices above $10 million are on pace to hit a new record this year,” says Ryan Schleis, vice president of research and analytics at Corcoran Sunshine in New York. Prices continue to rise at moderate rates in Manhattan, where median prices of all closed transactions rose 4% year-over-year to $960,000 in the second quarter of 2015, and condominium sales averaged $1,934 per square foot, up 2% year-over-year and up 48% from 2010. Brooklyn has seen more dramatic gains, with prime condo sales during 2015 averaging $1,582 per square foot, up 9% year-over-year and 100% higher than in 2010.

One of the biggest new developments to break ground in Brooklyn is Pacific Park in Prospect Heights, adjacent to the Barclays Center. International investment interest has been strong in the past year, as downtown Brooklyn transformed into a hospitality, retail and entertainment destination. The first condominium there will be 550 Vanderbilt, with 278 residences priced from $600,000 studios to fivebedroom penthouses for more than $7 million. Ultimately, Pacific Park will encompass 1,030 condominiums and 5,400 luxury rentals.

LUXURY RISES ALONG THE RIVERFRONT On September 13, 2015, passengers at 34th Street and 11th Avenue began boarding trains from platforms of the first newly built subway station in New York City since 1989. The bright and spotless 34th StreetHudson Yards station is a westward extension from Times Square of the Metropolitan Transit Authority’s 7 Line, which continues to Grand Central Terminal and ultimately to Citi Field and the U.S Tennis Center at the train’s eastern terminus in Queens. The MTA expects the Hudson Yards station to be the single busiest in New York City, and for good reason. The brand-new subway stop is right next to the largest active construction project in the United States on Manhattan’s far West Side between 30th and 34th streets, stretching from 10th Avenue to the West Side Highway along the Hudson River. Up until recently, the far West Side was a sparsely populated area adjoining Penn Station’s railroad yards just south of the Jacob Javits Convention Center. Nearly 20 million square feet of residential and commercial space are being built almost entirely above active railroad yards, just beyond the end of the popular High Line, where luxury developments have flourished in the past five years. When complete, the 28-acre elevated Hudson Yards will be an urban oasis with five skyscrapers, 5,000 total housing units and a luxury shopping center anchored by Neiman Marcus. Riverside Center is another grand-scale luxury concept community taking shape 30 blocks north of Hudson Yards between the West Side Highway and West End Avenue. The complex will have 2,150 luxury units once its five towers are completed, along with several parks, playgrounds and its own public school. Architects for three of the five towers are SLCE, Pelli Clarke Pelli and Kohn Pedersen Fox.

SO FAR, NO SLOWDOWN The rapid absorption of new inventory by an increasingly international clientele of buyers is one factor driving the current market, but it is unclear what the impact of recent financial market turmoil in China may be on future demand. One possibility is that it could accelerate a drive by wealthy Chinese investors to park their assets in the safety of U.S. real estate. Nonetheless, no slowdown has materialized. Buyers are still willing to pay top dollar to be in the latest and hottest properties, particularly in Midtown and on Central Park. Demand has been strong for new projects like 220 Central Park South and star architect Jean Nouvel’s “MoMA Tower” at 53 West 53rd St., a 1,050-foot gleaming skyscraper rising above the Museum of Modern Art. “Overwhelming excitement and sales of ultra-luxury developments like 220 Central Park South, with average pricing over $8,000 per square foot, have dispelled concern over pushing the envelope,” says Corcoran’s Schleis. “Demand remains extremely robust.”

INTERNATIONA L SPOT LIGHT: MONACO If there was ever a question about Monaco’s position in the race to become one of the world’s most sought-after luxury addresses, the real estate numbers from 2014 have all but driven it out. From 2010 to 2014, the total number of real estate transactions increased by more than 69%. Residential sales soared to 555 in 2014 — a year that already went down in history as the tiny principality’s best year on record. The market exceeded the 2 billion euro benchmark for real estate transactions for the first time. “In 2014 alone, total sales increased by 37% from 2013,” says Laurent Demeure, CEO of Coldwell Banker France and Monaco. “It was a record year with a lot of interest coming from Russia. This year, we are seeing a little bit of a shift because of Russia’s challenging economic conditions. There is more demand from other areas of the world. A weakened euro has made it particularly attractive to investors who are paying in U.S. dollars, British pounds or Swiss francs.” TOTA L S A L E S VO LU M E* 1

The declining euro has not exactly lowered prices, however. Because inventory remains tight and land is so scarce, prices for apartments and houses are rising, says Demeure. Prices have increased about 20% over the past three years, he notes. In fact, the average Monaco property now costs 9,000 euros per square foot — 21% more than in 2007, before the economic downturn. This kind of price appreciation, along with headline-making properties — like the nearly $400 million Sky Penthouse in the new Tour Odéon building announced last year — have helped Monaco zoom past cities like London and Paris as one of the most expensive housing markets in the world. “If Monaco has lost its position to Hong Kong as the world’s most expensive housing market, this is only due to the exchange rate effect,” says Demeure. “And Monaco is more than twice as expensive as London and three times as expensive as Paris.”

A PLAYGROUND FOR THE WORLD’S WEALTHIEST Tucked in a tiny pocket less than one square mile along the French Riviera, Monaco is the most densely populated country in the world and has the highest density of millionaires in the world. About one in three residents in the city-state is a millionaire. They are likely drawn to Monaco’s yacht-lined shores, glitzy casinos and the elite Grand Prix motor race each year. But the real draw is the principality’s tax benefits. Monaco has been a zero-income tax haven since 1869. “The prospect of keeping most of their wealth has been the main attraction,” says Demeure. “Of course, a Monaco residency offers many other benefits, too. Monaco is strategically placed in Western Europe,

with easy access to Nice airport, and is just two hours from most European business centers. It also has strong capital appreciation prospects and political stability.” All of these factors combined have helped drive the wealthiest individuals from over 100 nations to set up residence in Monaco. As a result, Monaco is much more diverse than it ever has been, notes Demeure. “We are seeing wealthy buyers from Italy, Eastern Europe, Britain, South Africa, Australia, Scandinavia, Switzerland, the Middle East and Asia,” he says. “Many of them own homes in more than one country, and many have begun to see Monaco as not just a place to vacation, but as a place to conduct their business.”

LOW SUPPLY FUELS ULTRA LUXURY BOOM Unprecedented global growth has helped fuel demand in the most prestigious parts of the city-state, putting upward pressure on supply and prices. For instance, in the neighborhood of Monte Carlo — which accounted for 41% of the total real estate transactions in Monaco in 2014 — studios without a sea view start at 1 million euros, or about $1.12 million USD; with a view, the price can go as high as 3 million euros, or about $3.4 million USD. Larger apartments — at three bedrooms — sell from 9 million to 20 million euros, or about $10 million to $23 million USD, “depending on the size of the unit and the quality of the view,” says Demeure. The highly coveted Carré d’Or, or Golden Square district, near the Casino Gardens and in the heart of Monte Carlo’s high-end shopping district, commands the highest prices in Monaco. A penthouse here can cost as much as 30 million to 45 million euros, or about $34 million to $51 million, driven up most by high demand and lack of supply. New residential buildings, like Tour Odéon — Monaco’s first skyscraper since the 1980s — have also begun revving up investor interest by shifting away from the traditional pied à terre market, says Demeure. Tour Odéon, for example, offers larger units more suitable for families and amenities such as multiple swimming pools, private cinema, in-house caterer, private chauffeur and other hotel-style perks that the global affluent would find desirable.
